The problem is that I do not like the area and cannot see myself living there. I prefer an older, more middle-class suburb. Should I base my purchase on the best investment and value or where I actually want to live? A: If you are buying to invest and make a profit then buy in the trendy area, and if you want a home to love and live in, go for the middle-class area. – Roger Hoaten, Seeff Berea A: Property buying must always be considered an investment and it is wise to invest in an up-and-coming area. – Debbie Bennett, Prime Estates A: You should base your purchase according to your needs, such as schools, transport and place of work. They don’t have to pay rates or maintain the structure, and can spend the extra on their families, so this
option works well for some people. – Debbie Bennett, Prime Estates A: You need to compromise on your requirements, enter the property market and get out of the renting syndrome. – Keith Anderson, sales agent for Dogon Group Properties Q: We are finally ready to buy our first home but have no idea where to start. We are inclined to just go to our own bank and do everything through them as it will be simpler. How much could we really hope to save by going through a mortgage originator and possibly getting a better rate at another bank? What is the difference in the current interest rate being offered and how much would that translate to in the long run? A: Working through a bond originator is a must in order to get the best deal. Originators are skilled in presenting your application and have the advantage of being able to get the banks to compete for your business by soliciting comparable quotes from the various banks. Using an originator has become imperative to get the best deal. – Roger Hoaten, Seeff Berea
A: My advice is definitely to contact a reputable bond originator in your area. The procedure is quick, hassle-free and reliable, and costs you nothing. The originator will guide you in certain areas, and can follow the process, motivating if there are any problems, and will then get you the best interest rate, by negotiating with the different banks. At different times, the various banks’ rates can vary by up to 2%, which can mean a difference of thousands of rand in the long run, or you could shorten your period of repayment. – Debbie Bennett, Prime Estates A: The cost of using a bond originator is nil to you. They will shop your application to various banks and will broker the best interest rate and transaction for you. Interest rates are the lowest in South Africa since the 1970s and I would take advantage of this situation. – Keith Anderson, Dogon Group Properties Q: I am desperate to buy a property but cannot afford anything decent in a decent area. What should I do as I really want to get onto the property ladder but do not want to buy in a dodgy area? A: Buy a smaller property than you would like in a better area or perhaps one that requires some renovation that you could do over time. – Roger Hoaten, Seeff Berea A: You may need to lower your standards and purchase a smaller home, or one needing work, in a better area. You can always enlarge, modernise or improve a property in years to come – which can be a great experience and fun putting your own stamp on it and enhancing the value without over-capitalising. – Debbie Bennett, Prime Estates A: I would suggest buying off plan in a good area to enter the market. Another option is to look at buying a micro-apartment. Microliving apartments are attractively priced for their location, allowing young people to get their foot on the property ladder. – Keith Anderson, Dogon Group Properties

IT’S UPLIFTING to hear that real estate is doing well. The three months of hard lockdown, in which the industry was shut down and had to fight to be recognised as essential, hit many hard, with some agencies not surviving. It’s wonderful then to hear of boom times in certain areas and when property is priced right for the market. Some agents are, however, still struggling to make up for the lost three months, and many report property going for 20 to 30 percent below asking price. In some areas this is the muchneeded price correction and it does provide a brilliant opportunity to get into the market. With the lowest interest rates in decades, it means you can get a bigger bond. You’ll also be paying thousands less on the bond of a million plus you’ve had since last year. The property market is full of investors, I heard an agent say, who’ve decided that South Africa is home and who do not have a plan B that means leaving the country. It’s this commitment and belief in the country and also the hope that is engendered by people investing in property that will hopefully see our economy and its people thrive again. May the boom times some agents report spread to more areas and may they last. It’s good for the industry, it’s good for the economy and it’s good for all of us. ROPERTY buyers are taking full advantage of current market conditions with data and trends from the three big provinces – the Western Cape, KZN and Gauteng – showing that sales continue to climb as the year winds down. From July to September – following the reopening of the real estate industry in June – there were 72 927property transfers in the country, with the highest number of sales for the year so far being in September (29 030), according to Lightstone data. Almost 175 000 properties were sold in the first 10 months of the year (January to October) and of these three provinces, Gauteng was responsible for most of the sales. The data reveals that January to October saw 64 275 properties sold in Gauteng compared to 35 467 in the Western Cape and 21 227 in KZN. In terms of average property prices, though, the Western Cape leads with an average selling price of R1.44 million. The average selling price in both KZN and Gauteng over this period was R1.23m. There is a property boom in many cities and towns across the country, says Adrian Goslett, chief executive of Re/Max of Southern Africa, predicting that the property market would “continue to see high sales volumes” as many continue to adjust their homes and their lifestyles to suit the post-lockdown world. Forest Village in Eerste River was the Western Cape’s most popular suburb for buyers, with 705 transfers taking place. In Gauteng most buyers in purchased in Soshanguve South, where there were 1 978 transfers. The Western Cape and Gauteng property markets have been experiencing a “marked upswing” over the past few months, says Dogon Group Properties managing director Alexa Horne. Notwithstanding the country’s economic woes, she says the group is still seeing success in the market.

“The company’s sales for winter 2020 have been our best ever for what is traditionally a quiet time of the year. The property industry is experiencing an uptick at the moment for a variety of reasons and, while the interest rates are so attractive, we expect this to last.” These sentiments are reflected in Lightstone’s figures, which show that September was the best month for Gauteng, with 13 000 sales, and the Western Cape, with 6 802 sales. In both provinces well-priced properties are “selling fast”, Horne says. Citing PropStats data, Susan Watts, broker/ manager of Re/Max Living in Cape Town, says properties within the Atlantic seaboard area are staying on the market for about 120 days. This, however, is in line with last year’s average of 122 days. “Properties over R6m take even longer to sell... The massive increase in stock is obviously the most influential factor. Buyers are spoiled for choice. “Another factor is that buyers are often offering far less than the listing price.” In cases where apartments in the area are taking longer to sell, Dogon sales agent James Curtis says it is normally due to the asking prices being too high for the current market. The average selling price for a sectional title apartment in the area is around R4m, with PropStats data showing that they are selling at an average of 18% below the asking price. Luc Delys, a team leader at Re/Max All Stars in Alberton and Germiston, says properties are taking just under three months to sell in these Gauteng areas. “The average time on market for properties priced up to R1.5m has certainly dropped and in some cases they are taking only days to sell.” Taryn Murphy, franchisee of Rawson Properties Greenstone in Joburg, says sales in the area are “certainly active” with prices ranging from R1m to R9m.
Property price growth is, however, slow, a fact that she attributes to the poor state of the economy. While, initially, Covid-19 caused many listings to be placed in a holding pattern, she says the record low interest rates and motivated lenders have “triggered a flood of potential buyers”. With 925 property transfers, Cornubia was KZN’s best-selling area from January to last month, Lightstone figures show. Seeff Property Group in the province has achieved record sales post lockdown and, according to Roger Hoaten, managing director of Seeff Berea, market demand is sustained. “Clearly, the favourable bond rates continue to impact the market very positively. We see this demand continuing into the new year,” he says. Lightstone figures reveal that the province has seen increasing numbers of property sales since July, with the best sales month being September with 3 692 transfers. In KZN’s Upper Highway area, sales and lets have been “quite steady”, says Debbie Bennett of Prime Estates. Prices, however, are down due to Covid-19 and the tough economy. “Bonds are easy for purchasers to obtain thanks to the low interest rate and this has stimulated sales, especially in the bracket below R2m. As we approach Christmas, sales usually slow down, but the trend may be different this year, with the market still playing catch up.” In Umhlanga, Don Taylor of Rawson Properties in the area, says correctly priced stock shortages are being experienced in the R900 000 to R1.3m range as well as the R1.5m to R2m range. “Buyers still have the perception that sellers are desperate and are submitting offers between 10% and 20% below the list price. The upper market above R5m is still pretty slow and will continue to stay so. Stock in this sector, however, is in abundance.”

Get a good deal for your home in a buyer’s market This is not the greatest time to sell your property, but the experts have plenty of advice on how to achieve the maximum possible price in the shortest possible time. And the first principle is to market it at the ‘right’ price

ECIDING to sell your home is almost always a tough decision for property owners and when market conditions are not in your favour, the decision is more difficult. It is still a buyer’s market in South Africa, meaning sellers must accept their homes will be on the market for longer and fetch less. This means listing properties at the right price is central to the success of a sale, estate agents say. But as Capetonian Lance Witten has discovered, finding this “right price” can be complicated. There are also other complexities such as knowing whether to sell or buy first. Witten’s two-bedroom apartment in a small Wynberg Village complex has been on and off the market for about 18 months. He purchased it for the asking price of R1.15 million – which, he says, was his “first mistake”. When he put it on the market, he listed it at R1.3m. Although there was a buyer, she disappeared. “It is not on the market at the moment but I know homes in my complex have recently sold for about R1m to R1.2m.” The property is a freestanding home in a secure, gated complex of 15 homes. “I’ve been toying with listing it again but I am so scared I won’t find anything to buy in time, should it be sold,” Witten says. The right listing price Listing a property at the right price from the outset is the key to selling within the fastest time frame and for the best price, says Alison Robb, a sales agent for Dogon
Group Properties. This requires “specific area knowledge, and an understanding of the conditions surrounding the market”, which an experienced professional who markets homes in the area will be able to assist with. Roger Hoaten of Seeff Berea agrees: “Your agent should be able to justify the valuation you have been given based on similar sales in the area, current market trends and buyers’ preferences.” Knowing how low to go Even so, sellers who have their homes listed for the right price will undoubtedly be offered less by willing buyers which means, says Debbie Bennett of Prime Estates, sellers should always be prepared to consider reasonable offers. “If sensibly priced, a drop of R50 000 to R100 000 can still be expected (in the current market).” Depending on one’s needs and urgency to sell, and especially if there is a shortage of buyers or if the property has been on the market for a while, Robb says sellers should expect to be offered between 10% and 20% below the asking price. “On average, a home priced at around 15% to 20% above its market-related value is much less likely to sell within its first month on the market, compared to a home priced within 10% of its market value. However, if your property is well priced it may even sell for close to or for full asking price.” Hoaten says sellers of wellpriced properties should expect to be offered 10% less than they are asking.
To sell or buy first? Experts advise selling your property first. “I always advise owners to sell first so they know the maximum they can afford for the next property. They will also then be able to strengthen their offer – as they can make an unconditional offer on the next property,” Hoaten says. In a buyer’s market Robb also advises her clients to sell first, especially if they need the equity to finance their new home. “Selling before buying makes the most sense for those who are selling in a buyer’s market as your current home may take a little longer to sell. You can wait for the perfect offer and can negotiate confidently for a top sale price on your current home, and take your time finding the right home.” Echoing this, Bennett says: “Once there is positive interest and a sale, you will be in a far better position to buy and negotiate a good price when you are a cash or ‘cash and bond’ buyer without any suspensive conditions.” With or without an agent? Selling without an agent is possible, but not recommended. “Leave it to the professionals. Selling is quite an involved process and private sales inevitably fall through or incur delays, which can have devastating effects.” Agents have access to a range of tools and skills not available to sellers, Hoaten adds. “They are skilled marketers, negotiators and have the legal knowledge to protect buyers’
and sellers’ interests. They are experienced in dealing with the many pitfalls and risks associated with buying and selling.” However, this does not mean that selling a home privately is a no-go. Robb says going it alone “puts you in charge”. But it does add extra stress and time. “A private sale could give you more control if you are not in a rush but keep in mind that a good estate agent will have his/her own database of buyers and will know the area. “A good agent knows what buyers in area are looking for, and will be able to give you clear advice on how to maximise your property’s appeal before listing. Quick sales happen when a property is priced accurately, marketed well, and exposed to a pool of suitable, serious buyers.” Also many buyers are actively wary of private sales as there is always a risk of complications from substandard paperwork or legally non-compliant processes. “Most buyers willing to risk a private sale are aware that the seller is not paying commission and will often reduce their offer accordingly,” Robb adds. Give your home the best chance of selling Sellers should opt for exclusive mandates as opposed to open mandates, she says. “Properties on an exclusive mandate achieve, on average, a better selling price than those on an open mandate and also typically sell in a shorter period of time.”

Make your property appealing to tenants Rental vacancy levels are continuing to rise in these uncertain times. Here, experts offer sound advice to landlords who are finding it difficult to attract or retain renters, including tips on pricing, presentation and welcoming pets

ORE people are struggling financially and rental property vacancy levels are continuing to rise, leaving landlords under increasing pressure to find tenants. While they might have to resolve to work harder than ever to attract tenants, it helps to know why their properties are losing out to others. “When tenants lose interest in a property, we always ask them to give us a reason,” says Ben Shaw, chief executive of digital property rental agency HouseME. And with data on tens of thousands of users, he has been able to build unique insight into tenant preferences in the rental market. These are some of the main reasons tenants might not choose properties and what landlords can do about it: INCORRECT PRICING Even if property owners have previously found tenants willing to pay their required rent, this does not mean that particular amount is still achievable. A property may be overpriced relative to the current rental market prices. To compete for precious tenants in the current economy many landlords are dropping their rents, and this means that the average rent for a particular property on offer may be lower than it was previously. To remedy the situation, Shaw says landlords should spend 15 minutes researching rents asked of similar properties in their neighbourhood by searching on online marketplaces such as Gumtree. Then they should try lower their rent a little to see if they get more responses from prospective tenants.
“This will have the effect of making your property visible to more tenants because many tenants search within a specific price bracket when they browse properties online... Even if it means slightly less income for you during this lease, it won’t be forever.” Landlords could also be saving themselves the higher costs of their properties standing vacant. UNAPPEALING PHOTOGRAPHS A whopping 96% of tenants indicate that the photos on an advert are the number one factor in their decision to view a property, he says. So, it is worthwhile to use a professional camera – even if you have to borrow one – instead of using a smartphone to snap property shots. “Make sure all your photos are taken in landscape ,and not portrait format, as most property sites are set up to display landscape photos.” Other advice is to: ◆ Always take the photos during daytime, if possible during bright weather. ◆ Make sure you have some snaps of the outside, garden or communal facilities, as greenery and open spaces are often appealing. ◆ For indoor photos, spend a bit of time clearing any clutter. ◆ Have plenty of photos from different angles. This will further pique tenants’ curiosity and increase the number of viewings you’ll get. BE READILY AVAILABLE TO HOST VIEWINGS Shaw says tenants typically look for properties on multiple
marketplaces, and even if they express interest in one property, they are also viewing any number of other properties. In cases where tenants are under time pressure they are more likely to choose a property where the process of viewing and applying moves quickly. Landlords should make sure they are available to host viewings often so their prospective tenants do not need to wait too long to see their properties. “Remember, every day that you make them wait is a chance for them to fall in love with a different home. If you are using an agency, expensive or cumbersome application processes can also be a barrier.” NOT BEING UPFRONT ON PET FRIENDLINESS Pet owners are desperate for pet-friendly properties and will often not bother viewing one unless they know beforehand that their pets are welcome, Shaw says. “Some online marketplaces even allow tenants to filter property listings based on whether pets are allowed or not and they won’t even look at the ads for properties that don’t show up in those search results.” Landlords who do not mind pets living in their properties must mention this on their adverts. If they forget to, they could miss out on many interested tenants. “Even if only some pets are allowed (for example, small dogs but not large dogs), it’s worth mentioning that. Sometimes pet rules are up to the complex your property is in so take the time to find out and adapt your ad
accordingly. “Even if you’re concerned about the damage pets might do to your property, it could still be worth the cost of repairs (some of which may qualify as being for the tenant’s account) at the end of the lease, in exchange for reliable tenants moving in sooner.” INSUFFICIENT PARKING A frequent reason tenants don’t pick an otherwise gorgeous property is a lack of parking and, unfortunately, this is not always within a landlord’s control. Even if a property owner cannot offer covered parking it may be worth asking neighbours in their complex or street if there are any vacant lots for rent. “That way, if a tenant inquires about parking, you can give them some options instead of being forced to turn them away.” PROPERTY DESCRIPTION IS VAGUE OR TOO SHORT Remember, tenants very much judge the book by its cover, and so Shaw says the better landlords describe the property in their adverts, the better. “Include info like what floor it is on and whether it has a balcony, a view, a lift or security. “And describe the neighbourhood: is it close to public transport or shops? In short, you want your description to amply mention anything that cannot be seen on the photos themselves.” He adds: “Properties hat are well-advertised and well-priced fly off the shelves. You’ll know you’re in a good place if you’ve had at least five responses and one to two viewings within the first week.”
