I first met David Fontaine in 2005 when he was single and Shelterstyle.com decorated his living and dining rooms and sunroom. Back then, he wanted to work with his inherited furniture and not spend money remodeling since his duplex is in a popular teardown area (see the November, 2005 Houston House & Home makeover, “Eureka”). Since then, he married Elaine, and I have helped the newlyweds with their master bedroom. “Elaine and I decided to start with a clean canvas, so we donated our old Southern-Plantation-style inherited furniture to charity. Given that the duplex is in an area undergoing gentrification, we wanted to brighten the bedroom and make it more modern and comfortable. We did not want to

undertake expensive structural changes and wanted to do as much work and shopping on this project ourselves,” David explained. Their original idea was to go monochromatic and accessorize with color. “As Elaine and I looked at new furniture, window treatments, area rugs and bedding, we sensed that we needed a plan, and who better to call than you, who knew our tastes and understood our constraints and how to help us get the biggest bang for our buck?” he asked. I met with David and Elaine and discussed ideas. We all agreed to keep the same room color because it flowed with the rest of the house (Benjamin Moore “Cookie Dough” #916) and trim color (Benjamin Moore “Super
White” #310-01). They showed me a brochure and we agreed to order more modern furniture -Baronet of Canada’s “Java Collection” from (now-closed) Storehouse, a loft-like look with an espresso finish, which adds the contemporary flair they wanted. In the months that followed, I kept the couple on track by exchanging photos and information via email, avoiding the need to schedule meetings and thus hold down consultation costs. Early in the project, Elaine and David mentioned they intended to give away the offwhite, pinch pleated draperies because they looked too short and too staid for the modern furniture. “You went into your mantra, ‘if it’s paid for, let’s try to make it work,’” he laughed. I recommended restyling the pleats with a less formal pinch and replacing the hardware with a dark-stained wood rod and rings. By bordering the existing panels with tan fabric and using cording made from leftover fabrics from their living room project, we were able to add length and style to the old panels at a fraction of the cost of having new custom window treatments made. “For the small window in the room, you recommended making a matching Roman shade using the same fabrics. The result is a cohesive and visually interesting look,” David explained. “It is one example of the great value in working

One of the couple’s favorite items is the custom duvet made from a beautiful, hand-painted tablecloth that David spotted in a shop window in Cape Town, South Africa. “Not knowing the exact size of our dining table, I bought the largest size they had. Once home, we tried it on our table and found out it was just huge -- resembling a tent instead of a tablecloth,” they laughed. So they were surprised when I suggested adding additional coordinating solid fabric to the cloth to widen it and to create a pocket for a duvet, make it fit their new bed and making matching Euro pillow shams to tie everything together. “Elaine and I enjoy reliving our travels through items we collect along the way, so the idea was an immediate hit, though to us, getting it to duvet status seemed like an impossible mission,” David explained. With the large items settled, we turned our attention to smaller details. The existing ceiling fixture was a boring glass plate that lacked character. I suggested they visit M & M Lighting and look at their extensive selection of surface-mount fixtures. “Lucky for us, on our initial visit we stumbled into the store’s annual clearance sale and secured a wonderful fixture at a closeout price,” he said. “When installed, it immediately became obvious that is was a perfect fit to our old house, yet went well with our new contemporary furniture,” David explained. To free up valuable bedside table space, I suggested they order bronze swing arm lamps from www.homedecorators.com and sent them a photo of the lamps and explained at what height to hang them. We then discussed artwork and I sent them to Balinskas Imports to look at horizontal Indonesian woodcarvings in the correct length to balance the headboard. They found two panels and emailed me photos for my approval. “The result is a stunning focal point that melds our contemporary furniture with ancient tribal accents,” David explained. They added painted neutral metal panels opposite the bed, a small area rug from India and an Art Nouveau box they bought on a trip to Prague. “We are delighted with the outcome and it again demonstrated to us the wisdom of working with a professional who can weave together existing possessions and turn the ordinary into the extraordinary. While most decorators can arrange an attractive room it takes a special eye to create a room that creates a personal portrait of two people,” he added.

“The truth is almost every floor option works in the Houston climate— if it’s put down correctly,” says Sam Roberts, president of Roberts Carpet & Fine Floors. He advises clients to understand the characteristics of what they’re buying. As examples, a hardwood choice with a thin veneer shouldn’t be re-sanded and, if you choose hardwood floors, you shouldn’t go on a long vacation and turn the air-conditioner up to 90 degrees or you could come back to warped floors. VALUE VS. COST
According to Roberts, there is a place for everything—“there is value at every price point.” For instance, polyester carpeting makes sense in some cases, although nylon carpets generally handle wear-and-tear better. “You must read the label since the difference between polyester and nylon carpets is not visible from the look or feel of it,” he explains. But in the end, your choice of flooring will involve more than questions about performance. “You want to look at your floors and love them— and only you can determine that,” says Roberts. “Every time I walk into the rooms of my house, I get pleasure. WHAT MAKES A WINDOW ENERGY-EFFICIENT?
“Aesthetics is another top reason,” says Gerald. “They’re just prettier than older, aluminum windows.” Aluminum oxidizes overtime, going from shiny silver to a cloudy, brownish grey that looks dirty no matter how many times you wash it. “Replacement windows look great and add a lot of curb appeal,” says Scarpati. Also, older windows do not have the special coatings that prevent fade damage on furniture, carpet and fabrics.
Today, manufacturers use an array of technologies to make ENERGY STAR qualified windows. QUALITY FRAME MATERIALS A variety of durable, low-maintenance framing materials reduce heat transfer and help insulate better. MULTIPLE PANES Two panes of glass, with an air- or gas-filled space in the middle, insulate much better than a single pane of glass. Some ENERGY STAR qualified windows include three or more panes for even grater energy-efficiency, increased impact resistance and sound insulation.
3. NOISE REDUCTION
Newer, double-pane windows provide more sound insulation. Gerald recalls a customer who benefited greatly from the increase sound insulation. “One gentleman, whose air conditioner unit was located right outside his bedroom window, kept hearing the thing cut on and off all night long before we replaced his windows,” says Gerald. “He was amazed by the reduction in noise with the new windows.” Bonus benefit: A better night’s sleep!
LOW-E GLASS Special coatings reflect infrared light, keeping heat inside in winter and outside in summer. They also reflect damaging ultraviolet light, which helps protect interior furnishings from fading. GAS FILLS Some energy-efficiencient windows have argon, krypton or other gasses between the panes. These odorless, colorless, non-toxic gasses insulate better than regular air. WARM EDGE SPACERS A spacer keeps a window’s glass panes the correct distance apart. Non-metallic and metal/non-metal hybrid spacers also insulate pane edges, reducing heat transfer through the window.

“There’s no doubt it’s tougher to break a double-pane window than a single-pane window,” says Gerald. “Older singlepane windows have glass that is just 1/16-inch thick, where with double-pane windows each of the two layers of glass are 1/8-inch thick.”

In addition to resisting breakage from outsiders, today’s advanced windows, which are specifically coded and designed for our climate, are tested to withstand debris impact tests of up to 200 mph. These specifically designed windows can protect you home and family from high winds and debris, however no window is absolutely 100 percent hurricane proof. 6. EASE OF OPERATION

Whether you are a recent transplant or a native Houstonian you know full well that summertime—drought or no drought—is the toughest, longest season for your lawn and garden. It comes on about May and maintains its grip until the end of October. The best approach for a yard that both survives and thrives during our seemingly endless summer is to go native. In these parts, that means choosing plants that are upper Gulf Coast natives. Joshua Kornegay, owner of Joshua’s Native Plants, encourages homeowners to rely on these hardy species to take care of themselves and not spend hours upon hours coddling dainty and delicate plant’s that ain’t from around here. After 17 years of specializing in native plants, trees, shrubs and vines, Kornegay has observed the resilience of native plant species. “Texas gets extreme floods, droughts and freezes, but native plants are survivalists,” says Kornegay. “They’ll take poor soil, dry conditions, floods, and I’m not talking about tumbleweeds. Some are very beautiful and growing them doesn’t require special soil, a degree in horticulture or any fancy chemicals.” “Native plants and well adapted plants (plants that act like natives) are 48

essential ingredients for a low maintenance garden,” says Jacqueline D'Elia, a Houston garden blogger. “This year's drought revealed just how expensive it can be to maintain plants that are not drought tolerant. Choose perennial plants that are best suited for our climate and support local wildlife." NATIVE BEAUTIES
Some of D’Elia’s favorite native plants Black-eyed Susan blooms profusely include Black-eyed Susan (Rudbeckia and is much-loved by birds, bees and fulgida ‘Goldsturm’), Eastern Purple butterflies. Coneflower (Echinacea purpurea), Autumn Sage (Salvia greggii), Butterfly milkweed (Asclepias tuberosa), Gulf Coast Muhly (Muhlenbergia capillaris) and Texas Lantana (Lantana horrida). Kornegay is also a fan of ornamental grasses that are Gulf Coast natives, such as Gulf Coast Muhly Grass. “It is a resilient, self-propagating, zero-care plant that is drought tolerant and puts up pink/purple, flower spikes in the fall,” says Kornegay. “It’s great for Zen gardens, esplanades and parking lots.”

A Gulf Coast native that offers showy flowers in vivid colors is the muchadmired Texas Star Hibiscus (Scarlet Rose Mallow). The fuschia-red, starshaped blooms are some of the most celebrated of native flowers and are favored by butterflies and moths. White and pink hybrids are also available. The plant can grow to 6 feet high and should be cut back each year after cold weather sets in. Another colorful native is the small and shrub-like Salvia greggii, which produces spikey blooms in various reds, pinks and purples, and is sometimes available in pale yellow, orange or salmon colors. It can take the Houston heat and plenty of sun and will bloom from spring through fall. It’s no wonder this durable, long-blooming plant attracts butterflies and hummingbirds with its reliable nectar supply. Texas Sage is a mostly evergreen shrub with pale green foliage. It needs no care and puts out an all-over display of purple flowers following a bit of rain. The flowers are popular with honey bees as well as garden admirers. “If it does lose its foliage in a freeze, it comes back quickly,” says Kornegay. “It requires no fussing, feeding or farting with. DEFINITELY LOW MAINTENANCE
Most native plants are pest-and disease-resistant and don’t require much, if any, additional watering. And they attract pollinators and beautiful wildlife, such as butterflies and birds to your garden. “Yes, you will have to water and tend native plants when they are first transplanted into your garden,” says Kornegay. “And, yes, summer is an OK time to plant, but you will need to care for them regularly for a little while, so don’t go on vacation right away.” “So many of these natives are just as beautiful as any English cottage garden ever thought about being,” says Kornegay. “It’s just a matter of how you plant them, how they are arranged and tiered. There’s just something ecologically interesting about growing native Texas things if you are a Texan. 50

D ESIGN C HALLENGES The master bedroom and bath looked outdated with pink floral wallpaper and borders. The small shower was in bad shape and no one ever used the Jacuzzi tub. There was no room for the Mrs. to have a vanity in that space. With no storage, old, hard-to-use fixtures and ugly hardware, the clients knew it was time for a change. The bedroom had water leaks, lots of clutter and a mish-mash of furniture and accessories.

D ESIGN S OLUTIONS The bed and bath now have a contemporary feel. Covering the walls with commercialgrade, handcrafted grasscloth ensures durability. The undersink cabinetry kept the same layout. New hardware and plumbing fixtures replaced the hard-to-use ones, and light fixtures now harmonize with the new glittering countertops. Easy-to-clean quartz countertops and separate task lighting were a must. A large, spa-like shower has taken the place of the Jacuzzi and small shower. Adding two tankless water heaters allow the rain panel, body sprays and showerheads to work all in unison. Reconstructing the linen cabinet and shower area allowed space for a vanity area. Removing the two small medicine cabinets and installing mirrors with medicine cabinets eliminated the countertop clutter. In the bedroom, decorative stenciling heightened the feel of the space, and the complementary colors create a relaxing retreat. One of the custom nightstands accommodates a CPAP respiratory therapy machine, while the ottoman and media cabinet provide additional storage. A streamlined floating shelf allows a few sentimental items to be showcased, as clutter was a big problem in this room.

D ESIGN C HALLENGES The clients designed their dream house about 15 years ago and got everything they wanted, well, almost. They began with a tree-filled lot, a stunning kitchen, and a bedroom for each of their daughters. Unfortunately, with the resources they had, their desires for a dream master suite were put on the back burner. A sea of cultured-marble and builder-grade fixtures filled the bathroom, and the bedroom remained bare, as they had to wait for furnishings and accessories. Years later, the couple decided it was time to finish their home as they had intended, and give some attention to their master-suite. They begin with purchasing new bedroom furniture and replacing several of the brass fixtures in the bathroom. While those changes helped, it was not the relaxing suite they had dreamed of. D ESIGN S OLUTIONS To stay within the budget, we looked at which existing elements could remain and be enhanced, including the footprint, flooring, sinks, and vanity lights. In order to give the clients their cozy retreat instead of a hard, oversized bathroom, we selected rich stunning materials, including a simple, yet elegant, stone mosaic listell, travertine subway tiles and a warm caramel-toned travertine countertop. Soft texture was added to the walls to create an intimate feeling within the space. A faux finisher was brought in to make the existing white cabinets look like beautifully stained wood. By placing the lighting on dimmer switches, the mood of the bathroom can be controlled at any time. In order to have relaxing water experiences, the couple tested several bathtubs before finally selecting the air-jet soaker and I thoroughly researched the best shower systems and selected a Hans Grohe system. The bedroom furniture they had purchased was perfect in style and size but the orange-tinted oak did not match the richness of their new bathroom. The faux finisher applied a gel stain to the furniture in order to provide a deeper and romantic color. New wall and ceiling colors along with fresh bedding and accessories and a collection of funky throw pillows finally gave this couple the space they had so longed for and deserved. 56

The client wanted an updated master suite worked into a small space with an irregular shape. The designers also faced the challenge of to creating a warm, functional master suite while working long distance via phone, email and fax.

D ESIGN S OLUTIONS The small space is irregular in shape. With creative space planning, attention to detail, lighting and cabinets, we were able to achieve a very functional master suite. Privacy is provided by remote control shades. Since the bathroom and bedroom windows are on the front of the house and would have affected the Lighthouse exterior if privacy glass of any sort would have been added. (Shutters were not an option). The custom-designed bath floor and shower walls were achieved with a water jet technique by Cangelosi in Houston and shipped to Annapolis for installation. Lighting was critical in this space. Low-voltage, decorative and general-incandescent lighting were incorporated in this space. In the master bedroom, the bed is centered in the front dormer of the house. The bed was designed to keep the New England, East Coast character of the architecture. There is a reading area, table and armoire in this master bedroom.

D ESIGN C HALLENGES Located in the heart of the Heights Historic District, this 100 year old home was first renovated by a father/daughter team. Originally an investment opportunity, the daughter ended up not wanting to sell the property since it was this exact location that her fiancé proposed. Now happily married and living in this historic bungalow, the couple asked our design team to help create an elegant and inviting interior space they can begin their new life in. They came to us with a desire to keep the restored feel of the home in tact but also be able to incorporate their contemporary style preferences and existing furniture. D ESIGN S OLUTIONS To honor the historic heritage of the home the original wood floors were refinished and all doorways and windows were cased with original woodwork details. We used a vintage color palate (SherwinWilliams Historic collection) while creating an eclectic mix of contemporary and antique furnishings. To add natural light and establish a connection to nature, a cased French door was added to the exterior wall. Luxurious bedding materials and accent pillows were added to their existing linens and an upholstered damask bench was placed at the foot of the bed for a soft functional accent. The far wall, covered in purple/grey sisal wall-covering, adds romance and elegant texture to the space without overwhelming the room. Accent lighting was used throughout for flexibility and functionality. The juxtaposition of geometric and organic forms creates a fun eclectic mix of styles and satisfies the couples love for both old and new. In the end, we created a warm and sophisticated retreat.

Teresa “Tee” Garvin, ASID Interior Design In Mind 713.826.9377 D ESIGN C HALLENGES All I could think of when I first saw the client's second floor master bathroom was “Can we get rid of this busy, outdated wallpaper?" My client said “yes” and also wanted to add to the list by replacing the low-grade cabinets, removing the unusually large triangle bathtub, thereby adding floor space to expand the walk-in shower, and replacing the old shower enclosure with a more streamlined contemporary glass look. D ESIGN S OLUTIONS After providing a rendering of the proposed design, my clients were able to understand the visual design I was looking for and provide the feedback in order to finalize the interior design of the space. After looking at magazines for ideas, my clients ran across a semi-circle shower idea and asked if we could somehow accommodate that in the design and remove the large oversize triangular tub. We gutted the bathroom to the studs, and added new plumbing, plus a new, more standard rectangular tub. This almost doubled the floor space of the walk-in shower. Our design goal was to have the shower enclosure be a seamless part of the bathroom to keep the look as spacious as possible. To meet the client's specific request, we installed water tiles in the shower at designated placements and added new plumbing fixtures. Cabinets were custom made to account for the dressing needs of the client. New lighting equipped with motion sensors increased the functionality and aesthetics of the space. 62

BUILDING ON HISTORY Two historic homes in the Woodland Heights tell unique stories of renovation and preservation BY SANDRA COOK | PHOTOGRAPHY BY MARK SCHEYER
Several years ago Wendy Parker was a successful single woman looking to buy her own home. Wendy initially looked at townhomes near the Rice Miltary/ Memorial Park area, but happened upon a listing on HAR.com for a 1920s Craftsman two-bedroom, onebath in the Woodland Heights area. 64

“I wasn’t sure if this house was for me, but it was in my price range and it looked really cute inside, so I told my Realtor that I wanted to take a look,” says Wendy Parker. “And it was one of those things: I stepped onto the front porch and I walked in the door and I knew, I just knew this was the house.” Before that day, Wendy had never considered living in the Heights area or thought about living in a historic home, but it seems that this was meant to be. Within two years she had met and married her husband, Kevin, and soon after they were talking about starting a family. The couple thought about looking for a bigger house in the area, but decided they would rather add on.
ABOVE: During the 2010 renovation, the Parker’s house was raised and the brick columns and the floor of the porch and were replaced with reclaimed bricks and wood. The exterior was painted in a fresh new color scheme. The wood columns and railings of the porch are original, but the stairs and railings were added to fit the new elevation. OPPOSITE: Wendy and Kevin Parker added a master suite, large screened porch and expanded the kitchen of their 1920s home. Wendy insisted on the spicy red color for the cabinets, rather than basic white for her enlarged kitchen. The original wood floors were uncovered during the project, and the beadboard backsplash and the stained glass window over the sink were added. Layers of trim were added to the windows, ceilings and columns to give the home a more formal look. In the new space below stairs, several drawers serve as a recycling center.
“I think now Kevin feels more like it’s his home, too, our home together,” says Wendy. NEXT CHAPTER
During the fall of 2009 the Parkers chose Heights-area specialists Bungalow Revival, lead by Gilbert Perez, to develop the design and handle the project. The homeowners and the design team sought to create an addition that didn’t look obvious and out of scale. This was a difficult task considering the house next door is an exact copy built by the original owner in 1920. Wendy and Kevin told the Bungalow Revival team that they wanted to have room for a child and for guests, as well as a comfortable master suite and a modern utility room. The decision to do a second-story addition for the master suite and laundry room resulted in a grand screened-in porch on the back of the house.
“We feel like we didn’t sacrifice our green space in order to gain more room in the house,” says Wendy. “I love our neighborhood. The view from upstairs is all green treetops.” The extensive project was completed in October 2010. And by December of that year, the Parkers welcomed their adopted baby girl into their expanded—and completed home. WOMAN WITH A VISION
As director of risk management for a large commercial real estate company, Wendy is very detail oriented and avid researcher. She selected many fixtures, colors and details on her own in addition to collaborating with Perez. “It’s been such an amazing transition,” says Wendy. “It was a cute, cute house before, but I’m so happy with everything now. It looks exactly as I envisioned. We spend so much time at home now, especially in the screen room.” 65
A soothing green wall color was pre-existing when Wendy first purchased the home and was so pleasing the Parkers opted to keep it and extend it up the stairway. The shape of the dining area did not change during the renovation, but it is now connected to the new stairwell and the entry kitchen was enlarged considerably. The circa 1915 inverted dome chandelier in the dining room, found at August Antiques, is made of leaded slag glass. 66

WENDY’S ADVICE TO HOMEOWNERS
• Don’t settle. “Kevin said to me, ‘we’re only going to do this once, so let’s do what it takes to do it right.’” • Expect to pay 40 percent more than your original budget. “We ended up paying exactly 40 percent more.” • Don’t live in your house during a major remodel project. Make arrangements with friends or relatives in order to preserve your sanity. • Don’t be afraid to open your mouth and say I don’t like this part and I want to change it. • Hire a contractor with both construction and interior design experience.

Melanie Millar first spotted her current home during the late 1980s when she lived in Norhill. The cottage, built around 1915 by a Woodland Heights homebuilder for his family, is considered Arts and Crafts style.

“I fell in love with the detailing on the front windows,” says Melanie, a painter whose artwork celebrates intricate patterns. “They reminded me of a house from an English fairy tale.” She was instantly taken with the English-inspired cottage located on a corner lot in the Woodland Heights. Her adoration for the house was so great that when it went on the market a short time after Melanie had bought a home nearby, she

convinced a friend to purchase it and insisted on first dibs if the friend ever wanted to sell. Finally, more than 20 years after she first spotted the house, Melanie’s friend moved back to the East Coast and Melanie was able to purchase the cottage for herself. The house was in great shape when Melanie moved in. At about 1,100 square feet, the two-bedroom, one-bath cottage was largely unmodified, but also well maintained. She has made improvements in the kitchen, bedrooms and the bathroom, but never

felt the need to add on. It was also the perfect size for Melanie, who is an accomplished painter and shares her home with her very elegant Greyhound, Mia. The working fireplace, mantle and built-in bookshelves, flanked by window seats, are original to the house and provide a warm welcome in the living room. Much of the artwork in the house is by Melanie, including the painting over the fireplace and the large piece over the sofa. The floors in the living room and dining room are oak, as opposed to the more commonly used pine.
The bathroom was completely remodeled about 8 years ago to accommodate modern conveniences, but includes multiple historic touches. Melanie chose a sink that is a reproduction of an early 20th century Italian model and accented with silver plate fixtures, a decorative skirt and an intricately detailed Moroccan mirror.
SEEING IN BLACK AND WHITE
The living room, kitchen and bathroom feature a black-and-white theme. “I love black and white – I’m not so much of a color person,” says Melanie. Melanie chose to keep the existing 1950s-era kitchen cabinets, but topped them with Italian basalt. Melanie also designed and installed a glass and ceramic mosaic backsplash inspired by Moroccan patterns. A cozy horseshoe bench in the breakfast nook was most likely part of the 1950s kitchen renovation. Melanie replaced the old Formica table top with a custom metal version created by Installations on 22nd Street.
RELAXED VIEW
Melanie’s bedroom overlooks the garden and is decorated with an equally soothing array of fabrics, many of which she designed and printed herself with a subtle white-on-khaki paisley pattern. Melanie uses the second bedroom as a TV room, office and guest room. The room is also a library of sorts, and holds much of Melanie’s vast collection of old books. Since the day she purchased the house, she had imagined opening up the two bedrooms at the back of the house with French 73

About three years ago, she had the large windows removed and installed double doors that connect each room to the inviting new deck and patio space. “I wanted the garden to work as additional living space, to be an extension of the house,” says Melanie. “I wanted a courtyard feel and the look of a French formal garden.”

TRUE CUSTOMER TESTIMONIALS Metal buildings are some of the hottest buildings you can try to air condition. Where a wood structure may have temperatures up to 140 degrees, a metal building builds up much more heat. The fiberglass insulation holds back the heat for a short while, but then it comes blazing through, requiring excessively large air conditioners with excessively large electric bills to compensate! There is a better way – when you use our foam you can even reduce the amount of tonnage needed to heat and cool by a large percentage. Hi, I am Greg Pruitt, and although there are many “Johnny come latelys” out there, we have been here for years installing foam insulation and informing our customers about its benefits. We have worked with builders, homeowners, cities and air conditioner contractors. When Urda and Minnie Lincecum of Normangee decided to build again, they chose to recreate their former home as a metal building. I recently had the pleasure of seeing the completed house. As you drive up, the home is very pleasing to the eye, and when you walk in, you believe you are in a custom-built home that would have cost thousands more. The last thing they wanted was a hot house and high electricity bills. They had heard many differing stories about foam insulation.
