Top Versus Front Load Washers:

The Dirty Differences Learn which washing machine will help make laundry day a little easier and brighter hen purchasing a new washer, there is more to consider besides price and size. Choosing any appliance or laundry

equipment should be personalised, like selecting a home or car. For example, a single professional and a family of four would not have the same laundry needs; therefore, their best solutions differ. There are two main types of washers to choose from: top load (with and without an agitator) and front load. Both styles are available in residential or commercial grade, and, if you find yourself doing laundry three to five times a week (or more), you should consider going with commercial. Speed QueenŽ provides commercial models, suitable for residential use, with a three-year warranty in Bermuda. Factors to consider when selecting a washer should be ease of use, flexibility, efficiency, and, most importantly, cleaning results. Top loads are considered more convenient because you don’t have to bend down to load or unload clothes, and they provide the ability to add clothes midcycle, which is not an option with front load models. Popular opinion is that top load models with an agitator clean better than models without; however, this is false. Agitators rub against clothes to remove and rinse away loose soils, while top load models without agitators and front load models rub clothes against each other to deliver a thorough and gentle clean. These models also provide more room in the basket for bulky articles and easier loading and unloading. Front load washers use an average of 40% less water than top load models and spin an average 30% faster than top loads, which means more water is removed from the clothes before they are transferred to the dryer, reducing the drying time. These factors make front load models an appealing selection for water and energy conscious consumers. Essentially, interior design is a multifaceted profession that strives to improve interior spaces to accommodate the needs and lifestyles of those who consume those spaces. It also takes into consideration the environment and sustainability of the design while overseeing conceptual development, space planning, and site inspections. An interior designer must also be fully up-to-date with the latest design trends, products, government regulations, and building codes. During the initial consultation with an interior designer, the scope of the project will be assessed, along with the timelines and budget.

The designer will then create a schematic design plan using computer-aided design software (CAD) or hand sketches. Buddy Rego, president, Rego Sotheby’s International Realty, says 2018 brought a double whammy with notably less buyers and lower price points he major tells in real estate, and for that matter in any sales-related industry, are two fundamental indicators: dollar volume and unit volume. In the Bermuda real estate market, both the overall market dollar volume and unit volume were down, 15% and 9%, respectively, in 2018 compared with 2017. The most notable outcome of 2018 is that there were a third fewer Bermudians buying homes. This meant that the local market itself with Bermudians selling their properties to fellow Bermudians struggled to come anywhere near matching 2017’s already low residential sales turnover of homes

under $126,000 annual rental value (ARV ). Compounding the Bermudianonly sector for home sellers was that the average sales prices also failed to maintain status quo as closing average prices were marginally lower, too. Looking at the overall residential home sales market, irrespective of whether internationally available or Bermudian-only homes, another loss in value occurred with the average sales price of all residential units sold, falling from approximately $1.6M in 2017 to $1.4M in 2018. Other sectors of the real estate market were not immune to the signs

of a further slowdown in both dollar volume and unit volume. Commercial real estate in 2018 dropped 15% by volume with a minimal reduction in average sales price; further, 42% less land traded in 2018, with the average sale price decreasing 26% yearover-year. Just as in the residential home buyer activity slowdown, Bermudian-only available condominiums purchased under $25,800 ARV generally trading around $250,000, experienced the most significant drop, from 10 sold in 2017 to only one sold in 2018. The trend here is that more Bermudian buyers are looking for higher-quality Real Estate Handbook 2020

Year condominiums as owner–occupiers or as wise long-term-investment considerations. That flight to quality in the condominium sector became evident in the internationally available condominium category led by Bermudians who bought the majority of the 2018 inventory at or above $25,800 ARV. This upward spend shift by Bermudians drove 2018’s real estate anomaly with an 18% increase in the average price to $980,000, up from $800,000 in 2017. The profile of the Bermudian buyers is broadening with more younger individuals, couples, and young families becoming first-time homebuyers who may either be leaving the nest or deciding to convert their rental commitments into investments. The number of single-family homes sold in the luxury market with an ARV of $126,000 or more remained the same. As in 2017, the same number of Bermudians at 45% in 2018 purchased homes within the internationally available category at an average price of $5.2M. International buyers came from the UK, US, Sweden, and Germany. For the opportunist, 2018 and into

2019 remains a buyers’ market for Bermuda real estate with lower turnover and decreased prices of residential homes, commercial properties and land acquisitions – apart from the luxuryend of condominium sales referenced above. There is likely to be little increase in activity in 2019 compared with 2018 in the market overall. However, as evidenced by sales made by Rego Sotheby’s International Realty of The Loren Hotel at Pink Beach Villas and increased showing activity with

international buyers, we foresee in 2019 a potential for an increase in sales of the internationally available inventory. Other factors potentially having an impact on the Bermuda real estate market in general stem from any changes in the sales taxes and immigration policies – particularly in the event the Bermuda government allows work-permit holders to purchase internationally available condominiums, given they are already allowed to buy homes.

Also of great appeal are the high standard of living, excellent health care, the presence of international legal and accounting firms and banks, excellent schools, and regular direct flights to the major hubs in North America and the United Kingdom. Typically, international purchasers who buy property here as a permanent residence or a holiday home, already know Bermuda, having worked here, vacationed here, or simply want to retire here. Property has grown steadily in value over the decades and remains secure, thanks to the island’s history of political and social stability. A diverse range of properties is available for those from abroad to purchase – from grand houses with asking prices between approximately $4 million up to $25 million. Condominiums, which are available to overseas purchasers, can range from between $500,000 to upward of $4 million. The Bermuda government assesses each property with an annual rental value (ARV ) for land tax purposes. An ARV needs to be above $126,000 for a house or $25,800 for a condominium to determine whether the property is available for a nonBermudian to purchase. There is a one-time government fee for nonBermudians purchasing property, 8% for houses, and 6% for condominiums. This is to negate the risk of international speculation in the local property market. Local property lawyers and real estate agents guide buyers through the negotiation and purchase process. There are also first-class fractional ownership properties to consider, many in beachfront resort locations, should a buyer not need a year-round home. Get Your Finances in Order • Preapproval: A mortgage charges the title of the property until repayment of the loan is complete, at which time the charge is released. It’s always best to start by making an appointment with a local lender to seek preapproval for financing. Confirm with your lender how long preapproval lasts for and how often you should have it renewed. • Stamp Duty: The Government Stamp Duty charged on the transfer deed should be considered. Your attorney will prepare a mortgage deed; there are stamp duty and legal costs associated with this document, too, and these costs are the sole responsibility of the purchaser/borrower.

Background Checks Know what you are actually purchasing. • Property Condition: Bermuda is known for its proven construction methods; thus, buyers do not customarily request structural surveys. However, if the site is sloped, there is a possibility of termite infestation or outdated electrical and/or plumbing installations, which means a survey is warranted. • Boundaries: Ensure that the seller re-stakes the property boundaries to ensure there are no encroachments or other discrepancies. • Tenants: When purchasing a property that contains one or more units, verify • If tenants are currently living in the property, • The rent registered with the Rent Commissioner’s Office, and • There have been no illegal increases in rent

and the history of tenant payments. • Planning Search: A planning search is conducted to ensure that no property development has been made without planning permission. Nevertheless, this issue is important and should be considered from the very beginning when deciding to purchase a property together. So what are the options?

Unequal contributions to purchase price Where the purchasers are advancing different sums of money toward the purchase of a property, they may wish to preserve their interests by owning as tenants in common in unequal shares. This will often be the case for business partners or unmarried couples who are making different capital contributions and do not want the other party to inherit their share.

Blended families For spouses with children from previous

Joint tenancy This is also known as the right of survivorship. If the buyers choose to coown the property as joint tenants, each of them will have an equal interest in the whole property: This applies even when the parties contribute different amounts to the purchase price, mortgage, or maintenance of the property (with certain exceptions, of course).

Tenancy in common With tenancy in common, all co-owners have equal rights to possess the whole of the property, i.e., each will own a specified share (or value) of it. These shares do not have to be equal. The specified portions are usually outlined in the deed of transfer. The difference between the two is that, on the death of a joint tenant, the property will automatically pass to the remaining joint tenant(s) regardless of any express provision to the contrary, i.e., the right of survivorship. With a tenancy in common, however, a deceased’s interest will not pass automatically to the remaining property owner(s). Instead, the deceased’s share will be determined by his or her will, or in the absence of a will, in accordance with the rules of intestacy. Each method of ownership has its pros and cons and the best method for you will depend on your individual circumstances.

HIGH ENERGY COSTS Bermuda has high electrical costs. When selecting a system, you should be prepared to pay a little more for a system that has high seasonal energy efficiency rates (SEER) and are Energy Star rated. Many systems sold in Bermuda do not have printed SEER rates and are not Energy Star rated. Systems without these listings generally lead to higher operating costs.

SPARE PARTS Bermuda is an isolated Island, so the comfort of dealing with a local company that stocks equipment and spare parts that are supported from the United States is important. Imagine experiencing a system failure in August and being told there is a six- to eight-week delivery on a part from Asia.

should form part of the decision of which system is right for you. As a purchaser of a new system that will last 10 to 12 years, ascertain the period of the comprehensive labour and material warranty as well as any add-on material replacement warranty. Under certain circumstances, Mitsubishi offers a 10-year replacement parts warranty.

RELIABILITY Bermuda experiences a harsh and corrosive outdoor environment. Base your final decision on products that are proven here and beware of new products with unsubstantiated promises and limited warranties.

ENVIRONMENT Bermuda has unique cooling requirements. Our ambient temperatures are high during our peak cooling months of July, August, and September but relatively cool and humid during May, June, October, and November. Your system should be designed

to meet the specific cooling requirements of the space you are air-conditioning. Too large a system leads to higher than desired relative humidity levels during the shoulder months and too small a system leads to insufficient cooling during the peak cooling months.

bugged? ost people do not think about pests until they see the problem. Whether you’re buying, renting, building, or adding on, you should be constantly taking action to prevent bugs from invading. Termites, from a cost factor, should be your first concern. Is there new lumber in the property, adding a wooden deck or pergola, installing cabinets or shelving, working on the roof or wooden flooring? If it’s wood — and that includes furniture — it can be termite food, so call the experts at Bermuda Pest Control to help you develop a termite prevention plan. Rats and mice can squeeze through very small openings. Check that all masonry work is finished, closing off holes around exterior access points such as those made by air-conditioners, plumbing, electric, gas lines, telephone, and cable. Cockroaches thrive in cracks and crevices; ants will find any opportunity to crawl behind bathroom vanity cabinets, tile, and fixtures. Shower stalls, tubs, sinks, and toilets should all be properly caulked. Ants and cockroaches love Bermuda stone. Ants can live on and inside Bermuda stone. Keep this in mind when considering unfinished Bermuda stone. Try to keep flowering plants and vines from growing onto your house, as they are a bridge for pests from their home into yours.
