As is the case every year, each and every shortlisted project has a worthwhile story to tell and we simply don’t have the space here in print to do them justice – it could easily span hundreds of pages. And to chop down the forest-load of trees required would hardly be in keeping with the ethos of the program! In that spirit, this is the first year our awards entry and judging process was an entirely paperless process. Technology is an excellent thing. A few trends we picked up on this year are the obvious interest in incorporating more living greenery in around and top of buildings; there seems to be a move away from air-conditioning dependence with greater natural

cooling and ventilation systems; and an increasing utilisation of real time data that will allow users to better manage resource consumption. You may notice some of the finalists are weaved throughout the following pages, where they happen to complement our features. A fine example is CarbonTRACK (see page 7), a hardware, software, and communications technology suite that reduces electricity use in buildings by switching and controlling devices and appliances by adapting to user behaviour through its own dedicated wirelessly connected system. By directing power from distributed renewable sources, such as solar, it has massive potential to optimise power use for the benefit of the environment, and whoever pays the electricity bill. Interestingly, the new automation system neatly demonstrates how innovators are out there devising brilliant new products that complement major emerging technologies – in this case, battery storage (from page 6).

AUTHORITIES PROMISE ACTION ON OUR NON-CONFORMING BUILDING PRODUCTS CRISIS [WORDS] DAVID WHEELDON

TATE AND FEDERAL PLANNING MINISTERS HAVE JOINTLY EXPRESSED HOW THEY SHARE THE BUILDING INDUSTRY’S UNANIMOUSLY HELD CONCERNS OF A GROWING NON-CONFORMING BUILDING PRODUCTS CRISIS IN AUSTRALIA AND HAVE AGREED TO TACKLE THE ISSUE. The Building Ministers’ Forum (BMF) - the body of Commonwealth, State and Territory Ministers responsible for building and plumbing regulation in Australia – was held on July 31. They agreed to establish a working group of senior officers to report to the ministers within six months on strategies to minimise the risks to consumers, businesses and the community associated with failure of building products to conform to relevant laws and regulations and at the point of import. They also agreed that, to ensure that community health and safety is effectively maintained, the Australian Building Codes Board (ABCB) will investigate options for a possible mandatory scheme for high risk building products with life safety implications, also to report to ministers within six months. Victorian Planning Minister Richard Wynne stated he had put fire safety of high-rise

buildings on the agenda following the highly publicised case of a fire last year at the Lacrosse Apartments in Docklands, in which non-combustibility of cladding was found to be a major factor in the fire’s spread. The seriousness with which Victoria is taking this issue was further evidenced in August, when the Victorian State Coroner was asked, and agreed to, investigate the situation around the combustibility of the cladding material used on “the building and, in conjunction with that, whether the National and State regulatory frameworks ensured that risks were identified and addressed”. “All the states have [now] recognised the need for a stronger building products accreditation system to help prevent fire tragedies in our high rises,” Wynne stated. Meanwhile, a Senate Inquiry is scheduled for October into the negative impacts of non-conforming building products and to consider possible improvements to the current regulatory framework in Australia. Industry groups also continue to work together to heavily lobby the political leaders, with representations emerging from everyone from designers and builders through to manufacturers and certification bodies.

POWER SURGE: THE BATTERY BOOM TIPPED FOR AUSTRALIA

OLAR BATTERY SYSTEMS ARE ABOUT TO HIT THE MAINSTREAM, BIG-TIME THE PUNDITS SAY, TRANSFORMING THE LOOK OF AUSTRALIA’S ROOFTOPS AND ELECTRICITY INDUSTRY ALONG THE WAY. Still a relatively new phenomenon for most people in Australia, ‘hybrid solar’ comes about by combining a typical grid-connected photovoltaics (PV) system with big batteries. The technology means residences and businesses can store excess power to offset peak load, for night-time use and possibly even take a household or business off the grid. The systems generally use a smart inverter to channel power from the sun directly into a building, for use as required. Any excess electricity can be directed back into the grid (to benefit from feed-in tariffs), or to the system’s batteries for evening and morning use. Another major selling point for the batteries is the fact they can also draw power from the grid during ‘off-peak’ period and store it for use later when the grid has moved to peak. Hence speculation that they are going to majorly disrupt the energy market, even without solar panels. This all sounded pretty great only last year when we first wrote about solar storage. At the time, it seemed the technology was only just peeking over the horizon.

Energy companies were fighting fiercely to have both large and small scale Renewable Energy Targets either cut or abolished. Now, however, the situation seems to have completely reversed with the unexpectedly rapid improvement in the technology and its economic viability. And the power companies have switched tacks and are looking for a slice of the action, launching their own solar battery offerings. Solar is unlikely to lose government support either, at least in the medium term. For instance, the Labor Party promising a 50 per cent renewable energy target by 2030 if they win government. In the meantime, there’s no shortage of hyperbole surrounding hybrid solar. Analysts are likening the change the technology will bring to the energy industry to that which the mobile phone brought to telecommunications. It’s “the biggest change in their industry in more than a century”, according to Giles Parkinson from Renew Economy, a “complete gamechanger” for Bloomberg energy finance analyst Kobad Bhavnagri. The Clean Energy Council has concluded that ‘embedded generation’ like solar PV will soon become the primary source of power to households, with grid-supplied power becoming a “a safety net supplier of last resort”.

PAYBACK TIME: IT’S ALL ABOUT THE MONEY Of course the headline factor is that the price is coming down, faster than expected, and even quicker than PV has managed to do in recent years. The payback period on solar and battery installation was estimated by investment bank Morgan Stanley to be about nine years in Queensland, 16 years in NSW, and up to 38 years in Victoria. That was mid-2015 and didn’t take into account the following Tesla announcement. By May this year, US billionaire Elon Musk had launched the lithium-ion battery called the Tesla Powerwall which is expected to sell in Australia next year for about $5,500, potentially providing a payback period of six years, according to UBS Bank.

Musk’s brand Tesla tells a compelling story and it’s having an impact in Australia, which the company expects to become one of its biggest markets. They say their disruption to pricing is possible because Tesla has spread its research and development costs over a much longer period than its competitors. By numerous reports, battery storage prices are already falling in anticipation of the Tesla product release. Paul Hutt from Sydney’s Brightside Solar & Electrical confirmed they have had both an increased interest from clients for the hybrid systems, as well as more competitive prices from existing system suppliers. The price of the Legato storage system being offered by AGL dropped by a third in the first six months of 2015 according to website RenewEconomy, which was put down to the impending arrival of the Powerwall.

Origin is trialling residential battery storage products. And there’s been speculation that EnergyAustralia’s looking at a package in partnership with Tesla’s Powerwall. Contrary to what some currently believe, AGL claims battery storage will remain an early adopter product for the next couple of years, mainly because of the high payback time for

It’s this massive price drop which is expected to drive rapid uptake.

WHY WE EXPECT TO SEE A SEA OF SOLAR PANELS ON OUR ROOFS AGL, known as the country’s biggest carbon emitter, now forecasts the household solar market could be worth $2 billion a year by 2030. With that view, it’s not surprising that they became the first energy retailer to launch a battery storage device into the Australian market. The 6 Kilowatt-hours (kWh) model, from Legato, released is suitable for mid-sized household solar units but AGL also plan to investing in the technology. To put those expectations into perspective, prior to the Powerwall announcement investment bank Morgan Stanley surveyed households and concluded that around 2.4 million households would take up the solar storage if the price was right. As of yet, there is scarce information projecting anticipated levels of demand of the technology for larger building applications like apartments and office buildings. Some contend there will be little interest from apartment dwellers with insufficient rooftop space. But then, there are also rapidly emerging development models which are looking to incorporate solar solutions and distribute the benefits to multi-tenanted buildings. As well as enticing new products with apps which promise users will save money and help the environment. Finally, there’s also speculation that other disrupters may join Tesla, with names like Google and Apple being mentioned. Watch this [refrigerator-sized*] space. *The typical household battery unit is the size of a refrigerator.

HETHER FOR A RESIDENTIAL OR COMMERCIAL PROJECT, WHEN SELECTING A BATTERY, DESIGNERS FIRST NEED TO CONSIDER WHAT’S REQUIRED OF THE SYSTEM. A GENERAL RULE IS THAT YOU INSTALL A KW OF SOLAR PV FOR EVERY KWHR YOU WANT TO STORE, FOR EXAMPLE 10KW PV ARRAY FOR 10KWHR STORAGE. Battery type is also important and should be specified according to use. Lithium Ion batteries are light, compact, quick to charge and affordable but most won’t discharge to 100 per cent or perform as many full battery discharges as hybrid ion or zinc-bromide batteries. Other key considerations include: Peak Draw: The highest amount of power you expect to draw at any one time Storage Capacity: The amount of electricity you need for overnight use and the capacity you need to power your building for full days where no solar energy is coming in Battery Lifespan: There are a lot of battery technologies available on the market with massive differences in performance and price

TESLA POWERWALL 1 Peak draw: 7 kW Capacity: 7 kWh (daily cycle) Lifespan: 10 years The much anticipated Tesla Powerwall begins shipping to Australia in late 2015. It comes in 10 kWh weekly cycle (backup) and 7 kWh daily cycle models, both guaranteed for ten years and sufficient to power most homes during peak evening hours. Multiple batteries may be installed together for homes with greater energy need, up to 90 kWh total for the 10 kWh battery and 63 kWh total for the 7 kWh battery.

POWERLEGATO 7200/4800/2400 2 Peak Output: 4.5 kW Capacity: 7.2/4.8/24 kWh Lifespan: Unknown The PowerLegato commercial and home energy storage system is available in 7.2, 4.8 and 2.4 kWh models. The PowerLegato’s 48v lithium-ion batteries are made in Japan and feature over current, over temperature, over voltage and undervoltage protection which prolongs their battery life. It comes with an inbuilt inverter – so you can plug your panels (although only certain panels) direct into the unit.

REDFLOW ZBM 3 Peak: 8-11 kW Capacity: 3-5 kWh Lifespan: indefinite life fully discharged ZBM stands for Zinc-bromide Battery Module and is a type of ‘flow’ battery (there are other chemistries out there also, such as vanadium), they “undergo a great deal less electrode damage than lead-acid batteries” and have a guaranteed indefinite life. The ZBMs come in three models, or alternatively can be used in conjunction in a plug-and-play storage system delivered in a 10 or 20ft container. They are an option for commercial projects and can reach high peak loads.

EAT Architects used the typical red brick in an interesting way by turning the ten-core holed brick on its side to expose their pattern and to form a perforated façade element. The perforations provide light for the interior staircase.

The Rowlock development at Nundah draws heavily on the pre-war Californian Bungalow style of the existing house, which finishes include rendered walls painted in off-white or cream, tapered columns, and decorative brickwork. The brick screen on the new townhouses has the dual purpose of creating a sense of identity for the townhouses and providing maintenance free protection from the western sun.

A former Think Brick Award Winner, there is more to Aperture House than just its small section of honeycombed brickwork however the perforated wall does add depth of field to this immensely interesting house. The architects also chose to use open perpends in the brickwork in smaller, less noticeable sections of the home.

The concrete block screen at the USC Resources Building provides a physical marker and overlooks a key entry point into the USC campus. Natural light and ventilation encourages occupants to use the screened circulation stair rather than the mechanical lift. Light conditions and shadow play changes within the stair across the day, making it a pleasurable experience.

ERITAGE LISTED DIMMEY’S HAS BEEN A RICHMOND LANDMARK SINCE 1878 WITH ITS FAMOUS CLOCK TOWER, THE QUINTESSENTIAL ICON OF THIS HISTORIC SITE, CONSTRUCTED IN 1910. Beginning as a textile fabrics store DIMMEY’S evolved into a quality goods store during the 1930’s Depression. In the ensuing years it became the most prominent bargain store in Melbourne. In 2012 the store shut and, after a lengthy planning process, Heritage Victoria has overseen preservation of key elements of the building’s exterior. Armsby Architects proposed a creating a new western façade that was similar to the existing façades to the east and north. Crema Construction, the builder, faced the challenges of the location, in a laneway, creating logistic issues and speed of construction became a vital consideration. The brick inlay system introduced to the Australian market by Robertson’s in 1999 provided the solution. Creating these unique brick elements off site and allowing them to be quickly and efficiently positioned was achieved by using the brick inlay system for concrete precast panels. This approach allowed the panels to carry the load and provide the genuine clay brick façades required.

Creating a unique arched brick bond pattern was designed and planned carefully by Robertson Façade Systems well before any thin brick was laid. Using the Robertson’s process also guaranteed that each panel would be identical ensuring there were no issues with alignment of the brick bond. Robertson’s staff worked with Cambar Precast to ensure the planned outcome became reality. Robertson’s brick inlay system has been used in many projects around Australia. Prior to the erection of brick inlay precast panels

The brick inlay system holds the thin brick in place during the concrete pour allowing a traditional brick finish to buildings constructed from precast concrete panels. Thin brick imbedded in concrete creates the appearance of perfectly laid brickwork while having structural performance and providing the speed and convenience of panelised construction. Current projects include the Blacktown Mount Druitt Hospital, Blacktown, South East Water Headquarters, Frankston and the Knox Private Hospital, Wantirna. HERE ARE A NUMBER OF QUESTIONS SPECIFIERS SHOULD ASK BEFORE SELECTING A FLOORING PRODUCT FOR SPACES SUBJECT TO HIGH FOOT TRAFFIC, PARTICULARLY ON THE POINTS OF SLIP-RESISTANCE, LONGEVITY AND MAINTENANCE. FLOORING HOW DO I MAINTAIN IT? Rubber flooring can be very easy to take care of and, in some instances, doesn’t need to be waxed or sealed. Synthetic flooring is generally more stain resistant than natural rubber while recycled rubber is not as suitable for kitchens, laundry rooms, or garages, as it may be subject to staining from grease, petroleum, fats, and detergents. Rubber flooring is also a very hygienic product as it is dense and can be laid up walls. This reduces joints in the floor where dirt and bacteria can deposit or form and also makes it easy to clean. A conundrum often faced by specifiers is whether to choose the no-wax synthetic flooring option, which can be cleaned with a simple mop and a mild pH-neutral cleaning product, or to specify the environmentally friendly natural or recycled rubber that could need stripping and rewaxing later in the maintenance cycle. non-porous, matte and waterproof surface. FLOORING HOW MUCH IS IT GOING TO COST?

IS IT SUSTAINABLE?

The initial cost of rubber flooring is high compared to vinyl and linoleum however there are studies that show rubber flooring life cycle costs are substantially lower than vinyl, linoleum and carpet. Two separate studies, conducted by The Global Development and Environment Institute in 2003 and American architect Suzanne Barnes in 1999, show that rubber costs less to maintain per year, has a longer lifecycle and will actually cost less than vinyl, linoleum and carpet over a 20 year lifecycle.

The ecological impact of rubber flooring is directly related to the type of rubber that is used as well as the manufacturer’s level of commitment to sustainability from sourcing materials to delivering the product. This commitment is generally, but not always, recognised by third party green product assessors such as EcoSpecifier and Good Environmental Choice Australia, and designers looking to buy green should ask to view a product’s accreditations before specifying. Synthetic rubber is made from petroleum, a non-renewable resource. However, the processes used to manufacture synthetic rubber can be energy efficient and have a low impact on the environment. Although synthetic rubber floors are made with a finite resource they are more durable than natural rubber and have a longer life cycle. Their embodied energy is also slightly improved by the fact that they can be recycled at the end of their final use.

Hospitals and aged-care facilities increasingly must recognise that “patient-centred healing environments that integrate design and technology can lower stress, improve recovery rates and increase mobility”, says Elizabeth Grigg, principal of multi-disciplined Tectura Architects. The design framework (salutogenic) for the practice’s aged and health care projects focuses on human health and wellbeing rather than disease. Wider corridors, ease-ofmovement door widths especially for bathrooms, and easier-to-use furniture, fixtures and fittings are ways to promote mobility. Natural light, music, nature (interaction via larger and lowered patient room windows), art and civic spaces that blur the boundary between traditional hospital settings and community interaction are also important, Grigg said. Tectura has used different coloured floor finishes for wayfinding, such as InterfaceFLOR Carpet Tiles at the new Teaching and Learning Centre for the Northern Melbourne Institute (NMIT) of TAFE at Preston. External colour can also create a façade with strong street presence as at Wantirna Health, where the education centre’s hand-painted, multi-coloured precast external walls direct vehicles from the highway and passengers from the bus stop. Lighting too is important, not only for better access “but even for general safety and wellbeing”, says Independent Living Centre access consultant Queenie Tran. There are a lot more products, such as signage buttons, incorporating glow-inthe-dark features, or illumination using LED lights, helping luminance contrasting even in low lighting, she says, citing Sydney trains as an everyday example. Vertical access within restricted spaces is still a challenge for architects, builders and developers, Tran says. The EasyStep or

Giving individuals more mobility, access and independence can take many forms. It is now easier to install ceiling hoists without needing major structural changes to the house, says Tran. WIDE-SPAN CURVED ROOFING UP TO 40 METRES WIDE An innovative construction company has developed Australia’s widest selfsupporting curved roofing panel.

Once curved, the panels are used to create a distinctive self-supporting curved roof.

Architects have begun successfully applying the technology to large commercial projects such as sports centres and multi-purpose halls, indoor swimming pools and large shade structures. It is also used for projects as diverse as airport terminals and grain silos.

There are two profile sizes available: one spans 30 metres, the larger spans 40 metres.

All benefit from the expansive open space created when trusses and internal columns are eliminated from the design.

Acoustic and thermally insulated ceilings, plus a wide range of services can be supported directly from the roof. Larger loads require light-weight structural members. The company offers design assistance to help Architects maximise the benefits of their exciting system.

The panels are roll-formed on site from pre-painted Colorbond coil steel. The patented self-locking edge allows panels to clip together with a strong waterproof seal - no screws or bolts. It is fast, simple and cost effective. The profi le is initially rolled as a continuous straight panel. It is then curved to the required radius. Straight panels are ideal for skillion roofs and walls.
