USE FANS - Standing or table-top, circulating fans are quiet, effective, and economical for cooling small areas. Keep one in each of the rooms you regularly use and chill out in comfort for less. MIST YOUR BED - At bedtime, mist your bed with cold water from the fridge, then turn a fan nearby. This will create an evaporative cooling effect, allowing you to sleep more comfortably even on very hot nights. TURN DOWN THE LIGHTS - Lights generate heat, so turn them down or off whenever you can do without them. USE LIGHT BLOCKING CURTAINS - In sunny rooms, light-blocking drapes or curtains can help keep a room from building up heat.
BE MINDFUL OF OVEN USE - Oven heat lingers, and nobody wants too much hot food when it’s sweltering out. Eat colorful, proteinbased salads for optimal nutrition and if you must turn on the oven, do so mainly in the early morning. DON’T LINGER AT THE FRIDGE - Refrigerators work harder in hot weather. Standing by an open fridge door while you debate what to eat lets out the cool air and makes the fridge work even harder and use more energy. THINGS TO BUY WHEN MOVING INTO YOUR NEW HOME
New locks. Whether you choose to get brandnew locks or have a locksmith re-key the current ones, it’s important to have these changed. When moving into a new home, there’s really no telling how many copies of the house keys have been made. Another option? Install electric passcode locks. This way, you won’t need a key to enter the house, and no one will have your passcode. A garage keypad. A garage keypad is extremely handy to have and gives you another way to enter your house when you don’t want to have keys, or simply need to get into the garage easily. Have your local garage door installer or electrician wire it up. An alarm service. Some homes are wired with alarm systems and simply need to be re-activated with your account information. However, if you move into a new house and want an extra layer of security quickly, opt for a wireless service. These can be set up and secure in a snap. A new dryer hose. One of the most common sources of house fires is the dryer hose. If your new home has one left from the previous owners or you’re bringing your own, consider getting a new one so you’re assured it doesn’t have holes, tears or any buildup that can cause fires. Air filters. Install new, high-quality air filters when you move in. This allows you to get a fresh
breath of air and not recirculate the previous owner’s air. Plus you just don’t know when they were last changed. Afterward, your move-in date can be the date that you change them monthly. New cleaning supplies. It’s always nice to start fresh at a new home with a new mop, broom and other cleaning supplies. New toilet seats. It may seem somehow changing the toilet seats to prefer, such as one-touch closing, is a to feel clean and fresh from day one of

Fire safety items. If the home you move into doesn’t have a fire extinguisher, this is a great time to install a new one or replace an existing one. 4 MUST-KNOW TIPS FOR HOMEBUYERS As we ended 2021, the U.S. was short between 5.5 million and 6.8 million housing units, according to the National Association of Realtors. That includes single-family detached homes, townhomes, condos and rentals, of all stripes and price points. With the Federal Reserve’s recent announcement that it will raise the federal funds rate three times in 2022, that means mortgage interest rates are likely to rise above the current historic lows. What does it mean for you? There will continue to be a shortage of homes to buy and they’re going to be even less affordable than they are now. What can you do if buying a home is on your bucket list?

Know what you can afford. The problem with viewing beautiful homes for sale online or on television, is that it shapes what you want in a home. You can imagine yourself sitting on a beautiful white couch in front of a roaring fireplace, your marble-topped kitchen island in the background. There’s nothing wrong with that vision, other than you may not be able to afford it. And, with interest rates likely rising in 2022, it’s more important than ever to know exactly what you can afford to spend on your dream home. Start with the four key components of affordability: How much you have saved for a down payment; how much your household earns; what debt you carry; and, your credit score. Your credit score will directly affect the interest rate on the loan, which has a multiplier effect on how much you can borrow. Your debt service (how much you pay each month) will be subtracted from the total amount you can spend on your mortgage, taxes and homeowners insurance. Once you have a handle on these four components, it’s time to get preapproved for your loan.

Get preapproved for your mortgage. When you get preapproved, your lender agrees in writing to fund your loan, provided the home you choose appraises out in value. Getting preapproved allows you to know precisely how much mortgage you can carry because the lender will take into account your debt payments, income and credit score. Once you have this number, you’ll add the amount you have available for a down payment to come up with the approximate purchase price. (Don’t forget to set aside the few months of cash reserves the lender will require.) One thing to remember is that a preapproval letter is not the same thing as getting prequalified for your loan. A true preapproval letter from a lender means a lender has reviewed your credit, undertaken a review of your file and decided they will fund your loan. A prequalification letter is when a lender lets you know that, based on the unverified information
the lender has from you, the lender believes you are qualified for a certain loan amount. Some lenders will give you a preapproval letter, but it includes so many qualifications, it really doesn’t amount to a true preapproval.)

Decide what tradeoffs you’re willing to make. Of course, you won’t be able to afford everything on your wish list. So, make two lists: everything you want in a home and everything you can’t live without. In her book, “100 Questions Every First-Time Home Buyer Should Ask,” Ilyce calls this the “Reality Check.” Building these two lists will help you understand what tradeoffs you’re willing to make in order to get most of what you want. Think through these lists carefully, because each choice and the prioritization you afford it, has real-world consequences. In the book, Ilyce recounts how we traded off a parking space for a wood-burning fireplace – and what a mistake that was when we got our first car.

Get smart about the process. Put together your homebuying team, including an experienced traditional real estate agent or exclusive buyer agent, professional home inspector, mortgage lender, if you’re buying investment property, tax expert, and a real estate attorney, where real estate attorneys are customarily used. All of these professionals should willingly and kindly share their knowledge and expertise. If not, find someone else. Given that almost all residential real estate markets will stay tilted toward sellers for the foreseeable future, you’ll need to be as smart as you can in order to find a home you can love. To that end, be sure to educate yourself: Read, ask questions, and challenge your own assumptions. And remember, the homes you tour probably won’t look as good as the ones you see on TV, so don’t be discouraged. Once you close on a home, you can spend the rest of your life redecorating it to your heart’s content.

Your mortgage is probably your largest monthly expense. When you retire, you will have to get by on a fixed income. Eliminating your home loan payments before you stop working can make it easier to make ends meet after you retire. Before you decide to put extra money toward your mortgage, however, take a careful look at your entire financial picture to figure out if that’s the best option.
REASONS TO PAY OFF YOUR MORTGAGE EARLY
The average homeowner spends tens of thousands of dollars in interest over the life of a mortgage. Paying off the loan early can dramatically reduce the total amount you will spend on interest. Many people find it difficult to adjust to living on a fixed income after they retire and realize that they underestimated their costs or didn’t save enough. Not having to worry about monthly home loan payments when you’re no longer working can give you peace of mind.
WHEN TO FOCUS ON RETIREMENT FIRST
If you started saving for retirement late, or haven’t saved as much as you would like, you may be better off putting more money in your retirement account than paying off your mortgage faster. A retirement account will benefit from compound interest. While it’s true that paying off your mortgage early can save you thousands of dollars in interest, the amount you can gain by investing in a retirement account may be greater. Compare the average rate of return on your retirement investments to the interest rate on your mortgage. If the percentage you can earn by investing in an IRA or a 401(k) is larger than the percentage you can save on mortgage interest, focusing on retirement first may pay off more in the long run. If your mortgage has a prepayment penalty, paying it off early can cost you money. The amount of a penalty may significantly reduce any benefit you could get by making extra loan payments. If you don’t spend enough on mortgage interest to itemize your tax deductions, you may be better off putting money into your retirement account. Some types of retirement accounts will allow you to defer paying taxes on money you contribute, which can help you financially right now.

There is not one answer that applies to everyone in every situation. Carefully consider your mortgage balance and interest rate, how much you already have saved for retirement, your return on investment and when you plan to stop working.
