Budget friendly Bath Redo

When I first saw Susan Rainbolt’s master bathroom, all that caught my eye was the incredibly busy wallpaper. The dated brass builder-grade shower enclosure with its mismatched chrome faucet set (repeated on the sinks), blue window treatments and lack of hardware on the cabinets made this a room feel like a time warp.

Susan had utilized my expertise with her kitchen remodel and wanted to keep her costs down with this bathroom remodel. She had lived in the house eight years, and since she was planning to sell soon, she needed my advice on updating the bath for resale—on a $9K budget. Susan wanted to enjoy the bath before she sold the house and not just fix it up for the buyer. I recommended she get bids from a few contractors and she chose Abiel Garza Fernandez from Rainbow


Contracting, who had also done her kitchen remodel. Obviously, the first step was simply to remove the wallpaper, condition and paint the walls in this ensuite bedroom and bath the same color as the master bedroom (Benjamin Moore “Dry Sage”). When selling, do the work for the buyer and go ahead and remove the wallpaper and paint the walls. I always ask clients--what is the first thing you change when you buy a house? The wallpaper!

To save money, I advised Susan that she could consider keeping the vanity cabinet and original tile flooring (and buy an inexpensive rug to cover most of the floor). By splurging on a granite countertop and frameless glass shower enclosure and saving by keeping the existing, already-paid-for tile in the shower and floor, Susan got a lot of bang for her buck and really stretched her budget. I also suggested she add the same oil-rubbed-bronze knobs and bin pull hardware that she had used in her kitchen, which was featured in this column in Houston House & Home, May, 2010. Susan found the new cabinet hardware at Target and Lowe’s. “Keeping the original floor and cabinets were real money savers,” Susan noted, “and the rest of your suggestions turned this bath into a ‘silk purse’’, she smiled. Susan was unsure that the bath would look that much different with the same vanity cabinet and flooring. After looking at my emailed photos, she ‘got it’. “ I am a visual person, and if I wasn’t familiar with a term or idea, seeing an example was priceless,” Susan explained. “Your list kept me focused on the budget and I knew your experience with other remodels would be right on target,” she added. Susan was not thrilled with keeping the original floor tile and vanity, but she did not have any leftover floor tile and removing the old cabinet could have meant a change in flooring, which would have exceeded her budget. She kept hearing my mantra, “ if it’s paid for, let’s try to make it work”, in her head, which kept her focused and avoided “over-improving” the room.

When selling your house, pare down knickknacks and personal items so buyers can see themselves in your home. But this does not mean having empty rooms without art or accessories. Susan used an l880’s French mannequin and 40’s oil painting from Ebay to add punch to the tub area and a dramatic Jenny Lind spool chair adds drama to the recycled vanity. A new area rug from Pier 1 Imports dresses the floor and a 19thcentury bronze Victorian mirror and new Ebay garden cloche atop a

Antique accessories add the personality. BEFORE: Busy wallpaper, a dated brass shower surround, mismatched metals and colorful window treatments made this bath stuck in another time period.

TRADE SECRETS • When possible, work with and retain already-paid-for expensive items like vanity cabinets and tile flooring. • Hiring a professional saves very costly mistakes (which effect resale later) and insures a successful outcome of your bathroomremodeling project. • Regrouting existing tile makes it look brand new. • Do paint the under side of the fur down and slanted walls, too, which are NOT the ceiling. (The flat area is the actual “ceiling”.)

AFTER: Matching white tile from Lowe’s to the shower tile on the removable tub surround properly finishes the tub and is so much more practical than the busy wallpaper.

• Sometimes the most effective strategy is not to add square footage onto your house, but to first rethink the space under roof that is already paid for.

To save money, Susan’s contractor suggested regrouting the shower tile to match the new, removable tile tub surround, as well as the floor tile, which worked beautifully and made the room feel fresh and new. (The new tile tub surround serves as a removable access panel for the tub’s plumbing.) New, oil- rubbed- bronze plumbing fixtures bought online from www.faucetsdirect.com match those installed in the other wet rooms plus the hardware in the house. "The attention to detail that once went into the selection of the leather sofa, plasma television, and Oriental rug in your family room is now going into the selection of appliances, countertops and accent lighting." NATURAL SELECTION Charles McHenry, vice president at Acceptance Appliances Centers, says, “With dishwashers, our customers are concerned about the amount of water used and how well it cleans.” GE now features a dishwasher option called SmartDispense™, a steam pre-wash that eliminates the need for rinsing and soaking before loading. It also stores the contents of a 47-ounce bottle of liquid or gel detergent and then economically dispenses the detergent based on water hardness, cycle selection, and soil in the load. McHenry also points out the improved functionality of GE refrigerators. Their solid cabinet construction eliminates lines and joints, thus providing better insulation. Also the ENERGY STAR compressors are more efficient and require less energy to operate. In the area of style, GE offers three fully-realized brands: the more professional look of GE Monogram, the sleek and contemporary lines of GE Profile, and the restaurant-inspired appearance of GE Café.

A HARD LOOK According to Thomas Dunmire, vice president and general manager of Cornerstone Hardware, manufacturers have recently applied a lot of attention to functional hardware. Soft-close hardware and drawer slides are all about precision—quiet, smooth and clean precision. “They really affect the feel of cabinetry. The soft-close is a dampener mechanism that catches a door or drawer before it fully closes and pulls it gently closed, preventing it from slamming. You’ll see the under-mount drawer slides used especially with high-end projects. The hardware is concealed so that you only see the beautiful carpentry,” says Dunmire. Another trend of Dunmire’s clients is a preference for the “no-hardware” look where all hardware is completely hidden from sight. You simply push on the drawers and doors lightly to open them. “It creates very clean lines, which work especially well with contemporary designs,” he says. For hardware in the bath that’s a little showier, and wonderfully luxuriant, consider the Vola built-in towel warmer from Hastings Tile & Bath. Available in chrome, brushed chrome and stainless steel, the modular system allows any number of bars to be arranged in almost any position with a completely hidden heating unit. Seeing the Light “Lighting in a home is of utmost importance, particularly in high-end projects where architectural and interior details mean everything,” says Wayne Falk, vice president of sales at The Littman Group. “The value of the home should be reflected in the lighting fixtures. Lighting sets the mood for a home. For those considering style relative to the overall space-design in their purchase, lighting becomes very important. I firmly believe that proper lighting can help sell a home.” One lighting technique Falk suggests is layering. “Homeowners may want general lighting and then layer on some task lighting. An example of this can be found in the kitchen: one might opt to have under cabinet lighting in conjunction with general recessed lighting, and may include some decorative lighting such as pendants over a dining or nook area to add character and ambiance,” he says.

Lafayette, LA residents Natalie & Steve Schorr dreamed of a place where they could get away for long weekends that would offer a change of scenery and pace. While many of their friends have beach houses or lake cabins, the Schorrs wanted a big city experience for their R & R. “Steve and I often think about where we want to spend our retirement and I always had this idea of a fantastic loft in New York City,” says Natalie Schorr. “With the housing market taking a turn that benefits a buyer/investor, we felt that the timing may be right to consider a purchase. Houston is an easy drive and ultimately we really wanted to stay in the south.” 33

So Natalie, with her fantasy loft in mind, got online and started researching lofts for sale. Dreaming of ultra-high ceilings, industrial concrete and brick with stunning views of the downtown skyline, Natalie found her ideal two-bedroom, two-bath loft very quickly. “What is so amazing is that I found The Rise with the absolute first search,” says Natalie. She immediately made an appointment with the listing agent, who showed her the loft and everything else the property had to offer. “I was hooked,” raves Natalie. “It was exactly what I had envisioned. Not only was the space itself perfect, but the fantastic vibe of Midtown and everything it offers was the icing on the cake! I remember telling my husband, ‘There are no negatives. It is perfect!’ I bought the property without him ever seeing it,” says Natalie.


QUICK ACTION The Schorrs quickly and easily rented the apartment to a tenant, who loved the place, but had to move out just six months later. At that point Natalie’s creative energies for renovating the loft took off and never slowed down. The existing kitchen felt awkward and didn’t take advantage of the dramatic skyline views through the expanse of 18-foot windows. The bulk of the original kitchen had been oriented toward the walls and a massive concrete column, which blocked the sightlines into the living area and the fantastic city view. The kitchen needed to be reinvented to become a fabulous and functional heart of the space. “It had to be fantastic,” says Natalie. “I wanted a sleek space where you could not even perceive where the fridge or dishwasher might be located. I did not want to see any clutter.”

As an admirer of the marvelously minimalist German styling of Siematic kitchen components, Natalie consulted with kitchen designers Micqui McGowen and Tiffany Edwards of Kitchen & Bath Concepts, located in the Houston Design Center. “We discussed the vision of reconfiguring the kitchen to maximize the amazing views,” says Natalie. “The timing was interesting because I learned that Siematic never discounts their product, but they were briefly offering a discount for the US market only. Being the prudent shopper that I pride myself on being, that was music to my ears! One catch: We had to create the design in four days to make the deadline for the price break! Tiffany Edwards, the kitchen designer, is amazing! The fact that we pulled all of this off together in a matter of days is still unbelievable. I found a great source for the appliances (which we had to have in order to create the specifications for the cabinets) and she worked diligently on the drawings. I think we made a great team – it was fun!” Natalie originally envisioned Quartz counter surfaces, but a trip to Walker Zanger made it clear that one marvelous marble was the way to go. “I was immediately convinced of this Equator marble, says Natalie. “Admittedly, it’s not the best choice for a kitchen. That marble, she’s a little devil. She looks beautiful but she will scratch you! The downside is that we have to be very careful, more careful than one would like to be in a kitchen, because it will scratch. I think I will just call it ‘character’!” Natalie was initially focused on the kitchen, but knew she wanted to tackle the entire apartment swiftly, so it wouldn’t drag on and on. “I didn’t want this to be an on-going project every time we came to town,” says Natalie. So she hired Cameron Hefty of Dallas-based Proformance Systems to manage the project in her absence. The entire process took just four months. COOL & CONTEMPORARY DECOR Without letting her husband or three daughters see the work in progress, Natalie pressed on to complete her sleek and chic dream loft. “I wanted to get out of my comfort zone and go for a grey color palette,” says. “I chose white, grey, lavender, and a touch of my old staple — black.” Natalie didn’t want to overfill the loft with too much furniture or overdo it with busy patterns. Husband Steve was happy to let Natalie make all the decisions on the décor, but his one request was to have a recliner for enjoying both the skyline view and football on the flat screen. A contemporary white leather recliner solidly anchors the living room without distracting the eye from the view. Following her keep-it-simple approach, Natalie let the industrial elements provide the drama. The red brick wall,

hefty concrete columns and double-height windows give the space literally tons of loft character, so she chose furnishings that are uncomplicated, yet elegant. IDEAL CITY ESCAPE Some of Natalie’s favorite things about the space include the stunning marble in the kitchen and Steve’s shared appreciation of the space. “I love the Equator marble and how David Gardner was so attentive to how the edges lined up,” says Natalie. “As dysfunctional as it is, it is beautiful! And I love the fact that Steve enjoys coming here and relaxing in the one thing he asked for — that recliner!” “Most of our friends in Lafayette have either hunting or fishing camps,” says Natalie. “We liked the idea of a cool big-city vibe where you can walk to restaurants and bars, enjoy the offerings of a bigger city, not to mention a place where you can just shut the door and leave when you are ready to head back home. We needed a getaway from our norm and have made a whole new set of friends in Midtown. This has been a very good decision for my family! Our ‘camp’ is in Houston!”
