Now, don't get me wrong, I love Houston with it's hustle-bustle lifestyle, world-class events and renowned restaurants. There is much to like, much to do. But escaping to a small town for a day, a weekend, or to buy a second home for future retirement offers something you don't readily find in larger cities. The pace is slower, literally and figuratively. For me, my personal place to recharge is Galveston, the historic island we featured last month. (In my photo, I'm pictured with friend David Robertson who manages the Galveston Artillery Club. David held at his home a fun Kentucky Derby party . . . I'm wearing a hat of garden flowers. Small town folk do like a party.) But while I love the island life, my childhood was spent in the Hill Country. My grandparents lived in a small town outside of Austin. And I went to school in that area – San Marcos. The Hill Country is spectacular, with its lakes, rolling landscape and fields of bluebonnets. And where the people are so friendly and inviting. If you’re new to the area, it’s a trek you’ll enjoy. Yes, small towns can draw you in . . . they offer a commarderie that differs from the social scene you enjoy in larger cities. We salute the Texas Hill country, with a special supplement that begins on page 35. TIP: Changing out dated faux painting is far less costly than a full scale redo. AFTER: Painting over the dated faux treatment with one solid color on the walls enlivened the dining room and worked with the curtains. “A weird swirl technique was used to apply the paint. It was ugly! We both agreed the orange was horrible, and we were on the same page regarding new colors. I hoped to find a color that was more subdued, matched the curtains and complemented the rest of the house. “The new color is great. It matches the curtains and the furniture and just looks better,” Nataya says. Turns out, the couple liked having options – and ones they might not have considered on their own. “We really liked your suggestions, and you made me feel better about the things I had chosen, like the existing Crate & Barrel furniture. “Getting rid of the orange faux painting is my favorite change. The color works well with the curtains and looks good with the colors in the hallway and kitchen. Every time I saw the dining room, it annoyed me. I was also tired of people asking when I was going to change it,” she says. Her friends and family often comment, she says, that “it looks like a whole new dining room and said thank God you got rid of that awful orange lava swirl wall color!” “We really did not envision that it would look so beautiful. I love the flow. Personally it was a huge relief to me, because I am not creatively inclined and needed to know what colors/textures would work together,” Nataya explains. “It was a very positive experience,” Nataya adds. To Prepare for Hurricanes or Other Possible Unforeseen Events The good news first: Weather forecasters again predict a quiet hurricane season, which begins in this part of the country on June 1, and lasts until November 31. The early outlook by Weather Services International is that 2015 calls for 9 named storms – six of which are expected to grow to hurricane status. One of the six may become a major force, which means it could become a category 3 or stronger hurricane. The bad news is no one knows where they might land. According to Harris County Homeland Security & Emergency Management, residents would be advised to prepare now before disaster possibly strikes. And disasters do not just come in the form of hurricanes. It could be a flood, fire, tornado, hazardous spill, or other man-made or natural event. Windows bring light and air into our homes. They not only frame our view of the outside world, but they also add architectural interest and aesthetic appeal. While windows are a key design element in homes, the best news is that homeowners can reap an 80 percent return on their investment, according to an Angie’s List survey. “Thanks to technology and engineering, new windows are stronger and more energy efficient than ever,” says Greg Von Baden with Grogan Building Materials. “Glass technology and glazing are much more sophisticated, and the materials used in windows are stronger and more suitable to our climate.”

POPULAR WINDOW CHOICES There are many kinds of windows to consider: wood, wood clad, aluminum, and vinyl. Grogan specializes in Jeld-Wen and Milgard windows, manufacturers that provide “good, better and best” quality products that tolerate warm and humid weather, he says. “The Jeld-Wen Siteline Wood and Clad-Wood windows combine high- performance engineering and a patented pressure treatment that will not rot,” he adds. The newest Siteline window offers more standard sizes and higher efficiency. Von Baden also recommends for more contemporary architecture Milgard’s thermal break aluminum windows and the Ultra fiberglass models. “Aluminum is strong and needs less of a frame so you have more window. It’s not as energy efficient but with the new improvements, it’s a good option for simple, clean lines,” he says. Vinyl windows, the most popular windows, are relatively inexpensive, provide a satisfactory level of insulation – not the best but not the worst – and termites won't come near them. Brett Berridge, a sales representative with Milgard, says one real plus of vinyl windows is they require almost no maintenance and come in 16 colors. The downside of vinyl is that it does not expand and contract so overtime it can develop leaks and air gaps,

especially if it is exposed to extreme temperatures. Because it isn't as strong as wood, frames must be thicker. When building or restoring a house now or in the near future, Von Baden recommends getting the answers to these questions: 1.Do the windows meet the Energy Star requirements? Are they efficient? 2.Will these windows resist rot? Do they carry a true lifetime warranty? 3.Are the windows coming from a trusted source? What about current safety regulations? Higher energy efficiency levels add comfort to a home, while inefficient windows add to utility bills – especially in a climate that requires air conditioning. CHECKING ENERGY START RATINGS • U-factor, or U-value, ranges from 0.20 to 1.20. The lower the number, the better the window is at retaining inside heat. • Solar heat gain coefficient is between 0 and 1. The lower the number, the better the window keeps out heat. • Visible transmittance or VT expresses the amount of light coming through a window. As the number goes up, so does the amount of light. HURRICANE-PROOF WINDOWS Since it is the beginning of a six-month “season” -- when we could find ourselves in the path of a torrential storm with wind speeds varying between 74 mph to 157 mph – it pays to launch preparations now. The most critical factor to consider is keeping wind from entering the house. Windows and garages are vulnerable areas. Once wind enters, expect major damage. For windows or door systems to be considered impact-resistant certified, it must meet testing standards set forth by the American Society for Testing and Materials (ASTM). The State of Texas offers an evaluation of various types of windows and manufacturers on this site: www.tdi.texas.gov/index.html. If dealing with existing windows, homeowners are advised to use a 5/8-inch thick marine plywood, which can be sized in advance of a storm and installed when needed. Tape does not prevent breakage. Windows also can be protected if owners install some type of storm panels, or shutters – either Bahamas-style, accordion or roll-down. Joe and Liz Duncan wanted a large, comfortable, casual yet elegant home in the Texas Hill Country that was both energy efficient and functional. Not too many demands – but an interesting task for Austin architect Kai Geschke Geschke, a German-born, American-educated architect, says the collaboration among the Duncans, builder David Burton of Enve Builders, interior designer Laura Burton and himself, turned out a 3,700-square-foot jewel of a home in the Austin western suburb of Bee Cave. It is timeless in design and reminiscent of an old-timey farmhouse, Hill Country style. As Geschke explains it, he was able to tap his German heritage to design an efficient house that traces its roots to the European immigrants who settled in the Hill County in the 1800s. They chose locally collected materials – limestone, sandstone, native woods – to build rustic looking houses, which were well crafted and well organized. The Duncan house was designed also with “green” goals everywhere – from the environmentally friendly systems and appliances, to the deep covered porches, the cavernous overhangs shading the southern-exposure windows, the spray foam insulation in all the walls and roof, the LED lighting and low VOC paints. In fact, the city of Austin gave the Duncan’s home a 4-star rating for energy efficiency, which also noted the rainwater collection system, the multi-stage variable HVAC system and landscaping with native, low water, drought resistant plants. Building a Fabulous Hacienda IN A FLOOD ZONE REQUIRES PATIENCE AND AN EYE FOR DETAIL BY SUSAN FOX • PHOTOGRAPHY BY ANTHONY RATHBUN
It pays to have friends in all the right places – especially when building an exquistely detailed 6,000 square-foot home in Timbergrove Manor, a beautiful established neighborhood filled with towering trees and large lots. The dreamy area has prompted a couple of nightmares, though; it's a bonafide flood plain. Lynda Kornbleet's can-do entrepreneurial drive – she owns Payless Insulation – worked to buoy her spirits after discovering that the flooding, post-Tropical Storm Allison, was what

made the inner-city double lot an appealing buy. As a result, it meant the area came with a higher price to build and challenging permit requirements from the City of Houston. Having business colleagues within key companies certainly helped make it all possible, too, says Kornbleet. For example, she turned to Sam Gianukus at Creole Design and structural engineer Kim Krisak for help in drawing up plans that would get her an engineer's stamp of approval to build in the area. As it turned out, she had to build 30 inches

Kornbleet was at the site daily to supervise. Afterall, she says, she designs as she builds. Kornbleet is no stranger to building, and does not really seem to flinch at challenges. She says it all fell into place, thanks to focused work diligence and lots of patience. It took her an impressive nine months to construct, from start to finish. The last house she built, in the Memorial area, was larger but similar to this one – in a style she calls “hacienda rustica.” True to hacienda style, she brought in hand-made clay tiles – from Dolores Hidalgo, Mexico. Actually, lots of tile – specifically 25,000 pieces in 10 different styles and 15 color patterns. Her best friend and business colleague, Susana O'Docharty, grew up in Venezuela and was always on hand to help translate business needs into Spanish – whether in Houston or in Mexico. Kornbleet had tilework placed around the windows – inside and out, on the interior and exterior stair risers, the mailbox, the shower walls . . . you name it and there is likely stunning

tile work, all completed by Chagoya Floors & Ceramic. He worked with trim carpenters from Ramierz Cabinets to create the Great Room fireplace, using both cedar wood and tile. The kitchen, dining room and each of the four and a half baths are tiled in a different color pattern and style – all hand selected by Kornbleet. When shopping in Mexico, she also bought and had shipped back to Houston five antique doors collected from 16th century churches that had to be retrofitted with glass and locks. She also purchased 11 old chandeliers in Puebla, Mexico. When you walk into the two-story home she enjoys with family and friends, visitors cross a long vertical foyer extending from one side of the house to the other in order to enter the Great Room, which connects with the kitchen and breakfast area. A generous outdoor loggia, complete with a fireplace and outdoor kitchen, is accessible from the master suite, the Great Room and breakfast space. Arched windows with custom ironwork look out to a beautifully landscaped backyard. Her three dogs enter and exit from their own little doors from different

She used Saltillo tile from Clay Imports on all of the lower floor and wide-plank pine wood on the second level; all of which was installed by D&V Painting & Floors. The home spreads across two lots, and Kornbleet and her friends enjoy conversation and refreshments on the long upper balcony facing the street. “We all especially like sitting out here during a light rain,” she says. “I always build a healthy house,” says Kornbleet. Because she is in the insulation business, she admits to going the extra mile to ensure using efficient, organic products that include cotton ducts and paper-made products. “My great room is 24-feet high, and
I wanted to be able to bring up the music yet still talk with people,” she says. To accomplish that, she had her Payless Insulation workers apply a Celbar Spray in between the walls and underneath the house and at the roofline for sound and thermal control. Celbar Loosefill was blown into the house and garage attics. She also applied a Sonakrete premium acoustical finish that is hand troweled onto the great room ceiling to gain a clean, asethetically pleasing look. As a result of practicing what she preaches, Kornbleet rightly brags that by installing the correct insulation, her highest electrical bill last year was $200. The Historic Stringfellow Orchard PROMOTES THE VISION OF “GROWING PEOPLE” BY SUSAN FOX
Owners of old houses tend to believe in “signs;” they feel the spirits of those who came before them and once lived in the homes now theirs. When Sam and Doris Collins bought the Stringfellow Orchard plantation located in Hitchcock, Texas, back in 2005, they uncovered an eery yet positive coincidence. Their closing took place the very same day Henry Martyn Stringfellow and Alice Johnston were married in 1863. There were other telltale signs that signaled to the couple that they were destined as next in line – to be the watchful stewards of this fine example of Victorian architecture with its Queen Anne features and exquisite spindle detailing. in 1890, recognition as being “The Showplace of the Gulf Coast.” Stringfellow had established himself as an authority on how to cultivate healthy crops of pears. He and his family owned what is today an almost 10-acre spread until 1920, the year the Kipfer family bought it to continue agricultural pursuits -- until 2005. Eventually, it became a forgotten, forlorn place. Collins remembers as a young boy growing up in Hitchcock that he was warned not to venture down the tree-lined drive leading to the house. But he finally did make it down the drive. His wife, Doris, however, initially put the breaks on his hope of owning and preserving this once haunting old house. “She couldn't see past the weeds,” says Collins. Today, he conveys Doris will be first to say that the house has

become part of their family, that it will never be sold. In fact, his whole family feels the same. At the time his now 19-year-old daughter was aged 9, she had suggested -- a year after they bought Stringfellow -- the idea of hosting a birthday party for the house. On the invitation, she wrote: “God, thank you for giving us this house.” That birthday celebration opened the doors to more family and friend events. “We still have family reunions here every year. Of course, they all come for the great food everyone brings,” says Collins with a laugh. Family and friends are not the only ones the Collins family has had visit their Stringfellow Orchard, which no longer has the once highly recognized pears and the later addition of satsumas. Instead, it is a serene land filled with towering pines and old shady oaks. Schoolchildren, in organized field trips, have made treks out to the former plantation to hear stories of the Stringfellows, and those yesteryear events that impacted the Hitchcock community. As an African American, Collins finds one such story worthy of sharing: the Stringfellows paid their workers very well for the day. And because of the generous wages for the times, Collins - a principal of SLC Investment Services – says the community was able to build schools, purchase land and prosper. Collins and his wife also host Juneteenth celebrations each year, to recognize the day Union soldiers came to Galveston (Hitchcock is a mainland community minutes from the island) to spread news of the emancipation of slaves. This year, the featured speaker is Ruby Bridges, who was the first and only little African American girl to integrate into the once allAnglo William Franz Elementary School in New Orleans. The American activist made that brave and historic entry back in 1960. Bridges will speak at 1 p.m. on June 13, at the Springfellows Orchard grounds. The public is invited to attend. Collins says his interest in historic events and places sparked when attending A&M University. And then he eventually got “bit by the preservation bug.” He is on the Board of Advisors with the National Trust for Historic Preservation and is a member of the Galveston Historic Foundation. The Collins couple did the work to have the Stringfellow house listed on the National Register of Historic Places in 2013. Additionally, it has been featured on HGTV's “If These Walls Could Talk,” and in “This Old House.” The Collins couple maintain a Web site (www.stringfelloworchards.com), which announces upcoming events at Stringfellow and the offer to lease the grounds for day-long events. On their site, they share this Chinese proverb: “If you want one year of prosperity, grown grain. If you want 10 years of prosperity, grow trees. If you want 100 years of prosperity, grow people.” “Today at Stringfellow Orchards, it is our mission to grow people,” says Collins.

Grilling expert Mike Logan, owner of Texas Pit Crafters, says whether you use gas or charcoal depends on how much time you have and what you're cooking. 7 STEPS TO PLANNING AN OUTDOOR KITCHEN Houston designer Peggy McGowen has created dozens of outdoor kitchens in the city and for coastal homes, and she knows the secret for a happy-ever-after resolution: it’s planning, planning, planning. SEVEN SIMPLE STEPS: Begin with the end in mind. 1. Decide how much you want to spend. A budget gives you parameters to help guide your decisions. Decide whether you want a place to put the grill or a true, freestanding kitchen with cabinet space and storage, a sink, refrigerator, a warmer, even a pizza oven. The grill is the heart of an outdoor kitchen, so consider high quality models. 5. Don’t smoke out your guests. Ensure the space is properly ventilated which will depend on the enclosure, the grill and how close the seating is to the cooking. 6. Pick a seat. There is a wide selection of outdoor furnishings to consider and built-in seating is a viable option or can enhance the seating area. 7. Beat the bugs. Mosquitoes and other flying insects are a fact of life in our part of Texas, but fans and calibrated misters can help alleviate the problem.

Tropical plants are used differently, and often times as foundation plants. A foundation plant is a shrub or woody perennial that is planted near the foundations of our homes and buildings, and that provide a year-round consistent look. During the summer, we may like to go to the beach or a tropical island for a vacation getaway, but we can turn our landscape right here at home into an equally playful garden by using beautiful tropical plants. These heat-loving hotties thrive during the warmest months of June, July and August – during a time when most other plants go into survival mode. We can add a giant Alocasia (Elephant Ear) as a focal point because of its large dramatic leaves. It also becomes an architectural element in the garden. The Hedychium (Butterfly ginger) has corn-like stems and leaves, and produces clusters of flowers that emit titillating fragrances that excite the nose. It becomes a tropical nosegay! Croton leaves can be red, black, yellow, lime green, orange and
have many different leaf shapes. The flowers produced are insignificant (non-showy). Tropical plants grow large and very quickly once the heat is on. So when selecting a tropical plant, make sure you know how big it will get in three months -- and allow plenty of space for it to grow. Some tropical plants like shade, growing in the understory (shade) of larger trees, while others want to be on the sunbaked curbside to flower more and grow even bigger! When planting tropicals in the garden, always work expanded shale into the soil, as this extra step will provide air/oxygen to the roots during the wet, winter months. Even if the top of the plant does freeze, this procedure ensures it will re-sprout from the roots when the soil warms next year. Ninety percent of the tropical plants growing in the ground die during the winter because the heavy, wet soil eliminates oxygen at roots, and they rot. Plants “respire” (breathe) with their roots in the soil, and this occurs when the soil is dry. When the soil is heavy and dense,

there are no air spaces; therefore, the roots rot and cannot draw up water or nutrients. It then dies. Tropical plant foliage and stems that freeze to the ground go dormant, do not photosynthesize, but their roots still need to breathe.
