The relationship between buyers and sellers and their agents can be complicated, so it helps to be open and honest.
W
ORKING with an estate agent to buy a property can be a tricky affair, especially if you find yourself working with different agents and competing agencies. But you need to remember that, as a buyer, you have the right to work with as many agents and agencies as you like when looking for the right property – and an agent should never make you feel you are obliged to work only with them. South African estate agents typically work for sellers or landlords, not home buyers or tenants, as their fees are paid from the proceeds of the successful property sale or rental, says Berry Everitt, chief executive of the Chas Everitt International property group. So, except in rare circumstances, agents have no exclusive hold over any buyer or tenant until they have signed an offer to purchase or a lease. “However, estate agents in this country are required by law to try to protect the interests of both parties in any real estate transaction.”
APPROACHING A FEW AGENTS If you are a buyer or a tenant looking to move to a new home it is a good idea to approach an agent who is active in the area to show you what they have available, says Everitt. “But you should remember that most agents will only show you the listings they have available from their own clients (sellers or landlords) and not the properties that other agents in the area are marketing on behalf of other clients.” Most buyers start their property searches online, though, and contact the agents who are marketing the properties they want to view. BUYER ETIQUETTE Unless you have given a specific agent a “buyer’s

mandate”, which is rare in South Africa, Everitt says, you are free to contact as many agents as you like, as often as you like, until you find the home you want. This is provided that the properties these agents are marketing are different homes. “If a property is being marketed on an open mandate – that is, with several different agents working on it – you should be careful to view it only with one of the agents involved. And if you then decide to buy it, you should also make your offer to purchase through that same agent. “It can cause huge complications for buyers, as well as sellers, if you view with more than one agent and then make an offer through a different agent.” WHAT TO EXPECT FROM AN AGENT A good agent will take the time to listen carefully to what you are looking for and then send a selection of links to those of their own listings that they think might be suitable. “This gives you an opportunity to review these homes, look at photographs and video tours, and then perhaps choose a few you might like to view in person. The agent will then need to arrange these viewings with the owners,” he says. An agent who just sends multiple links to properties that are being advertised by other agencies, as well as their own, is not offering you the personal service levels they should. And they are actually being “quite silly”, if they do. “The chances are good then that at least some of the properties that the prospective buyer likes will be homes for which the other agencies have the mandates. In other words, they are literally sending custom to other agents and, of course, they then have no right at all to be angry if the buyer decides to also contact those other agents.”
JUMPING SHIP TO ANOTHER AGENT If you have built up a rapport with a certain agent and would feel more comfortable working only with them, despite the fact that they are not mandated to market a property you are interested in, Everitt says you can ask them to approach the property owner and the agent with an exclusive mandate on that property and see if they are willing to come to an arrangement to bring you in as a prospective buyer. “Typically, the two agents will need to agree on a commission split if you buy the property and the sale documentation will be that used by the agent who had the sellers’ mandate. Your agent, in this case, will essentially be your representative in any negotiations.” Ultimately, though, the seller gets to choose which agent they want to market the property. OPEN COMMUNICATION While you, as a buyer, are always free to work with whichever agent or agents you like – and should never encounter any problem with that – Everitt says it is good to be open and honest with the agents about the fact that you might be interested in a few different properties and might be looking at these with different agents. Professional estate agents, who are really customer-focused, will be more interested in seeing you find exactly the right home than they are in closing a deal. “In fact, the best of them will go out of their way to help you by collaborating with colleagues, and even other agencies, if necessary.” Legally, the only time that your relationship with any agent becomes exclusive is after you have signed an offer to purchase or signed a lease.

What R1.5m buys you Letter from the editor I WAS shocked to see an Australian friend in Adelaide go through a very tough time trying to find a property to rent with a rental housing shortage there. She had the cash, but there was just no property to be found. Australian welfare group Shelter SA said property was being withheld from the private rental and sales markets, either through being left vacant or used as an Airbnb and this was causing upward pressure on prices by reducing supply. I found it interesting how our current situation is different with a glut of rental properties on the market, and with credit bureau TPN finding that there is a de-escalation of rents landlords can ask for this year. With tourism now opening up I am keen to see how this will affect the rental market as Airbnb may once again become more popular. This may change how the rental market looks right now – because even though tenants are in the pound seat we know there is no shortage of demand for rental properties. TPN gives us a closer look at the rental market from the latest Stats SA General Household Survey: • 3.7 million households live in rented accommodation with 3 million households renting formal housing. • 2 million households rent a house, flat, apartment, cluster, townhouse or semidetached dwelling; and just under 1 million households rent a backyard house, flat or room, granny flat. This leaves 762 000 households who rent traditional or informal dwellings. South Africa at the moment certainly doesn’t seem to have Australia’s problem. NOWING how much you are able to spend on a new property is the first step in the house-hunting process but where you want to buy will determine what your money will get you. A property’s value is dictated by how much a buyer is willing to pay for it. If it is in a popular area with high demand, you will get less property for your money. An area that is not as sought after, and perhaps not ideally situated in relation to work, school and recreational facilities, will allow you to buy more property for your buck. Of course, what you gain in physical space could be lost in convenience and future value. If you have a budget of R1.5 million, this is what you could buy in the following areas:
WESTERN CAPE Atlantic Seaboard R1.5M WILL get you a “nice-sized studio apartment” or, if there is a highly motivated seller, possibly a one-bedroom unit, says Lolly Unterslak, property consultant at Jawitz Properties Atlantic Seaboard. “At that level, you would probably have to renovate the one-bed and it may not have allocated parking. You’re unlikely to get a property with views at this price.” A spacious studio apartment in a desirable block in Green Point, with 24-hour security, pool and communal gardens, sells for R1.599m. A 25m² property in The Ivory is on the market for R1.45m, including transfer duty, through Dogon Group Properties. Agent Paul Upton says a further R25 000 will get you a scooter parking bay while a basement parking bay will cost an extra R350 000. Private storerooms start from R75 000. In Green Point, Dogon’s Alison Rob says there is a 25m² micro unit in Greenpark available for R1.3m, excluding transfer duty. It has great views but would need minor renovations to modernise it. A further R150 000 will get you a private parking bay. City Bowl THE GREATER City Bowl area includes Woodstock, Zonnebloem, Vredehoek, Oranjezicht, Tamboerskloof, Gardens, Higgovale and the city centre, says Dogon sales agent Byron Kruger. While some parts of the city centre can be noisy and congested, they are close to amenities and for R1.5m you can buy a one-bedroom, renovated apartment or a two-bedroom, unrenovated apartment. You could also get a new two-bedroom apartment or an unrenovated freestanding cottage in Zonnebloem or a one-bedroom apartment in Gardens, he says. Darice Loeb, property consultant at Jawitz Properties City Bowl, says: “You could purchase a studio apartment under 50m² in the area for around R1.5m while in Woodstock you could buy a one- or an older two-bedroom flat. While Upper Woodstock is slightly further away from the city and beaches, Kruger says there is the opportunity to add value. “You also get a bigger home that is still close to artisanal coffee shops and restaurants.”

For R1.5m you can get a new studio apartment in Upper Woodstock or an unrenovated cottage in Lower Woodstock. Salt River and Woodstock offer proximity to the CBD and Atlantic seaboard but property is more accessibly priced, says Craig Algie, an agent with Seeff Southern Suburbs. For R1.35m you can get an older semi-detached cottage with two bedrooms, a courtyard and great features, ready for upgrading. Southern Suburbs IF YOU are happy with a sectional title property you should find a home in almost all of its suburbs for R1.5m, says Claude McKirby, co-principal of Lew Geffen, Sotheby’s International Realty in the area. “However what you find for this price will depend on the suburb. In Rondebosch, Claremont and Newlands you will obviously get much less for the same price than in Kenilworth, Plumstead and Wynberg.” In the less expensive suburbs, you might find bigger apartments with a possibility of a garage or parking bay, whereas in the higher-priced suburbs you will find smaller apartments, with a parking bay if you are lucky. In Kenilworth you could buy a two-bedroom, one-bathroom maisonette in a secure complex for R1.3m, and in Kenilworth Upper a modern one-bedroom apartment in a complexes like Three Fountains, for R1.495m or, “if you’re very lucky”, for R1.395m. James Lewis, managing director for Seeff Southern Suburbs, says Kenilworth is one of the most affordable suburbs in the area, so R1.5m will buy you a property but there is not much available for that price. Northern Suburbs PROPERTIES in the northern suburbs are bigger and offer more garden space than properties closer to the city. Caron Leslie, broker/owner of Re/Max Property Associates in the area, says it has “excellent schools” and many major shopping centres close by. “It is easy to jump on to the highway to head in any direction. There are also many commercial nodes for offices and companies. The area is popular with various age groups as these are mainly family areas but also suit retirees.” Properties in Brackenfell are mostly apartments, with a few freestanding houses. Jason Thiart, an agent at Rawson Property Group, says a three-bedroom property with two bathrooms and two garages is on offer for R1.499m. It also offers parking for three cars, a pool, a braai area and staff accommodation. In Tyger Waterfront (Bellville), Seeff agent Anéne Botha says R1.5m can get you an apartment with two bedrooms, one bathroom, and one or two secure parking bays Winelands WITH R1.5m, it’s not easy to find a property in the Winelands, says Chris Cilliers, chief executive and co-principal for Lew Geffen Sotheby’s International Realty in the area. In Stellenbosch, for example, there are mainly student flats on the outskirts of town with a few two-bedroom town houses outside the town.

In Paarl finding R1.5m properties is also a challenge but several new developments are offering good value at this price. “Northern Paarl sometimes has older threebedroom homes in this price class but generally you are looking at new builds in developments. These could have two or three bedrooms.” Linda le Roux and Marilize de Beer of the Seeff Property group say R1.5m can get you a duplex or townhouse with two bedrooms and one or two bathrooms in a complex such as Wellington Mews, Bainsvallei, Versailles Village and Les Huguenot. Nelia Retief, an agent with Seeff Tulbagh, says R950 000 will get you a cute two-bed duplex cottage on a 388m² plot in the old part of town. “There is no garage or garden, though, and the house can do with a little renovation, but it is a real little gem.” For R1.25m you can buy a compact family house with three bedrooms, two bathrooms, a granny flat and a single garage with a garden. Hermanus HERMANUS is made up of a few suburbs that offer a variety of affordable homes. Johann Larney, broker/owner of Re/Max Town and Country, says Sandbaai, one of the most popular suburbs has the largest number of such properties, ranging from free-standing shore-line villas to two-bedroom units in security estates. The eastern side of Sandbaai contains the industrial area and properties here are priced slightly lower, while the western end is chiefly residential and consists of both free-standing homes and numerous estates. Plot sizes vary significantly. Within the estates, plots are sized from 195m² up to around 600m², while standalone plots are usually from 600m² upwards and priced from R500 000 upwards. Houses, both stand-alone and within estates, are usually between R900 000 to around R3m. Neighbouring Benguela Cove, Fisherhaven, is a small suburb on the the Bot Lagoon and a property on the market here is selling for R1.475m. However, it needs TLC, Larney says. You could also buy a two-bedroom apartment or house in Hermanus, says the Seeff Property Group. Khayelitsha WITH R1.5m you could buy a property in the most affluent section of Khayelitsha, says Fernando Antonio, founder and chief executive of Zakasi. This includes Ilitha Park, Graceland and Thembani. “You can expect to get a home with three or more bedrooms, a huge garage and yard. In addition, some internal features would include two bathrooms – one of which would be en suite, a beautiful kitchen that is fully built-in and tiled throughout, lounge and dining room.” Not only will such a property be “very secure” with alarm systems but it could have two or more outside rooms. “The benefits of living in the area would include the amenities, such as close proximity to the Khayelitsha Mall; petrol stations; train and bus stations, as well as easy accessibility to the N2, food outlets and other entertainment facilities,” he says.

Amanzimtoti PICTURE: Just Property Amanzimtoti Amanzimtoti A BUDGET of R1.5m can buy you a range of properties in aManzimtoti , from two-bedroom beach-front apartments to three-bedroom properties on large erfs, says Lee Greeff, franchisee of Just Property aManzimtoti . “The town is well positioned, just a 20-minute drive from Durban, making it an attractive place for those looking for well-priced coastal properties close to the city. “aManzimtoti attracts investors who want to take advantage of either holiday lets or the permanent rental market. “The area ticks all the boxes: value for money, prime coastal properties, close to good schools, hospitals, retail and industrial spaces.” Jo Giraudeau, operations manager for Seeff KZN Mid-South Coast, says you can buy a three-bedroom townhouse for R1.5m. “aManzimtoti has lovely beaches and living here is like being on permanent holiday, even though you are close to all the amenities and benefits of a big city.” Hibiscus Coast FOR R1.5m you could buy a spacious three-bedroom or four-bedroom home along the lower KwaZulu-Natal South Coast, says Friedhold Redinger of Rawson Properties Hibiscus Coast Uvongo. Laguna La Crete, near Uvongo PICTURE: Rawson Properties Hibiscus Coast Shepstone and the popular holiday areas in the region are Umzumbe, Uvongo, Margate and Marina Beach, while the upmarket suburbs include Ramsgate, Southbroom and Umtentweni. The nearby shopping hub is Shelly Beach. A sectional title unit in a popular holiday resort of Laguna La Crete, which offers residents two tennis courts, two swimming pools and easy access to Uvongo beach, is on the market for R1.495m, Redinger says. In Ramsgate, a four-bedroom house with two bathrooms, a double garage and an entertainment area was sold for R1.52m. Pietermaritzburg AGENTS at Re/Max Midlands say Pietermaritzburg has an active residential property market. It offers great schools, easy access to the coast and the Drakensberg, and is well served by shopping centres. In Wembley, one can pick up a three-bedroom townhouse with two bathrooms and a garage for R1.495m. You could also buy a four-bedroom house in Pelham for R1.498m or a retirement unit in Howick for R1.295m. Umhlanga BUYERS with a budget of R1.5m will be able to purchase only apartment-type properties in Umhlanga, says Desiree Bedhasie, area specialist for Lew Geffen Sotheby’s International Realty. These will mostly be available in New Town and Umhlanga Ridge and range from studios to two-bedroom units. Pietermaritzburg

“In New Town and uMhlanga Ridge facilities differ depending on the price. Some developments have gyms, communal braai areas, gardens or pools. Some just have apartments, with open or undercover parking.” Bedhasie says apartment sizes are: • Bachelor pads around 44m². • One bedroom around 55m². • Two bedrooms around 60m². Prices per m² are: • Modern and closer to the beach front – R35 000 to R40 000. • Older block – R25 000 to R35 000 (if renovated). • On the Ridge/ New Town – R20 000 to R26 000 (all these are fairly new units). Berea – Morningside ROGER Hoaten, licensee for Seeff Berea, says R1.5m will buy a one-to-three-bedroom apartment in the trendy suburb of Morningside in the sought-after Berea area. “With its gorgeous green spaces and breath-taking views of Durban and the Indian Ocean, Morningside is one of Durban’s best-loved suburbs. It is predominantly a residential area, with Florida Road and Lillian Ngoyi Road providing bustling hubs of activity for residents to enjoy. Sandton Bryanston – R1.155 million THERE are gems to be found in Sandton, says Nicci Roussos, franchisee of Just Property Johannesburg North and NorthWestern suburbs. “Sandton is a thriving hub for property owners and investors. The upmarket lifestyle offered in this area is unrivalled; people can live, work and play in the same area and property does not have to cost the earth.” It is possible to buy a two-bedroom, pet-friendly, private garden apartment in Bryanston. For R600 000 to R800 000 you can find one-to-two-bedroom apartments in Paulshof, Douglasdale and Lonehill, says Charles Vining, managing director of Seeff Sandton. “Sectional title property is also very popular for rentals and thus offers the opportunity to retain your property as a rental investment should you need to move to a bigger home in future.” Midrand GRAHAME Diedericks, manager principal for Lew Geffen Sotheby’s International Realty in Midrand, says properties available for R1.5m will range from twoto-three-bedroom high-end apartments in established developments to two-to-threebedroom homes in established townhouse clusters in Midrand’s inner suburbs. Midrand
With new developments in this area, Just Property Midrand agent Max Tongo says buyers can get more for their money. “For example, Walford Estate offers modern living, with four different plans to choose from, ranging from 91m² twobedroom, one-bathroom units to 141m² three-bedroom, two-bathroom options.” Randburg/Roodepoort IN THE greater Randburg area, buyers have a large selection of properties to choose from, says Duane Butler, general manager for Seeff Randburg. “Many sectional title complexes are available where prices range from R800 000 to R1.5m. Cluster developments are also available within this range as well as free-standing homes in certain suburbs.” Cobus Odendaal, managing director for Lew Geffen Sotheby’s International Realty in Randburg, says one can buy a threebedroom townhouse with secure parking in an access-controlled complex for R1.5m. “For slightly more than R1.5m, one can buy a free-standing home with three bedrooms, two bathrooms, two reception areas and a double garage on a plot of around 1000m². For R1.3m you can find a three-bedroom family house. “Kempton Park is on the East Rand and a great middle class area with a bustling property market and a shortage of stock in the R1.2m to R2m range. This makes homes in these lower price ranges great investments. There is always high demand for rental property.” Pretoria Stand in Waterlake Farm Estate – R1m to R1.5m FROM A Pretoria estate-living perspective, most properties going for around R1.5m would offer you either a vacant stand of 900m² to 1000m², or a town house with two or three bedrooms, says Juanita du Plessis, Lew Geffen Sotheby’s International Realty’s manager for estate living in Pretoria East. “A number of estates offer properties in this price range, however, most of them would be older and in need of some TLC and upgrading of finishes. Typically, townhouses within estates are close to shopping centres with easy access to main routes.” In Waterlake Farm Estate one could obtain a stand from just below R1m up to R1.5m. Soweto Protea Glen in Soweto from R400 000 FOR AROUND R600 000, you can find a Albertville
nice two-bedroom starter house on 288m², say Khosi Sibiya and Phindile Mphahlele, managing directors for Seeff Soweto. This would typically have two tiled-floor bedrooms; a bathroom; tiled-floor lounge and kitchen, and have three outside rooms which can generate about R4 000 a month. They add that, for just under R1m, you can purchase a spacious free-standing family house in the heart of the suburban area of Protea Glen, boasting an erf of 302m², with three bedrooms with built-in cupboards and two bathrooms. “The Soweto property market has delivered excellent price growth during the economic growth years and properties are always in demand for purchase and rentals,” Sibiya says. East Town and Albertville FOR R1.5 million you can buy a freestanding three-bedroom, two-bathroom home on a stand of 500m² to 700m², with a garage and outbuildings, says Duane Butler, general manager for Seeff Randburg. “The suburbs offer excellent proximity to Randburg and Roodepoort as well as the CBD and Sandton business areas. They are great for starter homes and offer excellent affordability and value for money.” Although houses here are cheaper than many other areas, they offer all the local amenities that you need and are close to the large arterial Beyers Naude Drive which runs through Randburg. IS YOUR REAL ESTATE AGENT FOLLOWING THESE COVID-19 PROTOCOLS? Selling a home during a pandemic is a delicate balancing act. It’s important to avoid unnecessary exposure to strangers, but equally important to allow serious buyers – and professionals like home inspectors – to view a property in person. With infection figures decreasing and vaccines on the way, SA has now moved to lockdown level 1. It may be tempting for real estate agents to relax their guard in terms of masks, social distancing and sanitisation in order to sell a property but this kind of risk is both irresponsible and unnecessary. A good agent can sell a property just as effectively with strict Covid19 protocol in place as they could before the pandemic hit. There is no excuse for putting lives at risk by relaxing health and safety procedures. Buyers and sellers should make a point of confirming that their agents are following industry best practices, and demand better if it turns out that they are not behaving with the professionalism our industry expects. REBOSA (Real Estate Business Owners of South Africa) has published a comprehensive set of Covid-19 workplace readiness guidelines and templates for use by the real estate industry. Recommended measures include encouraging real estate professionals to work from home where possible, implementing strict in-office hygiene controls and regular screening, enforcing social distancing and mask-wearing, and preparing for swift transmission control in the event of a team member testing positive for Covid-19.

It’s a good idea for sellers to request that buyers get prequalified before viewing a property in person, and strictly limiting visitors to two at a time. Showhouses are low risk as long as the proper safety protocols are followed. The guidelines strongly discourages agents from travelling to viewings in the same vehicle as clients, recommending all parties maintain a distance of at least 1.5 metres from each other at all times. A log of all private and showhouse visitor details is also recommended to enable transmission tracking if necessary. The real estate industry is fortunate to have such a detailed set of best practice guidelines to follow. It lets agents focus on their jobs with the confidence that they are doing everything possible to protect their own health and that of their co-workers and clients.
