Market Review Scott Powell, Commercial Agent, Coldwell Banker Bermuda Realty, reviews the opportunities for landlords and tenants Bermuda as well. There remains good value for tenants in these locations. The demand is primarily for fitted-out space or for offices that required minimal alteration to suit tenant needs. The increased land tax burden imposed for the second half year 2018 and first half year 2019 was most often passed along to tenants, though some landlords chose to absorb this cost in anticipation that the 70% rise would only be in effect for one year.

018 continued a similar trend to the previous year’s with advantage being taken of softer rental rates, allowing upgrading and expansion at the best prices for tenants in several years. The transactional activity in 2018 in leasing was almost the same is that of 2017; however, there was a drop to near the low end of the historic absorption range (being 75,000 square feet to 125,000 square feet) in 2018. This was due to the fact there was only one large office lease signed last year for 10,000+ square feet. The balance of leases was for about half or less the size of the largest one. While some merger and acquisition activity during the year freed up space in preferred areas of the city, mainly in the western business district, by the end of the year most of the spaces that had become available had been filled. New companies to the island as well as companies looking to expand or upgrade, expressed interest and were keen to find space in this area, noting the concentration of businesses and proximity to the Hamilton Princess Hotel. Central and eastern city locations also attracted more interest during the year, as some non-front-facing offices sought locations in the city. This demand was from both local and new companies to

Sales figures for commercial office, warehouse, and mixed commercial/ residential use, recorded in 2018, bounced back from the low level of 2017 (about $12M), to about $26.5M. As predicted last year, more properties did close in 2018, and the total volume nearly equaled the level achieved in 2016. The largest sale was for an office building in Hamilton that sold for $6.5M. Owner-occupation was the motivation for this sale. Two more speculative sales occurred at rock-bottom prices. Vendors were strongly motivated to realise whatever asset value the market could provide in the shortest time. There were two sales in the warehouse market in 2018, both properties being sold at or near the asking prices. This highlights

the response of the latent interest of the market to appropriate pricing. As has been maintained for the last several years, when properties are well priced and well located, the interest continues to materialise. It is clear there are those with confidence in the future who are willing to take advantage of today’s lower prices. The number of commercial sales was 18 (11 in 2017) of which 11 (five in 2017) were commercial buildings, five (six in 2017) were classified as commercial/ residential properties, and two were warehouse/industrial properties.

Looking ahead to 2019 There is a positive feeling among legislators that the EU’s substance directive will pressure companies domiciled offshore in no- or low-tax environments to meet these requirements in 2019. It is hoped that the financial advantages of being located offshore will outweigh the cost of brass-plate companies establishing offices and hiring staff. Should this become a reality, Bermuda and other offshore domiciles should see significant benefit to their economies. Not least of those would be an uptick in demand for leasing as well as stimulating redevelopment of properties for both leasing and sale, to meet demand. Where the smart

money rents Wise tenants are taking advantage of competitive rents in older but remodeled buildings

ompanies seeking first-class office space typically demand a new, high-profile building with waterfront views, which means they have to pay top dollar to get exactly what they want. There has been consistent demand for such highquality and limited space, and rents are so high that value-driven firms are now considering other options. Washington Properties, owners of the city centre office and shopping complex, began a programme some years ago to significantly upgrade and remodel many of its office spaces to attract new tenants. It says it has seen a noticeable shift toward renting smaller office spaces and has converted several large open-plan areas into smaller, different-sized units (see page 14). building owner, Vallis and Hayward, also continues to maintain its relatively older buildings in first-class condition and to adapt them to the meet the demands of the present day. Vallis and Hayward own and manage three buildings in close proximity to each other: The International Centre, with entrances on Bermudiana Road and Par la Ville Road; the neighbouring Hayward Building (home to Portofino and Mailboxes Unlimited); and The Vallis Building, on the corner of Par La Ville Road and Front Street. aintaining a clean environment has many obvious, and some not so obvious benefits and can pay for itself many times over. Some of us spend more than 8 hours a day at work, so it’s really important to manage the cleanliness of the office environement, and not simply rely on staff, or a casual worker. M

ould contamination in the indoor environment is a complex issue in Bermuda. While understanding about health effects and growth factors is evolving, there is currently considerable uncertainty that many Bermuda residential and commercial properties have struggled with throughout the years. Mould testing should be done by certified consultants to help determine the types and concentrations of mould that you are dealing with. Remediation of mould refers to the process of removing contamination coupled with steps to modify the indoor environment to prevent the recurrence of growth. In many cases it is necessary for the remediation process to include engineering controls and other protective measures to prevent or minimise potentially harmful exposures to workers

and occupants. The objectives of any mould remediation project are to: • Correct the underlying moisture intrusion or high humidity levels and poor ventilation problems. • Effectively and safely remove fungal contaminated material, including the mould contaminants in settled dust. • Control contaminants during remediation by utilising dehumidifiers and negative air machines. While it is best to address the moisture problem first, this may not be possible. In cases where solving the moisture problem must be delayed, it is still prudent to remove the mould. However, the moisture problem must be addressed as soon as possible — otherwise mould growth will likely return. Mould occurs naturally in the environment and they can grow on virtually any organic substance, as

long as moisture and oxygen are present. Mould growth will often occur when there is excessive moisture accumulation in buildings or on building materials. Moulds reproduce by tiny spores that float throughout the air and begin growing indoors when the spores land on surfaces that are wet. Of all the types of mould, not one of them will grow without water or moisture. It is impossible to eliminate all moulds and mould spores from an indoor environment, any building or structure that is properly built can still have water penetration and resulting mould. Moreover, in areas where relative humidity is high, mould can be present even if there is no other outside water coming in the structure. Nonetheless, mould growth can be controlled indoors by controlling moisture and water accumulation or penetration along with best practices abatement and remediation.

luewave has opened new retail centre in the Washington Mall, though having a bakery as a neighbour raises a unique issue: an exhaust duct running straight through the ceiling of an office being renovated as the new customer care and payment centre. Located on the Church Street side of Washington Mall, Bluewave’s ceiling space has now been left open, duct removed, in an industrial-style look that complements the light and airy space occupied by front-of-house staff. The premises where new the TeleBermuda International (TBi) and Bluewave centre opened was gutted before they took it over to replace the former TBi centre in Victoria Place. The new space, according to Zach Sagurs, chief sales

officer, East End Group Ltd, was chosen, as it was right in the centre of Hamilton. “It is a better location than Victoria Street, close to the bus terminal, and, in particular, is more accessible for seniors. It is also close to the other Internet providers,” adds Mr Sagurs. “We thought the new office was a much better space overall, and it gives us a massive audience for our products.” The new area, the design of which was a collaborative effort guided by Susan Behrens, senior architect with OBM International, has windows on two sides, so it is light and airy with space for three desks to deal with payments and customer queries. Through a door at the back lies a space that will house back office staff. It also has a small meeting space.

“We wanted a retail space as well as some business functionality,” adds Mr. Sagurs. “We have used the theme of connectivity throughout our marketing, and we wanted to continue that theme with the new space as well as continuing with the Bluewave graphics, which I think has been achieved.”

Relaxed setting A previously formal restaurant gets a vibrant new look

sland Brasserie, Rosewood Tucker’s Point’s new signature restaurant, has vibrant energy to it,” says Alexander Evangelou, creative director and founder of Alexander Wentworth Interiors. The project started at the end of 2016 and, with the final dressing of spaces with accessories, was completed at the end of May 2018. Mr. Evangelou says the design mandate was “to provide an all-day dining experience in the form a lively brasserie bringing vibrancy and energy to the hotel for all to enjoy and experience. “The Brasserie combines a mixture of fresh neutrals, rich blues, dark timbers, and brass detailing, bringing warmth and comfort to an impressive architectural space,” he continues. “The tones were inspired and developed from colours found on the island.”

One thing that didn’t change is the historic 80-foot “Pan Am Mural,” which for 45 years adorned the entrance lobby of the Pan American World Airways Sky Club in New York. When the Sky Club closed in 2005, Ed Trippe, one of the developers of Tucker’s Point and the son of Pan Am’s founder, Juan Trippe, bought the mural at auction and installed it in the original hotel restaurant, named The Point. “The space already contained this beautiful hand-painted mural that led to development of key components such as the dining chairs and banquettes,” says Mr. Evangelou. “The oversized feature pendants bring a fresh, elegant, and understated glamour, breaking the rafter ceiling – a very unique aspect and something rarely seen in today’s market.” The creative designer added that the tables and chairs were designed to provide a characteristic brasserie feel and a layer

of freshness through marble fittings to the Bermuda culture and atmosphere. He says the biggest challenge “was creating a wholesome design, which welcomed a brasserie led concept and involved minimal changes to the architectural envelope.” The most satisfying part of the project to Mr. Evangelou was “helping to bring a new identity to the hotel through providing the hotel and guests a space that could be utilised at any time of day for family and friends.”

T

he visual appeal of an eye care centre should always be an important consideration, but designers OBMI have taken this a step farther by integrating aspects of the eye itself into the look of SPEXX Limited’s new examination and retail space. When examined under a scope, the most prominent colours of the eye are gold, orange, and red; they are also now the primary inspiration for the colours in the company’s logo and new offices on the ground floor of the International Centre on Bermudiana Road in Hamilton. This creative attention to detail highlights the level of service provided by OBMI, which extended beyond traditional architectural and interior design and into graphic design, brand development, and more. “Our services ranged from initial assistance to the client as she searched 10

for a new location to assisting with the rebranding process by providing design feedback on the selection of the new logo and its colors,” says Vanessa Bean, senior interior designer at OBMI. “In partnership with our summer student, Christian Chin-Gurret, a product design student, we provided insight into various ways to display their retail products and provided graphic design services to create various features found in the space.” The result is an open, welcoming, and modern layout that includes a lab, office, pre-exam area, contact lens centre, storage, and combined retail and waiting area. “As it is both a retail space and waiting area for eye examinations, we were tasked with creating an environment that is simultaneously tranquil and visually stimulating,” says Ms. Bean. “The use of a light, ‘wood-like’ luxury vinyl tile, white =SYV 4ǽGI

casework, warm greys throughout, and pops of the company’s two primary colors, gold and orange, helped us achieve the desired feel for the space. Clients have shared that the SPEXX interior provides a sense of calm for its users.� Underlying the modern upgrade for the brand is a company with a long history in optometry in Bermuda. The practice was originally founded by Anthony Siese in 1978, and, according to Ms. Bean, built a reputation as a reliable, respected, and well-loved eye care service. In 2012, Wannita Smith purchased the practice and, after five years of ownership, renamed the business SPEXX Limited. This history is now another key aspect

of the design in the new space. “We were able to capture the history and evolution of the business through graphic design by creating a timeline that can be found in the pre-exam room,� explains Ms. Bean. “Now today’s clients can take a step back in time and appreciate the original exam equipment along with other important milestones.� OBMI’s graphic design service further enhanced the space with large-scale prints showcasing graphically enhanced eye lens that are the main feature in each exam room. Of course, a business that has such a prominent past must also keep an eye on the future, and the layout in the new premises will easily accommodate further expansion, including increasing the number of examination rooms from one to three. Other features include specialised lighting that can be controlled in both the pre-exam area and the examination room so as not affect the surrounding spaces. Consideration was also made for the proximity of the offices to a road busy with both motor and foot traffic. “Natural light is an important feature, with large windows facing the constant movement of cars and people on Bermudiana Road,� says Ms. Bean. “The SPEXX office is energised by this connection between the interior and the exterior spaces.� Ms. Bean also says that, while there were some challenges along the way, as there always are, the contractor, Rick Moniz, provided an excellent service that mitigated any unexpected concerns or

problems. Interestingly, this was both a professional and personal project for Ms. Bean, as it was an opportunity to work and collaborate with people close to her. “The client, Wannita Smith; SPEXX receptionist, Vernette Douglas; millworker Jamal Matthew, of Furniture Craft, are great friends of mine. We actually sing together in Dynamic Praise of St. Philip A.M.E. Church,� she says. “This project presented a unique opportunity to work together and enhance one another professionally. “Wannita is thrilled with the new space and is excited about how both the SPEXX family and their clients can continue to benefit from the company’s long history of dedication to the visual well-being of the Bermuda community.�

Success by Collaboration The House co-working space aims to make life easy for entrepreneurs and SMEs

I

t was while working in London that Natasha Tucker realised the potential for co-working spaces, and now, two years later, she has turned that vision into reality with the creation of The House, Bermuda’s latest shared office area. Situated on the first floor of Wessex House at 45 Reid Street, Hamilton, The House is a conversion of an 1,800-squarefoot area into a complex that includes four private offices, each approximately 110 square feet, a boardroom, and smaller meeting room, two private phone booths, and a communal kitchen area, where people can take meetings and also work if they would prefer something less formal. Access is 24/7, and the rent includes Wi–Fi, printing and scanning, and locker space if needed. It is hoped that an events schedule will be built out this year when users will be invited to interact with each other as well as the team from The House. “We set up the space in October 2018. We have always been involved in real estate as a family business, managing some commercial real estate as part of 12

broader family business, and, from my experience working abroad in London, I had seen both the rise in the popularity of co-working spaces and the innovation taking place behind them from a business and real estate perspective,” says Natasha. “It struck me that there was an opportunity to adapt to the shifting needs of businesses when it came to the office set up here in Bermuda, and we were keen to capitalise on the rising needs of entrepreneurs and small- and mediumsized enterprises (SMEs) to have more flexibility in terms of leases and lower overheads as well.” There is currently a broad range of clients, including charities, entrepreneurs, company directors, and financial services firms as well as employees who are working remotely. “We have a lot of interest from freelancers and smaller businesses hoping to scale in the future on the Island and returning students, so it really is a nice mix of backgrounds and industries,” adds Natasha, who is also the cofounder of =SYV 4ǽGI

an e-commerce platform called RĂŞve En Vert, the premier online destination for sustainably and ethically made fashion, beauty, and lifestyle products. She adds, “Our vision is to create a brand and not just an office space. It’s about fostering collaboration and an ecosystem in which businesses can work in partnership with one another and feed

off of the work that is happening with other businesses in Bermuda. “We want to build a sense of community and engagement through a work environment and have also started a content component of our website, The House Presents, where we feature the stories of local entrepreneurs and business leaders doing interesting things.�

Other shared office spaces exist in Bermuda, and Natasha says, “I think it’s emerged because businesses are generally operating on leaner budgets than perhaps they were previously, and, of course, businesses based on the Island have downsized. “More positively though, there are also more people who have started their own businesses or are working for themselves on a project by project basis and still desire a sense of camaraderie and community throughout their working day,� she continues. “Co-working helps with all of these aspects because people pay less for space, have greater flexibility in terms of contracts that run monthly rather than annually and also get to go into work and be surrounded by likeminded individuals.� To find out more about The House, email natasha@thehousebermuda.com

here is, according to Paul Slaughter, director and general manager, Washington Properties (Bermuda) Limited, a definite move toward renting smaller office spaces – a trend that has seen Washington Properties convert a large open-plan area into different-sized units. It has just completed a conversion of 5,000 sq. ft. at 22 Church Street into seven offices ranging from 200 sq. ft. to 2,500 sq. ft. in a move to cater for a wide range of businesses either relocating or setting up in Bermuda.

Mr. Slaughter says, “We have seen a move toward a demand for smaller offices, so we decided to undertake these changes. “We also believe that, because of the Economic Substance Act, which was enacted in Bermuda under pressure from the EU Code of Conduct Group, that there may be demand from those companies affected that want to stay in Bermuda and that will need to employ people here to show a larger economic presence.” The conversion took about three months and involved stripping out the old space, =SYV 4ǽGI

Specialist insurer NEON creates a stylish workplace on Bermudiana Road

A

s the company name suggests, and one look at the logo will confirm, vibrant colours are a feature in the brand identity of Neon Re, a specialist insurance and underwriting firm with offices in London, Denmark, Italy, Guernsey, and Bermuda. The company first set up in Bermuda 16

in 2016 and recently relocated to a newly designed office space on Bermudiana Road in Hamilton after an eight-month refit led by design firm Commercial Interiors Group (CIG). “Present throughout the design are bold and deep hues of blue, black, magenta, and aqua,” says Darcy Robertson, design

director at CIG. “These colours are found in the furniture, artwork, and wall colours. For instance, dark, almost black, walls are present at the AV locations, making the LED screens disappear when they are not in use, and blue accents on the power spine of the workstations give an extra pop. “The colours really add visual interest to =SYV 4ǽGI


WORLD-CLASS WORKPLACES a dynamic, energetic space.” Mr. Robertson says some of the artwork used throughout Neon’s Bermuda headquarters continue the theme. “It had some existing pieces that were framed and spotted around the office. These consist of its logo taken in various colours at iconic sites around London. While another prominent piece is a neon display of colour words.” With future growth in mind, Mr. Robertson says his client requested a space that would allow for expansion in the coming years. The 4,900 square feet of offices consists of a reception area and broker lounge, a boardroom that seats 14, two eight-person conference rooms, two breakout spaces, an eat-in café, with views of Hamilton Harbour, two private offices, and open workstations, which can accommodate both sitting and standing desks as per the preference of the staff member. There was a concerted effort to create an atmosphere that encourages comfortable interactions for staff and clients alike in a relaxed, modern, and professional environment that caters to the company’s core business. “The client required an informal lounge

area for relaxed discussions, either internally or with visiting brokers and clients. “The broker lounge is a casual space for brokers to meet with the Neon Re team,” explains Mr. Robertson of this industry specific feature. “The room includes a coffee bar and several meeting spaces. The outstanding views across Bermudiana Road are created by floor-to-ceiling glass

windows.” Further adding to the comfort and amenities of the office are a wet bar, client washroom, staff shower, and a wellness room. “The wellness room offers a space for quiet respite if some downtime is needed during a long work day,” says Mr. Robertson.

WORLD-CLASS WORKPLACES With Neon Re’s London offices also recently renovated, CIG incorporated some of the concepts and finishes utilised in the UK location. “Walnut veneer that was used for the doors in the conference rooms was incorporated in Bermuda into the reception desk and coffee bar,� says Mr. Robertson. “The dark blue-black paint on the AV walls is the same as in London, and the wood-look luxury vinyl tile by Interface is present through the broker lounge and carries to a border in the conference rooms.� As with any project, Mr. Robertson says this one was not without its challenges, although these were less to do with the actual design or execution of the build and more to do with meeting the client’s timeline. “As with so many projects, the main challenge was the schedule,� he says. “They had a limited amount of time to find suitable space, determine if it met their requirements, and then procure the furniture and finishes that reflected the desired design.

“The entire process from start to occupancy for Neon was only eight months, but with the right team in place, this particular challenge was met.� With the client now up and running in its new location, Mr. Robertson can reflect on the project from a professional point of view. “The most interesting part of this particular design was working with the colours. For instance, the play of colours in the furniture mimicked the Neon branding while not being a literal representation. It was a subtle influence on the overall scheme, and yet we were still able to make

bold statements in other areas. “In the reception lounge, we used felt undulating ceiling tiles that are unique and probably a first for the Bermuda market.�

len Wilks, the designer of the new Polished nail salon, describes the recently completed renovations as “elegance in simplicity.” Located at one of the Reid Street entrances of Washington Mall, Polished makes an immediate visibly powerful impact to customers and passersby. Much of that can be attributed to the artistic sensibility and perspective that Wilks the artist brought to the design. “Polished has always been committed to the Japanese concept of Kaizen,” he says, “which means continuous improvement, and it was seeking to create an environment that is aligned with its ethos and its avowed customer=SYV 4ǽGI

focused approach to super service.” The brand’s core business is and remains nails, and it has built an enviable reputation for all nail-related services. Its former space, while beautifully appointed, was much smaller, which had an impact on the number of customers it was able to serve. So Polished decided to double the space of the salon to more than 1,500 square feet. “There is a certain elegance in simplicity, a real comfortable kind of minimalism that is neither sterile or pretentious, that we were aiming for, and I think for the most part we have achieved that. The question was how to

push the envelope but in a way that’s both functional and aesthetically compelling.” “It’s about how it makes you feel deep down. Does it feel comfortable? Does it feel almost like home? If it feels like you can spend time here, and it’s time well spent, then we’ve achieved what we wanted to create.” Mr. Wilks says, “It’s more than coming to the nail shop to get your nails done. From the music to the fragrances, to the coffee and beverages, eyebrows and lashes, your hair and makeup, everything should be gorgeous”. “The goal was to have a very seamless, a very beautiful, a very sensual, a social but very intimate sort of environment. I think we have achieved that.”

ollaboration is one of those buzzwords often bandied about in business. But PartnerRe paid more than lip service to being collaborative with its team ahead of the renovation of its fifth-floor facility at Wellesley House, in The Waterfront Complex on Pitts Bay Road. It took a survey to find out what the staff wanted to see in their new work home. The survey helped bring about a renovation that was a collaborative effort among staff, management, and design firm cTx Design Group. Jacob Hocking, the owner of cTx, said PartnerRe previously occupied the fourth and fifth floors of Wellesley House and were looking to consolidate. “Our design team, Lauren Grayston, Sarah Perry, and I prepared an initial analysis to see which floor would better suit their current and future needs. The fifth floor was better for multiple reasons. They then hired us to develop a new proposal for a creative office on that floor.” He said the previous layout was traditional—all the corporate officers around the perimeter with “the rest of the staff bundled into dark little spaces in the centre. They wanted to move away from that to a more open-plan scenario.” Now the corporate officers sit with

WORLD-CLASS WORKPLACES their staff in the middle, and the rooms on the edges are for conferences, phone booths, and breakout areas. Mr. Hocking said that, despite some of the negatives associated with open-plan design, PartnerRe benefitted from this model, as it helps create an atmosphere for impromptu conversations, and staff can feed off each other’s energy. “This was a bit of a change for its staff initially, but, now that they’ve been there for almost a year, they have found that it works as they intended, and it will form the basis of a similar system that they are incorporating into their upgrades across the rest of the world.� “We had a questionnaire for all their staff to get an idea of what their storage requirements were, what they wanted or didn’t want in a new office. All that preparation work took about three months but formed an integral part of our initial design. It took about two months to get all the permits and a contractor on board, and then the site works were executed in three months. There was a time crunch, as PartnerRe’s

lease on the fourth floor was expiring in June 2018, and it didn’t make sense for the company to pay for space it wasn’t going to be using, and the landlord was anxious to get a new tenant in place. PartnerRe wanted a “more timeless feel� to its new space, Mr. Hocking says. “So they didn’t want us to use any dominant colours or any design concepts that are popular today but might not be in the future.� One of the company’s corporate colours is teal, so it was subtly picked up in some of the furniture, carpets, and signage. Other colours used were warm and cool greys as well as whites. Walnut was used as an accent to provide contrast to the colour scheme. This is seen right from the get-go, as the reception desk and lobby ceiling area are accented in walnut with grey quartz. The renovation included all-new furniture, which allowed cTx to purchase items to fit the redesigned space.

This included comfortable furniture for the cafĂŠ and waiting room areas. “We wanted to encourage people to sit down and have a conversation while they had a cup of coffee. It’s the one space that all the different departments meet, and it encourages interdepartmental communications.â€? A movable curved glass wall separates the cafĂŠ from a training room. This allows the training room to open up to accommodate more people if necessary. The glass bathes the space in natural light. For the work areas, staff had the opportunity to sample different types of chairs to decide which one they would use before a final decision was made that also included a blend of ergonomics, practicality, and budget. WORLD-CLASS WORKPLACES added time and cost to the project. “The contractor, Greymane Construction Limited, was experienced in working within occupied spaces and made every effort to minimise potential impact on the rest of the tenants in the building. They played an integral role in pulling off the project successfully under such short time constraints.”

was to keep the noise level down on the fifth floor during construction, as the staff was still conducting business on the floor below. “We had to ensure that we were not disturbing its staff on the floor below. But had to completely gut the space, which is usually a very noisy undertaking.” Mr. Hocking says they also had to ensure the entire area was clean and to protect the interiors of the elevators, which
