Our Studios 2014 in Review 2014 showed a remarkable revival in the market place across all sectors. Happily this has seen IDP return to its full strength of 30 staff, made up of graduates, architects, town planners and technical staff. The firm is a RIBA Training Office, offering practical training places for RIBA Parts 1, 2 and 3 candidates, as well as supporting technical staff through technical qualifications and practical work. Strong knowledge and research linkages exist with both Newcastle and Northumbria Universities.
Southern Office This year has seen the consolidation of IDP Southern’s London office, based within The Building Centre, 26 Store Street, London WC1E 7BT. This southern base has enabled the practice to carry out projects in Southampton, Swindon, Windsor, Wokingham, Oxford, Milton Keynes, and Cardiff. Further broad ranging projects are in the pipeline for the coming year.

Leisure & Hotels The end of the recession has heralded a return to Leisure spending, and IDP have been working on a number of Boutique Hotels and Leisure facilities. Resurgent hotel development has been fuelled by the acquisition of good sites becoming available, due to the recession. Much of the growth in this sector has been attributable to the increased opportunities available for budget hotel operators to acquire superior sites at lower market property prices which prior to the economic crisis would have been use for prime residential and commercial developments. The majority of this growth has been driven by Premier Inn and Travel Lodge.
Hampton by Hilton Hampton by Hilton have acquired the office block opposite the Royal Station Hotel in Newcastle City Centre, and IDP are delivering a 160 bedroom Hampton by Hilton 3 Star Hotel in the centre of this historic City. Conveniently situated next to the east coast main line station, and adjacent to the Metro Rapid Passenger Transit System, this hotel is perfectly positioned to benefit from optimum access to public transport, whilst being within walking distance of the historic Grainger Town. The former office building has been converted into a stylish modern hotel within demanding criteria of time, cost and quality, not to mention taking place within the overall remodelling of the Central Station and the pedestrian and vehicular approach.

Wynyard Hall Wedding and Exhibition Venue The delivery of the award winning Marquee Wedding Venue at Wynyard Hall for Cameron Hall Developments, has been accompanied by the commencement of work on the Visitor Centre, that will serve what is to become Europe’s largest ‘rose garden,’ once again at Wynyard Park.
Cookery School A Cookery School and attendant Residential Accommodation completes the specialist leisure facilities within this historic Park.
Safeguarding Historic Parklands A wide range of public access routes, the refurbishment and the consolidation of historic features within the landscaped grounds, and a children’s ‘wild’ play area will be co-ordinated within enhanced Country Park walks in the course of 2014.

Seafield Leisure Club Occupying a demanding position on the Seahouses sea front, Seafield Leisure Club has been a successful feature of the tourist offer in this popular seaside resort. Increased facilities and the ability to offer greater space and quality to the visitor led owner Ken Britton to commission IDP to extend this successful leisure outlet.
Demand for additional cafĂŠ and entertainment space, particularly through the summer season has led to a requirement for an increase in seating capacity in the cafĂŠ area and the installation of a sprung floor will allow the club to offer high quality exercises classes in addition to the existing gym. A further extension will provide an enhanced beauty treatment facilities with the addition of 10 sunbeds in a new relaxation area.

Woolsington Hall 5-Star Boutique and Country House Hotel A further development of similar themed leisure facilities is planned for Woolsington Park, Newcastle, adjacent to the International Airport. This listed building; the ‘hidden gem’ of north Newcastle; a Hunting Lodge built originally in the 17th Century, will be painstakingly restored to deliver a ‘Boutique Hotel’ with 32 bedrooms, a Brassiere Restaurant and International Spa Facilities. Once again a Cookery School and Exhibition Venue, serves the new hotel. The hotel is set within 160 hectares of historic Country Park, this 18th Century landscape with ornamental ponds, bridges, ha-ha’s and a hermits residence, accommodates a golf course and country walks within the Deer Park.

Healthcare Extra Care Villages 2014 has been a time of outstanding growth in Care Villages. Currently 4.4 million of people within the UK are considering the potential of moving to Extra Care or Care Facilities and coping with the increasingly ageing population will be a growing challenge to the incoming Government after the Election. Care for the elderly has typically meant that ageing parents or grandparents ‘put off ’ the difficult decision to downsize until the very last moment - often when one or other partner succumbs to a challenging health condition. Moving to elderly care accommodation has therefore been a last ditch decision and, accompanied by bereavement, often provides another challenging change of lifestyle when the individual is at their most vulnerable. A great deal of research has been carried out into more responsive elderly care provision with particular focus on assisting the elderly to make the change at an earlier stage in their later life, hopefully at a point where both partners can enjoy many further years of active life. Current proposals informed by best European practice tend towards Care Villages of 200 to 300 units, thereby
benefiting from the economies of scale and creating a vibrant neighbourhood which attracts 55+ active elderly, and creates a very much and more robust sex / age pyramid, whilst delivering a vibrant, buoyant and positive environment, which attracts visitors to its attractive restaurant, bar and social facilities. The contemporary Care Village is situated in the centre of an attractive residential neighbourhood and provides high quality community facilities at an early stage in the housing development cycle. The public are welcomed in to use the amenities thereby assisting the financial viability whilst ensuring that the community is vibrant and lively. A ‘hotel-like’ environment with spacious entrance foyer and attractive communal spaces makes ‘visiting the grandparents’ easy, ensures that the community is enlivened by visitors of all ages from the surrounding community and, most importantly, that the interest and excitement of everyday life is maintained, ensuring that the community does not become a back-water, separated from all the stimuli that maintain happy and fulfilling lives. IDP are developing new Care Villages at Alnwick, Northumberland, Walkergate and Scotswood in Newcastle upon Tyne.
Special Needs Housing
‘Hospitel’
The Practice has become increasingly involved in designing and developing accommodation for those with special needs. Currently design teams are preparing groundbreaking layouts for dementia suffers and also housing units for those suffering from Parkinson’s. All the accommodation meets the HAPPI criteria.
Coping with spiralling health provision costs, the National Health is searching energetically for solutions to the perennial ‘bed blocker’ problem. IDP have prepared their own bespoke proposals for cost effective delivery of the ‘Hospitel’ concept wherein patients are discharged from surgical wards once their treatment is complete, into bespoke designed ‘hospitel’ bed spaces where they can convalesce and recover. The well designed and attractive hotel type of accommodation enables convalescence with, wherever necessary, medical observation, thereby freeing up urgently needed clinical bed space and delivering an enhanced service at a third of the price of a fully serviced clinical bed space.

Central Walker Retirement Village Phase 1 IDP and Wates won the design competition to prepare proposals for a retirement village in the centre of Walker. Phase 1 of the project, an Extra Care Facility comprising 75 one and two bedroom apartments, has now achieved Detailed Planning Approval. This groundbreaking development is designed utilising the design concepts of Professor Hans Marcel Becker. Professor Becker believes that by making life much more fun for residents, complaints and expenses are reduced, residents become more active, family and other volunteer workers like to come and visit, everything becomes less expensive, but most importantly, a pleasant and inspiring environment works wonders for residents and staff. Individual care paths are enhanced, sick leave is reduced, and the ‘happiness-focused’ organisation reduces personnel turnover. Medical care is available when necessary but it is deliberately relegated to the background. The Extra Care building has an atrium / ‘winter garden’ which accommodates a restaurant, bar, library, health and fitness room, hairdressers, drama, art and movement classes, together with a treatment room and physiotherapy room.

Alnwick Extra Care IDP obtained detailed planning permission for a 58 bed Extra Care unit at Greensfield, Alnwick in 2014. Galliford Try are appointed contractors and work is now progressing on site with a view to completion of these retirement flats in 2016.
Central Walker Retirement Village Phase 2 Phase Two of the retirement village is a 44-unit residential scheme, comprising bungalows and a reinvention of the Tyneside flat. This is located immediately north of the Extra Care Facility (Phase 1). Both phases are expected to be complete in Spring 2016.

Commercial ‘Big Data’ IDP have been working closely with Gavurin, a relatively new start-up ‘Big Data’ company which has grown in three years to become a company of 15 data specialists and which will double its size in the course of the next eighteen months. Gavurin, founded by Paul Miller and Mike Lowenstein three years ago, has developed outstanding abilities in ‘Big Data’ management and processing. They currently manage data for Wal-Mart, Dun and Bradstreet, the Princes Trust and Mitie and have a wide range of further potential customers that they are in negotiation with. To maintain their North East base, new premises are required and it is Gavurin’s intention to develop new facilities to house their research and development team within the heart of Newcastle so as to benefit from its strong linkages with both Newcastle and Northumbria Universities.
Stocksfield Hall IDPartnership have been working with IHC Merwede and The Engineering Business. They employ over 150 design engineers, who work from two sites within rural Tyne Valley, and a wide range of constructors and fabricators, who build the equipment on Tyneside and Teesside.
In order to cope with the expansion of their business, EB needed to bring together their two Tyne Valley operations into one rationalised campus at Stocksfield Hall; a rural business park, built around historic farm buildings in the Tyne Valley. IDPartnership demonstrated how increased floor area of 25,000 sqft could be sensitively integrated within the fine grain of the existing rural business park, creating a purpose built work and research environment for high level design engineers.

Housing Trinity South, South Shields Work started on the first phase of the site for 220 new homes in 2014 and is now well advanced. Approximately 50% have now been completed. The design development work has been completed on the linear park which will unify all elements of this bold urban regeneration scheme linking it with the proposed riverside park by the south bank of the River Tyne.
Cotgrave, Nottinghamshire
Monksmoor Park, Daventry
IDP received planning approval and Built for Life Diamond Standard for this ÂŁ100 million 458 unit brownfield village extension for BDW North Midlands in 2014. Remediation is taking place and the Show Village will be complete by Spring 2015.
IDP obtained planning permission in 2013 for the first phase of this 1,000 unit urban extension at Daventry in the East Midlands. Working closely with Daventry District Council, Northampton County Council and Crest Nicholson plc. Work on site started in 2014 and the Show Village has been completed. Sales are proceeding at a rapid pace.

Plan B IDP formed an LLP with Elliott Associates and Housing Consultancy Plus to form Plan B in 2011. Plan B has an innovative approach to delivering affordable social housing. The unique plan forms are designed to minimise waste and maximise functionality. Great care has been taken to simplify structure and detailing which makes the house types particularly suitable for training and apprenticeship purposes.
Plan B - Delivering Cost-Effective Social Housing Plan B specialises in the design and development of special needs housing : accommodation for the elderly, Alzheimer’s, Parkinson’s, and those groups with special needs. Plan B was awarded the Constructing Excellence in the North East Award for Innovation and was shortlisted for the National Innovation Award 2014 for their work in simplifying, rationalising and facilitating the delivery of social housing units utilising their Plan B house types during the recession. The LLP has delivered 30 units so far, currently has 275 units on site and has a further 254 ‘in the pipeline’.

Moorgreen Hospital, Southampton IDP have completed proposals for a 124 unit scheme within the former hospital site at Moorgreen. At the centre of the hospital complex is a Listed former Workhouse which forms the core of the housing development. Listed proposals for the retention and refurbishment of this historic building create a heart for this sustainable community.
International Research: CCUS
Off-Site Construction and BIM
During the course of 2014, IDP have been working closely with Northumbria University to develop a ‘structure and infill’ construction approach to provide a cost effective and sustainable means of delivering basic shelter for poor households within Malaysia. IDP have been utilising their substantial experience of offsite construction to assist Dr Kyung Wook Seo in the evolution of a CCUS (Compact Core Unit for Survival). The proposals utilise ‘long life – loose fit – low energy solutions’, an essential element in delivering sustainable, serviceable and useful prototypes for people needing cost effective housing in Malaysia.
IDP’s involvement with Housing Consultancy Plus and Elliott Associates has assisted greatly in their understanding of ‘cost and value’ in the area of off-site construction. Plan B have designed and developed their own timber framed system for housing purposes. BIM plays a large part in IDP’s design evolution and IDP’s commitment to 3D modelling at all stages underpins the functionality and integrated design development of their many development products.

In the course of the year, IDP have assisted BDW in their appraisal of off-site construction in volume house building and IDP’s construction and technology specialists have been carrying out research on the state of the art in framed and modular construction.
Masterplanning Sniperley Park, Durham IDP are working closely with planning consultants, NLP and their client Theakstone Estates, to deliver strategic housing land to the north of Durham as part of the Durham County SHLAA. A Masterplan for 2,500 new homes, a local centre, a new school and an elderly care village have been submitted to the County of Durham for approval within the green belt land release stage of the Local Plan.
Newcastle Racecourse
Sustainable New Housing within Gosforth Park
IDPartnership have been successful working closely with Arena Racing Company to obtain planning approval for their regeneration Masterplan for Newcastle Racecourse and its facilities. Investment in the course facilities with an all-weather track floodlighting and straight-mile run will provide world-class facilities at High Gosforth Park in Newcastle upon Tyne.
A small number of new executive homes are designed to provide enabling development for the Newcastle Race Course improvements. Both areas of housing are contained within existing walled gardens and offer bespoke sustainable housing which ‘touches the ground lightly’ and fits seamlessly within a superb park environment.

Scotswood Regeneration IDP’s award winning £265 million 1,800 unit regeneration project in Scotswood to the west of Newcastle. New Tyne West has been on site for a year and the Show Village was opened in Easter 2014. 377 units are planned for the first phase and 150 new homes have now been built and sold. Design work is now advanced on the next phase. New Tyne West has been voted into the league of ‘top ten’ major European urban regeneration projects by consultants KPMG. This comprehensive programme of regeneration is being staged over a fifteen year development period which will rejuvenate the west end of the City. New Tyne West is an innovative collaboration between the private sector, Barratt, David Wilson, Keepmoat – the public sector, the City of Newcastle upon Tyne, and local residents in the delivery of an area wide regeneration Masterplan.

Strategic Planning IDP have developed strategic plans for in excess of 15,000 units per annum. These large scale strategic Masterplans firstly seek to make the case for development; greenfield release or ‘exceptional case’ and thereafter deliver sustainable and attractive places to live and work which are set within a sustainable ‘green-blue’ framework;
Green to accommodate existing landscape infrastructure and planned long term public open space provision Blue to ensure that Sustainable Urban Drainage Systems will alleviate any potential of flooding. Most important of all, IDP seek to deliver an environment that is not only environmentally sustainable but also a ‘living place’ in which biodiversity is maximised. IDP have been preparing Masterplans in Milton Keynes, Swindon and Arborfield in Berkshire.
Byker IDP are continuing their work with Byker Community Trust and YHN in the delivery of further Masterplanning work associated with the historic estate. Currently IDP are working in adjacent Old Byker to ensure that the environs of this estate benefit from the overall investment within Ralph Erskine’s Grade II* Listed estate. Work in North Byker will address the local community’s concerns with regard to streetscape, car parking, privacy and security, as well as pin-pointing potential infill development opportunities which can deliver much needed quality social housing in close proximity to the regenerated Byker estate.

Arborfield, Berkshire After a years work, the planning application for Arborfield Garrison has now been lodged. Crest Nicholson, working closely with the Defence Infrastructure Organisation and Wokingham Borough Council, have submitted a planning application for 2,000 housing units together with health, education and retail amenities over a fifteen year programme.

Heritage Precise and painstaking work in the analysis and understanding of listed buildings and historic landscape has characterised IDP’s work on Wynyard Park, Woolsington Hall and, most recently, Heathfield House in Lowfell. Preparation of a detailed photographic ‘gazetteer’ and painstaking survey work leads to a robust conservation strategy, which then informs all further design and development work.
Precise understanding of the history, context and chronology of development enables the designers to turn aspects that were previously considered as development risks, into design opportunities which help to enrich and add value to the out-turn development.
Arborfield Horse Infirmary The historic Horse Infirmary at the former REME Arborfield Garrison – a small yet extremely interesting listed building and ancient monument within the Arborfield development at Berkshire, enabled IDP to liaise closely with the Museum of London Archaeology Department to prepare a conservation strategy for a unique First World War Vetinary artefact. Designed in two phases between 1914 and 1915, this highly unusual isolation hospital for horses returning from the front is noteworthy for its technological advancement. In this centenary year, its refurbishment serves as a poignant reminder of the suffering of both men and animals in the ‘War to end all Wars’ The Horse Infirmary Stables

Heathfield House, Gateshead IDPartnership were appointed by Vanton Developments to carry out the refurbishment and new build proposals for the residential development at Heathfield House, Gateshead, to enable a Planning Application, Conservation Area Consent Application and Listed Building Application to be made for four residential apartments and 2 storey dwelling with the existing Heathfield house. A new build dwelling was also proposed on the current location of the coach house outbuilding block.

Education & Student Accommodation Schools IDP’s numerous Masterplans invariably accommodate all the necessary services and amenities required by a balanced community. School provision needs to be well designed and logically positioned so as to benefit from the integral ‘safe routes’ to school which are a feature of IDP Masterplans. IDP’s proposals conform to DES Bulletin 99 and BB82:Area Guidelines for Schools to maximise flexibility and adaptability as well as deliverability.
Flexibility is the ability to change things in the short term, for instance, sliding folding partitions which can be moved to create two spaces or furniture which can perform a number of functions. Adaptability is about designing the building in the long term and includes the need to keep services to outside walls so internal walls can be moved at a later date and ensuring that buildings are a shape which allows them to be extended easily. IDP work closely with schools to ensure that a design takes on board the organisation, aims and priorities of the school, whilst providing practical and functional solutions for teachers which make learning a joy for children.
Portland Green, Shieldfield IDP have been working closely with Metnor Construction on the development of the Portland Green project in Shieldfield, Newcastle. Work to date sees the successful completion of Phase One for 275 student bed spaces. Phase Two consisting of 338 bedrooms and cluster flats together with retail space on the ground floor is now on site. Built around a secure landscaped courtyard, the seven storey building is due for completion for the student intake of August 2015. Further phases are currently being progressed through Design and Planning Stages for completion in the term starting 2016.
