In a world where skepticism often reigns, trust can be a radical act—trusting our neighbors, our business partners, our community. For the folks at West Art Community Center, located across from Lancaster’s Buchanan Park, an ecosystem of trust thrives. And it all started with two guys meeting over a backyard fence. When Rufus Deakin and Josh Gibbel purchased the building of a church and began its next-life transformation into a multipurpose artistic community space in early 2023, they did so on what could be called a bit of a whim. However, like a serendipitous game of Candyland, their next step seemed to be right in front of them at every turn. West Art, a self-proclaimed “sanctuary for music and art” and “living room for Lancaster,” hosts a range of events like comedy shows, music and dance parties, private gatherings and twice-weekly yoga. It’s also an office space for creatives (think photographers, painters and the like), an education and meeting space for organizations like Lancaster Conservancy and Alcoholics Anonymous and a soon-to-be coffee bar. Gibbel and Deakin are both familiar with construction and renovation work (Gibbel works in home renovation, and Deakin has a history of renovating his own houses). However, it’s their first time taking on a project together and at such a massive scale to boot. They met in 2021 as neighbors (Deakin lives next door to the building, and Gibbel lives another couple of doors down), but what made them trust each other enough to purchase an entire church building together and transform it into a locally unparalleled space? Gibbel says, “That is a thing that I have thought about at different times, and it’s difficult to explain other than you had to be there.”

When it comes to West Art’s initial intent, Deakin says, “Neither of us wanted ego involved. This wasn’t about making some great place for us as much as it was about filling a need that Lancaster had for an affordable art space.” West Art remains under active renovation, bolstered by local contractors as well as community members willing to help out. “It’s definitely been a community effort,” Gibbel says. Its main sanctuary—freckled with independent art and original stained-glass windows alike—is open and teeming with multiple happenings a week, and its education and office spaces are ramping up. The coffee bar, equipped with Lancaster’s own Nostalgica Coffee, will be open in early 2024 and bring additional energy to the space that evolves as it goes. It will unfold in tandem with artistic flex space, much like a coworking space for creatives. A brand-new row of restrooms is also in the works to accommodate all of the people that West Art hosts.

West Art is planning a one-minute film festival in partnership with Zoetropolis, where anyone can contribute a film shot on a professional device or simply a phone camera. And they have an idea for an ever-changing mural at the end of the building, which they are currently in communication with a group of artists about. A second performance room is being renovated on the second floor. The space is bookended with original, eye-catching pastel green and purple stained glass, and it features an old Tait stage that lived part of its life at Tellus360 and once served as the foundation for performers like Lady Gaga, the Rolling Stones, Elton John and Billy Joel on tours.

Once the prioritized projects are complete, Gibbel and Deakin anticipate even more opportunities for West Art like live theater and weddings. While the community center is loosely based on Harrisburg's now defunct MakeSpace, and the trend of repurposing old religious buildings is a global one, West Art’s current and future crockpot of offerings prove that it’s really a place all its own. Part of that stems from the fact that the founders believe in their community’s ability to make West Art what it should be, with programming that suits them. Deakin says it’s about “making this an inclusive space where particularly young people from across the city can feel like they take some ownership.” Despite the changes that West Art anticipates over the long term, Gibbel says their core values remain the same. “I feel very confident that we will always be able to say, 'a living room for Lancaster, a sanctuary for music and art, a safe place for communities,'” he says. “I don’t think that will ever, as long as I have anything to say about it, go away.”

Seasonal affective disorder (SAD), a type of depression that tends to occur during the colder months, affects millions of people worldwide according to the American Psychiatric Association (APA). It’s essential to understand the nature of this condition and why it happens. Per the APA, seasonal affective disorder is believed to be closely linked to the reduced exposure to sunlight during winter. This lack of sunlight can disrupt

Exercise to Boost Energy Regular exercise is a powerful tool in the fight against the winter blues. Physical activity boosts the production of endorphins, the body’s natural mood elevators. Eat Right to Lift Your Spirits Nutrition plays a pivotal role in mental health, and during the winter, it becomes even more critical. Consuming a balanced diet with plenty of fruits, vegetables and foods rich in omega-3 fatty acids can help alleviate the symptoms of sadness. These nutrients promote brain health and support the production of feelgood chemicals in the brain. “It was the brainchild of my wife, Jacquelyn,” Hogue says. “We came up with the name ‘The Hive’ because we wanted this to be the hub of the community.” For inspiration, the couple hit the road and visited Nashville and Charlotte’s hip coffee scenes. But it’s York County and Susquehanna Valley community vibes that buzz through the coffeehouse and café’s menu, décor, friendly staff and customers alike. Lancaster’s Square One Coffee, Beck’s Ice Cream of York, Camp Hill’s Pennsylvania Bakery treats, and York’s Lilybird & Company teas grace the menu. Open for breakfast and lunch, the options include not one but four unique flavors of avocado toast, smoothies, soups and salads. Sandwiches, however, are really the bee’s knees. No, really—Bee’s Knees is The Hive’s chicken salad sandwich featuring romaine and tomato on rye. One of the sweetest things about The Hive? beautiful locally grown flower bouquets for sale on each table—accented by bees and honeycombs in the shop’s décor.
Austin Hogue and his family have a corner on the market when it comes to York’s family-owned-and-operated businesses. In fact, they really do own a corner market, and now, the latest buzz—The Hive Coffee House & Café. The family’s entrepreneurial roots go back to Hogue’s grandfather, who founded R.F. Berkheimer & Sons in 1961. The painting contractor business morphed into BAPS, an automotive paint and supplies distributor. While BAPS is still based in York, it’s grown to nine locations from Massachusetts to Virginia. But it was during their daily York County commutes that the family hatched a new business plan. “We fell in love with this little corner as we were traveling to our corporate office,” explains Hogue, “and we often wondered if they’d sell.” At the time, the busy intersection at Canal and Bull roads was home to Hake’s Grocery, a mainstay of the Dover area for more than 50 years. When the Hogue/Berkheimer family learned it was for sale, they jumped at the chance to spread their entrepreneurial wings. First, they reimagined and transformed Hake’s into Dottie’s Market, renamed to honor Hogue’s grandmother. It’s a small community grocery store that includes an adjacent greenhouse and gas station—all of which the family overhauled from the previous ownership. “It’s named for my grandmother, Dottie Berkheimer. At first, she wasn’t sure she wanted her name associated with the corner,” says Hogue with a laugh, ”But now she’s a proud grandma.” The family’s vision for the expansive corner property also included a completely new business, something the Dover area never had—a coffeehouse. Seasonal coffee concoctions include a “drink of the month” with partial proceeds benefiting a different local charity every month. Recipients have included the York County Food Bank, Big Brothers Big Sisters of York & Adams Counties, York cat rescue Feline Solutions, and New Freedom’s Animal Rescue, Inc. The Hive’s manager, Tabby McCabe, enjoys creating seasonal drinks—she calls them “a hug in a mug.” And those warm seasonal cups of cheer aren’t limited to coffee. There’s also Spiced Cider, Turtle Hot Chocolate and lots of tea-licious options. After working at Dottie’s Market for several years, McCabe slid right into The Hive’s manager position. “I grew up here in Dover, less than 10 minutes from the store,” she says. “It’s part of my history, and now I want to make history with them [the Hogue/ Berkheimer family].” Like bees attracted to sweet nectar, customers pick up on the community and family vibes. “People love the warm, inviting environment here. They’re always saying it’s the cutest little coffee shop,” McCabe says. Six family members share ownership of The Hive: Hogue and his brother along with two cousins—“us four guys,” he says—and his mother and uncle. “It’s fun,” Hogue says. “We’re business-minded people, and we enjoy the challenges. We can’t sit still.” Speaking of challenges, The Hive opened in the summer of 2019, and the family had to figure out how to weather the pandemic storm as a brand-new business. “It’s been a learning process,” Hogue explains. “We didn’t have a background in the grocery or coffeehouse businesses, but we figured business is business, and as long as you treat your customers well, we can figure it out.” Future plans include an upgraded greenhouse for area plant lovers. During spring and summer, Hogue says The Hive will continue building its live music lineup for the outdoor patio, as well as its makers market—known as Handmade at The Hive—held in an adjacent field. “From the beginning,” Hogue says, “our vision for this complex was to give the community a place they could be proud to have in their backyard.”

CANDY CANE BOX CAKE COOKIES
The perfect quick and easy holiday dessert on the go! If you need to bring a dessert to a holiday party, this is one you can whip up and have ready in no time. 1 15¼ oz box of vanilla cake mix (can use chocolate too!) 2 eggs 1/4 cup of vegetable oil 1 tsp peppermint extract 1/2 of 16 oz premade tub of cream cheese icing 2 candy canes, crushed up (about 1/4 cup)
Instructions 1. Preheat oven to 350°. In a large bowl, mix together cake mix, 2 eggs, vegetable oil and peppermint extract. Mix until smooth. 2. Line a baking sheet with parchment paper, and with a cookie scoop or tablespoon, place even spoonfuls of dough on the sheet. 3. Place in the oven and cook for 8-10 minutes, until the tops begin to turn golden brown. 4. Remove from the oven and place on a cooling rack. 5. Once cool, ice each cookie, and then sprinkle with crushed-up candy canes. They’re now ready to eat and enjoy!

BACON, BRUSSELS, & LEEK QUICHE
Delicious and unique quiche that pairs the wonderful flavors of bacon, Brussels sprouts, leeks and gruyère. Mix everything together and bam—a delicious breakfast recipe that will be the talk of your holiday brunch party! 1 whole premade pie crust 1/2 lb bacon, bite-size pieces 1 whole leek, sliced thin 2 cups shredded Brussels sprouts (about 10-12 whole brussels sprouts if you’re cutting them yourself) 3 cloves garlic, pressed or minced 5 large eggs 1/2 cup heavy cream 1 Tbsp Dijon mustard 1 pinch nutmeg 8 oz bag shredded gruyère (can substitute Swiss cheese or buy a block of gruyère and shred it yourself!) Salt and ground black pepper to taste
2. While pie crust is cooking, place raw cut-up bacon in a large skillet and begin to cook. Cut up leek into thin slices and place in water to clean. Sauté bacon until pieces begin to brown. Add in shredded leeks, Brussels sprouts and garlic. Add in salt and ground black pepper. Sauté until everything begins to get lightly brown. Turn off heat and set aside.
Instructions 1. Preheat oven to 350°. In a deep 9-inch pie pan, place pie crust. Press along sides and cut off excess dough on edges. Using a fork, place divots in the bottom of the pan where the pie crust is. Place in oven and cook for 10 minutes. Remove from oven.
4. Pour mixture into pie crust, spread evenly and place quiche in oven on middle rack for about 45 minutes or until top is golden brown and knife comes clean out of center. Remove from oven and allow to cool for 30 minutes. Then serve hot or refrigerate and eat cold. Enjoy!
Tip • If Brussels sprouts aren’t your thing, this works great with kale or spinach too!

3. In a large bowl, combine Dijon mustard and heavy cream, ensuring there are no mustard lumps. Crack eggs and mix them into mustard-cream mixture until smooth. Add in nutmeg and gruyère cheese. Once everything is incorporated, slowly add in spoonfuls of Brussels sprout mixture, stirring everything until well combined.
Tip • This recipe works really well with raspberries and strawberries too!
CHOCOLATE-DIPPED CLEMENTINES WITH SEA SALT
Looking to prepare a pretty holiday treat that’s allergen friendly and has limited ingredients? Look no further than this! 5-6 clementines (or mandarin oranges), peeled and separated into segments 1 cup semisweet chocolate chips, melted 1 Tbsp flaky sea salt or Himalayan salt (if you’re not a big salt person, skip this!)
Instructions 1. Cover a large baking sheet, cover with a piece of wax paper (parchment works too). 2. Peel clementines and remove any stringy parts or excess white peel. Separate into segments. 3. In a microwave-safe bowl, heat chocolate for 30-second intervals, stirring between each 30 seconds, until chocolate is melted and smooth (about 1 and a half minutes). 4. Carefully dip half of each clementine segment in chocolate and place on wax paper. Before chocolate begins to harden, sprinkle each piece with a little sea salt. 5. Once tray is full, place in the fridge or freezer until the chocolate has hardened. 6. Serve immediately or place in a plastic bag in the freezer for future snacking. Enjoy!
