Buying a condo not the same as buying a home Stringent lending policies and the escalating costs of home ownership have led many prospective home buyers to consider condominiums instead of single-family homes. Condos are typically less expensive than single-family homes, which makes lenders and borrowers alike feel more comfortable. Lenders feel better because the loans aren’t as large, while borrowers are more comfortable because such loans allow them to improve their standing with lenders. The following are a few things prospective buyers should know about condos before they view any properties. • Condos come with fees. Unlike single-family homes, condos come with homeowners association fees. These fees cover the cost of maintenance and repairs to the property. This includes landscaping and garbage collection, as well as general repairs throughout the condominium complex. Fees vary significantly
from community to community, and the best deal is not always the one with the lowest homeowners association fees. Low fees tend to provide less bang for the buck, generally covering only the most basic services. Higher fees often mean the community offers more amenities, such as a private pool and gym for residents. Some people prefer such amenities, while others would rather find better deals on their own. But prospective condo buyers must include fees in their monthly budgets when determining how much they can afford to spend. • Condos come with rules. Owners of single-family homes can create their own rules for their households, while condo owners must agree to follow rules established by the homeowners association or the property management firm responsible for maintaining the community and enforcing the rules. Any time a real estate transaction occurs, that transaction is accompanied by certain expenses, which are known as the closing costs. Closing costs may include attorney fees, loan origination fees, title insurance and escrow payments. Buyers can sometimes negotiate with the seller so the seller will agree to pay the closing costs, or the costs can be shared by the buyer and the seller. But buyers may also pay the closing costs
in their entirety on their own. • Escrow: Escrow is a bond, deed, document or money kept in the custody of a third party until a real estate transaction has been completed. In addition, escrow accounts are used to hold the property tax and insurance fees that are collected via your monthly mortgage payment. • Fixed-rate mortgage: A fixed-rate mortgage, unlike an adjustable rate mortgage, is one in which the interest rate on the mortgage remains the same for the life of the loan. Buyers typically prefer a fixed-rate mortgage because they know exactly what they will be paying for their home each month. An adjustable rate mortgage, often referred to as an ARM loan, is one that typically comes with a lower interest rate than a fixed-rate mortgage, but that lower rate is usually only locked in for a relatively brief period of time, such as one year. The standard down payment when purchasing a home is 20 percent, but some buyers cannot afford such a down payment. Make a home offer they can’t refuse Metro Creative Connection
Buying a home can be very competitive. A well-maintained property with all of the bells and whistles that today’s buyers demand figures to attract many offers, and buyers who have found their dream homes must be prepared to make an offer that sellers can’t refuse. Standing out in a sea of other potential home buyers is not always so easy, but there are steps buyers can take to ensure their offer is the one sellers ultimately accept. • Get preapproved for a mortgage. Sellers’ patience may wear thin with buyers who are not preapproved for a mortgage when making their offers. Preapproval can speed up the selling process, as buyers won’t need to secure financing afterward. When sellers receive multiple offers on their homes, they are more likely to sell their homes to buyers whose financing is already lined up
as opposed to buyers who have to scramble to secure loans. • Establish a strong rapport with the sellers. It’s not uncommon for homeowners to develop emotional attachments to their homes, and buyers should keep that in mind when viewing a home and negotiating their purchase. Sellers won’t want to hear about how ugly a home is or how much money buyers will have to spend to bring the home up to their standards. While buyers must weigh such variables when making their offers, keep it as cordial as possible and avoid any inflammatory remarks during the negotiation process. Sellers may be more likely to accept a lower offer from a buyer they like than a higher offer from someone they don’t like. • Don’t delay an inspection. When a property is drawing significant interest, buyers can set their offers apart from the rest by arranging for a near-immediate inspec-
tion. Some buyers may want sellers to give them a couple of weeks to arrange for an inspection, and that may irritate sellers who want to sell their homes as quickly as possible. Have an inspector ready to perform an inspection within days of making your offer. • Include an escalation clause. When making an offer on a home, prospective buyers can include an escalation clause. Such a clause acknowledges that a potential buyer is willing to increase his or her initial offer by a predetermined amount to exceed any bids that are higher than that initial offer. When sellers trigger such clauses, they are often required to show the other offers they received that triggered the escalation clause. Escalation clauses show the sellers you really want the house while keeping potential buyers’ hopes of buying the home alive when the bids are competitive.

When homeowners think about renovating their properties, many first need to secure some funding to finance such projects. Some may tap into the equity of their homes by refinancing an existing mortgage, while others may apply for home equity loans. Taking the latter approach may require certain steps, including an assessment of how much the home and property is worth. Home appraisals compare your home to neighboring properties to determine your home’s current market value. When preparing for appraisers, homeowners should consider and collect the following information: • If your home was built on the largest lot in the community. • If you have made significant upgrades since it was last appraised, such as installing a new roof or siding. Don’t overlook smaller renovations. • Proof that you have used sustainable resources or if you participated in any energy-savings programs.
Naturally, any expansion projects, such as adding another bedroom or extending the footprint of the home, should be mentioned. A real estate appraiser is a certified, licensed professional who will do his or her best to determine the value of your home. The appraisal provides banks with information that can tell loan officers if the house is worth the loan amount. Expect to pay a fee for the appraisal, which is generally included in your closing costs. The appraiser gathers information for the appraisal report from a number of sources, but the process often begins with a physical inspection of the property, both inside and out. Mistake: Renting the wrong size truck
In general, allow 150 cubic feet of truck space for each fully furnished room. For example, a 12-foot truck offers 450 cubic feet while a 26-foot truck offers 1,400 cubic feet for your items.
Mistake: Packing items too early or too late
Begin with out-of-season and non-essential items several weeks prior to move day. Donate or sell anything you won’t use at your new
home. Pack essentials like personal necessities and basic cookware the day before or morning of moving day.
Mistake: Damaging breakable items
Poor packing can cause items to break during the move. Plan ahead and have plenty of paper and bubble wrap on hand. Towels, socks and other soft materials are great for packing breakables as well.

If you’ll be selling your home this spring or summer, your realtor will probably talk to you about staging the house to maximize its appeal to buyers. Staging is a simple process that can have a big impact on how quickly your home sells and, Realtors say, how much buyers are willing to pay for it. If you’ve decided to stage your home for a speedier, more profitable sale this season, keep in mind these three often-overlooked tricks to make your home look, feel and smell great:
Employ aromatherapy
“Aromas significantly impact emotions, so making your house smell good is a great way to appeal to potential buyers on a very elemental level,” says Charlynn Avery, aromatherapist and educator for Aura Cacia, an essential oil brand “But be careful to not overwhelm with scents that are too ‘perfumey’ or synthetic, as those could cause adverse reactions in people who suffer from allergies. Instead, opt for natural freshening scents like lemon or purifying scents like eucalyptus.” Avery suggests warming water on the stove with a few drops of your favorite essential oil such as cinnamon, clove, vanilla or orange. It’s a quick, low-cost way to create a welcoming aroma in your home. Deodorize carpets with a mixture of 18 drops of essential oil and 1 cup of baking soda. Or, you can easily create your own air freshener by mixing your favorite essential oils and distilled water in a spray bottle. For longer-lasting, comforting aroma, try this recipe for aroma crystals: Vanilla amber aroma crystals Ingredients: 1 cup coarse-grained, 74

Mix salt and oils, pour into a decorative dish or bowl and set out on a table. Placing the crystals in a warm sunny window or near a heat register will help diffuse the delicious aroma throughout the room. Stir in additional essential oils to boost the scent as needed.
Kitchens and bathrooms sell homes, but even a hint of dirt in either room can wipe out a buyer’s good impression of your home. A deep clean is essential in these rooms, and will create a positive effect on multiple levels; your home will look and smell clean, fresh and newer. In the bathroom, be sure bathtubs and showers are meticulously clean. Descale showerheads and glass shower doors, clean and polish metal drain grates as well as fixtures. Clean grout, mirrors and every crevice. Add a few drops of lemon or sweet orange essential oils to sink and shower drains to keep them smelling fresh. In the kitchen, in addition to clean countertops, floors and appliance exteriors, make sure the inside of ovens, refrigerators and dishwashers are also clean. Since kitchen appliances usually come with the house, buyers may look inside them. Change the filter in your kitchen hood and make sure the light over the stove is working. Finally, while clean windows are important throughout the house, they’re essential in a kitchen where buyers want to envision themselves in a bright, welcoming environment.
Declutter even where you don’t think it counts
Your real estate agent will likely tell you to declutter — removing extra items from kitchen countertops and from tables throughout the home, packing away family photos and excess knick-knacks. All those things are important, but what happens when a potential buyer opens the hallway closet, or goes into the walk-in closet in your master bedroom? It’s important to declutter everywhere, not just the spots you immediately see when you walk into a house. Serious buyers will open drawers, cabinets and closets and if those spots are stuffed full, they’ll look smaller, less impressive and unappealing. Likewise, clean out your garage; it’s hard for a buyer to appreciate
