FIVE FALL CURB APPEAL IMPROVEMENTS Fall is here, and with it comes a prime time to sell your home. Summer is a great time to sell, but if you weren’t able or ready to list your home at that time, the fall is a great option as well. And as lovely as your home may be, there are always things you can do to take it to the next level, especially when it comes to curb appeal. Fitting in a few simple exterior home improvements can add value to your home before the weather turns cold, helping to snag those end-of-season real estate browsers. So what upgrades can you make that are easy, cost-effective and will make potential buyers “fall” in love with your home this season? Here are a few tips: Front door décor – The front door leaves a lasting first impression of your house. While completely replacing the front door is an option, simply sanding and repainting your existing door can make a big difference and save on costs. A bright or bold color like red can really make your door pop, especially against a white or tan exterior. For a little extra: Add a nice fall foliage wreath, or a doorknocker to accentuate your home’s entrance. Sync hardware – Mismatched exterior hardware can make your home appear disheveled and create a non-cohesive aesthetic. By streamlining your house numbers, lock, door handle and exterior light fixtures with matching finishes, you can give your home a consistent, put-together look in less than a day without a large investment. For a little extra: Add reusable window boxes and porch containers filled with gourds, cornstalks and leaves to create an autumn feel. Light the way – A well-designed walkway leading to your front door can make your home seem even more warm and inviting. Make sure the path is well lit by installing outdoor lighting that not only provides illumination and value, but also security. For those without a walkway, installing a lamppost or lantern at the end of our driveway is a good option. For a little extra: Incorporate solar lights along your front door walkway for an easy and cost-effective makeover that is also energy efficient.
Make-over your mailbox – Sitting at the end of the driveway, the mailbox is often forgotten about when it comes to your outdoor décor. CHECK YOUR PLUMBING If you’re selling your home, your to-do list is likely stacked: find a REALTOR®, get an inspection, make needed improvements, up your curb appeal, and the list goes on. Another important facet to keep in mind before listing is to make sure your plumbing is up-to-date. “When selling a home, you’re going to find each buyer’s home inspector will examine some of the same items,” says Max Rose, owner of Four Seasons Plumbing. “It can be a worthwhile investment to make some repairs to strengthen a home’s appeal to potential buyers and give sellers more negotiating power.”
Rose recommends sellers evaluate the state of the following items:

LEAKING PIPES
Before listing your home, reach out to your local, trusted plumber for a full inspection of your plumbing and water heating systems. They can help recommend what improvements to make now, and what can wait for the new owner. Talking to a plumber will also give you peace of mind before your home’s inspection.
The water heater is one of the more common big-ticket repairs that can arise from a home inspection. If the water heater is on the older side, a buyer may request it be serviced and flushed, if not replaced entirely, as a condition of going through with the home purchase. Some older homes are plumbed with piping and/or fittings that have been recalled or had class-action lawsuits filed against the manufacturer. If your home has these materials in them, there is a good chance a potential buyer will want it replaced. If the home has a crawl space, it can be relatively easy to check for leaky plumbing. If there are leaky pipes, that could be a red flag for the seller. Depending on the age and material of the pipes, fixes may range from a patch to whole replacement.
One point of a home inspection is to check the water pressure. If the pressure comes back high, that can be indicative of a larger (and costlier) problem.

Spruce Up Your Laundry Room
When you’re stuck inside the house this winter with not much to do, you might be wishing that there was a home improvement project that you could complete – but what? Work on the exterior is probably not going to happen, and tasks like painting might require some windows open. But one area of your home that could probably use some sprucing up is your laundry room. And the great thing is, many of these practical tasks can be easily knocked out this winter!
Consider the following tips: Add a countertop.
Add shelving.
If you have a front-loading washer or dryer, you can add a countertop above them to create the look of a larger space. At the same time, you’ll have a smooth flat surface for folding your laundry or pretreating stains.
Avoid shelving that can make an already cramped laundry room feel claustrophobic. If you’re small on space, don’t add a cabinet or something that will take up even more. If you need shelving, consider the thin, wired variety. Alternatively, try hooks to hang your ironing board, or a pegboard if you need space to hang clothes. Save even more space by mounting a fold-out ironing board with an upper shelf to store your iron higher up on the wall. Just make sure the iron has room to cool down.
Set aside drying space. Provide space for drying by installing a tension rod – just like you would use to hang a curtain or shower curtain. When you pull clothes from the wash or dryer, place them on hangers, and hang on your rod to air dry, or prepare to put away. Once everything is dry, you can easily transfer them back to your closet. Then take down the rod and tuck it away. You can further expand your drying space by attaching drying racks to your walls that fold out when needed.
Another potential storage option is to install pedestal drawers directly underneath your washer and dryer to place cleaning supplies, extra towels or anything that can stand to get a little warm from the dryer.
Other quick ways to spruce up your laundry room are to add storage bins or baskets for detergents, dryer sheets and the like; swap out cabinet door handles and knobs for new; and if you have a window, add new drapes. There’s lots of possibility!

REPAIRS BEFORE WINTER WILL EQUAL M A J O R S AV I N G S According to the U.S. Department of Energy’s (DOE) Energy Saver Guide, the typical U.S. family spends at least $2,200 per year on home utility bills, and heating and cooling accounts for the biggest portion – approximately 48 percent. The DOE says that those bills could be reduced by up to 25 percent by taking steps to efficiently manage those systems and by making repairs around the home.
Contact your trusted service contractor and enlist their help to make the following repairs now, in the fall, for major savings this winter. REPLACE DRAFTY WINDOWS AND DOORS: Old, drafty windows can let cold air in, while letting warm air from the inside escape. This causes your heating system to work overtime. If you have old windows that need replacing, get new ones that seal tightly to help reduce infiltration. Same with doors: installing a new, thicker door will keep cold air out and warm air in.
ADJUST THE TEMPERATURE: When families are home and awake, set the thermostat as low as is comfortable. When asleep or out of the house, turn the thermostat back 10 to 15 degrees for eight hours and save around 10 percent a year on heating and cooling bills. A great way to do this is to get a smart thermostat installed so that you can set the temperature from anywhere.
If you aren’t ready for new windows, get your contractor to install operable window coverings. The coverings give you the flexibility to choose whether to keep them open or closed for privacy, will maximize natural light, take advantage of heat from the sun in the winter, and come next summer, will reduce heat gain. Options include shades, blinds, draperies or curtains, and some shutters.
FIND AND SEAL LEAKS: Have your contractor go around the house and search for air leaks. Seal any air leaks around utility cut-throughs for pipes (“plumbing penetrations”), gaps around chimneys and recessed lights in insulated ceilings, and unfinished spaces behind cupboards and closets. Your contractor should also add caulk or weather stripping to seal air leaks around leaky doors and windows.
MAINTAIN HEATING SYSTEMS: Schedule a service for the heating system. Find out what maintenance is required to keep the heating system operating efficiently. Replace the furnace filter once a month, or as needed.
Reach out to your local home service provider to walk around your home, inspecting it for any repairs that need to be made to make your home more energy efficient in the winter.
