reimagining home
So, I’ve been looking forward to this month, when we release our Annual Remodeling Issue. For my own use — and for you all, too — I chose to do a little research on interior and exterior doors, which I share on page 32. It was a home we featured last month that made me think about swapping out my own interior doors. What the heck, I thought, I’m re-doing practically everything anyway. (If you’ve ever remodeled, you recognize the thought process.) When touring the house we photographed, I found to my liking the weighty solid feel of the interior doors. So I spoke with my contractor who assured me that solid wood doors would prove to be one of the things I would like best about my old-new home. They just arrived — as “slabs,” meaning they will be fitted into existing door jambs. So far, I’m pleased. The house I’m renovating was an investment property (above left). I sold my house nearby and decided to move into this one since tenants vacated to move to another city. The exterior, proposed “after” design above is by DBR — Design Build Remodel (www.dbrhouston.com). It blew me away. I’m still debating exterior colors. Ideas anyone? We’re featuring two thoughtfully renovated homes . . . one by photographer Phyllis Hand, and the other is a cottage gem by Bungalow Revival. This is an issue filled with inspiration! What initially drew you to interior design? Since 5th grade, I knew I wanted to be an interior designer. I wanted to follow the footsteps of my great uncle, Eugene Harris, who owned a shop on Kirby and Bissonnet called Harris Design Studios. He was a founding member of ASID (formerly IDS). As a child it was inspiring and exciting to see professionally designed interiors. How can a potential client know if a particular designer is a good fit for their project? The client should feel comfortable with the designer’s personality, communication skills, and design philosophy to ensure a good fit. An experienced designer listens to the wants and needs of the client, then works as part of a team to capture a comfortable look that remains stylish for years and functions as the group envisioned.

What is your design philosophy? It's my job to help the client express themselves visually by telling a story of who they are. Ideally the result is a uniquely tailored space with a new expansion of their comfort zone and having a better understanding of what makes their interiors exclusive. How do your clients’ tastes or personalities influence design projects? It’s the driving force of the overall design direction. It’s not about my personal aesthetic. Enhancing the client’s personal design style is the most important part of programming. Each project is a collaboration between the designer and client that makes each one special. What’s the first thing you ask a client when starting a project? Meeting the clients expectations and establishing realistic budgets are imperative conversations to have in the being phases of the process. Being very clear about what to expect from both parties is essential. What initially drew you to interior design? I love to create and work with my hands. I have always been very aware of my environments and how they affect me and others. How can a potential client know if a particular designer is a good fit for their project? Check their website, Houzz, Pinterest, etc. It’s so easy to shop in the comfort of your home these days. Then look at their portfolio's do they have the look you want or are trying to achieve? Make a call or email them with your thoughts and concerns. Are they friendly? Do they respond within a proper amount of time? Is the chemistry right when you meet? All of these are right questions to ask when considering to work with a designer.
What is your design philosophy? A designer must remain true to the client and subject matter, rather than to lift oneself up through a “signature style.” Then and only then can a truly great design be created. How do your clients’ tastes or personalities influence design projects? The client greatly influences the end result. I think it is important to get to know and understand who the client is and what they are trying to achieve. The resulting design, while both beautiful and functional, should ultimately be an extension of the client and thus tell their story. What’s the first thing you ask a client when starting a project? I always want to know what they envision the end result to be and the top items on their list of dislikes. What initially drew you to interior design? My family traveled a lot when I was young. So early on, I developed a love for historical architecture and unique places. What I found most interesting was how different places could evoke different feelings based on the details of the space. That’s when I decided I wanted to create spaces for people that could translate their essence to any visitor. How can a potential client know if a particular designer is a good fit for their project? I think it ultimately comes down to what the client is after. Some clients want a designer’s “signature style”. Others are looking for a unique result. There are designers out there that fill both of these categories and I think the best results come from good pairings. 19

How can a potential client know if a particular designer is a good fit for their project? A client will know they’ve found the right designer for them when they feel truly “heard”. A good designer listens to what the client wants and applies her talent, knowledge & experience toward making a space tailor-made for the client. It is vital to be able to transform the interior into what the client envisions, not just leaving a designer's stamp on the space. What initially drew you to interior design? Interior design is part of my DNA. The passion for creating aesthetically pleasing interiors came as a young girl. My precious parents would often wake up to a living room that had been redesigned! Today I use my gifts and talents to assist clients in creating a space that reflects their dreams and visions. How can a potential client know if a particular designer is a good fit for their project? It's important to know that the designer is listening to your needs. I would ask myself other questions like; Is the designer staying on budget or trying to up sell me? Is the designer flexible about changes and schedules? Does the designer display good character? Is the designer able to accept honest feedback?

As a child my aunts asked me questions like, “What color should I upholster those chairs?” and “Where should I place that piece of furniture?” I guess you might say it’s in my blood. I will definitely speak up if I think they are making the wrong decision. But otherwise, it’s always a collaborative process and that is such a great thing.

I am hired for a reason, however, so it’s my responsibility to give them the best design advice and resources available to achieve a very personalized goal.

That usually gives me the clues I need. Immediately my client tells me everything they dislike about their current space. Then I ask what the perfect day in this room would be. Aspiration turns into inspiration on how I can give them a comfortable space that works for their lifestyle.
What's the first thing you ask a client when starting a project? I ask how they visualize using the space. Do they want the living room to be a more formal or casual space? How do they like to entertain? Could the dining room double as a library, or will it be strictly for dining? Get to the essence of how they prefer to utilize the space.
What initially drew you to interior design? I think my parents knew first. When I was 8 I kept shoving the furniture in my room from wall-to-wall and demanding that they repaint. How can a potential client know if a particular designer is a good fit for their project? It’s all about the relationship that you establish with your client. If there’s an immediate rapport the first time I talk to someone, I know that everything else will work out. And they will have the room of their dreams.
What initially drew you to interior design? As a child, I was forever re-arranging my friends’ bedrooms as well as my own family’s home (much to the annoyance of the adults, I might add). I’ve always loved unique objects and works of art. My love for design grew from that, and I set off for college to get my degree in interior design. How can a potential client know if a particular designer is a good fit for their project? Interview more than one designer and see how you connect. Working on someone’s home becomes very personal, so it’s imperative that you feel comfortable and secure with your designer.

What initially drew you to interior design? As a young girl I loved rearranging my bedroom. I sold computers in my twenties and traveled the world in my thirties with an airline. It wasn't until my forties that I pursued a degree in Interior Design and formed my company. How can a potential client know if a particular designer is a good fit for their project? Usually clients are referrals from other satisfied clients. However, a client will be working closely with their designer, so it's important to like his or her personality. You will know if the designer is a “good fit” after the first meeting. 21

Debi Kiemsteadt contacted me because she had seen my work at a client’s house, liked how little changes make a huge difference, and wanted my help sprucing up her house – on a budget. “I really wanted to update the house and make it feel ‘new,’ ” she says. “I felt confident with your expertise that the colors would all work together. And I was impressed with your ideas and how quickly you were able to offer suggestions,” adds Debi. “ My husband and I loved the way your client’s house was decorated, and they talked to me about you and how you approached the design with them.

TIP: Changing out dated furniture, and flooring and painting is far less costly than you might think. The painting is awesome; it was done by Valente. We both were on the same page regarding new paint colors. “I had hoped to find colors that were more subdued and matched the rest of the house,” Debi explains. Turns out, the couple was very happy with the services I provided and liked having options. “We really liked your suggestions, and you made me feel better about the things I had chosen. We had been planning to remodel for some time but needed to save up so we could do it the way we wanted,” she explains. Friends and family commented that ‘it looks like a whole new place.’ “Friends cannot believe the transformation,” Debi says. “The whole family loves the house now, and we don’t shy away from having people over because we love our updated house,” she adds. “One area we struggled with was finding the right size/style of area rugs for our rooms,” Debi says. “With your help and suggestions, we were able to find the perfect ones. The place you recommended was great because they allowed us to ‘borrow’ them, bring them home and see if they worked in the space before buying them. This was helpful in making the final decision. We also learned about furniture placement and appropriate size of furniture based on our space. Those were areas we hadn’t thought of before but needed discussion, Debi explains.

Doors offer a wide open range of opportunity to establish a certain ambiance and decorating style in and outside your home — more than you might think possible. And when you do think about it, the visual and financial impact doors can have becomes obvious — starting right at the home’s entry. The front exterior door can underscore architectural style, imparts a first impression and certainly impacts curb appeal — something worth considering should the home ever be placed for sale. It could be the bait needed to lure interested buyers inside. Industry studies suggest between a 73 to 96 percent — or more— possible investment return when selecting an upscale, dynamic looking front door. Door styles vary by region, according to Jason Salvaggio, owner of Door Clearance Center. “For rustic and craftsman style homes, distressed knotty alder is quite popular. Larger custom homes are utilizing wrought iron with ornate grilles for an impressive look. And nothing beats the warmth of a stained mahogany wood door with decorative glass, which is
popular just about everywhere and looks good on any home.” Industry reports also suggest more than half of all potential home buyers better recall the houses with front doors having glass insets. If money were no object, Salvaggio says, as an aside, he would select for his own home — because of their timeless, classic look — a hand-forged and hand-finished, heavy gauge steel wrought-iron door with attractive grilles. “Indoor and exterior doors can range anywhere from $50 to $5,000, depending on the material selected, the construction quality, and the purchase point,” says Salvaggio, who believes smaller door companies like his can better offer doors “at clearance prices.” “Steel, fiberglass and wood represent the most common types of (all) doors,” says Salvaggio. “Steel doors are low maintenance, durable and generally less expensive than wood or fiberglass counterparts. “Fiberglass doors are priced in the middle, and they are the most durable since they don’t rot, dent or rust,” says Salvaggio.

“Fiberglass doors also can be purchased with a wood grain texture that gives them the appearance of wood but without the maintenance,” he adds. On the other hand, there is nothing quite like the weight and feel of a solid wood door. They evoke a more custom quality and, as a result, buyers can expect to pay more for them. Additionally, solid wood doors satisfy sound-insulating needs more efficiently than other options, according to Robert Davis, a local home builder and remodeler. Not all wood types take stain the same way; some offer better results than others. As a result, it might be worth a discussion prior to buying. Research reveals that while they can eventually burn, the solid wood doors are more fire resistant than engineered wood doors or hollow-core ones. Hollow core doors are light-weight, budget friendly and consist of a frame or cardboard baffle that has a plywood veneer glued on to it. The provide little insulation, fire safety and soundproofing. They also absorb moisture easily and can warp. By comparison, the solid core door is made from particleboard or steel centers and then covered with a fiberglass veneer or wood. They do offer the weighty feel that solid wood doors offer — but at a more affordable price. They are also more energy efficient and reliable. Wondering what you have installed? Hollow core doors close with a light click. Solid core doors close with a more authoritative thump. DOOR STYLES When it comes to buying doors, the style options are endless. Some to consider or know about include: • Flush doors are the simplest with an undecorated solid panel front. • Louvered doors are constructed with horizontal slats to allow airflow. • Stackers are self descriptive. They “stack” on top of each other as opposed to sliding back to the side. • Pocket doors typically slide into a wall as space savers • Paneled doors (six paneled molded and two-panel arched, for example) feature raised panels or glass inserts to complement the home’s style (modern, traditional, rustic). • French doors work as a pair and invite in light. Their product line offers solutions as room dividers, and space saving options for closets and bathrooms. The sliding doors, made typically from aluminum and glass offer controlled light options that prevent any space or area from feeling too closed up. “Most of our non-weight bearing systems use a bottom track,” he says. They can and do use top hung doors, but they are heavy and need the required studs. Prices are related to the size — width and height — of the opening. A single wall slide door for a lost can cost as low as $800. Closet sliding doors begin at around $900. And room dividers have a start price of approximately $1,200. Sliding doors are terrific options to create two spaces from one large area. The best part about it is that they can easily slide apart again when the larger space, in total, is needed.

“Necessity is the Mother of Invention,” as it’s said. And such is true for Vanessa, who was raised in Houston and attended UH. While waiting the birth of her first daughter, Jacquelyn, in 2007, she began shopping for bedding and décor. Not finding what she envisioned, she began making her own. Positive comments about the nursery steered her toward opening Jacquelyn Reese Home.
What prompted you to launch your own company? My company was formed out of both passion and necessity. In 2009, my husband was transferred, so I left my career in marketing to relocate to Tampa, Florida. I found myself in a new city with a newborn and a lot of time on my hands. Word got around to friends about the custom work I did for my own home and before I knew it, I was sewing custom linens for friends and their friends all over Texas. We moved back to Houston a year later. I started with referrals and then interior designers began to reach out to me for other custom linens. My business grew quickly but when I had my second daughter, I had to scale things back to create a healthy work/family life balance. This gave me the opportunity to focus on my true passion-- monograms/appliqué and custom design work.

What makes your linens different from other shops? Tell me about your product line. Our products are strictly appliqué with some monogrammed linens. Everything is custom made to order so it is unique to clients’ homes and fits seamlessly with the rest of their interior design. We have a broad range of items -- from hand towels to bed linens, and I price products so that the fine art of custom appliqué work can be accessible to most people. I work only with natural fabrics so that every piece is durable and washable. Where do you draw inspiration for your products? Do you have a workroom in Houston, at your home or elsewhere? I find inspiration for designs just about everywhere. When something catches my eye, I’m instantly drawn to the color composition, architectural design or symmetry of the work. Pinterest is my “go to” source for archiving inspiration and keeping my design studio organized. All designs start in the design studio in my home, where I can easily shift between the business and my family. Where are you from? I was born in Pittsburgh but have lived in Houston since the age of 2. My family and I have called the Memorial area home for the past six years. What is your educational background – or training, specific to what you do now? I am a third-generation seamstress and have many fond memories of sitting alongside my mother and grandmothers, watching them sew and studying their work. I studied theater and dance at the University of Houston, but my time there also nurtured my love for interior design. Where can people purchase your products? What have been the challenges with an upstart? And what have been the greatest successes? Knowing my limits has by far been the greatest upstart challenge. It’s easy to get carried away with big picture plans and saying “yes” to everything. But I’ve learned sometimes it’s okay to say “no” and stick with a plan of measured growth. Design in Unexpected Places GHBA REMODELERS COUNCIL MEMBERS REMIND HOMEOWNERS TO TAKE ANOTHER LOOK AT NEGLECTED SPACES

Homeowners are more design-savvy these days, putting extra thought and resources into spaces that are traditionally more of an after-thought. Members of the Remodelers Council of the Greater Houston Builders Association say that designer details are popping up in unusual places. Leslie King, president of Greymark Construction Co., says that while many homeowners want more space in the laundry room, the company also has clients who want to convert utility space into a mud room. “They’ll take space from the kitchen to make a place where the kids can sit down and put their shoes on, a place to hang coats and room to put backpacks after school,” she explains. Jim Nowlin, president of Remodeling Concepts Inc., past president and currently immediate vice president of the Remodelers Council, says the most requested remodeling projects his company sees are for higher-end kitchens and master bath projects. King, 2014 president of the Greater Houston Builders Association and a former Remodelers Council president, agrees that kitchens are one of the first places in which clients are going all out with design. She has been adding mixer stands to the design, as well as incorporating recycling chutes and adding built-in spice racks between studs in the pantry walls. Interior designer Lynne T. Jones, says homeowners are even building what is known as a “dirty kitchen,” or a second kitchen where the messy work is done.
“It can get dirty, so the big kitchen looks pretty,” she explains. “Man dens” and “she caves” are taking center stage, too, according to Jones. “Men are taking their getaway spaces more seriously,” says Jones, who just completed the largest man cave she’s ever seen. “It was an entire barn with a full kitchen, dining room table and wet bar. It ended up being absolutely fabulous.” Women also are carving out in-home niches for themselves, and one of the most popular is the closet. A client recently asked Jones to turn the space into a dressing room, complete with a crystal chandelier and added built-ins that include glass doors, an island with drawers to store jewelry and a three-way mirror. Jones, who has a number of unusual projects in her portfolio, says small spaces, such as powder rooms, can be a fun place to incorporate high-end materials. While most of her work involves homes, Jones says she has shared her expertise in some unexpected locales, such as the interior of a private airplane and aboard a 40-foot sailboat. Thanks to networks such as HGTV and DIY, homeowners have become more savvy of design trends, Jones adds. She suggests clients make the most of a remodel by using these resources to put together a wish-list or inspirational binder full of images they like and hiring a qualified contractor. “A professional can help pull it all together – and make sure they get the most out of their investment.”

“It’s got good bones.” How many times have you heard that when looking at a trashed out, ready-for-the-wrecking ball house that catches the eye of someone with a vision? That’s what happened at 1227 Winnie Street in Galveston’s Historic East End. A dilapidated, falling apart house – in foreclosure – wooed a couple of Islanders, who turned this piece of coal into a diamond.

With the help of architect Ed Eubanks, Hand and Laurence Wall were given a roadmap to aid them in the job. Interestingly, the house was not a stranger to Wall, who lived in it as a boy when his father rented it while attending the University of Texas Medical Branch. But it looked much different in 2013 than it had in the 1950s. Structurally, the house was sound, Eubanks says, but it needed some leveling and a new roof. And although the interior footprint could be preserved, most everything needed updating, modernizing, replacement or repair. Eubanks adds that the house had so much opportunity, but it was in serious disrepair. “It reminded me of a quote from (Houston architect) Howard Barnstone’s book, in which he quoted author Edna Ferber who, in 1963, compared the city of Galveston to Miss Havisham, the gray, mournful abandoned bride of Charles Dickens’ Great Expectations,” Eubanks says. “This house looked like Miss Havisham and someone needed to rescue her.” And a rescue it was for Hand and Wall. All new plumbing – in the two bathrooms upstairs and

powder room on the main floor – was essential. As it turned out, though, much of the fixtures and cabinetry could be preserved, keeping the essential period look to the spaces. “Where would I ever find a tiny sink like this anywhere?” asks Hand, pointing to the miniscule bowl in the powder room. “Its been with the house from the beginning, I’m sure.” The kitchen was re-plumbed, and all new cabinets and counters installed. There were no appliances, so new stainless items were selected and customized to the space. Open shelves for glassware were created in the windows. The electrical system was problematic, so the house was brought up to code with all new wiring and plugs. However, some of the old push button switches were reworked and are fully operational now, adding some historical charm to the rooms. A state-of-the-art heating and air conditioning system was installed. Architectually, not many changes were required. Eubanks says some of the space had been chopped up, but removing plastic paneling that covered the walls made a major difference. Perhaps the biggest change in the floorplan The banisters were restored and Hand opted to go with an animal print stair runner to impart rich traditional elegance.

was removing a wall between the small kitchen and adjacent dining room. This became the expansive kitchen-family room, made to feel larger by the big bright windows on both sides of the area. A formal dining room/library now occupies the space that originally was the living room. Floor-to-ceiling bookcases grace one wall, filled to capacity with books and trinkets. And over the large dining table is a crystal ship, a nautical nod to the home’s island environs. An attractive mantel spans the original fireplace which had to be shored up and is now decorated with special knickknacks and baubles special to the homeowners. The large bright parlor in the front of the house is now the living room, and in the corner is a 12-foot-high European mirror which has stood in place for decades and is a permanent fixture in the house. Upstairs Eubanks recommended some slight changes. There were four bedrooms, but he suggested slicing one in half and using it as a large walk-in closet/dressing area and repurposing the other half as a laundry area, with a stackable washer/dryer in the corner and other items stored in the plethora of closets and drawers tucked into the space. “The historical integrity of the house remained, but we made changes for today’s needs,” he says. “It is a graceful The owners both enjoy showcasing the works of favorite artists -- working in various mediums -throughout the house. 54 house& home | July 2015 | www.houstonhouseandhome.net

house – sophisticated yet comfortable, with good flow and character.” A second story outside porch, which was approved by the city’s Landmark Commission, was created over the existing entry porch and accessed by walk-through windows in the guest rooms upstairs. That summed up the remodeling. The restoration was the interesting part, Hand says. She was able to find vendors who carried replacement tile that matched the color, shape and size of the original tile in the bathrooms and on the kitchen floor (“Not all octagon white tile are the same!”) A mudroom next to the kitchen, which may have also served as a laundry area, was repurposed as a butler’s pantry with unique cabinetry and shelving, rescued from a train. The pocket doors needed beveled glass, rather than the frosted panes and many of the windows were cracked, broken or missing from the 32 windows in the house. All the windows needed redoing – most were painted shut. Now, with new weights and ropes, they all work and new custom shutters protect them during stormy weather. “We had hoped to use the original shutters, but none of them worked,” says Hand. “That was a big uh-oh.” A fake wall had been erected at the top of the stairs and once it was removed, new The fireplace in the dining room is original, and needed restoration work. 56 house& home | July 2015 | www.houstonhouseandhome.net

Picking the palette to paint the interiors was a bit tricky – but once the silver-grey color was created all of the rooms in the house were painted the same. Wood trim was painted a creamy white and ceilings tinted a light, light blue. The house is decorated with eclectic pieces mixed with modern art and antiques. “I like the antiques to anchor the rooms to the period of the house, but with a slash of modern,” she says. “It’s quirky – but it works.” Despite the careful restoration and love for the house, the owners are selling their home and relocating. It’s keeping all those good bones – and they should last for another 132 years.

What do you do when your spouse approaches you about selling the suburban house you’ve called home for 13 years — to re-locate to an inner-city neighborhood where you once vowed never to live? Can there be a happy ending? This happened to Clay Fritsch, a captain with the Houston Fire Department. His wife, Kelly, rediscovered the Houston Heights when attending law school downtown more than a few years ago. And, yes, they are living the happy ending. “She said, ‘You need to come down here. You’re going to like it. The Heights is a pretty neat neighborhood,’” he says, 64 house& home | July 2015 | www.houstonhouseandhome.net
also offering a memory he had of the area: “I had family who lived there long ago, and I had thought the area around 19th Street was OK. But, otherwise, it was unremarkable,” he says. However, things do change, admits Fritsch, who is the first to say that The Heights has transformed itself into a vibrant, sought-after area. “Actually, I had no idea of the Heights’ popularity,” he adds. Kelly Fritsch’s long daily commute to and from school — and her eventual downtown job — cemented the deal for

The Fritsches’ Kingwood house sold in a blink of an eye and with money in hand, they began scouring the Heights in hopes of finding a modernized and spacious older house. But the popularity of the area did put a kink in their plans. They struggled to find a house they liked. “Either they were out of our price range or had updated

Once all that happened successfully, Bungalow Revival would and could begin their magic. In the meantime, the couple moved into the Rice Apartments downtown and began looking at every possibility, going to every open house. They even ventured out to the
improvements that weren’t right for us,” says Clay Fritsch. “But every house we did see and liked had a Bungalow Revival sign in front of it.” “I told Kelly, ‘I’m going to call this outfit and see about buying one of their bungalows,” he says. He reached owner Gilbert Joseph Perez. “Gilbert told me, ‘it doesn’t work that way,’” says Fritsch, with a laugh. Before they could move forward and agree to work with each other, Perez told the couple to first find place they wanted to remodel. Of course, the Fritsches told him they had been trying to do just that but couldn’t find anything. “He told us to be patient, that it might take a year,” says Clay Fritsch.
Garden Oaks and Timbergrove areas. They found nothing. Or if they did, the market was so hot, they lost out to higher bids. A year soon had past when they got an email from Perez, who was inviting them — and others — to attend an open house. At first, they did not want to go — to only be tempted by another wonderful home that they could only “drool over.” Serendipitously, they did decide to go, and Perez remembered them. They shared their frustrations on not being able to find anything. Perez suggested a house, saying it had a contract on it but that he did not think it was going to go through. The Fritsches ended up buying the house Perez had told them about. The two-bedroom, one-bath 1920s cottage comprised 900 square feet.

Custom kitchen cabinets were built to reflect the 1920s time period of the house. The basketweave backsplash came from Walker Zanger. The countertop is honed black slate. A spice rack was carved out at the side of the range in order to turn a possible “dead” space into an usable area. They wanted to accomplish several things with the house. First, they needed to double the square footage. Today, it is a little more than that at 2,068 square feet. They also wanted an open-concept floor plan, which was a new tactic for Perez. “We had never configured an open floor plan like this one— (at that time),” says Perez, who notes more clients since have asked for something similar. “We had done the typical den in the back of the house with the kitchen opening up to it. With this project, however, all four rooms — the formal living area, dining room, kitchen and den — all open into one another,” explains Perez. Yet, while all the rooms line up, period built-in bookcases help convey a sense of separation among the rooms. Kelly

A dark painted ceiling in some areas can recess it, making the space look taller. The light pendants in the living and dining rooms came from August Antiques in The Heights. And a shadowbox table in the den encases old State Fair memorabilia that Clay Fritsch inherited from his maternal grandfather. Because Bungalow Revival did add newly constructed areas,
Fritsch says the couple pretty much gave Perez carte blanche, to do what he wanted with the house. The only main directive she gave was that there needed to be a usable utility room inside the house. She admits to being initially surprised at some of his decisions. But she remembered how they liked everything he had

The Fritsches’ journey was a rather long one, which was made more tolerable since they liked and trusted Perez and the Bungalow Revival team. “If you do something like this, you have to find someone whose style you relate to,” says Clay Fritsch. “During the last six weeks, I was just saying, ‘Do it; I trust you man.’” EDITOR’S NOTE: Bungalow Revival launches a new home division called Tribute at the end of this year. The intent is to rebuild in tribute style new homes that honor those unfortunately demolished in various parts of town. The company’s first home will be on Heights Blvd, where the old Doyle house once stood. Perez began Bungalow Revival in 2003, as a boutique restoration and renovation firm. The ongoing goal is to preserve and safe Houston’s historic gems.

Who’s Gardening Now? Fresh Veggies Get Millennials Digging BY SHIRLEY BARR
Houston nurseries weren’t a bit surprised when the National Gardening Association announced food gardening by millennials had risen 63 percent in five years (from eight million households in 2008 to 13 million in 2013). More people— and especially the younger ones—are happily getting their hands and knees dirty growing their own food in 2015. “The attendees at our Garden Series, a free Saturday morning offering at Cornelius Nursery, have changed from having gray hair to more pony tails — especially in the past five years,” says Cindy Champion, who usually conducts these events. “One ardent vegetable grower is young Miu Ha (pictured to right). She is a corporate CPA during the week, but most weekends are spent on her balcony gardening,” says Champion. Ha starts her container gardens with either seeds or seedlings. She selects either Burpee Better Boy or Big Boy tomato seedlings, or if she wants to grow heirloom tomatoes, Black Prince is the recommended choice from the experts at Cornelius. “Heirlooms are delicious but they only grow one time,” she says. “I usually can harvest enough bush beans, tomatoes, collards, and cucumbers to feed my husband and myself all spring and summer,” she adds. “I love gardening!”
GROWING VEGGIES IN CONTAINERS
Start with potting soil, such as Calloway’s Premium Potting Soil, that will drain well yet retain water to keep soil evenly moist. It provides substance to hold plants erect while allowing roots to spread. Other Tips: • Veggies need 5-7 hours of full sun. • Consider starting smaller seeds like lettuce indoors. • Use a wire cage over tomato plants grown in containers or small plots. • Fertilize plants throughout the growing season. • Dust plants with Bonide’s Captain Jack’s or Eight to keep chewing insects away. “One more ultimate trick many tomato growers use for getting plants to grow taller and tomatoes bigger: prune the small shoots near leaves where they grow from the stems,” says Champion, who has been working in horticulture about 40 years.

Heat half of the olive oil in a medium sized pan, add the onions and garlic, cook on low heat for 5-6 minutes until the onion is soft and glossy.

Remove pan from heat, add herbs, capers, breadcrumbs and pepper to the pan. Mix ingredients together, taste to tell if you need salt. Check to see the tomatoes are drained and wipe insides of tomato with paper towels. Fill tomatoes with the herb and breadcrumb stuffing. Very gently press down but leave a nice dome of stuffing on top of each tomato. Use remaining tablespoon of oil, grease an ovenproof dish and place tomatoes inside. Bake 30-40 minutes or until the tomatoes have softened. Remove from oven and let stuffed tomatoes rest for 5-10 minutes before serving.
