and fight for a cure during Breast Cancer Awareness Month. Here at The Real Estate Book, we will be donating to the Susan G. Komen Foundation this October. We encourage all women to be “breast cancer aware” and stay alert for early signs or symptoms.
FIGHT FOR A CURE DURING BREAST CANCER AWARENESS MONTH All across the world, with the help of countless foundations devoted to the cause, just about everyone is taking part in October’s Breast Cancer Awareness Month, an annual international health campaign organized by major breast cancer charities to increase awareness and raise research funds. The campaign encourages women to be “breast cancer aware” for detecting any early signs or symptoms. It all began when a partnership formed between the American Cancer Society and the pharmaceutical division of Imperial Chemical Industries, which produces many antibreast cancer drugs. As a result, National Breast Cancer Awareness Month (NBCAM) was founded in 1985. Their original aim was to promote mammograms, the most effective weapon against breast cancer.
Have you ever wondered where that pink ribbon, the famous symbol for breast cancer awareness, actually came from? The history of the pink ribbon goes back to 1991 when the Susan G. Komen Foundation was handing out pink ribbons in New York City during its race honoring breast cancer survivors. Two years later in 1993, Alexandra Penney, editor-in-chief of Self, a women’s health magazine, teamed up with Evelyn Lauder, who was a breast cancer survivor and Senior Vice President of the Estée Lauder Companies. Together, they founded the Breast Cancer Research Foundation and made the pink ribbon their official symbol. Ever since, it has been used as a symbol of support for breast cancer awareness. We have come such a long way in breast cancer awareness and continue to do so, as you can see through the worldwide “pink” movement. It has gained great power as a marketing tool and has also transformed into a strong symbol of goodwill and compassion toward women in even the most general sense. Breast Cancer Awareness Month has even made a big enough impact to be recognized on professional NFL players’ pink uniforms and all different types of clothes and accessories. In addition, many famous buildings and landmarks have publicized their support by surrounding itself with a glowing pink light. Just some of these landmarks include the Eiffel Tower, the Empire State Building, Niagara Falls, the Harbour Bridge in Sydney, Constantine’s Arch in Rome, and basically all of Atlanta’s downtown area. Here at The Real Estate Book, we’re doing our part, too. We will be spreading the importance of this message and we will donate to the Susan G. Komen Foundation. Help us spread the message on Facebook. Visit us and “Like” our page at www.Facebook.com/RealEstateBook. To make a donation or participate in a locally sponsored event, contact Katie Cornwell, Associate Publisher, at 828-808-3659. Breast Cancer is one of the leading health problems in women. One in eight women will be diagnosed with breast cancer in their lifetime, and breast cancer is the second leading cause of death among women. Are you ready to do your part?

Does Your Fireplace Need a Facelift? It’s Makeover Time! By Rachel Cronin
Fireplaces can add personality and warmth to any room. If they are neglected, however, they’ll draw unwanted attention to that very same area. Whether you want to modernize the fireplace or just give it a few touch ups, making over the fireplace can transform a room from drab to fabulous instantly. Before you start on your fireplace revolution, be sure to mark any painted areas off with painting tape and put down a plastic drop cloth to cover the floor. Once the area surrounding the fireplace is covered properly, you are ready to dive in!
Remove Grime
Prior to beginning any major projects on your fireplace, you will need to remove any soot buildup. First, sweep out the fireplace with a small broom to remove any debris and coal dust. To remove buildup off of the brick, spray an oven-cleaning agent on the grimy areas and let the product soak in before scrubbing the area with warm soapy water. Let the area dry completely and vacuum any fallen debris before moving on.
Remove old paint or finish
If you would like to deepen your fireplace makeover, you may choose to remove an older paint or finish on the bricks. This step should definitely be considered for chipping and peeling paint, which is not only unattractive but also produces paint chip litter in and around the fireplace. After you have cleaned the fireplace of any soot or debris, use a paint stripper to remove unwanted paint. With this product and a little elbow grease, you can restore your fireplace back to its original glow.
Find a Mason
After you have analyzed your fireplace foundation, you may have decided to contact a mason to aid in the structural integrity. In other situations, you may choose to contract a mason to install a stone veneer or simply replace a few crumbling bricks. No matter what your reason is, choosing a mason to assist with a fireplace makeover can save you time and stress. Leaving the more tedious jobs to the experts also ensures the safety and reliability of the final product, and can ultimately save you money should a DIY foundation repair go awry.
Replenish Mortar
If the foundation of the fireplace appears to be in good condition but the mortar needs some touching up, consider adding grout filler to these areas. To match the mortar, try using a chisel to chip off a small sample. This sample can be taken to your local home improvement store to find a grout that matches the mortar. When choosing your grout, pick one that is fire resistant. Prior to applying the grout, be sure that the area has been recently vacuumed. For a clean look, spread the product with a tuck-point trowel, and let the mortar dry completely before moving on to the next step.
Make Additions
Consider adding components to your fireplace, such as fireplace doors, a screen or a mantel. Doors and screens are particularly helpful if you notice soot buildup on the face of the fireplace. If your fireplace is lacking a mantel, consider adding a floating mantel shelf, which is available in store or online. You may choose to add a DIY project by simply drilling a finished wood block into the wall above the fireplace.
(Re)decorate the bricks
Whether you have stripped an old paint off of the bricks or are looking to touch up the unpainted bricks, adding some color can bring life back to dull bricks. Fortunately, you have multiple options for every paint project. For a quick and easy job, you may choose to do a simple clear gloss coat, or to use a paint color that matches the room. To rejuvenate faded bricks, there is also the option of painting a concrete stain directly onto each brick. While concrete stains or multiple paint colors on the fireplace bricks are more time consuming, they often offer additional depth and detail that one gloss or color may provide. After you have completed painting, spread clear masonry sealer over all of the bricks and wait until the product is completely dry before moving on. Applying the sealer is an important step in the process, as it protects the hearth from environmental damages, makes the area easier to remove soot, and provides a shiny finish to your fireplace.
Accessorize the Surroundings
Pull up the tape and drop cloth and pack up the painting tape, it is time accessorize your fireplace! If there is a mantel, add or swap out the current accessories for a fresher look. Simple decorations, such as candles, vases, and centerpieces can add a chic appeal. Another simple yet dramatic piece to consider is wall art to hang directly above or around the fireplace. After you have added your finishing touches with the decorations, you can enjoy your newly made fireplace!
When was the last time you reviewed your home’s insurance coverage? As your life changes, so do your insurance needs, says the Insurance Information Institute (I.I.I.). Now is the perfect time to get your insurance policy in order by taking the time to ask yourself the following:
Is my home covered for its full rebuilding cost? Review your policy to make sure that you have enough insurance to rebuild your home. If you have made major improvements to your home, such as adding a new room, enclosing a porch or expanding a kitchen or bathroom, you risk being underinsured if you don’t adjust your homeowner’s insurance coverage limits.
Do I have enough coverage for expensive items? Have you bought or received any valuable jewelry since you purchased/renewed your policy? When was the last time you had the items you owned appraised? Standard homeowners insurance has dollar limits for the theft of certain types of expensive items like jewelry, furs and silverware. This means that the insurer will only pay the amount specified in the policy – generally $1,000 to $2,000. To insure these items to their full dollar value, consider a special personal property endorsement or floater. Source: iii.org
Do I have enough liability insurance to fully protect my assets? Standard homeowner’s liabilities pay for judgments against you and your legal fees up to a limit set in the policy. However, in our litigious society, you may want to have additional protection—that’s what an umbrella liability policy provides. An umbrella policy kicks in when you reach the limit on the underlying liability coverage in a homeowner’s, renter’s, condo, or auto policy. If your assets have recently increased, you’ll have more to lose and may want to consider this extra layer of protection.
Should I rent out my house during the vacation period? Whether you own a second home that you plan to lease to a tenant, or want to rent out your primary residence, the first step is to call your insurance professional. Depending on the rental scenario, your standard homeowner’s policy may not cover losses incurred while your home is rented out. In that case, you should consider a more specialized insurance policy.

Steps to Take Before You Paint The single most important stage in tackling a home improvement project is through preparation. After all, can a masterpiece be created without a prepped, clean canvas? I think not. First, you should understand how to properly prepare a room to be painted, because you and I both know that the last thing you want is to end up feeling frustrated and overwhelmed before you even begin.
To help save your time, money, and sanity, follow these painting preparation steps for your next home project! 1. Clear the room. Do your best to clear the room of all furniture, décor, as well as any light switch covers and outlet covers. This will make it much easier to move around the room, without the chance of ruining any of your belongings with paint splatters.
2. Use plastic to protect large items. If there’s anything that is too large to be removed, move them to the middle of the room. Then, cover them in plastic to provide protection from paint.
3. Clean and dust. Give the room a deep cleaning. This includes vacuuming and mopping the floors, and getting rid of dust and cobwebs. Then, use a damp cloth to wipe down any woodwork or molding on the walls. As a general rule, walls should be dry and dull before applying any paint or primer.
4. Line the room’s edges with paper. Complete this step with either leftover newspaper, or a simple purchase of a disposable paper roll from any home improvement store. You also use large pieces of plastic, typically found at a dollar store.
5. Spackle and sand. If there is loose or peeling paint, be sure to scrape and sand that area. Use Spackle or any patching material to fill in any cracks, holes, or dents. After applying the Spackle, allow it to dry according the instructions on the package (normally about 2-4 hours).
Lastly, use sandpaper to create a smooth surface. If necessary, you may apply a second coat and repeat the process.
6. Wash the walls. Thoroughly wash the room’s walls with a mild soap and water solution. Then, rinse with clean water and allow them to dry completely.
7. It’s primer time. A primer must be used in order to protect bare, unfinished drywall. Applying a primer is also beneficial for walls that were previously painted with a darker color, stained, or are generally in need of repair.
8. Apply painter’s tape. This step is essential in keeping paint off the windows and trim. Using the tips of your fingers, press the tape firmly onto the wall’s surface while ensuring there aren’t any air bubbles or folds that paint could get into.
9. Always paint from the top down. Paint the ceiling first. After that, go ahead and start on painting the walls, but be sure to start in a corner. Throughout the project, you should always try to keep a wet edge. Next, you’ll want to paint the trim, followed by the cabinets, and finish it off by painting the doors.
10. Remove the painter’s tape. Once your project is finished and completely dry, slowly pull the tape off in a continuous and steady motion, all the while keeping a 90-degree angle to the painted surface. Sticking to that angle will give your walls the cleanest possible paint line. Source: WikiHow; RISMedia

QUESTIONS YOU SHOULD ASK MORTGAGE LENDERS
By Talaia Whisenant
Buying your first home may seem like a scary process, but it’s also a fulfilling learning experience and a big step towards financial security. There’s no right way to begin the home buying process, but the lending process is a good start. Consulting with lenders first will help you narrow down your budget, understand your credit, purchasing power, and specify what homes you can afford before getting in over your head. A good lender will not only answer client questions, but will do so promptly and with clarity. Here are some key questions to ask:
WHAT IS THE INTEREST RATE? You should ask your mortgage lender for a quote on the interest rate. Compare interest rates among lenders and settle for the lowest rate that you qualify for. Keep in mind that the interest rate, the mortgage balance and the loan term determines your monthly payment. The lower your interest rate, the smaller your monthly payment.
HOW MANY ORIGINATION OR DISCOUNT POINTS CAN I PAY? A point is a fee paid to the lender at the closing in exchange for a reduced interest rate. For instance, one point is equal to 1% of the loan amount. Your lender may charge discount points, origination points, or both. How many points are included in the interest rate, and what are the benefits of buying more? Discount points are prepaid interest and are taxdeductible, while origination points are fees charged by the lender to cover the cost of originating the loan.
IS THERE A PREPAYMENT PENALTY ON THE LOAN? Planning to pay your house off sooner than your loan term? Some lenders charge for that. Once contracts are signed, lenders regulate the payoff terms of your loan. Paying a mortgage off early can unfortunately result in an expensive penalty. Prepayment penalties are often 80% of six months interest. Ask your lender if they have one, and plan in advance.
HOW CAN I LOCK IN THE INTEREST RATE? Scoring a great interest rate is half the battle; you’ll want to lock in the interest rate because rates fluctuate. If the rate rises, the homebuyer will not be impacted, but if the rate falls, you may not be able to take advantage of the new low rate. Ask for your lender’s loan processing time to ensure your rate is secure during a rate lock.
WHAT ARE THE CLOSING COSTS AND DOWN PAYMENT? Months or even years before a home purchase, prepare your finances for the down payment. This is important because the average down payment on a home can run you 20% of the value of the home. Closing costs are less expensive (but still pricey), and may include loan-origination fees, appraisal fees, attorney fees, and other additional fees. Get a written estimate from your lender within three days of applying for the loan.
WHAT MIGHT DELAY MY APPROVAL ON THE LOAN? Delays are often times unavoidable. Unsent papers, missing signatures, and any change in employment status, an increase or decrease in salary, or even change in marital status can cause delays. Regularly following up with your lender can help speed things up, and you’ll soon be on your way to homeownership!
5 REASONS TO USE A HANDYMAN FOR HOME REPAIRS Whether you need help with small home maintenance projects like cleaning the gutters or larger repairs like fixing a leaky ceiling or faucet, using a handyman can offer huge payoffs for homeowners, not to mention a lot less stress!
If you’re not convinced, here are 5 reasons to use a handyman for home repairs and maintenance.
1. SAVE MONEY
3. SAFETY
Before you assume that doing a project or repairs on your own will help save money, think again. A professional will get it done the very first time, while going it yourself may require more supplies throughout the process to get it exactly how you want it. Why go out and spend your money on all the hardware and equipment when your handyman has everything within arm’s reach?
When you hire a handyman to perform a home repair or service, you do not risk injuring yourself by trying to figure it out on your own.
2. SAVE TIME With ample experience under his belt, chances are that a handyman can get a project done in one or two hours, while you may spend all day working on replacing the insulation in your attic or installing a new appliance.
4. AVOIDS MAJOR & COSTLY REPAIRS By having a trusty handyman to fix small home issues as they arise, you’ll be able to prevent those issues from developing into larger ones that can put a big hole in your wallet. Even further, a well maintained home retains your property value.
5. THE JOB WILL FINALLY BE DONE A qualified and experienced handyman will get the job done quickly and efficiently, which will make your family happy that it’s finally finished. And the best part? You’ll have more time to do the things you enjoy!

4 WAYS TO ACHIEVE A STRESSFREE MOVE Moving can lead to new, exciting possibilities, but it also means leaving behind the people and places you love. While some sentimental items can be taken to your new place, many memories just aren’t transportable. To ensure your treasured belongings arrive safely to your new home, be prepared with these stress-free tips. 1. Make Room for New Memories Taking every item of sentimental value with you to your new home is not always possible. Moving is the perfect opportunity to organize and purge items you don’t need or won’t use in your new residence. To lessen the load on moving day, hold a garage sale or donate unwanted items to a local charity. Once you’ve determined which objects will make the move, decide where they’ll go in your new place. 2. Organize, Don’t Agonize Starting the process early can help avoid stressful last-minute packing, and give you time to be a bit nostalgic. Before you begin boxing things up, take videos and photos of each room to preserve your memories of that space. Then, make a checklist of everything you need to accomplish before moving – packing, cleaning, cancelling and restarting utilities, registering the kids for school – and set a timeline for completing each step. Once you’re ready to start packing, work room by room to make the task seem more manageable. Put together an “open me first” box with the gear you’ll need immediately, such as tools to assemble furniture, cleaning supplies, and shelf liner for drawers, closets and kitchen cabinets.
3. Protect Delicate Possessions To ensure your belongings arrive safely, it’s essential to pack possessions with extra care. Safeguard breakables with wrapping materials designed to protect fragile goods, such as bubble wrap cushioning. Next, pack items in clean, sturdy containers in a variety of sizes. Use large boxes for bulky yet lighter furnishings such as pillows and blankets, and place heavier objects in smaller boxes to avoid unnecessary strain. Seal boxes securely with a durable packaging tape. Be sure to label boxes clearly, marking them on the sides of the boxes, not the top. This step makes it obvious what’s inside, even if they’re stacked. 4. Have Help on Hand There are many affordable moving companies that can make the transportation a smooth transition. Doing it yourself can be physically tough and expensive, so it’s easy to see how hiring a moving company is the right path.

Home Security Systems: What to Know Before Buying
Everyone wants to protect their home, their property, and, most of all, their families. In fact, market research suggests the home security business is growing at a rate of about 9 percent a year. Home security systems are not all alike, however. Some systems can not only warn you of intruders, but can also notify authorities, monitor smoke and carbon monoxide detectors, and/or include video surveillance. Mot security alarm installers can provide services that include equipment plus installation and monitoring service. If you are thinking about buying a home security system, the Federal Trade Commission (FTC) suggests that you: » Get references from friends, neighbors or relatives; » Check out companies online and check the Better Business Bureau for complaints; » Verify that the contractor’s license is in good standing via the National Association of State Contractors Licensing Agencies; » Get written estimates from several companies; » Read the fine print regarding costs, installation timeline, warranty, and an explanation of your right to cancel within three days of signing a contract; and » Ask lots of questions: 1.
Who will perform the installation and monitor the system? Some companies subcontract this work to a third party.
2. What is the contract period for monitoring? One year? More? Are there penalties for early termination? What happens if you move before the contract term is up? 3. How much does the monitoring cost? How often will you be billed?
4. Does the company call you before notifying the police? 5. How soon after the alarm sounds will you be notified? 6. What happens if the alarm company can’t reach you when the alarm is sounding? Is the alarm reset? Are the police called? Are alternate numbers called? 7.
What happens if the power goes out? Is there a back-up battery system?
8. What does the warranty cover, and for how long? Is it from the manufacturer or their installer? 9. Who is responsible for repairs or upgrades to the system? 10. Does the company offer interactive services like smoke and fire detection, remote control, video surveillance, email notifications and special apps for smart phones?
Who’s watching your home? Who’s watching your home?

GET GREENER PLUMBING, TODAY
Y
ou may be greening up your cleaning products or your eating habits, but have you stopped to consider your plumbing? While there are so many ways to go green with your home, plumbing might present the most opportunity of all. In the long run, green plumbing will end up lowering utility costs and also make both your home and the environment a healthier place. Plumbing covers a range of categories inside your home. From the drainage system to pipes and water heaters, to toilets and the sewer main. As you can see, there are a lot of options when it comes to going green with plumbing. Read the following green plumbing tips from Petri Plumbing & Heating, Inc. INSULATE WATER PIPES: According to GreenBuilding.com, heating water for homes accounts for as much as 30 percent of residential energy consumption. By insulating the pipes and using high-grade pipe insulation, it can lower the energy expenditure needed to heat your water. INSTALL WATER SAVING FEATURES: In older homes, plumbing features such as faucets, showerheads and toilets are as historic as the homes themselves. By replacing these dated units with modern, energy-efficient counterparts, you can reduce leaks, conserve water and reduce your energy bill.
•
Newer and more efficient toilets can cut down the amount of water used by as much as 80 percent. A low-flow toilet only uses 1.28 gallons of water per flush, whereas a full-flow toilet uses 3.5 gallons per flush. A dual-flush toilet uses only 1.6 gallons for solid waste and only 0.8 gallons for liquid waste. A newer toilet can translate to a potential savings of 10,000 gallons of water each year.
•
Install a tankless water heater, which uses much less energy than a standard water heater. Instead of wasting energy keeping a huge reservoir of hot water at all times, a tankless water heater heats the water only as it is needed.
•
Replacing a traditional shower head with a low-flow showerhead will reduce the traditional water usage by around 50-70 percent. The homeowner can also install an even greener shower product, the steam shower. While traditional showers use 25 gallons of water per shower, a steam shower uses around 1 gallon of water per shower.
Inspect your home plumbing for leaks: Detecting leaks can be a difficult task, and in some cases, small leaks can be unnoticeable to an untrained homeowner. Hire a professional to help you hunt down hard to spot leaks.
