IDPartnership are an award-winning multidisciplinary architecture practice. First established in 1982 as Smith Darby Partnership, our office in St Jude’s Church, Newcastle opened in 1989 as Ian Darby Partnership. This edition of the IDPartnership Newsletter: As well as illustrating, sector-by-sector, the projects we have been working on over the past two years, we have taken the opportunity to present an overview of our past project experience within each sector. We have also produced case study articles for a number of key projects that we have delivered over the past 15 years, including Staiths South Bank (pictured), which won a RICS North East Award in 2017 after completion of a ten year build programme.

2016 and 2017 in Review The past two years have been very busy for IDPartnership, and we have successfully achieved planning approvals for a number of high profile designled schemes across the country. These projects range from smaller heritage projects for a range of bespoke end users, to large residential greenfield land release sites of up to 1,500 units. Some of the latter incorporate mixed-use local village centre developments and continuing care retirement communities. In the context of the emerging Brexit scenario, IDPartnership continues to maintain its existing client base, whilst attracting new clients and new sectors with its consistent ability to deliver planning consents and achieve building hand-overs within the construction programme and cost. IDPartnership continue to work closely with local authorities, private developers and registered providers of social housing across the country, offering a range of planning consultancy, architecture, urban design, and masterplanning services. During 2016 and 2017, our BIM capabilities have continued to advance due to significant investment in software and staff training. A number of our projects are now developing through BIM Level 2 towards completion on site. We are keen to look back at the lessons learnt from these projects, in terms of efficiency and project management, using these lessons to innovate and continually improve our capabilities for our next round of BIM projects. Our recent instruction from Home Group for the 2018 Innovation Village in Gateshead illustrates that the IDP team are constantly striving to get involved in leading edge design innovation, as an illustration of the benefits of working in collaborative teams to deliver awardwinning projects. Our website, at idpartnership.com, received a refresh in 2017 to feature more details of our most current projects, illustrated by our in-house CGI visuals. Case Study: Staiths South Bank, Gateshead We are delighted that Staiths South Bank won the Residential award at the 2017 RICS Awards North East. The last phase of the development was completed in 2016, after a ten year build programme that spanned the world’s worst economic recession. Throughout this period, the 635-home scheme, retained the design values of the original concept, prepared by IDPartnership in conjunction with Hemingway Design. When the first phase opened, it scooped virtually all the available housing design awards in 2005/2006 and became a national design precedent for its innovative use of homezones, communal landscaped courtyards and timber street furniture. The scheme encourages values of communality whilst being contemporary in design with a striking northern European aesthetic.

The development has not only been successful in bringing back to use a former industrial landscape, but has been crucial in achieving improvements to the heritage and natural assets of the area, such as the re-opening of the historic Dunston Staiths in 2015, and the Saltmarsh Garden in 2016. The opening of the Staiths CafĂŠ by residents of the development has further acted as a catalyst to the vitality of the area and the development itself, serving as a fab heart of this new, vibrant community. We would like to particularly thank the community for all their assistance and input during the development. Most importantly we would like to pay tribute to the phenomenal community spirit which exists within the development and the exceptionally warm welcome they have always extended to us.


Green Hills, Blackburn After a successful partnership ten years ago, designing the award-winning Staiths South Bank development at Gateshead, IDPartnership are again working with Wayne and Gerardine Hemingway of Hemingway Design. Detailed planning permission has been secured on behalf of Kingswood Homes for 167 family homes in an upland west Pennine setting near Blackburn. No less than 41 bespoke house types, with a variety of exterior finishes, have been developed which take

inspiration from a more rural vernacular. The materiality of the development is intended to respect and celebrate its unique Pennine location, whilst at the same time, utilising modern functionality and detailing to provide a contemporary take on traditional Lancashire barns. Green Hills, Blackburn is designed to be sustainable on a number of levels. The careful landscape-led design ensures that generous green corridors accommodate SuDS (sustainable drainage systems) with natural stream beds and swales at the bottom of the hill being key generators of the integrated landscape design. Construction of the first phase of 61 homes commenced in early 2017. In January 2018, the show homes launched and the development won the award for ‘Large Housing Development of the Year’ at the Insider North West Residential Property Awards 2018. Orchard Dene, Jesmond, Newcastle upon Tyne IDPartnership were commissioned by Ascent Homes to develop residential proposals for this brownfield site in the heart of Jesmond, which was previously occupied by offices. The proposals comprise eleven luxury detached homes.

The elevational design is contemporary in appearance, but makes reference to the simplicity of form and rhythm of elements found in the surrounding Victorian architecture. Planning approval was achieved in November 2016, and the project is currently on site.

Hexham Gate, Hexham, Northumberland IDPartnership worked closely with Esh and Swedish building company Trivselhus for a lifestyle housing scheme on the eastern edge of Hexham, Northumberland. The development combines the very best from the wholesome nature of Swedish ‘family in the forest’ lifestyle with innovative, open-plan and energy-conscious UK design. The scheme is for 16 large detached homes which have had a broad appeal to families and retirees alike. The new homes offer spacious living accommodation with the benefit of lower running costs. All of the houses are now complete and the lucky residents are looking forward to adding their own personality to interiors and gardens of these bespoke contemporary homes. 8

The Pavilions, West End, Southampton IDPartnership completed design proposals for a 121 unit scheme within the former Moorgreen Hospital site in Southampton. At the centre of the hospital complex is a locally listed former workhouse which dates from 1848. Proposals for the retention and refurbishment of this Victorian building will create a heart for this sustainable community. Work is continuing on site with a number of properties already sold and occupied. This site is one of Barratt David Wilson Homes’ most popular sites due to its location and quality of design.

High Beeches, Woolsington, Newcastle upon Tyne IDPartnership have been preparing designs for this unique three bedroom executive home in Woolsington, Newcastle over the past year. This dwelling utilises an existing building to form part of its structure and draws

upon a Dutch bungalow aesthetic. The use of low eaves allows the building to reduce its presence, while also providing ample space for two large bedrooms with ensuites on the first floor. The building is to be cloaked in a dark, standing seam metal cladding and complimented with western red cedar to root the building within its woodland setting. The home is due to start construction in summer 2018, with completion expected in late 2018.

The proposals seek to refurbish and convert Allerburn House into nine apartments, refurbish the single storey Lodge for use as a new home, as well as provide ten new-build executive homes.


Marine Gardens, Whitley Bay IDPartnership have been commissioned by Places for People to prepare designs for the redevelopment of a former school site in Whitley Bay. The site occupies a transitional location between the existing terrace

streets of the town and the seafront. The design makes reference to traditional seaside architecture with its light facades and oversailing roofs. The planning application for 44 apartments and 16 family homes is due to be determined in 2018 and IDPartnership will be retained to deliver the project to completion, which will provide an exciting addition to the regeneration of the Whitley Bay seafront area.

Southall Working Men’s Club, Ealing, London IDPartnership were appointed by Oakapple Group to develop design proposals for the site of an existing working men’s club in Southall. The brief required new premises for the working men’s club along with a residential element. Working closely with the client and current occupiers, a scheme comprising of 34 residential units, raised communal garden and new 325 m2 working men’s club, was submitted to Ealing Council in December 2016.

Who are Plan B Housing ?

IDPartnership, together with Elliott Associates and Housing Consultancy Plus, formed Plan B Housing LLP in 2011. Plan B has an innovative approach to delivering affordable social housing. The unique plan forms are designed to minimise waste and maximise functionality. Great care has been taken to simplify structure and

South Lakes Housing, Cumbria IDPartnership have undertaken a range of feasibility studies for South Lakes Housing looking at their existing land and creating assessments for the future provision of affordable, shared ownership and market housing on various site across the Southern Lake District. 12

detailing which makes the house types particularly suitable for training and apprenticeship purposes. Plan B specialises in the design and development of accommodation for the elderly (including those who suffer from Alzheimer’s or Parkinson’s) and people with special needs. Plan B was awarded the Constructing Excellence in the North East Award for Innovation and was shortlisted for the National Innovation Award 2014 for their work in simplifying, rationalising and facilitating the delivery of social housing units utilising their Plan B house types during the recession.

Kent Street, Kendal Situated within the centre of Kendal, IDPartnership were appointed through Home Group’s Regional Framework to convert a former warehouse and nightclub into 20 one bedroom apartments for affordable rent. The project will provide vital affordable housing in the Lake District town in a sustainable setting close to all local amenities. The project has achieved planning permission and is currently on site.


Innovation Village, Felling, Gateshead Houses are designed as a kit of parts

IDPartnership have been appointed by Home Group to lead on the architectural design and layout of this 41-unit project to advance their understanding on the opportunities for modular / off-site construction. These innovative construction techniques are intended to help Home Group achieve their goal of building 10,000 homes by 2021. The site at Felling sits adjacent to the BoKlok scheme of apartments and houses, and can be seen as a progression of the IKEA flat-pack concept. The IDP-led team will be designing four alternative specialist supplier house types. The use of BIM in the design and construction will allow Home Group to monitor build rates and the ability for suppliers to provide a flexible

design response. It will also enable Home Group’s sustainability team to monitor energy performance in the short, medium and long term. The project is inspired by the 2018 Great Exhibition of the North, being hosted by NewcastleGateshead. It is intended that the project will provide an opportunity for visitors to see

ongoing physical site work and the construction techniques over the summer period. The IDP house types will be designed to illustrate how much flexibility is possible within the different modular and MMC suppliers and how this can best be reflected in elevational variations and material use.

Amytis Gardens

Location: Bolingbroke Street, South Shields Client: Cussins Ltd Completed: 2010 Description: Surrounded by Victorian terraces, this infill development, of 24 three and four bedroom family homes, uses the traditional terrace block format, but introduces upside-down living and modern materials to give a contemporary twist to the Tyneside flat. Winner of Residential category at RICS North East Renaissance Awards 2011.

University of Law Site, Christleton, Chester IDPartnership have been appointed by the University of Law to assist in the promotion of their existing Chester campus site for a new residential use in the green belt. This campus sits in the pretty hamlet of Christleton to the east of Chester, and the university plans to relocate to a more sustainable location in Chester city centre.

IDPartnership have prepared designs for the conversion of the Grade II listed Christleton Hall into 14 apartments, along with a sensitive design solution for 28 new-build homes within the context of the listed walled garden and heritage parkland setting. The designs were be submitted for planning in September 2017 after an extensive pre-application and design review process with West Cheshire Council and Historic England.


Phase One

The Rise, Scotswood, Newcastle IDP are continuing to work for New Tyne West Development Company (a joint venture between Newcastle City Council, and developers Barratt and Keepmoat), on the redevelopment of this 60-hectare brownfield site. Over five phases, the overall masterplan aims to deliver 1800 new homes of mixed type and tenure, with a focus on family housing. Other uses will include a local shopping centre, business premises and community building.

So far the development has won several awards, including the national RTPI Planning Excellence Award in 2015, under the ‘Excellence in Planning to Deliver Housing’ category.

Planning approval for this first phase of 377 homes (including 52 affordable homes) was achieved in 2012. The layout has been designed to work with the steeply sloping topography, maximising south facing views over the Tyne Valley. The development is partially complete with many homes now occupied.

A reserved matters planning application was approved for 264 two, three and fourbedroom new homes in October 2017. This forms Phase Two of the Scotswood Masterplan. Construction is expected to begin in spring/summer 2018.


Holborn Riverside, South Shields Working on behalf of landowner/developer Grantside, IDPartnership won a national design competition, preparing concept masterplan proposals for the Holborn Riverside site.

The proposals envisaged up to 650 new homes and 250,000 sq ft of commercial office space on the brownfield regeneration site on the south bank of the River Tyne. This would incorporate a range of 2, 3, and 4 bed properties comprising a variety of houses, apartments and mixed use design solutions. IDPartnership’s designs also went through a rigorous design critique by NEDRES and South Tyneside Council.


Stadium Village, Monkwearmouth, Sunderland The Stadium Village Masterplan was prepared on behalf of Sunderland City Council. It provides guidance to developers and landowners in the area as new developments and the regeneration of Sheepfolds and the wider stadium village moves forward over the next twenty years. With the opening of the Hilton Garden Hotel and the forthcoming Beacon Light alongside existing facilities including the Aquatic Centre centred around the Stadium of Light the realisation of a Sports Village quarter is fast becoming a reality. This provides a springboard for the regeneration of other land to the south of the Stadium of Light. Encouraging developer interest and maximising the potential for the Sheepfolds area will ensure the refreshed Stadium Village Development Masterplan continues to guide and encourage new high quality development. The masterplan sets out an exciting vision which will ensure Stadium Village becomes a regional and national destination, and a key contributor to the economy of Sunderland and the wider region. The aims is to combine a range of high quality sports and leisure facilities with a unique residential neighbourhood set within an attractive riverside setting with a strong public realm which provides high quality pedestrian and cycle linkages to the riverside. The masterplan shows how new housing can be delivered in the Sheepfolds area.

Red Hall, Darlington Keepmoat are developing the Red Hall Stables site in Darlington which provides the opportunity to bring forward much needed family housing in the area (81 homes in total). It also demonstrates how the Healthy New Towns initiative can be clearly translated into housing layouts and property development. The site is situated within the Haughton-le-Skerne Conservation Area and benefits from a well-established green infrastructure. Driving the design aspiration behind the masterplan has been the determination to create opportunities to connect with the green spaces to the north and the River Skerne Corridor whilst providing high quality attractive green spaces for recreation within the development. Encouraging walking and ensuring legible pedestrian routes reflects the aspiration of Keepmoat for the development to be an exemplar within Darlington’s Eastern Growth Zone. The concept takes into account the positions of significant trees and also connects with the existing pathways and ‘desire lines’ to attractive pedestrian and cycle routes. The alignment of development cells creates a sense of enclosure with passive surveillance onto all public areas and footpaths, and opens up onto generous open areas of landscaping.

Windy Edge, Alnwick This development is for up to 270 homes and consists of a landscape-led approach which incorporates significant landscape buffers and features throughout the site to protect existing landscape character and minimise the visual impact of the development. The proposed Phase One masterplan provides a network of accessible multi-functional open spaces. The

The Phase One masterplan will provide an attractive scene-setting and arrival space for the overall development by providing 87 family homes set within large areas of green space which will incorporate informal recreation, trim trails and visual amenity to this first phase of development.

Canford Park, Poole For Barratt David Wilson Homes Southampton, IDPartnership prepared design proposals for part of the Canford Park development adjacent to Bearwood, Poole. In July 2017, planning permission was achieved for 324 new homes (including 130 affordable homes), along with public open space, 14.3 hectares of SANG (Suitable Alternative Natural Greenspace) and a 5.81 hectare landscaped corridor linking the residential area with the SANG.

Throckley North, Newcastle upon Tyne IDPartnership prepared a detailed masterplan for the site which seeks to incorporate garden village principles, including generous landscaped green space, improvements to the adjacent recreation ground, and a network of pedestrian routes. Outline planning consent was granted in 2017 and IDPartnership are working with Greenwich Hospital, the landowner and naval charity, to bring forward the infrastructure and reserved matters applications for housing on individual cells.

The scheme has been designed with careful regard to the setting of the site and also to the ecological constraints identified, which include the provision of a 20 metre wide landscape buffer along the eastern boundary. The development cells are arranged as stepping stones on plateaus which relate to the change in levels north to south. A number of landscaped corridors (green links) are accommodated between the development cells on an east-west axis.


Berewood Phase 3A, Waterlooville, Hampshire IDPartnership prepared design proposals for Barratt David Wilson Homes Southampton, and secured planning approval in January 2017 for a development of 296 new homes (including 178 affordable homes) at Berewood.

This will form Phase 3A of the overall Berewood masterplan which will provide 2550 dwellings in total. To deliver the proposal, IDPartnership worked within the design parameters of the Design Code for the Berewood Masterplan, and designed the scheme around the SuDS (sustainable drainage infrastructure) basins and swales which have already been built on the site.

Skerningham Garden Village, Darlington The Skerningham Garden Village proposal encapsulates the Town and Country Planning Association’s garden city principles. A landscape-led masterplan unifies a range of potential housing development areas through a ‘green-blue’ framework: Blue accommodating the Sustainable Drainage System (SuDS), and the green elements safeguarding existing landscape assets while providing a comprehensive range of ecological and recreational corridors. These pedestrian and cycle routes conveniently link the existing and emerging residential neighbourhoods with public open space and the landscape which characterises the Skerne corridor.

strengthened and reinforced by further landscape enhancements; strengthening existing hedgerows, replanting old hedgerow positions and carrying out necessary arboricultural and landscape maintenance works. The green-blue framework is encompassed within the landscape-led masterplan approach to create a number of character areas which, in turn, inform the design codes for subsequent housing areas. The Skerningham Garden Village Masterplan was developed for Theakston Estates who are promoting the scheme through the emerging Darlington Local Plan.

IDPartnership’s approach to this masterplan development exercise was to fully understand the landscape assets, opportunities and constraints, and to prepare a long term landscape-led masterplan that would safeguard and strengthen the existing landscape assets, whilst also delineating and enriching further new areas of landscape diversity. After fully understanding the landscape context, IDP’s methodology analyses existing sustainable routes and desire lines across the site. Where possible, these are 24

Case Study: Baltic Quays, Gateshead Some fifteen years ago, IDPartnership worked closely with Bryant Homes (now Taylor Wimpey) and Gateshead Council to prepare proposals for the Baltic Quays development, stretching between the Baltic Art Gallery and Sir Norman Foster’s regional music centre; the Sage Gateshead. The masterplan development, in an area accessed via the award-winning Gateshead Millennium Bridge, was split into two development phases.

Phase One: Baltic Quays Apartments In 2004 IDP achieved planning approval for a fifteen storey, 241-unit development. Great care was taken to protect views of the adjacent Baltic Art Gallery, and so the apartment development stands back from the Baltic, creating, as it were, three tall thin ‘handmaidens’ for the more matronly Baltic Flour Mill. The concept of living and working on the Gateshead Quayside, as set out in the 2001 outline planning consent, was a desire of Gateshead Council to compliment the major redevelopment projects distributed along the south bank of the River Tyne overlooking Newcastle.

area, meant that the development needed to face all directions. The development therefore comprises a series of interlocking blocks, each positioned to maximise the sight lines either side of the Baltic Art Gallery.

Phase Two: Hotel Proposals After obtaining detailed planning approval for Phase One, IDPartnership, once again working closely with Bryant Homes (now Taylor Wimpey) and Gateshead Council, obtained an outline planning permission for a 250-bedroom five-star themed hotel and mixed-use development. The proposal involved a twenty-storey tower, and the design concept envisaged that each floor would have a themed musical association with the adjacent Sage Gateshead and their arts programme. As well as a hotel, a multi-screen cinema and a range of night clubs, bars and artisanal eating places were planned within the podium. Pedestrian access was to be provided through the development, enhancing accessibility from the Baltic at river level and the Sage above, while offering a range of leisure and shopping facilities on the way.

The Phase One design uses the steeply banked escarpment of the River Tyne to establish a series of plateaus, which provide the key entry points into the residential development. The form and massing of the building is derived from an analysis of the site and its principle asset; the Baltic Art Gallery. Location: Ryhope, Sunderland Client: Barratt David Wilson Homes Status: Masterplan prepared 2014-2017. Ongoing. Byker Regeneration Strategy

Location: Byker, Newcastle upon Tyne Client: Your Homes Newcastle (YHN) Status: Strategy prepared 2010 Description: The Byker estate, designed by Ralph Erskine and constructed during the 1970s, is Grade II* listed and comprises approximately 1800 homes over 200 acres. For YHN, IDP set out a strategy for a new approach to regeneration of the estate. This strategy later developed into a Visioning Document incorporating indicative regeneration proposals for Byker that would involve and inspire local people.

Heritage Park

Location: Silverdale, Newcastle-under-Lyme, Staffordshire Client: Barratt Urban Regeneration Status: Planning approved 2009, Built 2014 Description: Residential development on the site of the former Silverdale Colliery. Central Park South, Darlington Central Park is a 30-hectare brownfield site situated in central Darlington. The site was the subject of an outline planning application for a mixed-use development which was approved in October 2005. In response to the economic downturn in January 2012 the Council and the Homes and Communities Agency (HCA) board members signed off a new Masterplan Brief which reduced the quantum of residential development from 600 to 450 new homes. A significant amount of housing has already been built by Keepmoat Homes on the northern part of the site and the emphasis is now moving further south within the masterplan to an area identified for commercial development. Darlington Borough Council and HCA have worked with a number of private sector partners including Keepmoat, Teesside University and CPI to deliver the initial phases of regeneration. The aim now is to attract further private investment to the area in particular to the southern part of Central Park. The designation of Central Park as an Enterprise Zone providing business rate relief is aimed at supporting and facilitating the emerging and fast-growing digital sector. The Central Park Enterprise Zone is one element of the wider Central Park mixed use development area and will solely cover the areas identified as being suitable for commercial development. 32

IDP prepared a revised masterplan to take account of the increased level of commercial development. The masterplan seeks to integrate the housing and commercial developments with a linear park connecting the two areas. The masterplan also provides a design code to inform future commercial development and encourage the delivery of high quality spaces between these blocks.


Case Study: Sage Headquarters, Newcastle Great Park Sage Group plc are an innovative multinational software company with roots in North East England. The company was founded after David Goldman MBE, who managed a small printing business during the 1970s, hired Graham Wylie CBE, a computer science graduate from Newcastle University, to provide an accounting system for his business. Graham had developed innovative record keeping software whilst working with computer specialist and NASA scientist Dr Paul Muller. With David impressed by the software, the three went into business together, forming Sage in 1981.

Understanding how to facilitate and speed up the flow of finance data, the team made the conceptual leap into understanding how this digital information could be applied to many levels of small business financial data, and revolutionise the accounting process for small to medium enterprises. Their ‘light bulb’ moment created one of the world’s most powerful and flexible software houses, revolutionising accounting procedures for the business community. The company was listed on the London Stock Exchange in 1989 and entered the US market in 1991, followed

by entry into a number of other international markets throughout the 1990s. By 1999, the company were part of the FTSE 100 Index. Going from strength to strength, they opened new offices in South Gosforth, Newcastle upon Tyne, which they quickly outgrew. When their second new building had also been outgrown, they took the decision to create a new headquarters for the growing group, located within the emerging Newcastle Great Park development area on the northern edge of the city. Paul Walker, then the Chief Executive, opted for a group of office buildings; a Sage Office Park in its own right, ensuring that the organisation, not only had the capacity to grow, but also if necessary to double its size once again. A masterplan was agreed, with the headquarters forming a focal point amongst the emerging residential neighbourhoods of Newcastle Great Park. The modern stronghold of innovative digital power became the contemporary castle within the landscape, approached by means of an axial High Street. The new building was designed to create a landmark headquarters for Sage Group, and it was Paul Walker’s aspiration that the building should reflect the status and international standing of the company within a single office campus. Paul was also keen to ensure that maximum flexibility for future Sage Group growth, could be provided, not just in terms of expansion, but also to ensure that these property assets could also be sub-let or sold off depending upon the needs and requirements of the overall Sage Group. The building therefore was designed as a series of office pavilions arranged around a large central atrium, and linked by a glazed central transept. This centralised plan worked well in its relationship with the overall landscape masterplan for Newcastle Great Park, with the building forming the end point of the main avenue through the local centre. This informed the building’s public façade towards the south and the alignment of the T-shaped atrium. The glazed atrium and transept have been designed to form the communal hub of the building. It provides covered circulation space between office pavilions and the social core with opportunities for break-out spaces, a concessions area, as well as a space for informal and formal meetings. These large spaces also provided a large enough gathering space for all the employees to 34


come together in one place for special celebrations such as Christmas parties, awards and corporate events. Having a large indoor/outdoor space at the centre of the scheme, provided a wide range of flexible spaces which could be used in a creative manner by the Group. At the transept where various restaurant and coffee franchises provided an elegant food hall which busy workers could once again utilise for downtime and break-out space, informal meetings and social gettogethers. The Sage Headquarters was developed in advance of other communal facilities being available in the surrounding Newcastle Great Park development, and these early days were characterised by ‘get to know you’ events for new staff. Either side of the central atrium, the individual pavilions are separated by outdoor paces forming large landscaped courtyards. These ensure that there is not only visual relief for workers but also from the outset, attractive mature planting in which to have a lunchtime sandwich, should the restaurant and cafĂŠ facilities not be preferred on that particular day. With such a large group of office pavilions, there were inevitably a number of entry points. The main reception and foyer fronting the central atrium could be utilised by high profile visitors, directors and board members. More convenient entry areas were provided for workers close to the car park to facilitate easy entry and exit during the rush hours. The Sage Board were conscious of its FTSE 100 status, and wished to ensure that visitors, shareholders and investors could all feel the scale and vision of the Group. Opening out onto the central atrium, the entrance foyer not only provides a generous meeting and greeting space, but also to communicate the international importance of the growing software group. The long vista views along the atrium and transept are focussed by an innovative pod shaped structure which sits at the intersection of these spaces at the centre of the overall office campus. The pod provided break-out space for digital creatives, and once again, demonstrated that digital innovation is right at the heart of the Sage organisation. In 2010, Sage carried out a feasibility scheme to see whether they would carry out a further development of their campus Site, increasing the overall business park by a further four office pavilions, each of circa 60,000 to 80,000 sq ft, and this potential for further development still exists within the campus, and may well be taken up at a later stage. 35


As an opportunity to showcase their global headquarters, Sage commissioned a virtual tour of their building in 2014, which can be viewed online via Google Street View. The tour provides views around the exterior of the building, along with many areas of the interior, including a journey through the reception and into the main atrium and transept, in which the canteen and chill areas are located. As well as public areas, the tour also reveals the company’s working areas, conference facilities, board room, gym, museum, and balcony overlooking the city.

Kirkleatham Walled Garden, North Yorkshire Set within the historic Kirkleatham Estate near Redcar, IDPartnership were appointed via a design competition to produce and develop a scheme for a catering and horticultural academy as well as the restoration of the existing Grade II listed walled garden. Working with a wider consultant team the project consists of a contemporary walled garden, restaurant with supporting commercial kitchen, events pavilion, glass house, and restoration of former garden structures. The scheme gained planning approval and listed building consent in July 2017. IDPartnership are currently developing the project through technical design with a start on site anticipated for spring 2018 and completion due at Easter 2019. Phase 1 will act as the gateway into the development and will be of a high quality design throughout. 40


The Glasshouse

Wynyard Hall, Tees Valley Wynyard Hall is a Grade II* listed country house dating from 1846 which sits within an expansive area of landscaped parkland. Sir John Hall acquired the Wynyard Estate in 1987 and embarked upon a programme to restore the historic hall and parkland. The Hall opened to visitors as a four-star luxury hotel in 2008. Since 2012, IDPartnership have contributed to the restoration of the estate by designing a number of key structures in and around the historic walled garden. The aim is to provide a series of tourist attractions, providing an appropriate setting for public enjoyment for what has been privately appreciated for centuries.

IDPartnership assisted Cameron Hall to recreate the Glasshouse, which opened in summer 2016, on the footprint of the original 18th century glasshouse and potting sheds. The scheme comes with its own ‘edible garden’ adjacent to the walled garden.

Grand Marquee

IDP designed a 700-seater Grand Marquee which opened in summer 2014, and was shortlisted at the 2015 RICS North East Renaissance Awards in the Tourism & Leisure category.

Walled Garden Visitor Centre

The transformed rose garden, designed by mutli-Royal Horticultural Society award-winning designer Alistair Baldwin, reopened in summer 2015. IDPartnership contributed to this by designing the new visitor centre which houses a cafe and farm shop within the walled garden. The gardens and visitor centre were shortlisted at the 2016 RICS North East Renaissance Awards in the Tourism & Leisure category.

The Maltings, Alnwick, Northumberland Situated within Alnwick Conservation Area, just outside the Town Walls, this residential development has been created through the conversion of iconic yet dilapidated buildings, along with new-build aspects.

and vulnerable to the elements. The site remained abandoned and incomplete until 2015 when Ascent Homes procured this landmark development.

The existing buildings represent the last vestiges of the local post-medieval brewing industry and form an ensemble of some significance in this part of the townscape. Both Bolams Mill and the former Malthouse are Grade II listed. However, the Malthouse was demolished under emergency measures due to structural failings, leaving Bolams Mill and the Kiln House as the remaining buildings.

Since then, IDPartnership have worked with Ascent Homes to create 37 new apartments. Our heritage-led design approach has involved reinstating historic features alongside contemporary interventions, in such a way that the historic and new buildings are distinct from one another but are mutually complementary. Stonework from the demolished Malthouse has been reused, and salvaged cast iron columns and timber lintels have been incorporated as features within the new development.

The development commenced around 2006 but construction work ceased during the global financial crisis of 2007-2008, leaving the building fabric open

The conversion of the Maltings has transformed this derelict site, which was rapidly falling into decline and was about to be registered as a ‘building at risk’.

Woolsington Hall, Newcastle upon Tyne IDPartnership have been appointed by Metnor Construction to continue the work required to facilitate the reconstruction of the main hall since the disastrous fire in December 2015. IDPartnership are leading the design team to gain the necessary planning permission and listed building consents for the reconstruction and insertion of a new steel frame and roof. Working with Historic England and design engineers, the project is aiming to get the building weather and water tight during 2018. 42

Location: Summerhill, Newcastle upon Tyne Client: Your Homes Newcastle Completed: 2015 Description: Both properties sit within Summerhill Conservation Area, and one is Grade II listed. Originally constructed as large houses, the properties had been used as offices before IDPartnership worked with Esh to convert them into eleven apartments. The refurbishment was carried out to carefully preserve and restore original features.

The completed scheme received a commendation in the Lord Mayors Design Awards of 1994, and we still operate from this office to this day.

The first phase of a much-discussed White Hart Yard scheme, bringing exciting new food and drink to Newcastle’s Grainger Town, is expected to open during 2018, with an anticipated creation of 40 to 60 new jobs.

New Northumbria Hotel, Jesmond, Newcastle IDPartnership were appointed to develop designs to expand the hotel and leisure offer to attract long term guests. The proposal includes new rooms, long stay suites, a gin bar, and bowling alley / new

restaurant where you can eat, play table games and chill. The design is for four simple extensions to the rear responding to the residential context and local vernacular style of terraced properties. The project achieved planning approval in late 2016, and during 2017 IDP have worked with the client and wider project team to develop the technical design. Construction is due to start in early 2018.

Queens Head Hotel, Morpeth, Northumberland Crafted Projects appointed IDPartnership to prepare designs for the redevelopment of the vacant Queens Head Hotel in central Morpeth. Planning permission was obtained for a 41-bedroom boutique hotel with a spa and an event hall for weddings and conferences. A tea room and bar/restaurant will be accommodated at ground floor level. The historic coaching inn lane through the development will be retained by use of an internal arcade and central atrium.

Hotel, Finkills Way, Northallerton IDPartnership secured a planning permission for a site on Finkills Way, Northallerton, south of the recently constructed Marston’s public house. Watch Factory, Prescot, Merseyside Plan B have been selected to partner Knowsley Housing Trust (KHT) in the development of Phase 2 of the their Watch Factory development in Prescot, Knowsley, Merseyside. The first phase consists of an extra care scheme for older people. Plan B have developed a range of attractive retirement plan-forms which benefit from a unique design which minimises waste and maximises functionality. Designed according to ‘fabric first’ principles, this range of house types are energy efficient and provide residents with low energy bills, and maximum functionality. Clustered around the Extra Care facilities created within the listed 1909 Watch Factory, these retirement homes benefit from a restaurant, communal facilities and activities.

Middlemore Continuing Care Retirement Community, Daventry, Northamptonshire IDPartnership have secured planning approval for an exemplar 307-unit Continuing Care Retirement Community (CCRC), which includes an 83-bed care home, at Middlemore in Daventry, Northamptonshire. The CCRC will provide housing for elderly people in a variety of care options including ‘assisted living’, ‘extra care’ or ‘very sheltered housing’ and ‘close care’. The proposals feature an innovative and pioneering extra care facility designed in a ‘core and cluster’ format which will deliver a centre of excellence in retirement housing

for the elderly close to Daventry Town Centre, whilst benefiting from a breath-taking lakeside location. The layout and design for the Middlemore site, seeks to create an attractive landscape-led campus style environment providing opportunities for interaction between residents and the wider community. A vibrant, and lively hotel-like ambience will welcome residents, family and friends to this outstanding landscaped campus, at the same time providing a safe and homely environment to residents.

Willow Burn Hospice, Maiden Law, Lanchester, Durham

Willow Burn Hospice is a dedicated specialist care facility for integrated palliative care services providing outstanding care and support for patients and their families. IDPartnership were appointed by competitive selection to work with Willow Burn Hospice on the reprovision of accommodation for their inpatient unit in Lanchester, County Durham. Currently in the early design stages, the vision behind Willow Burn Hospice is to create a facility that is peaceful and serene with the feel of a hotel and plenty of access to outdoor space. Connecting into the existing Phase 1 Hub building, the new accommodation wing will include 6 single inpatient bedrooms, a community cafĂŠ, sunroom and accompanying ancillary facilities. As well as providing excellent end of life care, Willow Burn Hospice hope to encourage a sense of community by providing additional recreational facilities such as a canteen/cafe which can be used by neighbouring residents as well as friends and family of patients.


Weavers’ Court, Alnwick, Northumberland Weavers Court is an extra care development in Alnwick, consisting of 58 one and two bedroom apartments specifically designed for people aged 55 and over. Having been involved in the masterplanning of the wider area, IDPartnership designed the development and delivered it as part of the Plan B Housing partnership, for Karbon Homes. It was constructed by Galliford Try, and opened in 2016. Designed to the highest standards in line with the HAPPI report recommendations, Weavers’ Court

includes full catering kitchen, lounge/dining areas with terraces, assisted bathing, IT area, coffee shop, hair salon and activity rooms. The landscaping is also geared towards elderly activities with sensory garden and allotment planter elements. At the 2017 Inside Housing Development Awards, Weavers’ Court was highly commended in the category for ‘Best older people’s housing development (under 100 homes)’. Welton Road, Daventry, Northamptonshire The Welton Road scheme proposes an 85 bed care home, 24 extra care apartments, and 16 independent living maisonette units on a site to the north of Daventry town centre, Northamptonshire. The design has looked to respond to its residential context in the use of materials and massing. The proposals offer high quality accommodation set in an attractive landscape with a range of spaces from large communal lounges to spacious bedrooms and suites with their own private outdoor spaces. The project achieved full planning approval in January 2018.

Cedars Dementia Care, North Shields

IDPartnership worked with Age UK North Tyneside to put forward proposals for the purchase of the existing Cedars property in North Shields to create a unique specialist Dementia Resource Hub including a respite

North Tyneside Council have since decided to demolish the building and use the site for general purpose housing which has resulted in the project now becoming a new build proposal with a new site being sought.

Cornwalls Meadow, Buckingham An exemplar care home at Cornwalls Meadow, Buckingham, creating 61 bedrooms and 14 extra-care apartments. A vibrant and lively hotel-like ambience will welcome residents, family and friends to this outstanding landscaped campus, at the same time providing a safe and homely environment to residents. A ‘state of the art’ care facility will deliver a centre of excellence in housing for the elderly close to the town centre, whilst benefiting from a view of the River Great Ouse. The site offers easy access to amenities and services and will help make an

important contribution to the requirement of elderly care accommodation in Buckingham. The site is located in the heart of Buckingham fronting onto Cornwalls Meadow which is a side road of the High Street within the town centre. It also falls within the Buckingham Conservation Area. Buckingham is a small market town with the main focal point orientated around a historic market place. The general design approach is to create modern interpretation of a traditional development form which relates to and sits comfortably alongside the historic character of the wider area. A simple approach to the elevations is proposed with the use of brick and large window openings with a vertical emphasis.

Finkills Way, Northallerton IDPartnership secured a planning permission for a site on Finkills Way, Northallerton, south of the recently constructed Marston’s public house. The proposal included the development of the site into a 76-bedroom care home with an additional 26 assisted living apartments, alongside this will be a three-storey 82-bedroom hotel with a combined retail unit on the ground floor.

The combined care home and assisted living apartment building provides extensive communal facilities for residents which include a restaurant, lounge, residents’ bar, library, cinema, hair salon, gym and treatment rooms where professional beauticians and therapists can offer spa treatments, manicures, pedicures, massages and facials. The proposal aims to create high-quality living accommodation for the elderly along with a hotel and retail unit which will have a significant and positive impact in terms of jobs, services and wider economic benefits.

Victoria Park, Town Centre, Stockton-on-Tees IDP have conceived an exemplar retirement village in the historic town centre of Stockton, comprising a ‘state of the art’ extra care facility in a ‘core and cluster’ format. Responding to the UK’s growing demand for elderly accommodation, the scheme’s design takes influence

from European community and care models, and aims to create a centre of excellence in retirement housing for the elderly. At the heart of the town, the scheme will benefit from easy access to amenities and services, whilst creating a safe and welcoming home environment for residents.


Carlton Tavern Site, Acomb, York On behalf of Crown Care, IDPartnership achieved planning approval from York City Council for a 76-bedroom care home on a site to the north of Acomb Road. The proposed site layout protects and safeguards the existing landscape assets which includes a number of mature trees along Acomb Road.

The proposed built form comprises an elongated three to four storey care home located within the centre of the site. This allows landscaping to be equally distributed on all sides of the development, maintaining and reinforcing the existing view corridor through the site from Acomb Road. A detailed analysis of the distinctive elements of the existing building (The Carlton Tavern public house) was undertaken which has influenced the proposed design.

Phase One

Case Study: Tree Top Village, Walker, Newcastle upon Tyne Completed in Spring 2017, Tree Top Village is the culmination of 25 years of work by Newcastle City Council to encourage investment in the core of this community. Tree Top Village delivers a new heart for the Walker community in the form of an exemplar mixed-use retirement village, managed by Your Homes Newcastle (YHN), providing high quality affordable accommodation exclusively for over 55’s or people with an assessed medical need. Phase One of the project provides 75 one and twobedroom apartments. The apartments are arranged over four storeys, set around a communal landscaped courtyard as well as an internal atrium accommodating a range of community and retail facilities at ground floor level. Utilising this building as the main facility, the adjacent Phase Two development provides further retirement accommodation in the form of 36 one and two-bedroom homes and eight bungalows, all with individual ground floor entrances and gardens. YHN’s commitment to delivering retirement accommodation within a ‘hotel type’ environment at the centre of the community, has delighted residents in 58

need of age-friendly housing, and given local people a new neighbourhood focus at the heart of Walker. The community and retail facilities at Tree Top Village are open to the public, creating excitement and interest at the core of the new community, and allowing family and friends to visit and enjoy the facilities. Residents receive discounts from the commercial tenants, which include an Italian restaurant and a beauty salon. YHN have taken the time and trouble to make sure that the local community know all about the new building and what is on offer. Most importantly, residents moving into the scheme have been made aware of the community facilities and support that they can call upon. The development benefits from being next door to a new Aldi supermarket and primary school. The proximity of these amenities allows for the school run, shopping, and visiting elderly relatives, to be a more convenient, enjoyable and family-friendly process for many local residents. This project demonstrates that, as well as delivering a high quality environment and architecture, equally important is the task of curating the space; ensuring the optimum social mix, and taking the time and trouble to ensure that new residents are made to feel at home as quickly as possible.


Designed to follow the philosophy of Dr Hans Marcel Becker, which seeks to create an empowering and inclusive environment for the elderly, the development has delivered a paradigm change in older persons’ care in Walker.

Awards Tree Top Village was awarded Outstanding Development of the Year in 2017 by the Chartered Institute of Housing (CIH) North East. The scheme was also a finalist at the 2017 Inside Housing Development Awards in the category for ‘Best older people’s housing development (over 100 homes)’. As architect and planning consultant for Tree Top Village, we were also delighted that, in February 2018, the development was shortlisted for the national RTPI Awards 2018 in the ‘Excellence in Planning for Health and Wellbeing’ category, with an announcement due in May 2018.

Design Concept Walker is a post-industrial community which was devastated by the demise of heavy industry and the collapse of shipbuilding and power generation manufacturing. Numerous initiatives to regenerate the area over the last 25 years have struggled to arrest its decline. Tree Top Village was designed to become the centrepiece of the Walker Regeneration Programme, for the area now referred to as Central Walker. As well as retirement accommodation, a new school and retail facilities, this programme also included improvements to Walker Park and ongoing development of new housing. Originally conceived as the centre part of a conventional ‘core and cluster’ arrangement, the initial masterplan for

the retirement accommodation was torn up by Your Homes Newcastle after Dr Hans Marcel Becker invited the design team and a YHN representative, to visit Humanitas’ Retirement Villages in Rotterdam. His resident-centred approach to older persons care, inspired and transformed the eventual Central Walker Masterplan. Dr Hans Marcel Becker’s various mantra for a successful Retirement Village (‘use it or lose it’, ‘yes is the default for carers’, ‘maximise the positive - minimise the negative’, ‘no care uniforms’, etc) and his commitment to deliver an authentic village environment with a host of hotel-quality facilities, won over the design team. The ‘Dr Hans Marcel Becker philosophy’ encourages: • residents to take control of their own lives, without being told what to do, unless they have asked for advice; • opportunities for residents to actively participate with others; • opportunities for residents to engage in an extended family dynamic through ‘conversation pieces’; • a ‘yes culture’, where everyone has a positive attitude towards resident preferences; • the idea that staff and residents are treated as part of the same social network, rather than treating housing for the elderly as an institution. This philosophy ensured that, as well as inspirational buildings and a great living environment, the essential human factor of interested, committed, and engaged staff members, would be key to the development. As a result, Tree Top Village provides a hotel-like environment. A generous entrance foyer and reception welcomes residents and the local community into a generous well-lit mall shared by residents and the Walker community.

The Mall The ground floor mall at Tree Top Village offers a range of community rooms and retail facilities, which include: • Sweet Sentiments - a card and gift shop providing a range of old fashioned sweets • Beautylicious - a hair and beauty salon • Restaurant Villaggio - a prize-winning Italian pizzeria and coffee shop with a patio for ‘al-fresco’ dining • Liveasy - health and mobility support shop The mall is lit from above by an atrium. It provides access to the apartments above and enables residents to see what is going on, offering them the opportunity to choose to participate in a range of interesting activities. Lynn Waters, the charismatic project leader for YHN purposefully set out to create an aspirational village mall. YHN commissioned Your Back Yard to carry out a survey to find out what residents would really like - and then get the best available. For example, many of the

older persons love pizza because their grandchildren do - and having a world class pizzeria with family friendly staff makes it so much more enjoyable to visit gran and granddad! Lynn also sourced and engaged with successful businesses in the local community such as Beautylicious who competed for the space and brought their existing clientele with them. To YHN, Tree Top Village is a continuation and extension of the local community, and it is essential to ensure that local residents feel interested and able to visit the building. With this in mind, the planning of the development required an extra dimension of coordination to ensure ease of access between the mall and the adjacent Aldi supermarket. By so doing, the potential for local residents to carry out the weekly shop while grandparents look after the children, or involving grandparents in the weekly shop and having coffee or tea afterwards, makes family interaction so much easier and enjoyable.


Reminiscence Museum

Accommodation Design

As well as the four retail units, the development includes a reminiscence museum which contains familiar household and consumer objects spanning from the early 20th century to the present day.

All properties achieve Lifetime Homes standards, allowing homes to be more easily adapted to meet residents’ needs as their circumstances change and they grow older. In addition, all apartments and bungalows have been designed to Wheelchair Housing Design Guide standards.

This kind of facility is used to help trigger memories for dementia and Alzheimer’s sufferers, and it also acts as a ‘conversation piece’, providing a focal point for celebrating local history and culture. YHN has worked with the Tyne & Wear Archives & Museums Service to ensure that this facility will be used by local school children and community groups as a learning source, and will contribute the ‘beating heart’ element for the centre of Walker.

The Phase One development achieved BREEAM ‘Very Good’ accreditation. Apartments have been designed with to meet the HAPPI recommendations and are provided with balconies or access to an outdoor area. The Phase Two scheme meets the requirements of Code for Sustainable Homes Level 3.

The Walker Community At all stages the design and delivery of the Tree Top Village project has been influenced by its immediate community. The names Tree Top Village and Blossom Chase (for the Phase Two development) were selected from a naming competition that YHN held with the local primary school. YHN staff have established the needs and desires of local people, and made it possible for many local residents to live in an aspirational hotel-like accommodation, right at the heart of their community, in an environment which ensures they are still active members of the proud and resilient Walker community. Local residents of the Walker area have been making good use of the facilities, demonstrating that the development has been successful in establishing itself as a community hub for the Walker area.
