PUBLISHER'S LETTER
IT’S ALL IN THE DETAILS September marks one of my favorite issues of the year: Dream Homes. Ever since I was a little kid, I have loved everything aspirational when it comes to homes. From watching the Saturday morning real estate shows with my parents to decorating a dorm room to furnishing my first apartment and beyond. I truly believe that the space we live in can affect our lives in more ways than we imagine. The look, the smell, the function--how it all comes together can transform our day to day lives and in this issue, we have a little bit of something for each of these elements starting with this month’s Live Well piece on page 15. Janine Arneson Nolt talks us through some tips and tricks to consider to ensure we are being positively affected by our environments. For those who love to entertain and show off their homes, turn to page 10 for this month’s Shop in Style piece designed to help you beautify your bar cart.
There’s no denying that for some, nothing beats a vintage piece of furniture—enter Adamstown, this month’s Talk of the Town. Turn to page 8 to plan your trip to the antique capital of the country. Have an antique piece that needs a little TLC? Check out White House on the Square on page 12 to see how this business is bringing life back into older pieces of furniture. Not sure if you prefer old or new and just looking for some inspiration. Check out this year’s featured local dream home on page 28. Lastly, nothing makes a home feel more complete than the perfect aroma. Elevate your home’s scent by stopping in one of the local candle shops on page 48. Don’t forget to share photos of the dream home you’ve made for yourself, and tag us on social! Sam

Brushstrokes of Genius The White House on the Square gives new life to old furniture
BY M. DIANE MCCORMICK PHOTOGRAPHY BY THE WHITE HOUSE ON THE SQUARE
Whitney Marzullo cherishes the pictures clients send of the cozy spots her painted furniture has found in their homes. “I just love the fact that at one point this was a discarded piece or a piece that was unloved, and I’ve been able to bring it back to life and give it a whole new second chance for somebody else,” she says. Whitney is the owner and creator behind The White House on the Square. From a 19th-century house steps away from the center of Shrewsbury, she repurposes antique and vintage pieces in crisp, elegant style that she calls “pretty and practical”. Her creative journey has attracted 10,000 Instagram followers and loyal customers eager for one-of-a-kind décor. Whitney began her professional career as a manager in government. When she changed course to family

photography, she and her husband, Matt, bought the Shrewsbury house as a studio. Around 2016, she told her husband she needed a change. Her idea: A décor and painted furniture store. She asked for a six-month trial. He said, “You have $1,000 to do what you want, and we’ll give it six months.” Four years later, still going strong, COVID gave Whitney “permission to shift gears”. It was time to close the shop and concentrate on revitalizing furniture. “The quality of my pieces has gotten that much better because I can really spend my time focusing on them,” she says. A passion for paint usually begins with a tight budget, and that’s Whitney’s story. She and her husband were furnishing their first home when she rescued a bookshelf from a dumpster. “I picked up a can of Annie Sloan chalk paint,”–duck egg blue, by the way– “and that’s where I started.” Her favorite projects involve reinvention. A dresser that’s missing drawers takes on new storage dimensions for mudrooms and foyers. She once turned the top of a clunky, ill-used empire dresser into a coffee table, and the bottom into a bench. She learned woodworking along the way. “I have all the power tools, which were a little intimidating at first,” she says. “I had to gradually work myself up to using some of the larger ones, but having the confidence has come in very handy, because I’ve actually ventured into some home improvement projects.” Whitney paints and refashions most pieces according to what appeals to her–and the item itself. “I let the pieces speak to me,” she says. “I like the process to be organic. Sometimes I have an idea in my mind, but once I get into the cleaning and repairs, I’ll start to feel differently. I can totally shift gears.” The finished piece might be an armoire in a soft white with a pop of pink drawers and–in a signature look that nods to a piece’s heritage–wooden legs stained in walnut. A buffet coated in a calming, custom mix of blues is judiciously distressed to highlight details. An armoire stands tall in Melange paint’s dark and stormy Restoration Bronze. Whitney’s email list of followers gets dibs at buying the finished pieces, before they go on social media. Some pieces find a home right away. Others wait for the right match, such as the breathtaking mirrored buffet done in Fusion Mineral Paint’s Ash, contrasted by counter and drawers stripped, bleached, and stained in a gleaming natural wood look. “Only one person needs to fall in love with it and give it a second chance in a good home,” Whitney says. Her followers are encouraging and supportive. For the rare commenter aghast at painting antiques, she notes that it’s not irreversible–paint can be stripped from solid wood–and keeps a classic item from clogging a landfill. So, say grandma’s buffet doesn’t suit your décor, but you’re afraid to sling that paintbrush. “Would you rather paint that piece and have it in your home and enjoy it and remember your grandma, or do you want it to sit in the basement and be storage for tools and craft supplies?” Whitney says. “You can totally honor that memory by personalizing it for your own style.” Whitney enjoys day trips to prowl vintage shops with her husband or see a show with her children, ages 22, 20, and 17. She blogs about the joys and challenges of furniture painting, happy to share her secrets and favored products. SEPTEMBER 2022 | SUSQUEHANNA STYLE

“I like to be inspired, and I like to inspire,” she says. Her journey across what she calls the “chapters in my book” has built her confidence and her awe at her ardent friends and followers. When she establishes a challenge for herself, they say she can do it. “Sometimes, I’m amazed at the number of people that actually want to follow me and I’ve helped to inspire, for them to take something they’re no longer using and maybe turn it into something that they love,” she says. “I’m very humbled at the people who watch the pieces and want to buy my pieces and continue to buy my pieces. They’re great cheerleaders.”

WHY YOUR INTERIOR SPACES MATTER MORE THAN YOU THINK It’s lovely to have our interior spaces filled with beautiful furniture and pretty accents that look great, but we also need to pay attention to how our interior environments affect our health and well-being.
Since the average person spends up to 93% of their time indoors—at home, work, school, restaurants, stores, etc.—our well-being is greatly affected by how we respond to these built environments. Below dives deeper into the effects and how to combat them.
PHYSICAL Your spaces affect your every move and how you feel and function. When designing your space, consider the following: 1. I s the floorplan smart and logical and does it help or hinder you daily? 2. A re the sounds, colors, and finishes supporting you and your activities? 3. How does your home and office support any special needs?
It can be as simple as:
1. Be sure to surround yourself with good people and vibes so that your emotional and accessibility needs are met to create a safe space.
1. A reading corner of your living room with a comfortable chair, good lighting, and a pile of great books.
3. Inspire yourself by filling your space with art and music. 4. For a calming effect, consider painting your room in more serene colors like blues, greens, and lavenders.
RELATIONAL If your space isn’t good for you physically and emotionally it will not be good for your relationships either.
To nurture your relationships: 1. Provide a great conversation area where you can sit face-to-face for good long talks and those destressing dopamine hits!
4. Air and water quality are key elements for health. Are you able to easily check your water and vent systems and filters on the regular?
2. Create a space to do things that build family relationships such as a game night, cooking together, home movie night, or working out together.
5. B e careful of what furniture and materials you bring into the home to keep it free of chemicals and fumes. For optimal health, I recommend using sustainable, vegan, and cruelty-free materials.
3. Have a functional space for a gathering of friends like a book club, neighborhood potluck dinner, or small community group.
SPIRITUAL
6. C lean flooring and furniture regularly with quality products.
Be sure to provide yourself with a quiet space for renewal so that you can think, read, meditate, pray, and pay attention to your inner spirit.
7. G ood lighting and sleep will enhance your natural circadian rhythm, so have as much natural light as possible for the daytime, dimmers on all lights, and black-out shades at night to help you sleep.
BY JANINE ARNESEN-NOLT
Things to think about:
2. To feel renewed and relaxed, surround yourself with things that make you smile like plants, a great bed, delicious aromas, and a soaking tub.
LIVE WELL
LIFESTYLE
2. A yoga mat that you can use in a seldom used area of the home or office for stretching, strengthening, and meditation work. 3. A sunroom full of plants or a great view to a garden area that is quiet for contemplation.
FINANCIAL Short and simple: 1. Don’t overspend on home furnishings, accessories, and gadgets that simply clutter your spaces. 2. Reuse and repurpose items. Move them to other rooms to create the feeling of change without spending anything. 3. Be sure that you are in a home/apartment/ office that is within your monthly budget so that you can enjoy it without feeling financially burdened. Janine Arnesen-Nolt, is an award-winning interior designer from Lancaster, PA. She is passionate about making the world a better place through beauty, kindness, healthy spaces, and all good things relating to the essential field of interior design. She leads Arnesen Nolt Interiors, a Lancaster interior design firm, and has an online course and book, both entitled “Become an Interior Designer,” which teach the basics of HOW and WHY interior design really matters!
EMOTIONAL Think about how your interior spaces make your head and heart feel and if you feel comfortable enough emotionally to be yourself. Be sure that you are in a safe space that is as stress-free as possible, and consider all of your senses.

Proof of Lancaster Take a Sip and Stay Awhile BY RACHEL CURRY PHOTOGRAPHY BY KARLO GESNER
If you need evidence that Proof of Lancaster is the spot to be when dusk hits, you’re in luck. From the steps leading you downstairs to the specially curated lighting that sparks ambience, this speakeasy-adjacent whiskey and wine bar is much more than a watering hole. It’s a place to sip cocktails with an international twist and taste small plates with a farm-to-table feel. Be forewarned: You may spend your entire evening mingling at the bar with neighbors or chatting with others while sitting comfortably in a high-back loveseat. In short, it’s an experience, not just a stopover. Bar manager Alex Faulkner says he’s especially passionate about “the crux between art and agriculture” where wine and spirits live. Rather than limiting its geographic scope, Proof went in the opposite direction, sourcing from myriad international locations—and unexpected ones at that. A cabernet-merlot blend from Israel, an Indian whiskey, and a Norwegian gin are just some of the choices before you. That’s not to mention scotches aged upwards of 30 years. For those bent on hops, Proof’s rotating draft list satisfies. “You’ll be able to taste something from somewhere that you may not have experienced before,” says Faulkner.
18
SUSQUEHANNA STYLE | JULY SEPTEMBER 2022 2022
Owners Rob Ecklin and Sara Tuscher are a family duo operating Proof under Ecklin Development. They started Proof in mid-March with the notion of “bringing a touch of worldliness to our small town,” as Faulkner puts it. Despite the focus on the beverage side of things, you won’t leave Proof hungry. Its small plates and charcuterie are generous, teeming with imaginative ingredients like rabbit, salmon roe, foraged mushrooms, speck, drunken goat cheese, fresh oysters, and wild ramps. Proof switches its offerings frequently throughout the seasons, the marking of a truly adventurous establishment. What’s there one visit may not be the next, though customers can trust that the quality will be consistent. As you sip your cocktail—some floral and refreshing, others smokey and citrusy—the excitement of a varied meal only compounds the experience. Whether you go for food, a night cap, or both, top it off with a housebrewed espresso at the end for a well-rounded take. Despite its upscale appearance, Proof remains a comfortable, cozy environment with a smart casual dress. “There’s definitely a casual element,” says Faulkner, meaning you can still feel comfortable while spending time there. Faulkner is passionate about wine and spirits, touting the diverse and accessible program suited for a wide range of palates. It’s not just your surroundings, but also the flavors you get the chance to imbibe that bring a level of warmth to Proof. For Faulkner, his personal sense of adventure seeps into Proof. “I love the outdoors. I rock climb. I try to do backpacking trips whenever I can,” he says. “That kind of folds into wine and spirits at their best.” The fermentation that these beverages go through is nothing if not rooted in nature.

19
Since Proof operates exclusively in the evenings, it’s not a happy-hour-style establishment. As the bar evolves over time, expect wine and whiskey flights and other experiential additions to further evoke that existing sense of adventure. If you’re seeking a spot for quaint events, Proof is the solution. The private room accommodates up to 25 people, a solid size for a range of occasions. Your event will take on the space’s refined, yet artsy feel. Alternatively, you can rent out the whole place for a night to suit additional guests. At Proof, exposed stone and brick bring in a sense of home while contemporary textures, seventies light fixtures, and lo-fi music give that going-out feel that patrons love. Ultimately, the bar and lounge (not to mention the highly attentive staff at your beck and call) do what they came to do: serve small plates, wine, and spirits with a premium complexion. Proof’s interior designer Wendy Stewart Phillips says, “We looked for all natural materials like the zinc bar top, cork floor topped with handmade Turkish rugs, leather sofas, and copper tables to create a rich surround that was warm and inviting.” Phillips adds that Proof is “another example of historic re-use,” something Ecklin Development is known for. This is seen in their work with the Stevens School Ballroom, Conestoga House and Gardens, Griest Building Observation Deck, and more. “Again and again, they take architecturally significant buildings

in downtown Lancaster, renovate them with authentic, top shelf materials, and reinvent them for today’s relevant use,” she says. Easy Tuna Salad The perfect tuna salad recipe! Filled with veggies, eggs, and relish, it’s a simple summer dish that is great for any picnic lunches. This can be used on top of salads, in wraps, sandwiches, or stuffed into those garden tomatoes! 2 5-7 oz cans tuna, drained and shredded 1½ cups finely chopped celery hearts (include center heart leaves as they have a ton of flavor) 2 whole carrots, peeled and finely diced ½ cup finely chopped red onion 4 hard boiled eggs, peeled and finely chopped ½ cup mayo (can add more/less based on preference) 1/2 cup sweet pickle relish (I try to drain off most of the liquid in the jar.) 1/2 Tbsp yellow mustard Salt and pepper to taste 1. Drain tuna, place in large bowl. Shred with fork until pieces are small. Add all of the above ingredients, and stir until well combined. 2. Serve on bread, salads, wraps, in tomatoes, or eat with crackers or cucumber slices. Enjoy! A GAME-CH How this Lancaster County home’s fun spaces are “raising the game” for Susquehanna Valley dream homes.

SUSQUEHANNA STYLE | SEPTEMBER 2022
CHANGER
By Karen Hendricks Photos by Angle Eye Photography courtesy of Custom Home Group
A beautiful 7-acre property with views? A place to entertain and play games with family and friends? A dream home done up in shingle style? Jared Erb heard those requests, and it was “game on”. Erb, one of three partners with Quarryville-based Custom Home Group, walked us through this dream home design, from start to finish—and here are all the dreamy details. From the driveway’s curving curb appeal to a gorgeous sunset-splashed backyard, a soaring turret and ginormous kitchen island, plus plenty of space for games galore. We present Susquehanna Style’s 2022 Dream Home.
SETTING THE SCENE The homeowners found an ideal Lancaster County location: seven acres of gently-sloped, mostly-flat land, surrounded by unobstructed views of pastoral farmland scenery—including sunsets. Their architectural vision was inspired by a shingle style house the couple had seen in Michigan. Shingle style, Erb describes, is characterized by “very steep rooflines and exaggerated gables that throw cool shadow lines. But we also incorporated arches to soften things up.” An earthy exterior color palette complements the landscape, while a copper roof atop the front door entry adds a crowning touch of warmth. While the home’s stones are all-natural, sourced from Penn Stone in Lancaster, other elements rely on high-tech innovation. The key to the entire architectural style— the shingles—are entirely manmade. “They’re meant to look like historic old slate, but because they’re a manmade product, they’re much more durable than asphalt shingles or true slate, which is brittle and hard to replace when it breaks,” says Erb.
SEPTEMBER 2022 | SUSQUEHANNA STYLE
29
Interior Game Plan While shingle style reigns on the outside, the home’s interior is more traditional and classic with touches of modern flair. The entire floor plan revolves around one central focal point: a massive game room. “Entertaining came to the top of the list—the game room was the driving force,” Erb says. “Since all of their friends and family are local, they wanted to have a comfortable house for entertaining.” And great views await guests stepping inside the front door. To the right, a winding staircase fits inside the octagon-shaped stone turret, leading upstairs. To the left is a home office, tucked conveniently behind glass doors. But straight ahead, through the light-filled house, is a great room featuring a sparkling row of windows.
Fun and Games The home’s centerpiece is a giant game room. And the pool table, as a focal point, calls the shots. Its position, defined by a faux copper leaf ceiling above, reflects light downward, similar to a spotlight. Aside the pool table, there’s a comfortable seating area and a bar—with its own minikitchen. A game table hosts poker nights, as well as classic card games like pinochle and ten penny. And what would a game room be without a large TV where guests can enjoy catching sports action too? “This is one of the few houses we’ve done with such an elaborate game room,” says Erb, “But since then, and especially due to COVID, we have seen more and more homes with finished basement spaces and game rooms.” There are several reasons the game room is on the home’s first floor: First, the homeowners wanted it to be prominent and welcoming to all of their guests—not tucked away in the basement. Secondly, as empty nesters with the concept of “aging in place” in mind, they can easily convert the large space into their master bedroom if needed, in the future.
30
SUSQUEHANNA STYLE | SEPTEMBER 2022
Fire Feature Dividing and defining the game room from the kitchen is a two-sided stone fireplace, adding both a homey, welcoming element as well as a dramatic one. And much like the pool table rules the game room, a massive 13-foot-long island sets the tone in the kitchen. With 10-foot ceilings, shorter “stacker cabinets” were added above the primary kitchen cabinets for an added touch of décor for showcasing collectibles. Additional features include a 36” gas range, a steam oven with built-in warming drawer, and a large L-shaped desk where the homeowners can easily switch between tasks like bill-paying and fun hobbies such as crafts. The kitchen’s warm colors are inviting, from creamy tones—softer than white—to warm natural wood tones echoed between the hardwood floor, island and range hood. There’s also an open dining space, for a natural flow between the first floor’s three main areas: the game room, kitchen, and dining space.
Stepping Out The living and entertaining spaces flow outdoors onto a large patio framed by a stone column fireplace, topped with an outdoor television, aside a cozy seating area. Additional features include a stunning outdoor kitchen and a fire pit where guests can gather and enjoy both the glowing flames, as well as glowing sunsets across a beautiful backyard vista.
“In the last 5 to 10 years, we’ve really eliminated formal dining spaces, because people are living more casually,” Erb says, of the trend.
And it’s a whole new ball game outdoors— with a bocce ball court, as well as a fascinating large-scale chess set, positioned by preciselyplaced pavers in a checkerboard pattern. Checkmate?
Conveniently tucked behind the kitchen are two pantries: a walk-in pantry with open shelving, and a second butler’s pantry with finished cabinetry to showcase glassware and special serving pieces.
But one of the most fascinating features is hidden from sight—ready at the touch of a button: built-in, retractable, motorized screens that easily convert the patio from an open porch to a screened-in patio. “It makes the space very versatile,” says Erb, “since it can be fully enclosed on all three sides— or you can choose to do one or two sides.” SEPTEMBER 2022 | SUSQUEHANNA STYLE
31
Upgrades, Upstairs The home’s primary wall color—a light coffee brown—adds inviting warmth along the curved staircase leading upstairs, where the master suite and two guest suites all feature adjoining full bathrooms (en suites) to set a welcoming tone for guests. “All of them have double sink vanities with a makeup drawer in between— that’s a big trend—and tiled showers, because the homeowners want guests to feel like they’re in a nice hotel,” Erb explains. The master bath has an extra surprise—an adjoining built-in sauna room. The walk-in tiled master shower sparkles with natural light thanks to a window—since privacy is not an issue, across the 7-acre grounds. And a balcony off the master suite takes advantage of the second-story view.

SUSQUEHANNA STYLE | SEPTEMBER 2022
Hidden Details One of the home’s most important features is hidden deep underground: a geothermal heating system that pulls from the earth’s warmth underground versus taking in outdoor air—and expending more energy—to warm the home. “It’s definitely an environmentallyfriendly heating system,” Erb says. The garage was also customized to include four car bays. Since two of the bays are extra-deep, the garage can actually hold six cars, total. A large unfinished room over the garage adds storage space—where two additional bedrooms could be added in the future.
The End Game Ultimately, what makes this home a dream home? “No other home I’ve been in has this kind of layout—that’s the beauty of a custom-built home,” Erb explains. “The homeowners have said multiple times that it’s their dream home, and how thankful they are, that it went above and beyond what they imagined—and that’s the best compliment ever.” Custom Home Group 1302 Lancaster Pike, Quarryville, PA 17566 customhomegroup.com
