A
USTRALIA’S SUSTAINABLE BUILDING MOVEMENT HAS GROWN EXPONENTIALLY SINCE THE YEAR 2000 WHEN SYDNEY HOSTED THE OLYMPIC GAMES AND DEMONSTRATED TO THE WORLD THAT IT WAS POSSIBLE TO BUILD BIG, BEAUTIFUL, AND GREEN AT THE SAME TIME. BUT UNFORTUNATELY THE MOMENTUM OF THE ‘GREEN GAMES’ SEEMS TO HAVE LARGELY MISSED A PORTION OF AUSTRALIA’S BUILDING CROP – DETACHED HOUSING. Apart from the obvious policy and economic factors, one of the major causes of this problem is that Australian home designers can’t seem to reach a consensus on what actually constitutes ‘green’. Is a green home one that uses less energy to run, or is it one that used less energy to build? Is it a building designed to last, or is it one designed for disassembly? Perhaps the answer is that there is no definitive answer. How can we say absolutely, “this is a sustainable house now go build it”, when every site, client, and budget is different and each building serves different purposes throughout its lifecycle? This discussion is always robust among the Australian building design community but has gathered extra attention in the residential sector of late, courtesy of news that the German-born PassivHaus (PH) standard for sustainable residential design has well and truly reached our shores.

While most would concede that the PH movement has done wonders for the energy performance of thousands (and thousands) of residences in Europe, some are also sceptical about the relativity of its performance requirements to buildings not subject to European-like climates. But PH addresses many elements of passive design and our project feature on page 20 shows that designing with PH principles along with some concessions can provide a highly sustainable outcome suited to Australian conditions.

IVE AUSTRALIAN PRACTICES WERE NAMED ON THE WORLD ARCHITECTURE 100 (WA100) LIST FOR 2016, REVEALED BY UK WEEKLY ARCHITECTURAL NEWSPAPER BUILDING DESIGN IN DECEMBER, 2015. Building Design surveyed 1,350 architecture practices across the globe to develop its list before ranking them based on the number of fee-earning architects they employ. The 2016 WA100 showed a mix of improvements and disappointments for Australia with the overall number of Australian firms in the WA100 falling from six in 2015, in conjunction with a few significant improvements from some firms. Woods Bagot climbed from its seventh place in 2015 to sixth in 2016 and is still the top ranked Australian firm on the list. Cox
Woods Bagot was also the firstranked practice in the Australasian region, the firm out-employing Australians Cox Architecture, Buchan Group, Bates Smart, GHD Woodhead, Hayball and Thomson Adsett and International firms, Jacobs (USA) and Warren and Mahoney (New Zealand) who also feature in the Australasian Top 10.

Architecture and Buchan Group also posted improvements with Cox moving from 45 to 44 and Buchan Group to 58 from 60, while Bates Smart (57) and GHD Woodhead (99) also made the cut in 2016. Thomson Adsett, HBO+EMTB and Hayball were the three
Australian firms to fall from the 2016 WA100 after making the cut in 2015, however as the reports are based on annual surveys of global architecture practices with data collected by UK communications agency Camargue, it is assumed that not all Australian firms participated in this year’s survey.
While in some senses it was a disappointing fall from the WA100 for Australian firm Thomson Adsett (in 2015 they were ranked 95 but they didn’t rank in 2016), the firm are pleased by their performance in the Elderly Living sector where they ranked second across the globe. Thomson Adsett were the top ranked Australian firm in the market sector categories which also included strong performances from Woods Bagot in Residential (three), Offices (seven) and Retail (seven) as well as Buchan Group in Retail (three) and Cox Architecture in Culture (ten).

NEWS LEND LEASE’S $1 BILLION PREFAB START-UP TO MANUFACTURE CLT BUILDING COMPONENTS
BUILDING DESIGNER CAUGHT AND FINED FOR USING TERM ‘ARCHITECT’
In 2016 Lend Lease will open a factory in Sydney dedicated to manufacturing pre-fabricated building components, including cross-laminated timber (CLT) framework.
The NSW Architects Registration Board (NSWARB) successfully prosecuted a NSW building designer in December who was illegally representing himself as an architect. The incident sparked a massive conversation among the design community surrounding who and what constitutes an ‘architect’ and who deserves ownership of the name.
The construction heavyweight will commit $1 billion over the next five years to the start-up company which will prefabricate a range of building components including entire wall sections fit with glazing, plasterboard and high-tech CLT. The business will be called ‘Design Make’ and will devote a large portion of their 15,000sqm purpose-built factory to the creating structural elements out of CLT, a material currently not manufactured in Australia but one Lend Lease has experienced much success with. The firm has used the material in the the I L past, 0 1 1most 6 _ notably 0 0 0 _for SU P award winning Forte apartments in
Melbourne, but previously had it shaped into building components overseas. Lend Lease will not actually be manufacturing CLT, rather importing the material and using it to manufacture components that can be transported to site for rapid building assembly.
The designer was found of deliberately claiming to be an architect in breach of the Architects Act and was fined $3,500. NSWARB Registrar Tim Horton says the case is important to publicise because it shows the Board’s role in protecting the consumer. “I’m always keen to remind audiences that good architecture should be about consumer protection – the consumer being both the client, and the community more broadly,” Horton explains.

REAR VENTILATED FACADES FOR HEALTHY WALLS AND BUILDING PROTECTION [WORDS] NATHAN JOHNSON

LSO KNOWN AS RAIN-SCREENS AND DOUBLE-SKIN FACADES, VENTILATED FACADES HAVE BEEN USED EXTENSIVELY ACROSS THE GLOBE BY DESIGNERS LOOKING FOR AN EXTRA LAYER OF PROTECTION FOR THEIR BUILDINGSS FROM HARSH WEATHER CONDITIONS AND/OR FOR HEAT AND SOUND INSULATION. Similar to a tent fly, the system is essentially a pair of exterior wall skins that are separated by an air corridor and is primarily used to protect a building’s structural walls from the implications of incessant or harsh rain and wind forces. The major building products that make up a ventilated facade system are the support structure and the external cladding, which are separated by an air cavity and joined by anchoring elements and a sub frame. Typically, additional layers of insulation are also added to the outside of the support structure to improve energy performance and to reduce the likelihood of condensation within the wall assembly. A weather resistant membrane is nearly always added to the outside of the insulating product to protect the supporting structure from water ingress, and vapour permeable products that
prevent water entry but promote vapour release are best for this application. Other than the external cladding, which provides the bulk of rain and wind protection, the key player in the ventilated facade system is the air corridor between the support structure and the external cladding. A ventilated facade that is naturally ventilated (rather than pressurised) results in a temperature difference between the face of the cladding panel and the air cavity behind. This will in turn create a variation in air density and cause air to flow upwards within the cavity according to the stack effect. That airflow will transport heat from the cavity out through high level exhausts and can also aid convection drying of any residual amounts of water that has penetrated or bypassed the external cladding and built up within the air corridor. This is especially important for walls with high water absorptive claddings, such as bricks, blocks and renders which makes ventilated facades an appealing retrofit option for architects when upgrading older buildings.

The ability of a ventilated facade to dry out is largely dependent on the air flow, the cavity’s ability to drain moisture and the permeability of the material layers adjacent to the air cavity.
Ventilation is much more effective when applied to the entire facade and, for this reason, the air gaps that provide and expel air need to be carefully dimensioned for perfect intake and discharge along the facade. When it comes to choosing the external cladding element for your ventilated facade, the world is your oyster and in Australia alone we’ve seen aluminium, timber veneer and cement composite panels as well as weatherboards, terracotta tiles and glazing systems all used for the external cladding element of a ventilated facade. Subframes are generally membrane-coated timber or, more likely, metal, and cladding is most commonly fixed to these by either screw or rivet. Some companies also offer concealed fixings for their cladding products, which provides a more seamless aesthetic but makes it more difficult to remove panels for repair or replacement. Nearly all companies that advertise their products as compatible with ventilated facade systems will provide guidelines to fastening their cladding products to a support structure or subframe, some will provide specific subframes and anchoring elements. Polycarbonate panels were used by BVN architects for the external cladding element on a portion of their double skin façade at Ravenswood School for Girls. ERITAGE LISTED DIMMEY’S HAS BEEN A RICHMOND LANDMARK SINCE 1878 WITH ITS FAMOUS CLOCK TOWER, THE QUINTESSENTIAL ICON OF THIS HISTORIC SITE, CONSTRUCTED IN 1910. Beginning as a textile fabrics store DIMMEY’S evolved into a quality goods store during the 1930’s Depression. In the ensuing years it became the most prominent bargain store in Melbourne. In 2012 the store shut and, after a lengthy planning process, Heritage Victoria has overseen preservation of key elements of the building’s exterior. Armsby Architects proposed a creating a new western façade that was similar to the existing façades to the east and north. Crema Construction, the builder, faced the challenges of the location, in a laneway, creating logistic issues and speed of construction became a vital consideration. The brick inlay system introduced to the Australian market by Robertson’s in 1999 provided the solution. Creating these unique brick elements off site and allowing them to be quickly and efficiently positioned was achieved by using the brick inlay system for concrete precast panels. This approach allowed the panels to carry the load and provide the genuine clay brick façades required.

Creating a unique arched brick bond pattern was designed and planned carefully by Robertson Façade Systems well before any thin brick was laid. Using the Robertson’s process also guaranteed that each panel would be identical ensuring there were no issues with alignment of the brick bond. Robertson’s staff worked with Cambar Precast to ensure the planned outcome became reality. Robertson’s brick inlay system has been used in many projects around Australia. Prior to the erection of brick inlay precast panels
The brick inlay system holds the thin brick in place during the concrete pour allowing a traditional brick finish to buildings constructed from precast concrete panels. Thin brick imbedded in concrete creates the appearance of perfectly laid brickwork while having structural performance and providing the speed and convenience of panelised construction. Current projects include the Blacktown Mount Druitt Hospital, Blacktown, South East Water Headquarters, Frankston and the Knox Private Hospital, Wantirna. They offer a variety of brick facing tiles for hand laid or precast applications. Smooth, glazed and textured products are available with matching corner and ledge pieces ensuring authentic brick continuity. The same thin brick tiles are ideal for cladding lightweight structures or renovating buildings. They provide a light, colourfast, durable surface with the warm characteristics of brick.

LMOST EVERY PROJECT INVARIABLY FACES A NUMBER OF THE SAME CHALLENGES: SUFFICIENT THERMAL INSULATION, PREVENTION OF MOISTURE ENTERING THE STRUCTURE, SOUND ACOUSTICS, AND OF COURSE SUSTAINABILITY. USING THE ELEMENTS TO MAKE THE BUILDING PERFORM MORE EFFECTIVELY Good design will always make the most of position, space, light and the elements; so a system that takes advantage of elements like airflow to improve the temperature and acoustic insulation of a building for example, should certainly feature highly on the list of any intelligent building design. Ventilated facades, also known as rain-screen or double-skin facades, are a simple system that can make almost any building more energy efficient and sustainable through the systems’ longevity and low cost maintenance.

ELECTING WHICH TYPE OF HOT WATER SYSTEM IS USED FOR A PROJECT CAN OFTEN BE AN AFTERTHOUGHT, ONLY CONSIDERED LATE IN THE DESIGN PROCESS. WHILE FOR THE END USER, AS WITH MOST UTILITIES, COST AND CONVENIENCE WILL BE THE GREAT MOTIVATORS IN CHOOSING A SYSTEM, UNDERESTIMATING THE IMPACT THE HOT WATER SYSTEM CAN HAVE ON THE SUSTAINABILITY AND AESTHETICS OF THE FINISHED HOME CAN HAVE SHORT AND LONG-TERM CONSEQUENCES. Water heating accounts for about 25 per cent of the energy used in the average home and installing the most appropriate and efficient system plays an important role in increasing the sustainability of a home while also reducing energy bills. Selecting a system first requires a decision on the energy source – electricity, gas or solar - and then what type of system, resulting in six main choices: gas storage, gas continuous flow, electric storage,

ELECTRIC STORAGE TANKS
ELECTRIC HEAT PUMP
As the name would suggest storage tanks heat and then store the water until required for use. Electric storage will generally require a lower capital cost, however the ongoing running costs of these systems are far and away the most expensive. The cost can be reduced using off-peak tariffs to heat the water, but a larger tank is required and can also run the risk running out of hot water. The fact that these systems also produce the highest levels of greenhouse gas emissions and require the large amount of space for storage can result in a negative impact on a property’s value.
Using heat found in the air outside the unit to heat water, a heat pump uses approximately one third less power than standard electric storage systems. Heat pumps work best in warm humid climates and may not be suitable to cooler climates, but are a good option where there is limited space or natural gas is not available.
GAS STORAGE Like its electric counterpart, gas storage tank water is heated and stored in an insulated tank for use when it’s needed and possess the much

GAS CONTINUOUS FLOW
Bosch Highflow continuous flow gas systems are compact, space-saving and easy to install, and are suitable for homes with up to 3 bathrooms. The range offers 5.5+ energy efficiency star rating and is available in flow rates of 17, 21 and 26 litres per minute. Highflow units can be combined with optional temperature controllers which allow the same temperature shower every time, and also stop hot water flow after a defined volume has been reached allowing residents to run a bathtub and do something else in the meantime.
SOLAR GAS BOOST AND ELECTRIC BOOST The benefits of solar are well known, with the ability to greatly reduce energy use a solar system provides lower ongoing costs and almost no greenhouse gases. Most systems will require an electric or gas booster to heat the water when sunlight is insufficient, with water heating provided by the solar energy dependent on climate but generally representing around 90 per cent. The panels, storage tanks and pipes required for the system can present design challenges, initial investment can be high (although government rebates are available in many cases) and the effectiveness of the system can be dependent on location and climate. When choosing the right system for a project there are a number of variables to be considered including household size, cost, space, available energy sources and the local climate, with each of the above mentioned systems suited differently to these variables. Once a system has been decided upon, the design and installation of the system must be carefully considered to ensure the efficiency of the system is maximised, energy bills and greenhouse emissions are minimised and most importantly no cold showers.

WALLS, CEILINGS & INTERIOR FINISHES HOME THEATRES 70-inch TVs, 100-inch projectors and 12-speaker audio systems are no longer merely the domain of the rich and famous, but a must have room for all homes that is becoming as essential as the kitchen. But dropping big money on the hottest home theatre system can quickly turn to big disappointment if careful consideration isn’t first given to the acoustic requirements of the room.
Careful planning is necessary to block out external neighbourhood noise such as traffic, aircraft and dogs, block internal noise entering from other rooms in the house, and minimise the sound reverberation within the room. Of course being able to enjoy the home theatre system without disturbing others in the house is also essential, and with low frequency noise such as that from a subwoofer easily transferred through standard
plasterboard, a special plasterboard that provides acoustic performance is necessary. WET AREAS Because of the high exposure to moisture, and the risk that poorly-lined wet areas can have on other rooms, wet areas including bathrooms, ensuites, showers, laundries and toilets require special consideration when specifying a plasterboard.
Residential Buildings. The standard specifies the requirements for the physical elements of construction including floors, walls, junctions and penetrations. Water-resistant plasterboard sheeting must comply with these requirements, as well as be manufactured in accordance with Australian Standard 2588 – Gypsum Plasterboard.
The BCA requires that wet areas are treated in accordance with Australian Standard AS 3740 – 2010 Waterproofing of Wet Areas within

or spas), and low (walls adjoining sinks, basins, laundry tubs), and the level of risk will determine the design and installation criteria for floors, walls, junctions and penetrations, including water-resistant plasterboard. Ensuring the plasterboard specified meets the requirements for the specific application is crucial to avoiding consequences ranging from mould and damage to building contents through to potential structural damage.

OST AUSTRALIANS ARE ALREADY FAMILIAR WITH POWER OVER ETHERNET (POE) CABLES AS THEY ARE COMMONLY USED TO POWER WIRELESS ACCESS POINTS, IP TELEPHONES AND OTHER SMALL NETWORK DEVICES FOUND AROUND HOMES AND OFFICE BUILDINGS. BUT SOON POES COULD ALSO SEE USE IN A COMPLETELY NEW WAY; TO POWER, MONITOR AND CONTROL THE LIGHTING SYSTEMS IN OUR COMMERCIAL OFFICE SPACES.
PoE uses a single cable to provide both data connection and electrical power to devices, meaning it can transport current and information across one easy-to-install system. As mentioned, PoE isn’t a new concept in building design but it has only just become compatible with lighting devices thanks to the ever-improving Light Emitting Diode (LED) technology.

LEDs are inherently low-voltage DC devices but to ensure compatibility with traditional AC power they require an AC-to-DC converter. While PoE technology is seen as simpler, cheaper-to-install alternative to traditional systems, it should be said though that both wireless and hardwired solutions have had proven success in the commercial building spaces. In Australia, companies such as Aurora, Organic Response, Diginet, Techome and Schneider Electric all offer automated lighting solutions that have the extra benefit of being compatible with luminaires from other brands or ones that are readily available to the Australian market.

Stuart Kane from Philips Lighting Australia says the system will help building managers understand how their floorspace and office layouts are used, and how they can be improved.
UK-company Prolojik also has a PoE system that it sells with luminaire makers Future Designs and Phi Lighting. The system, called Light Matrix, is installed in Pricewaterhouse Coopers offices in central London and powers and control 20 direct/indirect luminaires.
“Lighting fixtures provide occupancy data that facility managers can use to monitor energy efficiency,” explains Kane.
Iowa-based Innovative Lighting and California’s Nuleds are also reported to have developed versions of PoE.

The light bulbs are available in standard E27 or strip lighting format and fit standard power sockets. At the heart of the Hue system is ‘The Bridge’, a WiFi controllable device linked to a router via an Ethernet cable and capable of controlling up to 50 bulbs at a time. Hue works on both IOS and Android devices.

The Belkin Wemo Switch and Wemo Motion Kit provide users with wireless control of appliances, electronics, and lighting by turning devices of choice on or off as soon as movement is detected. The Wemo Light Switch can be controlled from anywhere in the world (as long as you have an internet signal), allows users to set up schedules, and feature back-lighting to illuminate the switch in the dark. The sensor plugs into an outlet and detects motion up to 10 feet away and then sends a wireless signal to the Wemo Switch to turn the connected device either on or off. Organic Response has developed a completely wireless “plug & play” lighting control system that allows each individual luminaire to make lighting decisions based on the presence of occupants in its immediate vicinity, ambient light levels, and information it receives from its neighbouring luminaires. AND WHILE SHE’S ALWAYS EMBRACED GREEN BUILDING, OF LATE SHE’S ALSO BEEN LOOKING TO THE DESIGN PRINCIPLES OF PASSIVHAUS (PH) FOR INSPIRATION AND FOCUSED HER EFFORTS ON EMULATING THE STANDARD’S HIGH ENERGY PERFORMANCE FOR HER PROJECTS IN AUSTRALIA. In short, PH is a voluntary standard born in Germany that targets both superior energy efficiency and thermal comfort for a home.
1. Cost: the initial cost of a PH is perceived as greater than a standard build and it requires construction techniques unfamiliar to the average Australian tradesman
Accredited PHs must meet a stringent criteria for building performance relating specifically to envelope airtightness, space heating demand and primary energy demand (see table on page 22).

While PH has reached extraordinary levels of popularity in Europe, this has not been the case in Australia. And according to our reader’s feedback this is for three main reasons:

However the latest project from the team at FWA could well prove a rebuttal to all of these arguments. Emerald House in Melbourne’s South Yarra is a three-storey single dwelling, designed by FWA to achieve carbon-neutrality and for a minimum 100-year lifespan. It is defined by an S-shaped form clad in a customised diamond zinc facade that stretches the length of the site (see floorplan opposite). This shape brings light and landscaping into the centre of the building and also provides an internal divide between the occupant’s living arrangements at the front of the house and their sleeping quarters at the back. Emerald’s amenity, interiors and landscape design are luxurious on all accounts and it isn’t until you discover the deeper intricacies of the building’s materials and construction methodology that you begin to understand how extraordinary the home actually is. Before undergoing any sort of PH performance tests, the design of Emerald had already ticked most of the sustainability boxes. Its key living spaces face north and it has excellent cross ventilation, thermal mass, a solar photovoltaic system and a massive 22,000 litre water tank. It also adopts an integrated roof mounted Oventrop solar thermal system, which, with support from an efficient gas booster, provides domestic hot water and hydronic floor and spa heating for the home. But for any designer looking to achieve PH certification, this is all for nothing if the building fails the stringent minimum performance criteria of PH for space heating energy demand, overall primary operational energy consumption and building envelope air leakage. Winzar says her biggest challenge was finding a construction team and contractors who could deliver a building that met these performance measures, most notably the super-sealed and insulated building envelope which requires regular blower door testing and insulation tweaking. had to be exceedingly attentive when coordinating his trades and had to ensure that all tradesmen were schooled in airtightness practice and awareness before commencing work. Other coordination challenges included integrating the home’s mechanical features to operate automatically and at the highest possible efficiency. Of the mechanical equipment, the most foreign to Australian buildings is Emerald’s Zehnder ComfoAir 550 energy-recovery ventilation unit and its Oventrop solar thermal hot water system. Zhender products are widely used in Europe to transport fresh air into a building without the associated temperature fluctuations. An energy-recovery unit basically transfers temperature and moisture between the air coming into the building and the outbound air flow. This keeps the internal temperatures and humidity at a stable and comfortable temperature and, importantly, fresh air circulating in the otherwise stagnant internal atmosphere. The Oventrop system is an American-designed evacuated tube solar energy generator. It begins its work by circulating pressurised heat transfer fluid through tubes located on a rooftop for

solar heating. The fluid is then evacuated and sent to a storage collector with a built-in heat exchange coil. Heat is exchanged into the water used throughout the home for hot water and, in the case of Emerald House, for its hydronic floor heating system. While highly efficient, both products are relatively new to Australian construction (Winzar says the Emerald House is the only house using Oventrop in the country that she is aware of) and less readily available to our markets.

As mentioned, one of the key arguments used by PH sceptics in Australia is that they require a large number of building materials and have a high embodied energy. Winzar made an effort to address this issue by sourcing local and enduring materials for the major components of Emerald House. She explains that although the embodied energy of Emerald is increased by its heavy doses of concrete and zinc cladding, this is countered by the virtually maintenancefree 100-year life expectancy of these materials. It should be said that although Emerald House is designed according to PH principals, it does not meet the performance criteria for envelope air leakage required for European standards and therefore will never become an accredited PH. GHD, the energy consultants who prepared the performance specifications for the Emerald House, modeled PH principles to suit Melbourne’s climate. On this note, Winzar does agree with the recurring opinion that European PH requirements are not entirely relevant to the Australian climate, suggesting that we don’t need to design entirely to these standards to achieve the same level of sustainability in Australia. “We need to create our own PH standards,” Winzar says. “Standards that are suited and adaptable to our varying climates.” Aesthetically, Emerald House has all the design finesse of houses we saw take building design awards in 2015. It has popular interior finishes like pale birch ply and honed concrete block walls as well as consistent and interesting colour themes and a highly sculptural shape. Winzar also notes that the home’s interior has “an amazing feeling”, courtesy of the fresh air supplied by that Zhender energy-recovery unit. But what could be considered the biggest achievement of all for FWA and its team of contractors and consultants is that they delivered Emerald House with only a 15 per cent increase to the base construction cost. Emerald House is a luxurious, comfortable, carbon neutral home, designed by an architect and built for a reasonable price from mainly local materials. It has possibly one of the highest performing building envelopes of any structure in Australia and certainly one of the highest for a residential building in Victoria. Emerald House points to a future for sustainable domestic building in Australia where international best practice residential design plays a balanced role with site-specific architecture.
