EDITOR’S NOTE

If you’re thinking about remodeling, I can guess what’s going through your mind. What will it cost? Is it a wise investment? Experts report the top remodeling investments to be: • replacing exterior siding with a high-end fiber cement product for an average 78 percent return. • doing a mid-range minor kitchen remodel (replacing countertops, sink, appliances, faucet) for an average 72 percent return. • renovating a bath for an average 70 percent or better return. • replacing your front door with a midlevel 20-gauge steel product for an average 73 percent return. The estimates vary among regions, but my belief mirrors what Woodlands resident Pamela Frasier (whose kitchen is featured on page 34) says. If updating your home will make you happy – as she says hers does -- and you can either do it yourself or hire it out, then by all means do it. It will boost both your spirit and commitment to your home. As you turn these pages -- here in our annual remodeling issue -- you’ll see Before & After projects that hopefully will inspire and inform. We thank the owners of the featured bathroom, kitchen and house for sharing their stories and lessons. In the spirit of what this issue promotes – remodeling ideas, I’d like to share a very innovative one from a reader, who turned doors into windows.

DOORS BECOME WINDOWS Denise and David Epstein live in a 1950s ranch-style house that previously had small, and long and narrow aluminum windows. “When we decided to change the windows out, the cost seemed prohibitively high for a home we plan to live in for a couple of years,” says Denise. “When David replaced our front door with a single French door to allow more light in, we realized the French door was the same size as all of the rectangular windows in each bedroom.” After being quoted about $6,000 for wood windows or $4,500 for vinyl windows (not including installation), they decided to try installing the French doors as windows -- turned sideways. Each wooden door (outdoor grade lumber) cost $229. They used two doors to make four windows for the smaller kitchen and bath. The cost was less than $1,000. David also stained and sealed the windows. Such a great idea! If you have a tip to share, please email me at sfox@houseandhomeonline.com. Love where you live. And happy remodeling, Susan HOUSTON

factory builders stores HELPs YOU TRANSFORM YOUR KITCHEN & bath

A

t the intersection of style and convenience, Factory Builder Stores offers an abundance of choices for homeowners undertaking kitchen and bath remodeling projects.

COOKING IS COOL “People are back to cooking in the kitchen and not just building showcases,” says Steve Gause, executive vice president at Factory Builder Stores. “The shift appears to be tied to TV cooking shows—they’re popular because people enjoy cooking again, and people enjoy cooking again because they’re inspired by TV chefs.” Appliances that make the experience more enjoyable include the Jenn-Air cooking appliances with downdraft ventilation. “People often think that smoke and grease rise. Actually, they expand,” explains Gause. A downdraft system very efficiently addresses this property and removes pollutants wherever they may go. Because downdraft ventilation doesn’t require a hood, your stove or cooktop can now be placed at the most convenient place for your needs. Modular refrigeration offers another innovation for remodelers. Separating the freezer and refrigerator units means you can place either unit exactly where you want, including, say, hiding the freezer away in the pantry. Additionally, manufacturers like Sub-Zero, U-line and GE make undercounter units that go anywhere—by the sink in the vegetable prep area, in a wet bar, a luxury bathroom or the home office. Drawer microwaves—push a button and the drawer opens—expand your placement options as well. Whereas before, a standard microwave’s depth dic10

tated placing it above the oven, drawer microwaves fit above the countertop or in an island. Another technological improvement is the induction cooktop – one of which is made by Bosch. It produces fast and even heating with precision control, no matter the temperature, and heats only the area that comes into contact with your cookware. Gause recently converted to an innovative convection steam oven in his own home. “This is one thing I didn’t have but really wanted,” he says. About the size of a microwave, these ovens use regular heat plus steam to cook food without taking out the moisture. It’s healthier and faster and a boon for lovers of leftovers. “You can take last night’s pizza, put it in this oven the next day, and it comes out exactly like the first time you bit into it,” says Gause.

FROM SIMPLE TO SANCTUARY For bathroom projects, updated cabinetry complements those styles found in the kitchen: sleek lines and painted cabinets, often in the same color scheme as chosen for the kitchen. Whirlpool bathtubs come in a variety of shapes and sizes. The Jacuzzi and Jetta lines carried by Factory Builder Stores make it possible to create an in-home spa with such luxurious amenities as a soaking tub and chromatherapy lighting systems. Factory Builder Stores also offers the whole home water system from DuPure. It removes impurities from water that damage your entire plumbing system. It especially benefits your water heater, doubling its working life and reducing your heating bill. It even positively impacts your health as the improved water softens skin and hair, plus enhances the taste of your water and more gently launders your clothes.

What’s Trending? Steve Gause with Factory Builder Stores highlights several updated ideas for kitchens and baths: • Painted cabinets. “Cabinet manufacturers now offer as a standard practice the ability to take a paint color, say from the Sherwin-Williams’ palette, and match it exactly,” he says. “Gray is a hot color for cabinets, which clients often pair with a contrasting color for backsplashes. It really opens up what you can do with your color choices.” • Transitional look. According to cabinet designer Stephanie Newman,"We are seeing a lot of the transitional style right now. Designers are focusing on a classic feel but with an updated, minimalist look." • Integrated appliances. Appliances hide away behind cabinet panels for an appealing seamless look. Appliance manufacturers support this preference by designing smooth fronts with handles and control panels integrated into the doors.

Add convenience and luxury to bathrooms with integrated Sub-Zero refrigerator drawers. (Photo courtesy of Sub-Zero/Wolf)

• Black and white. Stainless may convey timelessness, but “black appliances are popular again,” Gause says. “And white appliances are making a comeback.” Suddenly looking fresh, glass fronts have moved to the forefront for appliances, too.

Whether reviving leftovers or cooking from scratch, a Thermador steam oven has the flexibility and efficiency to handle it all. (Photo courtesy of BSH Appliances)

Collaborate and Create “Bring in your ideas—your style choices, your goals— and have a sit-down meeting with our designers,” says Factory Builder Stores’ Steve Gause. This service takes a lot of the angst out of a remodeling undertaking. Factory Builder Stores customize all designs. In addition to an in-depth consultation meeting, the process includes measuring your room—“down to 1/16-inch”— the drawing up of plans, an approval period and the installation. While not a remodeler, the Factory Builder Stores’ team will work with your general contractor regarding the entire project, including electrical and plumbing needs.

TASTEMAKER

ROGER DEATHERAGE

Roger Deatherage grew up in Illinois, in a house built entirely by his father, mother, and grandfather. He has a bachelor’s in environmental design and an MFA in Design, both from Northern Illinois University. His real education occurred during the summer in between when he served as an apprentice to renowned Designer/Craftsman Bobby Falwell. It was during this time, Roger was introduced to the world of studio furniture, and to the concept of a being a designer/craftsman.

Rocking chair, walnut, with woven leather backing.

Furniture Inspiration an interview with Roger How did your career begin? I taught for three years at the University of Houston starting in 1975, before resigning to pursue my studio work full time. I started by doing a few shows and slowly built a client base. As both designer and maker, I am able to tailor furniture for individual clients. I apply my creative side and also enjoy the physical process of building the piece. I have never advertised and still manage to build an average of 12 to 20 pieces a year. And I’ve been doing this now for more than 35 years. Some pieces take one to six weeks, and others have taken years. 16

Where do you work? I work in a shop 30 feet from the house where I live with my wife, Mary, and where we raised our two children. The shop was built by friends as a barn raising. Once the foundation was in, I put building materials on a credit card, (easier than a bank loan), and asked friends to come help one Saturday. By 3:30 in the afternoon we had a place to work, beer, and barbecue. The Texas Trifecta. I am still grateful every time I walk in. What inspires you? I have never been able to identify or pinpoint my style. This is perhaps because I spent so many years working for others and trying to incorporate their tastes into my work. The two main influences for me personally are probably Scandinavian furniture of the 50s and Japanese architecture. Both cultures have a reverence for and an understanding of wood as a material that I think is the basis of any good work.

What are your design goals? As both designer and maker, I am concerned with how something feels as well as how it looks. It should go without saying that a chair needs to look comfortable and be comfortable. Smaller details, like a gently softened edge where your hand falls or the warmth of a finish, are just as important. They are also the hardest to specify in drawings. Those details come from the personality of the craftsman. What types of materials do you like working with? I describe my work as quiet. I like to think that it garners attention without shouting for it. As a woodworker, I choose material with good natural color and proper density over exotic appearance. I try not to let the wood overpower the form. Pennsylvania Cherry is a favorite, because it is strong, warm, and responds well to tools.

ABOVE: Karen bed in cherrywood. LEFT: Pair of side chairs in cherrywood with leather backing. BELOW: Arthur table in cherry and ebony. It was part of a multi-year project. As with all his woodwork, no stain is used.

How do you work with clients? I think it’s important for any potential client to make an appointment and see past work in person. I ask that they bring a collection of pictures and thoughts, expressing likes and dislikes regarding their furniture, other peoples’ furniture, pet peeves with contractors, and any other information that will help me design for them. This meeting often leads to a home visit to see the space I will be designing for, followed by a written and drawn proposal (including time frame), deposit, and invitations to visit work in progress. Do you sign your work – and do you have a favorite piece? I’ve found that people love seeing something built just for them. Each piece is signed, dated, and marked, “Made inTexas.” I have a different favorite piece every time someone asks me, but I did an eight-foot diameter dining table in cherry and ebony that I called Arthur. When the client and his wife came to see it, they described it as both medieval and modern. That’s as close as I ever came to the ideal timeless design. Other favorites would be the 50 or so rockers I’ve built, and the “homes” I’ve made for books and various collections.

Who inspires you? I could name a hundred furniture makers I would like to know better, and I have images of thousands more whose names I don’t know. I’ve learned from all of them. If I had to narrow it down I’d say my main inspirations were Hans Wegner for his wedding of machine and hand work, Bobby Falwell for his life lessons, and more than one anonymous craftsman.

Getting Personal ABOVE: Tansu in mahogany and ebony. LEFT: Reference stand in cherrywood. BELOW: Dining room tansu in cherrywood.

What is important to you? My wife. She has 4 jobs, I only have one. Well two now, actually. Trees, good music, and bees are all pretty important, too. Do you own others’ works? I only have two pieces of furniture that are not my own. They’re both chairs by Hans Wegner, and both were gifts from clients. What makes you happy? I enjoy where I am and who I’m with. Wife, kids, dogs, cats, birds, and squirrels, fresh citrus, and hardwood scraps to cook with. I spend most Saturday mornings at Clark’s hardwoods sharing what I’ve learned and learning from others. I’d like to travel and get inspired first hand, but I know I’ll be glad to get home and make something. -- compiled by SF Roger Deatherage can be reached by email, rdeatherage@mac.com and by phone: 713-692-8777. The remnant granite countertop from GME— Granite, Marble, Etc. (and the rest of the bath makeover) was installed by the couple’s contractor. The hardest suggestion for Joellen to visualize was moving the plumbing to the other wall at the end of the tub and having a glass enclosure

keep or don’t keep? Declutter Tips 1. Don’t keep items (especially bulky items) that take up valuable space and have little value. 2. Remove items that belong elsewhere (i.e. trophies, books and office files in a closet). 3. Discard items you no longer use (2 years is a good rule). 4. Box up, label and move items that are of great value to a secure place. 5. Limit the number of keepsakes, collectables and sentimental items to a few boxes. 6. Involve a friend or family member to help you make decisions. COMING IN AUGUST:

Real estate experts say that landscaping can add up to 14 percent to the resale value of a property. And when you think beyond the flowerbeds and add such outdoor structures as pergolas and garden gates, you receive a welcoming space that also invites continued growth on your investment. One of the first-known pergolas dates back to Egyptian times, 1400 BC. Once only made of stone or brick and reserved for the more elite, these shade and garden coverings now can be had by all. They are available in fiberglass, vinyl, metal, wood and, of course, brick and stone. Build them, buy kits or have them customized to suit individual needs and architectural home styles. “Good pergolas add to the overall experience inside and out. It offers a medium where greater plant diversity can be the showiest. We like mixing vines for a tapestry effect, expand the blooming dynamic,” says Mark McKinnon, owner of McKinnon Associates, a landscape architecture and construction firm. McKinnon says pergolas today offer different intents than just to provide shade. They are used for architectural enhancement of the property, spatial definition and spatial transition.

“Interesting pergola designs add to the home’s value, as it makes greater use of every square foot of the real estate investment,” says McKinnon. Garden gates and other entrances, such as arbors, enrich the daily contact point of the patio or backyard, says McKinnon. A solid gate can also convey strength and security. Whether adding a gate, a pergola or arbor, Jeff Law, owner of Kabloom Landscaping, says the three offer ways to personalize the yard or patio. He enjoys mixing unusual materials together. In fact, clients have given him mementoes of their travels or other inspirational objects to incorporate into the design of gates. As for pergolas, Law prefers using natural looking posts that are larger than the typical 4 by 4 timbers. Architectural integrity is important, he says. As an alternative to topping pergolas with flowering vines, Law has used corrugated metals, plastics and even bamboo. The bamboo holds up well but eventually needs to be replaced, which, he says, is inexpensive. “For weather protection, we use high quality polycarbonate materials, such as GFRI corrugated panels, double-wall celled sheets, and solid panels of varying gauges depending on application. We always use a clear or natural color/finish to maximize natural light transmission,”says McKinnon. “For heavy vine growth and maximum shade, we conserve on material and detail, often using heavy gauge rebar for garden pergolas,” he adds. 30

Jeff Law, owner of Kabloom Landscaping, offers the following vines for pergolas: • Passion Flower Vine – a fast grower that needs little water and lots of sun. Aggressive. Doesn’t like cold winters. Flowers are intense purple. • Ragoon Creeper – aggressive, full or par t sun and little water. Will loose leaves in winter but comes back strong. Not aggressive. • Chinese Evergreen Wisteria – Fast grower. Medium moisture. Full sun to par tial shade. Big perfumey flowers.

Jeff Law at Kabloom Landscaping designed and created this garden gate for a client.

Kitchen Makeover IN THE WOODLANDS BY MARSHA CANRIGHT

AFTER: When renovating, the Frasiers utilized both sides of the kitchen, removing the cooktop and smoothing out the lines of the kitchen to include a slide-in GE French-door refrigerator with bottom freezer. The backsplash is travertine tiles. Cabinetry glass is a seeded design. BEFORE: The kitchen reflected a basic design, devoid of any personalization.

Couple Downsizes Keeping Style & Amenities in Mind Everything but the kitchen sink changed places in this transformation of an early 1990s kitchen, which was serviceable but claustrophobic and devoid of personality. Now it's a bright, white cottage-style kitchen with appliances fit for a chef. When Pamela and Curtis Frasier decided it was the right time to downsize -with children gone and retirement approaching -- they moved from a 7,500square-foot home with grounds and gardens to a Cape Cod cottage with 2,200 square feet. The move was perfect for the couple, but the kitchen was not, says Pamela Frasier.

Top Tips Pamela’s 4 top tips for a major kitchen overhaul: 1. Plan the entire thing before you start. Take measurements and create a list of items to buy. 2. Remodel it for yourself – not for a future buyer. 3. Recycle what you can. The cabinetry from her former kitchen was cleaned, painted white, and then placed in the laundry room. 4. Have all your materials on site before you begin demolition and avoid last minute design changes. Waiting for materials causes delays, and design changes are always costly.

Six months after the move, Frasier began planning her new kitchen with Suzanne Walsh, principal of Absolute Cabinets and Design in the Woodlands, and Greg Walsh who builds custom cabinetry. Their major challenges: Not enough space, not enough light, and finding high quality appliances to fit a small kitchen. “I had an idea of what I wanted; they made it a reality,” says Frasier. “We worked together on the design. They really listened.” From start to finish, the remodel took eight weeks. The cost: $ 35,000, which included appliances, cabinets, custom-built furnishings, electrical, plumbing, materials and labor. Tile floors were replaced with gleaming hickory hardwood, not just in the kitchen but also throughout the downstairs, increasing the flow and a feeling of openness. “Because of the placement of the stairs, our only options for opening the space was to remove the peninsula separating the kitchen from the eating area and to increase light with a larger window and updated can lighting fixtures,” she explains. She had installed black soapstone countertops with faint white veining, and added a garden window that bathes the kitchen in natural light. Handcrafted, antique white cabinets reach the ceiling, providing additional storage.

AFTER: By removing the peninsula that separated the breakfast room from the kitchen, the space looks grander. The couple kept the utility room in back, but removed the swinging door and replaced it with a pocket door for better space efficiency. BEFORE: A peninsula in the original kitchen blocked the overall flow of the space.

PICKING A CONTRACTOR 1. Talk with friends who have remodeled for recommendations. 2. Get bids from different potential contractors. Meet them, see their work. 3. Get referrals from past customers. 4. Check professional credentials, including the local Better Business Bureau. 5. Establish a written contract, signed by contractor and owner. 6. Pay for the job in installments as work is completed. Always retain a portion of the fee until the job is totally complete and you have verified that all subcontractors have been paid. 7. Be clear on what permits are required in your area and who is responsible for obtaining the permits. 8. Be sure subcontractors are appropriately licensed, including plumbers and electricians. 9. Know that surprises will arise no matter how diligent and well intentioned your contractor is. You can never know what is behind a wall, or in a ceiling until you pull it down. Make allowance in the budget for these surprises. 10. If it sounds too good to be true, it probably is. --mc

We want the interior to reflect their personality, lifestyle, taste and preferences, not ours. How do your clients’ tastes or personalities influence design projects? Our motto “It's all about the client”. We always begin by listening to the clients wants, needs and desires. How they live or work is the foundation of the design. What's the first thing you ask a client when starting a project? What do you want to do, what do you want to envison for this project? What initially drew you to interior design? I always had the eye and natural gift for design. As a child my Aunts asked me questions like, “What color should I upholster those chairs?” and “Where should I place that piece of furniture”. I guess you might say it’s in my blood. How can a potential client know if a particular designer is a good fit for their project? Do you mesh with that person? I find many times the initial consultation will be the ‘tell’ for both client and designer as to whether they will work well together.

cup of coffee or piece of toast without getting in the cook’s space. In the cooking center is the new kitchen’s crown jewel: An Aga Legacy duel-fuel range developed in Sweden and manufactured in England. While living in London, Pamela fell in love with the classic professional range that is the “essence of functionality,” she says. Finding the other appliances wasn't so easy, because large appliances would overwhelm the space. “Most modern refrigerators are oversized, extending as much as eight inches beyond the depth of a typical counter top,” says Frasier, who also went with a smaller microwave. 40

AFTER: A coffee bar was added to the new design of the kitchen. It is situated closer to the breakfast room. “This also makes it possible for the cook to converse with guests without having them underfoot,” says Pamela Frasier.

Claudia Sundin • CS DESIGNS 713.385.5585 • www.csdinteriors.com What is your design philosophy? Every client is unique, and every project should reflect that. Follow the basic design principles of scale, balance, proportion and color harmony and the end result will be rewarding. How do your clients' tastes or personalities influence design projects? I listen carefully to what they like or don't like, how they want the room to function. I'm there to pull it all together to look the best it can. It’s not about what I like. What's the first thing you ask a client when starting a project? Depending on the room/rooms and budget, I give my clients binders of photos collected from magazines and ask them to bookmark colors, fabrics, furniture, lighting, etc. of what they like. What initially drew you to interior design? As a young girl I loved rearranging my bedroom. I sold computers in my twenties and traveled the world in my thirties with an airline. It wasn't until my forties that I pursued a degree in Interior Design and formed my company. How can a potential client know if a particular designer is a good fit for their project? Usually clients are referrals from other satisfied clients. However, a client will be working closely with their designer, so it's important to like his or her personality. You will know if the designer is a “good fit” after the first meeting.

Floors ALL ABOUT

BY MARSHA CANRIGHT

Reclaimed hardwood burnished with European oils, natural stone like Travertine, and white high-gloss porcelain floors are what’s going down in Houston’s upscale homes. Designers and their clients are seeking wider planks, softer pallets, and a whitewashed, neutral look for floors in contemporary homes, says Greg Schenck, owner of Schenck & Company, a Houston-based custom floor design business. Owners of more traditional homes favor dark, rich woods such as walnut and hickory, he says. Reclaimed wood flooring remains in high demand. “My wife and I are building a home now with floors made of domestic barn wood siding finished with a European oil. The imperfections and the weathering are part of its beauty,” says Schenck. The possibilities have never been greater for selecting appealing floors, but it’s important to first consider the big picture. “Open concept and flow are desirable components in almost all new construction and major remodels,” says Kara Wuellner, owner and creative director at The Design Firm in Houston. The floor surface must contribute to an overall design. When there is consistent flooring throughout a house, it creates continuity and openness, according to Wuellner. Flooring winning top favor among Design Firm clients include: High white gloss porcelain in more contemporary homes, and limestone and travertine in more traditional settings. On the softer side of flooring, Sam Roberts, owner of Roberts Carpeting, says “carpet can still be used appropriately anywhere except kitchens, utility rooms and bathrooms.” Roberts says there is an incredible variety of carpet these days. “Ever advancing technology has created an enormous array of patterned carpet that can be created through the use of multiple heights, tip shearing and cut pile and loop combinations. At the lower to mid-range, Roberts says solution-dyed polyesters have gained a large and increasing market share. In better goods, advanced technology has turned out incredibly soft, high-performance fibers. As for color trends, Roberts cites grays, taupes and blues as making strong comebacks. Soft greens also remain popular. He suggests the Stainmaster brand and products for people on a budget. At the higher end of the spectrum, reigning brands include Stainmaster Trusoft, Weardated Embrace, Anso Caress and Sorona Silk. TRENDING NATIONALLY The World Floor Covering Association (WFCA) reports a high-tech lifestyle, subculture movement and the want for uber conveniences represent some what influences buyers’ preferences in flooring products. New to the market is a hardwood floor with air-purifying properties. Titanium dioxide is baked into the surface of the wood. When exposed to light, it decomposes organic compounds that include dust, dirt and oils. At the last WFCA conference, dark mahogany and cherry-stained floors were seen across the show. The standout was floors in dozens of muted grays, vanilla tones and whites. There were no limits when it came to treatments in wood. Handsculpted and scraped planks, multi-toned weathered finishes, rolled edges and ends, and timeworn looks were everywhere.

Thompson Custom Homes’ trademark floor is this incut oak.

Wider planks, spanning 4 to 7 inches, also ranked high in popularity. Bamboo has maintained its popularity as a highly durable, eco-friendly hardwood flooring solution. In the carpet and rug arena, it is all about definition and texture, from leopard print shag to pony hair to braided manmade fibers. Some companies tout manmade fibers that can be cleaned with bleach and water. Engineered stone commonly reserved for kitchen and bathroom countertops have been making its way to the floor. The stone is a composite material made of natural stone and resin. It works inside as well as out. Laminate products are as close to nature as they’re ever going to get, thanks to tremendous enhancements in digital imaging and surface texturing. Luxury vinyl tile is the leader of the pack in the resilient category. In addition to affordability, it is easy to install and maintain. THE HOUSE THAT KATIE & MIKE RE-BUILT

From the exterior, the Bierne house denotes unassuming charm. The entire front porch was rebuilt. The front door is a salvage find, and the transom was added.

HEIGHTS COUPLE ENJOYS OLD STYLE AND NEW AMENITIES Interior Designer Laura Michaelides sits on the front steps with the Biernes: Katie, Mike and baby Barrett.

he lovely white Queen Anne Victorian residing on Arlington Street now belies the first “horrible” impression Interior Designer Laura Michaelides’ had of it. “But I could tell by the cross Gable in front, the extra wide center hall and pristine architectural style that it did have the makings for being a great house,” recalls Michaelides. Katie and Mike Bierne’s ultimate decision to buy and restore the Arlington house wasn’t one made in haste. They began their due diligence by meeting with Michaelides, who was introduced to the couple by their realtor, Kelly Walsh. “Kelly thought that since I had worked on a number of old houses – including my own – that I could help them assess the viability of ones that caught their eye,” says Michaelides.

The new light-filled kitchen makes way for a growing family. The backsplash is a white polished subway tile, and the countertop is honed granite. The top on the rustic island table is Carrera marble. 53

AFTER: At the end of the center hallway is a sitting area. For great inexpensive art impact, the couple had installed as one large piece of art 10 art canvases purchased at IKEA. The rug underneath a bentwood garden bench mimics a grassy feel.

AFTER: A new-old door was installed, the circular attic entry was closed up and the hallway expanded. The pendants are from Brown Lighting. A new stairway was built off the hallway. The original one was a steep climb in the back of the house. BEFORE: Along the way, the front door had been “modernized,” and the center hall had been by compromised. A circular ceiling entry into the attic had been added just inside the threshold. 54

Before

In the end, the couple had doubled the home’s original 1,220 square feet to include two bedrooms and a bathroom upstairs, in addition to a guest room and bath, master suite, study, kitchen, and living and dining areas downstairs. The fact the house had a restorable center hall was a top influencer for the couple. Today, it is “so dramatic” and harks back to an era “when center halls were significant to the time period,” according to Katie. “This house really was in horrible shape,” recalls Michaelides. “The original floor plan had been destroyed, the transoms inside were gone, and the 11-foot ceilings had been lowered to 8 feet. The good Michaelides found with the house, though, outweighed any negatives. “With the kind of ceilings it had along with the roof height, I could see that some wonderful spaces could be created. You could see that it really was utterly charming,” says Michaelides.

“We originally were looking at newer homes that already had been renovated. Kelly then began talking to me about doing a project of our own,” says Katie. “All I knew after seeing this house was that it could be exactly what we wanted. I had this clear vision from day one,” says Katie, who along with her husband had never lived in such an old house and neighborhood. “But when we met Laura and saw some of her projects, we knew were in good hands.” The couple hired Don Broman, owner of Broman Design & Construction to turn the dream into a reality. In the real estate world, it is said location is everything, and in the case of the Beirnes, it was especially true. “When I move from Kentucky to Houston eight years ago, it took me two years to find the Heights. South Texas Generator Systems

South Texas Generator Systems is an authorized dealer of both standby and portable generators to the Houston Metro Area and Texas. With more than 23 years of experience, our company has the knowledge and attention to detail needed to offer the best services around. Since 2011, there have been more than 5,000 power outages that affected more than 50 million homes and businesses in North America alone. Houston has been among those cities impacted. Not only is weather a factor, the ever-increasing population and aging power infrastructure should also give homeowners cause for concern. Today, an automatic home standby generator system is just as much of a necessity as your central air conditioning unit. WHAT TO KNOW ABOUT GENERATORS (PORTABLE VS. STANDBY) I A portable generator must be filled with fuel or hooked up to a fuel line and manually started. I Home standby generators are already connected to the house wiring and fuel source. I A portable generator is less powerful than a standby generator and needs to be refueled several times a day. I STGS Standby Power Systems start automatically just seconds after a power failure and remain on until utility power is restored. I Pricing on a complete turnkey installation of a natural gas standby generator begins in the $7,500 range for an 1,800-2,000 sq. foot home.

Ron Moser, South Texas Generator Systems 281-397-3717 www.STGS.net

I Different guidelines of placement are based on manufactures’ minimum clearances, city ordinances, National Fire Protection Agency codes, and even homeowners associations. STGS uses Electrical and Plumbing sub-contractors for all generators installed. Our Electrical and Plumbing sub-contractors carry all necessary licensing required by the State of Texas including but not limited to Contractors License and Masters License. How to restore brick

Serving Houston, the Gulf coast and North Texas, Brick Restoration, Inc. accepts jobs of any size, exterior and interior. The company’s artisans use a combination of 21st century proprietary products, Old World craftsmanship and meticulous artistry to restore masonry to its original beauty.

“Most mortar is made of sand and cement, but we mix our own acrylic-based mortar that withstands the weather by expanding with rising temperatures and also moves as the house settles.”

RENEW AND REVITALIZE YOUR BRICK, MASONRY AND MORTAR I Cracked brick walls must be repaired to prevent water penetration. The right mortar is the key to successful repair. Brick Restoration’s patented synthetic mortar is flexible and moves with settlement. I Unsecured walls (brick that has broken free from the ties) are an integrity issue. Brick Restoration’s patented wall fastening system fixes the problem without rebuilding. I Damaged walls often require new bricks. Brick Restoration has rare bricks, a network to other brick yards and a laboratory that “clones” impossible-to-find bricks. I Finding the source of a leak is the biggest, most difficult issue. Brick Restoration has developed a system that addresses the root cause.

Robert Zumeta, Brick Restoration 281-558-1828 www.brick-restoration.com 8830 Emnora Houston, Texas 77080

I Stains are a persistent problem. Masonry can simply become dirty. Brick Restoration returns it to its original, stain-free beauty. I Brick perimeter fences are a beautiful but costly feature of many communities. Brick Restoration specializes in restoring these fences to a better than new condition allowing them to last many more years.

How to Choose Leather Furniture

Since opening in 1988, President and CEO Jim Winkler has expanded Leather Shoppes into a 10,000-square -foot showroom -- complete with a variety of American and custommade furniture brands, and home theater seating and accessories. Leather Shoppes is now the longest standing leather specialty store in Houston, offering online sales since 1996, with in-home shipping nationwide.

“When in the market for new living room furniture or theater seating, leather will provide the durability and wear that any family is looking for,” says Winkler.

LEATHER FURNITURE IS PRACTICAL, LONG LASTING AND CAN BE ENJOYED FOR MANY YEARS IF SELECTED CORRECTLY.

I Don’t settle for furniture just because it’s in stock or for furniture that won’t last over time. I Leather furniture will provide the most benefits, but not all leather is created equal. The “Manufacturer Ranking” link at www.leathershoppes.com reviews and compares the different qualities of leather brands. I Instead of a general furniture department store, go to a specialty store for more quality leather options, and more accurate information about brands. I Look for something made in the USA/North America for better options and faster service.

Jim Winkler, Leather Shoppes

I Purchase full-top grain leather. Avoid bonded or leather-like products made for a low cost in overseas places like China.

I Make sure furniture is well built on the inside with hardwoods and spring construction. I Expect special ordered furniture to be delivered in approximately 30 days.

ABOVE: One of the guestrooms. The wood floor is new, as is the transom. LEFT: The guest bath features an old cabinet that was painted white and topped with Carerra marble.

Katie says that rather than place the master bath into the bedroom, they situated it off the hallway. “It’s a nice feeling to have two separate spaces, which means less noise, fewer wet towels laying around and just less mess that can spill over into the bedroom. “We also have four dogs, and we designed the laundry room around them,” says Katie. “Laura helped design the space so that their crates and all their accessories fit perfectly. There are pocket doors on each side of the room, so you can get to the kitchen and the master hallway. It makes it all so convenient and tidy. “The thought of all the history within these walls just takes my breath away. I feel so honored to live here, and to make my own history with my family,” says Katie. 64

Advancements in Air Conditioning Save Money and Increase Comfort Control Humidity with Ruud’s Ultra Series Variable-Speed Furnace Save Money with Ruud’s Ultra Series Dual-Compressor Unit

John Burg, Technical Expert and Trainer with Century A/C Supply, has more than 40 years of experience.

“... you could be paying twice as much on your monthly electric bill as you would be with a new system from Ruud Air Conditioning and Heating.”

Century A/C Supply 281-530-2859

As we have all experienced, technology is evolving at a rapid pace. Whatever was the hot, new item in one year is considered antiquated the next year. But when it comes to air conditioning, these improvements can make a serious impact on your comfort and your wallet. If you haven’t replaced your home’s heating, ventilation, and air conditioning (HVAC) system in the last ten years, you could be paying twice as much on your monthly electric bill as you would be with a new system from Ruud Air Conditioning and Heating. For example, Ruud Ultra Series air conditioners and heat pumps take advantage of two-stage technology. Did you know that your air conditioner wastes more electricity turning on than it does while running? These dual compressor units allow homeowners to increase their comfort while saving money and reducing energy consumption by avoiding the energy-sucking on/off cycles you see in conventional A/C units. Several other money-saving advancements have been introduced to the HVAC industry over the last ten years: wifi-enabled thermostats that automatically adjust temperatures based on real time weather; new earth-friendly refrigerants; improvements in indoor air quality; zoning systems that allow you to target which rooms to cool. Perhaps most importantly, efficiency ratings have drastically improved, both in measures of Seasonal Energy Efficiency Ratio (SEER) and Energy Efficiency Ratio (EER). While most companies tout their SEER ratings, Houstonians should be focused on the EER – a more realistic measure of efficiency for our climate. Ruud’s HVAC systems are so efficient that they have won the Most Efficient Award from Energy Star every year since the award was introduced in 2011. And in addition to industry-leading efficiencies, Ruud was also voted number one in reliability by the leading consumer review magazine. To learn more about Ruud’s innovative line up of HVAC equipment or to contact the Ruud expert in your neighborhood, visit www.ruudac.com.

How can a buyer’s offer stand out among multiple offers?

Karen Derr of Boulevard Realty has been marketing Houston real estate since 1995. In fact, karenderr.com was the first real estate website in Houston to market homes online.

“The offer the seller chooses doesn’t have to be the highest. These tips will make your offer stand out in a crowded field. Prices are going up and inventory is low but with low interest rates, now is still a great time to buy -so don’t be afraid to ‘Go For It!’ ”

I Have your lender letter ready ahead of time. I Make sure your letter of qualification uses the word "approved," if possible. It’s stronger than pre-qualification. I If the home is new on the market and priced right, give your best offer first. The seller may not give you a chance to go up. I Use closed sales data as a guideline, but note homes at those prices are no longer available. I Sweeten your offer by being flexible on move out and close date, if you can. I If you are well qualified, remove your financing contingency to show your confidence. I Consider a larger than 1 percent earnest money deposit with the title company. I Show you’re serious by keeping termination period and loan application period short — 7 days or less.

Karen Derr

I If you offer above list price, have a plan in case the home does not appraise.

713.875.7050 www.karenderr.com

I A short letter from you to the seller telling them why you love the home will help put a human face on your offer.

THINKING TODAY ABOUT REMODELING FOR TOMORROW’S NEEDS

R

emodeling trends may come and go, but one trend has evolved into an improved design movement focused on increasing accessibility for everyone in the home. The National Association of the Remodeling Industry (NARI) recognizes universal design projects as proven design solutions for not only aging-in-place, but for families with special needs or anyone who wishes to move about his or her home freely, without barriers. Most people don’t think about universal design until it’s too late, saccording to NARI representatives. A healthy person can be injured or need to care for a loved one who is aging, and suddenly, your needs have changed. NARI suggest the following tips when planning remodeling solutions geared to meeting the day-to-day needs of older people or those with handicaps: • Zero barriers, which mean there are no steps in the home, especially for entryways. All living quarters are on the first floor -- with perhaps the exception of an upstairs area that can be converted, at some point, into an apartment for a caregiver. • Wide hallways, open living spaces and dual entries in all rooms are common design elements used in wheelchair accessibility. It is suggest-

ed hallways be more than 5 feet wide, and living spaces are expanded so wheelchairs can move around furniture easily. Also, two entryways in all rooms -including the living room, dining room and kitchen –should allow for ample traffic flow throughout the house. • Microwave drawers and/or refrigeration drawers are also a stylistic feature for those who prefer to showcase beautiful cabinetry and granite countertops rather than the eye-sore of a microwave taking up counter space. • Hardwood flooring is superior over carpeting for wheelchair accessibility. • Ramped pool entrances make it easier for residents to be transferred in and out of the pool safely. However, once installed, the ramped entrance doubles as a convenient bench for guests to sit on while they enjoy the pool. NARI is a valuable source for homeowners seeking to hire a professional remodeling contractor. Visit the NARI.org site to get tips on how to hire a remodeling professional and to search for NARI members in your area.

GINGERS REALLY SNAP! BY DARRIN DULING

Summer is here, which translates into long, hot days and still humid nights that never cool down. Plants grown for summertime color, like marigolds, petunias and pelargoniums, quickly dwindle — as do we. But rather than swearing off gardening while hiding in air-conditioned shelter for the next four months, seek relief in the form of a group of heat-loving plants that are a source of beauty as well as comfort: gingers. Family Zingiberaceae, with about 1,300 species, ranges from lowland tropics up to a frigid 16,000 feet in the Himalayas. Many thrive in sun or shade as returning perennials and produce long-lasting cut flowers from May-November, depending on variety. After frost hits them (amazingly, we are actually missing frosty temps now), remove old foliage and apply light mulch. They will come back stronger every year, and you will soon be able to divide and share them with friends. Here’s a top six list of genera: Alpinia – torch or shell gingers. Arching stems crowned with clusters of cylindrical flowers. Curcuma – hidden gingers, tulip gingers. Large, fluorescent, cone-like, inflorescences pop out beneath, or just above, lance-shaped foliage. Globba – dancing lady gingers. Pendulous clusters bob and sway with the slightest breeze. Exquisite! Hedychium – butterfly gingers. Masses of delicate, often fragrant, flowers crown reed-like stems. Kaempferia – peacock gingers. Ground-hugging foliage with patterns

that would do justice to a Persian carpet. Their perky little flowers are a plus. Zingiber – shampoo or pine cone gingers. Waxy flowering “cones” are held on short stalks amidst strap-like foliage. Zerumbet is the source for awapuhi, a shampoo conditioner – excellent for humid, “bad-hair” days. We have touched on beauty (garden and otherwise), what about my previous mention of gingers for comfort? Look to the spice rack: ginger root, (Zingiber officinale - can be grown outdoors in sheltered spots that are not wet in winter), cardamom (Elettaria cardomomum), turmeric (Curcuma longa – recent studies show its potential as preventative treatment for Alzheimers), arrowroot (Curcuma angustifolia), and galangal (Alpinia galangal). These and other gingers are found in flavorings, dyes, perfumes, antiseptics, anti-inflammatories, anti-oxidants, sedatives, and . . . purported aphrodisiacs. Gingers will certainly help make your July gardening more bearable, especially via a tumbler of iced ginger ale, either imbibed neat, or as part of a refreshing summer “cup.” Please see page 74 for information about the Mercer Plant Conference.

Keep on Growing!

Gardening experts will share their knowledge of both the tried-and-true and the unusual plants that will give gardens splashes of color during hot and humid summers. The Conference features three keynote speakers: Ceil Dow, ginger expert and avid enthusiast on the “Ginger Species;” Margaret Cherry from Abbott-IPCO. INC (a wholesale nursery) on “Caladiums and All Things Lush & Leafy;” and Norm Arnold of Glorious Gardens on “Landscape Designs that Bring Out a Blast of Summer Color.” A private plant sale for attendees will be held from 8 a.m. to 10:15

a.m. The Plant Sale opens to the general public at 10:15 am. This one-day event is geared for all garden enthusiasts from the new homeowner, novice or devoted gardener. Participants also can tour the gardens, guided by Mercer Arboretum & Botanic Garden’s Director, Darrin Duling. Get up close and personal with the plants as Darrin points out the species that thrive, add color and bloom in the summer heat. The fee for the Summer Color Conference is $70 for TMS (The Mercer Society) members and $80 for non-members. A continental breakfast and lunch are included. Space is limited. Reservations and payment is required in advance. Please call 281.443.8731 or email msociety@hcp4.net to make reservations or for more information. Net proceeds from this event go to benefit The Mercer Arboretum & Botanic Gardens.

WELL HOWDY, YA’LL! I’M NAOMI! I am so pleased you stopped by my little page, Sugah! You know, I’m told that I resemble my hero, Naomi Judd. I can understand why. I’m a sassy, smilin’, bighearted gal that’s as much sugah as spice. Like my namesake, I too had humble beginnin’s worthy of a sad old country song. You see, I wandered away from home when I was a little ol’ innocent puppy dawg and got caught up the highfalutin lights and glamour of city livin’. All was goin’ fine until the darnedest thing happened; I tested positive for heartworms! Thank goodness the nice folks at the HSPCA took me in and paid for my treatments in advance at any local VCA clinic. Now I’m startin’ a new chapter and hope you’ll be a part of it. We could make some wonderful country music together. Don’t ya think, sugah?!! • HSPCA ID# 197189 – by Robert Coplin HOUSTON SPCA 900 Portway Drive, Houston 77024, 713.869.SPCA (7722) Open daily, www.houstonspca.org
