The new floor plan is much more functional, and flows well for large or small groups, and especially for their active family of four, plus pets. Hard-working stainless steel pro-type appliances, two sinks, two dishwashers, ample storage space and large no-maintenance Silestone countertops all make this new kitchen a joy to work in. Simple lines of the BrookHaven cabinetry with slender chrome handles, combined with beautiful linear glass backsplash tiles create a calm transitional design statement for this modern kitchen in an established home. Kitchen & Bath Concepts’ approach to every project is a comfortable, collaborative process between client, designer, and the project team, where genuine listening occurs, ideas are shared, and plans are developed, combining experienced knowledge, expert craftsmanship, and beautiful materials. Talmadge Hargraves was the general contractor for the Eyster kitchen. He has worked with KBC for over 20 years creating beautiful projects and happy clients. His scope of work includes new home construction, additions and major remodels. Talmadge says he “appreciates the level of design detail and professionalism of the KBC designers.” David Gardner, of ICM Marble & Granite provided fabrication and installation of Silestone countertops in the kitchen. David also has a long history of collaboration with Kitchen & Bath Concepts. ICM has been in the stone business over 25 years, has a full-service showroom, and also works with other countertop materials like the “Yukon” Silestone in Eyster’s kitchen. Brookhaven cabinets by Wood-Mode were designed and ordered by KBC for the kitchen and bar area in two contrasting finishes—painted white for the kitchen, with a dark “Java” stain on cherry for the bar area. Alyce loves the precision-quality construction and beautiful long-lasting finish of her factorymanufactured cabinets. Here’s what she says about the experience: “To say that we are thrilled with our new kitchen would be an understatement. The improved flow enhances cooking and entertaining and the kitchen certainly generates its share of wows. It is so satisfying to see the culmination of the efforts of many that went into this project. We are grateful to have worked with some amazing folks. And the final product is better than we ever could have imagined.”

Kathy Long called me after following my column in Houston House & Home. She thought my advice seemed practical. “Every day I walked into our master bath and thought, ‘I really don’t like this wallpaper.’ It was not a good way to start the day,” she smiled. “My husband lived in fear that he would come home one day and find me ripping off wallpaper or banging out floor tile,” she laughed.

TIP: Paint gives a lot of bang for the buck. “As long as we were confused, we did nothing,” she said. With three kids in out-of-state colleges Kathy and Michael also needed a master plan they could follow. She loved the visit because there were several small projects that she could quickly complete to freshen up her home. After our meeting, she had

comprehensive notes with exact measurements, products, contractors and a budget for the renovation. “I took your notes to the paint store to buy paint the same day,” she explained. “One of your suggestions that stays with me is the recommendation for good granite seams. Everywhere I now go I look at granite seams—I cannot help it!” TIP: In a slab house, if you don’t move bath drains, you can save a lot of money. The basic floor plan worked and the room just needed cosmetic updates. After interviewing contractors, Kathy hired Les Albin of Lacon Homes to do the work. She said that visualizing the finished look of the tile was difficult for her. “We went from an 8 x 8” floor tile to an 18 x 18” floor tile and a larger 13 x 13” tub surround tile. While you can lay a piece of tile down and get an idea, it is difficult to visualize how it will look. I decided just to trust your recommendations on the sizes and heights because I felt like we were on the same page right away and that you were able to articulate my concerns even though I was not able to communicate them very effectively!” Kathy explained. Kathy advised when undertaking a remodeling to be prepared for unexpected problems and modifications to the plan. She explained that when 20
the plumber removed the BEFORE shower’s P-trap it was clogged full of concrete. “He said he is not sure how it even drained!” Kathy said. She also said it is easy to say, ‘while we are at it, let’s do X, Y and Z’, which can blow a budget fast! TIP: Take control of your project and order everything in advance so every item you are responsible for is there when the contractor says he can start your project, Kathy says. “With our tile, we learned the hard way that items can be discontinued and promised delivery timelines don’t always happen, so don’t wait until the last moment,” she said. Items also can arrive broken so allow plenty of time to reorder or return, Kathy advised. Kathy said her friends and family are jealous of her bath and are inspired by the room’s simplicity. “Since we are keeping resale in mind, we knew it needed to be neutral but not boring. It is such a treat to walk into the bathroom each

Designing a Dream Home A local builder, architect and interior design firm team up on a stunning showcase house that quickly became a family home STORY BY SANDRA COOK PHOTOGRAPHY BY MIRO DVORSCAK

nyone who has driven along Memorial Drive west of Loop 610 has no doubt admired the lush canopy of native oaks and pines that covers this largely residential region of the city. Local builder and residential developer Chris Cunningham of Cunningham Development has built a multitude of custom homes in the Memorial area over the past three decades. Last year, Cunningham Development collaborated with architect Patrick Berrios of Patrick Berrios Designs to construct a new home with elements of traditional design that would blend well with the longestablished neighborhood. “I had previously designed a similar home in Hedwig Village a few years back and I decided I wanted to do a similar, but larger home on this property in Hunters Creek,” says Chris Cunningham, of Cunningham Developments. “That’s when I asked Patrick Berrios to design this house. We also took inspiration from homes in Aspen and Vail, Colorado.” Cunningham took this opportunity to bring in the latest and greatest features in one beautiful home. “We also emphasized energy efficiency throughout the design and build out,” says Cunningham. “This resulted in the home’s energy efficiency score beating the requirements for an Energy Star rating, meaning it is about 40 percent more efficient than average homes of this size and type.”

Cunningham turned to Jane Page Design Group to finish out the interiors, with JPDG’s Laura Litton taking the lead on developing an interior design that would appeal to a broad range of buyers. All of the design efforts of the builder, architect and interior design team culminated nicely, as the home, built as a showcase house, sold to a family moving to Houston from out-of-state even before it was opened to the public for touring. 30

Designer Laura Litton joined the project after construction had begun, but helped the builder make subtle refinements that allowed the home’s interiors to complement the architecture and enhance the overall aesthetics of the home. Since this was a new home that had been built in a well-established, older neighborhood, it was important to incorporate traditional elements both inside and out.

Litton’s design approach for the entire house was to use a combination of old and new to yield a buyer-friendly home that would speak to people who prefer traditional, as well as those who are drawn to a more modern look. Most rooms feature a neutral palate, but include a variety of textures and materials for added visual interest. “We used antiques in almost every room, but the house doesn’t look old fashioned,” says Litton.

In the breakfast room, French Bentwood chairs, a gate-leg table and a tapestry-backed bench provide a homey, traditional spot for coffee and casual meals. This inviting corner spot adds Old World comfort to the mostly white, kitchen, which features a blend of traditional shapes and styling in a modern color palette and current, but classic materials. Another technique Litton employed was to insert leaded glass into the allwhite kitchen cabinet doors. “While the design of the glasswork is simple and less ornate than antique leaded glass, it still lends and old-fashioned feel to the kitchen,” says Litton. In the living areas and bedrooms, lively, contemporary artwork brings a current vibe, without dominating the décor. “Designing a showcase home is fun, but challenging,” says Litton. “You get to be the client in a sense, and select the materials that you want, but you do have to fit the builder’s budget.” For this home Litton was excited to use the newly launched backsplash tile behind the cooktop and to be able to introduce local artist Leanne Domangue to everyone who viewed the home. The generous master suite includes a grand, well-appointed master bath,

The same Sherwin Williams paint, SW7058 Magnetic Gray, covers many of the walls throughout the home. In the kitchen, Talila granite countertops from Omni Surfaces combine with Travertine tile on the vent hood and unique interlocking ceramic tile backsplash (both from Materials Marketing) to provide neutral color with visual texture. The traditional white cabinets feature simple, not-too-ornate leaded glass accents, while the stainless light fixtures help the appliances fit into the whole picture.

“When working with clients, they have specific design parameters that you must adhere to, along with their budget, so we work to balance the costs with the level of style impact for each room,” says Litton. In contrast, Litton says that working on a showcase home requires the designer to develop a home’s personality so it will be relatable to potential buyers and/or future clients. “We’ve had many calls about the kitchen and master bath in this home from all types of people in all age ranges,” says Litton. “It’s a great opportunity for a designer, because it 36
allows current and future clients to see what you can do.” Litton explains that one of the greatest skills designers have is the ability to visualize a finished project before it even exists, noting that designers can also save clients a lot of time and money with their knowledge. “Designers help clients avoid headaches, and often serve as a translator between the builder or architect and the homeowner,” says Litton. “Another major role is to help couples with individual tastes successfully marry their styles together. It’s a very personal process and we view it as a privilege.”

Experts Help You Make Sense of a Kitchen Makeover Anyone who’s renovated or remodeled knows that the process is often lengthy and complex. Contractors. Blueprints. Decisions. And if you’re remodeling a kitchen, the experience can be even more frustrating; if you remodel a bathroom, you likely have another one you can use in the meantime. Remodeling a kitchen however, can take yours out of commission, creating havoc and stress. HIRING A KITCHEN DESIGNER Experts in kitchen design offer their advice and share their experience on how to make the process as painless as possible, putting you into a new space with minimal construction headaches. Ric Trahan of Shelf Genie and Cabinet Cures, suggests thinking about your space and what you want it to do. It’s not just about having a kitchen with all the usual appliances and amenities. It’s about having a space that functions as optimally as possible. “When you tell us how you use your kitchen, we can help you minimize the frustration of a remodel,” Trahan says. “We want to understand where you keep things, how you reach for things, so we can be sure we’re designing your space to be as accessible as possible.” In addition to working with customers who may want their kitchens made over to accommodate physical handicaps, Trahan says he and his team also help people think about things like how they might be bending over to get this or that cooking accessory or reaching overhead to grab something else. He says it’s important to consider where you keep the most-used items in your kitchen, so he and his team can design pullout shelves or enhance your cabinets to create an optimal experience. “We help people think through the way they use their kitchen,” he says. Innovations, which creates custom cabinets. “We understand where the pitfalls to a project can be, and we work with you to avoid them,” she says. “When you’re dealing with home remodeling, every mistake you make costs money.” Calvin says she works with clients to discover what they want in their remodel. Maybe it’s something as simple as revamping outdated cabinet facings. Or, it might be something more complex, like building custom cabinets and spaces that are a total re-do of the existing space. She encourages would-be remodelers to meet with designers, to look at photos and share their ideas of what they need, noting that sometimes it takes several meetings to discover the right look and the right game plan to make it happen. “It’s important to explore all your options, from layout to functionality, even to price and accoutrements,” says John Johnston of Designer Kitchens, who started out as a cabinetmaker and has grown his business to include custom cabinetry and custom kitchen design. “We want to ensure our clients never look at a finished project and say, ‘Oh, I wish I’d done fillin-the-blank, instead.’” To that end, Johnston works with clients to determine the scale of a particular project, and sets us meetings to show them what they should expect from their design concepts and how to make those into reality. He emphasizes that even he uses experts to help with the pieces of the project he doesn’t do, like interior design, or sourcing the appliances you want. But before he gets to that point, he wants you to be able to look at design plans and say, “Yes, this is my perfect kitchen.” “That’s when we know we’ve finished the design process, and we can start helping you implement it,” he says. “Your kitchen is such a valuable piece of real estate in your home,” says Trahan. “And experts can truly help you maximize that space to its fullest potential, whether it’s putting drawers closer to the stove so you have easy access to cooking utensils or finding better storage for things like waffle irons or mixers that you only use every once in a while.” ASK QUESTIONS All the experts emphasize that you have every right to ask questions about the process and about what you want. “You should always ask to see someone’s work,” says Rick Davis of DC Kitchen and Bath. “Whether you’re asking for photos of past projects or visiting their showroom to see how they’re working and what they’re making.” That helps you determine if their style and yours are a good fit. Davis says he also asks a lot of questions of his clients, helping them to consider the sorts of materials they might want to use, from the color stain they may like on a cabinet to whether they

The space next to the refrigerator used to be wall and base cabinets where the countertop only gathered paper and dust. They truly disliked the set-up there. The solution was to create it into a full-height storage area: half for pantry use, half for dish/cooking materials.
