Editor’s Note Welcome to the first edition of Experience Niseko Homes. I hope it is entertaining to the casual reader as well as current and potential investors in this wonderful community. We started our original Experience Niseko magazine in winter 2015, deliberately focusing on holiday and lifestyle aspects of Niseko as both a destination to visit and a place to live. After four published magazines it became apparent that many readers were also interested in the “property market” whether they were existing owners, potential investors or simply interested in the obvious boom of construction and development – so Experience Niseko Homes was born. While the focus of Experience Niseko Homes is different, our aim remains to identify what makes the resort so unique, both globally and within Japan, and such a wonderful place to connect and contribute to – as a holiday visitor, owner, returning or full time resident. Back in 2014, Candy & Candy identified Niseko as one of the top 5 Leisure Enclaves for the rich and famous in Asia in their Candy GPS Report. At that time, real estate and property investment in Niseko was about to burst back into life following some quiet years around the Lehman Shock and Tsunami. Little did I realise quite how visionary that report would be! If we help give an insight into the reasons why so many people feel passionate about investing in Niseko’s property market then I’ll feel we have done our job. Every year is a new year

T
o say that Niseko changes each year does not do justice to the pace of that change. When I first visited in the winter of 2004 I stayed in the pink Scot Hotel which dominated the village landscape alongside the sprawling Kogen and J-First hotels. So when I returned to live in 2013, having not visited since early 2009, I was confused to the point of thinking I’d come to a different resort‌ where the Scot, J-First and Kogen hotels once stood, there was bare land. Early development in Niseko-Hirafu was predominantly on sites in the middle and lower village, but as the reputation of the resort and the size of investments grew, the focus changed to larger ski-in ski-out projects. Vale Niseko was the first of these and opened in 2009. While the successive impacts of the Lehman Shock (2008) and the Tsunami (2011) brought development to a standstill, it restarted with Ki Niseko which opened in 2014 reigniting international investment in the resort. Ki Niseko was purchased mainly by investors from Asia, a marked changed from the earlier waves of investment which saw most buyers coming from Australia.
SKI-IN SKI-OUT Since then prime developments and investor interest has focused once more on ski-in ski-out properties with AYA Niseko opening in 2016, Skye Niseko and Maples due to open in 2018 and Hanazono’s Park Hyatt Hotel and Residences scheduled to complete in time for winter 2019. As visitors to the resort have changed from the traditional Australian and expat markets to a more diverse mix across Asia, so too have investors in property and real estate. While Australian Guests have spent the best part of 15 years exploring Niseko as it has grown and have found their balance of location and price, newer Guests from Asia are looking more for the convenience and service offered by the new generation of ski-in ski-out hotels. This has in turn fuelled higher occupancy during winter, pushing the value of these properties ever higher.

GIVE ME SPACE But much like the food options throughout the village, real estate options in Niseko are far from “one-size-fits-all”. In Hirafu you can choose from a simple meal at a local food stand or a degustation course at a Michelin-starred restaurant right next door, but you know whatever you pick will be delicious. So if an apartment in a large condo-hotel next to the mountain is not really your cup of tea, your options actually increase significantly. Rather than being limited by the few ski-in ski-out options, you almost have a blank canvas. You can remain in the central village of Niseko-Hirafu by picking up a house or apartment on the second-hand market which has come alive in the past few years. Most secondhand properties come with a maintenance and financial history with management in place and of course you can have a walk through or even try before you buy by staying for a few nights. Or you can step outside the centre and find your own patch of land to build your dream house. Niseko has a range of bilingual project managers who will walk you through the whole design process to enable you to get your ideal home custom built, ready for you to turn the key and walk on in. Perhaps you don’t want to spend too much time thinking about it, or you are struggling for inspiration, in which case many local companies can help with “out of the box” solutions where land and new build packages can be arranged in short order. Pick one this winter and be ready to bed down in your new property the next time you visit! The options are endless and new developments are no longer a choice between “full-serviced” hotels or “managed” properties. The Pavilions on the outskirts of Hirafu and The Nest in the Trees between Hirafu and Niseko Village are both looking to combine the bespoke nature of building your own home along with the services provided by the hotel on site. And while it is still possible to get around the centre of Niseko-Hirafu on foot, renting or owning a car is becoming more and more common for guests and owners alike. This brings areas further afield into play where land prices drop significantly, although the same does not apply to construction costs!

WHY NISEKO? Every year Japanese TV crews descend on Niseko, and in particular Hirafu, as the latest trends in government land valuations are revealed. Since 2011, village land in Niseko-Hirafu has regularly seen the greatest increase in land prices in the whole of Japan. For residents and foreign investors this is no surprise, but for Japanese (particularly in the mainland cities of Tokyo and Osaka) there is amazement that a small country town in Hokkaido can have real estate matching the prices in the centre of Japan’s major cities. “So why Niseko?” I am often asked. Firstly, people come for the snow – it really is like nowhere else on earth! Then the food – Japanese food is incredible throughout the country, but even Japanese people choose to visit Hokkaido to enjoy the cuisine. In Niseko we are fortunate to have a collection of incredibly talented chefs working with the freshest ingredients in an extremely competitive environment. That has led to the finest collection of food options in such a small area. “But snow and food are not enough!” I’m told. That is of course true. On top of that there are many other layers that appeal especially to international visitors and investors: fantastic onsen; international services and support being available in a Japanese resort town; the burgeoning reputation of the Niseko brand around the world; the increasingly high-quality
service provided by the staff year-round. But there is something else, something that makes Niseko unique and, I believe, impossible to copy. Niseko is defined by the multi-cultural and multi-talented group of international and Japanese people who live and work here. This is showcased not only in the wide range of food, accommodation and service options covering every eventuality, but it also extends into property and real estate. Hirafu in particular is not a village that looks like it was created in a town office with straight lines and everything in monochrome. You might find an old log cabin next to a multimillion dollar home or a new luxury hotel being built across from a local Izakaya. Niseko is unique precisely because of the random nature of the development it has undergone. The growth and change in Niseko does not detract from the resort, it actually adds to the live fabric that makes this place so special. This is why it cannot be replicated (although many have tried) and ultimately this is why it will endure. The hotel I first found in 2004 may be long-gone, but the spirit of Niseko remains alive and well. That’s why I recommend it as a place not only to visit, but to invest. Your investment in Niseko will not only be financial, it will allow you to participate in, engage with and fall in love with one of the most unique places on the planet, a place I am privileged to call my home.

THE LIMIT While a relatively new name on the Niseko real estate scene, the Niseko Realty team already have a wealth of experience under its belt.

here is a saying in Niseko, “home is where the powder is”. Bringing Luxury Lifestyle to Niseko LISA STOPS ON THE SIDE OF THE GREEN RUN ON GRAND HIRAFU. There’s been a welcome break from Niseko’s legendary, near constant snowfall, and she’s enjoying the spectacular view of the snowcapped Mount Yotei and its surrounding landscape. Just one minor problem. She is a beginner level snowboarder at best, and she has come to realize that the run is a bit more challenging than she can handle. Distressed but not injured, she won’t seek assistance from ski patrol.
