“I have been truly fortunate to have led the international marketing and sale of many great and renowned Texas ranches. From the record transaction of the legendary 535,000-acre W.T. Waggoner Ranch near Vernon, Texas in the north, and down south to the storied 50,000± acre Tomas Ranch formerly owned by Exxon Mobile, just a few miles from the town of Freer with many more sales across the map. At Icon Global, we are accustomed to seeing, dealing with, and representing the rare, the exceptional, and the unique. True, One of Ones! It is truly an honor to represent such amazing real estate, and the legacies of the families who own them today, and to find the new stewards who will carry on tomorrow. It is, however, an extraordinary circumstance and indeed a rare privilege, to now discover and represent such a rugged and untouched beauty as the Silverlake Ranch. A plethora of water, wildlife, and incredible topography, Silverlake is indeed the epitome of both natural capital and a blank canvas like no other I have ever seen. Please enjoy this brief snapshot on the following pages of yet another undiscovered jewel of Texas.”

My very best regards, Bernard Uechtritz

A mixture of live oak, shin oak, sycamore, juniper (cedar), agarita, cat claw, huisache and other native hill country brush species are present throughout the ranch. Pinion pine is present at higher altitudes. Mesquite and some of the native south Texas brush species are present in the lower elevations along the river. Here you will also find numerous cotton wood trees. Histor y

20

Silver Lake Ranch is owned by the iconic Moody family interests from Galveston, Texas. This ranch was part of a statewide ranching operation that was once over 400,000 acres in size. The philanthropic efforts of the Moody family have improved the lives of many Texans, through their investment in arts, education, science, health care, music, and numerous other civic projects. Silver Lake Ranch was created by purchasing 3 separate ranches beginning in the 1930’s.

The West Nueces River runs through the ranch on the southwestern portion of the ranch for approximately 3 miles. Most of the water flows under the riverbed gravel, but there are several pools of water at the surface depending on recent rainfall. The largest pool, Silver Lake, is spring fed, is 30+- acres in size, and offers fishing and boating opportunities. The spring which fills this lake is located at the bottom of a cliff overlooking the lake. This spring is still running strong, despite the area experiencing a severe drought for the past 3 years.

Water

Sycamore Creek runs through the ranch from north to south, joins the West Nueces River on the ranch and like the river, most of the water runs beneath the riverbed gravel. There are several pools of water at the surface that are present. Lost Creek flows from east to west on the ranch and has several pools of water available for recreation as well. There are several springs located throughout the ranch as well. Silver Lake Ranch has several solar water wells and windmills located throughout the ranch to provide water to livestock and wildlife. There is an opportunity to further develop the water resources. The average annual rainfall is 23”.

Cattle

32

The vegetative diversity of the ranch with the mixture of grasses, forbs, brush, and tree cover present are typical for this area of Texas. This plant diversity is better suited for stocking a mix of cattle, sheep, and goats to realistically utilize the ranches total carrying capacity. After sustaining 3 years of severe drought, the cattle operator is currently running less than 500 head, as he has reduced cattle numbers as the drought has continued. The ranch is cross fenced, with water sources throughout the ranch that help grazing utilization. The carrying capacity of the ranch could be increased if a juniper(cedar) control plan was implemented. This could also improve the available plant species for the wildlife population and increase water infiltration recharge.

Hunting — Recreation — Wildlife

36

No hunting has been allowed on Silver Lake Ranch for the past 60 years. There are whitetail deer, axis deer, turkey, javelina, feral pigs, and dove present on the ranch. Silver Lake provides an opportunity to fish as well as boating activities. The size and terrain of the ranch provide an endless opportunity for overnight camping, sightseeing in a jeep or ATV, mountain biking, hiking, and horseback riding adventures.

Improvements — Structures

44

The main ranch road begins at the south end of the ranch at the entrance to the property and runs 12 miles north through the center of the ranch. This caliche road was constructed in 2010. An additional caliche road connects the Lost Creek area on the east side of the ranch. There are numerous rougher ranch roads that connect to these main roads. There are 13 electric gates that provide quick and easy access from one pasture to another along the roads. Most of the ranch’s water wells are near the main roads. Alongside Silver Lake, beneath a towering cliff and nestled in among century old shade trees, lies an older lake lodge. This 2,157 square foot building is in fair condition, but could either be renovated with modern amenities, or replaced with a new owner’s design. The current building is built on stilts for flood prevention, has front and back screen porches, and has electricity and water. There is also a small cabin and well house present at this location. The natural spring that keeps Silver Lake full is located at the base of the cliff overlooking the lodge.

There are two older houses along with several barns located at the ranch headquarters. One of these houses is currently occupied by employees of the cattle operator. As the ranch was put together by three different ranch purchases beginning in the 1930’s, there are two other locations that have older houses, barns, and livestock pens. The houses are not habitable, but the barns are still being used. Water wells are located at these locations as well. There are several other livestock working pens located around the ranch. Electric service is provided to the lodge and headquarters by Rio Grande Electric Coop. This service line comes in from the south end of the ranch. A service line also comes in from the east side of the ranch to Lost Creek area. Propane gas is provided by a local supplier. The ranch has a 2,200’ dirt/grass landing strip that will need some work getting back into useable condition. The old strip is located convenient to the headquarters/Silver Lake area. 45

The ranch is accessed by Tularosa Road on the south end of the ranch. Tularosa Road is a well-maintained asphalt and caliche road. Tularosa Road is accessed via FM 334.

Ranch Access

Garner Field Airport, located in Uvalde, Texas 50 miles south of the ranch, has a 5,256’ lighted runway with jet fuel service. Fort Clark Springs Airport, located 24 miles southwest of the ranch, has a 3,000’ lighted runway. San Antonio International Airport as well as a couple of private FBO’s are located 2.5 hours from the ranch. Private helicopter service to the ranch is available from both San Antonio and Uvalde.
