Quotes Of Note My involvement in the editorial-production process of each issue involves editing/proofing all of the copy three times. Needless to say, by the time I see the printed version that you hold in your hands, I’m ready to move on to something new. But, at one point or another in the production process, I run across statements in articles that I would highlight if I had one of those smelly yellow felt pens in my hand at the time. Rather than going through 20 cases of highlighters to mark up everyone’s magazine, I thought a more efficient way would be to “highlight,” on this page, three statements that stood out for me in this issue. “Every dollar spent on energy-code compliance and enforcement yields $6 in energy savings.” This is from “The Green Angle” article written by Dave Evers, Butler Mfg, Grandview, MO. A $6 gain for every dollar spent? I’d take that ROI. The article also includes a U.S. Department of Energy, Washington, estimate that if all states fully implemented ASHRAE Standard 90.1, building owners and tenants could reduce their utility bills by $110 million the first year and save $5.7 billion over 10 years. Read more on p. 6. “According to the Center of Design for an Aging Society, Portland, OR, seniors need about three to five times more light than younger people for good vision and health.” This is from “Put Home Into SeniorLiving Design,” by Lucas J. Hamilton and Douglas W. Nyberg. In this our main feature, we learn about the importance of light and a connection to nature for seniors, along with other factors that are critical when designing/constructing facilities for older adults. I’m not yet ready for an assisted-living facility but couldn’t help thinking as I read this article that most of what they discuss is important to me in my day-to-day existence. Code Compliance Pays Off Higher energy standards, new technology boost efficiency and savings. Dave Evers, Butler Manufacturing
E
nergy codes are becoming increasingly important as the demand rises for efficient buildings. Buildings account for 36% of the energy use in the United States and are a primary focus of energy-saving initiatives. As the foundation of the International Energy Conservation Code (IECC), Standard 90.1 of the Atlanta-based American Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE) has strengthened accountability for energy-efficient buildings. These energy codes and design standards serve as guidelines for many state energy requirements across the country. Billions in savings To create more energy-efficient structures, it’s important to understand the benefits of energy-code compliance. For building owners, the value of energy efficiency depends on two factors: • Purpose. The primary benefit of energy-code compliance is lower utility costs over the life of a building. Operators of retail or office structures where tenants are leasing space might not be as concerned with energy efficiency as facility managers of owner-occupied buildings. However, in some cases, a more energy-efficient building could be an important benefit in competitive rental sales. • Geography. The United States has adopted the IECC but, in most instances, allows state and local governments to determine energy-code adoption, compliance, enforcement, and training. Compliance and enforcement varies from state to state, with energy costs also varying by region. From a design standpoint, builders should take into account what materials will meet the codes in each state, as well as how to exceed the codes to improve building performance. Whatever the level of enforcement in each state, building owners can realize numerous benefits from complying with energy codes. The U.S. Department of Energy, Washington, estimates that if all states fully implemented the previous ASHRAE Standard 90.1, building owners and tenants could reduce their utility bills by $110 million the first year and save $5.7 billion over 10 years. Economic analysis indicates that every 6

dollar spent on energy-code compliance and enforcement yields $6 in energy savings. Estimating savings Because utility costs vary from state to state, it’s difficult to give a blanket dollar amount each building owner could expect to save on energy costs. This is where manufacturers can provide solutions to help builders and their customers calculate the energy savings of building components, such as walls and roofs. For instance, Butler Manufacturing, Kansas City, MO, is rolling out new Web-based programs that allow its builder network to enter initial construction costs, local energy costs, and typical operating and climate conditions to compare the energy efficiency of different roof- and wall-insulated assembly options. This information not only ensures energy-code compliance, but provides a comparative estimate of the components’ life-cycle operating costs over a 5- or 10-year period, and serves to guide specifiers’ decisions to look beyond initial costs when selecting a roof or wall system for their new building. In addition, the U.S. Department of Energy’s Building Energy Codes Program website (www. energycodes.gov) offers a wealth of information about code compliance, including COMcheck, a software program that helps determine whether
IECC and ASHRAE requirements are being met. The Metal Building Manufacturers Association, Cleveland, also hosts industry webinars on energy efficiency. Environmental benefits From an environmental standpoint, energy-code compliance also reduces air pollution and greenhouse gases in states and municipalities. For example, the Energy Conservation Construction Code of New York State is estimated to reduce carbon dioxide emissions by more than 500,000 tons/year and sulfur dioxide emissions by nearly 500 tons each year. Because energy efficiency is such an important aspect of building construction, manufacturers are addressing the needs and demands of building decision-makers by introducing new products and more energy-efficient versions of existing offerings. Walls and roofs have a significant impact on a building’s energy use. For example, a third of a building’s energy is used for heating and cooling — half of which is attributed to heated or cooled air lost through the roof, which often is the least energy efficient part of a building. There’s a real opportunity for manufacturers to enhance the energy efficiency of walls, roofs, and other products that can improve a building’s efficiency. Many manufacturers also are making significant investments in an energy-efficient future. They know the value of providing builders and laborers with extensive training that helps them understand how products impact local requirements, codes, and other factors. The construction industry has demonstrated its commitment to promoting sustainable and energy-efficient buildings. As we move toward introduction of the 2015 IECC Standard, it’s important for the industry to continue developing solutions that meet the code requirements of today and the future.

he U.S. Census Bureau projects that the portion of the population aged 65 and older will increase by 15.5 million (nearly 40%) between now and 2020. As the elderly age, it’s common for them and their families to put more consideration into their living arrangements and where they call home. Some may choose to maintain their current place of residence, or age in place, as it’s sometimes called. Others may seek out senior-living options, whether that is an independent-living community, assisted-living community (for those who may need a little extra help with medications or mobility), or a nursing home (for those requiring more full-time assistance with everyday needs). Regardless of the level of care offered within a senior-living facility, there are certain elements of the building itself that have a direct correlation with the residents’ health, comfort, and happiness. Among these are five important elements to keep in mind when specifying building materials for facilities used by seniors.

Acoustics For many elderly persons, moving into a seniorliving facility is the first time they have ever lived in a multiple-occupant environment. The number of residents can range anywhere from one or two to larger facilities with hundreds of residents, so it’s important that the facility strike a balance between giving people the privacy they desire and the assistance they need at this stage of their lives. It’s worth keeping in mind that, as some people age, they value, more than ever, time spent alone to rest. This is just one of the reasons the facility must have good acoustical design. When designing these spaces, it is important to take steps to stop sound transmission between adjacent rooms, from mechanical sources, and from outside noises. The key is to use products that can either absorb sound or eliminate or reduce the reverberation, also known as bounce-back, of noise sources. Products such as high-quality ceiling tiles, sound-deadening gypsum board, and various insulation products are just a few ways to accomplish this. When buildings are

designed correctly, with the latest in acoustical building-material technology, we are able to create a space where the occupant feels they are the only one in the building from a noise standpoint. Another important acoustical consideration involves the common, or social, areas within a facility. As we get older, most of us will have some reduction in our ability to hear. This makes noise control vital, particularly in social areas where we may be mingling with a wide variety of personalities, voice types and modulation, and extraneous noise sources. If our ability to hear is indeed reduced, the use of quality acoustical-control products will assist in our ability to hear and be understood. This phenomenon is even more critical when we take the signal-to-noise ratio (S/N) into account. The effect of the S/N is that, as the distance from the speaker doubles, the speech level drops by 6 dB until it is below the level of the background noise. When we combine this effect with reduced abilities to hear and modulate our voices, it can make communicating in those

Adopt an IAQ-focused purchasing protocol for materials that will be used in the facility during its daily life. These include things such as cleaning products, office equipment, maintenance and building materials, and furnishings. • Eliminate cigar, pipe, and cigarette smoking everywhere on the facility’s premises.
Connect with nature As you explore the “feeling of home” design for senior-living facilities, think of your own home. Does it have windows? Sure. Do we all enjoy views of nature? Sure we do. These same vantage points of nature should be incorporated into the design of any senior-living facility. According to the Center of Design for an Aging Society, Portland, OR, seniors need about three to five times more light than younger people for good vision and health. In addition, many seniors may not get outside enough, which is all the more reason to bring in more natural light. They need vitamin D so that their bodies can absorb calcium to strengthen teeth, bones, and tissue. Two sources of vitamin D are diet and sunlight. In healthy human bodies, 80% of vitamin D is produced in the skin when it is exposed to natural light. The benefits of having abundant daylight in our homes aren’t just physical. Studies show that seasonal affective disorder, evidenced by emotional depression, a drop in physical energy, increased appetite, and the need for more sleep, is linked directly to a lack of sufficient daylight. The studies and data behind the therapeutic effects of views of nature all
generally tell us we feel better when we can see outside, particularly when the view is of pleasant, natural surroundings.
Safe outdoor living spaces Access to nature and exercise is important to everyone, and possibly even more important within a senior-living facility. A nice walk outside in a beautiful garden area or tending that garden can be very therapeutic. Insuring that residents and visitors of a senior-living facility remain safe when taking advantage of these types of activities is paramount. Use of high-quality and easyto-maintain privacy fencing, railing, benches, and decking material can assist in maintaining their safety. Privacy fences help define an area and help insure that users do not inadvertently become confused and leave a safe space. Railings, handholds, and benches that are well spaced and splinter-free assist in mobility while maintaining independence. If incorporating a deck area into a space, the use of high-quality decking material that is slip resistant and maintains its shape is, of course, very important. Any buckling or warping of decking planks can become a trip hazard. This hazard is amplified when residents use walkers or canes.
It feels like home Moving can be stressful to anyone, and moving into a senior-living facility is no exception. Facilities and families alike work hard to make the transition easier for all, from thoughtful design to
areas difficult and can result in frustration and avoidance of those areas.
Indoor air quality We spend 90% of our time inside. Therefore it only makes sense that we want the air quality to be as good as possible. The issue of good indoor air quality is even more important in a space where occupants may have respiratory issues such as asthma and chronic obstructive pulmonary disease. When designing a space, there are many things we can do to improve indoor air quality. On the technology side, we can install drywall that actually pulls volatile organic compounds (VOCs) out of the air and makes them inert. All we have to do is install drywall with this technology and it will continue to pull out the VOCs for years to come, even with multiple coats of latex paint. Additional design steps we can take to help with indoor air quality include: • Ensure that proper fresh-air ventilation rates are in accordance with ASHRAE 62.

incorporating social gathering spots and other ways to make it feel like home. These efforts are more than just a nice thing to do. The benefits of having a place that feels like home are supported by science. According to a thesis by Hanna Falk, nurse and doctoral student at the Institute of Health and Care Sciences, Univ. of Gothenburg, Sweden, a sense of belonging strengthens a person’s ability to deal with the changes during residential care. One method of achieving this feeling of belonging is to use products similar to those used in the person’s original home. When you pull into the driveway or parking lot of where you live, what is the first thing you see? Most people notice the siding and the roof. You would be amazed at how much of the roof you actually see, particularly in a suburban residential setting. If we are trying to incorporate the feeling of home in a seniorliving facility, particularly those in a suburban environment, we need to incorporate many of the same siding and roofing elements that we would use on a residential home. Tremendous strides have been made in siding technology since the widespread implementation of aluminum siding after World War II. Newer technologies, such as polymer-based shingle siding that provides the look of real cedar shakes, are virtually impossible to distinguish from wood. They also offer considerable durability and virtually eliminate maintenance. Asphalt shingles are commonly used across the country, yet the technology used to manufacture today’s shingles is anything but ordinary. Features offered with today’s roofing products include solar capabilities, mold and wind resistance, and reflective characteristics for energy conservation. If we are serious about designing and building senior-living facilities to feel like home, using siding and roofing products that emulate this feeling is essential. hen people enter a space these days, they are often so busy looking at the walls, furnishings, lighting, ceiling, and windows that they miss one of the most beautiful things the room has to offer—the floor. It wasn’t all that long ago that commercial flooring needed to be something that complemented or, at least, didn’t detract from the interior design. What was more important was how easy the floor was to clean and how long it would last. These days non-carpet flooring has become as much a part of the interior design as the walls, lighting, or furnishings—and with good reason. What manufacturers are producing these days is stunningly beautiful. On top of that, today’s flooring is very sustainable, resists a lot of abuse, retains its original look for a long time, and usually requires no more maintenance than mopping with water. From a design perspective, what really make the available flooring stand out are the colors and textures. Standard offerings are vast and just about every manufacturer offers custom colors. In addition to being simply attractive, floor designs are used with increasing frequency to direct visitors, define areas, and to display organization logos/colors. In many entrances, the company/organization logo, embedded in the floor, can dominate the view. ven in today’s energy-conscious world, many who are involved with commercial buildings do not know where energy is being used or, worse, wasted. That is primarily because buildings don’t have effective energy-management programs. Once such a program is established, it can be made particularly effective by implementing a properly designed electricalpower-management system (EPMS). An EPMS makes it possible to connect an operation’s vast array of devices and provide them with the ability to communicate with each other, regardless of make or model. This single monitoring and management solution also makes it possible to build intelligence in or around the various devices. An EPMS enables a continual improvement process, involving visualization of real-time energy consumption and measurement, analysis, and implementation of programs to reduce energy use/cost. With the real-time, unified view that an EPMS provides, organizations can: • Establish a historical electrical-consumption baseline. Documenting a facility’s historical consumption patterns is a valuable undertaking. In a de-regulated util-
ity industry, most customers will be able to choose from multiple power providers, each offering different rate packages. These offerings will take many forms, including variations of block (lump quantity), time-of-use, and real-time pricing programs. Without detailed and documented knowledge of present and historical consumption patterns, users will be unable to select the program or provider that will maximize their rate-savings potential or be able to proactively plan for periods of peak usage. • Unify facility management. The expectation is that a facility is working properly and running smoothly. But its ability to function is dependent on underlying power-distribution systems, IT and environmental equipment, safety and security systems, and building controls. Monitoring and managing these systems is critical to successful and uninterrupted operations. However, these systems are often acquired from different vendors and communicate using proprietary protocols. They do not talk to each other and come with unique software. Addressing this issue, today’s EPMS products provide full-scale integration of third-party products

and other critical facility systems, including buildingmanagement systems (BMS), security systems, and fire-alarm systems—compiling complex data into a unified management platform for informed decision making. • Identify energy-consuming loads. An important aspect of any successful energy-management program is identification of those facility loads that consume the most energy. This will allow users to prioritize energy-reduction efforts, including shedding non-critical loads, shifting loads to an offpeak rate period, and targeting inefficient operations for further action. Today’s EPMS solutions make it possible to monitor the operation and status of all electrical components that are running in buildings, and provide trend measurements on those components over time. When changes are detected, the information can be used to investigate and respond proactively to electricity-hogging devices and faulty equipment, prior to failures that could cause service interruptions. • Accurately allocate energy costs. Financial management of any operation is key to the profitability of the entire organization. With electrical costs consuming such a large percentage of total operational costs, it is essential that the impact of electrical costs be fully documented. Accurately allocating electrical costs to departments creates accountability and the incentive to take ownership of energy-management efforts. Additionally, understanding energy costs as they relate to specific product processes provides management with an additional tool to use in making production decisions. 16

• Document energy-reduction efforts. An EPMS makes it possible to constantly track electrical-usage data across a facility and to benchmark the effectiveness of energy-reduction efforts. Such practices include load management and the installation of high-efficiency products. Verifying the implemented programs provides feedback as to the magnitude of success of each effort, in addition to documenting all monetary savings. This is a critical step in rationalizing all energy-related expenditures. • Increase reliability. The critical purpose of an EPMS is to keep systems up and running and to ensure that cooling and power requirements are always met. This is accomplished by consolidating real-time information on electrical systems across an entire facility. Many buildings are already measuring energy consumption or keeping an eye on harmonics, voltages, and other power-quality events. However, EPMS systems go a step further to provide accurate data on details such as circuit loading, peak demand, equipment status, and hundreds of alarms that warn building managers about underperforming equipment and conditions that threaten uptime. • Plan for growth. Planning electrical usage and demand is a difficult job. As site loads increase and usage patterns change, demand on a device may grow beyond its intended capacity. While average demand may not be a concern, peak demand always is. This capability is important because even a momentary spike has the potential to bring down an entire network. Today’s EPMS products track energy usage over time, immediately inform management of peak lev-

els, and project future demands based on past usage. This knowledge is critical in planning for electrical upgrades, avoiding unnecessary expenditures, and making changes to the power chain to support load patterns. With the right EPMS, organizations can optimize their electrical infrastructure for efficiency, reliability, and lower operating cost. New supervisory, connectivity, and protection capabilities provide oversight of a facility’s entire power infrastructure. Whether your goals include meeting regulatory requirements, business objectives, facility certifications, specific energy-reduction targets, or renewableenergy integration, EPMS provides the first step. There are many different suppliers of EPMS and many different levels and cost points. illcrest Convalescent Center, Durham, NC, is a senior-living environment that marries the support of a full-scale healthcare facility with the comforts of home. When administrators needed to add a second floor and renovate sections of the facility, they wanted to do more than a simple renovation. Working closely with Jane Cramer, principal, and her design team at architect firm Cramer & Wilson, Troutville, VA, Hillcrest’s administrators looked to Milliken & Co., Spartanburg, SC, for a carpeting solution to make residents feel as if they were living at home, not in an institution. “Milliken was an instrumental part of the design process,” said Cramer. “Not only did they offer products that were perfect for Hillcrest, but the associates we worked with were incredibly helpful and flexible with the needs of the project.” Cramer had a clear starting point from Hillcrest. “They envisioned the four wings of the facility coming together with images of brick, grass, and pebbles on the floor. We also wanted to incorporate blues, yellows, and greens throughout the design. Milliken was the only manufacturer

that could step up to offer a customizable carpet solution to match our vision.” Milliken’s Designed for Senior Living collection was the source for 50,000 yards of carpet installed as more than just carpet. Outdoor Video Provides Religious Center Security A high-tech system protects the buildings of an ancient religion.
R
epeated incidents of taggers spray-painting the temporary construction fence at a 21acre religious and cultural center in Chino Hills, CA, indicated a need for a more-intelligent perimeter-protection and monitoring solution for the property. For the BAPS Shri Swaminarayan Mandir and Cultural Center, the solution was a perimeter-protection system from SightLogix, Princeton, NJ, that made it possible for facility administrators to better monitor the property perimeter and protect an intricate and elaborate construction project going on inside the fence. The nearly finished temple, a traditional Hindu mandir, features elaborately carved pinksandstone blocks, each created by artisans and sent from India, together reflecting millions of man-hours of work. Five existing buildings on the Chino Hills site include the Haveli reception hall, the exterior of which features intricately hand-carved teak. The Chino Hills project is part of the Bochasanwasi Shri Akshar Purushottam Swaminarayan Sanstha (BAPS), an organization that began in a small village in India in 1907 and has since grown into a worldwide socio-spiritual organization dedicated to community service, peace, and harmony. The complex includes a reception building, cultural assembly hall, classroom building, gymnasium, and residences for the swamis, in addition to the new mandir. Much of the 21-acre site will be landscaped open space along with access roadways and parking, with several more buildings planned in the future.
Protecting the perimeter Before turning to SightLogix intelligent video surveillance to protect the site perimeter, BAPS considered using a fiber-optic-based system to 26

detect intruders based on vibrations of a sensor cable attached to a fence. “We gave them the cost comparisons and the minute we did a demo of SightLogix, they instantly decided,” said Ron Nyberg, regional sales manager of FocusMicro Inc., Mukilteo, WA, who introduced the technology to BAPS. “For aesthetic reasons, they were happy with the fact that they didn’t have to physically strap something to their fence.” Aesthetics will become even more important later when a permanent ornamental concrete-and-wroughtiron fence surrounding the complex replaces the

current temporary chain-link fence. “We had looked at other options around the perimeter,” recalled Kaivalyamurti Swami (KV Swami) of the BAPS Center. “We found they would be very expensive, hard to implement, and would result in many false alarms. We had a demo of the SightLogix equipment, and we were very impressed with its ability to allow preemptive decision making based on the data it provided. Their product is clearly durable and well-built for the outdoors, and we liked that it would give us the results we were trying to
project SECURITY achieve.” SightLogix was also “very considerate” of BAPS’ status as a non-profit organization funded by donations.
High-tech surveillance Six SightSensor cameras mounted on 30-foot poles located between 400 and 1,200 feet apart around the perimeter view an area that overlaps the adjacent sensor’s field of view, eliminating any blind spots. Designed for long-range protection of high-value assets in outdoor environments, the cameras can detect the presence of a human within the view of a camera over an area as large as 1,500 feet, providing redundant coverage in critical areas for the BAPS facility. Each camera uses a high degree of onboard image processing with integrated video analytics that determine when and where an intrusion has occurred and set off an alarm if someone tries to breach the BAPS perimeter. These alarms, set by rules that can include size, direction, and other variables, use GPS technology that calculates the actual size of all objects anywhere in each camera’s field of view, considerably reducing false and nuisance alarms. Multiple image processors in each camera compensate for outdoor issues such as camera motion (from wind, for example) and also
dynamically correct lighting and eliminate tree motion to provide accurate detection, even in the difficult outdoors. The cameras also use encryption to eliminate network intrusion and tampering. Each 30-foot pole also has a Pelco, Clovis, CA, pan-tilt-zoom (PTZ) camera, automatically controlled by a SightTracker. When the camera detects an intruder within the viewing area, it automatically directs a PTZ camera to zero in and continually track the source of the alarm. The image from the PTZ camera is sent back to the video-management system for viewing the event in real time as the intruder moves throughout the scene. All information showing detected targets, as well as the camera and associated PTZ fields of view, is displayed onto a SightMonitor topology map of the facility. At BAPS, each camera shoots down the fence line and each PTZ dome can zoom in on any alarm point within the camera’s broader field of view. “Going with this system gives us views of our entire perimeter and it gives us the option of monitoring these areas visually as well as intelligently,” says KV Swami. “Most importantly, it gives us an early notice of an intrusion or activity on our perimeter so that appropriate
decisions can be made.” The SightSensor camera is contained in a NEMA 4X nitrogen-purged enclosure that enables the camera to operate in outdoor and harsh environments, including an extended temperature range (–50 F to 158 F). Such packaging extends its life and detection accuracy in any environment. The perimeter security solution is integrated with Genetec’s Omnicast IP videosurveillance management system (Genetec Inc., Montreal). As a certified Genetec partner, SightLogix’s outdoor system is fully compatible with Omnicast. The integrated solution enables all alarm and target information detected by the cameras to be displayed by the Genetec videomanagement software (VMS). When a camera detects a target that violates a user-defined security policy, the camera provides the precise target location to Genetec, which displays the nature of the threat and enables easy viewing of the video on the Genetec system for full situational awareness.

For more than 150 years, The Admiral at the Lake, Chicago’s first and longest-serving, not-forprofit, senior-living facility, has strived to provide exceptional continuing care and retirement living. To continue and enhance its “proud tradition of quality service to older adults who are drawn to the idea of vibrant retirement living,” the new Admiral at the Lake recently opened in Chicago’s Edgewater neighborhood. Designed by Perkins + Will, Dallas, the building contains 200 independent-living units, 39 assisted-living units, 17 memory-support units, and 36 skilled-nursing units divided between the 12-story healthcare component and the 32-story independent-living tower. The high rise, built to replace the old building demolished in 2007, also features garden and rooftop terraces, restaurantstyle dining, a theater, and a pool. “Kawneer and Traco [both Norcross, GA] were brought in during initial discussions to help create a solution that would meet the design, performance, and budgetary requirements of both the architect and the owner,” said David Potter, CSI, CDT, and architectural sales representative for Kawneer. “We were able to provide a range of storefront framing systems, entrances, and windows for use on the 628,570-sq.-ft. facility.” The building is a post-tensioned concrete structure with a mixture of punched openings, stonework, and painted concrete. Mark Kane, president of Chicago-based Softer Lite Window Co., the project’s window installer, said, “Because the building is post-tension, coordinating the fastener locations was complicated as we needed to ensure we did not penetrate any of the cables. However, throughout the process Traco and Kawneer were very involved—attending many preconstruction meetings to support us and address any issues that arose.” Lend Lease, Chicago, served as the general contractor for the project and Elk Grove, IL-based Alumital Corp., a subcontractor to Softer Lite, was the glazing contractor. During the design and construction process, Lend Lease required that on some openings the receptors and sub-sills be provided with a nail flange for the installation. Kawneer and Traco were able to accommodate this by creating custom shapes designed specifically for the project. Use of the TR-700 window wall, featuring 90-degree custom corners with narrow sight lines, added a unique element to The Admiral at the Lake. Several window sizes and types were incorporated throughout the building, including the window wall with TR-710 4 5/8-inch offset casement thermal aluminum
windows (outswing), TR-750 4 5/8-inch offset projected thermal aluminum windows, and TR-780 offset 4 5/8-inch depth fixed thermal aluminum windows. Featuring a slab-to-slab application and slab edge cover, the TR-700 window wall delivers a sleek and streamline appearance, helping the building fit into the footprint of the city and the neighborhood. The system can be pre-engineered and pre-glazed, eliminating much of the labor and time spent on site, which was critical as the site location did not afford the building team a great deal of room to work. “Not only did the windows offer a tremendous performance-to-value ratio, but the doors offer high thermal performance and are capable of meeting ADA requirements, so we did not have to sacrifice performance or aesthetics to meet code requirements,” said Scott Baker, sales representative for Kawneer and Traco. The TR-8300 thermal-aluminum, heavy-commercial sliding-glass door and NX-8900 3 1/4-inch thermal-aluminum architectural terrace door were used in numerous locations throughout the building. The TR-8300 offers several options for ease of operation including an oversized pull handle and adjustable steel wheels for the operating panel and screen. To withstand heavy traffic flow, Kawneer’s 350 medium-stile entrances were used on the first floor of the building. Kawneer’s Trifab VG (VersaGlaze) 451T framing system provided enhanced thermal performance and a range of design options that fit the project’s requirements, while the Trifab VG 450 framing system was used in the garage areas. roduct case studies often examine the potential problem-solving nature of products, such as speed of installation and labor savings. Performance, however, is often expressed by contractors’ or building managers’ expectations for the future, turning what should be an objective measurement into a subjective judgment over time. Often the only way to accurately judge a product’s performance is to compare it with a similar product under similar circumstances. In 2007, officials at the Univ. of Minnesota Duluth (UMD) compared permeable pavers from Azek Building Products, Scranton, PA, with traditional concrete pavers. After a fiveyear period, the differences were clearly visible. The Azek pavers showed no signs of cracks with minimal wear and tear, damage, or color change. The concrete pavers, however, had buckled and tilted.

Tough duty UMD’s need for a permeable paving solution came about during construction of a civil-engineering building and a design strategy to manage storm-water runoff on impervious surfaces around it, since the campus is on a designated trout stream that drains into Lake Superior. The university’s storm-water pollution-prevention program required storm-water treatment, so the designer suggested Azek permeable pavers for their water-infiltration properties (the result of spacer lugs on the sides of the pavers) and as much as 95% recycled content in their manufacture. Scrap auto tires and some plastics are the primary materials used in the pavers. In fact, the pavers’ manufacturing to date has diverted more than 10 million pounds of scrap rubber and plastics from U.S. landfills, using recycled material from more than 525,000 old tires and 16 million plastic containers. The pavers
project EXTERIORS provide longevity as well, outperforming other pavements, such as pavers with fly ash, by more than 10 times. The manufacturing process also uses 95% less energy and produces 96% fewer CO2 emissions than conventional pavers. The end result: The pavers help projects earn LEED certification more than any other pavement. Other features of the pavers are attractive to specifiers, too. An Azek installation saves money because the system reduces labor by almost two-thirds. The secret is a grid system, in which the pavers lock into place and which ensures accurate placement. Made of the same durable material as the pavers, the 16-inch by 16inch grids automatically align pavers in whatever pattern has been specified, eliminating the need to tweak positioning. Another reason installers like the pavers is that they weigh only a third of comparably sized concrete pavers. The big question at UMD, however, was how the pavers would perform in frigid Minnesota winters with sub-freezing temperatures, repeated freeze/thaw cycles, scraping snowplows, the snow itself, and salt used for de-icing. Top it off with heavy truck traffic in a loading-dock area, and the installation presented an all-out challenge for a new paver technology.

Controlling the flow Also central to the issue was how the pavers would manage the rainwater runoff. According to Mindy Granley, UMD’s sustainability coordinator, the area’s soil has high clay content and is not conducive to absorbing water. Rainwater from the campus can get from the top of a hill to Lake Superior in 10 to 15 minutes. Granley pointed out that impervious surfaces could affect water quality: Controlling the volume and speed of the water flow reduces pollution and erosion. The permeable-paver versus concretepaver test was set up in two high-traffic areas. The first was a 600-sq.-ft. loading- and storagearea expansion of UMD’s plumbing shop. Erik Larson, an engineer at UMD, said this was an appropriate test location. It had poor drainage, was frequently muddy after heavy rains, and had vehicle, forklift, and truck traffic. The permeable pavers were set into their 16-inch by 16-inch interlocking grids next to traditional concrete pavers on the same engineered base. The second area comprised a 75-sq.-ft. triangular area outside the sports and health center, where the buses unloading sport teams and student foot traffic took their toll. Despite attempts by the building and grounds division of facilities management to landscape the area,

students kept cutting through the space. It provided a good proving ground to see how the permeable pavers handled foot traffic in winter conditions.
Permeable freezes out concrete In 2008, after a tough Minnesota winter, UMD deemed the test to be favorable for the recycledcontent permeable pavers, which showed no cracks or color fading. The facilities division went on to install 990 sq. ft. of pavers in the civilengineering building’s loading dock in addition to the test installations. Five years later, UMD is still encouraged by the pavers’ performance. The concrete pavers took a beating from traffic and snow and ice control, but the permeable pavers look much as they did the day they were installed. According to Granley, permeable pavers have proven to be an effective strategy to deal with UMD’s soil and extreme winter conditions–natural and man made. Larson agrees, and they intend to use the same pavers for future projects.

he Chihuly Garden and Glasshouse is the cen-
terpiece of an installation in Seattle that houses a 100-footlong sculpture by renowned glass artist Dale Chihuly. Designed by Owen Richards Architects, Seattle, the Glasshouse features 28,000 sq. ft. of SunGuard SuperNeutral 62 glass, manufactured by Guardian, Auburn Hills, MI. The glass was selected because it met Chihuly’s specifications for transmitted color and colorrendering index and the City of Seattle’s energy, wind, and structural requirements.
