IN SOUTH Africa, green features in the home are becoming increasingly popular among buyers, especially as a result of load shedding and the prevalence of droughts in the country
It is not just in the home. Eco-friendly habits are being adopted in all spheres of life. Bringing it to your home will mean you can do more good than bad for your environment.
Not only will green enhancements to your home contribute positively to the world around you but they could also increase the value of your property.
UPGRADING WHAT YOU HAVE
Nest Seekers International’s chief economist Erin Sykes says some examples of upgrades that will add value to your home include solar panels, reclaimed hardwood accents, impact-resistant and dual-pane windows, and smart thermostats and lights.
While reclaimed and repurposed wood gives a sense of history and texture to a space, she adds that smart thermostats and lights are not just eco-friendly – they’re energy efficient too.
“Being able to adjust thermostats and lights remotely is a big win for busy folks or those who travel often.”
If you install impact-resistant or dual-pane windows, these will not only lower your insurance premiums in high-wind areas, but have a “substantial impact” on lowering your energy bill.
“The gas between the two panes serves as insulation, thus trapping warmer air in the winter and cooled air in the summer, lowering your heating and cooling expenses.”
BUILDING GREEN
While most businesses and households are doing a “fair bit” to curb the effects of a rapidly heating planet, Hermann Haupt, the vice-president of CHEP sub-Saharan Africa, says it is evident that “we need to do more in order to slow down the effects of environmental“Behaviouralchange”.change now goes even further than the noble act of recycling waste and turning off power sources not in use. We need to scrutinise every business activity and consult the relevant industry specialists to find ways to implement these in a smarter, environmentally sound way, thus saving our planet for the generations to come.”
He says the use of raw materials is often overlooked.
“Wood is renowned for being one of the most eco-friendly and sustainable materials available. It enjoys its hierarchical spot in the sustainability chart, given its ability to absorb carbon dioxide while growing. However, choose wisely when it comes to using wood. You want to look out for a brand that doesn’t only prioritise quality but also prioritises the environment and its commitment to sustainability.”Glassisalsoinfinitely recyclable.
“Made from all-natural sources such as sand, soda ash and limestone, it never loses its purity, regardless of how many times it enters the recycling chain.
In terms of metals, Haupt says: “It has been reported that the roof on the Chrysler Building in New York is nearly 100 years old and has been cleaned only once. It is expected to perform well for at least another century. Zinc roofs in Paris have held up since the Napoleonic era.”
He explains that almost all metals are recyclable, and the process does not impact the materials’ properties.
“This means that the use thereof proves sound as far as ecofriendliness is concerned.
“ According to the American Iron and Steel Institute, steel is the most recycled material on the planet.
“Other highly recyclable metals include aluminium, copper, silver, brass and gold which makes this raw material ideal for consideration.”

Weathering the storms of climate change, poor service delivery and load shedding
FTEN, it is human nature to take action only after we have suffered a loss or negative event, such as deciding to install a home alarm or panic system after our home has been burgled or we’ve been robbed.
The same is being seen when it comes to installing green features in our homes.
More people are starting to make the additions to their homes following the recent devastating floods in KwaZulu-Natal, and, more recently, Cape Town.
The droughts in parts of the country are also a reason for residents to embrace measures that help them survive the climate challenges.
While “resilient communities” in KZN stood together to repair damage and support those most in need during the floods, Carol Reynolds, the Pam Golding Properties area principal for Durban Coastal, says it is not surprising that many people are considering implementing more sustainable green features in their homes, to ensure that they can literally weather the storms.
“If we look at current development trends, there is a strong emphasis on ecofriendly features. Most developments encourage solar panels, heat pumps and some form of water reticulation. JoJo water storage tanks are a great cost-effective way to save water and provide a back-up supply in the event of municipal shortages.”
For many, the idea is not to be fully off the grid, but rather to have water and energy back-up solutions for times of need, and to reduce the burden on the municipal infrastructure.
EXISTING HOMES
Reynolds says a good starting point is for homes to have at least one JoJo tank with a pump that is connected back into the home to act as a reserve water supply, and to become the primary source of water for irrigation and gardening.
“Depending on the size of the tank, this water solution will cost in the region of R15 000 to R20 000 for an eco-tank, a pump, and the plumbing costs to install, including a stable base or foundation for the tank.
“This is well worth the investment for ongoing peace of mind, and to contribute towards a philosophy of promoting renewable resources.”
From a power-supply perspective, she says many people are relying on inverters as generators are noisy and costly to run, especially with the increase in fuel
“Therefore,prices. most are opting for small inverter solutions that keep the essentials in their homes running during load shedding.”
NEW BUILDINGS
From a new-build perspective, solar inverter systems are “probably first prize”, as they offer a hybrid solution, tapping into solar energy and municipal supply to keep batteries charged. They also satisfy our eco-friendly goals, by placing less pressure on the grid, Reynolds adds.
“It is certainly more cost-effective to install green features at the start of a building project, than to add them after-the-fact to an existing home.
“Consequently, it is advisable for those planning a new build or undergoing a significant home renovation, to weigh up the costs and benefits of a solar inverter system as opposed to a non-solar alternative at the time of building.”
She says the benefits of having green features are self-evident – water and electricity crises become less worrisome, and homes remain fully functional despite the failings of the country’s electricity supply or municipal service delivery.
COSTS
There is high demand for load-shedding-relief solutions such as solar power, agrees Rhys Dyer, the chief executive of ooba Home Loans.
“More South Africans are looking to sustainable energy solutions that offer long-term cost savings – not forgetting a higher return on investment when you do decide to sell.”
But while homeowners have expressed interest and see the benefits, finance has been a key barrier to entry.
“You are looking at a price tag of R100 000-plus, depending on your requirements.”
RESALE VALUE
Making your property more sustainable can go a long way towards attracting buyers who value these conveniences and amenities,” explains Adrian Goslett, the regional director and chief executive of Re/Max of Southern Africa.
“Whether buying new or improving your current environment, you can make your house more sustainable with some quick changes and some thoughtful investments to save on energy, water and maintenance costs.”
“In South Africa, these green features are becoming increasingly popular among buyers, especially as a result of the ongoing load shedding and the prevalence of droughts in our country.” Goslett says.
Reynolds adds: “More and more, we are seeing buyers noting such features, and while it is difficult to quantify the value-added benefits of these, having back-up power and water supply solutions certainly makes homes more appealing and more“Goingsellable.”green should not only be a knee-jerk reaction to the recent disaster experienced, it should be an ongoing priority to create a communal mindset of environmentally friendly living that is sustainable.”

Invest in Solar Power
Homeowners should arrange for a consultation on whether the property can easily adapt to solar power panels. This will depend on your type of roof and its exposure to the sun.
In the long run, running your property on solar power will shave thousands off your electricity bill and reduce the impact of relying on non-renewable energy sources.
Upgrade your water-efficiency
Those with solar power will be able to heat water sustainably, without reliance on the grid. However, there are many other ways to optimise the way in which your property uses this precious resource. For example, you could install a rainwater tank to reduce pressure on your water supply systems and invest in water-wise shower heads in the bathrooms. It can also be as simple as adding a bucket to your shower to capture excess water for your garden. If you invest in a proper greywater system to maintain your garden during times of drought, this could double as a
way to invest in the resale value of the property.
Use your garden to be more self-sustainable Those with the yard space should invest in creating a composting system to reduce the amount of waste the household creates. Investing in plants is also wonderful for naturally purifying the air, helping dampen street noise and providing shade to cool the home in summer, which, in turn, will lessen your property’s reliance on non-natural and expensive cooling systems. Planting your own fruit, vegetables
and herbs will also curb your reliance on the local grocer, thereby reducing the amount of packaging waste your household produces.
Find out about recycling
Look into your municipality’s recycling guidelines and speak to your estate agent to find out where you’re able to drop off recycling in your area. If you feel your neighbourhood is underserved, consider spearheading communications to introduce a recycling method that allows the material to be conveniently collected from the households in your community.

START SUSTAINABILITYWITH
It’s a good idea to focus on investment pieces, in other words, items that will look as good in five years as they do today. This is important because sustainability isn’t just about how an item is produced – although the manner in which factories handle waste, effluent and emissions are critical, too – it also involves how long you can use it before it needs to be replaced.
“To improve the longevity of your home furniture and decorative furnishings, it’s important to make informed choices: yes, you can upholster outdoor furniture with indoor fabric but it will fade, perish and tear, and might be damaged by mildew because the materials have not been engineered to withstand the elements. In contrast, and as with paint, a fabric that is UV and mildew-resistant will stay fresh, for longer,” the two companies say.

According to the International Union for Nature Conservation, more than 300 million tons of plastic are produced every year, and 14 million of them end up in our oceans, where they go on to make up 80% of marine debris. When starting a paint job, many people give little thought to the old paint they strip off the surface of the object that’s to be given a new look. The problem is that paint peelings are often washed into stormwater drains, where they can cause harm.
“Instead, collect all old paint and place it into a container, which can be returned to a paint manufacturer who will discard it responsibly.
“The same goes for any leftover paint remaining from a home makeover: instead of dumping it, return it to the manufacturer to be disposed of correctly.”

Jacques van Embden, the managing director at Blok, says firsttime home buyers should ensure that any development or property they are considering buying has modern appliances, fittings fixtures and infrastructure. While this can be boring and difficult to find out, he says these are the things that can end up costing them money.
“An ancient geyser can be so expensive to run and has an overly negative impact on the environment. Efficient and environmentally designed and fitted homes can easily save 50% of the monthly costs for water, electricity and waste.
“Making sure your building has covered these will be good for your pocket and the Earth.”
