Cool your space green rated air-conditioner, but what is a SEER rating? SEER is the abbreviation for Seasonal Energy Efficiency Ratio, and it is calculated from the cooling output during a typical cooling-season divided by the total electric energy input during the same period. It is important to distinguish that it is the average calculated over a season and is figured out under laboratory-simulated conditions. It is likened to the mpg (miles per gallon) ratings on cars, and, although mpg can vary depending on how you drive, it does offer a clear indication of the fuel

efficiency possible. You can have the highest SEER-rated air-conditioner on the island, but, if it has dirty filters, blades, or coil surfaces, it will not achieve those energy savings. Regular maintenance is critical for continued high efficiencies. You will find that higher SEER-rated systems come with a higher price tag. But often, within two to three years, the initial extra expense is recovered through lower running costs that not only save money but also contribute to a greener, cleaner planet. www.hvacbda.com. ost people do not think about pests until they see the problem. Whether you’re buying, renting, building, or adding on, you should be constantly taking action to prevent bugs from invading. Termites, from a cost factor, should be your first concern. Is there new lumber in the property, adding a wooden deck or pergola, installing cabinets or shelving, working on the roof or wooden flooring? If it’s wood — and that includes furniture — it can be termite food, so call the experts at Bermuda Pest Control to help you develop a termite prevention plan. Rats and mice can squeeze through very small openings. Check that all masonry work is finished, closing off holes around exterior access points such as those made by air-conditioners, plumbing, electric, gas lines, telephone, and cable. Cockroaches thrive in cracks and crevices; ants will find any opportunity to crawl behind bathroom vanity cabinets, tile, and fixtures. Keep this in mind when considering unfinished Bermuda stone. Try to keep flowering plants and vines from growing onto your house, as they are a bridge for pests from their home into yours. ready to upgrade an old system to a new, energy efficient model, you must consider the Seasonal Energy Efficiency Ratio (SEER) and air purification capabilities. Look for a high Seasonal Energy Efficiency Ratio (SEER) to see how well your unit will cool for the amount of energy it will use. The higher the SEER, the more you will save on your energy bill when cooling your home. Especially now, clean air is so important. Sanitize your dishes and laundry with new appliance technology

W

hile cleaning surfaces with disinfectant sprays and wipes will kill germs on contact, what is keeping those germs from spreading throughout your home where cleaning products do not touch? Statistically, clothing and dishes (including glassware) are among the top four most touched items in a household on any given day. GE and various other appliances manufacturers have now introduced a ‘sanitization’ cycle in select laundry and dishwasher models. These sanitization cycles are designed to heavily reduce the amount of germs and bacteria found on everyday items like clothing, bedding, and dishes.

Washers & Dryers: Your clothes and bedding can also be host to a wide range of bacteria clinging to the fabrics. With washers, the sanitization option includes a longer cycle with an extended heated rinse and ‘purge pump’.

This purge pump ensures that any lingering bacteria in the water is drained from the washer water before going into a heavy wash. residence or a holiday home, alreadyknow Bermuda, having worked here, vacationed here, or simply want to retire here. Property has grown steadily in value over the decades and remains secure, thanks to the island’s history of political and social stability. A diverse range of properties is available for those from abroad to purchase – from grand houses with asking prices between approximately $4 million up to $25 million. Condominiums, which are available to overseas purchasers, can range from between $500,000 to upward of $4 million. The Bermuda government assesses each property with an annual rental value (ARV ) for land tax purposes. An ARV needs to be above $126,000 for a house or $25,800 for a condominium to determine whether the property is available for a non-Bermudian to purchase. planning permission. uying real estate can be a complicated procedure, especially in Bermuda. With no title insurance in Bermuda, the purchaser needs to confirm the title is in order through their attorney. It will give you an idea of how much you can afford and eliminates wasting time looking at homes outside your price range.

Do I need a sale and purchase agreement? Yes. This agreement sets out a number of terms and details including but not limited to the buyer and seller information, your offer amount, a brief description of the property, the closing date, who pays the closing costs, the boundary/structural survey, and extra details such as chattels.

Do I need an attorney? Yes, an attorney who specialises in property law. The attorney will review all the agreements and ensure that you are aware of any potential problems. The attorney will also draft the conveyance and other required documents to transfer

ownership of the property to you.

How long does it take? Approximately 40–45 days from the date you put in an offer. One reason is because of the searches that your attorney must undertake, such as at the Department of Planning, which can take 28 days. This search will ensure that there are no illegal developments on the property.

How much will it cost? Most of the expenses associated with purchasing a property are government taxes, particularly stamp duty. This is between 2%–7% of the purchase price depending on the price of the property. There is also stamp duty on the mortgage document. The mortgage proceeds usually cover the purchase price, but there are extra costs such as search fees, legal fees, Land Title Registration fee and the bank’s negotiation fee. As a first time home buyer am I exempt from stamp duty?

Stamp duty is charged on the purchase of houses, condominiums, apartments, other buildings and undeveloped land. The only occasion where stamp duty does not apply to a property sale transaction is in the case of a first-time homeowner purchasing a property for $750,000 or less. Should I have the house inspected or commission a structural report? Buyer beware applies and the buyer will inherit any defects with the property. So, never buy a home without inspection.
