Buying a home can be scary, and we bet these are your biggest fears Starting the hunt for that first property is a thrilling journey that leads to many benefits for owners but there are also worries and possible hurdles along the way BY BONNY FOURIE bronwyn.fourie@inl.co.za

ROM knowing which properties to view and what to offer, to navigating the process and choosing the right home, there are many anxieties for first-time buyers. Perhaps you are worried about putting in an offer that is too high but are scared that if you go lower, you will not get the home? Or maybe you fear buying the wrong home? Whatever your worries, the experts have advice. How much is too much? Roger Lotz, the franchisee for the Rawson Properties Helderberg Group, says buying property is one of the biggest financial decisions a person can make, and so it is not surprising that the number one fear buyers have is overpaying. “There are a huge number of trends and influences that contribute to a property’s value, and these can make it very hard, as a newcomer to the market, to judge if a listing price is reasonable. “The only way to ease the anxiety is to arm yourself with solid, substantiated evidence.”

He adds: “Remember, trends like buyers’ and sellers’ markets don’t always apply the same way in specific areas, or to specific properties and property types. It’s vital to base offer decisions on specific data that takes context into consideration, rather than generalised – and often outdated – public domain advice.” Whichever way you arrive at an offer, Carlo Mariani, the founder of The Property Coach, says you should never pay more than market value, even if you love the property. This is because banks are unlikely to finance a property bought above market value. Also, once you have decided to make the offer, you need to be serious about it. “And make the offer in writing. Keep its validity for no longer than 24 hours. Agents are always in contact with their sellers.” Choosing the right home Everyone wants their first home to be their dream home but, realistically, Lotz says, budget limitations seldom make this possible for first-timers. It can be less

stressful making compromises when you understand that your first home doesn’t have to be ideal to be the perfect stepping stone towards your future dream home. “Keep an open mind during the property search, and focus on your must-haves rather than your niceto-haves. Every home has pros, cons and loveable quirks – don’t miss out by judging a book by its cover.” More importantly, you need to remember that even the most modest property provides invaluable equity in the market, and will get you “one step closer to affording your ‘forever’ home down the line”. Tony Clarke, the managing director of the Rawson Property Group, also urges you to remember the long-term nature of property investment. Therefore, your decisions must not only suit your needs today but also in the future. “You need to be sure a property will support your lifestyle for the next five to 10 years at the very least. Consider things like some room to grow if you hope to start a family, and make sure the location offers everything you may need in

terms of job opportunities, schools, shops, transport, sporting and social facilities.” You should also be aware of the additional costs that come with buying and owning property, he says. Fear of missing out (Fomo) Competition for properties can be intense, and Lotz says some listings never make it to online portals before being snapped up. “Fomo is very real in property. We see buyers paralysed, waiting for the perfect property that could be just around the corner, and buyers terrified that if their offer is not accepted, they’ll lose their only chance at their dream home.” The fears are unnecessary, however, when you are supported by experienced property professionals, he notes. Gerhard Kotzé, the managing director of the RealNet estate agency group, adds that young people should also not be driven by Fomo. “This is a large investment that is going to have a long-term effect on your finances, so you shouldn’t make it in a rush. Slow down to plan properly, and buy when you’re ready.” Discovering unexpected defects Nobody wants to get the keys to their new property only to find the roof leaks or the foundations are subsiding. Yet, while sellers are required to disclose known defects up front, Lotz says the “voetstoots” clause in property contracts makes it the buyer’s responsibility to ensure a full inspection is done before the sale is finalised. “A good real estate agent can also be an asset here, not just connecting you with reputable inspectors, but flagging areas for investigation based on years of experience dealing with properties in all conditions.” Steve Thomas, a real estate agent for Lew Geffen Sotheby’s International Realty in Constantiaberg, says that if an owner sells voetstoots, then says you must agree to undertake and remedy any items noted on the certificate at your cost and before the transfer

is put through, this could be a deterrent. The term “voetstoots” means that any problems with the home’s structure, visible (patent) or not (latent), are the buyer’s problem – not the seller’s, unless the seller covered them up, explains Alan Rubin, the head of ooba Home Loans. “Voetstoots protects the seller, except in cases where the seller hides or chooses not to disclose defects in a disclosure form before the sale.” Fortunately, he says, Section 67 of the new Property Practitioner Act 22 states that an estate agent can accept the mandate of a sale only if the seller or lessor of the property has completed and signed a mandatory disclosure form. The form gives the seller the opportunity to disclose any defects or issues with the property that they know about. However, it is important to remember that this is focused on what the seller knows and not what the facts are. Not understanding the sales process For first-time buyers, the property sales process often feels overly complicated and obscured by legalese and jargon. This, Lotz says, creates a lot of unnecessary anxiety that can be avoided with the help of property professionals who understand all the ins and outs and implications. “We often see buyers misinterpreting processes like negotiating a final purchase price and ending up disappointed by the outcome. This really is easy to avoid when you’re working with a trusted adviser who can guide you through the complete purchase journey and make sure you know exactly what to expect, every step of the way.” To make sure you’re working with the right partner, Lotz recommends researching the company and agents with whom you will be working. “Make sure they are experienced and active in your neighbourhood, backed by a reputable brand, and have all the necessary support services to facilitate a successful transaction.”

T

HE magnetic pull of the Western Cape is growing stronger as remote working sees more people migrating to the province’s many regions. An example of this is the number of new building plans being passed in the province. One of the most “interesting features” of Statistics SA’s residential building statistics during 2022, says John Loos, the property sector strategist at FNB Commercial Property Finance, has been the “meteoric rise” of the Western Cape to first spot in terms of the value of residential building plans passed and completed. The first five months of 2022 saw the Western Cape’s value of residential building plans passed account for 34.13% of the national total, above Gauteng’s 29.8% share. The third-largest market, KwaZulu-Natal, came in at 19.03%. “The picture was similar for FIND US HERE: @iolproperty @iolproperty @iolproperty.co.za

residential buildings completed, with the Western Cape having 40% of the national share in terms of value, Gauteng 31.3%, and KZN 15.2%.” Loos says Gauteng’s share of the market has dropped from the 2020 to 2022 period of Covid-19 lockdowns and beyond. “If the Western Cape sustains this stronger momentum in residential building activity, relative to the rest, 2022 will be the first year on record in which that province records a bigger value of plans passed and completions than Gauteng – and every other province.” He adds that there has been “strong evidence” in the postlockdown period, of strong net semigration of skilled middle-tohigher income households to the Western Cape, and net outflows away from Gauteng. “The semigration flows to

the Western Cape have also increasingly broadened outwards from Cape Town, to the Southern Cape as well as up the West Coast, requiring significant development activity in those regions. “The sentiment towards the Western Cape has been more positive, it would appear, attracting significant skills inflows and likely investment flows.” And in St Francis Bay in the Eastern Cape, Brendon Lahana, the principal of Chas Everitt St Francis Bay, says property sales in the area have rocketed in the past two years. With supply exceeding demand, the average home sale price is almost 60% ahead of the average for the previous 24 months. Excellent sales after the pandemic lockdowns in 2020/2021 were followed by exceptional sales from mid-2021 to mid-2022. There is no sign of demand slowing. “It’s very clear that St Francis

Bay has gone from being a quiet holiday retreat to one of South Africa’s most popular ‘zoom towns’, with young couples, families and retirees flocking here from cities across the country to enjoy our peaceful and relaxed lifestyle. “In fact, 400 new families have moved here in the past two years and now we are starting to see property developments in response to the demand.” The main drivers of the buyer influx, he says, were initially the very low home loan interest rates that prevailed until December 2021, and the huge spike in remote working, which gave people much more freedom to choose where they live. “But there is also an ongoing trend towards living more simply and safely, and with more access to nature and outdoor activities, small country and coastal towns like St Francis Bay offer this.” Lahana says the biggest percentage of buyers in the past year has been aged between 40 and 60, and that most have relocated from Johannesburg, Cape Town and Durban. The Plettenberg Bay market also remains on its upward trajectory, says Steven Neufeld, the manager principal of Lew Geffen Sotheby’s International Realty Plettenberg Bay. So far, 2022 looks to be another record-breaking year for the popular seaside town in the Western Cape as semigration continues to fuel a buoyant market. “In 2021, the total value of sales broke the R2 billion mark for the first time in history, a whopping 82% up on 2020, with the number of sales increasing by 44% and average prices rising

by 26%.” Claude McKirby, the co-principal of Lew Geffen Sotheby’s International Realty in Cape Town’s southern suburbs and False Bay, adds that many agents across most areas have reported a spike in enquiries from upcountry buyers. Citing Lightstone data, he says that during the first quarter of 2021, coastal property inflation was 6.2% and non-coastal 5.6%. By Q2 this year, property inflation on the coast had risen to 8% while inland it had dropped to 4.9%. “The provincial picture for the same period is much the same, with the exception being KwaZulu-Natal where property inflation dipped from 5.5% to 4.9%, although this has more to do with the devastating floods they recently experienced than the appeal of the region. “Year-on-year, property inflation in Gauteng dropped from 4.8% to 3.8% whilst in the Western Cape it increased from 5.9% to 6.2% and Nelson Mandela Bay saw a significant jump with property inflation rising from 6.7% to 8.9% by the end of Q1 2022.” Nancy Massing, the managing director of the group’s Cape Peninsula franchises, says there has been a “notable uptick” in enquiries about the whole Cape Peninsula, from Muizenberg to Noordhoek, since mid-2021. “The region is attracting local and upcountry buyers as it not only offers the quintessential seaside village and outdoor lifestyle, it does so at more accessible pricing than most comparative coastal areas and it also offers a broad selection of properties.”
