Built in Walbach, Alsace, France between 1618 and 1648, the house was a gift from the citizens of Alsace to Castroville because of the Alsatian roots of the original immigrants that settled here in 1844. The fachwerk framing was shipped to Castroville and Alsatian volunteers came and rebuilt it, and then donated most of the period piece furnishings. njoy a glass of a delicious concoction or two with family and friends following these helpful tips on stocking the perfect at-home bar. From the essentials to a delightful drink recipe from one of Houston’s leading bartenders, we have you covered — right up to last call.
THE ESSENTIALS Sean Beck, beverage director and sommelier for H Town Restaurant Group (Backstreet Cafe, Hugo’s, Caracol and Xochi), shares his expertise with hosts and hostesses ready to set up their beverage stations like pros. His suggestions:

• Simple syrup. “A very basic ingredient, but one that is a necessity in so many classic cocktails, like margaritas, mojitos, daiquiris, sours, etc.,” Beck says. “It can also be used for house-made sodas, sweet teas and coffee.” The basic version is a 1-1/2 cup sugar to 1 cup water ratio and let them dissolve, boil, cool and store, he says. During the cooking process, infuse it with a world of flavors, even with a jar of marmalade, which makes a stout replacement, especially with bourbon. • Bitters. “For a home bar, you want your basic seasonings,” Beck says. “On one side you have sweet, on the other, bitter. Bitters tend to last forever and are an easy way to add flavor and balance to most drinks. They also come in small bottles and tend not to take up much room.” Beck adds his three must-haves are Angostora, Peychaud's and Fee Brothers Orange Bitters. • The Booze. “This should be obvious, but focus on what you drink,” he continues. “It's depth, not breadth. If you never touch brown spirits, then buy one bottle for guests and focus on your preference, be it gin, vodka or tequila. Same thing with liqueurs, as there are thousands of them, so stick to the most useful ones like a triple sec, such as Grand Marnier or Cointreau and Campari and vermouth.”

glass for Manhattans, margaritas, martinis and pretty much anything served “up;” the double old-fashioned for brown spirits, whisky sours, rocks drinks, etc.; and the collins glass for highballs, mojitos, swizzles, Dark and Stormys — anything carbonated. This will cut down on storage issues and breakage.”

• iSi Soda Siphon (1-quart size). “This carbonation vessel is the staple of many of my cocktails,” Beck says. “It can be used to make endless versions of dry sodas where I can infuse citrus oils, teas, spices, coconut water, etc. I haven't bought ginger beer in years, so with my iSi, I keep a simple ginger beer base in my fridge and pour it into the container and carbonate it whenever we have friends over. It produces higher-quality, less-sweet and less-expensive versions to be used in Moscow Mules, Sangrias and Dark and Stormys.”

THE HOUSTONIAN Beck created this drink a few years ago as a batch cocktail for his wife, who at the time was spending way too much time home alone, in his opinion, with their nearly 2-year-old daughter. “My wife is of Vietnamese ethnicity,” Beck says, “so I wanted to incorporate a touch of the flavors she grew up with. Place spices in heavybottomed pan over high heat. When the spices start to smoke and kick in aromatically, about 5 minutes, add in water and simple syrup. Stir until sugar completely dissolves. Let mixture come to a complete boil for 2 minutes. Remove from heat, let cool and strain syrup. This can be stored in the fridge for up to 2 months. Pour 3 ounces of mixtures into a mixing glass with ice. Add in fresh peel of orange zest. Stir well for 30 seconds. Strain into coupe glass with a dried peach or apricot.

THE MAGIC OF GLASS Brighten Up Your Bath with the Power of Glass and Mirrors By Barbara Canetti

Let there be light! And with a glass wall, glass blocks or glass bricks, light there is. The glass surrounding showers and tubs can change the ambience in a small bathroom by removing solid walls and replacing them with transparent or translucent surfaces, which lets in brightness from fixtures and nearby windows. More and more remodels include either tempered glass walls or glass blocks to update and upgrade bathrooms and kitchens, according to industry representatives. “Even with low ceilings, the bathroom can feel more open with glass walls around the shower. It gives the illusion of transparency,” says Crystal Reeves of CLR Design Services. Reeves recently won an ASID honorable mention for a master bath redo, in which the original shower had a closed-in feeling because of low ceiling height and fur down. In order to create a modern-looking steam shower for the client, Reeves had the glass enclosure installed to the ceiling, giving the feeling of additional space and light.
FRAMELESS GLASS SHOWERS The advantage of the frameless glass shower vs. a walled shower is “it makes it feel more open when someone is taking a shower,” she says. Usually, one or two of the sides of the shower can be glass, unless it is a freestanding stall. But the glass must be hinged to a wall for stability. Reeves says glass enclosures either have no door, a glass door that swings open or a barn door-style that rolls on a rail at the top of the shower. Most glass walls are between 3/8-inch to 1/2-inch thick. They can give the remodeled bathroom a crisp, contemporary look or make a statement by mixing glass with tile to create a vintage-modern look. “None of these are cheap options, but most important is to have it installed properly and buy good-quality hardware,” she says. “If you skimp on the hardware, you will regret it later.”

GLASS BLOCKS Another alternative to sleek glass walls are glass blocks, says Ken Bowman, general manager of Masonry & Glass Systems Inc. Glass blocks, which come in five sizes and three styles (clear, wavy and obscure/ice), are a “timeless classic” for shower enclosure and windows. The hollow glass blocks, which have been used since the early 1900s during the Art Deco era, had been made by one company in the U.S. — Pittsburg Corning Glass Co., which recently stopped manufacturing them recently after 80 years. Now glass blocks are mostly imported from Seves Glass Block in the Czech Republic. Bowman says the latest trend in bathroom designs is to use the glass blocks in a running bond design: Installed like bricks where the joints do not line up, but are stagnated in every other row. Usually shower enclosures using the blocks had been installed by stacking the blocks one on top of another in a vertical line. Now, homeowners are opting for a design where the wall is created using a mixed combination of block sizes. “This is a new and different look in modern and trendy custom homes,” Bowman says.

When using the blocks in showers, Bowman says it is best to leave at least a foot of open space at the top of the shower to allow the steam, moisture and heat to escape. Otherwise, if there is too much moisture and airflow is confined, wallpapers, Sheetrock or paint can be damaged. However, if a steam shower or sauna is being installed, then cedar wood on the stationary wall would be fine. Most recently, Bowman says he is getting requests from clients for colored blocks, rather than the clear or opaque style.
LIGHTING & MORE If a homeowner wants to add a bit of colored lighting to the wall, place the lights behind the glass, Bowman says. Do not drill a hole in the blocks. “If you drill into the blocks, moisture will get in and that is not good,” he warns. A fairly new style in bathrooms that has yet to catch on in the U.S. is the use of glass bricks, which are solid glass. Bowman estimates a bathroom redo using the bricks instead of the hollow blocks will triple the price. “The bricks are popular in Europe, but in the U.S., people prefer the blocks,” he says.

WHAT’S COOKING? Today’s Kitchens Flow with Open-concept Designs By Marsha Canright Sleek, contemporary styling, light-filled spaces, durable materials and neutral colors with some blues and greens are key design trends in Houston kitchens and across the nation. Whether it’s a renovation or all-new construction, today’s kitchens are almost always open concept, flowing into dining and seating areas, designers agree. “It’s a feature that reflects the way we live,” says Peggy McGowen, a partner at Kitchen & Bath Concepts. “The square footage may not be larger, but kitchens look and feel bigger because everything is more fluid between rooms.” Even in spaces that are traditional or transitional, there's less molding and trim, which makes a cleaner line and a more contemporary look, she says. Ceilings are higher and cabinet features make for easier access. Pullout pantries are one advance in kitchen organization. “These are simply more functional. Usually 12 or 15 inches deep, you can see on both sides. This keeps you from having six cans of tomato sauce that you’ve forgotten because they were stuck in the back,” she says. Beverage centers and coffee bars are high on the request list. It’s a common-sense strategy that meets an immediate need and keeps some foot traffic out of the main cooking area, McGowen adds. 36 house& home | December 2017 | www.houstonhouseandhome.net
MATERIAL TRENDS The desire for easy maintenance and durability drives consumer interest in new materials and also new uses for long-standing materials, like subway tile, says Jared Becker of Walker Zanger. “Homeowners want to know how long materials will look good and work well; they want a clean and classic look that won’t be dated in a few years,” he says. “I see more designers using tile not only as a backsplash, but all the way up the wall, especially around the stove and sink areas.” New materials to consider include the large Italian 12-millimeter porcelain slabs that can be made to look like marble or other natural stone, but are impervious to stains, even red wine, and are durable and low maintenance, he says. Also, porcelain floor tiles that look like hardwoods are already popular in kitchens because they are easy to clean and almost indestructible. As for the predicted color palette, kitchens will continue to be neutral: White or muted tones of gray, but more spot color is returning, especially blues, greens and black. “Greenery,” a fresh yellow-green shade, is Pantone’s color of the year. Also, kitchens are smarter and certain high-tech innovations are routinely included.

• “We have faucets that you turn on by waving your hand under them, and a steam-convection oven that can bake perfectly rising loaves of bread or yeast rolls,” McGowan says. • Integrated LED lighting inside of all cabinetry is already close to being the norm, says designer Jennifer Abjure of K&N Sales. “Now we have the ability to light every cabinet. The power requirements for LED lighting are so low that it is very easy to add in a remodel and the pricing has come down.” • For those who love specialty coffees, the plumbed Miele coffee system is an innovation worthy of note, says designer Tara Brown with Lippold Custom Homes.

“The kitchen is not large, but it opens into the living and dining area, so it feels much larger,” McGowen says. “Design and layout of cabinetry is the foundation of our studio, and we work with all aspects of design to create the ultimate kitchen aesthetic.” The cabinets are “Nordic White” by Brookhaven with a highgloss finish. The couple chose “Pure White” quartz-surface countertops manufactured by Caesarstone, recessed lighting and white leather bar stools with stainless steel frames. They also selected the backsplash tile that is made of seashells with colors ranging from a taupe brown to a silver gray. “The kitchen is minimalist by design,” McGowen says. “The wall opposite of the kitchen has floor-to-ceiling windows overlooking a green space, and the simplicity of the room allows the couple to showcase their art collection.”

A small kitchen blossomed into a large open area with plenty of space for dining, lounging and entertaining. Designer Jennifer Bajorek combined the kitchen-diningfamily room, taking down a wall to open up the space. The large island with seating creates a visual separation for the area. Bajorek used classic finishes on the cabinets, Okite quartz countertops with a glass mosaic backsplash by Thorntree Slate and a Blanco silgranite sink. The island is painted blue to bring color and a focal point to the expanded room. “My guiding factor in this design was creating a space where this family could entertain,” Bajorek says. “They love to host all kinds of parties, everything from fish fries, baby showers, kids’ birthdays with giant slides and fancy anniversary parties.” A large rectangular window in the family room looks out onto the backyard where kids play so everyone can see what's going on, she says. The large island is used for serving food and prep for guest chefs. The cabinets are Brookhaven by Wood-Mode. Appliances are a Sub-Zero 42-inch refrigerator freezer, a Viking gas cooktop and hood, Fisher Paykel dish drawers and double ovens by GE Monogram.

In fact, Steve Klar, co-principal of Klar and Klar Architects in Tampa, Fla., says Hurricane Charley, which hit that state in 2004, should have been a lesson that wind and water damage are no longer confined to coastal areas. Implement a law like Florida has that all structures for human habitation must be designed and signed/sealed by a registered architect or structural engineer.”
HH&H: What other updates can homeowners or business owners make to their houses or buildings to increase stability? Klar: “New structures can easily and economically be designed to resist greater wind speeds. We recommend that to all our clients. Not only will this make the occupants safer, but also it will potentially reduce insurance premiums. “If the structure is existing, then replace exterior building components with new ones that have a greater resistance to being torn off of the structure by hurricane-force winds.” Klar elaborates on the order of replacement he recommends for homeowners and business owners in the process of remodeling or rebuilding after hurricane damage. • Roofing metal. Standing-seam, mechanically fastened roofs survive hurricanes best. • Windows and doors. Impact-insulated windows and doors today are no more costly to replace than with regular versions.

As a result, the looks are more realistic, says Jamie Allum Pruett at Countertops & Flooring by Traditional Designs. “You have to get down on the floor and touch it,” she says, to determine if it is real wood or not. “Not only do the vinyl planks look like real wood, they hold up to water, pets, kids and heavy use.” The maintenance issues that come with wood are nonexistent with vinyl. “I had one Galveston client who wanted vinyl because it’s warmer on the feet,” as opposed to the cooler feel of ceramic tiles, she adds. “When her air conditioner started leaking, she asked me, ‘What do I do now?’ “‘I said, ‘Put a fan on it and let it dry.’” Nothing more is needed. Vinyl comes in planks, tiles or rolls. Additionally, the product is available with one of three types of coatings: Non-wax, urethane and enhanced urethane. While cost ranges from low to high, it is feasible to install it in a 200-square-foot kitchen for about $670, according to www.fixr.com, a website offering cost estimates for various types of jobs, in addition to connecting people with area workers/installers.

It is not to be confused with linoleum, even though some might use both words interchangeably. Vinyl is a petroleum-based product, while linoleum is made mostly from linseed oil. Both are deemed “resilient flooring” by manufacturers. But vinyl is the only one in this particular category to be 100-percent waterproof.

Each product requires its own specific thin set. Otherwise, don’t be surprised at problems that might pop up — literally speaking. The grout also may need to be sealed. “Your flooring is an important investment that should last you years,” he adds. If ceramic tiles are either lightly glazed or unglazed, they may need a sealant. Ask the vendor. Both types of clay tiles offer impressive wood-like designs as well as a myriad of other patterns. Both are popular and desired materials, according to Rhodes. CONCRETE & STONE The other two top choices for homeowners rebuilding or repairing with expectations of enduring another possible costly flood event can find value assurances with concrete flooring or stone. Rhodes suggests travertine, limestone, and marble — even though it could stain. None of these options breed mold.

PORCELAIN & CERAMIC TILES Both Colleen Raferty at Dick N’ Sons and Dwayne Rhodes at The Tile Shop are on the bandwagon for clay tiles — especially porcelain. “It is probably the most likely to survive a flood,” says Raferty, who adds it is important to install it with waterproof grout to realize optimal expectations. Porcelain and ceramic tiles are both made from clay, but the former is denser and, therefore, hardier. Porcelain is also fired at higher temperatures, which makes its glazing more impervious to moisture and staining, says Rhodes. And according to the American Society for Testing and Materials, the absorption rate for porcelain is 0.5 percent. To ensure buyers get what they pay for, since it does cost more than ceramic, make sure it has the “Certified Porcelain Tile” seal of approval. Ceramic tiles, also made from clay, are about 62 percent less expensive than porcelain, according to www.fixr.com. Like its porcelain counterpart, it is also deemed by FEMA (Federal

ith more than 30 years experience in the real estate business, Z.R. Kendrick was looking for a special project. He says he found it in a small residential venture in the Midtown area, which he describes as close to downtown, close to the museum district, close to the medical center and in the center of everything. His company, JOBOA Development, which he runs with his son Zerick, a recent UH School of Architecture graduate, has created a six-home project that he calls Midtown Almeda. One of the 2,723-square-foot homes has already been built and furnished as the model. It is also being used as a short-term rental on Airbnb. “We wanted to get feedback from renters about the house. And we have been very pleased with what they have told us,� says the senior Kendrick.

FIRST & SECOND LEVELS Visitors enter the house with a slight step up into the first level. The floors in this foyer and bedroom are covered in a light “Grafiti Bianco” natural porcelain tile, giving the downstairs area a bright welcome. The floating staircase

leading up the second floor — totally visible from the outside through a wall of windows and well lit at night for a dramatic view — is made of a hardwood and supported by steel girders for a modern, clean look. The handrails throughout the house also are steel. The second level — the living level — is one large space, encompassing the kitchen, dining room, living room and access to one of the balconies. The 12-foot-high ceiling gives the space a sweeping sense of openness. The natural wood flooring of 4-inch white oak lends the space a warm and comfortable touch. The dining room is well lit with natural light from two

large windows. Close to the table is a built-in display cabinet with quartz tops and glass doors for china or decorative pieces, with special LED lights for accents. A huge chef pantry is also in this area, with shelving for bulk storage and large tabletop appliances and is pre-wired for a wine cooler, if desired. The sleek modern kitchen comes with an 8-foot-long island with an overlay to accommodate additional seating and a multitude of storage cabinets on both sides. The smooth UltraCraft Cabinetry in the kitchen gives the room a contemporary look, along with the stainless Bosch appliances and single bowl sink. Three pendant lights hang over the bar; recessed fixtures light the rest of the kitchen, in addition to the undermount lights to illuminate the work areas. He chose a mosaic tile for the backsplash to blend with the light colored granite countertops. The living room opens through a set of Fleetwood sliding doors onto the second balcony, giving residents another area for outdoor relaxing. A wet bar next to a powder room have been included in the design. “We paid a lot of attention to the finishes. We wanted to really dress this out,” Kendrick says. Kendrick says he paid particular attention to this area: Two extraordinarily large walk-in closets with shelving, drawers and storage to satisfy any couple, as well as a bathroom with spa-like amenities. The double vanity and suspended LED lighting around the mirror give more than adequate lighting. Line cabinets and storage are built in and the bathroom has been wired for a flat screen TV. s we celebrate the end of another year sharing happy holiday tidings, we can extend the greenest cheer with gifts of rooted flowers that will rebloom, which translates to the very special thought, “With every bloom, I am reminded of you.” The presentation of a plant creates a benchmark in time between people and an ongoing relationship to enjoy the plant’s repeated blooming. Some unique choices are citrus, winter-blooming camellias or even a “Christmas Tree” to put into the ground to honor new beginnings.
A CITRUS CHRISTMAS Some popular citrus choices are Meyer lemons, Mexican limes and “Meiwa” and “Changshou” kumquat trees. These varieties bloom and fruit in November and December and are available to fight those nasty winter colds with fruits high in Vitamin C. Citrus can be grown in a container or planted directly into the ground. The latter is the most successful, as the tree will take to the properly amended soil and grow a highly developed root system that will provide a greater yield. BEAUTIFUL BLOOMS Winter-blooming camellia choices are wide ranging, from camellia sasanquas that bloom from Thanksgiving to Christmas to camellia japonicas, which offer many different beautiful flower forms that blossom from December to April. Camellias are slow-growing evergreen plants that can grow into large shrubs or small trees and prefer some filtered shade during the hot summer months.
TREES FOR THE SEASON One of our best Texas holiday trees is the Eastern red cedar, Juniperus virginiana, which is an evergreen conifer and grows in full sun to part shade. Grown in full sun, it can get 35 feet tall and 15 feet wide, while grown in the shade, the tree stretches for the light but is narrower. These evergreens want excellent drainage and don’t want to grow in drainage areas. Red cedar makes a wonderful screening plant, so give this beauty room to grow. Last, but not least, is the beautiful Japanese magnolia. It is a small understory tree that loses its leaves in winter, so when the spring blooms occur, it is one spectacular sight! Magnolia soulangeana comes in different forms and colors and flowers in February or March. Now is the perfect time to plant these beautiful spring-blooming trees.
