For example, if you borrow $100,000 for 30 years at 4.000%, your monthly payment would be $477.42 with the loan amount being 85% or less of the value of your property, depending on your credit score. Rate stated is for a loan secured by an acceptable first lien mortgage on your owner occupied primary residence. The actual amount, interest rate, and term for which you qualify will depend on your income, credit score, property value and other factors. Certain collateral restrictions may apply. This payment amount does not include taxes or insurance, so the payment amount will be higher.
CREATE A DOG FRIENDLY YARD LAWN AND PET HAPPY Any dog owner has likely seen parts of their new garden dug up by their four-legged family member, or their freshly laid sod become Spot’s outdoor toilet. Reach out to your landscaping professional to get some tips on creating a yard you and your dog will enjoy, but here are some tips to get started.
CONSIDER YOUR DOG’S NEEDS Each dog – senior, puppy, small, big, active breed or not-so-much – has different needs. Is your dog a water hound? Maybe you should include a splash pool or water fountain. Got a digger? Get a sand pit that will keep your dog entertained, the mess contained and the garden protected.
Does your dog love to run the perimeter of your yard? Design your yard with his path in mind. Does she have dog friends next door? Maybe an eye-level hole in the fence would keep her from barking. Jot down everything your dog needs from your family yard, then help your landscaper map everything out accordingly.
KEEP YOUR PET SAFE AND SOUND One of the most important pet features in your family yard is a secure fence – whether it’s made of wood, metal, vinyl or concrete. Inspect and fix your fence – or install one – so you can rest easy knowing your dog is safely within the boundary of your yard. CONSIDER TURFGRASS Turfgrass is safe – unlike concrete, asphalt or hard ground – and offers your pet a soft, cool spot to lie down, even during the hottest conditions. It also creates a comfortable backyard playground and provides a place to take care of business – just be sure to clean up regularly! There are many types of turfgrass that can handle “ruff-housing” from dogs and kids alike. Check your climate zone to make sure you’re selecting an appropriate grass species for where you live. (Another bonus benefit is grass is very good at capturing and filtering rainwater.) SELECT THE RIGHT PLANTS You’ll want to have a balance of grass, flower plants, trees and shrubs in your family yard. Keeping your climate zone in mind, select appropriate landscaping for the areas you’ve identified in your yard. Around walking paths, for instance, you’ll want to include sturdy, yet soft foliage that can stand up to puppy and people traffic without scratching. Use elevated boxes and patio planters for more delicate flowering plants. There are some plants and shrubs that are poisonous to dogs. Dogs don’t naturally avoid toxic plants, and many will eat plants that are not safe for consumption. You’ll want to avoid these in your outdoor living room entirely. The American Society for the Prevention of Cruelty to Animals (ASPCA) has a list of toxic plants that you should refer to when shopping for your family yard. Your landscaper will also help you choose the plants and grass that is best for you and your pup.

Top Bathroom Renovation Tips
THAT CAN ADD VALUE TO YOUR HOME
A bathroom can be among the top selling points in a home. Upgrading your bathroom prior to listing the home for sale may enable you to sell it at a higher price point. Here are some of ways that you can improve your bathroom and get the highest possible return on your investment. ADD AN ADDITIONAL SINK If you have to share the bathroom with your spouse or kids, it’s important to have multiple sinks. This allows both parents to get ready for work at once or both kids to get ready for school at the same time. It also allows each person to keep their area of the vanity as clean or as messy as they want without infringing on others. ADD A TOUCH OF LUXURY Buyers will have a harder time not putting an offer on a home when it has a luxurious feel to it. Adding a Jacuzzi to the bathroom will make a buyer feel as if he or she were about to buy a spa instead of a residential property. Working with companies can make it possible to make your bathroom luxurious yet affordable at the same time. ADD MORE STORAGE There are many items that you want or need to keep in a bathroom at any given time. For instance, you’ll likely want to keep extra rolls of toilet paper handy or have extra hand towels available. You’ll also want to keep your toothbrush, toothpaste and deodorant
in the bathroom. By adding a closet, a larger vanity or extra drawers underneath your current vanity, you provide plenty of space for multiple people to share the bathroom peacefully. PUT IN NEW TILE Replacing your current floor in favor of a tile one can improve the look and feel of the entire space. In fact, a remodeling contractor can add a heated floor that is ideal for those cold winter days or those chilly spring mornings. It can make it easier to face the prospect of walking to the shower or sink without the need to find your socks and slippers first. Even if you don’t have a large remodeling budget, you can still make your bathroom look and feel like the best room in the house. When done properly, this space can be the centerpiece of the home and help to attract eager buyers willing to pay top dollar for it. This appeared first on RISMedia’s Housecall. WHAT KIND OF I NS U R AN CE D O YOU NEED FOR Y OUR VA CATI ON HOME ? by John Voket
Every homeowner knows they need a full range of homeowner’s insurance coverage to protect them from the many contingencies that could befall them, from liabilities related to trip hazards, fire, theft and weather events. What about vacation homes? Do these second or seasonal homes need special or heightened types of insurance protection? According to our sources at Selective Insurance Group, there are a few things to take into consideration to properly protect your vacation home.
Property crime – If your vacation property is only used during certain parts of the year, and you don’t rent it out, periods when it is unoccupied leave it susceptible to break-ins. Although property crime—including burglary—fell between 2016 to 2017, it’s still cause for concern, the folks at Selective say. Burglary still accounted for almost two of every 10 of the estimated 7.9 million property crimes in 2016. What about flood insurance? Flooding can happen in a wide range of regions, no matter the time of year or local weather patterns. While some areas are more likely to see flooding than others, many regions can experience devastating flooding. Are you as protected as you should be? Single-family or condo? If you own a condominium versus a single-family residence, your condo association may already have coverage—but
does the association insurance only protect the physical structure of the condo, not your belongings? Selective advises condo owners to look into this with their insurance agent. Amenities – With various amenities from swimming pools or hot tubs to trampolines, accidents are possible, so consider reviewing the liability portion of your insurance policy and your liability limit to ensure assets are adequately protected in the event someone is injured on your property and files a lawsuit. Value it right – Property insurance premiums are determined by how much it would cost to rebuild your residence from scratch should it be destroyed. Your independent agent and insurance carrier can work with you to determine the appropriate amount of coverage you might need for a vacation home. If you want to protect yourself and your home away from home, consult with a certified insurance professional before another vacation season exposes you to an unnecessary loss. Why You Need to Have Your HVAC System Serviced Regularly It's easy to forget about HVAC maintenance when your system seems to be running perfectly fine. But there may be issues with your system you are completely unaware of. There are many reasons to have your HVAC system serviced regularly. If you make an HVAC service appointment today, you'll be thanking yourself later. 1. Increase the Life of your HVAC System Like many appliances, your HVAC system will last longer if you have it serviced regularly. Small problems will become big problems that affect the lifespan of your system if you do not have them regularly checked and corrected. You may assume that if your system is giving you no trouble, there is no reason to check on it. However, there may be an issue that is not easily noticed until a HVAC technician takes a look. 2. Save Money You can save money on your utility bill if your HVAC system is working as efficiently as possible. To keep your system at peak efficiency, you need to service it regularly and address any maintenance issues. When your system is in top working order, it won't have to fight as hard to heat or cool your house and you'll notice the difference on your electric bill. 3. Improved Air Quality When you have your HVAC system regularly serviced, you will cut down on the accumulation of irritants in your home. It's normal for pollen and other allergens to build up over time and if you do not
have your system serviced, you won't have any option to clean out these allergens. Keep your indoor air quality as clean as it can be with an annual maintenance check. 4. Rest Easier It's incredibly stressful to have your central air stop working in the middle of a summer heatwave. Likewise, you might face inhumane cold temperatures if your heater gives out in the middle of winter. You can avoid the stress of either of these events if you have your HVAC serviced during the more mild seasons. Not to mention, you'll save a lot of money if your HVAC does need a repair. Costs for HVAC repair are highest in the middle of summer and winter. Save on money and unneeded worry by making sure your HVAC is working properly in between summer and winter. If you want to save money, energy, and keep your house as comfortable as possible then schedule an HVAC maintenance appointment today. Don’t let a minor issue with your system become a catastrophic problem because you wanted to cut corners on service appointments.

BENEFITS OF INSTALLING A TANKLESS WATER HEATER
You might think the old water heater in the garage is fine – after all, you’re able to take hot showers and those things are expensive to replace. But as is the case with most appliances and electronics, modern technology can create massive improvements. This goes for tankless water heaters. They take up less space, are leak-free and can save you money on your water bill.
Top benefits of taking the tankless plunge include: SAVING MONEY ON YOUR ENERGY BILL If you’re going to shell out money for a new water heater, you better be getting some back, right? Well, a tankless heater will save you from constantly heating and reheating water. With a conventional water heater, the hot water is stored inside the tank. In theory, this keeps a ready supply of hot water on hand for immediate use, but in fact the hot water just sits around when not being used. After some time, the heat will dissipate, and the water heater will need to reheat the water all over again. And guess where this waste of energy shows up? On your utility bill. NO LEAKAGE Leakage is one of the biggest problems with conventional water heaters. No matter the model, they will begin to leak eventually, as they are being constantly filled and drained of water every day for years. Because the tankless heater doesn’t store water, it won’t have any to leak.
YOU WON’T RUN OUT OF HOT WATER A tankless water heater doesn’t store hot water for later use. Instead, a tankless water heater only produces as much hot water as a person needs. In other words, when the hot water faucet is turned on, the tankless unit provides the exact amount of hot water dispensed until the faucet is turned off. You can leave the hot water faucet on for hours and the tankless water heater will continue providing hot water. So, you’ll never need to worry about running out during a shower or conserving so someone else in your home can take a hot shower after you. SMALLER FOOTPRINT One of the best things about a tankless water heater is how little space they take up. A tank water heater can take up an entire utility closet or feet of space in your garage. On the other hand, standard tankless water heaters are generally no larger than a computer tower.
When it comes time to replace your water heater, tankless ones are your best option. If you’re tired of running out of hot water, having higher bills and dealing with messes, contact your plumber to install one today.

How to Maintain and Care For Hardwood Floors Hardwood floors are a beautiful addition that raise home value and last a lifetime. In order to ensure your hardwood floors pay back their investment, it is important to clean and maintain them properly. These tips will help you reduce the risk of damage and enjoy immaculate hardwood flooring for years to come.
Daily Care Hardwood flooring requires daily care to stay in top condition. These chores can be done quickly in your spare time throughout the day. A dry microfiber mop is the best way to pick up fine hairs, dust, and dirt. Microfiber draws small particles into the cloth, so it is ideal for preventing a buildup of dust and fine debris. A broom can be used to sweep up larger messes and dirt that collects around doorways. After sweeping, follow with the dry mop to ensure the floors are completely clean. It is important to complete these daily care steps to prevent scratches resulting from dirty floors. Vacuuming Hardwood Floors Once or twice a week, depending on your needs, run a vacuum over your floors to pick up dirt you might have missed with the dry mop. Be sure not to use a vacuum with the beater bar down because this can scratch and damage floors. Opt for a soft brush attachment instead. The wheels of the vacuum can also affect the hardwood, so a lightweight weight vacuum is a good option. Mopping Hardwood Floors After running the vacuum, wipe over the floors with a wet mop. Avoid using too many cleaning products on your hardwood because it can leave behind a residue. The floor should only be slightly damp as you use the wet mop. Be careful to avoid using too much water when mopping to avoid floor damage. For this reason, twist mops and steam mops are not generally recommended.
Spot Cleaning For spot cleaning, wipe up the mess with a damp microfiber cloth. Wipe up excess water after the area is clean. The area between planks can be cleaned with a small toothbrush to scrub away dirt that collects in the cracks. Don’t forget to clean corners and areas the vacuum can’t reach. Protect Flooring In addition to cleaning, you need to take some precautions to protect your hardwood floors. Avoid walking on your hardwood floors while wearing dirty shoes. Adding door mats are a good way to prevent dirt from being tracked inside. You should also use protective caps or padding under heavy furniture. This will protect the floors when the furniture needs to be moved and it also prevents denting. Devoting some time to daily care and cleaning will keep your hardwood floors in top condition. Take some measures to protect your flooring from excess dirt being tracked in and use padding beneath heavy furniture. Proper hardwood care will ensure your floors retain their quality and decrease chances of damage.

Summer is almost here, which means it’s time to prepare your home for the warm weather and activities that come with it. Follow these tips to help you get ready for the summer months.
CHECK YOUR COOLING SYSTEM. Check that your air-conditioning units are running properly especially with high temperatures coming. If you have an AC unit that you run daily, make sure to wash the filters every month. This helps it run more efficiently, which in turn keeps the energy bill down. PREPARE THE GRILL. Heat the grill for 10 minutes at a high temperature so it’s easier to scrape off built up grime and grease from the inside of the grill. Then use warm water and soap to wash the burners, grates, drip tray and exterior. TRIM TREES. Strong summer thunderstorms can cause branches to scrape against your house or break off, causing damage, so trim them now. CHECK YOUR SPRINKLERS. Grass gets dry in the summer, so you may have a sprinkler system. Run the system to check for any damage that occurred since last summer, such as broken heads or leaks.
PEST CONTROL. Summer months also bring bugs. Spray the exterior with insecticide to create a bug barrier. Repair or replace screen doors or windows that have holes or tears to keep bugs out as well. If it’s bad enough, call an exterminator. PROTECT THE DECK. Inspect the boards of your deck, railings and spindles to make sure they’re all secure. Prevent splinters by sanding down any areas that are starting to splinter and tighten any loose screws. Protect the deck against the sun and summer storms by applying a sealant and wood stain. TOUCH-UP PAINT. Touching-up your house with a fresh coat of paint protects your house from water damage and mold. Before painting, pressure wash the exterior walls of your home to remove dirt stains and mildew that paint can’t cover. By following these tips, your home will be well prepared for a long, fun summer ahead.
