Sometimes it takes money to make money. For most folks, their homes represent their most valuable possession and their most valuable investment. If a homeowner is contemplating selling, there are ways to maximum the selling price – the upgrades below traditionally add more value than they cost. In a perfect world, though, these upgrades make living more efficient and save money over the long haul, even if the house is not for sale. The intangible, quality of life, always improves, so it’s a win-win situation.

as has the whole Green movement. But, especially with the uncertainty of oil prices, solar panels resonate with prospective buyers and help keep heating costs down for whoever is living there. Solar panels have become expensive, but there is still a way to install them economically – LIPA, New York State, and the federal government all offer either incentives or rebates. The Feds offer a 30 percent residential solar investment tax credit (no cap) through 2016.
Pools America’s infatuation with swimming pools continues unabated. A pool is refreshing and it provides a reference point for the yard – but it also is a status symbol –it says, “We’ve made it.” More important, today’s pools can incorporate “green” thinking. “I call it eco-fficient,” said Gus Fyffe, proprietor of Sparkling Pools in Sag Harbor. For example, a new high-efficiency pump on the market cuts power consumption to the point “it pays for itself in two years.” It’s also eligible for a LIPA rebate, Fyffe added. He also offers an “earth stewardship pool maintenance system” that lowers chlorine levels and

doesn’t require chemical maintenance. “It’s all about being socially responsible.” Security Systems: The War on Terror brought with it an unseemly byproduct – the threat of retaliatory terrorist attacks. Most everyone is a little on edge. In addition, the declining economy brought with it an increase in robberies. Concern, coupled with today’s new technology, led to a boom in the sale of home security systems, which provide a blanket of security and increase the value of the home. The most practical use? Turn the thing on right before your in-laws are due to arrive.
Saunas and Hot Tubs The perceived costs of installing hot tubs “is twice what the cost really is,” said Joe Musnicki of Ocean Spray Pools, based in Westhampton Beach and Melville. He said installation is relatively simple, “Like putting in an appliance.” Similarly, saunas have a greater perceived value.

“I had a lot of failures because of lack of sun,” he recalled, referencing his shady property. “But I was in denial. I didn’t think I should have to live by the rules, and I kept taking losses.” Tashman learned one of the founding lessons in gardening: “You’re never gonna not take losses. You gotta get used to that.” Ensuing lessons in patience were sometimes hard ones. This season, the truly trendy thing for a garden is sustainability. Ken Olsen, from the Laurel Group in Water Mill, commented that people are living out here in their summer homes for longer periods of time and sustainability, along with maintenance, have become big issues. “People want to understand more about gardening,” he said. Charles Marder from Marders Gardening Center and Nursery in Bridgehampton said people are gaining a better understanding of the four seasons and are trying to have their gardens thriving all year long. “People are looking for sequenced flowering of trees in the spring, bright, full shrubs and flowers in the summer, strong leaf color in the fall and structure in the winter,” he said. Due to the fact that people are spending more time out here than in the past, the way people go about choosing their garden components has changed. Marder said tree gardens are becoming a more desirable option for green thumbs this year. “It’s a very gratifying thing because you’re developing major space,” he said. “You’re also developing habitats and environments with the tree farms.” People are looking to use native trees in their tree gardens. Marder said that out here on the East End, many properties have strict clearing restrictions. Because of these restrictions, there has been a trend toward working natives, such as American Dogwoods and Evergreen Magnolias, into a garden concept. As far as retail goes, furniture has become a big asset for local garden centers. “Believe it or not, our biggest seller is patio furniture,” Olsen said. The Laurel Group carries two different lines of furniture. One of them is “Summer Classics,” an Alabama-based furniture line that includes pieces made from wicker, aluminum and teak. The other line is “Extremis,” a Belgiumbased furniture line that Olsen calls “amazing.” Extremis uses galvanized materials and Jatoba wood in their designs. The Laurel Group is the only retailer that carries the Belgian line in the U.S. Marder agreed that patio furniture has become a big component of constructing a garden. “Ninety percent is us looking at it versus us using it,” he said. “It has to look good in the garden especially if it’s in your view line. You want the furniture to look good as a piece

The cold weather has hindered flowers this year. Olsen said people are looking more into perennials as opposed to annuals. Herbs and vegetables are proving to be a continued source of growth as well, according to Olsen. “People still want annuals for the colors,” he said. “But the focus has definitely shifted over to perennials. eye out for bugs and deer. Here are the basics: Wa i t u n t i l Memorial Day weekend: tomatoes hate cold temperatures and a late frost will likely kill them. The bottom line is they won’t grow, so planting them in early or even mid May serves no useful purpose. Select a good site: Papa used to say the sun makes them sweet and the water makes them big. Find a sunny spot with good drainage. For you scientific types, the folks at Cornell Cooperative Extension say the ph of the soil should be between 6.2 and 6.5, though I confess I’ve never checked the ph of soil in my life, but I have checked the ph of my swimming pool.

I don’t pretend to have any scientific knowledge that qualifies me to write intelligently about growing tomatoes. What I do have is experience – my grandfather grew a large crop of tomatoes every year at our house in Sag Harbor, dating back to 1917 or so. My dad always found a spot for a few plants, even in Brooklyn. I’ve grown them on balconies and decks in my day, and once even on a fire escape. The basics are pretty simple: don’t underwater, don’t over-water, and keep an

Fertilizer: My barber, Richard, has one of the nicest tomato patches around, and he does what Papa did, a load of cow manure plopped in the middle. Papa did it in the fall, roto-tilled it, and then turned it over again in the spring with more fertilizer and compost. During growing season, compost and other organic matter should be spread around. Some people like to fertilize again in mid-summer. I don’t. Papa was “green” long before it was cool, probably because they didn’t make all the chemical pesticides and fertilizers they do now. If it was a rainy summer and his plants had slugs on them, he’d spray soapy water on them and they would be gone the next day. He’d grow basil, parsley, oregano – remember tomatoes can grow six feet high so keep them far enough away -- and plant nasturtium and geraniums around the perimeter of his tomato garden. I can’t remember why, but there was a reason, so I do the same. Type of tomatoes: Richard says Marzanos are the best for sauce; I always do several varieties: grape tomatoes are great for salads, Beefsteak for sandwiches, and so on. Richard is right, though, there is nothing like a fresh pasta sauce made with just picked Marzano tomatoes. Spacing: This is a critical mistake people
make. We all want to cram as many plants as we can into what is usually a limited garden space – don’t do it. My rule is a yard in every direction between plants. Harvesting: You can wrap tomatoes in newspaper and store them in a dank place for months. I used to do it every year, and every year I’d forget about them. You smell them five years later and follow the bugs to wherever it was you hid them. A much better use is to blanch them in boiling water, remove the skin, crunch them, and freeze them in a gallon pack along with some of the basil, oregano, and parsley. I freeze enough to make tomato sauce all winter long. Richard takes the stem off then puts the whole tomato in the blender, skin and all. He freezes them, two meatballs to the bag. Tomatoes are one of the few things that approach perfection on the East End, like our bay scallops. They don’t come any better anywhere. And there’s nothing like growing your own. Every summer the most special day of the year for me is when I catch a fish, make a salad from the garden, make pesto, get some corn from a real farm stand and sit down to eat knowing everything on the plate was alive that morning. That’s pretty special.

Now I enjoy seeing it pop out of the ground – My definition of pretty keeps shifting.” The physical aspect of gardening has been a source of pleasure for Tashman, who says of his work week, “I spend a lot of time on my tush.” Out in the Hamptons for a weekend, “In the morning when the light comes out, I jump out of bed and run out to start doing stuff in the garden.” Tilling the turf can be “extraordinarily physical,” especially early in the season. Moving plants around to revise design means lots of heavy lifting that builds endurance. And, Tashman said, “You can never go into the garden and not weed.” Even Sheldon’s wife, Ethel, gets into the act. She’s a weeder, but has in recent years nurtured her own creativity without
getting quite so dirty. Ethel’s developed mastery at photographing flowers, and her pictures of roses and lilies adorn the walls of Tashman’s and friends’ homes. Not entirely averse to the mud, she’s also tending a vegetable plot that looks to be her burgeoning obsession. Tashman admitted that with so many decades of effort and success under his gardener’s apron, “I do offer advice to people who want it, or even people who are just listening politely.” Sharing plants has become the latest source of satisfaction. So much so, his wife calls him “The Johnny Appleseed of Springs.” Having crafted a garden that blooms in waves and approaches flower Nirvana, Tashman reported his sanctuary is “in the fine tuning stage.” “At this point,” he continued, “my garden is absolutely gorgeous. In my mind, it’s a piece of art. I’m excited to be in it.”

What’s in: granite, or stone (including artificial) countertops with seating areas (usually for stools). Dueling dishwashers and chef’s stoves are also in vogue.

Of course, when you look in the mirror every May and notice you’ve put on another 10 pounds, that’s the time a fence is most appreciated. Natural fencing – evergreens, shrubs, hedges, etc are always in the vogue in the Hamptons. And pet owners know “invisible” fencing – the kind that keeps dogs in the yard – is always in demand.
New Paint Job One of the easiest and cheapest ways to spruce up a house is to paint it, and it’s a relatively easy do-it-yourself project. According to Forbes, the color of the paint also matters: “If a home’s appearance rubs brokers the wrong way, it may not get shown, and once a house lingers on the market for too long, it becomes stigmatized, decreasing the chances of its selling at the asking price,” Betsey Schiffman wrote in “Ten Ways To Raise The Value Of Your Home.” If you live in the Hamptons, consider puce, cucumber, or mauve. New rugs work, but do not use rugs to hide aging or cracked floors. Buyers nowadays, particularly on the East End, like to be able to examine the wood. Wall-to-wall carpeting, especially in upstairs bedrooms, is sometimes a sign there are no hard floors down at all. Homeowners should let real estate brokers know if they have nice wood floors hidden by rugs.
Out door Sitting Areas One of the newest and least expensive trends is to define a space in the yard for a specific purpose. According to Henry Hildrith, the scion of Hildreths, the oldest department store in America (Southampton, and a newer branch in East Hampton), first decide what you want to do with the space. “Is it going to be a lounge area? Is it for conversation, entertainment? Will you be cooking a meal outside?” Once homeowners decide what they want, it’s easy to build around the theme. Teak furniture, for example, weathers well and it’s heavy, so it can be left out in high winds and storms, Hildreth pointed out. The value? For parents with screaming kids, priceless.
