DEAR READER, Nature is reawakening and the cold winter is making place for new growth and sunshine. Vibrant outdoor living is once again available to us. It is time for barbecues, cocktails, and parties. Just like the flowers and plants that slowly come back to life, Imagicasa also grows with every season. The summer edition of Imagicasa Magazine invites you to dream of resorts on sundrenched beaches, luxury villas with views of the ocean, and impressive yachts that transport you to exotic paradises. Magnificent treasures can also be found closer to home. Bart Versluys takes us to Mu.ZEE, the Museum of Fine Art that houses a unique Belgian collection in his hometown of Ostend, the “Queen of Seaside Resorts”. Art is an inexhaustible source of inspiration, and a symbol of the intellectual riches of Belgium. Imagicasa Magazine wants to contribute to this unlimited source of culture. In this edition, we look into the philosophies behind the most impressive residences in the world. We step into the fabulous world of such architects as Vincent Van Duysen, Charles Kaisin and Renzo Piano, and sail with the EUROPA 2, one of the most exclusive cruise ships in the world. Experience ultimate luxury at a unique location. In 2017, the development of the Oosteroever is one of the focal points of the Versluys Group. The natural colours of the materials, ranging from sand to brownblack hues give this project a powerful, luxurious allure.” One Baelskaai will be the most prestigious residential building on the Oosteroever in Ostend and will house 59 spacious apartments, including a few enormous duplexes. This project situated on the most high-profile

corner will be the flagship of the development. With its architecture, the building increases the scenic quality, the specifity and the profile of the entire surrounding area. Crepain Binst Architecture incorporates the character of the site into this complex structure. The elegantly curved terraces are a reference to the rolling dunes and the sea, and they provide the building with elegant lines. The continuous balustrades reflect light, air and water. Natural colour tones of the materials, such as sand and bronze, the wooden terraces and sleek detailing result in an exceptionally refined project with a warm, high-class and international allure. The contoured external wall finishing reminds you of the grass in the dunes and wooden wind protectors. This creates a relaxed atmosphere for the residents, which will be a good match with the future marina. Luc Binst: “As far as the materials are concerned, we strongly focused on actual applications of the exterior joinery, curved windows and custom-made contoured wall finishing in anthracite-brownie-coloured brown. This resort colour gives the property a very natural look, which sharply contrasts with the existing modern buildings as a scenic landmark on the water that interacts beautifully with the dynamic of the sea and the surrounding dunes. We have worked with Versluys to look for an atypical and special method that is literally the cornerstone of a very ambitious development that presents itself as the ‘Ostend of tomorrow’. OOSTEROEVER IN OSTEND Everywhere in Europe, old ports are being transformed into trendy residential, cultural or commercial communities. Old port communities amidst the numerous impressive global ports are waiting for a new future next to the water. Bold urban renewal attracts people to live there again and enjoy the light, air, water and space. Oosteroever, a 19th century port community in Ostend, is a perfect fit in this evolution. With its unique location next to the existing lighthouse dock, the sea, the beach and the dunes, this site is the ideal place for building a new part of the city full of vitality, New Waterfront City. The exceptional combination of many factors makes the New Waterfront City location so unique. The future of our Belgian coastal area will be built in this former, historic port area of Ostend. No monotonous ribbon development, instead there will be iconic architecture surrounded by water, greenery, a new marina and a lot of open space for enjoyment and relaxation. The site is located at a stone’s throw from the Ostend city centre and is seamlessly integrated with the surrounding, protective dunes and sprawling sandy beaches. Only residents will be able to access the residential and commercial complexes by car. Underground parking will keep the streets free of cars that spoil the view. Plenty of parking facilities are provided on the outskirts of the community. You will be able to experience the truly fresh sea air.

WEDGE CLIFF HOUSE

Whereas some architects avoid working on difficult terrain, others seek out such challenges. Schema Seven designed a new concept for a beautiful futuristic house on top of a sheer cliff. Imagine waking up there every day, 007-style.

T

his future house would be built on the rocky Al-Bayada cliffs of Naqoura, a small town in the south of Lebanon. Along the coast of the port city of Tyrus, close to the Milkashtart Temple, on the border with Israel. Living in this design home — suspended above the cliffs — is for adventurous daredevils with a great deal of courage. The project is called “The Wedge”. To build a house on the virginal coast of the ancient city of Tyrus is a dream come true for architect Wael Moustafa. Wael is a young Lebanese architect who graduated from the Institut des Beaux-Arts in Beirut with a Master’s degree in architecture. One year later, he established Schema Seven. Inspiration for the Wedge Cliff House occurred four years ago after a first visit to the rocky cliffs of AlBayada. The haunting natural beauty and purity of the area, together with the city with its centuries of history, spoke to the imagination of the young architects. Later, they planned the design of a future house with a creative and expressive style.

A wedge or chock is an angled block made from a material such as wood with which something can be wedged or supported. In this case, the house is its own wedge. A wedge might also be a weapon, a sharp axe with a chiselled edge. The future house will be in the occupied Palestinian border area of Tyrus, as well the city from which Phoenician adventures spread the alphabet around the world. The shape and expansion of the house also looks like the purple shells that can be found in abundance on the beaches of this area. Architecturally, the modern design offers the residents the option to interact with the fantastic, charming view of the Mediterranean Sea. The house is simple, and the glass front provides a spectacular view of the sea. The ground floor consists of a living room and a small kitchen, and the bedrooms are on the first floor. A work space for daily activities is suspended from the most important block of the house. Both are connected with the coastline by an elevator down the cliff. IMAGICASA | 13

Schema Seven concentrated on the best possible exploitation of natural light with large windows through which the sun achieves maximum access to the house. The interior was designed by interior designer Mohammad Hussein Shehade. With a fresh look at spatial organization, he developed an eclectic aesthetic design inspired by his passion for art, music and photography. It reflects a modern style dominated by the colour white, the guarantee of a comfortable look, and a perfect match with the dark natural wood floor. The house looks like a fascinating masterpiece. The architects plan to promote new, vital ideas with this project. As far as the architecture is concerned, building such a construction requires a

durable relationship with nature. It is a treasure that should be preserved. SCHEMA SEVEN Schema Seven is a young, modern company that was established to translate the ambitions of its customers into unique designs, inspired by the culture of its residents. ava rocks, the heavens, sky and sea. These elements of the stunning landscape at Mauna Kea Island in Hawaii influenced the monumental architecture of this imposing house. Lava seems to anchor the building unrelentingly to the ground, whereas the roof appears at times to float on the air. It is not even a true residence; it is a summer home. It starts beside a hill and continues to the beach. This is the residence, if only for a few months of the year, of a wealthy interior decorator and a lawyer. BALINESE STYLE Balinese influences throughout the construction are not coincidental. This is the modern interpretation of a traditional Balinese style of building. The owners are very fond of Far Eastern art and culture, and also of the minimalist art creations typical of the Pacific islands. As a result, Balinese temples and palaces became an important source of inspiration for Jim Olson and his team. Their work is primarily characterized by wood and concrete structures, and the use of steel and copper in the other architectural elements. The difficulty was to find a balance between the elegance of those materials and the existing, primarily Asian art collections belonging to the owners. The art collection is a notable presence. Actually, and again this is no coincidence, at times it seems as though you are visiting an art gallery. Olson did this to accentuate the collection even more, and to make the pieces part of the intrinsic architecture of the whole building. As soon as you enter, you find yourself in a corridor partially filled with sculptures. The corridor continues to the back of the house, with an exit leading to the sea. ENERGY FROM MOUNTAINS AND WATER The house seems to be transected by two mirrors. These are the gorgeous water features that run along the central axis of the house and end in the outdoor swimming pool, which overflows into the sea. Large openings in the construction facilitate natural air circulation. The wide eaves protect against harsh sunlight. Remember: the climate here is tropical, which is exactly what makes this concept possible. Paths inside and outside the house actually run right through it. The natural borders of the house were dissolved by literally delimiting the contours through the use of enormous glass sliding doors. Not just once, but again and again, indoor and outdoor flow into each other in almost every room. The pièce de rÊsistance is a river of solidified lava that runs through the site and symbolically connects the house to the important sources of energy in this region: mountains and water.

Olson Sundberg Kundig Allen Architects) is well on its way to capture the world. This is not a group of heretics; rather the opposite. They have returned to the essence of architecture, of construction itself, in such a pleasing way that it is worth taking a closer look.

LOTS OF ARCHITECTURE Famous agencies are SHED Architecture & Design, Garret Cord Werner Architects, and most especially, Olson Kundig. The latter agency, Olson Kundig (which is what everybody calls it, though the full name is

Founder Jim Olson was most closely involved with the Ocean House on Hawaii. He is 76 years old (his partner Tom Kundig is 62), but is considered one of the guiding lights in the field of architecture. Olson’s primary focus is on residential buildings. He has a specialty: he

eattle is one of the most fascinating cities in the world. Off the cuff, this is where aerospace company Boeing was established, Microsoft is one of the largest providers of jobs, and Starbucks and Amazon. com have their headquarters. Music lovers know grunge was born here. Pearl Jam, Alice in Chains, Soundgarden and many more were established and grew here. In the field of architecture, Seattle also plays a leading role. 22 | IMAGICASA

prefers to work on houses for art collectors. The Ocean House was the perfect project for him. He also designed a few museums, and even some churches. BALANCE BETWEEN MONUMENT AND INTIMATE His most famous works are the Skirball Cultural Center in Los Angeles, also called Noah’s Ark, the renovation of St. Mark’s Cathedral in Seattle, the Gallery House in Washington, and the Pike & Virginia Building, also in Seattle. Whenever possible, Olson always creates

strong connections between a building and its surroundings. Some of the homes he designed are located at truly astonishing sites. On mountains, lava rock (the Ocean House), or an island off the coast of Seattle, The Pierre, entirely embedded in rocks. Very powerful. Olson Kundig is an expert at capturing the atmosphere of an environment and translating it into architecture. He captures the impetuousness of nature, struggles with climate, and the drama of landscape. The result is calm, relaxed modernism without tricks, pretence or complications. He finds a balance between monument and intimacy.

For those who cannot get enough of his work, there is a wonderful book of photographs of creations by Olson Kundig. The book is called ‘Olson Sundberg Kundig Allen Architects: Architecture, Art and Craft’, published by The Monacelli Press. Also recommended is the book ‘Jim Olson Houses’.

Cape Town and Ibiza. Two completely different cities interconnected by two different projects with the same theme: interior and exterior blending seamlessly into one another through which light is given free rein in these sunlit locations. The architect agency behind these stunning residences is the famous ARRCC. Extravagance is key here.

PEARL VALLEY 276 The house is called Pearl Valley 276, it was designed by ARRCC, and is located in Paarl, Kaapstad, South Africa. The owners of this house love to entertain their friends, and host lots of guests throughout the year. The house needed to reflect their busy lifestyle. Informal family rooms include an open kitchen, informal dining hall (the hall is too large to simply be called a ‘room’), and an

young South African family was looking for a home because they said they wanted to live ‘casually’. The location was to be Pearl Valley, close to Paarl, about 30 minutes by car from Cape Town. Mark Rielly and Jon Case of ARRCC concentrated specifically on the use of common natural materials such as wood and stone. These lend an aura of simplicity and warmth to an otherwise quite ordinary structure. Everything was well-planned with an exceptionally serene expression. The interior reflects — as the residents themselves say — their own lives. Warm, because an open fireplace takes a central position in a house where all of the spaces seem to be seamlessly connected. The lighting is conspicuously inconspicuous. It casts a soft glow that appears very natural.

open bar, all connected with the entertainment lounge. The interior offers an eclectic mix of patterns and textures and, despite all the variety, is in perfect harmony, ultimately resulting in a refined and interesting whole. Of the entire ARRCC team, directors Mark Rielly and Jon Case were most closely involved with this project. They focused primarily on the use of natural organic materials such as wood and stone. Wood floors throughout create a gorgeous contrast with the rough concrete ceilings, warm stone, and marble siding. GLOBAL PRESENCE When it was established, ARRCC was called Antoni Associates. With the arrival of partners Michele Rhoda, Mark Rielly and Jon Case, the combination of their initials became an acronym that instantly suggests architecture: ARRCC. Their portfolio is

incredibly broad. Restaurants and hotels, shops and businesses; they have made designs for every field. But they are particularly qualified to work on residences. Their projects are located across the entire globe. You can find many of their houses in South Africa (Cape Town, Johannesburg, Durban, Paarl), but also in Paris, Mallorca, Barcelona, Ibiza, New York, Miami, Moscow, Geneva, Dakar, Luanda, Dubai, Budrum in Turkey, in Israel and Lebanon. Each house is different, but they all share certain characteristics. The ARRCC team prefers not to design in a void. They closely involve their customers with the project from the start. They ask them endless questions to discover what they want, and what makes them feel good. Then there is the question of location, because the entity must make sense. As a result, every building

reflects both the ambiance the customer desires, and the ambiance suggested by the construction site. Only when these two aspects flow into each other, is the project deemed successful. EXCLUSIVE ROCA LLISA Sometimes one things leads to the next. After seeing the house in Paarl, the owners of a villa in Ibiza wanted ARRCC to take on their villa as well. The existing three story Mediterranean villa practically had to be reinvented from scratch. It was situated on top of a hill, at the heart of the exclusive Roca Llisa district of Ibiza. Compromises between the different features of the home were reached. There was a space to which the entire family can retreat to find peace and quiet, which is a contemplative room. But there is also a space where — similar to Paarl — it is easy to entertain friends. The design

is a collaboration between ARRCC and SAOTA. Antoni Associates was originally the interior design studio for parent company SAOTA, which ultimately resulted in ARRCC. NO DISCO The location was an advantage. Hilly terrain with spectacular views of the sea and Formentera Island which is located halfway between Ibiza city and Santa Eulalia, near the small towns of Jesus and Cala Llonga. If you are not a party animal, there are wonderful spots to be found on Ibiza where it is unusually quiet, and nature trumps everything else. This is one of those places. No discos or club scene for miles.

LIGHT, LOTS OF LIGHT. The result is one of those treasures of architecture. Lots of light and lots of space. The house has many guest rooms so that visitors can be welcomed as comfortably as possible. Light is not shut out, but fully embraced and even accentuated by the high white walls and the amazing exterior staircase to the swimming pool. This enclave of luxury and quiet is an oasis of calm, washed in bright, natural sunlight.

Wood and stone create natural warmth and depth, and secure the house to its foundation quite authentically. Once again, interior and exterior merge seamlessly and without boundaries. This is how people live in Ibiza. Both indoors and outdoors. Both solitary and surrounded by many people. This is a unique house, down to the smallest details. IMAGICASA | 31

China Fortune Development Company ordered a tea house annex exhibition room to be built on a small strip of land in the city of Tianlin in South China on the border with Vietnam, where six fragrant camphor trees had been growing in close proximity to one another for centuries. Scenic Architecture, the design bureau from Shanghai and the brain child of Professor Zhu Xiaofeng, succeeded in building an elegant structure, fully in harmony with its surroundings. CAMPHOR TREES AS THE BASIS “We do not have a specific style. We always base a design on the emotion and logic of space, light, materials and human activity,” says Dixit, the founding father of Scenic Architecture. This is how the six camphor trees formed the basis for designing the plans for the complex. The camphor tree is an evergreen tree that is highly revered in China due to its medicinal applications (disinfectant, balsam) and its pleasant fragrance. A different basis from the same source: the main part of the building had to float in order to keep the splendid character of the surrounding area intact; so that the view for passers-by would also not be obstructed. FOUR FLOATING UNITS The tea house–annex–exhibition space is now comprised of four separate ‘floating’ structures in a ‘Y’ and ‘L’ shape, which are interconnected by bridges. All four separate raised units are supported by 10 concrete pillars that hold all the piping and cables for utility services. They are finished in reflective stainless steel to give additional emphasis to the green landscape. THE REFLECTION OF MOTHER NATURE The entrance to the base level brings you to a triangleshaped atrium that is fully surrounded by glass walls. You maintain contact with the landscape! The pathways that take you to the central hall are flanked with water features. This is another reflection of Mother Nature that serves to draw each visitor’s attention to the beauty of a cloud IMAGICASA | 35

formation intertwined with the image of the finely twisted bands of aluminium from the structure above. PLAITING OF ALUMINIUM AND BRANCHES The refined aluminium ‘foil’ is the protective wall as it were for all floating components that you can reach via the stairs in the atrium. From the outside it gives you a sense of closed containers; from the inside you see a constant play of light and shadow. And what it truly all boils down to: the plaiting also invites the branches and leaves of the enclosed camphor trees to freely interweave with it. In the words of the architect: “time and space will interact with one another. Because we can only expect a positive reaction from nature if we also treat it with respect.” Open bridges bring the different entities together, also here making use of the water facades that flank and create space. By the way, the sleek lines of the different foot bridges also provide for a unique play of shadows on the ground floor. Those who would like to view all this beauty from a plane window are in for a disappointment. The crowns of the camphor trees obscure the underlying structures.

FROM THE OUTSIDE IT GIVES YOU A SENSE OF CLOSED CONTAINERS; FROM THE INSIDE YOU SEE A CONSTANT PLAY OF LIGHT AND SHADOW. TASTE OF WHAT’S TO COME Scenic Architecture had already proven that they were brought up with the Yin & Yang concept with the Zhujiajiao Museum of Humanities & Arts in a district of Shanghai that has many intersecting canals. Therefore, there are also water features and an organisation of space that bring together the ‘here and now’ of the building and the historic city centre. Zhu Xiaofeng, who earned his Master’s from the Harvard University for Design, and has been lecturing at the University of Tongji (Shanghai) as a guest professor since 2012, is a popular speaker and presenter at international conferences.
