Letter from the editor I’VE BEEN so inspired by Silindile Leseyane’s story alongside this letter. The crowdfunding of a group of friends in a stokvel setting for property investment is commendable and exciting. Stokvels have been part of our culture forever, and it’s wonderful to see them applied so successfully to property. It made me look around and notice that people are doing all they can to get into and/or stay in the property market. We are seeing parents co-buying with their children; friends buying together, and even strangers opting to buy together – here I’ve been impressed by the Australian company Mortgage Mates, which is something akin to a dating site but for property in which they match you up with the perfect partner to buy property together. There are also young families upsizing or buying their parents’ bigger home (with the parents staying on) and multi-generations living together. We have also seen people take advantage of the good buyers market by borrowing money from family or friends for a deposit – anything just to get into the market. However, the FNB barometer says that 75 percent of agents in their review in March report shrinking supply. It’s not surprising. Some sellers – who are not desperate to sell – are probably going to play a wait-and-see game. Instead of having their properties languish on the market and receive up to 30 percent less on their asking prices, they would rather withdraw the property and wait for a shift in the market. The report is interesting because it could indicate a minor change in the market where the glut of property for sale may be decreasing while demand for property – with the best conditions to buy in years – is growing. It will be interesting to see how this plays out in the months to come. Regardless, many middle class South Africans have been hard hit by the pandemic and are struggling to stay on their feet. Bank holidays are over for owners and for tenants – landlords who gave some Covid reprieve are now demanding it be paid back in full while rents return to normal. One doesn’t have to be a statistician to know that something’s got to give. As humans we are known for our resilience and ingenuity, as seen in how locals are making a plan to get on to the property ladder. And we are also known for our kindness as seen during the early days of the pandemic. Let’s hope the days ahead are brighter than expected and that even more new ways of doing old things begin to emerge. I’m excited for this Take care Warm regards

ANY South Africans continue to use their difficult life experiences to get ahead in the property market, specifically by investing in a bricksand-mortar asset through stokvels. This traditional savings scheme has evolved over the decades and is propelling many people into property ownership – both for private use and commercial investment. One such property investor is Silindile Leseyane, an entrepreneur and winner of the 2019 SA Investor of the Year award in the Innovative Category, who says the storms of life are what makes one decide to either “work hard and stick the course or lose hope and throw in the towel”. “Rough seas teach us that we can endure, develop grit, and achieve when we decide to put our heads down and push through the rough terrain. “Everything worth having in life does not come easy and I learned this the hard way when I was growing up in Piet Retief, living in a two-bedroom house with my family.” The property had extra rooms at the back which her mother would sub-let to earn additional income. Through this, Leseyane saw the power of investing in property. “It was a lesson that would lead me into property investment later in life, with a vision to create wealth.” Her first income-generating property project was realised in 2008 when she worried about falling behind on her bond repayments for a two-bedroom property she had purchased the previous year. “Remembering and applying my childhood lesson of sub-letting property, I decided to take a chance and sub-let the spare room in the house and, fortunately, I was able to make ends meet. My first property purchase as an investor was in 2010 when I bought a one-bedroom flat for rental income.” As stokvels involve pooling financial resources to aid those in a community,
traditionally to buy groceries or to pay school fees, Leseyane says “the penny dropped”. “This system, and the need for survival, birthed an idea to create an informal ‘savings club’ within my circle of friends for property investment opportunities. I thought l would use the crowdfunding principle and so started a stokvel-type savings club for my friends who were interested in property investment. I knew this would create golden opportunities for us. “We laid down some ground rules, one of the most important being that to be a part of this savings club, a member had to invest in their own education about property.” Today, the stokvel membership has grown from just 50 members to 400 and from a pooled value of R300 000 to R10 million. Generally, most stokvel members investing in property use the funds to buy, build or extend their own homes but, increasingly, they are using surplus money to buy affordable property to let for rental income. In some parts of the country, groups that have helped each other extend and build their homes are now setting up new properties rented by migrant workers and students, says Neo Mohlatlole, co-founder of StokvelEx. Many stokvels have purchased properties in CBDs and townships, as well as agricultural smallholdings and small-scale student accommodation. “The areas they buy into have high rental demands, and the properties are fairly priced, which allows them to purchase more from their savings,” says Mohlatlole. Andrew Lukhele, chairperson of the National Stokvel Association of South Africa, says that, in recent times, stokvel members have been encouraged to either develop their own group property portfolios and let the properties or invest in already established property businesses that let to locals. Another scheme sees stokvel members owning shares in property investment companies which earn rental income each
month, accruing in value each year as the properties appreciate. For these reasons property stokvels are becoming increasingly popular as more people realise the benefits of pooling capital to purchase assets, says Vuyiswa Mutshekwane, chief executive of the South African Institute of Black Property Practitioners. While there is no data to illustrate this growth, she says there is “significantly more interest than even five years ago”. “It is certainly an exciting avenue to homeownership for those who have previously not been able to access property, and also for those who do not have access to equity, to participate in commercial ownership and development. “Internationally, property crowdfunding is an area that has also started to gain traction.” Petrus Khumalo of Schoeman Law Inc says the most common use of property stokvels is buying and leasing. Another is home purchasing. Property stokvel investors also buy vacant plots of land, pay them off, and then use the stokvel as a means to fund building on the plot, he says. “Another use which is popular among members who do not want to deal with the management of the property is purchasing shares in a property investment portfolio. This is where the property stokvel creates annuity income for members.” Khumalo says property stokvels are not part of the formal business sector and not regulated in South Africa. This means it is essential that a prospective member does the necessary due diligence before joining one. “It is also recommended that members formulate their own constitutions which deal with the rules; regulations; membership information; the duties and responsibilities of each member; the goals of the property stokvel and what should happen when a member leaves or is unable to keep up with their financial obligations.”

Avoid public show days for luxury homes as an air of exclusivity goes a long way in attracting interest.
Spruce up your property but don’t go overboard
When it comes to putting your home on the market, make it look good, but beware of spending too much or you might not recoup your investment, experts warn BY BONNY FOURIE bronwyn.fourie@inl.co.za Q: WE ARE emigrating in the next year and are preparing to sell our home. What should we consider doing to it to ensure we get a good offer and sale without having to do major renovations and possibly over-capitalising? A: A little bit of sprucing up is always a good idea before a sale but do not go overboard on repairs and renovations. If there are any material defects that could deter buyers, it’s probably worth fixing them, but otherwise it’s usually best to avoid major renovations right before a sale. Stick to budget-friendly updates in strategic areas, like the kitchen, living rooms and the master bedroom, and leave any major revamps to the new owners. If you’re not sure whether a specific fix or update is worthwhile, run it by your agent first. First impressions count so adding kerb appeal to your property by planting flowers at your entryway, trimming and tidying your garden and making your front door bright and welcoming can deeply influence buyers. – David Jacobs, Gauteng regional sales manager for Rawson Property Group Q: We are putting our home on the market and opening it to prospective buyers. We are obviously hoping that we will get an offer soon. But we have heard that the first offer is always the best offer. Is this true? Should we take the first offer we get, if it is close to our asking price, or should we wait for a better one?
A: Sellers must appreciate how buyers think. Buyers generally like to dip their toes in the water. This does not necessarily mean they will approach an estate agent with a list of requirements. Instead, they will begin by checking out prices online and visiting a couple of show houses in the area in which they are interested. Those who are serious about buying will then follow up by contacting an agent to find out as much as possible about a particular area, including how much the average property is currently selling for. Things heat up from here and, having narrowed down their search parameters, buyers will start making appointments to view specific properties. By this stage, buyers will have a good idea of property values in the area and will have begun enquiring about bonds. Sellers should bear in mind that the information that buyers have now acquired is not a mere thumb-suck but the result of intensive investigation, sometimes conducted over a period of months. This type of buyer is often the one who will submit the first offer on a property. – Gerhard van der Linde, managing director of Seeff Pretoria East Q: When selling our home, should we invest in quality appliances? Will this make a difference at all and, if so, will we get our money back on these investments? Or is it better to just let buyers use their own appliances?
A: When a buyer purchases a home it is widely accepted that he or she will receive all fixtures and fittings of a permanent nature that are found within the property. Items such as stoves, which need to be fitted by an electrician, usually count as a permanent fitting and can, therefore, affect the resale value of a home. Appliances such as the fridge and the dishwasher, on the other hand, usually go with the seller and will not have a direct effect on the resale value of the home. Having said this, quality appliances in the home can increase the overall appeal of the property which can indirectly affect what buyers are willing to offer. High-quality appliances can give buyers the impression the home is worth more than if it were fitted with old appliances. Even if these appliances are not included in the sale, staging the home with quality appliances might lead to buyers placing a slightly higher offer. – Adrian Goslett, regional director and chief executive of Re/Max of Southern Africa Q: We have had an offer on our home that looks promising. But what, realistically, are the chances of the sale falling through? A: The chances of a sale falling through are currently around 14%. Some reasons include: • The buyer failing to get a big enough bond. • The bank valuing the property for less than expected for a bond and the buyer then being unable to make up the difference.
• The buyer getting retrenched after being pre-qualified for a home loan and the bank reconsidering. • The buyer’s own home sale falling through. • The death of the buyer. – Berry Everitt, chief executive of Chas Everitt International. Q: Our super-luxury home will soon be listed for sale. How can we ensure we get a good price? A: Make sure the asking price is based on factual data such as the price of your renovations to date, what you bought for (and when) and what other homes are selling for in the area. Then opt for a sole mandate as nothing screams desperation quite like having several agents marketing your luxury home. Remember, super homes require special marketing, a unique approach and 100% buy-in from both you and your agent. Choose an agent based on their contacts and reputation in selling luxury homes. Agents marketing high-value properties often offer staging via an interior design consultant. Do your homework to find someone who can assist with this and get tips on how to best style your home in a way that works best for both photos and viewings. Also, highlight the parts of your home that make it unique. And, finally, avoid public show days. HERE'S WHY A SOLE MANDATE WILL EARN YOU MORE As a seller, you’ll need to make several smart choices to get the best price for your home. One of those will be choosing between a sole or an open mandate. The differences between the two types of mandates may seem quite obvious. • A sole mandate gives a single agent the exclusive right to market and sell your home. • An open mandate allows any qualified agent to find you a willing buyer. May the best salesperson win! Under normal circumstances, you’d be forgiven for thinking that open mandates sound like the better deal. More competition and more exposure mean better service and a wider pool of buyers, right? Unfortunately, in the case of property sales, the opposite is more commonly true. The thing about competition is that it creates incentives and those incentives don’t always align with your own. On the property market, competition between agents tends to incentivise a quick sale over a reasonable price. No one wants to waste time on negotiations when they could be beaten to the finish line by another agent at any moment. Because of this, it becomes far safer for an agent on an open mandate to push through a lower offer – and be guaranteed that commission – than to hold out for a higher offer and risk losing out altogether. For similar reasons, agents on open mandates typically invest less time and money on great marketing, since they have no guarantee that they’ll be able to recoup that investment if the sale goes to someone else. That means open mandate homes are often underrepresented, despite their many agents, with poor quality photographs and carelessness – or just plain non-enticing listings.
A sole mandate means less admin for the buyer Agents with the wrong incentives aren’t the only problem with open mandates, however. Sellers also have to keep track of multiple agents, make their home available for multiple viewings, get out of the way for multiple show houses, and make room for multiple “For Sale” signs on their lawns. It can become a bit of a logistical nightmare and certainly destroys any impression of exclusivity buyers might have had. It also makes it difficult to get accurate feedback on how your property is faring, what buyers are saying, and what the market conditions are. Open mandates add a risk of double commission More importantly, open mandates can cause disputes as to which agent is truly responsible for the sale. If a buyer visits a show-house with one agent but negotiates and makes an offer via a different agent, you could face two parties who both contributed to the sale. Unless your contracts are unambiguous and you know exactly who did what, and when, that could put you in a position of having to pay double commission – something you’d never have with a sole mandate. Choose a sole mandate! Almost all the downsides of an open mandate are solved by simply choosing a single agent to represent you. With a sole mandate, your agent can afford to give your property their full attention, because they’re guaranteed the commission from the sale. That means they’re not going to shy away from spending more time and money on marketing or putting more effort into negotiations. The higher the price they achieve, the better they are rewarded for their efforts – an incentive that aligns their goals far better with those of the average seller. Ready to sell?
