SEVEN BASIC TOOLS NO HOMEOWNER SHOULD LIVE WITHOUT
Why Damaged Flooring Can Make It Hard to Sell Your House
Potential buyers will instantly notice scratched hardwood floors or tile, stained or dirty carpet, damaged or stained linoleum, and pet odors. If the flooring looks or smells bad, it can be difficult for people to get past that and focus on the house’s positive qualities. No matter how much time and money you spend on cleaning, repairing, and staging in other parts of your home, buyers may not care about any of it if the flooring is in bad shape. When people view a house, they often make assumptions. If the flooring is damaged, prospective buyers may assume, rightly or wrongly, that you neglected maintenance in other areas. They may worry that the house has serious problems that are less obvious, and they may decide to look elsewhere for their next home. Buyers typically want a house they can move into as soon as possible. Many don’t want to go through the stress of making repairs before they move in. Even if you offer to lower the price to offset the cost of repairing or replacing the flooring, buyers may decide that it’s not worth the hassle. If other houses in the area that are similar to yours have hardwood flooring, but yours doesn’t, you will be at a disadvantage. Prospective buyers may choose a house with better flooring or they may only be willing to purchase yours if you accept an offer below the asking price.
How to Upgrade Your Home’s Flooring
If your hardwood flooring is damaged, refinishing may be enough to make it look like new. Just don’t try to do it yourself. Refinishing hardwood floors is a job that should be left to professionals, since mistakes can cause more serious damage and can lead to much more expensive repair bills. Worn-out or dated carpet should be replaced. Choose new carpet in a neutral color or consider installing hardwood flooring if you can afford it. You may not like the idea of spending thousands of dollars on new flooring that you don’t get to enjoy, but it can pay off. New flooring can make it easier to sell your home and you will likely recoup most of your investment.
Talk to your Agent
Your real estate agent can discuss the features that comparable homes in the area have and how your house compares. Your agent can advise you on whether you should fix or replace the flooring to help attract a buyer and sell your house for the highest possible price.

SPACE-SAVING STORAGE HACKS FOR YOUR GARAGE All of us could probably use more storage, and its tempting to turn to your garage when you’re in need. But far too often, once people start using their garage for storage, the less it’s used for its real purpose – storing your vehicles. The last thing you want is to not have enough room to park, so if you’re looking to organize and store items in your garage, you need to develop a plan. Here are some garage storage hacks that will allow you to maximize space while keeping everything in order:
Install garage shelving. Installing shelving is one of the easiest ways to store a large number of items in your garage. The good news is that shelving systems are easy find and to assemble. A good shelving organization tip is to put the heaviest items on the bottom. This will lower the center of gravity of the shelf. Also, you’ll be able to easily access the heaviest items.
Use peg boards. If you’re looking to store your bicycles or other heavy items, you can use peg boards. First, install the pegboard on your garage wall. From there, you can install racks, hooks and even shelves that will allow you to hang any number of items.
Utilize storage bins. If you want some flexibility, then you will want to get plastic storage bins. You’ll be able to store large and small items in these bins. Also, you will be able to store these bins in several different ways.
Mount cabinets on the wall. With wall mounted storage cabinets, you’ll be able to secure items of all sizes. You will also be able to better organize your items while keeping your garage looking neat and clean. Wall mounted storage cabinets may require professional installation, but it will be well worth the investment.
Explore ceiling storage. If need to dedicate most of your garage space for your vehicles, then you may be pressed for space. However, you can store items above your vehicles with the use of ceiling storage racks. These racks are mounted from the ceiling and can hold a variety of items. It’ll take some expertise to install the ceiling rack, but it will be well worth the time for this garage storage hack.
Consider what you need to store before planning your storage strategy. Combine one or more of these hacks to make the best use of your garage space and declutter your home while you allow space for your car.

MODERN
KITCHEN AND BATH UPGRADES
U
pgrades happen for all kinds of reasons, but one of the most common purposes of a home renovation is to make essential spaces like kitchens and bathrooms more modern. Modernizing your spaces isn’t just about the aesthetic, although that is a major advantage, especially when it comes to resale value. Updating your kitchen and
bath is also an opportunity to introduce new technology and enhancements that improve the function of these high-traffic rooms. Modern styles simplify everyday living and can make contemporary entertaining more enjoyable. The sleek lines of modern design lend themselves to a clean look, which is supported by hidden features that make organization easier.
SMART TECHNOLOGY Although the idea of a connected home isn’t new, technology is steadily improving. This means smart features are now often more affordable, easily integrated into the rest of your home and available to help manage a wider range of household items. In the kitchen, you can add smart technology in numerous ways, from appliances and climate control to lighting and window treatments. For example, touch-to-open and push-to-open doors and drawers create a sleek, modern design while opening and closing with either a push or touch of a button for convenience. Similar diversity is available in the bathroom, where you can incorporate connected health and fitness monitors, touchless toilets, mirrors that double as information centers, towel warmers and even showers that automatically adjust to your preferred temperature. PAINT Changing the colors in a space is one of the most effective ways to transform the decor, but the walls aren’t the only place where paint can make a big impact, especially in rooms like the kitchen or bathroom, where the cabinetry can make a bold statement. Black is a hallmark of modern design and installing cabinetry with a black finish can instantly upgrade a room. To create visual interest, consider incorporating accent cabinets in a coordinating finish. For example, you could pair Wellborn Cabinet’s Midtown wall cabinets finished in Matte Ebony with upper center cabinets finished in Putty Oak. An island in Bel-Air can incorporate both dark and light tones for a cohesive look.
DECORATIVE RANGE HOODS An exposed range hood is a trendy look that can add sophistication to your kitchen. Treating this functional element as a statement piece gives you another place to showcase your style and create a sleek and modern look. If your hood is covered, consider making the cabinet door a focal point with a material such as back-painted glass. MULTI-PURPOSE SINKS While your sink has some obvious functions, you can upgrade the space for even more practical use. Some of the latest sink design innovations include built-in features such as cutting boards, colanders, bowls, drying racks and compost areas. In addition, motion activated wastebaskets with separate compost or recycling containers provide hands-free access to reduce unwanted messes. TOUCHLESS FAUCETS Public restrooms aren’t the only places you can benefit from a touchless faucet. At home, the feature may come in handy when your hands are full or filthy. An automatic water flow is convenient and can help keep germs and grime under control. For the most ontrend, modern look, coordinate your faucets with other bathroom elements finished in gold hues, such as a laminate veneer vanity in a high-gloss gold finish. FREE-STANDING TUBS A luxurious soaking tub is a top demand for many homeowners, and trends are moving toward free-standing options that create a focal point in an oasis-like bathroom. You may be envisioning an old-fashioned clawfoot style, but there are numerous modern takes on the traditional version that can fit seamlessly into your modern design scheme. POWER SAFETY BEFORE OR A F T E R M A J O R S TO R M S When a big storm hits, potential damage to your home is top-of-mind. One of the key areas of costly damage often comes from overlooked sources of electricity. Costly damage to residential electrical systems can be minimized or avoided, while ensuring human safety by following these important steps while preparing homes for an oncoming storm. 1. Before evacuating, unplug all appliances and turn off main power sources and all electrically powered equipment. If you do not have access to the main power, contact an electrician or your electric company to assist. 2. If you have an on-site generator, test it before the storm to ensure functionality. If you have a generator, be sure to keep it outside of your home, as it produces carbon monoxide. Equip your home with a working, battery powered carbon monoxide detector as well, and test that it works before firing up the generator. Following the storm, residents, rescuers and others in the area should take additional precautions, including: x Do not enter a home or building that has x Locate the main panel to see if any circuit standing water inside until it is confirmed that breakers or fuses have tripped if there is no the main power is shut off. electricity upon return. x If there are any signs of smoke, fire or water x If there is evidence of flooding but it is difficult damage near electrical outlets, immediately to determine if the main power has been unplug all items in the area and contact an turned off, do not attempt to turn it off. PREPARING YOUR HOME TO STAND AGAINST THE COLD, SNOW AND ICE OF WINTER By Anita Ginsburg
With cold weather heading toward much of the country, you’ll likely want to ensure that your home is ready to deal with the hazards of winter weather like ice, snow and cold temperatures. Don’t assume that just because everything seems to be in good shape now that you won’t experience any problems over the course of the winter. Here are some minor repairs and different inspections you can do to ensure that your family stays warm and dry through winter: Foundation Inspection Walk around the external foundation of your home to look for cracking, crumbling or other signs of decay. Loose, weak or broken foundation cement or bricks can let in moisture that could cause serious damage in the months ahead. Inspect the inside foundation for similar problems and call a specialist to repair any damage before cold weather arrives. Furnace Updates Schedule an annual maintenance visit with an HVAC expert to keep your furnace working efficiently. If it’s getting old or worn out, it may be time to consider a new furnace installation to keep your home comfortably warm through the winter months. You don’t want your heating system to give out during the winter over a weekend when an HVAC technician’s emergency visit costs more than a regular weekday appointment. It’s easier to have a new furnace installed while the weather is still mild instead of waiting for a snowy, icy day when the driveway might be slippery and snow could get tracked through the house. You’ll appreciate the peace of mind of having an up-to-date, reliable furnace that can supply the heat your family needs.
Roof Repair Strong winds or heavy rain can damage a roof over the summer without you even knowing it. Have a professional roof inspection done to check for missing or broken shingles, deteriorating gutters and downspouts, or a missing chimney cap. Don’t wait until several inches of icy snow has piled on your roof and caused a leak in your home. Have any needed repairs done now before the weather turns frigid. Plumbing Checkup Drippy faucets or clogged drains can cause water buildup or mold growth. For problems like these that you may have been ignoring or if it’s been a while since your plumbing was checked, contact a plumber for an evaluation of your water lines and pipes. Make sure the plumbing is insulated adequately so your pipes won’t freeze and burst in the freezing temperatures. Have these important home features checked out now so you can rest easy when fall turns into winter. Inspections, assessments, repairs and replacements will keep your home operating comfortably and safely!

Fall gardening and lawn projects involve more than planting bulbs or fertilizing. Other important tasks include mowing, mulching, aerating, trimming and patching bald spots in your yard. With that in mind, put the following tasks on your fall lawn to-do list:
Mow regularly. Just because you’re not spending as much time hanging out in your yard doesn’t mean your grass can go without mowing. Grass that’s too high may attract field mice, whereas shorter grass is more resistant to disease and traps fewer falling leaves. Cutting the grass low also allows more sun to reach below the grass, so less will turn brown in the winter. That said, cutting off too much at one time can be damaging, so never trim more than a third of the grass blades off in a single cutting. Put mower blades on the lowest setting for the last two cuts of the season. Fill in bald spots. Finally, if you have bald spots in your lawn, now is the time to fix them using an all-in-one lawn repair mixture that includes grass seed, mulch and fertilizers. Water every day until the unsightly spot is filled. Aerate. Compressed soil can have a negative impact on your grass, so be sure to aerate your lawn, which punches holes into the soil, paving the way for a free flow of oxygen, water and nutrients. Try using a walk-behind aerator (you can rent them), or better yet, get an attachment to pull behind a riding mower. If you have a larger yard (more than three acres), and don’t feel like you can do it all yourself, you might want to consider hiring a landscaper. Fertilize. If you only fertilize your lawn once a year, make sure it’s in the fall. Applying fertilizer now will deliver essential nutrients for the grass to grow deep roots, while storing some for a healthy start in the spring. In the mid-to-late fall, completely cover your lawn with a dry lawn fertilizer using a broadcast spreader or drop spreader. Again, if you’re lawn is larger, or you have a hilly or tough terrain, you can bring in the professionals. Knock out these fall lawn projects now to reap the benefits in the spring. The mowing part is easy, but it’s possible to get other projects taken care of all at once by a landscaping professional if you don’t feel like doing it yourself. This will allow you more time to enjoy fall activities.

How to Maintain and Care For Hardwood Floors Hardwood floors are a beautiful addition that raise home value and last a lifetime. In order to ensure your hardwood floors pay back their investment, it is important to clean and maintain them properly. These tips will help you reduce the risk of damage and enjoy immaculate hardwood flooring for years to come.
Daily Care Hardwood flooring requires daily care to stay in top condition. These chores can be done quickly in your spare time throughout the day. A dry microfiber mop is the best way to pick up fine hairs, dust, and dirt. Microfiber draws small particles into the cloth, so it is ideal for preventing a buildup of dust and fine debris. A broom can be used to sweep up larger messes and dirt that collects around doorways. After sweeping, follow with the dry mop to ensure the floors are completely clean. It is important to complete these daily care steps to prevent scratches resulting from dirty floors. Vacuuming Hardwood Floors Once or twice a week, depending on your needs, run a vacuum over your floors to pick up dirt you might have missed with the dry mop. Be sure not to use a vacuum with the beater bar down because this can scratch and damage floors. Opt for a soft brush attachment instead. The wheels of the vacuum can also affect the hardwood, so a lightweight weight vacuum is a good option. Mopping Hardwood Floors After running the vacuum, wipe over the floors with a wet mop. Avoid using too many cleaning products on your hardwood because it can leave behind a residue. The floor should only be slightly damp as you use the wet mop. Be careful to avoid using too much water when mopping to avoid floor damage. For this reason, twist mops and steam mops are not generally recommended.
Spot Cleaning For spot cleaning, wipe up the mess with a damp microfiber cloth. Wipe up excess water after the area is clean. The area between planks can be cleaned with a small toothbrush to scrub away dirt that collects in the cracks. Don’t forget to clean corners and areas the vacuum can’t reach. Protect Flooring In addition to cleaning, you need to take some precautions to protect your hardwood floors. Avoid walking on your hardwood floors while wearing dirty shoes. Adding door mats are a good way to prevent dirt from being tracked inside. You should also use protective caps or padding under heavy furniture. This will protect the floors when the furniture needs to be moved and it also prevents denting. Devoting some time to daily care and cleaning will keep your hardwood floors in top condition. Take some measures to protect your flooring from excess dirt being tracked in and use padding beneath heavy furniture. Proper hardwood care will ensure your floors retain their quality and decrease chances of damage.

THE DOS & DON’TS OF DRAIN MAINTENANCE
Does one of your drains always seem to clog? Can’t figure out the best way to keep your pipes clear? Four Seasons Plumbing offers the following guidelines for proper drain maintenance.
“A lot of our clients are worried about what they can and cannot put down their drains,” says Max Rose, owner of Four Seasons Plumbing. “The truth is—excluding grease, oils and chemicals—a properly designed and installed system will take just about anything you can fit down the drain. If you are experiencing issues with normal use, I recommend having a plumbing professional do an inspection, but in the meantime here are some dos and don’ts you can follow.” Do use a drain guard.
Do flush with hot water.
Whether it’s in the kitchen sink or the bathtub, a drain guard can catch the bigger pieces of debris that tend to cause clogs.
Periodically fill the tub and/or kitchen sink about halfway with hot water and pull the plug. This will move the hot water down the plumbing and help clear lingering debris.
Don’t flush everything. Body waste and toilet paper are the only things that should be flushed. Paper towels, cotton balls and even “flushable” wipes should not be disposed of in the toilet.
Do use a bacteria waste eliminator for preventative maintenance.
Don’t use commercial drain cleaners. Store-bought drain cleaners contain caustic chemicals that can be harmful to both your health and your plumbing. These cleaners may help remedy a clogged or slow-draining sink or tub, but it can erode pipes in the process.
Bacteria and enzyme drain additives are safe, effective and great for septic systems.
Don’t pour grease or fat down drains. It may go down the drain as a liquid, but once it cools off, these fats solidify, causing blockages in pipes. It’s best to wait until the grease or oil has cooled into a solid and then dispose of it in the trash.
Following these tips can help keep your drain and pipes clear and working well. But should you need drain repair, or even a check up on them, contact your trusted plumber today!
