A MONTHLY NEWSLETTER S H A N N ON ’ S S N I P PET “We Are We” And Why That Matters.

W

elcome to April! While I appreciate every season as it arrives (and winter particularly when it LEAVES), I always look forward to spring as a time of renewal, re-creation and evolution. A fresh start, as it were. This year spring is trying to gain a foothold, amidst the challenging flood waters and roads in disrepair. Through the devastation, we have come together as Nebraskans and, although the road ahead is a long one for many communities, our stubborn hope “springs” eternal. Thank you, if you are one of the MANY HomeServices family members who donated funds for our flood relief effort. This particular April, more than any other in recent memory, is a time for new beginnings. Our RE|evolution has begun, (our new fee structure and commission plan has launched) and we are doing the hard work of becoming who we want to be, not looking in the rear view mirror. You may be curious about the title “We are We”. What do I mean by that? This phrase is a reminder that each of us is part of our collective “we”. There is no “us” and “them”, only “we”. And as part of our “we” each of us has both the obligation and the opportunity to help vision and forge the path of our collective future by participating, encouraging, supporting, challenging, forgiving and teaching. Where will our

future lead us? Only together will we find out what our best path can be. Because we are better together. “We are We” – means all of us are important. So don’t be surprised if I give you a text or a call to ask for your help, your input or some of your time as we evolve and navigate the challenges and joys of this year and beyond. This year is a year of many small and large innovations, changes, growth and possibilities. A new MLS across our eastern markets, a new outlook, and some upcoming service improvements to help us be “The Trusted GO-TO” for all things real estate. What affirmation did YOU choose for this month? Mine? I am full of love and joy, exuding magnetic, positive energy! I say this when I’m in the car – and it really has helped me to boost my level of energy and face the day with happy anticipation. I hope that you have selected your affirmation and that you are using it daily (at least twice daily sessions, ten times per session is optimal). We’ve included another copy of the affirmations section (pg.3) for you, in case you need another one – I encourage you to use it! I appreciate each of you, your effort and your support. Remember “WE are WE”. Let’s be great together.

USERS NEW RULES (MMLS USERS)

With the change to the new MMLS there are rule changes you need to be aware of. Failure to abide by these rules may result in fines imposed by the MLS

Listing Submission: All Residential listings including new construction must be entered into the MLS within 2 days of the listing date. Declination of MLS services must be filed by staff at RAL within 2 days of listing date. “List Date” in the MLS is specified as in the Listing Agreement unless specified with addendum. Fine: $100 per each violation, plus a fine of $100 for each additional day once notified by the MLS. NO SHOW Listings (Coming soon): Listings not available for showing within 7 calendar days of the list date when input in the MLS system shall be entered with the “Active, No Show” status. Active listings, which become unavailable for showing for a period that extends beyond 7 calendar days must be updated to the “Active, No Show”

status. The status must be changed to “Active” before showing the property to prospective purchasers.

Combine tomatoes, onion, cilantro and jalapeño in a bowl. Season with salt and add lime juice to taste. Top on your favorite Mexican food, or serve with chips. Pico de gallo is best eaten fresh, within 12 hours of making it. Store in the fridge.
