Water And Green Benefits Flooding has been a major issue in the Midwest this spring as a result of massive rainstorms. The storms followed a major drought that destroyed oceans of corn and beans in 2012 and a winter that, until February, did not produce much snow/water. We’re glad to have the water but, in these days of increasing global warming, we’re probably going to have to get used to these erratic weather patterns. Mama Nature’s drenching brought to mind one of the features we have in this issue (“Put Rain Runoff To Work,” p. 18) because, as anyone who pays attention knows, a major contributor to flooding is the acres of land we have covered with our impermeable buildings, parking lots, and roads. As everyone (architects, contractors, and owners) who is involved in new construction and renovation works to make our structures green, we need to make dealing with the water that falls from the sky a major factor in those designs. We have proven technology for handling water from roofs all the way to the ground. Implementing that technology in every way possible will go a long way toward reducing runoff and helping retain water in the building surroundings where it can help reduce all of the automated sprinkling that occurs every morning.

The first item in our The Green Angle department (p. 6) addresses a new report from the World Green Building Council. The report identifies a number of beneficial factors that come into play when green buildings are effectively designed. Two items from that report stand out for me. The first is that there is an overall trend toward reduced design and construction costs for green buildings. The primary objection most owners have had is that the up-front cost of green buildings is too high. While the ROI is almost always very positive, biting that initial cost bullet has been simply too much for many. It appears that objection is going away. The second is that, “by greening the built environment at the neighborhood and city scales, the green-building industry can deliver on large-scale economic priorities such as climate-change mitigation.” We could have used a little of that mitigation in the Midwest this spring.

comprehensive new report from the World Green Building Council (WorldGBC), Toronto, highlights a large number of compelling benefits from green buildings for different stakeholders throughout the life cycle of a building. The report, The Business Case for Green Building: A Review of the Costs and Benefits for Developers, Investors, and Occupants, examines whether or not it’s possible to attach a financial value to the cost and benefits of green buildings. Today, green buildings can be delivered at a price that is comparable to conventional buildings, and investments can be recouped through operational cost savings and, with the right design features, create a more productive workplace. “This report synthesizes credible evidence from around the world on green buildings into one collective resource, and the evidence presented highlights that sustainable buildings provide tangible benefits and make clear business sense,” said Jane Henley, CEO of WorldGBC. “From risk mitigation across a building portfolio and city-wide economic

EPA Names Cities With Most Energy-Star Buildings T

he U.S. Environmental Protection Agency (EPA), Washington, has released a list of U.S. metropolitan areas with the most EnergyStar-rated buildings in 2012, highlighting how owners and managers of commercial buildings across the country are taking action on climate change while delivering real financial savings to the bottom line. Los Angeles ranks first for the fifth consecutive year with more than 528 Energy-Star buildings. Washington landed in second place with 462 buildings. Chicago has risen through the rankings each year, increasing the number of buildings certified by an average of 32% annually. Phoenix broke into the top 10 for the first time. Nationally, more than 20,000 Energy-Starrated buildings across America helped save more than $2.7 billion in annual utility bills while preventing greenhouse-gas emissions equal to those from the annual electricity

benefits to the improved health and well-being of individual building occupants, the business case for green building will continue to evolve as markets mature. Indeed we have already seen this momentum grow globally.” Key findings of the report include: • There has been an overall trend toward the reduction of design and construction costs associated with green building as building codes around the world become stricter, supply chains for green materials and technologies mature, and the industry becomes more skilled at delivering green buildings. • Buildings with better sustainability credentials will have increased marketability as investors and occupants become more knowledgeable about the environmental and social impacts of the built environment. Additionally, there is a demonstrated link between the green characteristics of buildings and the ability of these buildings, in some markets, to more easily attract tenants and to command higher rents and sale prices. • Green buildings save money through reduced energy and water consumption and

lower long-term operations and maintenance costs. The energy savings alone typically exceed any cost premiums associated with their design and construction within a reasonable payback period. • An emerging body of evidence suggests that the physical characteristics of buildings and indoor environments can influence worker productivity and occupant health and well-being, resulting in bottom-line benefits for businesses. • Sustainability risk factors can significantly affect the rental income and the future value of real estate assets, in turn affecting their return on investment. Regulatory risks have become increasingly apparent in countries and cities around the world, including mandatory disclosure, building codes, and laws banning inefficient buildings. The report concludes that, by greening the built environment at the neighborhood and city scales, the green-building industry can deliver on large-scale economic priorities such as climate-change mitigation, energy security, resource conservation and job creation, longterm resilience, and quality of life.

The business case for green building will continue to evolve as markets mature. We have already seen this momentum grow globally.

o longer are healthcare facilities stark, white spaces devoid of comfort. Instead, interior spaces are now designed with patients and visitors in mind, and restrooms are no exception. When specifying fixtures for healthcare interiors, consider these five important factors. Selecting the right products improves the functionality of a facility and the experience of patients, visitors, and employees, making everyone feel more at ease.

With so much of the United States experiencing drought in the past few years, keeping water consumption as low as possible is on the minds of many administrators. Historically, U.S. hospitals use an average of 570 gallons of water/staffed bed/day, making water conservation a key consideration when selecting fixtures for healthcare interiors. Unfortunately, high water use in some areas of a healthcare facility is unavoidable. Water must be available to support the HVAC system and process cooling as well as for sterilization and sanitation. However, restrooms offer a number of water-saving opportunities for specifiers. With water and sewer rates rising between 5% and 10% every year in many parts of the country, investments in hospital water-efficiency programs provide attractive returns. The use of water-efficient fixtures also contributes to a building’s eligibility to obtain LEED certification by earning points in the Water-Use Reduction category. Water-conservation measures in restrooms should include operational projects, such as fixing leaks, and capital projects, such as installing low-flow plumbing fixtures, flush valves, lavatory faucets, and showerheads. Updating flush valves in a facility can reduce water usage from 20% to 88%, depending on the model selected. Three types of flush valves currently on the market will protect the operating budget from high water bills. Especially when used as a replacement for manual flush valves, electronic models have a positive impact on water and energy bills, thus providing a solid return on investment. High-efficiency flush valves increase water savings thanks to significantly reduced flow


rates. Water-closet models can provide an average water savings of as much as 20%, compared with the industry standard, and urinal flush-valve models can provide an average savings of 50%. For the greatest possible water savings without turning to waterless urinals, pint flush valves offer an average water savings of 88% from the industry standard 1.0-gpf urinal flush valve. Pint flush valves deliver unparalleled water efficiency and sanitary protection without the odor, additional maintenance, and costs associated with waterless urinals. Another option to consider: dual-flush valves, which use advanced electronics to gauge the right amount of water for every flush. These products dramatically reduce water consumption and limit overall building and operating expenses. Dual-flush valves rely on the time an individual is in a stall to determine the strength of a flush in commercial water-closet applications, automatically reducing water usage by an average of 37% without sacrificing performance. The sensor-operated valves allow a user to be in range for as long as 60 seconds for a reduced flush. After 60 seconds a full flush is activated. This sensing technology can save a facility thousands of gallons of water each year. Other water-saving features and benefits to look for when specifying flush valves include: • Advanced electronics to limit false sensing and over-flushing • Self-cleaning filter system to eliminate clogs and run-ons • Self-lubricating silicone seals to prevent leaks • Field-adjustable flow rates for maximum efficiency • Consistent operation at a broader range of flush rates. Safe, effective, and environmentally friendly showering solutions also reduce the number of gallons used in a commercial-restroom setting. These products can provide a 40% water savings from the industry standard, and a number of models are certified to meet WaterSense criteria established by the Environmental Protection Agency, Washington. The certification ensures that the showers are efficient, high-performing products that will not negatively affect a user’s experience—an important factor to consider when creating comfortable environments for patients. Select durable water-saving showerhead systems that comply with ASSE 1016 requirements, so the products control temperature fluctuations and eliminate the risk of shower shock and scalding. The easiest to control—and most significant—water savings for a healthcare facility relate to the restrooms. Researching the products that can deliver the best performance and provide environmentally friendly features will result in a more sustainable facility, meeting operational and budgetary needs.

Healthcare bathrooms can and should offer a design that makes patients and visitors feel at home. The dual showerheads provide ease of use for standing or sitting bathers.

Automatic flush valves can significantly reduce water use. Some can determine whether to use a full flush for solid waste or less water for liquid waste. Hands-free operation helps eliminate the spread of bacteria and viruses.

2. Hygiene According to the Centers for Disease Control and Prevention, Atlanta, as many as 5% of all acute-care hospitalizations result in a hospitalacquired infection. “Superbugs” that are resistant to antibiotics are a frequent topic in the media, and hospital staffs are taking extra steps to ensure their facility is as free of potential contamination as possible. It’s more important than ever to be cognizant of the spread of germs when selecting the proper fixtures for any healthcare facility. A simple and effective way to reduce the

opportunity for germs and bacteria to spread on common surfaces in healthcare restrooms is to reduce the number of surfaces with which users come into contact. For example, trash receptacles should be free of lids, and doors should always push outward, allowing people to open them without using their hands. Better yet, restrooms with labyrinth-style openings ensure that guests don’t have to come into contact with any hard surfaces on their way in or out of the facility. Re-evaluating the faucets installed throughout a facility can affect the overall level of hygiene, too. The aeration on certain faucets could increase the risk of infection by drawing contaminated air into the water stream. Installing products that feature a laminar flow can help reduce this threat. They draw no ambient air from the room into the water stream, avoiding any possible introduction of airborne bacteria. Another option is to create a completely hands-free environment: Sensor-operated faucets, flush valves, soap dispensers, and hand dryers contribute to healthy and efficient facilities. Eliminating the need to manually shut off the products dramatically reduces the risk of spreading germs and recontamination. In recent years, many high-profile, public-use properties, including the Vanderbilt Univ. Medical Center in Nashville, TN, have installed high-performance, hands-free faucets and flush valves, providing a more hygienic solution for its thousands of visitors each year. A motion sensor starts and stops sensor-operated products. In addition to reducing the spread of infection, sensor-operated faucets and flush valves reduce sewage bills and the number of gallons used, limit hot-water consumption, save energy, and prevent the risk of accidental overflow. Some sensor-operated flush valves boast a 24-hour sentinel flush feature—automatic flushing that helps to keep toilets clean and traps odor-free. Electronic, warm-air hand dryers also are an ideal hygienic solution to include in healthcare restrooms. Since their introduction to the marketplace, numerous scientific studies have solidified the hygienic safety of warm air as a drying mechanism. When compared with manual drying (either paper or cloth towels), which create unsanitary conditions during and after use, warm-air drying produces the highest reduction in the amount of bacteria and viruses on washed hands. By keeping the user experience in restrooms hands-free, healthcare facilities can keep surfaces cleaner and reduce the spread of germs.

feature HEALTHCARE age. With more individuals suffering from serious physical limitations, it is becoming critical that healthcare facilities are designed to be accessible for all. Americans with Disabilities Act (ADA) regulations set forth strict accessibility requirements for public buildings, encompassing everything from doorways and walkways to restrooms. When specifying for new or retrofitted spaces today, it’s smart to go beyond these requirements and incorporate the principles of universal design. Instead of offering specialized products that segregate users who may perform activities differently, universal design allows individuals of all abilities to use the same product, thus streamlining spaces, especially smaller ones such as restrooms. Consider the seven key principles of accessible design when specifying fixtures: • Equitable use. The design is useful and marketable to people with diverse abilities. • Flexibility in use. It accommodates a wide range of preferences and abilities. • Simplicity and intuition. The design is easy to understand, regardless of the user’s experience, knowledge, or skills. • Perceptible information. Necessary information is communicated to the user, regardless of sensory limitations. • Tolerance for error. The design minimizes hazards, accidents, or unintended actions. • Little physical effort. It can be used with minimal effort. • Size and space for approach and use. Regardless of the user’s stature and mobility, the design is appropriate for approach, reach, manipulation, and use. The space with the most accessibility-related dangers is the restroom. Incorporating ADA requirements and the principles of universal design ensures that a facility is safe for all who use it. When creating an accessible restroom, mount bathroom sinks no higher than 34 inches above the floor, with knee clearance that is 27 inches high, 30 inches wide, and 19 inches deep. Clear floor space and insulated pipes are also a must. Bathroom faucets should be lever-operated, push-type, touch-type, or sensor-operated and usable with one hand without the need for grasping, pinching, or twisting the wrist, or for use of force greater than five pounds. In the stall, flush valves, like faucets, should require no tight grasping, pinching, or twisting of the wrist. Toilets should measure 17 to 19 inches from the top of the toilet seat to the floor to provide a comfortable sitting position for all users. If the facility has a shower, incorporate easily movable shower controls and a hose that’s at least 60 inches long. Grab bars are a great way to assist with movement within a bathroom stall or shower. However, they must withstand at least 250 pounds of weight for optimum safety. 10

That printed sheet is combined with phenolic-treated kraft paper and consolidated in a press at high pressures. When Nashville-based Gould Turner Groups started a $47-million new-construction and renovation project at West Houston Medical Center in Houston, designers specified significant amounts of laminate for the lobby, doors, nurses’ stations, casework, and countertops. “The main goal of this project was to provide a durable, timeless, and welcoming environment with a contemporary edge to show the use of technology in today’s healthcare environment,” said Tiana Lemmons, director of design at Gould Turner Group. The project required that the new finishes merge with existing building standards and finishes, so designers were challenged to bridge the gap with up-to-date colors and materials that project a more contemporary and high-tech feel to the space. “The use of Formica-brand laminates helped us bring a warm, rich feel to the space,” Lemmons explained. “The rich tone of color contrasting with the soft tans and sage greens in the project helped to bring the space to life. It also

Innovations for the budget-minded Pushing the limits of print technology, laminate manufacturers continually re-imagine and reinvent their products to pioneer greater advancements in the surfacing industry. One example is the Formica Corp.’s, Cincinnati, 180fx collection, which captures the true scale, striking color variation, and veining of full-sized natural-granite slabs. Years ago, one sure giveaway that a laminate countertop was impersonating granite or quartz was an edge that was overly simplistic or revealed a brown line. These days, however, surfacing detectives will have to find another clue. Manufacturers now can add decorative laminate edges suitable for curved, clipped, or 90-degree corner installations. These profiles transcend the customary limitations of laminate by encasing all sides of countertops and other work surfaces. While commercial designers on a budget have long used laminate as a stand-in for natural stone to achieve a rich look, healthcare designers opt for laminate due to its durable, maintenancefree qualities. Exotic granites, marbles, and stones were never a practical consideration due to upkeep issues and their porous natures. How-

ever, today’s laminates offer healthcare designers heightened design freedom. A longtime solution for the challenge of budget constraints, laminates provide designers with economical opportunities to achieve a rich ambiance through the use of extensive millwork. The custom work often serves as a major focal point, influencing the overall design appeal. Unfortunately, the use of engineered woods and different saw cuts and species also greatly affects the bottom line and are not feasible options with tight budgets. However, today’s laminates

possess the aesthetic qualities needed in terms of color, vertical graining, and even texture, and they slash costs while allowing the integrity of a design as a whole to remain intact. Laminate also has the ability to create a fun and funky focal point. While bold, bright colors might not make their way into hospital lobbies or patient rooms, specifiers often use colorful laminates to bring cheer into pediatric settings. Since digital print is the basis of its design, laminate offerings are left to the imagination and include fun colors and graphic patterns. Laminate’s future will be driven by continued joint exploration with the design community to discover new innovations. Put Rain Runoff To Work Stormwater management is a crucial component in any plan for a green building. Bill Johnson, Firestone Specialty Products

I

n today’s commercial-construction industry, going green is on the minds of everyone from architects to contractors to building owners. And for good reason: A green building— especially one that is LEED-certified—is very attractive to tenants and is much less expensive for owners to operate in the long run. A major consideration for any building is managing rainwater. Keeping it out of the building is critical, of course, but when the ground can’t absorb stormwater, the overflow can cause flooding and devastate streams and wetlands. Impermeable surfaces such as roofs, roads, and parking lots can increase rainwater runoff by as much as 45% (source: IBM, Armonk, NY). The Environmental Protection Agency, Washington, has named urban stormwater runoff, which can carry a wide variety of pollutants, as a leading source of impairment to rivers, lakes, and estuaries, as well as the plant and animal life in them. Ironically, another concern for cities and developed areas is the shortage of water. Hardscapes restrict rainfall from soaking into the earth, which is necessary to replenish groundwater and other sources for clean drinking water. As greater focus is put on water management in urban settings, architects and building owners need to become more thoughtful and proactive about im-

plementing water-management practices for commercial buildings and other new construction. Controlling rainwater runoff is of growing importance because of runoff’s negative effect on the environment, particularly for natural water resources including oceans, lakes, rivers, and streams. Given many adverse implications—sewer overflow, pollution, fish and wildlife habitat destruction, and potable-water scarcity—watermanagement standards and codes are becoming stricter. With more than 80,000 square miles of impervious surfaces in the United States, architects, building contractors, and facility owners must seek best-management practices (BMP) for managing water and achieving hydrologic responsibility. New standards and codes apply to new and existing commercial construction. With a wide variety of products and applications available, commercial-building-product companies can work with building professionals to design water-management solutions that address multiple aspects of water collection, treatment, retention, and use, such as: • Managing stormwater discharge from hardscapes such as roofs, roads, driveways, parking lots, and sidewalks • Transforming impervious parking areas to functional drainage areas • Converting parks and sports fields to functional,

multi-purpose green spaces • Reducing or eliminating the need for added irrigation on golf courses • Creating rain gardens that treat high volumes of stormwater runoff and reuse rainwater for irrigation purposes • Recycling graywater for use in onsite subsurface irrigation • Protecting walls from water and flood damage. Conventional water-management systems control water runoff and discharge it as quickly as possible or contain it in an open reservoir for later use. A downside of this system is that an open reservoir takes up valuable space. It is critical, especially in cities, to be efficient with space since real estate is not only limited but also costly. Any commercial building contains a huge number of components from the foundation all the way to the roof. Smart project managers look at every possible opportunity to make those components as green as possible, including some that literally go from the roof all the way down to the foundation—and even beyond. One is stormwater management: capturing rain in places where it won’t damage the building and in fact will be a benefit. In this article, we’ll follow the path rainwater takes from the time it hits the roof to its ultimate use and recycling.

Take it from the top For building owners and architects seeking ways to conserve energy, vegetative roofing systems are a great cool-roofing option that helps minimize energy consumption and maximize building performance. Architects use vegetative systems to transform roofs into beautifully landscaped environments. Beyond energy savings and aesthetics, though, vegetative roof systems play a vital role in controlling stormwater runoff, while simultaneously insulating and protecting a roof from threats such as UV and heat-stress degradation. Multiple system configurations and choices in vegetation make it easy to create a sustainable, environmentally responsible roof for a greener commercial facility. Public-policy changes to mitigate the stress of stormwater and combined flow drainage have spread rapidly across North America. Cities such as Philadelphia, Chicago, Toronto, and Washington have led the way in requiring buildings to hold back 1 inch to 1 3/4 inches of stormwater for the first 24 hours after a rain event. In each of these cities’ new requirements, vegetative roofs are literally at the top of the stormwater-management chain. These low-maintenance, high-performance solutions provide an insulating layer that makes the building’s heating and cooling more efficient, protects roofing material from UV and

heat-stress degradation, and extends the service life of the underlying roof. Research conducted by the city of Portland, OR, demonstrated that, over a period of six years, vegetative roofs attenuated peak runoff rates from roofs and reduced the overall runoff volume through evapotranspiration (the cumulative effects of moisture evaporation into the atmosphere and the migration of water through the plants). Properly engineered and designed vegetative roofs collect and use rainwater, control the rate of stormwater runoff, and create a flourishing environment for the plants through capillary action that waters the plants from the collected rainwater. Stormwater that can’t be immediately absorbed flows through the plants and growing media, down into the waterretention layer. As the stormwater flows through the plants, growing media, and water-retention components of the vegetative roof system, it is filtered and cleaned, so that when it finally flows into the public system, it is naturally cleaner.

The dirt on green roofs Vegetative systems come in a variety of configurations. Tray systems are modular components that can include plants that have been grown offsite prior to installation or vegetation that is planted onsite. Tray systems are best suited to smaller garden roofs of less than 10,000 sq. ft. and for plants

that grow no taller than about 6 inches above the growing media. The modular trays are easy to move, which speeds up repair of any roof leaks during the service life of the roofing system. For more expansive rooftop areas, a multilayer system is typically a more effective choice. This intensive option, with a growing-media depth of 4 inches to 8 inches, offers the ultimate in landscape-design freedom. Installers can shape it to conform to bends, curves, or low slopes, for example. This system encourages healthy growth for foliage as tall as 6 feet and allows a vegetative roof to provide a true natural-landscape feel. It is the true “designer’s palette” vegetative roof system. Regardless of the system, however, properly installed and maintained vegetative roofing produces healthy plant growth to ensure a beautiful rooftop garden. Tray and multi-layer designs feature a protective root barrier, drainage and filtration layers, and a water-retention layer for collecting stormwater and controlling its flow into drainage, growing media, and plants. Some vegetative roofing systems can accommodate an irrigation system, although they usually aren’t necessary. Rooftop plants are typically a drought-tolerant, fire-safe, non-invasive mix of sedum varieties. Sedum can be installed from pre-planted trays, planted as plugs, or laid out on either a tray or multilayer system as sedum tiles, mats, or blankets. They can also be hydro-planted as cuttings for a lower-cost option. It is not uncommon for local native-plant species to be included in the rooftop plant design.

Going underground A superior water-management solution goes beyond the outdated curb-and-gutter design. For instance, a gauged water-release, passive retention system—sometimes referred to as subsurface irrigation and storage—is an onsite water-management-and-reuse system that collects, filters, retains, and distributes water below ground. This type of system can collect and reuse nitrates, phosphates, and other pollutants as nutrients for the vegetation above ground. It also cuts down on pollutants that may enter groundwater from rainwater runoff. Not only does the system convert pollutants to usable fertilizer for vegetation, but onsite water-management and reuse systems can also remove floatables, skim oil and grease, and even tap sediment before those elements are released into the ground or natural bodies of water. A geomembrane liner can help with soil erosion. When properly designed, in combination with other water-storage products, a subsurface irrigation and storage system is a great, low-maintenance water-management tool. The United States spends billions of dollars each year to build large sewer systems that can handle additional rainwater. Stormwater management can help alleviate the need and expense for those larger systems as well as control flooding, which contributes to the spread of pollution, contaminates drinking water, and threatens the safety of people in an affected community. Moreover, water-management systems can create multi-functional green spaces or permeable parking with exceptional drainage and water-collection capabilities. Water captured with these technologies can result in using 50% to 80% less potable water indoors and for landscape irrigation, resulting in decreased dependence on municipal water supplies. By bringing together passive subsurface irrigation, water storage, and filtration, an on-site, underground stormwater-retention system makes possible adjustments to fit a building’s footprint and help building owners and managers achieve hydrologic responsibility. Conventional perforated-pipe systems with geotextile lining have also been a popular option as a drainage mechanism, but many eventually fail due to silt buildup in the geotextile. These systems often need to be replaced after a few years, which can become very costly and cause further damage to the property. 20

Real and artificial turf Subsurface systems are ideal for various applications, including green spaces, athletic fields, parks, sidewalks, and even parking lots. Heavy rains and standing water particularly affect parks and athletic fields, which are costly to build and maintain. Water-management systems alleviate the stress put on these environments by heavy rains. Subsurface systems leverage gravity to pull water down below ground, where it is stored in chambers. Capillary rise pulls the water upward to irrigate natural turf. This process provides

water management for natural sports fields and outdoor artificial turf. Not only can water-management systems fertilize the natural vegetation in a park and minimize standing water, but they also alleviate a major concern: heat. With artificial turf, surface temperatures may exceed 180 F as a result of the sun’s ultraviolet light reacting with compounds in the synthetic turf. The excessive heat can contribute to heat-related health hazards for the athletes. Gauged waterrelease passive-retention systems may include a damp field base that allows the heat to dissipate, creating a natural cooling effect that can reduce field-surface temperatures on hot, sunny days. The systems can also allow moisture to enter the sandbased infills from below grade for optimal cooling and playability.

Hydrologic responsibility and LEED The commercial-building community uses LEED, R-values, and other measures to build smarter, more efficient structures. Water efficiency is one of the five core categories for LEED certification. Installing a subsurface irrigation and storage system may help achieve LEED credits in the following categories: Sustainable Sites, Water Efficiency, Materials and Resources, Innovation and Design, and Regional Priority Credits. Applying a vegetative roofing system to a commercial structure is another way to help achieve LEED certification. locality. The U.S. Department of Energy, Washington, Building Energy Codes Program outlines commercial building codes at http://www.energycodes. gov/states/. With the countless environmental problems caused by stormwater runoff, it is important to be proactive about incorporating water-management solutions into commercial-construction, facilitymanagement, and corporate social-responsibility plans. Water-management solutions and best practices are crucial to protecting the environment, ensuring a building is performing at the highest level, and complying with building and energy laws. As architects, contractors, and facility managers strive to be more environmentally conscious, water-management practices will become part of the model to construct smart, high-efficiency buildings. The building envelope controls the energy use, efficiency, and performance of a facility. Regulating rainwater runoff is just as important as keeping water out of a building to avoid mold and mildew damage. Keeping water out of the facility is also crucial to maximizing the energy efficiency of the building. There is a variety of building products that function together to protect a commercial building from rain and other environmental elements. For example, cavity wall systems made of ethylene propylene diene terpolymer (EPDM) synthetic—an elastomeric rubber membrane with a tradition of superior performance in harsh environments including commercial roofing and environmental containment—can help protect masonry walls from water damage by forming a barrier to moisture ingress in cavity-wall construction by directing water to a building’s exterior. Rainscreen systems can also protect the building envelope from water and natural elements. A rainscreen is an exterior cladding product that sits away from a building’s exterior wall, forming an air cavity. This gap allows moisture to drain away from the building instead of getting trapped in the wall, where it could result in mold or infiltrate the structure. An added benefit: Rainscreens help improve a building’s energy use and performance. It is important to note that building-envelope solutions vary according to facility, geographic location, and climate. There is no one-size-fits-all solution, which is why it is important to partner with experts to select building-envelope materials and products that are right for a project. Unlock New Uses For An Old Building A

commercial structure near the historic Pennsylvania town of Lancaster claims an unusual background. Over the course of more than a century and a half, a series of transformations has seen a vintage fieldstone farmhouse become a live-in training center for a major corporation, then be repurposed as the contemporary headquarters for a dynamic wealth-management firm. That most recent change also entailed a commitment by the new owners to make significant spaces in the structure available to regional non-profits for meetings and special events. Essential to these most recent changes is a range of entrance-hardware products, developed and manufactured by a firm whose western hemisphere operations are based not far from the old farm homestead.

19th century roots The much-evolved farmhouse, known today as The Manor, is the home of Rodgers & Associates. When it was built in 1866, it was known as 22

A 19th-century farmhouse gracefully enters the 21st century thanks to thoughtful renovations and modern technologies. Jack Romig Bloomington Farm, the pride of well-to-do farmer, banker, and tannery owner David P. Locher. Set on 120 acres just northwest of Lancaster, it was a spacious rural showplace, its handsome lines bespeaking the prosperity and taste of its owner. The house remained in the Locher family until 1920. Eleven years earlier, a thriving Pittsburgh manufacturing concern, Armstrong Cork Co., decided to relocate to the quieter, airier, and less-congested environs of Lancaster.

Armstrong had sited its factory at the edge of town, setting the scene for a burgeoning success. Beginning with a basic line of linoleum products, Armstrong eventually became a leading maker of floor coverings. As the company grew, president Charles D. Armstrong decided to purchase Bloomington Farm. His company remade the handsome old house into living and training quarters. In what was an unusual method for the period, the company would house 24 recruits at a time while they underwent six-month training cycles. As time went by, the company developed and added to the property to create a kind of private hotel: Armstrong Manor. For years, Armstrong World Industries (still located in Lancaster, PA) operated this unusual business center, bringing trainees and guests from across the country and around the globe to the Lancaster County countryside. Changing competitive realities, however, ultimately led Armstrong to sell the property in 2011. Continued on page 24.

Renovate! New possibilities Rodgers & Associates was looking for a working commercial property that was emblematic of the high-end market they served. More pragmatically, they needed a new business home that offered adequate parking when the firm held seminars for its clients. Armstrong Manor was the right place at the right time. The flooring manufacturer had maintained the site well. It was almost what Rodgers needed to move into. Almost. “You have to understand that this was a training and hotel space,” said Mark Eisenberger, Rodgers’ director of business development. “We took those 24 guest bedrooms and converted them to offices. The old boardroom, dining room, and lounge were all maintained.” One distinctive feature surviving the renovation: each of the newly created offices has its own bathroom. High Construction of Lancaster, PA, managed the renovation. Converting the hotel rooms to offices was just the beginning. The building also needed additional parking slots, fire doors, modern office appointments, and wider entrances to the new offices to meet ADA requirements. Walls between several bedrooms were knocked out to create conference space and enlarge the offices. A more memorable part of the renovation: A family of skunks had to be evicted from their den under the front porch. The actual renovation took about 14 weeks. Although the project resulted in a repurposed building that met the working needs of Rodgers & Associates, it did not complete every intended element of the renovation. The Manor remains a work in progress, with more changes planned for future development.

From the time they first considered purchasing and reshaping the Armstrong Manor property, the senior management team at Rodgers had an unusual plan in mind for how to use the property: sharing its firstclass meeting areas with deserving organizations in southeastern Pennsylvania. The source of this charitable support originated with Jessica Rodgers, who recognized possibilities in the Manor’s elegant public spaces that reached beyond the needs of her company. Now the rejuvenated boardroom, dining room, kitchen, and lounge are available for meetings and events of local non-profit groups. The result not only provides direct support to the activities of regional charities, but also helps to stimulate public participation in those activities. Among the groups to benefit have been the Lancaster County Council of Churches, a regional hospice organization, the Boy Scouts of America, the Boys and Girls Club of Lancaster, and other groups serving the public good. The spaces are available to them at no charge, and the non-profits have taken advantage of the offer by holding dinners, educational seminars, training sessions, and management retreats at the Manor. In its own way, this approach represents a corporate transformation as innovative as the physical changes Rodgers & Associates made to the structure itself.

outhern Tier Brewing Co., Lakewood, NY, has grown rapidly since its inception in 2002. It now produces more than 30,000 barrels of beer annually. One of the primary reasons for this rapid success is its owners’ attention to the consistent quality of its award-winning products. The company’s new building reflects that same attention to quality and detail. Its architectural style reflects its location. Phineas and Sara DeMink began their business in an existing building in the Stoneman Business Park, a site owned by the Chautauqua County Industrial Development Agency in western New York State. The area is home to a number of ski resorts, and the DeMinks wanted a brewery customized to their needs and a pub with a rustic, lodge-like appeal. The DeMinks chose Kessel Construction Inc., Bradford, PA, as their design-build contractor. They selected a site across the street from the original building.

The DeMinks originally intended for the Empty Pint, Southern Tier’s popular pub, to be a separate structure. As the plans evolved, however, it became a timber-structure fit within the initial building itself—and its architectural focal point. ustang Stadium at Stevenson Univ., Owings Mills, MD, is a multi-purpose facility that features a turf field for football, lacrosse, and soccer, as well as locker rooms, offices, executive suites, press boxes, and a 4,500-sq.-ft. indoor fitness center. The signature exterior design element is a contemporary brick, metal, and glass façade, fabricated with approximately 2,700 sq. ft. of Solarban R100/ Solargray glass from PPG Industries Inc., Pittsburgh. The glass highlights hilltop views of the local community while significantly reducing the stadium’s energy use. According to Andrew Kulp, AIA, Curry Architects, Towson, MD, and lead architect for the project, one major hurdle with the stadium design was the desire to bathe the interior of the building in light while mitigating the solar heat gain associated with a long, glass-walled façade on the west side of the stadium. “We knew from the beginning that having a large glass wall facing to the west was going to create an energy nightmare,” he said. In addition, because the 30

Solarban R100/Solargray glass is a neutralreflective, solar control, low-e glass with a very light, cool-gray exterior appearance. It was specified for the west façade. Conventional Solargray glass was chosen for the remaining three facades. Combined with clear glass in a 1-inch insulating glass unit (IGU), the Solargray glass has a light-to-solar-gain ratio of 1.23, based on visible light transmittance of 21%, a solarheat-gain coefficient of 0.17, and an exterior reflectance of 12%. When joined with clear glass in a 1-inch IGU, the exterior reflectance of Solargray glass is lowered to 7%.

“When we plugged [Solarban R100/ Solargray glass] into the building model, we found that it cut our cooling requirements from 109 tons of HVAC to about 99 tons. By getting below 100 tons, we were able to realize about $35,000 in equipment savings that was nearly enough to cover the $36,000 premium we paid for the glass. That enabled us to stay on budget while delivering significant energy efficiencies from day one.” Kulp said, in addition to energy savings and attractive aesthetics, the glasses contribute to the comfort and livability of the stadium’s interior offices, walkways, and fitness facility, which are lighted during the day by a large bank of westfacing windows. “Even when it is hot and sunny, I can put my hand on the glass and it doesn’t feel warm,” he explained.

Easy does it The contractor was Lance Kramer, project manager with FCI Constructors Inc., Grand Junction,

CO. “The single story, slab-on-grade structure clearly lent itself to wood framing. And virtually every wall was a radius,” said Kramer. “This was our first experience using the curvable wood-framing system, but it was definitely less expensive to use Quick Qurve Plate versus building the radiuses in the field. We spent a little more on the material in order to spend less on the labor. If we hadn’t used it, we would have had two guys for a period of four weeks just cutting radiuses. Instead, those guys got to work on framing.”

The Athens Theater has lived several lives since it was built in 1922, but it has come full circle to once again being a performing-arts center. An extensive renovation brought the building back to its original beauty after several clumsy remodels, including the mid-century façade shown below.

Undoing Renovation History A venerable old theater comes full circle following renovation.

T

he Athens Theatre is one of the most distinctive buildings in the downtown DeLand National Register Historic District of Deland, FL. Designed in 1921 in an Italian Renaissance style by architect Murray S. King, Florida’s first registered architect, the theater got its name from the vision of the city’s founder, Henry DeLand, who wanted to make the town the Athens of Florida. The Athens Theatre opened in 1922 as a vaudeville and silent-movie house. Through the years, the theater’s façade was rendered unrecognizable through a series

of unsympathetic alterations, including its conversion to a dinner theater. The showplace evolved through the decades from a vaudeville theater to a movie house, a place for community theatre and prom parties, a dinner theater, a video-game room, a restaurant, and a teen night spot. Dozens of local residents remember it as the site of their first date, first kiss, and even as the place to go for a midnight matinee after the high school prom. However, following a renovation in the 1950s, the building deteriorated and eventually closed in the early 1990s. It stood abandoned for many years and was in considerable disrepair by the time RJ Heisenbottle Architects (RJHA), Coral Gables, FL, received the commission to restore it. The RJHA design team’s first goal was to restore the theater’s façade to its original appearance and adapt the interior to that of a fully functional performing-arts venue, maintaining its historic integrity while modifying the structure to accommodate modern theatrical and mechanical systems. The project’s single biggest challenge was installing a new orchestra pit without disturbing the integrity of the existing foundation system. Another big change was going green. Because the original building had no air conditioning or insulation, the sustainability focus was primarily on energy conservation, specifically selection of the most efficient air-

conditioning units available and improving the building’s thermal properties. The RJHA team wanted to preserve the character-defining elements of the building’s historic façade, revealed after the subsequent façade was removed. Only about three-quarters of the original cast stone and decorative brickwork remained. Newly fabricated replacement materials had to match the original in color and texture. The original windows, doors, and marquee were missing too. Using historical photographs as a guide, the team replaced them with look-alike understudies. Today, theatre and film festivals are on the Athens’ marquee again. Classic movies and independent art films, concerts, dramas, musicals, and other live performances are just a few of the programs that are being offered along with lectures and educational activities for students and adults. Restored to its original glory, the Athens is once again a key player in the town’s cultural community.

portfolio P

arishioners of St. Martha Catholic Church, Porter,

TX, have an extra source of inspiration in the nave and sanctuary of their new 40,000-sq.-ft. building. The architects’ challenge was to create a design that is traditional in style but also able to accommodate the requirements of contemporary liturgy. A glue-laminated structure forms the soaring ceiling, which is reminiscent of ancient Gothic churches. A brick exterior alludes to medieval churches built in the Norman and Romanesque styles.
