Leadingedge meeting solution
Large board meetings, smaller discussions, lunch and learns for 40, and sophisticated social occasions are all catered for in the LOM building
Designed by Jonathan Castro, Principal of E Se, formerly Cooper Gardner, in close collaboration with LOM, the 4th floor of the LOM building on the corner of Reid and Burnaby Streets, was stripped down to the bones, before being rebuilt to accommodate more flexible boardroom space, a smaller executive dining room and chef’s kitchen. The corridor and meeting
rooms all lead out onto a large wraparound terrace.
“LOM was tired of the boring boardroom look,” explains Castro. “They had a very long boardroom that had 20-something chairs but wasn’t very flexible. If you have a meeting of four people, you can’t have it in a big room.”
To this end, the new boardroom can now be divided into two separate rooms
using a folding partition wall, which comes down from the ceiling. “The whole thing is separated acoustically,” continues Castro. “When this wall is down, conversations do not cross between the two of them.”
As has become customary post-Covid, the room’s technology allows for live video conferencing as well as the usual digital presentations, with microphones hanging from the ceiling instead of sitting on the table for improved acoustics and flexibility.
In that same spirit, the furniture fulfils multiple functions. The boardroom table can be split into several different pieces

and moved around on rollers. The chairs are stackable and any not being used, can be kept in the storage room opposite.
The long, large windows let in lots of natural light, but also have automated screens and black-out shades when needed.
These are also used in the smaller room next door, which is primarily the executive dining room, but has an appropriate layout and technology to be used as a meeting room as well. Opposite this room, is the new kitchen.
“LOM wanted to elevate the catering experience. They didn’t want someone to come in and reheat food,” explains
Castro. From the kitchen, there is also easy access to the terrace overlooking Reid and Burnaby Streets.
“Should LOM ever have a dinner party, they can use the executive dining room, have people out on the terrace for cocktails and then everything can be done out of this [kitchen],” he continues.
Getting the kitchen right was paramount, so Castro consulted an executive chef on the design. The result is a modern galley-style kitchen with ovens, induction top, pot-filler, fridge, wine fridge, dishwasher and plenty of storage.
The look and feel is professional, with white, light millwork, countertops and finishes contrasting with black appliances.
In addition to being a more functional and flexible space, LOM also wanted to update the aesthetic as well as subtly incorporate their corporate colours of white and blue into the new interiors.
Nowhere is this more evident than in the series of striking Andrew Stevenson whale photographs commissioned specifically for this project. LOM’s logo is a whale fluke.
Hung in the boardroom and along the corridor, they used a filter and tint so the colours would be in keeping with the company colours. The gold-coloured frames match the new wooden flooring. Elsewhere, the colours, contours and textures have all been designed to be simple, flexible, elegant and to enhance the flow of the area.

Blue and white have been mixed with French oak floors and accent wall panelling which gives the space a touch of warmth, and the floor has been purposely designed in a chevron pattern to lead people down the corridor.
To differentiate the space, the boardroom floor has grey carpet tiles, also in a chevron design, which can be swapped out should they wish to change the colour in the future. In the dining room, a rug beneath the table gives a more homely feel.
The lighting has been layered to serve multiple functions. In the boardroom for example, there are spotlights as well as linear lights in the Armstrong acoustical ceiling panels.
Above the dining room table is a distinctive linear pendant light fixture as well as softer, ‘knife-edged’ lighting. There are also spotlights around the outer edges of the room.
This was the first time in more than 20 years that the LOM offices have been renovated and they have no intention of doing it again any time soon. Planning for the future and access to the hidden systems was, therefore, important. Ceiling slats give

the required access and at some point, they hope to put a generator on the roof, so the foundations for that were laid and an unused dumb-waiter was reconfigured to provide access for the generator fuel.
“The project was to wipe the floor clean and start from scratch, which gave LOM the chance to make these decisions,” says Castro. “They could future proof themselves.”

A stylish welcome
The large lobby and atrium space of the building at the bottom of Woodbourne Avenue, previously AON House, has undergone an intensive modernisation project to cement its reputation as a place to do business at the sharp end of Hamilton.
It is the first major renovation of the lobby since the premises opened at the dawn of Bermuda’s international business era five decades ago.
“It was certainly dated. They had us
come in and help create a more modern space,” says Jacob Hocking, the owner of CTX Design Group.
Luxurious waterfront offices nearby such as Point House and Waterloo House have raised the stakes in recent years.
“When this was built, it was the beginning of the international business scene in Bermuda. As newer properties come online, it dates the existing buildings in some way,” Hocking explains.
“It was time it was transitioned. This
was a complete revamp of the lobby and atrium space to make it possible to compete with some of the new constructions.”
Hocking explains the previous lobby was dark, confining and did not meet accessibility requirements.
“The clients wanted to portray a fresh modern image for the new lobby,” he says.
“We wanted it to be clean, open, bright and fresh. The older building

needed a more up-to-date atmosphere to compete with the newer buildings in the neighbourhood.
“We used more timeless materials and controlled use of bright colours. We changed the stair accesses, introduced a ramp, some planters and a water feature.
“We included the use of wood in the ceilings and repeated this in the doors and reception desk.”
Designers were happy to work with the glass roof, although new slim profile glass doors at the entrance allow in more natural light.
Changes were made to all five stories of the building, including porcelain slabs to mimic white marble that wrap around the columns and wall panels.
One of the most striking features – artificial birds that hang from the ceiling – is not merely for aesthetic appeal.
“Noise generated in the atrium travels to the upper floors and vice versa,” Hocking says.
“We used sound attenuating birds to absorb noise generated from the upper floor workspaces.”
Sculptural elements on the lobby floor also absorb sound, such as the water feature which creates background noise and a range of bright blue felt sculptures.
Grey stone tiles were used on the floor to ground the atrium, wooden slat ceiling panels add some warmth and texture while plants were introduced to soften the hard lines of the design and introduce an element of nature.
According to Hocking, tenants of the building – a clutch of international business firms – needed to continue using the entrance during construction.
“This meant a lot of working outside hours and a lot of noise mitigation,” he says.
“We had the fans blowing all day to mask the sound. We certainly had some complaints along the way, but generally the tenants were understanding.”
The project took between four and six months, slightly longer than expected due to the impact of the Covid-19 pandemic as well as the challenges of operating while the building was in use.
The finished product, however, is an entrance fit for the modern international business firm.
“It’s the landlord’s responsibility in a lobby to set the standard for the rest of the layout of the building,” Hocking says.
“The lobby helps create that first impression when people walk into the building. The landlord acquired significant cost, but because of the calibre of the tenants it’s been worth it.”

The BEDC has opened three Incubator Hubs in Economic Empowerment Zones
Entrepreneurship is a vital driver of economic growth and job creation. In Bermuda, the Bermuda
Economic Development Corporation (BEDC) has taken a bold step in supporting entrepreneurship by creating
three incubator hubs in the St. George’s, Northeast Hamilton, and Somerset Economic Empowerment Zones (EEZs). Starting a business can be daunting, and having physical space to work in can be essential to success. The goal of establishing the incubator hubs is to provide a geographically attainable space for entrepreneurs to focus on building their businesses instead of focusing on the costs typically associated with renting a location and the related infrastructure. The spaces have everything an entrepreneur needs, including high-speed internet, printing facilities, and meeting rooms.
Those enrolled in Enterprise Bermuda, a 12-month incubator programme, get free, 24-hour access to the office space, programming, mentorship and more. Entrepreneurs are housed in of four locations during their tenure in Enterprise Bermuda.

In addition to the entrepreneurs having 24-hour access to the office space to operate their businesses, each office will be staffed by the designated micro, small and medium enterprise officer for the
zone. Donte Hunt is the officer for North East Hamilton, Ondreyah Rochester is the officer for Somerset, and Dennis Carter is the Officer for St. George’s. The hubs also provide entrepreneurs access to a community of like-minded individuals building their businesses. This community can provide a supportive environment where entrepreneurs can share their experiences, collaborate on projects, and offer advice to one another. Being part of a community of entrepreneurs can also help to keep individuals motivated and accountable.
Kisha Tyrrell, an Enterprise Bermuda ‘incubatee’ and owner of Enzuri Beauty says “As a new entrepreneur, I find it useful that I can come into this place, work with other entrepreneurs, brainstorm, and just feed off each other. It’s just nice to have meetings, make phone calls and just feel like I’m in an office. There is also a boardroom available; It really gives you that extension that you need, especially if you’re a self-owned business and you don’t have your own office space.”

“There’s definitely been a great interest in providing interesting and flexible work
environments for the employers and staff,” Ray says.
“Management really wants their team to be happy in the office and they are listening to their needs.
“This office has a modernness about it. There’s a nice tension between light and dark so it has character, but it’s still neutral enough that any company can

put their feel on it by adding other accent colours.”
Large windows allow natural light to filter through to as much of the office area as possible.
“This is a very successful application of that,” Ray says.
“Natural light has an incredible connection with everyone’s energy levels. With the use of natural light, we are finding that people are not necessarily using their electricpowered lights as much.
“We are going into offices where unless it’s a dull day we don’t need to turn on the lights. That also leads to a savings on electricity that helps natural resources.”
Martello, which focuses on new business reinsurance, has a mission to help insurers grow asset-intensive businesses and ensure they deliver on their promises to policyholders.
According to Ray, the firm decided it liked the spot in the Mechanics Building – which L&S had already been working on – and wanted to move in straightaway.
“It was a real benefit for this particular space that they were able to move into it immediately and start working and functioning out of the space while we waited for the new items that were on order,” Ray says.
“We are finding that many landlords in commercial buildings throughout Hamilton are realising that it’s very difficult for many companies to wait three or six

months for a fit-out to occur.
“Landlords are trying to provide a certain amount of infrastructure for that but still having the layouts free for modifications and for companies to choose their own type of furniture.
“All the walls were already up and most of the carpet was in, so Martello was able to move in straightaway.”
Demountable wall partitions made for a clean installation.
“What’s wonderful is that it’s modular so can be taken apart and reused,” Ray says. “I really applaud Martello because they were happy to reuse what’s already here – nothing went to the landfill.”
Glass dividers in the central workstations allow for privacy while
maintaining the natural light, and sliding glass barn doors mean people can easily switch between private meetings and an open-door policy.
State-of-the-art furniture includes
height-adjustable desks which lift smoothly at the touch of a button to allow staff to choose between sitting and standing. Workers can perch on mobile pedestal stools as they chat with each other.
“They were very keen to provide ergonomic solutions for office furniture and workstation furniture,” Ray says.
There are also two walls – designed to look like regular white walls – that can be used as markerboards.
“We find some clients start their week with a to-do list or a saying they want to be inspired by,” Ray explains.
The location, offering views of City Hall and office buildings in one of Bermuda’s liveliest business areas, is another source of inspiration.
“There’s an excitement and an energy to this part of the city,” Ray says.
The reception area takes advantage of the view with a comfortable couch next to a large window.
In time, artwork will be added to offset some of the greys and whites across the office.
“We wanted to keep a cooler, cleaner, colour palate with the larger pieces of furniture,” Ray says.
“We played with the contrast by using darker work surfaces and lighter adjoining furniture. When you are working with neutral, it’s very important to make sure there’s enough variation in the scheme so that it still has enough presence and doesn’t get too quiet.”

Conferencing reimagined
renovated, state of the art entertainment, conference and meeting space
When you walk into the newly renovated Hamilton Princess ballroom area it looks elegantly simple, light, large and sophisticated. To achieve this elevated look however, was anything but simple.
As the construction crew from Greymane began dismantling the almost 9,000 square foot space, which was completely gutted, they encountered dilapidated Bermuda stone walls, a massive concrete beam just where they didn’t want one and an abandoned tank.
In spite of this however, the Princess Ballrooms and Regency Terrace, were completed on time and within budget using a team of 58 men.
Working alongside Greymane were Senior Architectural Technologist, Jason Makertich and Architect Lisamarie Masters from Botelho Wood. Their brief was to draw up designs that would “relaunch the Princess ballrooms and modernise the space to provide greater flexibility for functions,” explains Makertich. “The Regency Terrace was seen as an untapped opportunity for private outdoor events so upgrading that space was critical.”
In order to make the rooms as flexible as possible, the audio-visual infrastructure was also upgraded to meet the standards expected by many of the of the hotel’s local and international clients.
Prior to the renovation, not only was the décor dated, but the rooms were closed off, dark and didn’t take advantage of the phenomenal Hamilton Harbour view, which, when you were not outside, was best seen from a corridor.
The rooms can be now be divided, closed off or opened up to the view, and

when open, flow out seamlessly onto the terrace.
“The intent was to open up the space and integrate the new Regency Terrace with the ballroom. This was achieved with a fully demountable wall system,” continues Makertich. “The other benefit was the removal of large parts of the
original structure to help facilitate an additional four feet in head room in parts of the main ballroom.”
So far, so easy, but it took considerable construction expertise not only to achieve this, but to solve a variety of unforeseen obstacles.
Overseeing all the construction was Donald Dawkins, Project Manager at Greymane, who says that without doubt, the most challenging aspect of the whole renovation was removing an existing concrete beam in order to install the demountable wall partitions.
“It was 5,000 PSI strength concrete,” he says. “It was hard to cut. We had to saw cut each panel and support it with

props while we cut the beams out.”
The kudos for this achievement, continues Dawkins, goes to Greymane’s Construction Superintendent, John Hatt. The whole exterior wall, which was Bermuda stone, also needed to come down and the new glazing panels, which allow in lots of natural light as well as frame the view, are secured within new concrete beams and walls.
The team’s second encounter with Bermuda stone was when they were replacing a small stone wall on the water’s edge with a see-through panelled ‘wall’. The team had to work on the water side, excavating below ground to get the foundations in before building their way

back up to create a stable structure.
The addition of a wooden rail on top of the panels now makes it safe and comfortable to lean on while you take in the water views.
To further upgrade the terrace, concrete pavers were replaced with granite slabs. This was when they encountered the
abandoned tank that had to be opened up and filled in with concrete. Planters were then built out, a new driveway entrance with wooden gates was added, as well as additional built in umbrellas and two gas fireplaces, making the terrace a fun, flexible and attractive place to be in winter, summer, day or night.

This flexibility is also apparent throughout the ballrooms as well. A variety of lighting has been installed to suit all occasions including spotlights which can change to every colour of the rainbow, as well as recessed and wall lighting for more serious occasions.
Acoustics in such a large area were also vital to get right. Wooden veneer ceiling panels from Armstrong, along with acoustic panels the full length of the walls all serve to keep the sound in. The ballroom is also carpeted throughout.
Walking down the light filled corridor and admiring the clean, smart and spacious areas, it’s hard to imagine the hard work, determination and energy that went into creating such an effortless look.

Clean, functional lines help create a distinguished feel at the new head office of Lingard Limited, on the second floor of the AS Cooper building on Front Street.
The company’s pride in its seafaring links is also on display, from marinethemed artwork to walls designed to look like a shipping container – all played
out in front of a spectacular view of the harbour.
Gard, represented in Bermuda by Lingard, was founded in 1907 in Arendal, Norway, to underwrite the P&I risks (protection and indemnity) of sailing vessels, and has spent more than a century evolving along with the development of the global shipping and insurance

industries.
Gard has had a Bermuda presence since 1988 and seized the chance to switch from its previous low-key Hamilton location when the AS Cooper building landlords decided to convert their secondfloor retail space into rental offices.
When Lingard heard of the opportunity, they were keen to consider this space to create their new home.
With the Front Street location and balconies that overlooked the harbour, they felt that this location complemented their business. Stephanie Bedell, senior interior designer at Commercial Interiors Group assisted Lingard with this mission.
Their previous location in Bermuda was too small for the current staff and had no space for growth for their future staff, or an area to host their own in-house board meetings.
The entire second floor was carefully carved out to create 3,616 square feet of space for the new office. Escalators were removed and a staircase, with a concrete finish look, was built to provide a new entrance from Front Street.
Gard being a Norway-based company, were looking for a Scandinavian feel focusing on clean, simple lines, minimalism and functionality. They wanted the space to remain open and clean, but comfortable.
Natural light is key to making the place feel modern and energetic. The existing small windows from the south side of the space were removed and replaced with floor to ceiling full height windows. This helps maximise the natural light into the new space and takes advantage of the picturesque view of the harbour.

executive offices to the south-west side of the building, an open space in the centre of the room was created for workstations,

so the entire team is able to enjoy natural light as well as the view.
While the open-plan office dominates much of the floor, an Infinium Wall system has been used to create an imposing boardroom and private offices, with clear double-glazed glass giving maximum acoustic privacy.
The boardroom features a large custommade table, designed and finished to match the millwork. Character was added by using the Armstrong woodworks grill system. LED linear lighting in the ceiling over the boardroom table provides a mirror image over the table.
A patinaed carpet throughout the office which has shades of metal, rust, grey and purple was used in the design to ground the light and airy furniture. The sit-stand workstations have light wood surfaces, while accents of deep charcoal grey elements are carried throughout the space.

The office contains a small seating area for guests, with a custom privacy wood slat wall that matches the warm wood tones in the millwork. Coy chairs help forge a casual and relaxed environment for guests.
Artwork of boats and the ocean adorns the walls throughout the office to help liven the surroundings, maintaining the maritime feel.
That theme greets staff and visitors as soon as they enter from Front Street, with cladding on the walls up the stairway that
simulates a shipping container.
As with many construction projects in the past couple of years, the Covid-19 pandemic presented hurdles along the way. Safety restrictions and international supply chain challenges delayed leadtimes for some of the finishing items.
The client and the contractors and sub-trades all worked as a team to adjust the schedule and finishes as needed to accommodate the project deadlines and make the transition for Gard as smooth as possible.

Talcott Re, the Bermuda and Cayman based platform of Talcott Financial Group, was founded two years ago and has already grown to be one of the largest life reinsurers in Bermuda.
The company, which has expanded from two employees to more than 30 in just 18 months, embraced the opportunity to create a custom space for its employees. Committing to a full renovation, Talcott Re has recently finished a complete remodel of the third floor of 30 Woodbourne Avenue, a building originally opened in the 1970s when Bermuda’s international business era was just beginning.
As noted by Talcott Re’s leadership, “We recognise that there are always ways to improve processes and culture including how we approach our physical workspace. The strategically organised and decorated space at 30 Woodbourne Avenue is both unconventional and timeless, and addresses a spectrum of needs to enhance overall employee satisfaction.”
Offering beautiful views of Barr’s Bay Park and Hamilton Harbour, the space has an ultra-modern feel and a clean, timeless design aimed at inspiring staff and encouraging collaboration.
Talcott Re’s office space spans nearly 10,000 square feet and includes four conference rooms, 10 offices, a cluster of specialised pods, and a 30-seat boardroom.
Designers Commercial Interiors Group ensured the layout allows all workspaces access to the exterior windows for light and views.
Offices are located centrally near the atrium, one of the main features of the building, which itself has undergone a major refurbishment to compete with prime waterfront space in the area.
Client and internal meeting spaces towards the north side of the floorplate are surrounded by an open lounge area, a wellness room and spacious work café.
Open ceilings are a key part of the design, giving the rooms extra height, volume and character, with black
trays.
A neutral palette was provided as a base for pops of colour through the accent furniture, with architectural finishes throughout the space of shades of off-white, beige and black accents.
New LED lighting helps create a warm light level; Finelite LED Linear fixtures are suspended in the open ceiling areas, including an 8ft x 88ft single rectangle along the east side of the floor. Each enclosed office is illuminated by a single source uplight/downlight.
Optimum speech privacy is provided in all offices and meeting spaces through a double-glazed Infinium wall system.

Talcott Re embraced local talent by installing artwork by Bermudian artist Chris Duperreault who specialises in Gyotaku, a Japanese art form dating back to the 1800s. The work is centered around the island’s ocean life; in line with the ethos of the company, it was important to them to use distinctive and innovative art in their office space.

Deja View: It’s happening
The owners of one of Bermuda’s newest restaurants are hoping people will come back time and again
Deja View, in Barr’s Bay Park, boasts one of the largest al fresco areas on the island overlooking the glorious Hamilton Harbour.
The quality surroundings don’t end there – the venue has exquisite dining space indoors too, whether you’re on a business lunch, out for family dinner or on a romantic evening.
Part owners Gregory De Melo and Leo Calingasan created the restaurant in the former Marine Police building after deciding to build on the success of their takeout business Misaki.
While the Burnaby Street takeout is known for its fast-paced grab and go style, Deja View aims for elegant fine dining with a similar Asian-inspired cuisine.
“We want people to have a real
experience when they come here,” De Melo says. “It’s something new and we want people to enjoy their food and their surroundings.”
De Melo and Calingasan devised the décor and colour schemes after searching through social networks such as Pinterest.
Royal blue walls with round mirrors give the main dining room a maritime feel, but the heavy colours are broken up by pink chairs and gold finishes. Soft chairs and modern lighting help create a cosy atmosphere.
There are also two private dining rooms, which can hold eight to ten people each, with large television screens to enjoy sports or host business meetings. A bar with a large window allows people to look out to the harbour while nursing their drinks, and there is disabled access

throughout the property.
The outdoor patio offers enough space for dozens of diners with wide views of the harbour.
De Melo notes outdoor eating has grown in popularity since the Covid-19 pandemic.
“People like to be out in the fresh air,” he says. In Bermuda, there are very few places where you can dine outdoors and we thought that this location could provide just that.”
The marine police building was dormant for a decade.
“Leo and I have always admired the location and the building,” De Melo says.
“If you haven’t been inside before then it’s safe to say you would be surprised by how much space it has.
“The view alone is mesmerising and for years people have enjoyed just relaxing in the park and getting some fresh air.”
