He summed up his new outlook with this observation: “Where once I saw obstacles, now I see opportunity.” For our 2010 Remodeling & Redecorating Issue, we’ve gathered lots of examples of turning negatives into positives, converting eyesores into showpieces. july Classes Houston Arboretum hosts instructor Glenn Olsen, co-founder of the WildScapes Workshops, a partnership between the Houston Chapter of the Native Plant Society and Texas Parks and Wildlife. Learn about Dragonflies & Damselflies of the Upper Texas Coast at the arboretum on July 8, from 7 to 8:45 p.m. and then on a field trip, July 10: 7:30 to 11:30 a.m. Discover the unique characteristics of dragonflies and damselflies, which species are commonly seen in Houston, how to find them for observation and photography, as well as ways to attract them to your yard. The exhibit, Katsura: Picturing Modernism in Japanese Architecture, Photographs by Ishimoto Yasuhiro, marks 50th Anniversary of the 1960 book Katsura, Ishimoto´s collaboration with architects Tange Kenzo and Walter Gropius. The exhibition and its publication explore the impact of Japanese tradition on Modernism in Japan. Photographer Ishimoto Yasuhiro (b. 1921) is widely acknowledged as one of the most influential figures in the development of postwar Japanese photography. Budget redo brings British Colonial style and comfort to a homeowner’s living room Homeowner Latrissa loves British Colonial style and wanted to replace her 17-year-old leather sofa and chair with new white seating. She felt indecisive about whether to purchase one Ethan Allen Hyde sofa (or two, facing each other) and whether to buy a new dark mirror. She also needed to know what size end tables and rug to purchase. “I wanted a more tropical look, but I wasn’t sure what would work. I wanted a warmer room…one that looked more ‘put together,’” she explains.


While reading a “DIY Decorating” column in Houston House & Home, Latrissa liked the fact that a tablecloth the featured homeowner had purchased on a trip was used as the color palette for the entire room and that his family pieces were reupholstered and painted rather than thrown away. The sources listed in the article were the same stores where she shops. “I figured if his home could look that good on a budget, why couldn’t mine?” Latrissa says with a smile. HISTORY LESSON

Before my intern, Leigh Diamond, and I met Latrissa, we brushed up on British Colonial style. During the Victorian era, the imperial British had expanded their empire to more exotic parts of the world, from Singapore to East Africa, from India to the British West Indies. With them they brought their language, government, customs and, of course, their furniture. While the British enjoyed traveling to the distant outposts of the empire, they were often loath to forego the comforts of home. As a result, they brought with them the sturdy furniture designs of England and adapted them to the tropics using hardwoods, such as teak and mahogany, which were particularly suited to humid climates without warping. Along the way, they adapted Asian and African motifs into their traditional furniture. Native carvers added little flourishes of Asian, Caribbean or African art to the more staid British designs — a mélange known now as British Colonial style, easily recognized by its mix of animal prints, white cotton fabrics and sturdy, yet sometimes fanciful, furniture. SMART MOVES

During our meeting, Latrissa pointed out the large round mirror and candlesticks, which she liked, but not in their gold finish. Rather than replace them, I recommended she paint them herself with a small jar of bronze metallic paint (#ME 525 “English Brown”) from the Modern Masters Metallic Paint Collection found at Benjamin Moore paint stores. Moving to the furniture arrangement, I suggested she buy just one sofa. Instead of buying twice as much very expensive fabric (directly from the manufacturer) to cover a new larger chair, Latrissa could buy far less of the manufacturer’s fabric and have my upholsterer build and cover a new custom ottoman and a pair of 22-inch down throw pillows using forms from Interior Fabrics. Then to tie the chairs into the sofa, she bought inexpensive animal print fabric from Interior Fabrics to make an additional throw pillow. I then suggested she purchase a less expensive, matching leopard Showood Accent chair (from www.ashleyhome.com) to match her existing one and have both chairs flank the fireplace. “I was shocked that you liked the leopard chair and suggested I buy another. Now with everything done, I love the balanced leopard chairs,” she admits. Additionally, Latrissa purchased a $49 18-inch-diameter accent table on clearance from Bombay Company and an inexpensive 8-by-10-foot sea grass rug from www.sisalrugs.com to complete her shopping homework. GREAT ADDITIONS

While Leigh and I were there, we noticed the paneled wall space between the benches from Pilie Inc. looked a bit empty and suggested Latrissa buy a British Colonial chest or table about 42 to 44 inches wide and 36 to 38 inches tall to place there and balance out that wall.

“I was receptive to everything, but wasn’t so sure I wanted a chest there. For the past 13 years, that spot had been empty,” Latrissa explains, “and I thought if I put something there it would look too cluttered. Turns out, the John-Richard Furniture Drop Leaf Table [bought from www.furniturelandsouth.com] is one of my favorite pieces now, and it really adds style to the room.” For continuity, we also suggested she paint the back wall of the bookcases the same color as the breakfast room (“Corsican Treasures #1407-300 ICI Dulux Ultra SemiGloss enamel) to visually tie the two rooms together. I also provided her with detailed instructions for arranging her own bookcases, which she followed to the letter. MAKEOVER COMPLETE

This project is a classic example of a one-meeting makeover that was accomplished with just a few additional e-mails back and forth. Each week, Latrissa tackled another project from her detailed instruction sheet. Does she have any advice for those considering decorating? “My advice is to wait before you buy furniture, paint or accessories,” Latrissa offers. “I almost bought too much furniture that was too big for my room because I did not measure first. By not buying a second sofa, a huge chair, new mirror and candlesticks, I saved thousands of dollars and the room functions better.”

Take a poll of home-improvement experts and, time and again, the talk turns back to color. “Paint is the biggest visual bang for your buck,” says Scott Ludwig, vice president of AMS Remodeling. “You can radically change the look of your home just by putting a paint job on it.” AMS president Mike Hess adds that today’s paint trends can even add color character to traditional suburban brick homes and new construction. “We’re seeing a move to tri-color paint jobs, which add a third color to 18

windows, siding trim and even gables,” he explains. An extra pop of color can also be applied to the front door, shutters, an entryway or even the garage door. Tried-and-true favorites include red, black, or deep shades of brown or green. GET A FACELIFT

Nothing welcomes like a charming home entry, so make sure yours invites a visit. A new front door is a quick way to jazz up your entrance. From contemporary etched glass to historic wrought iron and classic mahogany-leaded glass combos, there’s a door style to inject personality into every porch. Installing shutters is another vibrant and economical way to up your wow factor. Be sure to match your shutter selection to the style of your home, though, advises Stephen McNiel, president of Creative Property Restoration (CPR). “The plank [board and batten] shutter style you’d choose for a stone-façade house would be totally different from the traditional louver you’d put on a colonial,” he explains. Finally, highlight your entrance with a cultured-veneer or thin-cut natural stone wainscot or refaced columns, and you’ll be rockin’. Ricardo Escobar, president of Escobar Company, hardscaping specialists, points out that from flagstone to river stone to limestone, veneers offer a thinner, lighter version of the real thing — minus the extra installation cost incurred by shaping and cutting natural stone.

David Morello, principal of David Morello Garden Enterprises, knows a thing or two about creating one-of-a-kind curb appeal. His own Houston yard was featured in Better Homes & Gardens earlier this year. For his garden and those of his clients, Morello likes to add a bit of the unexpected. “Water features are entertaining and popular with birds and other wildlife, and who doesn’t like the music that water makes?” he says. He also suggests adding a focal point, such as a sculpture, as well as a comfy bench as a seating destination with a view. Morello also emphasizes that showcasing your yard’s beauty isn’t just a day job. “Landscape lighting prolongs your enjoyment of a garden into the evening hours by illuminating your yard and giving you something to look at from inside the home,” he says. Try silhouette lighting to highlight distinctive plant shapes, or spot lighting to shed light on romantic displays of color. Solar lanterns are also attractive day and night, and serve dual duty decorating and defining the path to your door. And when the time comes to update that path, particularly a dilapidated concrete one, Ricardo Escobar recommends stepping up to natural stone or pavers. “Paving is an art, especially when you’re working with the colors and shapes of natural stone to make them blend into your property and the taste of the owner,” he says. Stamped and stained concrete walkways and driveways are also coming on strong, with a multitude of finishes available — from cobblestone to brick to flagstone looks. LEFT: A striking, yet harmonious, three-color paint scheme on this small home gives huge impact from the curb. The extra-wide house numbers, which match the door hardware and doorbell, help tie together the horizontal accents in the architecture, such as wide door with its unique grill, the white bands on the columns and the large rectangular front window. Flanking your doorway with new coach lanterns adds an old-world aesthetic, while accent lights installed at the corners of the house provide a striking nighttime effect, as well as extra security, says Ludwig of AMS. Bring on the details en masse, like upgraded house numbers, door hardware, a mail slot and even a new doorbell, all in a modern matching finish. “You’ve got so many options now: antique pewter, brushed nickel, oil-rubbed bronze,” adds Ludwig. “It’s a small thing, but it really does change the look of your entry.” Finally, encourage front-door friendships with a well-placed rocker or two, a cozy rattan settee or, if room allows, a welcoming porch swing. Include a small side table for setting down a frosty glass of iced tea, and lay out a brand-new, oversize “Welcome” mat as a grand finale. “When you drive by a house, everything matters,” concludes McNiel. “All those little details can really add up to a big impact.”

The designer faced numerous obstacles, such as a cramped layout that offered no island, no breakfast nook and no area for serving guests while entertaining. The industrial stove didn’t even work. The existing lighting was inadequate and the outdated cabinets were poorly designed with limited countertop workspace, plus the style of cabinets was inappropriate for architectural period of the home. D ESIGN S OLUTIONS After: Eliminating the back hallway was a key first step for adding space to the kitchen. Additionally, the left exterior wall was bumped out to include a bay window, which provided a breakfast area and brought in light and a garden view. (A copper roof was installed on the exterior bay.) An unused closet was converted into a new entertaining bar, which now features new custom cabinetry with pull-out storage for bottles, wine refrigerator and arched glass upper cabinets to display glassware, all accented with painted a bead board backsplash. A narrow freestanding stainless steel island provides additional workspace and serving area, while the new Wolf range, set on black hex floor tiles and a built-in refrigerator fitted with a custom wood panel bring much-improved function and visual appeal. The sink was relocated to fit below a new window, bringing natural light to K/P duty, and MR-16 low-voltage halogens were installed to provide overall lighting, art lighting, ambient lighting, and task lighting. The custom, raised-panel cabinetry with glass insets looks classic, yet airy. Bianca Romano granite in shades of putty blend with glazed subway tile backsplash and Benjamin Moore’s Grant Beige paint. New oak flooring was installed to match the existing wood floors in the remainder of the home. 26

P ROJECT C HALLENGES Before: Fire and water damage prompted this kitchen remodel in a 100-year old home located in the Heights. The homeowners wanted to update the kitchen from top to bottom, while keeping the vintage character of the home. Consideration of the new appliances and how they would fit into the existing small kitchen was key. Minimal changes in layout were required to keep costs down and maintain the character of the home. The pine floors and farm sink were preserved and incorporated into the new look.

D ESIGN S OLUTIONS After: Relocating the refrigerator made a dramatic impact on the layout. The former refrigerator cabinet seemed to wall off the island from the kitchen in the “before” location. Moving the refrigerator to the opposite wall opened up the counter on the right side of the sink and helped marry the island to the kitchen. It gave more workable counter space and provided a good location for the new microwave drawer. A new imported Italian range was installed in the island with a custom hood above. A serene palette of Sherwin-Williams paints keeps the eye relaxed in this hardworking part of the house. Crisp white Snowbound was used on the upper cabinets to keep a light, open feel in this small kitchen., was used on the The base cabinets are painted Stormcloud, a gray/blue color which grounds the kitchen. The same color is painted inside the glass-front upper cabinets that flank the window. A new taller wood-framed window and taller upper cabinets were used to accentuate the height of the ceiling and accommodate more storage. Inset cabinet doors with glass knobs and the schoolhouse light fixtures combine to create the vintage atmosphere while the modern appliances and crisp, cool color scheme add an updated feel. The handmade tile backsplash repeats the color scheme and again marries vintage with modern.

P ROJECT C HALLENGES Before: The original 1930’s Arts & Crafts kitchen in this South Hampton home was very dark and crowded due to insufficient task lighting, poor room circulation, and very little storage. All of the appliances and fixtures were in need of updating in order to accommodate the family of four who enjoys spending time together cooking. With heavy textures and an outdated harsh ochre color scheme, the kitchen also lacked an ambience that the central hub of a house should have. Due to the position of the kitchen within the house and the property lines, expanding the kitchen would prove to be difficult. D ESIGN S OLUTIONS After: A creative and efficient space plan was necessary to maximize the kitchen for the active family of cooks. By incorporating unused space from the adjacent dining room and hallway, storage was gained with a new butler’s pantry complete with refrigerated wine storage, and a walk-in food pantry with enough room to store small appliances. Better circulation and a more functional workspace were gained by pushing the range wall into an oversized hallway, designing a new island with prep sink and usable storage space, and making the butler’s pantry a walk-through into the dining room. The new space was formed without adding any square footage to the house. The renovated kitchen was brightened with a layering of low voltage, accent, decorative, and general recessed lighting. The kitchen was now task-ready, provided the desired ambience, and took advantage of the energy provided by natural light from the new windows above the sink and in the adjoining family room. The original character of the home was preserved with a traditional butcher-block island, reproduction Arts & Crafts backsplash tiles, leaded glass window design, honed granite countertops, and mission style cabinets. New stainless steel appliances gave the client a state-of-the-art cooking space and the modern functionality they desired. 30

The choppy layout included a small kitchen, separate dining room and tiny laundry room, which was the entry point from the garage and was dumping ground for everything. The workhorse area of the house was cramped and confined. The laminate counter tops, vinyl flooring and very outdated wallpaper left much to be desired. The client is a bachelor with a large family that gathers often, so he desired a place to comfortably entertain and feed family and friends. He wanted a much more functional space with modern conveniences and a distinctly masculine look. He also wanted the laundry room to be more secluded and less of a thoroughfare. The client also requested a powder room that pool guests could easily access from the pool area (instead of dripping through the house). Increased accessibility for parents and older guests was another goal for the project. D ESIGN S OLUTIONS After: The kitchen project was part of a major renovation, which included the kitchen, laundry room and master bathroom. After careful scrutiny the kitchen space was reconfigured to include the former laundry room, eliminating the door to the dining room. To create space, the rarely used dining room was converted to a study/home office, while the two-car garage was downsized to a one-car garage. From there, a new laundry room was designed, a pool-friendly half bath, and a mudroom were created. Ceiling-height custom cherry cabinets were designed to maximize storage and accent the height of the space. A ceiling beam was used to open up the doorway from the kitchen to breakfast area. The new island provides a prep and serving area with seating. The finishes are elegant, but simple marble for the counters and back splash, with a woven tile feature above the cooktop. The flooring is a porcelain tile which looks like stone, but is more practical. A separate bar area was created with storage for stemware, wine storage and ice maker. The appliances are all stainless including a triple bowl sink, convection oven/microwave, a warming drawer and a pot filler above the professional range + cooktop. Recessed, pendant, under counter lighting and special accent lighting were used. The entire home is connected with Lutron RadioRA 2 technology, a wireless light control system. The end result is a beautiful, very functional gathering place for friends and family. 32

P ROJECT C HALLENGES Before: This dated River Oaks kitchen felt closed off from the rest of the home. The doors to the kitchen were continually left open to allow access from the kitchen to the breakfast room and on the other side of the kitchen, from the kitchen to the dining room. The kitchen lacked adequate storage due to the small pantry and 30” upper cabinets rather than the optimal 42” high upper cabinets. The wallpaper and cabinet finishes were outdated and the appliance arrangement was awkward. D ESIGN S OLUTIONS After: The extensive remodel of this kitchen required changing the entire flow of the space from the breakfast to the dining area. The new area features open access to the breakfast area with a new built-in desk space included. A new arch, located were the refrigerator once stood, connects the two rooms. The reworking of the space allowed for a large walk-in pantry with plenty of room for storage of cookbooks and rarely used specialty cooking items. A coffee bar area was added where the small pantry was previously located, while a butler’s pantry now connects the kitchen to the dining room with a pass through from the coffee bar. The cabinet paint color was selected to highlight views of backyard. The brushed linen wall finish and carefully located lighting have changed this once dark kitchen into a light and cheerful workspace. 34

Charles Thomsen came to Houston in 1964 to join the faculty of Rice University's School of Architecture. Thomsen designed this small, one-story modern brick courtyard house now owned by Kelie Mayfield and Jeff Wefel. Unlike classic Southgate houses built in the early 20th Century, the Thomsen House was built atgrade, rather than elevated on piers. Instead of facing the street, it was screened from the street by a porte-cochère and a walled courtyard.

An enduring neighborhood’s charm thrives thanks to its residents’ respect for historical integrity during renovations. 40

To improve the flow and function of the Galfiones’ 1930s cottage, Architect Robert Fowler of Z-K Building Design removed interior partitions from this two-story brick veneer Southgate house to open up the lower level. He expanded the second story to add a new master closet and a new room above what had been a one-story garage.

SOUTHGATE is a rare prize within Houston’s inner loop. The enclave, framed into the city’s center by Rice University and the medical district, has magically maintained its architectural integrity, despite its high land value. Essential to this magic are the residents, who serve as caretakers of the neighborhood. Here is a peek into how two families — the Galfiones and the Mayfield/Wefel — family tirelessly restored and renovat-

ed their older homes. The Galfiones had a staggering task to revive their two-story, circa-1938 home, which had languished in disrepair for years and required a complete overhaul. Revitalization of the single-level, Mid-Century-modern home of Kelie Mayfield and husband, Jeff Wefel, required less work he house had been maintained by previous owners but no less creativity.

SAVING GRACE Sarah Galfione was tempted but, in the end, couldn’t bear to tear down a house with such “good bones.” That’s about all it had. Years before the Gafliones began restoring the home in mid-2004, Sarah’s father had purchased it from Rice University, which had been given the home from an estate. “The thing was so ghastly when we got going,” says Robert Fowler of Z-K Building Design Inc., an architectural firm hired by the Galfiones to oversee the massive restoration. “The house was sinking and falling apart in every conceivable way.” Fowler called the project “Cheat the Wrecking Ball.” Barely. Going in, he warned the Galfiones that restoration is roughly two times more expensive per unit than new builds. Did they love the house, he

asked, or did they love the land? The house, they answered. And the 18-monthlong restoration process began. With direction from the owners, Fowler entirely recreated the home, which was originally split into small rooms and essentially unlivable for today’s family. There were other problems, too. No arrival point – the front door stumbled into the kitchen. The master bedroom had a single-layer floor. There was no insulation, the garage had rotted away, and Fowler says, “no strand of wire or bit of plumbing or electric or any equipment” was salvageable. But certain charms of the house impassioned the project. A low-walled forecourt embraces (and rests beneath) a suspended porch, which could-

In its previous condition, the Galfiones' home lacked an arrival point, with the front door opening directly into the kitchen. The reworked space now features a defined entry, between the kitchen and dining area. 43


not be cantilevered because behind it was the interior staircase from first to second floor. Instead, Fowler used a triangulated rafter system suspended from the roof and used four necessary plumbing pipes as tension rods from the roof. The new design was “respectful” of the original, Fowler says, but it was still “slash and burn.” Fowler’s plans tore down walls and opened the downstairs from dining room to kitchen to living room. Downstairs became virtually one open space, interrupted only by columns of rift-sliced American cherry, which runs throughout the house. Fowler designed an add-on of two bedrooms and a bath upstairs that literally hovers above the pre-existing structure on steel columns concealed in the first-floor walls. The foundation was then reinforced under these new columns. Consequently the addition hovers above, rather than resting on, the lower floor construction. This increased the home’s square footage from 2,459 to 3,175 when the Galfiones moved in the fall of 2005. Another issue that Fowler describes as “more interesting than problematic” was that of storage, or lack of it. He created a masterbedroom closet by adding a small space – and addition to the roofline – just behind the chimney. The smallest room in the house, but perhaps the most architecturally challenging, is a shoehorn powder room chiseled beneath the stairs. The room is 3’x4’ but, as the only bath downstairs, it’s indispensable. To make the space possible, Fowler cantilevered the sink into the kitchen, leaving a floating box that blends by a continuum of American cherry to the stairway banister. This touch, and others, like gracious but sparing furdowns and maximized natural light, give the home a clean and modern feel without sacrificing its history. “If you are able to resurrect an old house,” Fowler says, “the better you do the job, the less obvious you were there.” Fowler encased the stair with plywood panels, which helped make the kitchen the focus of this restructured house. A tiny powder room is tucked beneath the stairs, with the sink cantilevered into the kitchen, yet disguised by the expanse of American cherry. 44

MODERN SENSIBILITY Almost 30 years after the Galfiones’ home was originally constructed, an architect named Charles Thomsen diverged from the Southgate neighborhood’s architectural tradition and built an unusual type of home for his family. The 1,845-square-foot home was single-level at grade home — rather than on piers and facing inward — rather than toward the street.

Thomsen lived in the home for just a few years, and subsequent owners maintained the home’s Mid-Century modern design, both in spirit and structure. When Kelie Mayfield, a principal at the architecture and design firm Rottet Studio, moved into the home about two years ago with her husband, Jeff Wefel, it was their turn.


The original owner/architect Thomsen stretched the living-dining area across the entire width of the house, where a north-facing wall of glass connects the space to the entrance courtyard. Built in 1965 at the cusp of Mid-Century modern, the home’s design is seamless and methodical, more a mathematical solution than a blueprint. The living area, from dining room to living room to den, is a solid rectangle lined with windows, visually enlarging the home. Three blocks make the kitchen, storage space and bath, followed by two bedrooms to a walled courtyard. The home’s interior dances with its exterior to achieve Thomsen’s vision. Walled courtyards in the front and back are perfectly designed to carry the eye to overhanging trees around the home, creating

solitude in a very urban setting. Skylights underscore this effect. The most comprehensive modifications Mayfield oversaw were in the kitchen. Granite countertops, new appliances and high-gloss white cabinetry – Mid-Century homage – replaced their outdated counterparts. The addition of a wall truncated the hallway so the pantry could spread out for a washer and dryer. She also restored the home’s Saltillo tile to its original charcoal-black tones, which was first achieved in 1965 with motor oil.

Mayfield was most inspired by the home’s limited space and storage. Efficiency was paramount. This became even more important as they prepared for the arrival of their son, Gavin. She collaborated with local artists to design and create furniture and artwork that would maximize the space, create storage and maintain the home’s MidCentury essence without overdoing that style. “Because it is such a small home, everything had to be multi-purpose,” she says. The home office becomes a guest room when the

desk wedges into the armoire and the divan opens into a king-sized bed. The home’s centerpiece is the living room fireplace for which Mayfield and artist Paul Fleming designed the “Cadbury Stools.” These oddly shaped pieces fit together as a coffee table or separate for modified tables and seating. The family’s everyday life is smartly stored away, and on display are surprises around every corner. Mayfield perfectly wedded sensibility with savoir-faire, infusing the home’s Mid-Century-modern soul with utilitarian creativity and a little sparkle.

Located between Alexandria and Baton Rouge, St. Francisville is one of those river towns that was a bustling commercial hub during the 1800s, but is now a much quieter place. Thankfully, more than 140 structures in downtown St. Francisville are on the National Register of Historic Places. The area also boasts six plantations and the Afton Villa Gardens (a former home site). Four of the plantations offer overnight accommodations on their grounds. The vast, 600,000-acre Kisatchie National Forest stretches north of Alexandria near Natchitoches and further east, near Jonesboro. Kisatchie offers extensive nature appreciation, including observation of endangered species, along with activities such as hiking and horseback riding. History buffs and scenery admirers alike trek to Natchitoches to explore the city’s Historic Landmark District, which fronts Cane River Lake. This 33-block area features a mix of Queen Anne and Victorian homes, Creole-style cottages, along with historic churches and commercial structures. Strolling the district reveals delightful antiques shops, where shopaholics can spend hours (among other things). Natchitoches also offers a number of museums and galleries, as well as a variety of restaurants. The picturesque town was the setting for the book and film Steel Magnolias, and author Robert Harling, Jr. still resides there. Easily the most-photographed home in town, the front facade of the Steel Magnolia House features circular brick columns. Since 2003, it has operated as the Steel Magnolia House bed and breakfast. Outdoors enthusiasts may prefer to scope out the alligator park or fish hatchery, and then move on to active pursuits, such as fishing, hiking and canoeing.
