Smart Decisions Cover Those Bases With Home Improvement Loans and the Right Insurance

C

hanging your home's décor can give it a fresh feel for summer. However, if your to-do list is more extensive than adding a few throw pillows, it may be time to consider applying for a home improvement loan. Here are valuable tips to consider before signing on the dotted line.

GET YOUR DUCKS IN A ROW Start by estimating the total cost of your home improvement project. This is a critical step before applying for a loan. Ask for estimates from three to five contractors to be certain you are getting a reasonable price. Be sure to give the final number a little cushion — about ten percent extra — as unexpected costs sometimes arise during a renovation. Also, get acquainted with your credit history, which is a substantial part of whether or not you receive a loan. In the United States, you are allowed one free credit report each year; access it at annualcreditreport.com. 20 house& home | July 2019 | www.houstonhouseandhome.net

CONSIDER YOUR OPTIONS It's important to know the different types of loans that are available for home renovations. Generally, there are two categories of home improvement loans — those that use the equity in your home and those that require a down payment.

HOME EQUITY LOAN / LINE OF CREDIT Home equity loans offer higher loan amounts as a lump sum. Most of the time lenders are looking for homeowners to retain a 15 percent equity stake after the loan, so you’ll need considerable equity in your home to qualify. A home equity line of credit (HELOC) provides a source of funds that is available as needed. Unlike home equity loans, which are fixed rate loans, a HELOC will have an adjustable rate of interest. If you plan on using your home’s equity to secure a loan,

you will probably be required to get an appraisal. This will determine the amount of equity you have accrued; critical information that the lender needs for processing the loan.

original foundation remains. What the money can't be used for are so-called luxury items like a swimming pool or a fire pit.

GO COMPARISON SHOPPING DOWN PAYMENT LOANS If you don't want to use the equity in your home, there are also down payment loans, which are ideal for projects costing up to $50,000. These types of loans may come in smaller amounts with higher interest rates, short repayment terms and a balloon payment. The Federal Housing Administration’s solution to this issue is the FHA 203(k) loan program. These loans are designed to benefit both borrowers and lenders; FHA insures these loans, both fixed and adjustable, and will cover the acquisition and rehabilitation of a property. Homeowners can put down as little as 3.5 percent and pay it off in either 15 or 30 years. These types of loans can be used to redo a kitchen or bathroom, finish an attic or basement, change out the floors, buy new appliances or build an addition. It’s important to shop around before you apply for a loan. To be on the safe side, stay away from loans that put you in debt greater than 80 percent of the market value of your home. Look for the lowest interest rate, but also be sure to know the annual percentage rate (APR). The APR makes it easier to compare lenders and loan options.

SAVE, SAVE, SAVE While it would be ideal to pay for the cost of home updates without having to get a loan, this scenario isn't always realistic for everyday homeowners. Still, it’s prudent to save money for renovations and use cash on top of a home improvement loan. Before you apply for any loans, determine whether you will be able to pay for any part of the project with cash. This will lower the amount you need from a lender, reducing the total interest.

PROTECT YOUR INVESTMENT Lastly be sure you have protection for your home, which is most likely your largest asset. Even if you’re not in the 100year or 500-year floodplain, the events of recent years indicate that flood insurance might still be warranted. Make sure your coverage is up to date, review your current coverage and consult with your insurance agent before embarking on a remodeling project. When selecting a contractor, check their license and proof of insurance and make sure they will be able to adhere to codes and ordinances and pull the required permits.

FUNCTION MEETS FORM Home Furnishings That Blur the Lines Between Art and Utility

A

rt furniture — those pieces that combine creativity with functionality — command attention in any room. Furniture artists use their imagination to handcraft chairs, tables, ottomans and shelving as well as flower pots, mugs and mirrors into statement pieces that are useful as well as interesting in the home. “I’m all over this,” says Ann Marie Vancas, a Houston artist who creates tables that are suitable for serving and eating as well as to admire as art. “This is just another medium and part of your life. Everything [in showrooms] is so sterile but this is touchable and useable art.” Vancas says she was inspired to this artform after doing research on the international Bauhaus movement, started 100 years ago by German architect Walter Gropius, with the idea of reimagining the material world to reflect all of the arts: design, architecture, painting and sculpture. That union of art and design has given an opportunity to artists to show their personal expression in a medium that usually focuses solely on functionality. The concept also has been elevated to museum quality pieces, such as those viewed at the Museum of Fine Arts, Houston in recent exhibits for Joris Laarman and contemporary Dutch designers.

For local craftspersons, the opportunities are endless. Chad Kimball creates new pieces from discarded lengths of wood at his Austin studio. Cypress-based Contour Functional Art partners with artisans in East Africa. Houstonian Eddie Hall designs footstools and ottomans that he refers to as conversation pieces; his work can be found at the Copper Shade Tree in Round Top. Conroe-based artist Karsten Lee uses his hands, brain and heart to create exquisite furnishings, while retailers M. Naeve and Karma Living provide outlets for a variety of artisans. Large pieces of driftwood or tree trunks mounted under heavy glass table tops are a popular item for foyer or entrances, as well as the base for a dining table or coffee table. Sleek tables with interesting angles and geometric shapes become not only functional parts of the room but also the centerpiece. Sinuous curvy legs, dramatic designs for countertops and sculptured forms draw immediate attention and accolades from visitors as well as owners. Because most pieces are unique and handcrafted, their quality is often superior to mass produced furniture. Artists bend wood, roll metal, carve limbs or paint surfaces to create an art-filled statement. “I use these pieces as blank canvas and make them bold,” says Vancas. “You can have a stark house and add a pop of color, a pop of spontaneity or a spot of whimsical and that changes everything.

1 cup firmly packed brown sugar 1/2 cup white sugar 1/2 cup butter, softened 1/2 cup margarine 2 teaspoons vanilla extract 2 whole eggs 2 1/4 cups flour 1 teaspoon baking soda 1 1/2 teaspoons salt 1 3/4 cups semisweet chocolate chips

2 pints dark chocolate, strawberry with strawberry jam, or your favorite Cloud 10 flavor of ice cream, slightly softened Preheat oven to 375 degrees. In a mixer, combine the sugars, butter and margarine until blended. Add the vanilla and eggs, and stir together.

METHOD

In a separate bowl, stir together the flour, baking soda and salt. Add the above wet ingredients in a few batches, mixing gently. Stir in the chocolate chips. Drop balls of dough on a cookie sheet and bake for 11 minutes. Remove from the cookie sheet and allow to cool.

Take one scoop of ice cream and place it on the flat side of the cookie, then top with a second cookie, pressing to allow the ice cream to spread slightly. Wrap each cookie individually in plastic and freeze until the ice cream is very firm, at least four hours. Yield: 18 sandwiches

ho says you can’t take it with you? Not contractor and builder Franco Albarran, AIA of designbuild firm Albarran Architects LLC. When a couple of Connecticut transplants approached him about recreating the look and feel of their previous home, Albarran knew exactly what he needed to do: Bring a little East Coast-style to Southside Place, Texas. Albarran describes the five-bedroom home his clients bought as traditional in style, typical of homes built in Houston around the mid-1990s, and “very choppy” with a story-and-a-half living room in the back of the house with a sloped ceiling. He knew the space would need reshuffling,

and he soon found his inspiration: a big, beautiful oak tree in the back yard. “The living room was already backing up into it, so you could see it,” says Albarran. “I thought that it would be nice if the master bedroom had a direct view of that tree, too.” Albarran envisioned a two-story, 1,500-square-foot addi-

tion that included a larger and completely redesigned kitchen, living room, family room, breakfast area and outdoor porch downstairs, and an all-new master suite (bedroom, bath and closet) upstairs that would feel “like you were in the middle of a treehouse.” With the idea to push everything back and toward a view of the back yard, Albarran says they got rid of the living

room in the front of the house and the study in the middle, converting the space into one big party room with a pool table and shuffleboard. Adjacent to the living room is the outdoor porch, which Albarran sees as an extension of the interior room. “It flows,” says Albarran, “and even though it’s an exterior space, it’s really connected to the living room.”

The kitchen, Albarran found, was not only “very small, very narrow and condensed,” but “you had to cut across it multiple ways to get around.” This made circulation, or how you move through a space, a priority. So, in addition to creating a peninsula with an oversized island in the middle – one that is a larger version of what the homeowners had in Connecticut – Albarran created new path-

And because the homeowners liked an East Coast traditional look, the cabinet doors are inset, reminiscent of what you would see in the 1800s. Just beyond the kitchen, a breakfast room juts out, windows on all three sides. Albarran says there was an initial concern because instead of being backed up to an outside wall with a window, the kitchen sink overlooks the breakfast area, which overlooks the backyard. But they found that “even though you’re ten, 12 feet away from that glass, it feels like you’re there.” Upstairs, the new master suite features a vaulted ceiling with an exposed, stained mahogany beam in the middle and

one large center window, flanked on both sides by two smaller windows. “We’re big proponents of natural light, and I think it really opens up the space,” says Albarran. “And even though that wall faces west, it’s shaded by the tree.” Albarran says the homeowners wanted more of a modern look in the bathroom, which he accomplished with white walls and off-white trim. Though clean and refined, the details in the cabinets, base trim and moldings hint at something a little more traditional, while the addition of marble adds a chic touch. The old master bedroom, located in the front of the

house, was converted into a bedroom for the homeowners’ daughter, and the bathroom and closet were redesigned and made smaller, allowing Albarran to add a laundry room and an eight-by-12-foot storage space that also houses the water heater. And lastly, the entire house was painted white, giving it “a more modern farmhouse look,” says Albarran, with the black of the windows adding a bit of contrast. Looking back, Albarran admits that the project was challenging, both in terms of dealing with existing conditions and a three-month setback due to change orders and Hurricane Harvey. But as his is a design-build firm, he can even better appreciate the house’s transformation. “We see it as it’s being ripped apart, and then we see it as it’s being put back together, and then we see it when it’s done,” says Albarran. “I think the part that always amazes me is that for as much technology as we have, at the end of the day houses are still built by people. People’s hands put houses together. “I think that’s what makes every project unique. It’s the people who put it together.”

n a tree-lined street in the heart of the Heights, Amy and Josh Wolfshohl have built a serene, contemporary homestead fit for their active family. Designed by Houston architect Jesse Hager of CONTENT Architecture™ to accommodate the lifestyle and aesthetic of the owners, the 4,000-square foot house has indoor-outdoor areas for entertaining, an open kitchen at its center, and three bedrooms floating above on the second level. All the rooms offer a view and feature abundant natural light. It took almost two years to plan, design and build but now the couple, their son and dog Harley have been in the house for more than a year. They like to entertain outside, so we decided to orient everything to the north and create a large side yard on the south side,” says Hager.

A long covered breezeway flanks the south side of the structure. “One of my favorite features is the porch and the long entry into the house. I love the sound of the wood deck as you pass the entire public space of the home. On a sunny day, everything is thrown open and it’s beautiful,” says Hager. It also works well for a busy family. “When Josh and Amy come home, they are completely tucked away in their own private zone. They tell me they can look through the glass wall onto the expansive landscape and truly relax,” Hager says. He says the family chose the Heights because they love the neighborhood. Such a new, contemporary structure might seem out-of-place in an enclave of classical revival and Craftsman-style houses, but Hager says his team of architects made a focused effort to blend the façade of the new house with surrounding homes. “Our goal was to make sure that it fit in,” he says. They did a typical window pairing — one that echoes houses on the street — and used fiber cement siding on the

upper floor, HardiePlank®, to connect to the neighborhood. The durable material is made more playful by varying its height. “The house has been well-received by neighbors. They can see it's well done and thoughtful. That was important to us and important to the homeowners,” he adds. On the ground floor the ceilings are ten-foot, four-inches in height, with nine-foot ceilings on the second level. The house has a neutral color palette and a well-considered storage plan that contains clutter. The kitchen is more than a place to prepare food; it’s a common gathering area in the center of the house. “People always seem to gather in the kitchen so Josh and Amy decided to embrace it. They envisioned a social area that makes it possible to cook while participating in what’s happening around them on all sides. That’s why there is a wraparound peninsula instead of a wall that separates the kitchen from the living room.” The kitchen is equipped with Thermador and Wolfe appliances and Silestone countertops in White Zeus Extreme. Another useful space that “lives” well for the family is a mudroom adjacent to the garage that doubles as a utility room and study. “The room has an island where you can put your feet up and take off your shoes, and there are cubbies with cushions for the dog to sleep,” Hager says. The downstairs flooring is sealed concrete throughout, finished by Dungan Miller Design. The upstairs flooring is white oak. The stairway to the second story is based in the kitchen, while the stairs were poured by Amy's father who does

The upstairs master suite has oversized windows that allow the couple to wake up with a view of the large live oak across the street. The suite includes a small exercise room and a spacious, comfortable bath. “They can get up and do yoga or make coffee while they’re getting ready for the day,” he adds.

hether you do it yourself or play it smart and hire a professional, embarking on a remodeling or redecorating project can be both frustrating and overwhelming. Success is possible, according to four talented Houston designers, who share their top tips here.

DESIGNS BY DEBRA CRUZ Debra Cruz of Designs by Debra Cruz says the first step is to create your budget. For limited budgets, consider redecorating, which works for a smaller budget. You can rejuvenate your home with a paint makeover, window treatments and new, restored, or salvaged furnishings. Remodeling, on the other hand, is more permanent and therefore a more expensive transformation.

For remodeling, Cruz suggests treading carefully if remodeling the kitchen or bathroom. While these are the most commonly remodeled spaces, they also are the most expensive areas of a home to remodel. Cruz’s advice is to keep the same basic footprint, a decision that can yield greater cost savings. Everything in moderation — even moderation. A smaller budget is not always the best budget, Cruz tells us. If you’re truly unhappy with how the space performs for you, your family and your lifestyle, a bigger budget can be just as economical with the right scaled-back choices. Not only can social media help you determine what style, look or products you want to incorporate in your project, it gives you a way to screen interior designers for potential hire.

HOME DESIGN BY MADELEINE BANKS LLC Use feng shui to reorient your environment. “Feng shui is a natural way to feel good and harmonious in your home. It’s really about creating good energies,” says Madeline Banks, interior designer and owner of Home Design by Madeleine Banks LLC. “When clients talk about a feeling that they want the room to have, they might not be able to put into words exactly how they want it, and by using some feng shui techniques, we are able to reach that goal.” Decluttering also yields positive results. doesn’t have to mean adding furnishings to a space. Clutterclearing is liberating, says Banks, and only keeping the items you love creates good energy. Try removing the non-essentials and restoring items in your home that are still good, but have become worn over time. Be sure to prepare for your first meeting with an interior designer. Banks likes to start the design process by asking about the function of the room you intend to redecorate or remodel. The goal, she says, is to arrive at the ultimate design direction.“That’s where we end up based on a lot of work: getting to know the client and her preferred style, questionnaires, budget, perhaps limitations of the room, home and more.” Finally, let there be light. A good lighting plan incorporates as much natural light as possible, says Banks. Use artificial light sparingly and choose the color and strength of your bulbs carefully.

Julie Downey, ASID, NCIDQ, RID, LEED GA of Downey Design LLC agrees with Banks about the importance of light. According to Downey — who teaches a color and lighting workshop — when choosing a paint color for a room, look at the room’s lighting first. The lighting type, direction and reflective properties should all be taken into account. Downey’s process is full service, beginning with an initial consultation that will cover the project scope and an analysis of the budget. The preliminary design presentation will include design sketches, color study, space planning and the selection of furniture and finishes. For her, the project isn’t complete until she’s overseen procurement, installation and construction management.

If you are going to DIY, start small. More than 30 percent of all jobs home remodelers perform are the direct result of failed do-it-yourself projects, according to the National Association of Home Builders. So if you’ve chosen the DIY route, proceed carefully. It’s difficult but not impossible to hang your own wallcoverings, says Julie Young, The Wallpaper Lady. When it comes to paper hanging, the wallpaper maven suggests trying a single accent wall before tackling an entire bathroom. Also, don’t believe everything you read. You will get plenty of advice from friends, family, blogs, and instruction pamphlets. Some of the information you receive will be accurate, but much of it will be wrong warns Young, who is known as the picky paperhanger. “Many people hear or read

one thing and latch onto it and accept it as gospel truth,” says Young. “If you’re going to DIY, it’s imperative to learn as much as you can from a variety of sources.” Be sure to invest in the right tools. If you’re hanging your own wallpaper, the proper tools include quality paper, primer, paste, tape measure, and laser level. And if you’re going to hire a professional, says Young, peruse that person’s website, read reviews, and talk to him or her to see if you feel comfortable with their level of expertise and how they plan to tackle the job.

SUCCESS IS IN YOUR HANDS Befor embarking on a remodeling or redecorating project, make sure that you communicate effectively with your contractor. Be very clear about what you want and can afford, and listen carefully to their needs, expectations and timeline. Get proposals in writing, ask in advance about the change order process (in case it is needed), and be flexible while your home is undergoing upheaval. SOME LIKE IT HOT Select Plants That Thrive in Our Texas Summers

T

here are those beautiful plants that are easy to grow and bloom wonderfully during the spring. They are fabulous until it starts to really warm up, then they wilt, decline and finally die as the heat really starts to kick in. But then there are many others that actually thrive in our searing Texas summers. Let’s look at a few of them. Talk about rugged: the Wedelia hispida, or Zexmania, is native to much of our great state. This bad boy will bloom almost continually all summer and fall without complaining. It usually makes a two foot tall by two- to three-inch wide mound in full baking sun. Little or no extra water is needed as it keeps pumping out happy little one-inch daisy-like flowers. It’s a tried and true Texas summer favorite. For a non-stop show of huge pink blooms try Big Hit™ hibiscus. Six-inch blooms cover this stout mounding perennial that can reach six feet tall and six feet wide. Taking the heat like a champ this hardy lady will not disappoint. Plant her in mostly sun with average to better soil and marvel at her year after year. Loving our blistering heat and steamy humidity is Quisqualis Indica, or Rangoon creeper. If you want a wall of beauty, this flow-

ering vine is for you. Clusters of star-like blooms open almost pure white in early morning, quickly turning to pink by mid-morning, then red at lunchtime and a deep maroon by dinner. Four different colors all on the same vine, and all while never losing its delicate fragrance. This carefree climber is native to Myanmar and can be quite aggressive: It’s perfect for those with long boring fences, or it can be brutally hacked back for smaller spaces. You just can't hurt this monster. This last one offers it all: Almond verbena, or Aloysia virgata, is a large shrub or small semi-evergreen tree that does extremely well in Houston. Hailing from Argentina, its spiky white blooms are almost a constant nectar source for bees, butterflies and hummingbirds all summer and fall. A heavy scent of vanilla extract will permeate your entire yard. It can get up to 12 feet tall, but can be pruned back hard to suit your area. It's definitely not picky at all. These are just a few of the easiest to grow plants for our southern climate. They are great for those with the brownest of thumbs, too. Remember, work less, enjoy more!
