“Undercover Boss” When my Friday-night social life fails me (sadly, a rather frequent occurrence), I can usually be found in the recliner with my laptop and the TV on in the background. Recently the show “Undercover Boss” appeared on the small screen and I left it on, i.e., there were no sportscasts available that interested me. Though reality TV shows are rarely of interest to me, I’ve seen the show before and did not intend for this episode to be anything more than background noise. As time passed, the show kept distracting me to the point that I was watching more of it than what was on my computer screen. What caught my ears/eyes was how inept the boss was at performing the basic functions that produced the company’s products. I realize that this is one of the ongoing points of the show, i.e., management people have no idea what their employees do each day, but this particular company president was really bad at the basics and it made me wonder how she got through a normal day without creating complete chaos. This led me to think about everyday business outside of reality TV and just how much management-level people truly understand about what goes on at various levels of their companies. In an emergency situation, could people in management positions perform the jobs that make their companies function? I’m going to guess that’s not the case. But isn’t it a good idea to occasionally get your hands dirty? It seems to me that doing so would help managers better understand how their company functions and, therefore, be better able to make informed decisions. You also might discover some changes that could be made to improve productivity and put more money on the bottom line. If you’re not in a management position, wouldn’t it improve your outlook to know that management people cared enough to spend a little time walking in your shoes and truly experiencing what happens on the front lines? If you’re a manager at any level seriously consider making it a regular practice to set aside three or four hours a month to truly experience a job function you haven’t performed in years or have never performed. I doubt the undercover part is necessary, but an honest effort to perform the various job functions in your company, at all levels, would probably be eye opening. But be careful. If one of the jobs you choose to experience is operating CAD software or some piece of heavy equipment, it might be wise to “ride shotgun” and leave the driving to the experts.

WUFI Analyzes Hygrothermal Performance Downloadable software helps specifiers accurately understand heat and moisture transfer in wall systems. Achilles Karagioziz, Owens Corning
N
ew and emerging technologies have reinvented the way professionals approach building design and development. Certain types of software and web-based tools are replacing some widely used methods of measurement by integrating complex formulas, traditionally only familiar to building scientists, to deliver information in an easy-to-read format for architects, building-envelope specialists, and engineers. Not only can computer programs help minimize risk and increase design efficiency, they can help identify potential challenges so they can be addressed prior to the start of construction, helping save you and your clients valuable time and money. One such tool many of our customers have found especially valuable is WUFI, software that helps building professionals accurately calculate heat and moisture transfer in multilayer building components. The North American version of this software, WUFI-ORNL, was developed jointly by the Fraunhofer Institute in Building Physics, Valley, Germany, and Oak Ridge, TN-based Oak Ridge National Laboratory, a government funded, multi-program science and technology laboratory delivering scientific-based solutions for a number of United States initiatives, including those related to building safety and efficiency. Released in 2011, the software takes into account the material properties of a buildingenvelope system, the exterior and interior climates, and specific building features to predict the heat and moisture performance of the building envelope. It evaluates a number of factors influencing thermal and moisture performance: solar properties of the exterior materials used; ambient temperatures; ambient relative humidity; the direction, diffusion, and reflection of solar radiation; wind speed and orientation; nightsky radiation and cloud index; and wind-driven rain. The step change in U.S. vapor-retarder requirements in our building code, initially in the International Energy Conservation Code (IECC) and now in the International Residential Code (IRC), were implemented using WUFI results.
rently is an industry standard that replaces some older forms of moisture assessment, including the dew-point method, which was once widely used to determine the moisture performance of walls but is now considered outdated by many industry groups, including the American Society of Heating, Refrigerating and Air-Conditioning Engineers, Atlanta. The dew-point method does not take into account dynamic factors that could affect a wall’s moisture performance, such as wind, rain, or solar radiation. Instead, it provides architects and engineers with an estimated performance number based on a stationary approach. In addition, this method does not account for moisture capacity, impact of occupant behavior, and changing exterior climatic loading. It provides a snapshot at a particular temperature difference with disregard to the geographic area. So, while the dew-point method may indicate that a structure’s wall sheathing meets dew-point criteria for the region, it does not take into account how the performance of that sheathing could be affected in real-life scenarios. WUFI, on the other hand, uses complex calculations to simulate a reallife scenario and take a more robust approach to identifying product performance. Ten years ago it was difficult to support specific wall designs. Due to cost differences, the architect or building-envelope design engineer could not use performance values to quantify the benefit of a design. Now software such as WUFI makes this a very simple activity and provides a way for a developer or building owner to make an informed decision about the choices available for walls, roofs, and basements. It also looks beyond the materials and layout to identify potential challenges so designers can address them prior to construction. For example, using WUFI to evaluate the moisture performance of a brick cladding might indicate a need for cladding ventilation to prevent condensation build-up in the watersensitive parts of a building. An architect can use this information to incorporate an air gap between the exterior cladding and sheathing to encourage evaporation of any liquid that may

accumulate due to humidity or water seepage before moisture can transfer into the interior walls. In a similar fashion, adding exterior board insulation, such as an extruded-polystyrene board, can significantly improve the moisture performance of a concealed wall system. Made to order Besides helping architects solve design challenges and allowing them to factor additional levels of forgiveness into their designs, computer software has been used to develop new material properties to conduct retrofit risk assessments and as a tool for forensic engineers investigating a damaged structure. Owens Corning, Toledo, OH, for example, uses WUFI to help our clients identify their building needs and solve complex design challenges. It allows users to take a comprehensive look at a project to determine the design factors and materials that will best suit a development. Building codes, standards, and expectations are continuously evolving, and so must our approach as building designers, specifiers, engineers, and product manufacturers. As safety, efficiency, and performance requirements become more stringent, we can continue to meet the growing needs of the U.S. building industry by tapping into proven software and online programs to accurately track changes and flag potential oversights, increasing overall efficiency when it comes to time and money spent. oing more with less is a theme for our time. In fact, it’s the trend driving commerce, whether for retail spaces or workplace projects. The focus is on image, interior materials, and infrastructure: the three key elements for renovating office and retail buildings today. The same focus applies to smaller spaces, too, while still keeping them comfortable, attractive, and enjoyable. Take a look at the micro-retailing trend, using tiny spaces to do more and making the most of each square foot. The trend is toward redeveloping as a way of reaching more merchant tenants or customers—or both—in more places. In the office realm, doing more with less often means tenant installations with moveable furnishings and workstations. “The new aesthetic favors materials that wear well through the reconfigurations and moves,” said Andrew Franz, principal of New York-based architecture and design firm Andrew Franz Architect PLLC. “Finishes with more texture and products with rounded edges and less hardware are more forgiving and more comfortable. They can be more economical, too.” Workplaces and storefronts are similar, according to Marlyn Zucosky, IIDA, director of interior design at Joshua Zinder Architecture + Design (JZA+D), Princeton, NJ. “They are business and productivity tools as well as a physical expression of the occupant’s core mission,” she noted. “They require some degree of mobility and flexibility, too. With offices, concepts such as hoteling [using desks or spaces only as needed], hot-desking [employees working from laptop computers while sharing traditional desktops with their colleagues], and collaborative work environments are nothing new, but they’re getting more dynamic and have to be more durable today.” 8

Office users and retailers are more likely to re-stack, reorganize, and relocate than ever before, Franz added. “Owners and end-users are less likely to use built-in displays, storage units, or base cabinets,” he explained. “Instead, we put them on wheels or make them modular so companies can grow and accommodate new merchandise lines or work processes.” Many new store interiors have modular and prefabricated displays—not just cardboard pointof-purchase stands, but architectural fixturing to allow changes to visual merchandising, customer service, product presentation, or service model. In all cases, said Jay M. Brotman, AIA, a partner at Svigals + Partners, New Haven, CT, “These ideas must be integral to the business strategy. The owner and designers should work together from the very beginning on a clearly defined visioning process, to articulate the goals and aspirations for the new facility. The visioning assists the designers in a healthy, creative, and collaborative process that reduces the likelihood of wasted efforts or unusable space.”

Bold image for dry cleaner Departing from conventional approaches is often the way office and retail renovations succeed. Princeton, NJ-based dry cleaner Pristine Concierge dispensed with the typical name as too limiting. Instead, it focused on high-touch customer service and a bold image to match its forward-looking concept. “Our clients at Pristine wanted this small space to represent a departure from your conventional drycleaner experience,” says JZA+D’s Zinder. The unique design inserts white, curvilinear ribbons as central organizing features of the space, at once uniting and separating each of the store’s functional zones. A central pavilion structure houses customer reception and a workstation operated by one person; by necessity it was small and efficient, and it offered different levels of transparency through its wood screens to hide clothing racks from client view while also allowing views out and through the space. On the walls, a complementary custom wall feature serves as shelving, soffi t, ceiling, and branding statement, all in a single, unifying gesture. The wall ribbon houses storage areas and then merges with a curtained changing room in the rear of the store. “The final product uses a simple palette of sustainable materials in warm wood and earth tones framed within each of these white curvilinear elements, creating a new kind of drycleaning experience,” said Zinder.

Urban nature When architect Andrew Franz started work on a new waterfront development with two new buildings—a restaurant/café and a marina—on the Hudson River in Upper Manhattan, the opportunity to blur the lines between indoor and outdoor proved irresistible. Franz laid out a cluster of open, casual structures with folding glass exterior walls and created an extensive landscaping program, all inspired by vernacular waterfront architecture. Today, it’s a fashionable attraction and a new way to enjoy the riverside recreation. The centerpiece is La Marina, a restaurant and lounge pavilion wrapped around a shaded courtyard with seating. At every table, guests have the sense of sitting outside in a garden along a portside dock. Featuring soft, ambient lighting that highlights the natural hues of weathered wood, rusted steel, plant-covered walls, and native grasses, the development includes four distinct zones: an integrated parking and staging area; a full-service restaurant and snack/picnic window open to the public; the marina and launch area with a 22-slip dock, ship store, and sailing school; and an area for a casual waterfront lounge running between the Hudson River shore on the west and the Manhattan Greenway to the east. For all it offers, the La Marina complex is surprisingly compact and modest in scale. Inspired by working maritime buildings, the new structures employ simple forms and roofs clad in corrugated Corten steel, a material that weathers to rich, orange-toned patina from the salt air. Rough wood siding inspired by driftwood encloses buildings and fencing. “It was one of the last undeveloped parcels of waterfront in Manhattan,” says Franz, a LEEDaccredited architect. “These choices and the simple built forms are ideal because they won’t distract from the majesty of the site. It’s great news for the city, offering our beautiful waterfront for public enjoyment in an intimate setting with pristine views.” 12

However, the mention of non-metal plumbing materials in pressurized applications almost immediately raises eyebrows, primarily because it goes against conventional thinking and often outdated local codes. After some research, most specifiers discover that flexible PEX piping usually meets those challenges and often is a better option than metal piping. It also is proving to be the only practical alternative in retrofit projects, particularly those that involve old/historical buildings.
What is PEX? PEX is an acronym for a crosslinked polyethylene material that is used to produce a highly flexible, durable plastic pipe. PEX piping was introduced to the North American market in 1972 and used primarily for hydronic radiant heating and distribution systems. With initial pipe sizes no larger
than 1-inch diameter, PEX was primarily used for residential and light-commercial plumbing applications. As word spread, more commercial applications were using the product in combination, or hybrid, systems, e.g., in-suite distribution piping for high-rise buildings. As commercial use increased, so did pipe sizes and fitting options. Today PEX piping is available to meet just about any commercial plumbing need. Currently, there are three methods of producing PEX: the Engel, or peroxide, method, which produces PEX-a piping; the Silane method, producer of PEX-b; and the E-beam (electron beam), or radiation, method that results in the PEX-c version of the pipe. All three processes generate copper-tube sized (CTS) pipe with a wall thickness conforming to a standard dimension ratio of 9 (SDR9). The three materials are crosslinked to varying degrees and approved by all model plumbing codes for domestic-water piping applications, according to ASTM F876 and F877 standards. The PEX-a/Engel method, named after German inventor Dr. Thomas Engel, crosslinks the polyethylene molecules during the extrusion process when polyethylene is in its amorphic state (above the crystalline melting point). This method

is also referred to as a “hot” crosslinking process. With the PEX-a method, crosslinking reaches approximately 85%, the highest degree of all PEX types. This level of crosslinking creates a pipe material with maximum flexibility and thermal and elastic memory. That means pipe kinks can be repaired with a heat gun and the pipe can be expanded to accept a high-flow ASTM F1960 “cold-expansion” fitting. The Silane method generates PEX-b piping. With this method, crosslinking is created by placing the pipe in a hot-water bath or steam sauna. The degree of crosslinking is typically 65% to 70%. Crosslinking is not as even as that achieved with the PEX-a method, making it a less flexible product. Nor does PEX-b have the same degree of thermal and elastic memory. Kinks cannot be repaired and the pipe cannot be expanded. The E-beam method produces crosslinking in PEX-c piping by using an electron beam to change the pipe’s molecular structure after the extrusion process. The PEX-c method requires multiple passes under the beam to reach a 70% to 75% level of crosslinking. Side effects of this process are discoloration due to oxidation (from natural white to yellow, unless other pigment is added) and a 14

Because it provides the best-available performance, installation, and repair characteristics of the three PEX types, we’ll focus the rest of our discussion on PEX-a piping. Specifications and performance characteristics of the other two types of PEX piping can be obtained from manufacturers of that material. Expansion rate. The expansion rate for PEXa is 1.1 inch/10 F/100 feet. This expansion characteristic means it requires an expansion joint, offset, or change in direction every 65 feet for domestic hot water and every 150 feet for domestic cold water. A simple preformed PEX loop can accommodate this expansion/contraction requirement. Hydrostatic temperature and pressure ratings. PEX-a pipe typically meets the following temperature and pressure ratings: • 200 F at 80 psi • 180 F at 100 psi • 73.4 F at 160 psi. In accordance with ASTM F876, the minimum hydrostatic burst pressure for PEX-a pipe is 480 psi for 1/2-inch pipe and 475 psi for 3/4-inch pipe and larger at 73.4 F. PEX-a manufacturers produce pipe that withstands pressures of nearly twice the ASTM F876 requirements. Thermal conductivity. PEX-a pipe does not sweat like copper, due to its very low coefficient of thermal conductivity of 0.219 BTU/(hr•ft²•F). Copper has a coefficient of thermal conductivity between 300 and 400 BTU/(hr•ft²•F), depending on wall thickness (Type K, L, or M). The thicker walls of PEX-a pipe act as an insulator, offering insulation values of approximately R-0.19, which is 30% better than un-insulated copper pipe. Surge pressure and sound intensity. Typical polymers will absorb sound in the 10-dB/ cm range. Metals, on the other hand, only absorb sound between 0.1 and 1.0 dB/cm. For a given change in velocity, the intensity of sound from a copper pipe will be at least eight times higher than that of PEX-a pipe. Furthermore, using PEXa instead of copper can reduce peak pressures caused by a quick-acting valve by 18% to 40%. Freeze resistance. Due to its flexibility and expansion characteristics, PEX-a pipe is much more freeze-resistant when compared with copper and CPVC. Because of its thermal and shape memory, PEX-a can expand as much as three times its extruded diameter, so if water freezes in the pipe, the pipe can flex to accommodate the expansion and then shrink back down after the ice thaws. Chlorine resistance. All PEX manufacturers are required to test their pipe’s resistance to hot, chlorinated water and list the designation on the pipe’s print stream. Some PEX-a manufacturers meet the highest requirement for chlorine

resistance at end-use conditions 100% of the time at 140 F. Consult with the PEX manufacturer to verify that its PEX designation meets the intended application of products.
Fittings There are several methods for connecting PEX pipe, and fittings are typically available in leadfree brass and engineered polymer (EP) materials. PEX-a, with its thermal and elastic memory characteristics, allows the use of high-flow, coldexpansion fittings. To make an expansion fitting, the installer simply slides a PEX-a reinforcing ring onto the end of the pipe, expands the pipe and ring, and places a larger-diameter fitting into the expanded pipe. The pipe then naturally and quickly shrinks back around the fitting, creating a strong, visually confirmed connection. Since PEX-a requires expansion before the fitting can be installed, dry-fitting leaks are not a concern. Typically PEX-b and PEX-c use what are called “insert” fittings. These smaller-diameter fittings insert into the pipe and then a metal crimp ring or clamp fastens down on the outside of the pipe. Brass compression fittings are also available for all PEX types. These are typically used for stop valves or on pipe sizes 2 1/2 inches and greater.
Applications With the growth of PEX in commercial plumbing systems, more manufacturers are attaining product approvals and listings for the applications once dominated by traditional plumbing pipe. In overhead/suspended installations, PEX can be supported by the same CTS pipe hangers and supports used for metal pipe. The horizontal support spacing for 1 inch and smaller PEX is 32 inches; for 1 1/4 inches and larger PEX, 48 inches. (Note that some codes only allow 32-inch horizontal support spacing, regardless of pipe size, so be sure to check local codes for verification.) For suspended applications requiring less or more restrictive support spacing, products are available that offer continuous support, providing a great solution to reduce installation labor and material costs. One such product on the market is an extruded, galvanized, halfround CTS channel that snaps onto the PEX pipe, offering support spacing of 8 feet and the ability to field-insulate around the piping and channel. PEX risers require a CTS riser clamp at the base of each floor. The installation should also include a riser clamp at the top of every other story to limit the expansion and contraction of pipe lengths less than 25 feet. This translates to an expansion of about 1 1/2 inches in 25 feet at a 60 F Delta T (installed at 60 F with an operating temperature of 120 F). In this application, the piping will snake slightly in areas where it is not constrained. This may

PEX manufacturers are required to test their products and assemblies to multiple ASTM fire-resistant standards if such products are to be installed in fire-rated applications. Some PEX-a manufacturers have been approved for installation in applications requiring plenumrated pipe, as well as 3-hour fire-resistive ratings. Most firestop manufacturers offer multiple “listed” solutions for through-penetrant applications using PEX pipe. PEX pipe is approved for direct burial in soil or concrete. Some PEX fittings and fitting materials are also rated for direct burial. Some manufacturers also offer pre-sleeved pipe for direct-burial applications which adds protection for installations in concrete slabs or soil. Also, having the PEX inside the sleeve allows easy removal and replacement, if necessary, without having to break up the slab or soil.
Green/sustainability aspects When compared with copper, PEX has been proven to have a more favorable life-cycle analysis (LCA). This is mainly due to the fact that PEX has a life expectancy of more than 100 years, whereas copper is about 50 years (or even less in areas where harsh water conditions can corrode the pipe and cause pinhole leaks). The flexibility of PEX supports green-building requirements for construction-waste management because the flexible pipe, which typically comes in long coil lengths, can be cut to length on the jobsite, minimizing waste. Also, because fewerfittings—as much as 40%—are required, there are fewer required materials. Additionally, because PEX does not contain any metal, there’s no concern about lead, copper ions, or other toxins leaching into the potablewater supply. Since the fitting systems require no open flame, solder, flux, chemicals, solvents, or glues, they’re also kinder to the environment. Anyone specifying plumbing is faced with increasing pressure to reduce costs and cut installation time. PEX piping can help considerably with these two factors, in addition to eliminating problematic jobsite theft. The technology also offers a legitimate and significant green advantage that is important in new and renovation construction. ccording to the U.S. Department of Energy (DOE), Washington, buildings account for 39% of total energy use and 38% of total carbon-dioxide emissions in America. To reduce this energy consumption, the government is tightening restrictions and encouraging states to adopt stricter energy-related building codes to improve the performance of new commercial buildings. The DOE recently mandated that by October 18, 2013, all states must adopt a commercial-building energy code that meets or exceeds ASHRAE Standard 90.1-2010. The updated ASHRAE standard, adopted by the new 2012 International Energy Conservation Code (IECC), triggered a substantial change in the design of wall assemblies. It has increased the minimum thickness required for continuous insulation for most commercial wall assemblies in nearly all climate zones. While these mandates should help reduce building energy consumption and carbon dioxide emissions, there also are financial benefits of faster installation and energy-cost savings. The bottom line: Builders need an entirely new approach to building wall assemblies that meets the new design standards and building codes.
Insulate from the outside Most exterior walls are built with stud framing and use some form of cavity insulation. This type of wall assembly separates the insulation into non-continuous pockets. The non-insulated framing points allow energy transfer between the interior and exterior of the building—a phenomenon known as thermal bridging, which significantly reduces the wall’s energy efficiency. In addition to thermal bridging, traditional cavity-insulated walls suffer from air leakage at joints, gaps, and penetrations. The resulting airflow into or out of the building affects energy efficiency, indoor-air quality, and heating, ventilating, and air conditioning (HVAC) costs. However, integrating continuous insulation and air- and water-resistive barriers on the exterior of a building results in increased R-value and energy

efficiency, reduced air infiltration, a stable indoor temperature, and a decrease in HVAC costs.
The big picture R-value is the number that expresses a material’s thermal efficiency: the higher the number, the better. However, an R-value can be misleading. It only takes into account the insulating value of the material itself and not the entire wall assembly. As described above, a typical framed wall can be compromised due to thermal bridging and air leakage—effects that greatly decrease the R-value of the overall wall by as much as 50% in steelframed walls and 24% or more in wood framing. Simply adding thicker cavity insulation does little to improve the thermal efficiency of the wall. Meeting the energy code’s effective R-value requirements calls for continuous insulation, which improves the thermal efficiency of the full wall assembly and accounts for all of its potential imperfections. Placing continuous insulation and air- and water-resistive barriers on the exterior is the most effective way to eliminate thermal bridging and air leakage associated with traditional stud framing and cavity insulation. Running nonstop around the exterior of a structure, continuous insulation eliminates the thermal bridging, resulting in a 20% to 30% improvement in annual energy costs.
Know your options Effectively assembling exterior continuous insulation has been a standard practice for decades in the exterior insulation and finish systems (EIFS) industry. Engineered to integrate an air barrier and continuous insulation, EIFS provide a design-flexible, cost-effective, single-source solution that fully meets and can even exceed these new codes. Demand for increased continuous insulation has triggered a renaissance for EIFS. Although perceived as a stucco solution, some EIFS have had a continuous-insulation component since their introduction half a century ago and have evolved dramatically

with time and technology. Besides continuous insulation, EIFS offer a versatile palette of finishes that simulate everything from brick to granite and even metallic materials. Its flexible nature allows architectural freedom to design three-dimensional, decorative structures. One of the most attractive properties of EIFS is their weight. efficiency. Note that IECC bases its guidelines on ASHRAE Standard 90.1, which all states must soon adopt as their minimum standard. Several versions of the IECC are currently in place across the country, making it vital for architects and other construction professionals to be aware of which version is adopted by the state or local jurisdiction in which the project is located. The IECC divides the United States into eight climate zones and establishes specific requirements for the type, placement, and amount of insulating materials—cavity and continuous—in those zones. The amount of continuous insulation required in commercial buildings has steadily increased with each version of the IECC and ASHRAE Standard. Currently, it prescribes the use of continuous insulation in nearly 90% of the U.S., and future codes will be even more stringent. Other design standards, such as the ASHRAE Standard 189.1: Standard for the Design of High Performance Green Buildings, have emerged with continuous-insulation regulations that exceed anything in place today. It increases the requirements for continuous insulation and affects all U.S. climate zones. With the newest iteration of the IBC and IECC 2012 following suit by requiring more insulation and a tighter envelope, these sustainable initiatives are reinforced as a primary focus of the industry. Until every new or renovated building is 100% energy-efficient, we can look forward to regulations and codes increasing the pressure toward that goal. IAQ: Respite For The Weary? Demon Within? Properly applied, today’s HVAC technology can greatly improve indoor-air quality and dramatically reduce energy costs. John Vastyan, Common Ground
I
ndoor-air quality (IAQ) has received a lot of attention during the past few decades. Research conducted by the Environmental Protection Agency, the Occupational Safety and Health Administration, both in Washington, and other agencies have shown that the quality of indoor air can be many times worse than outside air, even in urban environments. Thus another term has entered our lexicon: sickbuilding syndrome. Given the fact that many people spend as much as 90% of their time indoors, the health risk due to indoor air pollutants is a significant public health concern. Consider the impact of routine exposure to carbon monoxide, radon, asbestos dust, pesticides, volatile organic compounds, and harmful bacteria. Poor IAQ can affect people’s health and carry economic and legal implications as well. For example, indoor pollutants can cause or contribute to short- and long-term health problems, including asthma, respiratory-tract infections, allergic reactions, headaches, congestion, eye and skin irritations, fatigue, dizziness, and nausea. Poor IAQ can reduce a person’s ability to perform mental tasks that require concentration, calculation, or memory. So, whether you’re monitoring productivity at a large office facility or on a factory floor, be sure to consider IAQ.
When in doubt, ventilate! In the construction industry’s push to make buildings more energy efficient, new buildings are constructed 20

much more tightly. Reduced ventilation saves energy by sealing out heat and cold, but the downside is that occupants are captive to carpet, paint, and adhesive off-gassing, in addition to whatever additional building ailments may affect IAQ. It’s now known that a tighter building requires measured introduction of make-up air. According to EPA experts, indoor pollution sources that release gases or particles into the air are the primary cause of air-quality problems in commercial facilities. Inadequate ventilation increases indoor-pollutant levels by not bringing in enough outdoor air to dilute emissions from indoor sources and by not carrying indoor-air pollutants out of interior spaces. Of all the variables that influence IAQ, the need to control moisture is perhaps the most critical. Too much humidity allows mold, mildew, bacteria, and other biological agents to grow, often unseen, for months or years. Let’s take a look at some technology that, by design, powerfully and positively influences IAQ. Hydronic heating & cooling. We now know that “scorched air” or recirculating air systems—especially older, single-speed, ducted systems—create veritable dust/dander/allergen storms within enclosed spaces. During the winter months, these systems are a nuisance and perhaps even a health risk, especially for those with asthma or allergies. Fortunately, newer

systems have improved the situation. The best solution for IAQ issues is to separate or smartly integrate the functions of heating and cooling. Widely regarded as the best solution for commercial spaces, modern hydronic systems, such as those manufactured by Cranston, RI-based Taco Inc., require about half the energy to operate as recirculatedair systems by moving sealed volumes of BTU-laden liquids for heating or cooling. Radiant heat and Euro-panel heaters offer superb comfort. Now chilledbeam systems avail hydronic comfort for the cooling season as well. The amount of outside air required to operate a typical chilled-beam system is much less than that needed for a forced-air system. A chilled-beam system typically needs only one air change an hour, using outside air to pressurize the space to prevent the infi ltration of outside air. With a forced-air system, that need grows to 8 to 10 air changes of recirculated (and fresh) air to cool a space. Chilled-beam systems eliminate IAQ issues because outside air (primary air) is delivered in constant flow to each chilled-beam unit. A multiple of four times primary air is circulated within rooms conditioned by chilled beams. There are no drafts, hot or cold spots, or VOC off-gassing. Forced air, cautiously. mon rooftop HVAC systems, although for indoor comfort and IAQ, system designers must bring fresh air into buildings to replace stale, CO2-rich air. But there are caveats. “Outside air must be conditioned before it enters indoor spaces,” said Turmel. “The need is to base the design and provide the technology to accommodate conditioned fresh-air intake on design day conditions [maximum outdoor temperature and humidity during summer months, and at the lowest conceivable outdoor temperature in the winter] at maximum occupancy. “The best approach for forced-air IAQ is to use a demand-control ventilation strategy tied to chilled beam or VRF [variable refrigerant flow] with technology that regulates introduction of conditioned make-up air based on input from temperature and CO2 sensors,” he added. Turmel recommended tying the temperature and CO2 sensors to 0-to-0 BDC or 4-to-20 MA variable-air-volume (VAV) sensors that
regulate the introduction of pre-conditioned fresh air. Another option is HEPA fi ltration. “There’s really no debate that hydronic systems are a best-of solution when IAQ, comfort, and energy efficiency are the primary drivers,” said Turmel. Split system/ductless HVAC. Another superb IAQ and energy-efficiency solution is VRF systems. While VRF systems are relatively new in the North American HVAC field, they are a standard HVAC solution in most of the rest of the world. According to Brendan Casey, commercial-product manager for Fujitsu General America, Fairfield, NJ, VRF systems, which can be coupled with dedicated outside-air systems, can ensure air quality in conditioned spaces. High-performance filters, such as Fujitsu’s Apple-Catechin, ion deodorization, or MERV-13 fi lters help achieve high levels of IAQ. VRF systems have the ability to provide separate indoor air-handling units in each zone. “For nursing home or medical facilities, installing individual airhandling units in each patient room helps reduce the transfer of bacteria and germs within the building,” said Casey. “Most VRF indoor units can accept as much as 10% fresh outside air directly to the indoor unit. Outside air is delivered by a booster fan that can be integrated with a CO2 sensor and the indoor unit,” he added. “By providing the precise amount of outside air required in each zone, VRF systems can contribute
toward ensuring proper air quality in every zone.” Ductless indoor units eliminate the risks associated with the buildup of dust, mold, and allergens inside long duct runs. With VRF technology, even ducted units, which can be hidden in mechanical spaces or above suspended ceiling tiles, use significantly less duct than a standard ducted central system, allowing easy cleaning and maintenance while preserving overall IAQ. VRF heat pumps provide large-capacity, zoned HVAC with operational efficiencies ideal for small and large buildings, since they have IEER ratings as high as 21.7 (as rated by the Institute for Energy and Environmental Research, Takoma Park, MD). Fujitsu’s Airstage systems provide a lineup from 6 to 24 tons, with a connectable indoor-unit capacity ratio as great as 130% and as many as 45 indoor units for each bank of three condensing units. Using a single DC inverter-controlled, twinrotary compressor for each condenser achieves high efficiency. The systems also can boast a total pipe length of nearly 3,300 feet. Heating operating range spans ambient temperatures from 75 F to as low as –5 F, while rated cooling capacity remains constant with outdoor temperatures from 115 F to 14 F. Indoor units come in a variety of styles: wall mount, cassette, compact duct, floor/ceiling mounted, and highstatic-pressure duct. Three condensing units can be linked with twining kits. Anyone who has worked in a building that has lost power on a sweltering summer day can testify to that relationship. The right level of humidity is critical in cold weather, too. Bacteria and viruses thrive in dry air, which is why that scratchy sore throat you wake
with when staying in a too-dry room can last for days. Studies have shown that when room relative humidity (RH) drops below 40%, absenteeism increases. According to experts at Dri-Steem, Eden Prairie, MN, proper humidification can reduce absenteeism as much as 18%. “Controlling RH is one of the most important facets of maintaining IAQ within commercial structures,” said Scott Eliason, director of engineering for Dri-Steem. “Keeping RH levels within a

range of 40% to 60% not only decreases bacteria and viruses in the air but hinders the development of fungi, dust mites, chemical interactions, and ozone production. The result is reduced occurrences of allergic rhinitis, respiratory infections, and asthma among those within the building. To ensure that RH levels do not rise above 60%, responsive humidificationsystem control is essential.” Humidified spaces feel warmer and are more comfortable for occupants, especially in cold climates where heating systems run frequently. The human body gives up its moisture to dry air. As our body’s moisture migrates (evaporates) to areas of low RH, people within a building are cooled, just as when we perspire. “Raising the RH level in indoor spaces slows the evaporation rate and will make the building feel warmer. This allows lowering the dry-bulb temperature without a loss in comfort, offsetting humidification energy costs,” explained Eliason. Compact, cabinet-style steam humidifiers such as Dri-Steem’s Vapormist are ideal for use in finished commercial spaces. Relative-humidity levels and all humidifier functions are continuously monitored by on-board controllers. In warm, humid climates, dehumidification systems control moisture within building spaces, making them seem cooler–another key factor in the IAQ equation. Brewery Pumps Beer Through PP-R Pipe Rapidly expanding Epic Brewing has adopted Aquatherm’s polypropylene-random pipe as its plumbing material of choice.

ocated in the heart of downtown Salt Lake City, Epic Brewing Co. has rapidly established itself as a cutting-edge, award-winning brewery. In fact, Epic now brews 10 times its original capacity and is among the fastest growing breweries in North America. David Cole and Peter Erickson founded Epic in 2009 and brought on veteran head-brewer Kevin Crompton. The brewery has expanded production regularly since opening in 2010. Epic currently brews 10 barrels (31 gallons each), 1,600 to 2,400 cases, and many kegs of beer each month and ships to 13 states. “Our numbers out of this brewery are phenomenal. We brew five days a week, 12 to 24 hours a day,” said Crompton. “We will soon be in 24-hour production, and we’re charting toward a date when we will run out of beer.” A brewery running out of beer is never good, so Epic has been continually expanding and improving its production facility/retail outlet with an eye to the future.
Worth a shot While the brewery has added vats, chillers, valves, and other hardware, one constant in its brewing process has been the piping connecting the chillers to the fermenting vats. Crompton explained that copper or CVPC pipe would typically be used for this purpose. However, when he first learned about polypropylene-random (PP-R) pipe systems from Aquatherm, Lindon, UT, he knew he was onto something. Crompton was introduced to PP-R pipe by Jason Pace, radiant manager for the brewery’s mechanical contractor, Pond’s Plumbing Heating 24

and Air Conditioning, North Salt Lake, UT. “At the time copper was very expensive. Aquatherm gives you a hydrostatic, pneumatic pipe with a pressure test of 200 psi,” Crompton said. “It’s a clean, glueless system, which is essential in brewing. I’ve seen articles in brewing magazines that say the glue from schedule 80 CPVC reacts with the glycol in the system and affects the glue’s ability to recover.” Manufactured in Germany since the early 1970s, Aquatherm PP-R delivers some of the best attributes of both metal and plastic piping in one versatile system. The highly engineered pipe is connected using heat fusion, which bonds both sides of a joint into a single, homogenous material without the use of toxic chemicals or mechanical connections, eliminating systematic weaknesses and fail-points in the pipe. Aquatherm Climatherm is corrosion- and chemical-resistant with high environmental com-

patibility and superior impact resistance. It also features heat- and sound-insulating capabilities. Engineered with thinner walls than the company’s potable-water pipe for higher flow rates, Climatherm is an excellent option for HVAC and industrial applications. It also offers an optional faser composite layer that delivers thermalexpansion capabilities that are similar to that of copper. Crompton explained that while there was no track record of using the Aquatherm product in a brewery in the U.S., the benefits of the pipe made it worth trying—and a 10-year, multimillion-dollar warranty that covers product liability, personal injury, and property damage didn’t hurt either. “If we hadn’t used Aquatherm, it would have been copper or Schedule 80 CPVC, but the flux in the copper can cause impurities in the line and the glue that is used for CPVC destroys the bonding agents and has

More colorful pipe In March 2012, Epic installed five new brewing tanks, two 80-barrel tanks, and three 40-barrel tanks. Not surprisingly, the tanks were piped by Pond’s Plumbing using roughly 300 feet each of 2-inch and 1-inch pipe. According to Pace, PP-R was significantly easier and quicker to install than black steel pipe. Using the colorful, clean-looking pipe hasn’t gone unnoticed among the brewing crowd. “We’ve had some members of the Utah Brewing Co-op and other brewers who are touring the facility comment on ‘that colorful pipe,’ and ask about it. We just tell them we’re absolutely thrilled with it,” Crompton said. In fact, as Epic moves closer to making a new, larger facility a reality, Crompton said Aquatherm will be the pipe of choice for what is expected to be a 35-ton chiller and a new high-pressure boiler, as well as for the facility’s compressed-air system. As Epic continues to live up to its name in brewing circles, the company is also setting a new standard in process piping by employing a cutting-edge system.

Lean, Green Wall Panels Command LEED Gold S
everal innovations in sustainable, leanconstruction techniques have been gaining broad adoption. One is a hybrid enclosure system combining lightweight, architectural precast cladding with a highly insulated inner barrier wall of closed-cell foam and metal studs. Replacing the work of four separate trades, this composite product has been credited with reducing project costs and schedules, sometimes by two months or more. It also offers aesthetic flexibility while ensuring proper building-envelope function—two key aims of every project team. A recent example of its use is a fourstory legal-office building and courtroom at Fort Belvoir, VA, built to house the U.S. Army Legal Service Agency Administration. Aiming for LEED Gold, the project’s design/build team—architects at Perkins+Will, Washington, and BCRA Inc., Alexandria, VA, and contractor Suffolk Construction, Falls Church, VA—focused on methods for building a high-quality, durable building within a 12-month, fast-track schedule. At the design level, the building, called the BRAC 132 Army Administrative Facility, had to “express the permanency of the court system and the high ideals to which the military legal system adheres,” according to Andrew Rashid, Perkins+Will’s science and technology market leader. “The building exterior incorporates two simple volumes and flat roofs that provide a 28

He added that the court wing, with its double-height interior and curved, glasswalled façade, is distinct from the administrative area to emphasize its unique function. The team looked at ways to boost productivity and reduce waste while ensuring a high level of workmanship and quality, according to Chris Seveney of Suffolk Construction. “A project like this would typically carry a delivery schedule of 24 months, but it was given a congressionally mandated completion date of one year,” said Seveney. “It was essential that the team use as many lean design-and-construction practices as possible.” On top of these challenges, the U.S. Army saw the new facility as an opportunity to meet the

Washington-based U.S. Green Building Council’s LEED certification for green buildings. A minimum LEED Silver was given as the project goal.
Building-system choice While comparing a variety of building approaches, the team considered the composite system Slenderwall from Easi-Set Industries, Midland, VA, that combines a precast exterior panel with an integrated perimeter stud-wall system. The cladding could match the local brick finish and had pre-punched window openings, with sections as wide as 26 feet to minimize visible joints. Slenderwall could simultaneously install the perimeter stud-frame wall around the entire 97,300-sq.-ft. building footprint. Filled with closed-cell foam insulation at 3 1/2 inches deep, the 169 discrete panels would also deliver thermal performance of R21 with a continuous air and moisture barrier. “The selected wall system already had approvals for meeting the strict anti-terrorism criteria for security and blast resistance as required for all new government buildings by the federal departments of Defense and Homeland Security,” says Jeffrey P. Wholey, manager of business development with the precast subcontractor Smith-Midland, Midland, VA. “Yet it is a lightweight method of only about 30 pounds/

for the interior framing, and five days for closed-cell foam application,” says Wholey. “That potentially saved the team 11 weeks.” The exterior, which combines a brick-veneer finish with buff-colored banding and windowsills, matches the brick finishes used throughout the base, yet projects the image of a modern office structure. The exposed precast concrete resists
moisture intrusion thanks to an integral concrete admixture used in the manufacturing process.
Lean and green
Use of the pre-engineered system, along with other prefabricated assemblies and standardized details, saved the U.S. Army time and money without sacrificing quality. Inside, the buildings feature traditional wood wainscoting, stone lobby floors, and ample daylight. In fact, the fast-track project won the first-ever Best Lean Construction award from the Associated General Contractors. Although government projects are required to target LEED Silver as a minimum, the team was able to earn enough additional points to achieve LEED Gold by using Slenderwall and other green techniques. For example, the high-speed cladding technique produces minimal construction waste and requires no scaffolding. It is much lighter than traditional precast, which in some cases allows downsizing of the steel structural frame and foundation. Other advantages include saving valuable interior space. The 8 1/2-inch-deep panels attach at the floor slabs with gravity and lateral connects that permit use of the full slab surface. Hotel Gains Inner Beauty M
ore than a century ago, the Hotel Lafayette opened its doors in Buffalo, NY. In its prime, the seven-story, French Renaissance-style building was considered one of the 15 finest hotels in the country. Rare for the time, the hotel boasted elevators and featured hot and cold water, as well as a telephone in every room. Those amenities, however, were not its only claim to fame. The hotel’s designer, Louise Blanchard Bethune, was the first female architect in the country. She was also the first female member of the American Institute of Architects (AIA) and the first woman to be made a Fellow of the AIA. A resounding success upon its debut in 1904, the hotel was expanded in 1912, doubling its size. In 1917, a grand ballroom was added. In the 1930s, a tap room was built—the first hotel bar in Buffalo after the repeal of Prohibition. Finally, almost four decades after its opening, the building

Unfortunately, time was not kind to the Hotel Lafayette. After years of neglect, it fell into disrepair. Many of the unique features of the building’s interior were gradually covered by paint, low-cost tile, and dropped ceilings. By the turn of the 21st century, only a portion of the building’s first floor was still occupied.

All of that changed when Rocco Termini of Signature Development Buffalo LLC took ownership of the property. A strong advocate for the restoration and reuse of historical buildings, Termini’s vision was to return the Hotel Lafayette to its former glory and transform it into multiple floors of living space, as well as a singular destination for wedding parties looking for the utmost in luxury and convenience. To achieve this, Termini worked with the Buffalo architecture firm Carmina Wood Morris, a partner in many of Signature Development’s previous projects and experienced in preservation and renovation. The building team’s first step was a meeting with the state Office of Parks, Recreation, and Historic Preservation. The result of the meeting was a commitment that the building should be restored to showcase the major design styles in the building’s history. Some segments of the building
project INTERIORS would reflect how they appeared in 1904, while others kept their current, albeit faded and covered, Art Deco style. The decision allows the building to act as a beautiful stage for two strikingly different time periods in American architecture.
Style sleuths Accurately uncovering just how the Hotel Lafayette appeared in each era took extensive research by its new designers. A consultation with the Buffalo and Erie County Historical Society gave valuable insight into the range of colors that should be used. In addition, historical documents such as postcards helped piece together a clearer picture of the building’s original interior. The construction itself provided many clues that helped the designers. The renovation process revealed original colors and materials. For example, a chandelier removed from the hotel lobby for cleaning uncovered striking red plaster hidden underneath. In another case, intricate plasterwork featuring golds, blacks, and reds was found beneath a lime-wash primer. Recreating the building’s original details was far from the only challenge faced by the building team, however. The deterioration from the passage of time was quite daunting. The greatest challenge on the main floor was the heavily damaged
plasterwork. While much of it could be repaired, the building team had to replace a significant amount—and make it look like part of the original construction. For this job, the construction team chose Red Top gauging plaster and traditional lime plaster from USG, Chicago. The products are easy to work with and produce hard, crack- and abrasion-resistant surfaces.
World-class project All told, more than 200 people worked almost every day in all parts of the building to ensure the Hotel Lafayette was ready for its grand reopening. The timeline for the renovation was 12 months, an ambitious schedule for the $42-million project. With events already booked at the renovated hotel, every consideration was made to ensure the job stayed on schedule. Aiding in keeping the renovation on schedule and optimized for non-rated and 30-minute fire-rated partitions, USG’s Sheetrock UltraLight panels Firecode 30 are as much as 30% lighter than standard 5/8-inch drywall. With 300,000 sq. ft. of non-rated wall space and a tight deadline, the panels saved time while enhancing jobsite safety. Drywallers reported the lighter panels were hung faster with less stress on their arms and backs. In addition, the Sheetrock panels require
fewer resources to produce, contain as much as 98% recycled content, and qualify as a low-VOCemitting material. Their lighter weight means that as many as 33% more panels can be transported on a single truck, resulting in 25% in potential savings in transportation energy. The panels were used on all of the non-rated partition walls in the building. A number of other USG products were used during the construction, including Sheetrock Firecode core gypsum panels, Sheetrock Plus 3 lightweight all-purpose joint compound, Sheetrock UltraLightweight joint compound, and Structo-Lite basecoat. With a flower shop, a bakery housed in the hotel’s former speakeasy, catering facilities, banquet halls, live-music stages, multiple bars and restaurants, a grand lobby, luxury hotel rooms, and apartments, Carmina Wood Morris designed a mixed-use space that achieved Signature Development’s vision while also creating a new hotspot for Buffalo locals and visitors.

iologists and environmental-education specialists at the new San Diego National Wildlife Refuge complex can now connect with the landscape—even when they’re indoors. The reason: The interior design of their new offices features spacious window areas and frameless interior sliding-glass-door systems as partition walls. The floor-to-ceiling, glass-partition walls provide a feeling of openness within the building, expansive views of the exterior from almost anywhere in the facility, and penetration of natural daylight deep into the interior. Located within Sweetwater Marsh, the last remaining saltwater marsh habitat in southern California, the recently constructed $4.9-million, 8,000-sq.-ft. complex includes an administrative headquarters, visitors center, and service facility/ laboratory. It consolidates functions previously spread across four off-site buildings, providing fish and wildlife service staff with offices and collaboration areas in which they can now perform 38

Double duty One of the ways the design team achieved its goal in the administrative headquarters was to use frameless interior sliding-glass-door systems as partition walls between the staff offices and the corridors. The same system was used in the facility’s conference room. Selected for use in the facility were Rollglass sliding-glass-door systems from Klein USA, Elizabeth, NJ. Long popular in Europe, the simple yet sophisticated system divides interior spaces with a glass wall comprising fixed and moveable frameless panels. Office fronts consist of a sliding glass panel flanked on each side by fixed glass. Fixed panels vary in width between 5 feet and 7 feet, while the sliding panels are

Frameless and trackless Birkinbine explained that one of the main reasons the Klein system was chosen was its
frameless design. “We wanted as much natural light as possible to penetrate into the space,” he said. “This not only provided the feeling of openness we desired, but also minimized the need for conventional lighting, resulting in significant energy savings.” The glass partition walls also helped the facility attain certification of LEED Gold for new
construction. According to Birkinbine, the ability of the glass walls to deliver natural daylight deep into the interior of the space increases energy efficiency and contributed to the Daylight and Views credit. Another design element that appealed to Birkinbine was the lack of a track on the doorway floor. The sliding panel is ceiling mounted, resulting in a clear passageway with no floor profile. “We were looking for the cleanest installation possible,” the architect noted. “The absence of a floor track was an added plus because it eliminated any need to recess it.”

“We wanted the office fronts to function as dividers, but we also wanted them to disappear,” Birkinbine said. “The use of glass instead of drywall or metal offered us a clean, crisp, contemporary visual. The space almost looks like it has an open-office concept.” While glass partition walls separate the offices from the corridor, Birkinbine noted that drywall partition walls between offices provide visual privacy for the occupants. However, the drywall does not extend all the way to the glass corridor wall. There is a 12-inch-long, 90-degree, glass-panel return between the glass office front and the drywall partition. “We decided to hold the drywall back on the end of the partition primarily for aesthetic reasons,” Birkinbine said. “If we had extended the drywall all the way out to the corridor wall, we would have broken the rhythm of the glass plane and lost some of the transparency we were looking for.” Birkinbine reported that reaction to the new facility and the glass office fronts has all been positive. “Most offices were enclosed at their previous location, so the staff is quite excited about being in a space that now offers them such a feeling of openness. Everything has exceeded their expectations.”

Seal Bitumen With Hot Air F
lat roofs, typically thermoset and thermoplastic single-ply membranes and modifiedbitumen, can be installed using a diverse set of sealing systems. When a modified-bitumen system is used, it often involves using potentially dangerous, flame-generating tools/techniques. In the typical process, each sheet undergoes a large-scale flame treatment. The overlapping sheet is then pressed onto the fused lower sheet. This process has inherent risk: The thermal insulation located below the seal or the flammable roof substructure can catch fire. As a result, for safety reasons, more and more building owners are prohibiting the use of an open flame. Such was the case when a new roof was installed at Tyson Foods Inc.’s Noel, MO, production facility. Tyson Foods, headquartered in Springdale, AR, is one of the world’s largest processors and marketers of chicken, beef, pork, and prepared foods. Although the roof was to be sealed with bitumen sheeting, the building owner specified that no roof welding be performed with an open flame. To meet this specification, roofing installer Harness Roofing, Harrison, AR, used the Bitumat B2 product from Swiss-based 42

The hot-air alternative Approximately 1,968 sq. ft. of roof had to be sealed on the facility. The Bitumat B2 system uses a high-performance nozzle, specially developed for working with bitumen. It requires only one operator and enables a working speed of nearly 23 feet/minute. The device has an integrated air dam—a rotating rubber belt located between the drive and pressure roller—that ensures the bitumen sheet is pressed downward during the welding process, while controlled hot air is routed between the bitumen sheets. The air dam focuses and traps the air precisely where it is needed, preventing the underlying thermal insulation from burning. This process results in

consistent, uniform weld seams. In controlled peel tests, the Bitumat B2 achieved more consistent results when compared with torch-sealed welds. The device’s heightadjustable handle simplifies maneuvering the machine during the welding process. Besides the adjustable parameters for speed, temperature, and air volume, weight can be added or subtracted to adapt the machine to roof conditions. Since the roof was sealed, seams have shown no signs of deterioration. In fact, when compared with open-flame installations, seam force quality is better and more reliable as a result of the consistent speed and temperature used during the welding process. The Bitumat B2 also provided a much safer work environment for Harness Roofing professionals than if open flame were used. For this reason, the company now uses hot air for all its roofing projects, reporting that the switch from open flame to hot air was easy to execute.

EPS Roof Cuts Energy Costs Roof renovation at a Walgreens distribution facility uses tapered foaminsulation panels to add 16.5 R to the roof system.
T
he Walgreens distribution facility in Windsor, WI, was originally built in 1980 with a standing-seam steel roof with an insulation factor of 9.5 R. When owners decided it was time to improve energy efficiency of the distribution center, they hired RRK Associates Ltd., a commercial/industrial roof-consulting firm in Waukegan, IL, to carry out the project. “The original insulation consisted of batt insulation installed on the bottom side of the metal roof panel, totaling approximately 9.5 R,” said Guy Snowden, principal of RRK Associates. “Walgreens wanted a high-performance roof that would provide better insulation properties and energy savings.” RRK chose insulation panels from ACH Foam Technologies, Denver. ACH manufactured more than a million board feet of 25-psi type IX Foam-Control EPS angle-cut flute filler panels, each 3 x 24 x 96 inches, for the project. According to Snowden, the new roof system was selected for several factors: • service life and durability • minimal weight gain to existing structure due to low slope of existing roof and anticipated snow loads • ability to add additional high R-value insulation with minimum height gain due to existing curb and penetration heights • cost.
Long-term savings Expanded polystyrene (EPS) has been used nationwide for 40 years in commercial-roof insulation applications for its cost-effective, longterm R-value and easy-to-use tapered systems. ACH’s Foam-Control EPS is available in a variety of densities, thicknesses, and sizes and includes 44

It contains no CFCs, HCFCs, or HFCs; is easily recyclable; and is used nationwide in LEED-certified projects. “Walgreens’ new roof membrane is a fully adhered, 0.060-mil Rubbergard EPDM, installed over a base layer of 3-inch Foam-Control EPS roof insulation, formed to the existing metalpanel profile with a cover board of Isogard HD insulation,” said Snowden. “New insulation added 16.5 R to the roof for a total of 26 R.” Tom Huempfner, roofing-insulation specialist for ACH, explained that tapered EPS roof insulation is particularly appealing. Installation is faster due to fewer pieces and less cutting. “There is less jobsite waste with tapered insulation,” he said. “Polyiso is manufactured

Therefore when it is installed in a tapered system, multiple layers of polyiso must be used to achieve the same taper thickness as one piece of EPS. “The increase in use of EPS as a roof insulation over the past several years has to do with its cost and installation advantages, combined with its stable and long-term performance,” Huempfner added. “EPS retains its stated R-value over the life of the product, unlike polyiso, which loses R-value over time due to off-gassing.”
