2018 in Review
In July this year it will be 30 years since we opened our current office, as Ian Darby Partnership, in the former Church of St Jude, Newcastle upon Tyne. We’ve taken the opportunity to include within this Newsletter, an overview of key projects undertaken within that time, alongside news of our current work across a range of sectors. 2019 is set to be a very exciting year for IDPartnership following from the successes of 2018. In particular the RICS award win for restoration of The Maltings in Alnwick, as well as the award win for Green Hills Blackburn at the North West Residential Property Awards. The practice has continued to deliver the very highest quality architectural projects for a wide variety of regional and national clients. This includes the completion of a new accommodation wing to Willow Burn Hospice in County Durham, as well as the refurbishment of Newcastle’s Victorian Racquets Court into a modern office for Gavurin. Both of these projects were shortlisted in the 2019 RICS Awards North East. 2018 also saw the completion, by Balfour Beatty, of Ecclesall Infant School in Sheffield. Very exciting progress has been made with Home Group’s Gateshead Innovation Village, and we are now beginning to see the results of all the hard work, allowing us to review and analyse the strengths and weaknesses of various ‘Modern Methods of Construction’ through the variety of modular and elemental techniques that have been employed on the site. The acceleration in delivery of new housing is a significant shift in national government’s commitment, and IDPartnership are working closely with landowners and Homes England to develop long term partnerships 4
that will assist with this in the short, medium and long term. Our involvement in garden village projects continues at pace with planning permission granted for South Seaham Garden Village. The infrastructure works are well under way with reserved matters applications proceeding throughout the year with both registered providers and private sector housebuilders contributing to the shared vision for a true garden village in our region. With Brexit still looming it is quite alarming to hear of the potential impact to the North East economy due to our reliance on export. Thankfully, we have found little real impact in terms of our workload and future ‘pipeline’. However the partners monitor this on a weekly basis as it will undoubtedly have a part to play in our client base and forward workload. Looking ahead, 2019 will see the commencement of works on the new headquarters for Bellway Group near Newcastle Airport. We have also been asked by a major housebuilder to expand the current services we offer along the south coast, and so we will be looking at providing additional resource to complement the high quality architectural services we provide.
Stop Press As of June 2019 South Seaham Garden Village was awarded designation as a Garden Village and has been welcomed into the Garden Communities Programme by the secretary of State for Housing Communities and Local Government. Furthermore two other IDP Northern projects, Greater Faverdale and Skerningham in Darlington, were also added to the Garden Communities Programme.

Local Partnerships
IDPartnership continues to be at the forefront of delivering high quality new housing, as reflected in our work at Gateshead Innovation Village where the practice has worked with Home Group and Engie to design 40 new homes testing different Modern Methods of Construction (MMC). The project will evaluate ways that MMC can help speed up the construction of new energy-efficient homes, in response to central government’s aim to tackle the housing crisis by building 300,000 new homes every year.
In 2018, IDPartnership became the only Architectural Associate Member of Local Partnerships. This involves working with local authorities across the country to help facilitate their masterplanning and development needs. We offer consultancy, strategic masterplan layouts, house type design (to enable them to build developer briefs), as well as to help them understand how to meet their own housing or commercial needs.
IDP have also been working closely with Homes England and Local Partnerships providing advice and training to explain how Building for Life 12 (BfL12) principles can be reflected in large scale new residential developments delivered by volume housing providers. The main message we continue to hear is the need for pace, quality and well considered masterplans to ensure delivery of high quality new homes.
High Beeches, Woolsington, Newcastle upon Tyne IDPartnership have been preparing designs for this unique three bedroom executive home over the past year. This dwelling carefully respects its woodland environment and draws upon a Dutch bungalow aesthetic.

The use of low eaves allows the building to reduce its presence, while also providing ample space for two large bedrooms with en-suites on the first floor and a large study / bedroom on the ground floor.
The building is to be cloaked in a dark, standing seam metal cladding and complimented with Siberian Larch to root the building within its woodland setting. The home began construction in August 2018 completed in June 2019.
Green Hills, Blackburn After a successful partnership over ten years ago, designing the award-winning Staiths South Bank development at Gateshead, IDPartnership are again working with Wayne and Gerardine Hemingway of Hemingway Design. Detailed planning permission has been secured on behalf of Kingswood Homes for 167 family homes in an upland West Pennine setting near Blackburn. No less than 41 bespoke house types, with a variety of exterior finishes, have been developed which take inspiration from a more rural vernacular. The materiality
of the development is intended to respect and celebrate its unique Pennine location, whilst at the same time, utilising modern functionality and detailing to provide a contemporary take on traditional Lancashire barns. Green Hills, Blackburn is designed to be sustainable on a number of levels. The careful landscape-led design ensures that generous green corridors accommodate SuDS (sustainable drainage systems) with natural stream beds and swales at the bottom of the hill being key generators of the integrated landscape design. Construction of the first phase of 61 homes commenced in early 2017. In January 2018, the show homes launched and the development won the award for ‘Large Housing Development of the Year’ at the Insider North West Residential Property Awards 2018 and has been awarded ‘Best Residential Development’ at the LABC NW Building Excellence Awards 2019 and will now go on to compete in the National Grand Finals. Innovation Village, Felling, Gateshead IDPartnership, along with the consultant team of Fairhurst and Sine Consulting, are currently in the process of delivering an experimental and innovative housing development for client Home Group. Following a successful design and planning process, works have commenced on site. Collaborating closely with main contractor Engie, IDP have prepared a full suite of detailed design information for the various unit types being used throughout the development. The development uses six different building typologies: • Traditional - Brick and Block Construction • Intelligent Steel – Panelised Light Gauge Steel • Xella – Panelised Concrete units • Ilke – Offsite Modular Housing • Premier Modular – Offsite Modular Housing • Simply Modular – Offsite Modular Housing

Alongside this, the development also utilises four different M&E Strategies: • Ground Source Heat Pumps • Air Source Heat Pumps • Electric Storage Heaters • Infrared Panel Heaters And finally, a number of the units are provided with an enhanced building fabric. It is hoped, by assessing and reviewing different combinations of the above variables alongside short, medium and long term monitoring, all parties involved will be able to gain invaluable insight from a cost, flexibility, buildability, speed, quality and liveability perspective. As a result, the development is expected to inform Home Group’s forward planning aimed at achieving their goal of building 10,000 homes by 2021 / 2022.

South Lakes Housing South Lakes Housing’s mandate is to create additional larger and better quality affordable homes across the Southern Lake District and Yorkshire Dales National Parks. This is being achieved through the use of a range of mixed tenure options including shared ownership, rent to buy, affordable rent and self build options, thereby supporting sustainable mixed communities with options for families to grow.

As part of this development strategy IDPartnership were asked to produce design proposals for this site in Burton-in-Kendal, which has resulted in the creation of 18 new build houses, 6 new bungalows and 4 apartments. This scheme has now been submitted for planning consideration.
IDPartnership have submitted a planning application for 24 affordable homes and one self-build housing plot on a site located to the periphery of Kendal on behalf of South Lakes Housing. We look forward to achieving planning permission for this site and going on to provide full services into the construction stage.

Orchard Dene, Jesmond, Newcastle upon Tyne IDPartnership are delighted to have worked on the Orchard Dene project for Ascent Homes. The development comprises eleven luxury detached homes with a contemporary aesthetic, developed on a brownfield site in the heart of Jesmond.
Allerburn Gate, Alnwick For Ascent Homes, IDPartnership prepared design proposals, and secured planning permission, to bring the historic Allerburn House site back into use.

We are pleased to see that the show home is now open and generating a lot of interest in this sought after area of Jesmond. The build quality and fit out is extremely high and will set a new standard in residential development for central Newcastle.
The proposals seek to refurbish and convert Allerburn House into 3 large apartments, refurbish the single storey Lodge for use as a new home, as well as provide 14 new-build executive homes. Enabling works have now commenced on site.

The Pavilions, West End, Southampton IDPartnership prepared the design for this development of 121 homes within the former Moorgreen Hospital site in Southampton. At the centre of the hospital complex is a locally listed former workhouse, dating from 1848. Now refurbished and converted into apartments, this Victorian building has been renamed Henman House after its original architect Charles Henman. With a number of properties already sold and occupied, IDP continue to provide technical expertise on the final phases as the build out continues.

Holywell Engineering Site, Backworth, North Tyneside Situated on the former site of Holywell Engineering mine workings, IDPartnership have worked closely with the client to develop housing proposals for this brownfield site. The scheme consists of 46 dwellings, and includes the conversion of a Grade II listed cottage and two locally designated heritage assets (a smaller stone-built cottage and a former mining office).
The proposals seek to utilise the high quality landscape setting, looking to retain a large coppice of trees that add to the character of the site and wider area. A detailed planning application and listed building consent application were submitted to north Tyneside Council in autumn 2018.
North Hylton, Sunderland
fully responds to and integrates into the surrounding context. Set between the two arterial roads of North Hylton Road and Redcar Road, the development creates a strong frontage to these thoroughfares, and creates a mixed tenure, mixed demographic neighbourhood focused around a green linear park, incorporating SuDS. This will provide an ecologically rich landscape along with informal play and recreation opportunities. A planning application is to be submitted in late summer 2019.
Following a successful design competition in partnership with Karbon Homes, IDPartnership are currently developing the design for a landmark development of 108 dwellings on the site of the former North Hylton Campus of Sunderland College. The proposal responds to the local authority brief to create a high quality, distinct neighbourhood which

Chellow Grange, Bradford For Home Group and Strategic Team Group the vision for Chellow Grange is to deliver a bespoke design solution with high quality architecture that provides a cost efficient and sustainable development. This includes 12 one-bed flats, 53 two bed and 33 three-bed affordable houses.
Colburndale, Colburn, North Yorkshire For Home Group’s Persona development arm, a residential development providing 12 one bed flats, 88 two-bed, 86 threebed and 15 four-bed houses (201 houses). A shared surface bridle path will be provided through the centre of the site, and the proposed housing design will reference the architectural vernacular of local villages.
Plan B Housing IDPartnership, together with Elliott Associates and Housing Consultancy Plus, formed Plan B Housing LLP in 2011. Plan B has an innovative approach to delivering affordable social housing. The unique plan forms are designed to minimise waste and maximise functionality. Great care has been taken to simplify structure and detailing which makes the house types particularly suitable for training and apprenticeship purposes. Plan B specialises in the design and development of accommodation for the elderly and people with special needs.
In 2014 Plan B was awarded the ‘Constructing Excellence in the North East Award’ for Innovation and was shortlisted for the ‘National Innovation Award 2014’ for their work in simplifying, rationalising and facilitating the delivery of social housing units during the recession. Recently, Plan B Housing has been involved on a variety of projects across North East and North West of England. In the South Lakes, these projects are moving on a pace with approximately 200 units heading through planning, and a constructor partner has been selected to build out these important infill and liminal sites. 13
Staiths South Bank, Gateshead The last phase of the development was completed in 2016, after a ten year build programme that spanned the world’s worst economic recession. Throughout this period, the 635-home scheme, retained the design values of the original concept, prepared by IDPartnership in conjunction with Hemingway Design. When the first phase opened, it scooped virtually all the available housing design awards in 2005/2006 and became a national design precedent for its innovative use of homezones, communal landscaped courtyards and timber street furniture. The scheme encourages values of

The development has not only been successful in bringing back to use a former industrial landscape, but has been crucial in achieving improvements to the heritage and natural assets of the area, such as the re-opening of the historic Dunston Staiths in 2015, and the Saltmarsh Garden in 2016. The opening of the Staiths CafĂŠ by residents of the development has further acted as a catalyst to the vitality of the area and the development itself, serving as a fab heart of this new, vibrant community.

South Seaham Garden Village, County Durham South Seaham Garden Village was granted outline planning at the end of 2018. This was the culmination of several years of pre-application discussions with Durham County Council and key stakeholders including residents from nearby settlements including Seaham, Murton and Hawthorn. Delivered by Tolent and Home Group, the garden village will provide 1,500 new homes over 10 years and create 960 new jobs, including 500 new construction jobs delivered through the Construction Industry Training Board and the National Skills Academy for Construction, 300 in the centre of the village and another 160 off site.
overall design code for the village that will secure high standards of design. Located close to the A19, Dalton Retail Park and the North Durham Coast the garden village will provide a stunning setting for residents in a highly accessible location. More than half of the garden village will be managed green space, including extensive parkland, a football pitch, a bowling green, play areas and allotments, linked by a network of more than 4.75km of landscape paths and cycleways.
Working with Professor Roy Sandbach and the National Innovation Centre for Ageing at Newcastle University and Northumbria University the proposals for the Garden Village have been carefully designed to create what will be a national and international exemplar.
At the heart of the garden village will be its centre with shops and cafĂŠ, a primary school with sports facilities, a park and village square, housing for the elderly and a community hub with space for health and well-being, to include a gym. The village centre will also include a new innovation hub for business space.
The garden village will be truly inclusive and welcoming to all parts of the community; first time buyers and renters, families, empty nesters, and retirees. 50% of the houses will be affordable, that is 750 affordable properties developed and managed by North East based Home Group. The other 750 will be built by private developers. All new homes will be built to an
The innovation hub will be used by new and existing businesses, along with the region’s universities to bring the latest research and innovation insight into the development of all aspects of the garden village. It is especially relevant that the new National Innovation Centre for Ageing based in Newcastle University will be able to bring national expertise and insight.

The University of Northumbria’s School of Nursing is also heavily involved in bringing health innovations to the garden village such as the design of inclusive home environments and the use of digital technology to reduce social isolation. 300 of the new homes will be for over 55’s. The vision is to create a truly sustainable community with a mix of distinctive high quality housing that improves the quality of life for all residents in relation to health and technology. The scheme has been project managed by Plan B Housing, designed and developed by IDPartnership with planning consultants Peacock & Smith. Work is due to commence on site in the summer of 2019 with the first new homes being available in early 2020. The garden village will be developed over a 10

Masterplanning
Homes England Training
Two key challenges which remain a recurring theme in masterplanning relate to the need for an increased supply of housing to meet the 300,000 new homes per annum that are required to assist in fixing our ‘broken housing market’ and to prevent the further decline of the high street in many towns throughout the country. IDP are actively working with Homes England, landowners, private housebuilders and registered providers on numerous large scale masterplans. Drawing influence from the garden city principles enshrined by Ebenezer Howard through the Garden Cities movement and translating these into modern day garden villages and settlements. Our landscape led approach ensures housing sits within a fantastic setting which is particularly important when considering larger sites of 2000 or more new homes. The clear message from Homes England is ‘scaleability’, accelerated delivery and compliance with Building for Life 12 to create great places to live.
IDPartnership were commissioned by Homes England to provide a series of training sessions for new Homes England staff in the drive to deliver 300,000 new homes per annum. IDP worked closely with Design for Homes, to prepare day long training sessions covering the key elements of the accelerated delivery programme, to be initiated in the next round of Homes England land disposal packages. The training concentrated on Building for Life Section 5 which asks the question ‘how do we achieve ‘character’ with our Masterplans and detailed housing designs? IDP have been asked to carry out a series of follow on training sessions with Homes England, and also members of local authorities and private sector organisations throughout the coming year.
Alongside this the practice is working with several local authorities to re-imagine town centres and consider ways in which towns can be reinvigorated by bringing more people to live within town centres and addressing a common trend of ‘retail die back’. Working with Darlington Borough Council, IDP are preparing a series of concept proposals for several key sites within the town centre. Addressing the market and socioeconomic trends which pose a threat to town and city centres.
Darlington Town Centre Following our involvement in the masterplanning and design of the Central Park area, IDPartnership have been appointed by Darlington Borough Council to prepare concept proposals for several key development opportunity sites in Darlington Town Centre. The brief was to provide a strategic overview of the town centre to consider how the town can continue to be a thriving and successful market town. This involves addressing current market trends which are leading to structural changes within many town centres due to the shift to online shopping and move from retail to leisure activities. Our work aims to show how, when designed carefully, development opportunity sites can be used to draw in other uses such as city centre living and leisure activities to complement and reinforce the role of the town centre.

Phase One
The Rise, Scotswood, Newcastle IDP are continuing to work for New Tyne West Development Company (a joint venture between Newcastle City Council, and developers Barratt and Keepmoat), on the redevelopment of this 60-hectare brownfield site. Over five phases, the overall masterplan aims to deliver 1800 new homes of mixed type and tenure, with a focus on family housing. IDP are currently producing designs for the local centre which will include an extra care facility.
So far the development has won several awards, including the national RTPI Planning Excellence Award in 2015, under the ‘Excellence in Planning to Deliver Housing’ category.
Planning approval for this first phase of 377 homes (including 52 affordable homes) was achieved in 2012. The layout has been designed to work with the steeply sloping topography, maximising south facing views over the Tyne Valley. Phase One will complete by Autumn 2019 with many homes currently occupied.

A reserved matters planning application was approved for 264 two, three and fourbedroom new homes in October 2017. This forms Phase Two of the Scotswood Masterplan. Construction is expected to begin in summer 2019.

Throckley North, Newcastle upon Tyne IDPartnership prepared a detailed masterplan for a residential development of 580 new homes, which seeks to incorporate garden village principles, including generous landscaped green space, improvements to the adjacent recreation ground, and a network of green pedestrian routes. Outline planning consent was granted in 2017 and IDPartnership are working with Greenwich Hospital, the landowner and ancient charity in support of the Royal Navy, to bring forward the infrastructure and reserved matters applications for housing on individual cells. IDP have worked to achieve reserved matters consent alongside Millers for 78 new homes and Cussins for 46 new homes, work has now commenced on site. The main infrastructure across the site, including the boulevard and central SuDS (sustainable drainage systems) area, has now been delivered, as well as a replacement sports pitch for the adjacent primary school.

Sunniside Masterplan, Sunderland Appointed by Sunderland Homes, IDPartnership were commissioned to consider how East Sunniside could be developed to provide a housing product which will draw people back into this area on the eastern edge of Sunderland City Centre. The masterplan we prepared examined, in detail, different housing typologies that could be used to create an urban village catering for all ages. This included live-work units to reflect Sunderland City Council’s land use framework for Sunniside, which envisages mixed-use residential alongside workshops, creative industries and technology. As part of this work, IDPartnership liaised closely with officers from Homes England and Sunderland City Council to ensure robust and deliverable proposals.
Windy Edge, Alnwick, Northumberland This development for up to 270 new homes involves a landscape-led approach which incorporates significant landscape buffers and features throughout the site to protect existing landscape character and minimise the visual impact of the development. The first phase, comprising 81 new homes set around a new village green, received planning permission in 2018 and earth works are currently progressing on site. Cussins will be carrying out the construction following their successful work with Northumberland Estates.

Fairway, Red Hall, Darlington Keepmoat are developing the Red Hall Stables site in Darlington which provides the opportunity to bring forward much needed family housing in the area (81 homes in total). It also demonstrates how the Healthy New Towns initiative can be clearly translated into housing layouts and property development. Each housetype within the masterplan has been designed to reflect Lifetime Homes principles and each include a series of internal specification measures and extras driven by discussion with consultants from the NHS. The site is situated within the Haughton-le-Skerne Conservation Area and benefits from a well-established green infrastructure. Driving the design aspiration behind the masterplan has been the determination to create opportunities to connect with the green spaces to the north and the River Skerne Corridor whilst providing high quality attractive green spaces for recreation within the development. Encouraging walking and ensuring legible pedestrian routes reflects the aspiration of Keepmoat for the development to be an exemplar within Darlington’s Eastern Growth Zone. The concept takes into account the positions of significant trees and also connects with the existing pathways and ‘desire lines’ to attractive pedestrian and cycle routes. The alignment of development cells creates a sense of enclosure with passive surveillance onto all public areas and footpaths, and opens up onto generous open areas of landscaping.

Stadium Village, Monkwearmouth, Sunderland The Stadium Village Masterplan was prepared on behalf of Sunderland City Council. It provides guidance to developers and landowners in the area as new developments and the regeneration of Sheepfolds and the wider stadium village moves forward over the next twenty years. With the opening of the Hilton Garden Hotel and the Beacon of Light (alongside existing facilities including the Aquatic Centre) centred around the Stadium of Light, the realisation of a Sports Village quarter is fast becoming a reality. This provides a springboard for the regeneration of other land to the south of the Stadium of Light. Encouraging developer interest and maximising the potential for the Sheepfolds area will ensure the refreshed Stadium Village Development Masterplan continues to guide and encourage new high quality development. The masterplan sets out an exciting vision which will ensure Stadium Village becomes a regional and national destination, and a key contributor to the economy of Sunderland and the wider region. The aim is to combine a range of high quality sports and leisure facilities with a unique residential neighbourhood set within an attractive riverside setting with a strong public realm which provides high quality pedestrian and cycle linkages to the riverside. The first residential phase of the masterplan is now being implemented with the proposed development of the Sheepfolds site looking towards the Vaux site and the river corridor. This will result in approximately 60 new homes. IDPartnership have prepared a ‘test design’ for this first phase on behalf of the city council to assist accelerate delivery of housing.

Holborn Riverside, South Shields Working for South Tyneside Council, IDPartnership prepared a masterplan framework for Holborn Riverside - A key brownfield regeneration site located at the mouth of the Tyne. The masterplan seeks to create a high quality mixed-use riverside neighbourhood which is fully integrated into its surroundings and harnesses the industrial dock heritage of the site, has links to sustainable transport, and utilises the close proximity of South Shields Town Centre. A key criteria in the preparation of the masterplan has been to ensure aspiration is balanced with the need to accommodate ‘market facing’ housing. The masterplan has been used to test market demand and will inform the final brief for the site. Previously, working on behalf of the developer Grantside (former landowner), IDPartnership won a national design competition, preparing concept masterplan proposals for this site.
Berewood Green and Berewood Heath, Waterlooville, Hampshire For Barratt David Wilson Homes Southampton, IDPartnership prepared designs for a development of 296 new homes (including 178 affordable homes) at Berewood. This development forms Phase 3A of the overall Berewood Masterplan site which will provide 2550 dwellings in total. To deliver Phase 3A, IDPartnership worked within the design parameters of the Design Code for the Berewood Masterplan, and designed the scheme around the SuDS (sustainable drainage infrastructure) basins and swales which had already been built on site. Planning approval for Phase 3A was achieved in January 2017, and construction has commenced on site, with some homes now occupied.

Canford Park, Poole For Barratt David Wilson Homes Southampton, IDPartnership prepared design proposals for part of the Canford Park development adjacent to Bearwood, Poole. In 2018, planning permission was achieved for 324 new homes (including 130 affordable homes), along with public open space, 14.3 hectares of SANG (Suitable Alternative Natural Greenspace) and a 5.81 hectare landscaped corridor linking the residential area with the SANG.
The scheme has been designed with careful regard to the setting of the site and also to the ecological constraints identified, which include the provision of a 20 metre wide landscape buffer along the eastern boundary. The development cells are arranged as stepping stones on plateaus which relate to the change in levels north to south. A number of landscaped corridors (green links) are accommodated between the development cells on an east-west axis.
Previous Masterplanning and Urban Design Projects Baltic Quays Apartments
Location: Gateshead, Tyne and Wear Client: Bryant Homes (now Taylor Wimpey) Completed: 2004 Description: Fifteen storey, 241-unit development. The development needed to face all directions and therefore comprises a series of interlocking blocks, each positioned to maximise sight lines either side of the Baltic Art Gallery. IDP also prepared design proposals, and achieved outline planning permission, for an unbuilt Phase Two mixed-use development comprising a 250-bedroom five-star hotel and a wide range of shopping and leisure uses.

For YHN, IDP set out a strategy for a new approach to regeneration of the estate. This strategy later developed into a Visioning Document incorporating indicative regeneration proposals for Byker that would involve and inspire local people.

Health and Retirement Following the 2016 completion of Weavers’ Court in Alnwick and the 2017 opening of the award-winning Tree Top Village in Newcastle, IDPartnership continue to work on several retirement living developments for a range of clients. This includes Crown Care, who we are assisting to help extend their reach nationally. We also began working with one of the largest retirement living providers, McCarthy and Stone, on
Duke’s School, Alnwick, Northumberland Working with Northumberland Estates and McCarthy & Stone, IDP have developed proposals for the former Dukes School site in Alnwick. This includes; bringing the Grade II listed school building back to life through conversion into 29 apartments; a new 49 unit retirement living block; and provision of individual dwellings within the school grounds. The proposals look to respond to the rich historic context of the site and make the most of the high-quality landscape setting. Submitted for Planning Approval in January 2019.
Centre Point, Cramlington, Northumberland IDPartnership have been working closely with Bernicia Group to deliver this 60-unit care development for over 55s. The scheme comprises 48 two bedroom apartments, with eight, two-bedroom bungalows, and four, two-bed apartments. The proposal strives to deliver high quality and socially-driven accommodation with strong links to Cramlington Town Centre and railway station. A planning application for the scheme has been submitted with construction expected to commence in October 2019, with completion expected in 2021.

an extra care scheme in Alnwick, for which a planning application was submitted in January 2019. After having bid to work on the new inpatient unit for Willow Burn Hospice in Lanchester, 2018 saw the completion of this fantastic project which has been shortlisted for a RICS North East Award 2019.
Willow Burn Hospice, Maiden Law, Lanchester, Durham Willow Burn Hospice is a dedicated specialist care facility for integrated palliative care services, providing care and support for patients and their families. IDPartnership won a bid to design the new Helen McArdle wing which opened in 2018. Connecting into the existing hospice building, this new in-patient wing includes six bedrooms, a community cafĂŠ and lounge, assisted bathing suite and accompanying ancillary facilities. With the design drawing influence from the rural nature of the site, the architecture and scale of the new development work with the local vernacular and create a unified feel to Willow Burn Hospice. The vision for the scheme was to create a building that would facilitate Willow Burn in delivering the exceptional care they are known for. Once well established, the cafĂŠ and the landscaped grounds will serve as a community asset for the neighbouring residents and the wider community. 2018 saw the completion of this fantastic project which was shortlisted for the Community Benefit award at the 2019 RICS North East Awards.

Wheel Inn, Scone, Perth Juniper Residential commissioned IDPartnership to prepare design proposals for retirement living for over 55s’ comprising 51 one and two-bedroom apartments. Situated in the heart of Scone, the layout and design seeks to create an attractive landscape-
led environment which provides opportunities for interaction between residents. In order to break up the scale and massing of the proposal, and ensure the design fits within its domestic scale context, a village-esque design approach was implemented which focused on vertical rather than horizontal elements.
Assisted Living, The Rise, Scotswood, Newcastle IDPartnership were appointed by Your Homes Newcastle and Newcastle City Council’s Fairer Housing Unit to design an assisted living development to form part of the new local centre for Scotswood alongside other health, leisure and retail uses. The proposals consist of 45 oneand two-bedroom apartments specifically designed for over 55s’ as well as 9 general needs bungalows. The apartment block is to be set over three and four storeys in a split level arrangement due to the topography of the site, with the bungalows located at the highest part of the site. Following planning approval in January 2019, construction is expected to commence March 2019. 38
Victoria Park, Town Centre, Stockton-on-Tees IDPartnership have been working closely with Keepmoat on this exciting town centre regeneration project, which has now moved to a detailed planning application stage, following a recent public consultation with full support from all stakeholders. Keepmoat have asked IDP to assist
in the development of house types for the project. These will be based on Keepmoat’s standard Revit house types, which will require slight modifications to suit the bespoke requirements of this project. A planning approval is expected in Summer 2019 for this 120 unit project.
Middlemore Continuing Care Retirement Community, Daventry, Northamptonshire IDPartnership have secured planning approval for an exemplar 307-unit Continuing Care Retirement Community (CCRC), which includes an 83-bed care home, at Middlemore in Daventry, Northamptonshire. The CCRC will provide housing for elderly people in a variety of care options including ‘assisted living’, ‘extra care’ or ‘very sheltered housing’ and ‘close care’. The proposals feature an innovative and pioneering extra care facility designed in a ‘core and cluster’ format which will deliver a centre of excellence in retirement housing
for the elderly close to Daventry Town Centre, whilst benefiting from a breath-taking lakeside location. The layout and design for the Middlemore site, seeks to create an attractive landscape-led campus style environment providing opportunities for interaction between residents and the wider community. A vibrant, and lively hotel-like ambience will welcome residents, family and friends to this outstanding landscaped campus, at the same time providing a safe and homely environment to residents.

Tree Top Village, Walker, Newcastle upon Tyne Completed in Spring 2017 by Wates, Tree Top Village is the culmination of 25 years of work by Newcastle City Council to encourage investment in the core of this community. Tree Top Village delivers a new heart for the Walker community in the form of an exemplar mixed-use retirement village, managed by Your Homes Newcastle (YHN), providing high quality affordable accommodation exclusively for over 55’s or people with an assessed medical need. Phase One of the project provides 75 one and twobedroom apartments. The apartments are arranged over four storeys, set around a communal landscaped courtyard as well as an internal atrium accommodating a range of community and retail facilities at ground floor level. Utilising this building as the main facility, the adjacent Phase Two development provides further retirement accommodation in the form of 36 one and two-bedroom homes and eight bungalows, all with individual ground floor entrances and gardens. YHN’s commitment to delivering retirement accommodation within a ‘hotel type’ environment at the centre of the community, has delighted residents in need of age-friendly housing, and given local people a new neighbourhood focus at the heart of Walker. 40
The community and retail facilities at Tree Top Village are open to the public, creating excitement and interest at the core of the new community, and allowing family and friends to visit and enjoy the facilities. Residents receive discounts from the commercial tenants, which include an Italian restaurant and a beauty salon. Designed to follow the philosophy of Dr Hans Marcel Becker, which seeks to create an empowering and inclusive environment for the elderly, the development has delivered a paradigm change in older persons’ care in Walker. Tree Top Village was awarded Outstanding Development of the Year in 2017 by the Chartered Institute of Housing (CIH) North East. The scheme was also a finalist at the 2017 Inside Housing Development Awards in the category for ‘Best older people’s housing development (over 100 homes)’. As architect and planning consultant for Tree Top Village, we were also delighted that, the development was a finalist in the national RTPI Awards 2018 (in the ‘Excellence in Planning for Health and Wellbeing’ category) as well as the RTPI North East Awards for Planning Excellence 2018.

Location: Daventry, Northamptonshire Client: Crown Care Status: Design prepared 2017 Description: Retirement living development offering a range of spaces, including a 85-bed care home, 24 extra care apartments, and 16 independent living maisonettes. The project achieved full planning approval in January 2018.
Carlton Tavern Site
Location: Acomb, York Client: Crown Care Status: Design prepared 2017 Description: IDP prepared design proposals for a 76-bedroom care home. The site layout, with an elongated three to four storey building, was designed to retain and safeguard the existing landscape assets which include a number of mature trees.
Cornwalls Meadow
Location: Buckingham Client: Crown Care Status: Design completed 2016 Description: IDP designed and gained planning consent for an exemplar care home comprising 61 bedrooms and 14 extra-care apartments with a vibrant and lively hotel-like ambience. As the site falls within the Buckingham Conservation Area, the design approach was to create modern interpretation of the traditional vernacular of the surrounding architecture.

Location: Middlesbrough Client: Ettrick Ltd Completed: 2006 Description: Designed as part of the North Ormesby / Trinity Crescent redevelopment masterplan. Includes a pharmacy, a nursery, dentist, optician, retail unit, PCT unit and GP surgeries. The PCT unit offers varying levels of health care to the following sectors: Physio & Podiatry, MS suite with hyperbaric chamber, speech and language, sexual health, and long term care.
Southwick Extra Care
Location: Southwick, Sunderland Client: Sunderland City Council / Gentoo Homes Status: Design prepared 2007 Description: IDPartnership delivered and prepared detailed design proposals for the Central Southwick Regeneration Masterplan. Heritage Over the last ten years IDPartnership have had the opportunity to work on a growing number of historic sites across the country. The practice has developed an in-depth understanding of the significance of historic buildings, structures and landscape. This has involved working in close liaison with a number of conservation specialists, tradesmen and craftsmen to ensure our design interventions are sensitively detailed and sympathetic in nature whilst being mutually complementary with the heritage asset. Our heritage-led approach has helped to secure future work in this sector particularly in the city centres of Newcastle, York, and also Darlington and Morpeth Town Centres. Recent projects have ranged from the
redevelopment of a series of Grade II* listed medieval burgage plots to a number of walled garden schemes in the region.
Newcastle City Centre Within Newcastle City Centre IDPartnership have been working on a range of heritage buildings. With these projects comes an inherently complex planning approach, involving heritage consultants and heritage bodies such as Historic England. Our sites within Newcastle include; Bolbec Hall (detailed below), Jesmond Road West, Collingwood Street, Mosley Street, Percy Street, and Northumberland Street.
Bolbec Hall, Newcastle City Centre Bolbec Hall is a Grade II listed seven storey building on Westgate Road. It was originally designed in 1907 by F W Rich as additional offices for the Literary and Philosophical Society who occupy the adjacent Grade II* listed building which dates from 1822. After falling vacant, Bolbec Hall has recently been acquired by Maymask who intend to make the five upper floors of the building suitable for modern office use. Whilst these functional improvements will help bring the building back into use, the interventions must be balanced with sensitivity towards the building’s heritage assets such as the elaborately decorated

Coroner’s Court on first floor. Proposals include enhancing the full-height stairwell atrium by inserting a new glass lift. Maymask appointed IDPartnership to prepare designs and to assist in gaining the necessary planning and consents. Our work has involved undertaking a comprehensive photographic survey as well as painstakingly documenting the buildings historic features A detailed planning application (for changing the Coroner’s Court to office use) and listed building consent were approved in March 2019.
Loft House, Kent Street, Kendal, Cumbria IDPartnership were appointed through Home Group’s Regional Framework to convert a former warehouse and nightclub, located in Kendal Conservation Area, into 20 one-bedroom apartments for affordable rent. Completed in early 2019, the project provides vital affordable housing in the Lake District town in a sustainable setting close to a wide range of local amenities.
Kirkleatham Walled Garden, North Yorkshire Set within the historic Kirkleatham Estate near Redcar, IDPartnership were appointed via a design competition to produce and develop a scheme for a catering and horticultural academy as well as the restoration of the existing Grade II listed walled garden. Working with a wider consultant team the project consists of a contemporary walled garden, restaurant with supporting commercial kitchen, events pavilion, glass house, and restoration of former garden structures. The scheme gained planning approval and listed building consent in July 2017, and works commenced on site in spring 2018. IDPartnership are currently working with the client and main contractor to deliver the project, due for completion in October 2019.

The Maltings, Alnwick, Northumberland Situated within Alnwick Conservation Area, just outside the Town Walls, this residential development has been created through the conversion of iconic yet dilapidated buildings, along with new-build aspects. We are delighted that the project won the Residential category award at the 2018 RICS Awards North East The existing buildings represent the last vestiges of the local post-medieval brewing industry and form an ensemble of some significance in this part of the townscape. Both Bolams Mill and the former Malthouse are Grade II listed. However, the Malthouse was demolished under emergency measures due to structural failings, leaving Bolams Mill and the Kiln House as the remaining buildings. The development commenced around 2006 but construction work ceased during the global financial
crisis of 2007-2008, leaving the building fabric open and vulnerable to the elements. The site remained abandoned and incomplete until 2015 when Ascent Homes procured this landmark development. Since then, IDPartnership worked with Ascent Homes to create 37 new apartments. Our heritage-led design approach involved reinstating historic features alongside contemporary interventions, in such a way that the historic and new buildings are distinct from one another but are mutually complementary. Stonework from the demolished Malthouse has been reused, and salvaged cast iron columns and timber lintels have been incorporated as features within the new development. The conversion of the Maltings has transformed this derelict site, which was rapidly falling into decline and was about to be registered as a ‘building at risk’.
Woolsington Hall, Newcastle upon Tyne Following a fire which partially destroyed the Grade II* listed main hall in December 2015, IDPartnership are working with Metnor Construction to continue the work required to facilitate the reconstruction of the hall. IDPartnership are leading the design team to gain the necessary planning permission and listed building consents for the reconstruction and insertion of a new steel frame and roof. Metnor are aiming to get the building weather and water tight during 2019. 46

Originally constructed as large houses, the properties had been used as offices before IDPartnership worked with Esh to convert them into eleven apartments. The refurbishment was carried out to carefully preserve and restore original features.

St Jude’s Church
Location: Shieldfield, Newcastle upon Tyne Client: Ian Darby Partnership Conversion completed: 1989 Description: Ian Darby Partnership purchased the redundant St Jude’s Church in 1989 and prepared development proposals to convert the Grade II listed building into new offices for the practice. We designed the new mezzanine floor and ancillary accommodation for the offices to be new but reversible. The completed scheme received a commendation in the Lord Mayors Design Awards of 1994, and we still operate from this office to this day.

The IDP team have been delighted with the number of successful developments over recent years, working on behalf of many operators in the industry, such as Hampton by Hilton, Premier Inn, Crafted Projects, Cameron Hall Developments and Gainford Group. Our client base and portfolio of work in this sector continues to grow with some promising commissions lined up for 2019!

New Bridge Hotel, Newcastle City Centre For Gainford Group, IDPartnership have prepared designs, and submitted a planning application for, the refurbishment and alteration of a vacant hotel building dating from the 1970s. The proposals involve introducing glazed curtain walling and stone cladding, a new-build extension, internal alterations, a new rooftop sky bar and demolition of an adjoining office building over Market Street. The development will provide 180 bedrooms, a new health and fitness suite, a restaurant and bar, as well as a function room for 250 people. Work is likely to start on site during 2019.
White Hart Yard, City Centre, Newcastle IDPartnership achieved planning approval for 10-16 and 18-24 Cloth Market, collectively known as White Hart Yard: An innovative and exciting mixed-use scheme at the heart of Newcastle’s historic Bigg Market. The first phase of a much-discussed White Hart Yard scheme, bringing exciting new food and drink to Newcastle’s Grainger Town, with the anticipated creation of 40 to 60 new jobs.
Spanish City, Whitley Bay, North Tyneside IDPartnership acted for the operator of Spanish City, Kymel, in the shortlisting and procurement process with North Tyneside Council, IDP provided concept designs for the restaurant and the remainder of the mix of cafes, conference/wedding venue and
artist curating that proved successful in winning the procurement competition

The Glasshouse
Wynyard Hall, Tees Valley Wynyard Hall is a Grade II* listed country house dating from 1846 which sits within an expansive area of landscaped parkland. Sir John Hall acquired the Wynyard Estate in 1987 and embarked upon a programme to restore the historic hall and parkland. The Hall opened to visitors as a four-star luxury hotel in 2008. Since 2012, IDPartnership have contributed to the restoration of the estate by designing a number of key structures in and around the historic walled garden. The aim is to provide a series of tourist attractions, providing an appropriate setting for public enjoyment for what has been privately appreciated for centuries.
Walled Garden Visitor Centre
The transformed rose garden, designed by mutli-Royal Horticultural Society award-winning designer Alistair Baldwin, reopened in summer 2015. IDPartnership contributed to this by designing the new visitor centre which houses a cafe and farm shop within the walled garden. The gardens and visitor centre were shortlisted at the 2016 RICS North East Renaissance Awards in the Tourism & Leisure category.

IDPartnership assisted Cameron Hall to recreate the Glasshouse, which opened in summer 2016, on the footprint of the original 18th century glasshouse and potting sheds. The scheme comes with its own ‘edible garden’ adjacent to the walled garden.
Grand Marquee
IDP designed a 700-seater Grand Marquee which opened in summer 2014, and was shortlisted at the 2015 RICS North East Renaissance Awards in the Tourism & Leisure category.
New Northumbria Hotel, Jesmond, Newcastle IDPartnership were appointed to develop designs to expand the hotel and leisure offer to attract long term guests. The proposal includes new rooms, long stay suites, a gin bar, and bowling alley / new restaurant where you can eat, play table games and
chill. The design is for four simple extensions to the rear responding to the residential context and local vernacular style of terraced properties. The project achieved planning approval in late 2016. During 2017 and 2018 IDP have worked with the client and wider project team to develop the proposals further to meet the technical challenges of the site. Construction is due to start in 2019.
Previous Leisure and Hotel Projects Queens Head Hotel
Location: Morpeth, Northumberland Client: Crafted Projects Status: Design prepared 2016 Description: IDP prepared designs, and achieved planning approval, for the redevelopment of this vacant hotel in central Morpeth. The scheme comprised a 41 bedrooms, a spa, an event hall for weddings and conferences, a tea room, and a bar/restaurant. The design involved retaining the historic coaching inn lane by use of an internal arcade and central atrium.

Commercial The previous surplus of high quality office in the North East has been filled, leaving demand for new office space,towards which IDPartnership are working with a number of local developers to meet. This has involved new-build projects as well as providing new office space via the refurbishment of historic buildings.
Scotswood Neighbourhood Centre, Newcastle IDP have been commissioned to lead the Masterplan and detailed design for the new Neighbourhood Centre at Scotswood. The scheme includes an Assisted Living provision, new Retail, Health, Leisure and Community facilities.
Link House Farm, Blyth, Northumberland
We are working with New Tyne West Development Company and their partners to create a community focused development to meet the needs of the ever growing Scotswood area.
IDPartnership were commissioned by Kingsmead Developments (who are managing the project on behalf of Blagdon Estate) to design and submit planning applications for a mixed-use retail and leisure development. The development, which is located adjacent to the seafront, is to be delivered in two phases with the floor area totalling 1458m2.
The 45 Bedroom Assisted Living provision represents the first phase of the development, this commenced on site in March 2019 and is anticipated to be complete by the Spring of 2020.
The recently regenerated Blyth Links promenade which runs parallel to the site is an invaluable local asset. The layout and design therefore seek to create an attractive high quality landscape-led development which complements the coastal location. The nearby attractions make the area an ideal setting for leisure and commercial developments, with excellent links to the town centre and the wider area. The northern area of the application site will provide flexible retail units which have been designed to allow a range of uses.

Racquets Court, Newcastle Gavurin, a ‘big data’ company with an international client base, sought to relocate to new offices within the heart of Newcastle, to benefit from their strong links with both Newcastle and Northumbria University. Gavurin selected this vacant Victorian building on College Street, which dates from 1888, and appointed IDPartnership to develop designs for its conversion for modern office use. The existing building has been enhanced with modern interventions at the entrance, new window openings and a refurbished rooflight, whilst retaining its understated external appearance and interesting features such as the cast iron spiral staircase. The design ensured the building is future-proofed for subletting between ground and first floor, with shared amenities. IDP are delighted to hear that the Racquets Court has been shortlisted for both the Building Conservation award at the 2019 RICS Awards North East and the CENE award for collaborative work. We look forward to this small gem of a project receiving the recognition it deserves, and in particular Gavurin receiving recognition for their brave foray into commercial office development. 61
Bellway Headquarters, Newcastle Airport IDPartnership were appointed by Bellway plc in September 2017 to develop proposals for their new national headquarters based in Newcastle. The client had identified a site near Newcastle Airport that created a parkland setting for the building. The proposed building follows the concept of the

‘pavilion in the park’ with a low rise development that is open on both sides to respond to the context of the open space, giving long ranging views to the building occupants. Internally, the spaces provide contemporary high quality office accommodation, fitting for the headquarters of a FTSE 250 company. Construction is expected to commence in July 2019.
