s the world continues to suffer the effects of the global pandemic, there is light at the end of the tunnel with the rapid deployment of vaccines and its positive affects on reducing the spread of this disease. There is still much to be done, particularly in poorer countries, which may not have their vaccine programmes fully functional until 2022. The pandemic has forced drastic changes in the way we go about our lives; in Bermuda, notably, we have all had to adapt to a new normal. In our world of construction, the lockdowns meant temporary and permanent job losses, but there are encouraging signs, as people and businesses are investing in renovating their properties. Many of our members report that business has risen sharply in the second quarter of 2021. Let us hope that trend continues. We as an association have spent the past year re-evaluating and reorganising ourselves. We have merged our association and scholarship fund into a single entity and anticipate having our charity status restored in the coming weeks. This will allow us to re-engage our fund-raising efforts to support our young people looking to pursue careers in construction – both in the trades and through university qualifications. The loss of funding from the Bermuda government was a big blow, but we are actively seeking alternate funding methods to enable us to continue providing the NCCER (National Center for Construction Education and Research) education and training programmes in the schools and Bermuda College. We firmly believe industry must lead the charge to ensure our local workforce has the necessary skills to support our industry. BUILDINGBERMUDA2022

In the coming weeks and months, the CAOB will emerge as a stronger association that seeks to thrive and grow our engagement with all stakeholders. The changing business landscape means things will not be as they were prepandemic. There will be changes to the way we do business that we have not yet anticipated. As one of the largest employers in Bermuda, the construction industry plays a vital role in Bermuda’s economy, and the CAOB remains committed to ensuring our workforce has a voice.

AES solar panels on the roof of the bus garage will charge electric buses

Bermuda’s largest solar installer keeps growing With several new large-scale installations underway, AES leads the way as the preferred provider of solar energy on the island

A

ES has long been the largest provider of solar energy on the island, with more solar PV capacity installed than all other local providers combined. And in the past 12 months has increased its capacity by more than 30%, with several Government and other commercial contracts adding another 1 MW (megawatt) to its portfolio of installations. It will shortly be installing solar panels on the Government Administration 6

Building on Parliament Street and the adjacent Post Office building on Church Street. But perhaps the most interesting installation is at the bus garage on Palmetto Road. “The Department of Public Transport is purchasing a fleet of 30 electric buses and the solar panels on the roof of the garage will be used for charging the electric buses” says Tim Madeiros, founder and CEO of AES. “We believe this will lead to a dramatic decrease in operating expenses. By using

solar energy, and not BELCO, the DPT will enjoy considerable cost savings in charging the electric bus batteries. The roof of the garage is large enough for us to install panels that will produce almost 500kW, which will make it one of the top three or four of the largest installations on the island.” Asked why AES is so successful in winning the largest and most prestigious solar contracts, Madeiros says that the SunPower panels speak for BUILDINGBERMUDA2022


perform in the long term, but when they don’t deliver over 10 or 15 years, there’s no real recourse for the purchaser. So buying cheaper panels may be tempting, but over time the return on investment is very often significantly less than the SunPower panels we use at AES. That’s because the cheaper panels degrade over time and end up not producing the power they promise.” SunPower provides a 25-year warranty on power output, plus workmanship. “In other words” says

Madeiros, “the SunPower warranty covers not only the power output, but the entire panel. So if the panel somehow loses its structural integrity — which I have not seen in my 13 years of installing these systems — it’s completely covered by the warranty. You truly get a 25-year warranty that includes shipping to Bermuda and the labour to replace. No other manufacturer offers this coverage, and no other company in Bermuda is able to offer this value”.

The old and new Argus buildings

Lofty Ideal Argus has created a modern, open and collaborative workspace, while completely renovating its older offices

T

he old has become new at Number 12 Wesley Street, also known as the ‘Argus Hub’ and home to The Argus Group for a number of decades. The older of the company’s two buildings has been given a sleek new facelift on the outside, with additions and renovations inside, which have created

more collaborative and flexible working space to meet the changing work needs of the company’s employees. In addition to the re-skin, these renovations also include the creation of a new staff and meeting area called ‘The Loft’, which leads onto a new outdoor meeting, eating and socialising area. The

changes also create a better flow to and from the company’s newer building next door, 14 Wesley Street, as well as easier access to the car park at the back. “This timely make-over coincides with the organisation’s transition to a new operating model,” explains Property Manager, Keicia Place. “Number 12 Wesley Street had come to represent a particular time in Argus’ evolution that we have now moved beyond. We wanted to preserve the traditional architectural style, while breathing new life into the dated exterior.” Gone are the large burgundy tiles, which represented the company’s old BUILDINGBERMUDA2022

These have been replaced instead with “a neutral, but bold selection of textures and colours,” she continues. “The new stucco was chosen to smooth out the dated popcorn façade on the upper floors and to resurface the patchwork from old windowsills. The onyx-coloured base was chosen to anchor the building and to make it stand out from other architecture on Wesley Street.” The pops of onyx colour also have the added benefit of guiding visitors to the entrance. blocking the light at the back has been transformed into a bright, open and modern space with views over City Hall at one end and over the new outdoor seating area at the other. A variety of seating and table arrangements provide for almost every type of work environment you might need, be it brainstorming with colleagues, meetings with visitors or private conversations. Imaginative use of colour both in the furniture and on the occasional wall also gives the space a sense of creativity and fun. For individuals who want peace and just somewhere different to work, they can book high-back and sided, comfortable and relatively private ‘hotseats’ with their own pull-out table and foot stool. There are also three meeting rooms off to one side and a large, private telephone booth. “Reengineering space on the second floor has created a highly-networked, shared, multipurpose area for improved team collaboration,” says Ms. Place. “The Loft offers scheduled and casual meeting zones directly accessible via a new entrance from the Argus car park.” And, it is in this car park, leading out from The Loft, where the new outdoor seating area is located, yet, despite the backdrop of motors and concrete, a new pergola, luscious planting, blue pots and wooden wall panels, mean you could be mistaken for thinking you are in a garden patio, not behind a city office. 10

In order to make this work, they had to remove a large part of high wall, which had previously been blocking a potential entrance, and the light. “By removing a wall, colleagues now have a place to escape the confines of the office for a wellness break,” explains Ms. Place. “This extension of The Loft also functions as an outdoor entertainment space.” The pergola is mechanised so you can operate a sun shade or the structure’s roof according to your needs. Around the short staircase leading down to the pergola are colourful plants and pots, including some which cascade down, adding to the ‘urban garden’ feel. Two particularly tall blue pots sit at the bottom of the stairs, anchoring the entrance. An upgraded Wi-Fi network means that staff can also work or host meetings beneath the pergola. In addition to the ‘Argus Hub’ renovations, changes have also taken place in 14 Wesley Street, with meeting rooms and collaborative spaces being enhanced or created to match the

look and feel of those in The Loft, using pops of colour as well as flexible furniture and fittings. The way office staff work and operate on a day-to-day basis is evolving and the buildings they work in therefore, need to evolve with them. Collaboration, privacy, multi-purpose or wellness – Argus has created spaces for almost every staff need.

Ettrick Unveils New Animal Hospital I

A thoughtful and highly specialised design ensures proper animal health care

t’s a project that has been a long time in the works but now that the new buildings and renovations at the Ettrick Animal Hospital are near completion, with only “some punch list items and outdoor work” to go, owner, Dr. Andrew Madeiros says, “I now have a modern, fully equipped, true hospital.” That hospital includes 4,000 sq. ft. of new build and a complete overhaul of the original 2,200 sq. ft. facility, within which are rooms for dedicated for surgery, dental and x-ray, plus a third consult room. It has also added a grooming suite, a custom intensive care unit (ICU), a commercial laundry and separate housing for cats and dogs, BUILDINGBERMUDA2022

which “makes the cats very happy.” Dr. Madeiros says he began planning for a new hospital as soon as he purchased the business in October, 2000, and, interestingly, did much of the design work himself. “Once I started thinking about (a new hospital), I began attending workshops on hospital building offered at various veterinary conferences in the US. These workshops are run by veterinary specific architects and engineers. I learned a tremendous amount about the peculiarities of veterinary hospitals.” He has also had professional local support throughout the project, with CTX Design Group providing

architectural services and Ocean Interiors Ltd. as the lead contractor. “Designing a veterinary hospital is unique and challenging,” explains Dr. Madeiros. “I spoke to several people who had been involved in human health buildings and they had no idea about the special considerations that needed to be considered.” Some of those considerations include; wide corridors to accommodate cat carriers or walking dogs, rooms designed to contain a loose animal and quiet spaces for confidential or emotional moments for clients. Additionally, because animals vomit, defecate and urinate on surfaces, 13


cleaning and disinfecting is critical, as is soundproofing, because dogs “bark a lot”, with consideration even given to AC ducts which can carry noise from room to room. How this translates to construction can be seen in the choice of surfaces and the technical requirements for ventilation. Porcelain tiles and epoxy grout do not absorb urine or stool and are easy to sanitise, while medical grade, vinyl flooring is antimicrobial and has no seams to trap dirt and bacteria. Powerful ventilation controls odor and decreases the spread of airborne diseases. The recovery and hospital caging, including dog runs, have heated floors to keep animals warm and dry and the cat hospital and boarding cages have special ventilation that draws fresh air through the individual cages and evacuates it out the back to prevent spread of upper respiratory disease, which can be a big problem in housed cats. “Our primary surgical suite has positive ventilation, meaning clean fresh air is introduced under pressure which pushes dirty air out of the room,” says Dr. Madeiros. “Our secondary/dental

suite can be negatively pressurised when doing more ‘dirty’ procedures like dentals. This pushes the dirty air outside of the building drawing cleaner air in.” In fact, Dr. Madeiros explains that air quality control in an animal hospital can be so sophisticated that in some of his earlier designs, “the AC engineering cost would have been more than the entire completed building would be worth.” Those plans were refined over time and Dr. Madeiros says he ultimately looked at what “I needed versus what I wanted” and came up with a more realistic set of plans. Construction began in October, 2019 and was done in phases so that the business could continue to operate. The two new wings were completed in the summer of 2020 and staff took occupancy of those buildings while the existing building was gutted and rebuilt, meaning much of the construction happened during the pandemic. “The construction team was shut down during part of the time and there were some delays in shipping,” he recalls. “Once you start a project like this there is no turning back so you just

have to soldier on. I found everyone, including the bank was quite supportive. However it was very disheartening to build this beautiful new facility and not be able to have any clients inside.” Now that he finally has a brand new facility Dr. Madeiros says he is “thrilled with the final product” and the staff are happy to be working in the modern facility. “The animals seem happy and feedback from the clients has been fantastic, although many have only seen the outside. I’m hoping to do a proper opening as soon as it is safe to do so.”

he COVID-19 pandemic has had a significant impact on the building and hospitality industry, yet the Azura project saw continued growth and development this past year. Just in time for the summer hotel season, Azura’s new 11,000-square-foot building, Edgewater, which includes eight hotel residences sitting oceanfront on the cliff immediately above the private beach,

completed construction in June 2021. Available to book through the Azura Hotel now, Edgewater’s suites capture the excitement of contemporary and elegant island living. and COVID-19 protocols, a magnificent building has appeared on one of the most picturesque sites in Bermuda. The Edgewater building is something that Clearwater Development, CTX Design, Greymane, and all our staff, subcontractors, and suppliers can be incredibly proud of.” Jacob Hocking of CTX Design explains, “The spectacular site provided 17


the opportunity to integrate a more contemporary structure into the previously developed cliff face. This allowed us to capitalise on the views yet maintain a minimally invasive footprint on this section of the property. The use of green roofs and the intensive planting of native and endemic species aims to further integrate the crisp structure into the site, and CTX Design was proud to be part of the team that helped to create and furnish it.” Azura is a whole-ownership condominium resort property with a business strategy that has proven very successful. “With the completion of Edgewater, we are fully repaying our development lender,” says John Bush, the developer and president of Clearwater Development Ltd., the investment group behind the resort. “The Azura business model is unique in Bermuda, and we are delighted to have made further progress in this very tough year in establishing a critical mass of property-owning clients and hotel guests, which are creating a sustainable new hospitality product for Bermuda. Intrigue on the Inside While the façade of a 100-year-old building gets a facelift, the interior is completely transformed into a state of art medical centre

S

tepping into the new Hamilton Medical Centre feels more like visiting a spa than a trip to the doctor’s office. Because while the HMC-Burnaby Urgent Care and Medical Imaging clinic boasts some of the most brilliant technology in the world, owner, Dr. J.J.Soares insists it was just as important to create a relaxing environment for his patients. People can now avoid waiting lists of up to six weeks and walk into the Burnaby Street clinic for state-of-the-art MRI and CAT scans and ultrasounds, as well as regular GP services, urgent care and blood testing. Dr. Soares says it was vital to create the right vibe. “I had in my mind it would feel like a spa experience,” he says, “and Shelley Ray, Senior Interior Designer at Linberg &

Simmons, helped us deliver on that.” “We agonised over the details. Buff colours, open space, minimalist textures. I wanted it to be relaxing, but I didn’t what it to lose its medical or clinical credibility. “I think we achieved that. Several staff now have Zen music playing at their stations, which never happened before. That just shows you how your surroundings can make you feel differently.” The finishing touch to the calming veneer was provided when Dr. Soares stumbled across artwork on Instagram from Saltus Grammar School student Alex Pilgrim, who had captured idyllic scenes from around the island. “We were looking and looking for watery, calming imagery and then we found these beautiful photographs from Alex,” he says. on giant panels around the building, including one in the lobby. The relocation to the four-floor 15,000 square feet building has been a five-year journey for Dr. Soares, whose operation was previously squeezed into 2,000 square feet on Victoria Street. “We outgrew the old facility,” Dr. Soares says. “If you ask my wife, I always like a project — and this was a big one. “I thought Bermuda really needed a modern, sophisticated medical centre where one could get everything they need

medically under one roof. “One thing Bermuda is missing is convenience and choice. We provide that.” Equipment includes the Hitachi Oasis, which provides the most powerful MRI scan in the world, a GE HD750 CT Scanner which gives “amazing imagery” and a GE CT Senographe Pristina Mammography System. Dr. Soares says, “There is a long waiting list for CAT scans and MRIs. It’s our plan to offer them on a same-day or nextday basis.

“Patients want to know what’s wrong with them. Some of them go out of their minds waiting weeks and weeks just to get an exam. “When we delay diagnosis, we delay treatment. We are not doing as well as we should be for the patient.” The MRI scan is open, which removes any feeling of claustrophobia. It can also accommodate larger patients. Dr. Soares says, “What’s really incredible about it is that the parents of a small child can be right there by their Calming imagery by Alex Pilgrim

child, holding them still while they are having the exam. Nervous, confused or elderly patients can have a loved one by their side.” The mammography machine gives patients control of the pressure applied to their breasts, while they listen to relaxing music and watch calming images on large TV screens. “To give a patient that degree of control is reassuring and calming, especially if they are anxious about their mammography,” Soares says.

While the facility is spacious, the medical equipment is vast in size and every inch of the lower three floors is put to use. The top floor will be rented out to other doctors. Tiled floors and white walls with taupe undertones help create a clean look, while physical distancing and sanitising methods are in place as Covid-19 requirements. Excavation took several months longer than expected as a section had to be created in the ground floor through which the magnet for the MRI scanner could be dropped. The machine is eight foot in diameter and was installed by a team of specialist riggers. The manoeuver required 300 special props to move the machine into the building at street level, with the ground floor needing to be reinforced to carry the load. The machine was then connected to two steel beams, with trolley systems, and lowered down one floor on 26

chains and wheeled in to position at the back of the building. Before installation, the manufacturer, Hitachi, had to sign off on specific elements of the build as they relate to electromagnetic interference. This included the reinforcement in and around the room housing the MRI as well as the lighting, air-conditioning, and IT systems. For instance, the concrete slabs around the MRI room required the use of a special composite deck and an approved configuration of reinforcing bars. The weight of the magnet and the precision of the imaging dictated elements of the design and build. Delays inevitably came as a result of the Covid-19 pandemic, but the hardest setback came through the sudden death last year of architect Simon Hodgson, an old Saltus friend of Dr. Soares. The MRI and CT Suite has been

named after Hodgson. “Simon was a long-time friend,” Dr. Soares says. “He was in my year at Saltus. He was my right-hand man for all architectural projects, particularly this one. “A year ago, he had a terrible accident at someone’s house. We really lost out. Bermuda lost out.” Dr. Soares has also named the building after his late father, John A Soares, and the mammography suite after his mother, Alberta May Soares. “My dad has passed away now but he would be looking down and remembering it was always a big thing to own a building in Hamilton,” he reflects. “Dad was a humble taxi driver. My parents didn’t have a lot of money but they made sure that they at least paid for me to get a good education at Saltus. “They instilled a good work ethic. It BUILDINGBERMUDA2022

paid off, I guess.” The clinic has 14 staff, including Dr. Soares and fellow doctor, Iniekem Ufford. Dr. Soares says, “I’m proud of the fact we have long-term staff who are very professional, friendly and courteous.”

Full STEAM Ahead at BHS First of its kind in Bermuda, Innovation Centre plans to inspire dreams and imagination

T

he assignment was to build a centre for 21st Century education, that teaches a STEAM (Science, Technology, Engineering, Arts and Maths) curriculum to girls, a sector of the community that is underrepresented in these areas of industry. That assignment is now complete and so far the grades received for it are very good. 28

On Sunday, November 1st, 2020, BHS held the official Opening Ceremony and Ribbon Cutting for the Innovation Centre, Arts Wing and Theatre. BHS Head of School, Linda Parker says: “Responding to an ever-changing world and job market, we knew that we needed to invest in innovation, develop our girls’ skills in the STEAM subjects and embed more inquiry-based learning and problem

solving into our teaching. We also knew that we needed to expand and modernise our campus and build new facilities to meet our students’ growing needs.” Those new facilities include a twostorey, 14,000 square-foot, structure consisting of five science labs, two computer science and robotics labs, a maker (or creation and innovation) space, a learning commons and library, a digital BUILDINGBERMUDA2022

media studio and a leadership centre for girls. The new building is seamlessly connected to the Arts Wing in the renovated Butterfield Building, while the former primary gymnasium has been converted into a Black Box Theatre for the drama department. The Arts Wing is comprised of three large, bright fine arts studios, including digital arts and ceramics studios and an art Gallery, upgraded music rooms and practice suites, a recording studio and dance studio. that required the knowledge and skills of STEAM industries and now provides cutting edge spaces for the teaching of those same skills. Gary Simmons, partner Linberg and Simmons, say: “It was easy for us, as parents and architects, to get excited about the ‘STEAM’ initiative. Not only because it can positively impact so many, but because our profession, similarly, provides a platform for the integration of art and design with our ability to problem solve, compute, and work with constantly evolving technologies.” For example, a key element of a STEAM curriculum is that students can “learn at anytime”. The Innovation Centre’s extensive use of glass allows for students to easily witness, become interested and even get involved in the work they see happening in classes throughout the facility. The central Learning Commons is fronted by a 25-foot tall and 30-foot wide glass panel curtain wall. These panels are specially coated for heat and light reflection allowing an abundance of natural light in, and visually connecting the interior to the adjoining courtyard. creative and technical concepts are put into production. The room is surrounded by glass so that other students can see the work going on. The interior glass walls are built with 1/4”, clear tempered glass panels and doors that also provide soundproofing. The connectivity between spaces is not just visual, throughout the building careful consideration of proximity and access allows for the free flow of thought and action. Students may be learning robotics in the classrooms adjacent to the Maker Space. Once the robots are

designed in the labs they can be built in the Maker Space. Polished concrete and vinyl floors mean the new machines can move easily back and forth between lab and factory. Julie Gunther, BHS Head of Science, said: “The new labs are fantastic. We’re loving the space, the glass, the light and the energy it brings to teaching science. The food-safe lab has gone down a treat. We love the labs and the students are getting to be creative and inspirational in the new spaces.” Another example of intentional design can be found in the Leadership Centre which was designed specifically to resemble a boardroom that could be found anywhere in the world. The aim of having a room like this is to expose girls and young women to a boardroom setting from a young age. By holding meetings, classes, presentations and interviews in this room, BHS hopes to demystify the “fear” young women may have of a boardroom as a “men’s club”, and ensure that it is a space where they feel comfortable and empowered to use their voices. “The Leadership Centre is inspired BUILDINGBERMUDA2022

by BHS Alumnae, Gladys (Misick) Morell and Doris (Trott) Butterfield, two prominent Bermuda suffragettes whose legacy can inspire future generations of female leadership in Bermuda and across the globe,” said Mrs. Parker. In fact, from inception the intention for the Leadership Centre was to inspire girls across the Bermuda community, not

just within the halls of BHS. Speaking at the Centre’s opening ceremony, former BHS Board Chair Mariette Savoie said: “I know Mrs. Parker and her team are actively looking at how to collaborate in the near future, so that more students and teachers can take advantage of the STEAM initiatives offered and these new facilities.” 33


The Pink Palace Unveils More Modern Luxury Minimalist design filters through three unmissable new food and beverage options at the Hamilton Princess & Beach Club

T

he prospect of once again sampling the beautiful surroundings of the Hamilton Princess & Beach Club has been an alluring image for many of us throughout the long days and nights of the Covid-19 pandemic. Yet anyone expecting business as usual as they visit the luxury resort will be in for a surprise. The new Marina Bar will host the venue’s popular Friday night happy hours and a stylish verandah has been added to the Crown & Anchor restaurant, meaning the resort is now making even more of its glamorous harbour setting. Inside the hotel, meanwhile, the new Duchess Coffee Shop provides a modern “grab & go” option to complement its longstanding traditional eateries. The Crown & Anchor verandah means the Hamilton Princess keeps pace with a surge of al fresco dining across Bermuda. The move was planned, however, long before coronavirus-related restrictions sparked the trend in outdoor eating. Ted Wood, a principal at Botelho Wood Architects, says the pandemic has awakened Bermuda to the concept of dining in the open air. “I ride down Front Street just to enjoy the scenes with people eating outside,” Wood says. “The Crown & Anchor verandah started as an F&B project. Lo and behold, Covid came along and all of a 34

sudden it’s a great idea to create a space to eat outside.” The 2,000 sq. ft. project began in November 2019 and was completed last June – and it quickly proved its usefulness when indoor dining was banned by the Government. “Because it’s deemed an outdoor space, in spite of the pandemic it’s been a lifesaver for the hotel,” Wood says. “They’ve been able to carry on serving food for the guests. It’s become very popular day and night, including as a breakfast location. “It’s the one restaurant that’s been actually open for the hotel all this time.” The need for a verandah came about because Crown & Anchor, a sleek and contemporary restaurant next to the Hamilton Princess’s ground floor bar, was struggling to cope with demand from diners. Some guests had to be seated in the courtyard outside the restaurant, which was all very well when the sun was shining. “Then it rains and they rush inside – but there’s still no tables for them to sit at,” Wood explains. The biggest challenge, Wood says, was to build a verandah big enough for 60 or 70 guests that detracted neither from the courtyard nor the inside space. “We came up with the idea of a standalone pavilion attached to the building with a glass roof,” he says.

This offers protection from the elements outside, while still allowing natural light to the inside. The verandah takes its design from the stone of the hotel, so that it can blend in with its surroundings. “We have taken the theme from the 1609 restaurant with wood ceilings and stone pillars. It’s more than just a tent – it’s an outdoor room. “It has a roll of shades if rain is coming through, it can give wind protection.” The verandah area is now used for brunch, special food events and to host bands in the evening. Germano Botelho, another principal at Botelho Wood, is pleased with the trend towards outdoor dining. “We should be outside. The idea of these things on the outside is amazing,” he says. 36

“Between this and 1609, this has changed the dynamic of the hotel considerably.” Botelho was the lead architect on the Marina Bar project between June and November last year. For several years previously, the Princess’s temporary outside bar had been the venue of choice for many on a Friday evening. Botelho says: “The idea was that they had happy hour out there, but it was all a temporary set-up: you bring out the bar and equipment and drinks, and have a great time. “They decided to make it more permanent and build a structure for it – something that could be just locked away at the end of the evening.” The Marina Bar, situated near the pool and 1609 restaurant, is made out of simple plastered concrete forms which

create a beacon at the end of a long path from the courtyard. “The idea was to make it as simple as possible. Simple, but yet slick and well designed,” Botelho says. Guests can enjoy a full-on bar experience from high tables at the front of the bar, or move to a quieter seating area next door, with comfortable chairs and umbrellas helping to provide a relaxed atmosphere. “The location was designed as a welcoming feature and then beyond that there is a large sitting area,” Botelho says. “If you want to get away from the noise, you can just take a few steps behind the umbrella and chill out where it’s more quiet.” Exposed wood was used throughout the 153 sq. ft. area to make the design as functional as possible, and to fit with the “clean lines” of the 1609 and Crown & BUILDINGBERMUDA2022


Anchor restaurants. The bar’s round shape has been influenced by an existing curved rest area on the ramp at the back of the bar. “We wanted to take an existing feature of a landing on the ramp behind it and build around it,” Botelho says. “We did not want to overpower the surroundings. You sit at the bar and look out and you have got beautiful harbour views.” The architect recalls his own experience returning to the hotel after a trip on the water. “We came back to the bar area and sat watching the water. It’s so special and so relaxing,” he says. The bar has a flat roof to ensure it does not harm the views of the hotel rooms behind it. And while there is enough space for up to 150 people, the building is designed to carry the noise away from the hotel. At the end of the evening, bartenders can simply switch off the lights and drop the roller shutters to secure it. The Hamilton Princess can rent out the Marina Bar for events, but allcomers will be welcome at happy hours. “It’s fantastic. I like to go and drink

there myself,” Botelho says. The Duchess Coffee Bar, meanwhile, started out as a plan for a coffee shop, but progressed into a patisserie. It represents a breath of fresh air for the family or business professional that does not have the inclination or time to sit at a table for breakfast. Botelho Wood principal Jason Mackertich says: “The hotel was keen to offer an alternative food and beverage option – a grab and go. “Not everyone needs to sit down and have breakfast every morning. “We’ve never had a truly casual dining space in the hotel. I think people want options. They can go to any of the other restaurants for table service, but here they can self-serve and it is much more casual.” Like the other new developments, the idea was for a simple design. “Keep it clean, keep it simple, keep it very crisp” Mackertich says. “We came up with the concept of pushing the Hamilton Princess pink, with piping on the chairs, and some pink on the walls and ceilings.” It has resulted in a fun space that entices guests to create their own

complementing the nearby spa and exercise facilities – while bakers can show off their wares such as wedding cakes in a case display. The coffee shop takes the place of a former spa and hairdressing spot that was unrented for about two years. “There was always the idea of creating an extra element for the hotel,” Mackertich says. Its name is a nod to the hotel’s rich history: the resort itself is named after Princess Louise, the Duchess of Argyll and the fourth daughter of Queen Victoria. Princess Louise visited Bermuda for a winter retreat in the 1880s and famously described it as “a place of eternal spring”. The building project ran from June 2019 to February 2020 – but has already had to face a spell with its door shut as a result of Covid-19 restrictions. Nevertheless, Mackertich says: “It’s proven more popular than we thought. “It’s a great place to meet for a cup of coffee. Grab a chat for 15 minutes, and then get on with your business. “It’s quick, convenient and pleasant to be in.” BUILDINGBERMUDA2022

Lindo’s Continues to Expand and Improve

Bermuda’s largest supermarket aims to stay at the top, with upgrades from structural alterations to state-of-the-art checkout

indo’s keeps getting bigger and better. Customers are used to seeing the store expanding and offering more options for their shopping convenience, and this past year has been no exception. Lindo’s Market in Devonshire has made checkout less stressful by adding 450 square feet to the ground floor, providing a more spacious, unhurried atmosphere for shoppers and the staff cashiers. Dawn Dunstan, project interior designer from L&S Design Ltd, says the expansion of the front of the store has many benefits. “It allowed us to move the cashiers farther to the west and opened up the checkout area, making it a lot more spacious,” says Dunstan. “The shop shelving has been extended in this area allowing for more retail merchandise.” The extension provided full coverage to the lower ground parking area, so customers can travel from their car to the store undercover during inclement weather. A new ceiling and lighting to the lower parking area makes that space so much brighter. She adds, “The ramps were extended, providing a less-steep ramp entrance and exit to the store, and the surfaces were improved, so it is more comfortable

for customers, especially when pushing grocery carts. An elevator has been added that will allow customers to take their shopping between the lower ground parking space and the upper parking deck, making shopping easier and more accessible for customers using the overflow parking on the upper floor.” One exciting new feature being introduced is the self-service kiosks. Dunstan says, “Self-serve checkout lanes are widely used abroad, and Lindo’s is excited to be the first store in Bermuda to introduce self-service POS checkout lanes to its customers. This will provide customers with fewer items to check out themselves and has the added benefit of reducing wait time in the other lines during busy times. A manager will be available to assist customers with the self-serve experience.” The rest of the checkout experience is improved, too, as black and stainlesssteel checkout lanes have replaced the old models. Dunstan says, “The POS system has been updated and is now configured so the cashier and the new screens face the customer. This new layout is more ergonomic for the cashiers and provides a better checkout flow for customers.” She adds that new cashier signs/ lights are being added to indicate lane

availability, and a new and improved express checkout lane will replace the temporary counter by the entrance, providing an express checkout lane for deli customers and shoppers with smaller orders. The existing dropped acoustic ceiling tile is being replaced with an acoustic wood grill ceiling and more contemporary linear LED light fixtures. New wood endcaps to the aisle shelving are being incorporated in the next few BUILDINGBERMUDA2022


months, tying the pharmacy redesign into the rest of the store. She says, “Several years ago, we used wood end caps, black and stainless-steel fixtures at the Lindo’s Family Foods (Warwick) store in their renovations. Similar finishes and signage are being used at Lindo’s Market to create a consistent shop aesthetic between the two stores.” In addition, the pharmacy has been expanded and renovated. This has allowed for a better workflow for the BUILDINGBERMUDA2022

pharmacists, more shelving and storage for stock and organisation, and more privacy when working on customers’ orders. A pharmacy office was added, allowing for a private space that pharmacists can meet with patients when additional privacy is required. A cashier’s desk dedicated to the pharmacy has been added for the convenience of customer shopping, specifically in the pharmacy. The pharmacy has been designed to allow

the pharmacists two points of entry into their workspace. Improved LED lighting makes the space much brighter than it was before. Dunstan adds, “Increased merchandise shelving with a much larger area being dedicated to the pharmacy, well-being and health and beauty products, Lindo’s can offer a wider range of products, and their customers can find related products all in this one area now rather than scattered through the store. 41

pharmacy its own identity and branding within the grocery store and make it easier for the customer to identify the pharmacy when entering the store.”

When the new bulk warehouse opens at the end of the year, it will give customers another 5,900 square feet of shopping. One of the project architects, along with Sjur Linberg and Peter Carfoot, Gary Simmons, says, “The bulk sales store features an open steel structure ceiling with all services being exposed.” Special attention was given to planning and designing the services to create an uncluttered ceiling. Large round HVAC ducts with supply grills were incorporated. Cable trays manage the electrical and cabling services. A wood grill ceiling is featured over the checkout area, similar to the main store checkout area. “The black and stainless-steel finishes being incorporated in the main store are also prominent in the interior fixtures of the bulks sales store,” says Simmons. It has a poured terrazzo floor and is slated to be complete later this year.

The many details within this luxury clifftop home have been designed to accommodate the family’s lifestyle

ermudians love to entertain – and one family will be doing just that in exquisite style in their new customised home overlooking the Great Sound. Te Koko, a glamorous property offering spectacular views of the water at the old Riddell’s Bay golf course in Warwick, has been built with one key goal in mind: impress the guests. “This was created for a family of four that do a lot of entertaining due to his 44

business,” says Germano Botelho, a principal at Botelho Wood Architects. “They wanted somewhere they could entertain all their guests.” That dream has now been turned into reality, and the end product will be sure to put a smile on the faces of the many lucky guests. Visitors to the 6,000 sq. ft. property are ushered into an elegant foyer overlooking a two-storey great room which forms the main public gathering space in the centre

of the property. A wall of large glass-sliding doors allows breathtaking visions of the Sound to the north. “Once you walk through the front door, there’s an explosion of viewing space,” Botelho says. “All the doors open back so you have no visual interruption of view. Every room has a view of the ocean.” Botelho says of the great room: “It’s a large space but we still try to make it BUILDINGBERMUDA2022


create a luxurious environment for the owners to host parties. Those awe-inspiring views can be enjoyed from every room in the house, as well as from the 18ft by 24ft pool and the entertainment space around it, which can accommodate up to 60 people. More fun can be provided indoors, thanks to the large mancave. “The mancave is not a cave!” clarifies Botelho. “It’s really, really nice. He has an entertainment unit, TV with surround sound, a bar. It’s as big as a living room. It means the guys can get away from the girls and do their thing.” The design even caters for those late nights when guests have had an extra drink and cannot get a taxi home. “We designed a creche room,” Botelho says. “If you have had too much fun at the party, they wanted to make sure nobody had to drive home.” The project was made easier because the family had described exactly what they wanted before it was built. “So the home is adjusting to them, and they are not having to adjust to the home,” he says. “Having the house compliments their lifestyle.” Botelho says he was able to pay attention to intimate details after developing a close relationship with the couple who were “so excited about their project”. “We ask them who gets up first, who

brushes their teeth first, who goes to bed first,” he says. “When you get up, what do you do? Do they bath or shower?” “All of that has an impact on how things are different.” The bathroom for example, offers carefully designed views depending on whether you are sitting in the bath or standing in the shower. You can also, if you wish, bathe or shower with fresh air coming in through the giant bathroom window. “All the details do matter,” Botelho says. “Even how you operate in the kitchen. A lot of people have different routines. The way I take the food out of the fridge and I bring it to this area, and then I go to cook, and then wash. “We try to design so that you are taking minimal steps so you can work in a small area, without having to go all the way across the kitchen for the milk. The design always accommodates the lifestyle.” With four bedrooms, a great room for entertainment, kitchen, living room, dining room, creche, large study office, gym and mancave, the home does appear to have almost everything. But one question remained: the men have the mancave but what about when the women want to have their fun? “When they want their space, they kick the men out!” Botelho responds.

here was one comforting thought as architects embarked on a project to transform one of the most iconic buildings in Bermuda. “How could you make it any worse?” says Jason Mackertich about the former Bank of Bermuda and HSBC building at Albuoy’s Point. The property has been one of the island’s most notable landmarks for about 50 years – an imposing seven-storey block, standing proudly apart from the rest of Front Street as a symbol of financial grandeur. But it was never going to win any prizes for prettiness. So when the Green family bought the property in 2019 and decided to turn it into a state-of-the-art office complex for a multitude of leading businesses, you BUILDINGBERMUDA2022

might argue the Botelho Wood Architects team had their work cut out. “We were stuck with a very straight, flat façade building,” says Mackertich, a principal at Botelho Wood. “There was the advantage of it from a technical side, because the building was already built so we didn’t need planning permission to build so many storeys. “But that also came with the difficulty in having to be restricted by that shape.” Even though the building was stripped to its bare bones for a total rebuild – giving the architects scope to “start again” – there was little room for manoeuvre because the skeleton used up so much of the site This meant balconies had to be cut into the building – a move that ensured they were able to get away from the functional but brutal block shape. “That changed the whole face of the building,” Mackertich says. “Understanding that we were stuck with the structure, it was about trying to lighten everything up and getting as much natural light as we could, so you get the feeling it’s not just a flat wall.” Former bank customers will recall climbing five feet of steps as they entered the old building to pay their bills and cash their pay cheques. This helped create an aura of importance for the bank, but left the building detached from its surrounding area. One of the key features of the new design is that the lobby is now at ground level. Glass comes all the way down to the sidewalk so that passersby can see into the building, helping create a much more pleasant street aspect. “The design idea was to make it welcoming to everyone,” Mackertich says. “You can see in through the window, see some life and activity inside and outside.” Unusually for a building in the City of Hamilton, Point House has space on all four sides so that it is not “cheek and jowl” with other buildings. location and extraordinary views out of floor-to-ceiling windows – helps the property retain a sense of privilege. “The views are spectacular, north, south, east and west, making the overall building more pleasant to be in. Everyone has got a view,” Mackertich says. The 80,000 sq. ft. project began in May 2019 and finished this February. Tenants are already starting to move in and will be spread around the building’s seven floors, while the presence of Clarien Bank on the ground floor continues the banking tradition. There are two entrances: one for office workers and another for the public, who can walk into a vast ground floor space and make use of a bakery, which the architects say helps improve the connection with the street. The old bank safes, which were an integral part of the original building and too expensive to remove, have been converted into office bathrooms, with underground parking replacing the old gym. Attitudes to work environments have evolved in the five decades since the building was originally constructed: fewer firms in today’s world consider an office simply a place for staff to get their heads down and graft at their desk. “When you have got the views and the joys you can have in a location like this, it seems criminal you can’t give your staff the opportunity to enjoy their surroundings,” Mackertich says. “Why wouldn’t a company want to be in that location?”

hotel room, the unusually deep terraces and balconies give you the sensation of being able to walk right out onto the water. “One of the exclusive things that this hotel has is that it’s absolutely on the beach,” says General Manager, Jan

Vanhaelewyn. “Normally when you look to your balcony, you look through your window, you first see the pools or the terrace or even the beach, but here it’s right in the ocean.” His favourite aspect is the location and the views this affords his guests. 53


A sense of place has been created throughout

“When you’re laying by the pool or from the oceanfront rooms, on your left you have Fort St. Catherine, which is such a historic landmark in Bermuda, just next to the hotel, it’s almost part of the hotel.” There are two infinity pools. One for adults and another for families, which are situated between the hotel and the beach. The golf course is on the other side, also close enough to simply walk out to, and there is a golf changing area on the second floor. At the western end of the hotel are the separate residences, which also enjoy deep balconies and exceptional views. The location allows for what Mr. Vanhaelewyn calls the “double view”. 54

Oceanfront on one side and the golf course on the other, over which you can also see the ocean. An unusual design feature, which has been applied to the hotel rooms that are not part of a larger suite, is the fact that you are greeted by the bath as you open the door. This then leads on into the bedroom. This is not only so you can enjoy an unhindered view when you are lying down on the bed, but you can also enjoy it while lying down in the tub as well. The back of the bath however is high and flat, which spares any blushes should the turn down or room service arrive at the wrong moment! One room with no view, or even

windows, deliberately hidden away behind an unremarkable closed door, is the hotel’s casino, which Mr. Vanhaelewyn hopes will open later in 2021. In total, the hotel has 120 bedrooms. There is also a gym, spa, retail space, children’s club, restaurant, boardroom and ballroom. Being part of The St. Regis brand, “all the spaces of the original St. Regis need to be replicated,” continues Mr. Vanhaelewyn. These spaces include the ‘Great Hall’, which you walk into on arrival, the library to the right and The St. Regis bar to the left. Hidden around the corner, with a relaxed seating area and soft lighting, is the reception area, deliberately placed out of the way so as not to distract from the dramatic entrance. A boutique style-feel and sense of place has been created throughout the hotel. The feeling when you walk into the Great Hall, for example, is designed to be akin to a large summer mansion, and wooden beams in the very high ceiling warm up the room. Floor to ceiling windows everywhere remind guests why they chose

Bermuda. Striking light fixtures throughout the hotel all have an ocean theme and Bermudian-themed artwork crops up throughout the communal areas, in particular behind The St. Regis Bar which is host to a dramatic Tempestinspired mural. On the first floor, the hotel’s signature restaurant, Lina, has a distinctly nautical theme to the fixtures, fittings, furniture and décor. While the outside is deliberately minimalistic so as not to distract from

the ocean view, the plantings are all native or endemic species and there is a traditional white Bermudian roof. There was no shortage of challenges during the construction of The St. Regis Bermuda Resort, most notably three hurricanes and two lockdowns not to mention the issue of supply chain logistics during a pandemic. In spite of all that says Mr. Vanhaelewyn “the hotel still opened on time, on budget and on target with everything they wanted to achieve for the construction and design work.”

A house for the future Aging family property is transformed into a well-crafted luxurious home

A

beloved family home named Wuthering Heights is being expanded and modernised for a growing family, with an ecologically friendlier viewpoint for a new generation. The owner says, “I’ve been looking to do something for about five years now. I’ve been conversing with Michele Smith

from OBMI for a long time, but it was never the right moment. Then COVID happened. If there ever was a good time, this was it. “This is a restoration of a family home my parents bought in the 1950s,” she goes on. “It was a house that had very little feng shui and no views of the ocean.

It was added on in pieces and had some structural issues, as it was degrading and cracking. It needed a lot of attention to its support and infrastructure. “This project started with the pool deck, which had massive cracks, and stalagmites were seeping into the pump room. The kitchen needed more light, which was the darkest part of the house, and there was just no flow – so design work began.” Michele Smith, managing director at 56

How the dining/ kitchen area will look

OBMI and a veteran interior designer with renovation projects, started working to deliver a well-crafted luxurious home for her client. DeSilva Construction was hired to work alongside and provide its expertise in this renovation. Ms. Smith says, “We started with the structure and immediately started reviewing the wood joists to be replaced with concrete slabs. Termite damage was too great to maintain any wood and BUILDINGBERMUDA2022

the slabs would reinforce the existing structure. “When we started working with the owner,” she continues, “the opportunities snowballed. Opening up the rooms with a central staircase encased in glass provides the only separation between the entry, living room, dining and kitchen. Views to the pool and to the ocean with folding doors are now opening up beautifully. Not only are the views lovely, but the cross breezes allow for minimal air-

conditioning use. “The top floor is expanding to include a master suite with a walk-in closet and large master bathroom, giving the owners an even more dazzling view of Hungry Bay and the South Shore. The high tray ceilings and eight-foot-high windows will create an open light and spacious space. There are also a number of design elements to the project, which provide opportunities to create a house for the future and for growth.” 57

These elements include play areas, a bedroom for each of the children, separate laundry space, and sauna with adjacent washroom off the pool deck. The potential for an apartment on the lower level is also viable, but it’s currently being designed as a large family space. The home’s renovations will also allow for entertaining the owner’s large family in Bermuda, which it hasn’t been able to do. A keen interest in environmental and green-living considerations include variable-speed pumps, which Rendering of the living area

are relatively new to Bermuda, water filtration system, and solar energy, which will provide efficiency to the house and provide long-term cost savings. The owner’s love of gardening will incorporate raised gardens and areas the children can play in and nurture. “The owner is keen on providing a good environmental backdrop for her kids,” says Smith. “They are a pro-play family.” “The engineering was a little bit challenging because of the structure of the house,” Smith continues, “in how the concrete was poured with the

reinforcement, but the outcome will be very hurricane-ready. “Bermuda slate will be used for the new roof, as it ties in better to existing slate roofs, which are original to the home.” Because the home is 70 years old, all the electrical and plumbing are also being brought up to code and include battery backup power for the solar system, which is being installed by BeSolar. Smith says that client and family members have been closely involved in all the selections and decision-making. “This has been such a positive experience for the owner who has done a great job researching sustainable products and future energy savings. She has really engaged the right mentality for her kids and her future here. This will be a very modern, sleek, but comfortable and relaxed home.” While Emily Bronte’s Wuthering Heights is a great epic, this family will write their own masterpiece when they are able to move back into this ancestral home.

Chimney and concealed eaves illustrate the European influence with a Bermuda twist

European aesthetic and environmental sustainability When tearing down an older, functionally obsolete house and rebuilding is the only solution

“T

he owners were looking to purchase a new home and while they liked this property and the views that came with it, the house itself didn’t suit their needs” explains Jonathan Castro, principal of the architectural firm Cooper Gardner. “The orientation of the existing home on the lot was not right. It wasn’t maximising the views and taking in the sunsets. By re-orientating it slightly, we were able to take greater advantage of the views, and also get better positioning on the site for

more garden space and for a bigger home. The owners liked the thought of not using new land, but knock down and rebuild on a site with an existing structure. A few different design proposals to renovate were produced, but it was an older property, and it became clear that there would be a lot to do to bring it up to date and make it suitable for a family home.” The property has direct water access with a dock. There is a growing colony of Longtails along the waterfront and after removal of invasive plant species, more

Original plans were for a home of approximately 4,000 sq.ft. and this was increased by a further 1,000 sq.ft. when it was decided to add a basement level. A double height atrium space for the living room, featuring floating stairs, is the centre piece of the home. On one side of that is the master suite, and off to the other side are further bedroom suites. “The design brief was to follow a contemporary European farmhouse aesthetic, with a slight Bermuda twist, and sustainability and energy efficiency were also important for the owners” says lead designer Eimeir Johnston. “The design has a very clean look. For example, the eaves are concealed which creates a unique shadow detail where the roof meets the walls. We’ve tried not to have everything follow the usual Bermuda narrative of butteries and eyebrow windows. All the materials used in construction have been carefully researched, and chosen for both their aesthetic and function, as we wanted to be true to the forms, and not hide how it all looks. The materials you see have a purpose and reason for being in the space. For example, there’s polished concrete throughout the ground floor, so that additional material did not 59

have to be added to a floor that was perfectly usable. We did bring in some reclaimed beams to add character, which are incorporated into the structure of the roof framing. There’s also been a lot of thought into retaining the existing landscaping and vegetation, such as trees. In fact the positioning and footprint of the house was, to some extent, designed around a few well established trees”. Will Irvine, director of Lighthouse Construction / Project Management, the firm overseeing the project, discusses the importance environmental issues played in the design and construction. “There are insulating layers between interior and exterior across the entire roof for thermal insulation. Heat pump technology has been employed for the hot water heaters, solar panels will be installed on the roof, and on the southern elevation, the designers have extended the porch overhangs on the lower floor to provide

shading to the glass windows and doors. All the interior lighting is LED and ‘dark sky’ lighting is used outdoors to minimise light pollution and glare to surrounding properties. Each product has been shown to be effective against viruses that are harder to kill than viruses like the one that causes COVID-19. 
 Here’s a framework to follow for cleaning and disinfecting your facility — or your home. 1 Normal routine cleaning with soap and water will decrease how much of the virus is on surfaces and objects, which reduces the risk of exposure. 
 2Disinfection using EPA-approved disinfectants against COVID-19 can also help reduce the risk. Frequent disinfection of surfaces and objects touched by multiple people is important. 
 3When EPA-approved disinfectants are not available, alternative disinfectants can be used (for example, 1/3 cup of bleach added to 1 gallon of water, or 70% alcohol solutions). Do not mix bleach or other cleaning and disinfection products together — this can cause fumes that may be very dangerous to breathe in. Keep all disinfectants out of the reach of children. 
 A few important reminders about Coronaviruses and reducing the risk of exposure: •C oronaviruses on surfaces and objects naturally die within hours to days. Warmer temperatures and exposure to sunlight will reduce the time the virus survives on surfaces and objects. 
 •N ormal routine cleaning with soap and water removes germs and dirt from surfaces. It lowers the risk of spreading COVID-19 infection. 
 •D isinfectants kill germs on surfaces. By killing germs on a surface after cleaning, you can further lower the risk of spreading infection. •S tore and use disinfectants in a responsible and appropriate manner according to the label. •D o not overuse or stockpile disinfectants or other supplies. This can result in shortages of appropriate products for others to use in critical situations. 
 •A lways wear gloves appropriate for the chemicals being used when you are cleaning and disinfecting. Additional personal protective equipment (PPE) may be needed based on setting and product.

The evolving facilities manager The changing role of the facilities manager in the battle against the COVID-19 pandemic

F

acilities managers around the world, and in Bermuda, have been challenged like never before by COVID-19. What were smooth running offices pre-pandemic have been turned on their heads thanks to remote work, social distancing and other measures. Above all else is the need to create a safe work environment. That has meant evaluating and rescheduling janitorial routines and looking at how the office is cleaned and sanitised. New cleaning products have emerged to help fight the spread of viruses, which are also being explored. Measures have been put in place to sanitise touch points such as door knobs and other surfaces, as well as shared equipment like copiers and kitchen appliances, and robust cleaning routines developed for anywhere the virus is likely to linger. that COVID-19 is more likely to be transmitted through air droplets by person to person when in close proximity. Thus, best practices are being followed to maintain indoor air quality through HVAC systems. Experts recommend a thorough inspection of forced air systems. Any sign of mold, dirt and dust is an indicator that a complete clean is required. It goes without saying that filters are being changed regularly. Facilities managers are often now being asked to reimagine floor plans and workspace configurations, and to consider what is ‘safe’ given social distancing guidelines. Sometimes small adjustments are made, but in extreme cases entire workplaces have been reconfigured. But it’s not just planning these adjustments that is so important, executing those plans is equally critical. Even small changes can affect workflow, efficiency, real estate needs and budgets. Facilities managers are helping to reeducate staff and visitors when it comes to new company policies and procedures with good, clear, vital communication. They also monitor the progress of these changes and maintain close oversight,

making appropriate adjustments where necessary to ensure the continued smooth flow of the business. With many staff still working from home, support for the distributed workforce is a continuing challenge. At the start of the pandemic, the burden to provide the digital infrastructure and internet-based resources teams needed, fell mainly on the IT department. But now that the dust is settling around the immediate rush to set up new systems, facilities managers are more and more being asked to assist. After all, the digital workspace is becoming as important as the physical accommodation. For some facilities managers, this requires an adjustment in thinking and perspective as they seek to create the best possible conditions in which all staff can work and interact effectively — those ‘on premise’ as well as off. We don’t yet know when the pandemic will end, and the workplace continues to evolve to provide a clean and safe environment. Facilities managers are evolving too, ensuring best practices, exploring trends and introducing new concepts that may become standard office practice in the future. BUILDINGBERMUDA2022
