H

omeowners are more and more turning to the easy to clean — and easy on the eyes — choice of stained concrete as a home accent. Out with the carpeting and in with the sleek, smooth surfaces that can sometimes even withstand flooding. The technique is versatile, ranging from the patio to the driveway to countertops and everything in between, and it can last a lifetime with proper care. Once a homeowner has decided to go with decorative stains, the first step is to examine the concrete itself. “Surface preparation is paramount in the success of any decorative concrete treatment,” says James Branscum of Texas Concrete Effects, Inc. “Not all concrete is created equal, so expect to see prices vary according to size, location and prep required for the treatment.” He continues, “We are given a ‘canvas’ to work with and 18 house& home | August 2018 | www.houstonhouseandhome.net

sometimes that canvas is not compatible with certain flooring systems, or it may require an extreme amount of work to whip it into shape. Poorly placed and finished concrete is very common. We encourage all new construction clients to engage with their builder/contractor about the importance of a quality pour and finish.” The second step is to recognize the unique beauty of decorative concrete. Every surface is a blank slate that will turn out slightly different than any other treatment depending on how many stains and dyes are used and the age of the concrete. The choice of using a water-based or acid-based stain also makes a difference. The water-based method simply soaks into the pores of the concrete, whereas the acid-based treatment creates a chemical reaction within the concrete.

Just last summer Texas Concrete Effects partnered with Xpedite Coatings to save the Lone Star Flight Museum from a “botched” polish job, transforming the Heritage and Waltrip Hangars into a magnificent space for the museum’s fleet of historic, award-winning aircraft. Over at the family-owned and operated Decorative Concrete Supply, Inc., Houston Store Manager Victor Dominguez tells us that, with the acid-based products, there’s an inherent added step. “Acid creates a reaction with the concrete. It creates a more natural effect,” says Dominguez. Since the acid is interacting with the cement, it requires an additional product to halt the chemical’s reaction. However, the water-based acrylic products allow for more color variety, so choose wisely. Dominguez estimates the staining time to be six hours for acid-based treatments and even less time for water-based products. Sam Juarez of Sunbelt Concrete Products says there are many ways to add unique touches to the surface. “You can make designs. You can get really creative. You’re like an artist and you can play with this. These are original pieces, and everything is handmade,” says Juarez. Anything from stencils to tape can be used to create shapes and designs. Combining two or more stains or dyes in concert will make each surface different than the rest. With the right prep work, the homeowner can create anything from a concrete

floor that resembles wood paneling, to marble, to one that has the shape of Texas. An aged leather look is just as achievable as a color to match the walls. "Color is often the greatest challenge with stained or polished concrete. We encourage our clients to keep an open mind when considering a concrete floor. There are countless variables that dictate the final product. Managing our customers' expectations is often one of the more challenging aspects of this industry. Each slab is a unique challenge,” says Texas Concrete Effects’ Branscum.

The third and final step, once the floor has been stained, is to seal it to lock in the color and protect the surface during the everyday wear and tear of traffic. Also, keep in mind that a gloss versus semi-gloss finish will enhance different nuances of the treatment. “You have to reseal every now and then. Usually for outdoor projects you use an acrylic sealer every one and a half to two years. If you use polyurethanes, you can go five years or more,” says Decorative Concrete Supply’s Dominguez. GET SMART The Future is Now With These High Tech Gadgets That Protect and Serve By Natalie de la Garza

I

t’s one thing to upcycle old shutters into a stylish headboard or repurpose a creaky ladder into a bookshelf, but do-it-yourself home security? Why yes, says Thad White, vice president of product management for Ooma, known to almost a million customers in North America for their essentially free internet-based phone service. The company launched Ooma Home Security last year, utilizing the secure internet connection and wireless capabilities of their Ooma Telo base station to make it a hub for other smart devices, like sensors that allow you to monitor your home remotely and, if necessary, take action. out of your house are on the way out, and not a minute too soon, according to White. Where traditional security providers are not only expensive, potentially several hundred dollars for installation and $40 to $50 each month for professional monitoring, White says those systems are becoming outdated. “Everyone has a smart phone now that’s connected to the internet,” says White. “Why not check the status of your security system yourself or have it call you directly instead of going through this middle-man monitoring service?” Ooma Home Security offers door and window sensors that monitor openings and closings; motion sensors that can detect motion day or night up to 30 feet away; water sensors that can be placed under a hot water heater or kitchen sink; and a


smart camera that offers live video streaming, smart motion detection and facial recognition. “You, your spouse, children, cleaning person, dog walker — you can train this camera to recognize the people in your home [and] only alert you when a stranger is recognized,” says White. If you’re out of the city and detect something in your home, Ooma also is the only provider currently offering remote 911 capabilities, meaning the base station initiates the emergency call from your home, ensuring that local authorities are called to your home to investigate. And even more sensors, including a smoke alarm and a siren, will be launched later this year. Here in Houston, Digital Delights promotes similar home security solutions, like Logitech’s Circle 2, a home security camera that allows you to peek in on multiple rooms from one app, anywhere in real time, and boasts crystal-clear HD video day and night, two-way audio and the ability to replay a full day’s worth of video in only 30 seconds. It is both rechargeable and portable, so you can pick it up and take it from room to room. Mediterranean Pasta Salad

I

nspired by the recipe from Paulie’s Restaurant, this zesty pasta salad with pesto vinaigrette is perfect for meatless Mondays or a side salad in a bento box.

Pesto Vinaigrette

Ingredients

3 tablespoons pine nuts

1 pound of pasta (bowtie, shell or fusilli) ¼ pound baby spinach

3 tablespoons pitted Kalamata olives

1 small red bell pepper, seeded and chopped

½ cup celery, sliced

1 4-ounce jar or can of drained artichoke hearts, sliced in half or quarters

1-1 ½ cups fresh basil leaves ½ cup extra virgin olive oil

3 tablespoons red wine vinegar

½ cup finely grated ParmigianoReggiano cheese

2 teaspoons finely chopped garlic

2 tablespoons lemon juice

½ teaspoon finely grated lemon zest

¾ teaspoon salt

freshly ground pepper to taste

1 cup crumbled feta cheese

Method

To make the pesto vinaigrette, place all ingredients in a food processor. Blend until smooth. Season to taste with more salt and pepper. Refrigerate until ready to use.

In a large bowl, toss together spinach, olives, bell pepper, celery and artichoke hearts. Boil pasta until al dente according to package instructions. Drain well and cool slightly. In a large bowl add the pasta to the other salad ingredients and combine. Add pesto vinaigrette to the pasta salad and toss to coat all ingredients. Sprinkle feta cheese on top. Refrigerate until serving. Yield: 4 to 6 servings

The shopping fun kicks off September 14th (McLaren’s) and 15th (Market Hill), with many vendors hitting their stride September 20-30. The Original Round Top Antiques Fair (Big Red Barn & Annex, The Continental Tent) won’t open until October 1, while others are remaining up through October 7. It works for us, splitting the traffic over several weekends and giving enough time to really explore without feeling rushed.

t’s an exciting time of year in Warrenton, Round Top, Carmine and surrounding areas, when we’re all on the lookout for those vintage, antique and quirky objects for home or garden. True pickers turn it into an adventure, setting up camp during Antique Weeks to take advantage of first-day finds or those coveted lastminute steals. But, where to stay? There are several options including the funky and unique Flophouzes, built from recycled shipping containers, as well as the relaxing and peaceful restorations at ARMANDOS Round Top Houses.

ARMANDOS Round Top Houses Houston restaurateur Armando Palacios and his architect wife, Cinda, had been lovin’ Round Top long before news spread of their B&B. Their daughter Alexandra Palacios Donnelly — who remembers spending quiet weekends in the town growing up — tells us that the unique houses are a great option for a weekend getaway or weeklong retreat. The venture began with the purchase of the Winn House, a property that dates back to the 1830s. The chic and romantic home has been lovingly restored, balancing the home’s past with modern touches. Donnelly tells us guests love its rustic luxury and, once they learn about the other two houses (Bybee Cottage and The Nest), they want to come back and try them all. “They feel so relaxed. The town’s not what they ever imagined,” says Donnelly. “Guests can easily walk to shops and restaurants since our houses are in Round Top proper.” That feeling of relaxation is enhanced through the use of luxury linens, robes and MALIN+GOETZ bath products, as well as Wi-Fi, coffee, a mini fridge, wine and gourmet snacks.

Cinda Palacio’s sense of design and harmony are evident in the décor found in all three houses — choices that preserved the authenticity of the homes. “A lot of work and many hours have gone into just that,” says Donnelly. “Thankfully we were able to keep the original 24 inch cypress wood walls and preserve the original window glass.” The historic 1880s Bybee Cottage features a deep soaker tub that would tempt even the most faithful shower-goer, an inviting leather couch, comfy king-size bed and other furnishings with local ties. “The big blue leather couch is a great piece; we found it at the Arbors in Round Top during one of the biannual Antique Weeks,” says Donnelly. “The resurfacing for the flooring and the rebuilds were the handiwork of local artisans and craftsmen. The cottage was purchased from the Bybee Foundation, a group established to preserve the architectural and decorative arts legacy of German-American immigrants in Central Texas. Donnelly says the walls have been sanded and sealed with lacquer to preserve the patina of an old romantic cabin. “The quaint front porch overlooks the lush gardens filled with butterfly plants and fruit trees,” she adds. The largest of the properties, The Nest, was relocated from west Houston and sleeps from two to four guests. Its modern interior with Dornbracht fixtures, stainless accent walls and statuary marble shower and vanity are a sharp contrast to its 1930s row house exterior. “Definitely The Nest has a style all its own. My mom and dad designed the space like a living art gallery to bring that cosmopolitan feel. Art is so much a part of Round Top and my parents really thrive here,” says Donnelly. “They have used their creativity to build these three houses and have recently opened a vintage leather shop called Bad Hombres just across the street,” she adds. Earlier this year the couple also introduced two new restaurants to Round Top: Mandito’s, a Tex-Mex locale, and Lulu’s, an upscale Italian restaurant.

ay Baker’s first creation — a tree house at age eight — awakened a sense of wonder and propelled him into a life of making things. Decades later, at age 61, the Houston architect is known for an unerring sense of proportion and his ability to create imaginative, livable homes bathed in natural light and embedded in lush landscapes.

Baker has designed more than 70 upscale homes in Houston and surrounding areas including structures in River Oaks, Broadacres, the Heights, Southampton and Brenham with a steadfast focus on the dreams and desires of the people who will live in his creations. "I begin every project with big ears. I ask my clients to tell me their wish list from the ridiculous to the sublime. For me, a good fit is a big deal. I enjoy having a client who can collaborate with me because they are the coauthor of the house," he says. Defining features of Baker’s work include dramatic rooflines with end gables and blending indoor and outdoor living spaces with long banks of wall-sized windows. He works with a variety of materials including stone, stucco, wood and even corrugated metal. Collaboration is the one word Baker uses to describe how

he most likes to work. In an ideal project he starts with a team upfront: the owners, the interior designer, a landscape architect and the builder. He says he has benefited enormously from the complementary talents of others. There also are certain common traits that distinguish his designs. "My houses don’t scream at the curb. They aren’t trying to be important; their story isn’t obvious. They exhibit their character as they unfold,” Baker says. Among the homes in his portfolio, Baker claims to have no favorite. Like children, they each have special attributes that he admires. “The Bell Ranch sits in repose and the Morgan house speaks quietly from the curb," says Baker of the projects in the book. "The Criner library [Troon house] is almost a secret and the Lummis dogtrot entry [Locke Lane house] welcomes with a vista," says Baker.

Houston As Home Jay Baker was born in Omaha, Nebraska and came to Houston in 1978 to obtain his master’s degree in architecture from Rice University. "I liked the people, I started a family and Houston became my home," says Baker. In 1992 he took leadership of the Rice Design Alliance and initiated the renewal of Hermann Park as a project, a daunting task. “I met with Jack Mitchell, the dean of the architecture school, to have dinner and to talk about plans for the Alliance. When I asked him about potential projects, he said to me, ‘Fix Hermann Park.’ “I said, wow that’s a big job, and he said, ‘yes, but you can do it.’” Despite the park’s importance as a public space for Houston, Baker tells us that it was in grave disrepair; not even a safe space to spend time. It seemed like an enormous project but ten days later Mitchell died unexpectedly and Baker set his mind on following through with the request. Baker was able to form alliances between the RDA, Friends of Hermann Park (now Hermann Park Conservancy) and the City of Houston. He conceived, organized and executed the Heart of the Park Design Competition, which resulted in 117

entries. It is among Baker’s proudest achievements. When Baker is not designing or reading, he enjoys travel, playing golf with his brother and spending time with his family. His daughters, now grown and married, live a few blocks apart from each other in the Heights. He has yet to design and build his own home but that will come in time. "The cobbler's children have no shoes," he says. For Baker, the joy is in the problem solving. How will the house sit? Where will the sun come in? Where is the entry? What will we see from the windows? It was more than 50 years ago when Baker worked with his beloved grandfather to build a tree house in a single weekend. After that, he knew his life’s work would be in making things.

Project #4 Troon House Built in River Oaks in 2010, the home on Troon shows how Baker approaches the creation of a new home on a complex site. The design earned Baker the John Staub Award from the Institute of Classical Architecture and Art, as well as the admiration and friendship of homeowners Sanford and Susie Criner. “We wanted a house that was modern in the sense of being open, flowing and light-filled but with a traditional envelope

that would fit into the neighborhood,” says Sanford Criner. “He perfectly synthesized these two conflicting ideas.” It was not an easy task to integrate all the conflicting demands on a long, narrow lot, 20 feet above the street with houses on both sides. “We wanted the downstairs to lay out perfectly for entertaining and the upstairs to accommodate specific needs, including all of Susie’s dresses, shoes and hats, which practically require their own zip code,” says Criner. From concept and design to construction was a bit more than two years but the house sits perfectly on the site as if it had always been there, Criner says. “Jay showed an amazing ability to translate our half-formed ideas into a design that would have been exactly what we had imagined if we had only been creative enough to imagine it. We gave him thoughts and concepts and he gave us the house that somehow knitted them together so perfectly we have never thought to change a thing.”

Project #6 Troon House II Built in 2000, the Wright House on Ella Lee was featured on the 2002 AIA Homes Tour. It sits on a wedge-shaped lot rising 12 feet from the curb to the house. The structure has two wings, each with two stories, connecting to the existing guesthouse. Entry into the main house is through a foyer, which sits between the two wings. A standout feature is a two-story living room with 14-foot windows on either end. One has a view of a mature magnolia tree and stairs that descend to the street, and the other opens onto the manicured gardens and swimming pool. Baker was able to incorporate cherished items from the owner’s previous house including antique doors, gates and screens.

Project #1 Brenham Ranch Not every project sits in the center of the city. In 2003, Baker designed the Bell Ranch house near Brenham on 120 acres of pastureland. Constructed of stone and wood, the house reflects the Acadian cottages found in Louisiana, which the client admired, and also the 19th century houses common in

Washington County. The house faces a grove of lofty live oaks and features a broad porch with exposed timbers overlooking a meadow. In his book Baker writes about how everything about this location — from the cattle guard to the grazing cattle, barn and pond — help to give a sense of leaving the city behind.

wo years ago, overgrown weeds and brush almost completely obscured the little one-story, 1,200-square-foot house sitting on the corner of Woodland Street in the heart of the Woodland Heights Historic District. But the Craftsman bungalow’s beautiful gabled roofline and corner porch still peeked through, catching the eye of future owner Stacie Cokinos. “It looked like it still had some life left in it,” says Cokinos. “It just needed love.” Already a Heights resident, Cokinos and Pam Redford were not only looking to downsize from 3,500 square feet but they also

wanted to take on a historical renovation, making this forgotten, air condition-less, 1920s-era house a perfect, if unusual, choice. With the help of The Modern Bungalow and Vintage Home, as well as the Houston Archaeological and Historical Commission, they began work on the house. And Cokinos is clear: It wasn’t just bad; it was horrible. “I think most people would have torn it down had it not been in a historic — in a preserved — section,” says Cokinos. Instead, they decided to remove the rear wall to expand back-

To keep the newly added second story subordinate to the scale of the original house, the second floor had to have a low eight-foot ceiling. To get back a little

Demolition revealed that the walls and ceiling were shiplap so Cokinos chose to leave it exposed, but painted, in the front three rooms and ceiling as a nod to the house’s history. The original front door, in such bad shape a replica had to be made, was restored and painted a fun blue for use as an interior door. It now hangs on a barn track separating the new space from the old. Yet another hat tip to the past can be found in the hallway where a vintage telephone nook remains, albeit updated for the 21st century. “We left it and I put USB ports below it so now it’s still a phone cubby except for iPhones and iPads,” says Cokinos. A small, awkwardly placed window in the old kitchen created a challenge as historical guidelines dictate original windows must stay in their original location. She was inspired in her solution and created a walk-in pantry area that doubles as a home office with a countertop and desk.

Below the master bedroom is the garage. The house’s corner lot location meant the garage and the driveway could be put in on a side street, a friendly placement that allowed for additions to be made. The garage leads directly into a mudroom, which the dog owner decorated with a playful, pup-print wallpaper. Inside is specially sized cabinetry designed to hold a pop-up dog crate to accommodate any four-legged visitors with only a glass door separating the mudroom from the kitchen. “The glass door keeps everybody connected but also provides levels of security, if you will, for pets,” says Cokinos. Though Cokinos says the house called for a white picket fence, the yard itself was a question mark. She approached a dear friend for help and she made Cokinos a beautiful cottage garden with little paths running throughout. 63

“We call it a sip ‘n’ stroll,” says Cokinos. “Depending on the time of day either you’re sipping coffee or you’re sipping wine.” The garden’s paths make the tiny yard feel larger. It took exactly a year from the time they found the house to move-in day, and Cokinos attributes the transformation, dubbed a "teardown turnaround” when the house was featured on the Woodland Heights Home Tour this past March, to a lot of hard work and the house itself. “This house is a survivor,” says Cokinos. “The fact that the house was still standing and still felt strong — this house wants to live on and continue providing shelter for inhabitants. And that’s how it feels now. “It’s just a sweet little house.”

electing a tree for your home or workspace is like buying a pair of shoes; you want to make sure it fits and has the desired shape. Other factors include leaf type, fall color and whether or not you want flowers. Trees are grouped into small, medium and large categories and knowing the mature height and spread when it’s fully-grown are critical to making the best selection. Note that a tree’s feeder roots always extend at least ten feet past the drip line of the tree, the furthest tips of the tree branches, so use this information to determine the best variety for your spot. When creating a tree-planting plan it is much better to plant five-, ten-, or 15-gallon trees because with proper

care the roots will become established in two seasons. Smaller, younger trees are like small children; they have lots of juvenile hormones and are more vigorous than trees grown in 30-, 45- or 65-gallon containers. Larger, older trees do not establish quickly and can take several years to root-in, turning the homeowner into a nursemaid handwatering the trees until they become established. Smaller trees are easier to handle, more economical and respond faster to the environment. In selecting your trees from the nursery make sure they are healthy, strong and straight. Inspect the trunks and branches to ensure there are no cankers on the bark or the trunk — similar to the ones we get in the mouth — as

these are an indication of a sick tree. Also inspect the trunk for unnatural cracks or loosened bark. Without bark there will be no flow of water and nutrients to the top of the tree; that side of the tree won’t be able to thrive and will eventually die.

Reasons to Plant Trees There are many reasons for planting trees. For shade in the summer but sun in the winter, select a deciduous tree that will lose its leaves during the wintertime: Shumard Red Oak and black gum are excellent choices. Houston is one of the 16 cloudiest cities during the winter months and we want to enjoy the sun when it chooses to come out. Planting for summer shade normally will be in the western exposure, but morning sun in the east can be just as brutal. Trees also work well as privacy screens; the best choice here would be a group of trees that are evergreen and grow more slowly than deciduous trees. Another good choice would be a large evergreen shrub that provides ten- to 15feet of height for privacy and where the shrubs are branched to the ground. It’s important to note that shrubs are faster growers than evergreen trees. For shady spots select viburnum Awabuki or Japanese yew; for sunny areas choose pineapple guava or olive tree. When deciding on a flowering tree, first determine whether it’s a sunny spot (receives six or more hours of direct sunlight) or a shady spot (fewer than six hours of sun). For shade select a Japanese magnolia and for sun choose a Chinese fringe tree.

the bottom with a serrated knife or pruning saw. If the root ball is not pot bound, don’t prune at all. Pruning a pot bound root system stimulates new roots that will actively start growing once placed into the ground. I also like to prune the top edge of the root ball (a bevel-like rounding), to reduce the possibility of the root ball drying out when exposed to the air, since we plant trees two- to four-inches higher than the existing grade.

The Japanese magnolia, commonly known as the saucer magnolia, is popular for its fat, fuzzy flower buds in the winter and beautiful, springtime flowers.

5. For proper placement, lay your shovel across the hole to determine how high to raise the root ball. You want the space where the trunk and the soil meet to be above the shovel handle. Backfill around the root ball with the blended soil and gently tuck in. When backfilling the mixed soil, do not pack the soil as this pushes out the air spaces and reduces water percolation of soil. Gently tuck the soil around the root ball and build up the reservoir/berm at the edge of the tree well. 6. Dig out and remove any grass from around the tree: at least four feet across for a five-gallon tree and six to eight feet across for a ten- to 15-gallon tree. Mulch with pine needles or pine bark mulch.

Tree roots will suffocate if they are buried under too much fill dirt. Roots often seek oxygen if the soil has become compacted.

Ten-Step Guide to Tree Planting 1. Dig your hole twice as wide and twice as deep as the root ball. Remove the soil from the hole and put it into a wheelbarrow or tub to make mixing easier. 2. Chop up the clay in the bottom of the hole and add one third of a 40-pound bag of expanded shale and one pound (about the size of a coffee can) of Arbor Gate blend, then mix with native soil and shale. 3. The soil in the wheelbarrow should be chopped up and blended with more shale and another pound of organic fertilizer. 4. If the root ball is pot bound, meaning the soil is not evident in the root ball, then cut or score the roots. Cut one to two inches off the bottom (similar to the shape of a Frisbee) and slice the sides of the root ball into quarters from the top of the root ball to

7. Never mulch with dyed red mulch (made from hardwood pallets or pressure treated CCA lumber) or black mulch (ash is added to color it black and make it look like humus). These mulches are like fast food: no nutrition, just death and disease. 8. Create a four- to six-inch wide berm (mound) of soil just inside the grass ring to hold water and nutrients when you hand water the tree. This also acts as a reservoir when it rains; the rainwater will be captured and directed to the root zone. It also keeps weed eaters away from the trunk. This planting will have a concave (inverted) reservoir — the opposite of a volcano shape. 9. Do not remove the lower branches of evergreen magnolias; the wound never heals and will leave it susceptible to rot, bacteria and insects. Healthy trees can have their branches all the way to the ground. 10. Even in wet areas it is advisable to work expanded shale deep into the soil to create air pockets so that the roots will be able to grow and breathe.
