ith the dog days of summer behind us it’s time to focus on the rest of 2010. Chris Stiteler and Susie Martin’s dated kitchen was a warren of chopped up spaces. There was a tiny built-in wet bar, a walk-in pantry, a toolarge laundry room, unattractive fluorescent ceiling lighting and a peninsula with a row of cabinets above it that offered a narrow view of the world and downplayed the glorious view of the back yard. When they called, Chris and Susie had ideas of their own and were getting kitchen design advice from friends and family. They needed professional advice to clarify and amalgamate their styles and to advise them how to invest their money wisely in their home. Hiring a professional to redesign your kitchen

and required the expertise of my design associate, Amy Abbott, I asked her to accompany me on the first meeting. After that meeting, I turned the entire project over to Amy, who transformed the space completely. “You asked a lot of pertinent questions about how we live in our home,” Susie explained. Since they both enjoy entertaining, watching television and cooking, I suggested they integrate
the kitchen and living room together by creating a large opening between the two rooms. “This was such a simple, ingenious solution—why hadn’t we thought of that before?” Susie said. “That first visit kindled our enthusiasm as to the possibilities, exceeding our expectations. You not only sensed where the design was good, but also how it could be better,” Chris explained.

Amy’s plan was extensive. “A good portion of the actual usable footage of the kitchen was wasted with the old walk-in pantry, useless wet bar and huge laundry room,” she explained. “My challenge was how to open the space up to the social areas, how to integrate the chefs’ workspace into the living room, reorient the weird island, add storage and balance to the design.” One way Amy shrank the utility room was to move the freezer to the garage. She then stacked the washer and dryer and relocated the door from the breakfast room to behind the “old” refrigerator, gaining an additional 6-1/2 feet of space for the kitchen. She also reoriented the island to parallel the sink wall for better traffic flow and enlarged it to create additional pull-out storage for pots and pans, as well as adding a desired prep sink. Having the main work areas accounted for allowed Amy to design the bar/pass-through area. “This was a ‘social zone’ and gave Chris and Susie an open view to the den from the cook top,” Amy noted. Open knee space for bar stools and an under- counter wine chiller made this a truly functional entertaining space.

The massive overhead fluorescent light fixture, dated floral wallpaper and old pantry closed in the kitchen. AFTER: Removing the pantry, overhead light fixture, peninsula and upper cabinet, opened up the kitchen. Additionally, relocating the fridge, installing a window where the pantry was, and enlarging the pass-through helped to maximize the use of the entire space. After Chris got over the sticker shock of the project (which he put on hold for a year), he often reflected upon our first meeting when Amy and I both said his notion of doing what he wanted for $25K was not feasible—that new cabinets and appliances alone would cost more than that. The kitchen remodel influenced other areas. They ended up painting the living room sheetrock to match the kitchen. Then the cabinets in the laundry needed to match those in the kitchen, and they had leftover granite that would look really nice on the powder room counters. (“We couldn’t throw it out, right? ”) “We are pleased with the route we took in hiring highly-rated Angie’s List providers. While the initial cost was a bit higher, the level of enjoyment of our new kitchen far outweighs my unrealistic expectations in regard to cost,” Chris explained. “The final design is great, and we both enjoyed the journey as much as the destination. From the moment we met Amy, we were in love with her skills, her artistry and her understanding of function and style.” And what have friends and family said of the changes? “They love it! They had no idea the kitchen was so big!” Chris laughed.

The government giveth and the government taketh away. And time is running out on the giveth part. Currently, you can take advantage of tax credits for energy-efficient products or renewable energy systems installed in your home in 2009 and 2010. But act fast—the tax advantage expires for most products on Dec. 31, 2010. SHOW ME THE MONEY
Generally speaking, the tax credit is 30 percent of the cost of the project, up to a maximum of $1,500. The tax credit mostly applies to cost of material and not installation, although there are some exceptions to that limitation. Also most of the tax credits are for existing homes, although there are a few breaks for new construction. There are, of course, many other compelling reasons besides a tax break to make these home improvements. Take windows and doors, for example. Ali Zare, president of Affordable Sunrooms, reels off a host of reasons: “New 20
doors and windows will lower your energy bill. They reduce fading of furniture and flooring. They lower the amount of dust and pollen in your home, which is great news for people with allergies. They lessen outside noise. You get added security. They beautify your home and increase your property value.” As for hot water heaters, Tom Massimin, co-owner of Hot Water Guys, is a big fan of tankless gas hot water heaters, which qualify for the tax credit including installation. He points out that tankless hot water heaters compare favorably to tank heaters in durability: a typical tankless heater lasts 25 years while a tank heater has a life span of only about six to eight years. The continuous access to hot water that tankless hot water heaters afford is pretty sweet, too. Tankless water heaters not only use less energy by heating water only when needed, they also waste far less water than a traditional tank heater, especially when multiple tankless water heaters are installed in the home.

Another product on the favored short list is insulation. Adequate insulation, a service offered by Zare’s company, is one of the most cost-effective home improvements that you can do. Typical bulk insulation products that qualify for the tax credit include batts, rolls, blow-in fibers, rigid boards, expanding spray and pour-in-place. Also, products that reduce air leaks can also qualify, as long as they come with a Manufacturers Certification Statement. These products include weather stripping and caulk designed to air seal. Plan Ahead For Arbor Antiques’ Fall Shows in Round Top & Kemah Round Top Fall 2010 Show: Sept. 24-Oct. 2 Antiques by the Bay 2010: Nov. 4-7, Curtis Ann and Dave Davis owned The Arbor House for 10 years in Alvin before launching their first Antique Show. Look for the white tents one mile north of Round Top Square on Hwy 237. Expect fine European and American antique furniture, antique linens, American primitives, original works of art and artist signed Native American jewelry. The Arbor Antiques Show at Round Top carries a large inventory of original artwork with dealers carrying both antique and contemporary artwork. You’ll find artists in attendance as well. SMART PROJECTS 2. ATTIC INSULATION. Not as glitzy, but you’ll realize the glamour of good insulation when you save hundreds each month in electric bills. Simply adding inside attic foil from truss to truss costs about $600 in a 2,400-square-foot home and can shave bills by $100-150 a month, says Tommy Louwerse, construction manager at Houston Custom Construction and Remodeling. Insulation is cheap in the scheme of things and can even be a DIY job. A home-energy assessment – you can hire someone or do it yourself – will indicate what type of insulation, among other things, will most effectively reduce energy consumption and, therefore, cost. Window replacement ranked in the top 10 remodeling projects with the greatest return – nationally (about 77 percent) and in Houston (almost 70 percent) – according to The Cost vs. Value Report by Hanley Wood, 2009-10.

Sure, windows can be expensive, about $300 a piece, but new ones bring new life to a home (think open and close!) and can also save energy. For this reason, there are rebates and other financial incentives for window replacement. When shopping, look for the “ENERGY SAVER” label and opt for double panes with low-e (low emissivity) coating. “New windows save money, give curb appeal and help with resale if you decide not to stay,” Louwerse says. 4. STORAGE. Sounds minor enough, but increased storage space changes lives. “I think this is the No. 1 issue people have with their homes – not having enough space to store their things or having it set up so that it is functional,” says Tammy Overstreet, owner of Accent Cabinets. Increasing storage space occasionally requires adding-on, but normally is a far less minor reorganization and rebuilding of existing space, Overstreet says, so it’s normally less costly than many home improvements. “Behind a kitchen remodel, closets are the next best remodel you can do as far as getting your money out of it and also as far as quality of life.” 5. DECK ADDITION The addition of a wood deck was a top remodeling project with more than an 80-percent resale value, according to The Cost vs. Value Report. An outdoor deck also adds to lifestyle by creating another living space that can be used most of the year in climates like Houston’s. The average cost for a 16-by-20-foot deck is about $10,000, and an outdoor kitchen can cost as little as $3,000.

Honorable mentions SIDING Vinyl siding certainly spruces up a home, and because it’s long-lasting and low-maintenance, you do it and can virtually forget it. Until you decide that, well, maybe it’s time to leave this house. The ROI on vinyl siding is between 70-80 percent (ranked 4th nationally and locally in the top 10, according to The Report). The cost is about $1 per square foot to do-it-yourself and professionally done about $7 per square. Totals are anywhere from $3,000 to $12,000. Not cheap, but much of that money is recouped in value.

MINOR KITCHEN REMODEL The remodeled kitchen is a tenet of home value. It can also drastically improve lifestyle because it’s one of the most – if not the most – utilized rooms in the house. Because a kitchen overhaul costs serious cash, opt for a minor upgrade to merge aspiration with fiscal responsibility. “You can cut costly corners by keeping your cabinets – refinish or repaint them – and your appliances,” Aston says. “These are the big-ticket items.” According to The Report, a minor makeover costs about $20,300 and basically includes new cabinet fronts and hardware, sink and faucet, laminate countertops (although most professionals recommend granite, saying it’s worth the money), flooring, oven and cooktop (look for financial incentives on energy-efficient models), and some paint. hen architect Reagan Miller, AIA, of Miller Dahlstrand begins to design a home for a client, he imagines a would-be history for the home to help bring together the architectural styling and functional aspects requested by the client. Miller’s design of a three-bedroom home in Tanglewood is a beautiful example of his method. “For this home I wanted the design to feel like an old house that looked like it might have been updated with the metal railings at some point,” says Miller. “I wanted to create a fairly formal front view for the L-shaped plan, which becomes less formal toward the back of the house.”

Miller started the plans for the story-and-a-half home in Tanlgewood in early 2006 and the project was completed in mid2008. Going beyond the ordinary, Miller used European styling with distinctive French influences, more specifically Bretagne. Leuders Texas limestone dresses up the crisp edges of the front elevation, while pristine cast stone defines the formal entrance signaled by the subdued French gaslamp fixture. The slate roof gets added style from two chimneys. The L-shaped plan is set on a deep lot, which allowed for the garage to be pushed to the far back end of the house. This arrangement provided space for a generous courtyard to surround the pool and leave a proportionate amount of green space. At close to 5,000 square feet, the home is large by most standards, but does not feel cavernous, thanks to Miller’s thoughtful room plan. “I prefer having divisions and clear demarcations with simple room shapes,” says Miller. “I don’t like to do a lot of gymnastics with the floor plan.”

The French/European theme was inspired by the background and tastes of the homeowner, a welltravelled English businessman. The windows and doors are reminiscent of the older homes found in France, but are larger in scale, which Miller chose intentionally for a subtle contemporary flair. Just inside the front entrance is the large gallery. This gracious space is extended by the enchanting view of the pool and back yard. The central gallery also provides outdoor views through the study and family room to the left,

The arched doorways that frame the gallery are the homes’ “big moments,” says Miller who worked hard to design a home that would exude an easy elegance without excessive flourishes. The goal was not to look overdone. Linda Eyles, ASID, came on board after architecture design was complete. “Linda did well with her interior design,” says Miller of the undeniably tasteful décor by Linda Eyles. “I wanted to create a quiet house with simple lines so that furnishings could do the talking.” “The owner had a variety of older European pieces,” says Eyles. “He wanted a quiet feel to the house—nothing too extravagant. The owner works long hours and travels often, so he wanted a quiet retreat. Overall the house is quite serene and evokes the sense that it is all one, uncluttered library. “I worked with many of the existing furnishings,” Eyles explains. “He wanted to cull out some of his lesser pieces, so I kept and sought out additional items that were worthy of the home’s design. Using his entire collection of antique Oriental rugs was required. I worked hard to tone them town, so they would feel less formal.”

MAKING CONNECTIONS
One of the first archways on the large central gallery leads to the equally grand stair hall, a stunning introduction to the second floor of the house, includes the three bedrooms. The hall spaces feature oversized outdoor gaslamp-style fixtures, which lend a casual charm to these formal areas. “It was important that visual flow drew you in,” says Eyles. “There needed to be a pretty vignette through each archway. This was essential throughout the first floor—it was something I always had to think about.” The result is a home that looks like a European country estate that features a comfortable, human scale. The kitchen, which connects to the living room through the two hall spaces, features a clean, quiet color palette. Neutral walls and a soft sage on the wood-paneled cabinets allow the English Country references to shine through, such as the light fixture and simple detailing on the white Carrara marble behind the cooktop. In the dining room, sturdy furnishings are paired with deep earth tones for a formal, yet masculine look. Dinner guests enjoy views of the front yard, while a charming wine room connects the dining room to the kitchen. “With its barrel-vaulted ceiling and nice cabinetry, the

Miller says he strives to make the most of urban lots. “There’s honestly more thought given to the house in relation to the yard than to the interior space plan,” says Miller. It was important to have the scale of the yard fit the back of the house. The various elements are utilized in to fit the proportions of the house. The columns on the porch are sturdy wood timbers, which complement the layers of stone that wrap the first level. At the top of the porch, the exposed rafter tails testify to the robust roof structure. DRAWN TO ARCHITECTURE
“For some reason I thought I wanted to be an architect in 7th grade,” says Miller. “What I enjoy is working with people—it’s so people-oriented—and I enjoy the problem solving with proportion and courtesy to the owners needs. I know it’s a privilege to be able to build a house. For me, there’s a lot of care and thoughtfulness involved. I enjoy that process.”
