WELCOME TO THE AUTUMN EDITION OF HOME & ART
I
n the words of the global icon Freddie Mercury, “I like to be surrounded by splendid things,” it gives me great pleasure to
introduce the festive edition of Home & Art, masterfully created by Manisha and her capable team. I hope you will enjoy reading our coverage of his life and his collectables recently auctioned by Sotheby’s. As many of our readers have experienced, the Indian real estate market is scaling new heights. India is all set to become a USD 10 trillion economy by 2035, and has made a global impact while presiding over the G20 Summit in 2023. Noteworthy to mention, we have attracted the highest-ever total FDI inflow with an increase of 226% in the last decade. In the last few months, we have witnessed NRIs cinching properties in India, accounting for almost 20% of the country’s total real estate sales in an attempt to be part of the country’s shining story. Most astutely, they are taking advantage of the opportune exchange rates to acquire marquee residences. I believe luxury real estate is in the midst of a pivotal shift as more UHNIs invest and gain substantially. From holistic and

ich people have money. Wealthy people have time. For everything that’s important. Relationships, vacations, mindfulness,
kindness, and finer things of life. Home & Art is curated keeping them in mind. In this edition we celebrate the rock and roll icon Freddie Mercury, offer a window into the extraordinary life of Sri Lankan architect Geoffrey Bawa, and bring you impressive works of photographer Rid Burman, along with enjoyable reads on food, fashion & travel. Colour us impressed as we dive into Shabnam Gupta’s design journey in this exclusive conversation. She is a rare designer who makes a statement with the bold and the beautiful. From bright shades that exude liveliness to nude shades that offer nuanced highlights, her residential and commercial projects are attention grabbers. This is why celebrities like Kangana Ranaut, Parineeti Chopra, Raveena Tandon, and Rajkummar Rao chose her to do up their homes.

habnam Gupta believes in blending the room’s aesthetics with the purpose it serves. Whether it’s an office space in subdued shades or a brightly put-together living room that instantly conveys the host’s personality, she takes pride in aligning the style of the rooms to that of her clients. Shabnam’s expertise also lies in contrasts as she chooses show-stopper pieces to dress up subtle corners of the house. The interior designer takes us through her unique journey and design sensibilities. How did you discover your passion for interior design? From a young age, I have been interested in decorating spaces. I was 16 when I coloured the walls of my room black from a predictable pink that defines a teenage girl’s room. Later, I started assisting my father in his international marketing division where I had to

take his clients shopping at all the gorgeous Indian home stores. For me, that’s when I realised I loved surrounding myself with things of beauty. After working with a couple of firms, I realised that I did not like to conform to the way things were done. My ideas were always radical and out of the box. I had conviction in my craft, which led to the birth of my interior design firm The Orange Lane in 2003. Peacock Life was launched much later in 2010, more out of angst, when after having spent a few years in the industry, I figured that access to well-crafted home interior products is limited to a very niche segment of society. It was out of that rebellion that Peacock Life took birth.

What does your creative process entail? Over the years I have learnt that good design is not only about expensive brands because luxury means different things to different people. The commonality is that everyone seeks the comfort of being able to be yourself. Hence my process is very tailor-made. I believe each space brings solace of a different kind to different people. Luxury is about how a space makes you feel. It could be an impactful piece of art in a fairly simple space, vintage ceilings with sentimental value to disrupt an otherwise fairly modern space, or a super comfortable luxurious sofa against an aged finished wall texture. Luxury is what makes you comfortable in your skin.

When we create spaces, it is this entire mixed bag that we try to get into a project to make magic. We do a detailed client profiling with a questionnaire other than decoding them in person in terms of their lifestyle and requirements of how they foresee living in their space and their expectations from their home. All of this helps us customise the language and material palette for individual clients. Your favourite projects/clients? We have been blessed with amazing clients, celebrity or otherwise. Kangana and Irrfan have been the most freespirited clients who gave me carte blanche to do things I like. Despite their strong personalities with individual statements, they let me create my version of their personal space. Irrfan was a highly sensitive person, a small incident happened when we handed over the project. There is a water body in the middle of their living room. While he was sitting in the finished project for the first time and soaking it in, he asked us to reduce the sound of the water flow as he felt it could be torturous and drive a person crazy with the gurgle of the water. We, of course, immediately got it done. However, there have been some negative run-ins too. In my entire career span of over 2 decades, I have only dropped 2 projects. There was this very big film star who was not only impossible to please, but also very high-handed with my team members, something that’s non-negotiable for me. I decided to bow out despite being at the final stage of completion. But otherwise, I have been extremely fortunate, as my clients are now my friends. | Crafted Home Camellias, Gurugram
What’s your advice on luxury interiors? Luxury interiors have moved from opulence to comfort. In my opinion, the key trends are neutral shades, a nudeon-nude colour palette that allows you to think, and natural textures which lend a lived-in feel with the luxe part coming in through subtle details. Do not be afraid to be who you are, draw inspiration but do not try to mould your style into something that is not you. Experiment with colour, believe in yourself, be bold, and mix the old with the new. Remember that lighting plays a very vital role in the design, get as much natural daylight as possible. And a trick that always works is to have tons of plants to liven up a space.

What’s next? We have been working on quite a few projects actually! There’s a private seaside bungalow in Juhu, a couple of holiday homes in Alibaug, a multi-storeyed private home in Pali Hill, a cottage in Mahabaleshwar and a few vacation homes in Goa that we are working on, and our flagship Peacock Life store in Hyderabad that will soon open its doors! We are also creating a retail experience soon to be launched in Karjat. v

Trailblazing Trendsetter from Calcutta Ayushman ‘Bobo’ Mitra Speaking to Bobo about his career, fashion and his motivation was a breath of fresh air. His warm personality is much like his hometown Calcutta which welcomes everyone with a loving embrace. What’s more, Bobo Calcutta's designs are inscribed in an artwork first. Joy and bloom are the emotions that define Bobo’s work. His poetry, songs, and best-selling clothes, all have this underlying theme.
“He used to hold my hand and draw on the canvas. I've got his zest for art and his genes because I've done exactly what he was doing then. Art has always been my thing,” he says. Today, his fashion brand Bobo Calcutta caters to the fashion-conscious who want to stand out and let their clothes speak for themselves. Exclusivity is Bobo Calcutta’s bedrock as they ensure all their pieces from jackets to dresses are unique and unparalleled. Bollywood and Freedom Bobo is an ardent lover of all things artsy. He studied cinema and set design before eventually finding his calling in fashion. A Bollywood enthusiast at heart, Bobo couldn’t stay away from the glamour and spotlight. “Bollywood is a great inspiration for a lot of things. I like the drama.” His exuberance shines brightest in his work and that is how he sets his brand apart. “So all the inspiration from India and then being in Soho and the queerness, everything felt like a big bang explosion. And then Bobo Calcutta, the brand was born.”

B
obo insists he is an artist first, and a fashion designer second. His love for art and everything artful originates from his grandfather’s career as a painter. From a very young age, Bobo started identifying his passion and, it was clearly in the studio with his dada (grandpa). Nostalgically, there still hangs a framed artwork made by young Bobo circa 1996 in his dada’s house, as a memory of where it all began.
14
Joy and Calcutta Joy and bloom are the emotions that define Bobo’s work. His poetry, songs, and best-selling clothes, all have this underlying theme. In a world that is grappling with constant despair and sadness, his unequivocal warmth and zest for life are inspiring. “With my work, you will always see that joy coming out, with the flush of colour and the flowers. So my journey is an amalgamation, and then it exploded into fashion and the art I do.” Quite naturally, the conversation segued into Calcutta and how the beautiful city factored into his work. “I don't reside in Calcutta, but Calcutta resides inside me. So my soul is Calcutta.” Not just his Bengali heritage, but also his environment and the motifs he grew up with played a huge role in shaping his perspective on art and fashion. “Everything from the large eyes of the goddess Maa Durga to the chaos, to the dark and the drama, to Bengali cinema, to the great Satyajit Ray. The chaos that you see in the colours, the chaos that you see in the lines, the large eyes, the faces. So Calcutta, the liberal city, embraces every idea beautifully.”

I don't reside in Calcutta, but Calcutta resides inside me. So my soul is Calcutta.
Ayushman 'Bobo' Mitra
Art of Fashion In an intensely competitive industry such as fashion, Bobo doesn’t give two hoots about conforming or hopping on the trendy bandwagon. Rather, he carves his path and revels in the beauty that he creates. “Bobo Calcutta as a brand does not mass produce. We hardly sell off the rack. We create one piece, which is just one that you would have. It is like collecting art. There is no duplicate of a single Bobo Calcutta garment. Everything is hand done. Everything is developed from scratch.” Bobo Calcutta's designs are inscribed in an artwork first. The prints are developed from the paintings. Then it goes into the embroidery process, which is done by hand. Crafting each design intricately before producing the actual garment while keeping every artwork unique is a massive undertaking. Bobo makes it seem like a breeze, and it must be so for a person who apparently does not experience creative block. “It is about the art that we are trying to centre ourselves around. It is about the emotion of that moment, the romance of that season.” Celebrities Adorn Bobo’s Masterpieces About four years ago, the fanboy in Bobo woke up from a dream to find Deepika Padukone requesting one of his designs. With no PR team or advertising, Bobo Calcutta reached Padukone’s Instagram feed organically. She loved the designs, and the rest is history. From then on, a slew of celebrities have requested

and flaunted Bobo’s masterpieces at spotlight events such as Cannes where Aishwarya Rai styled herself in an original Bobo jacket. From mega Bollywood stars to great musicians like Prateek Kuhad and Shilpa Rao, Bobo has created individual designs to style their unique personalities. We also busted a myth that Bobo never repeats his customers. “If you already have a heavy completely embroidered garment, why would you want to have a second Bobo? Instead, I advise them to just buy things which are a little more versatile and do not sit in the cupboard for all their life. So that's something we work upon,” Bobo adds. Bobo’s Future Collaborations For a brand as fun and hip as Bobo Calcutta, the pleasure of the work should never cease. To keep things interesting, Bobo prefers to collaborate with upscale brands to create pieces the world has never seen before. “Right now, we are working on two very cool collaborations. One is with the Bombay Shirt Company. So there's a painting of mine, which is a love letter to Bombay from Calcutta and we have developed prints from that painting.” “And for the festive season, there's a collaboration coming with Seva Candles, a luxury candle brand. I have done the covers of these massive, beautiful artisan candles that they make. And a percentage of every sale is going to go to cataract operation patients in Maharashtra, while a percentage of my profits are going to an animal shelter in Calcutta.” This gives the artist a broader stage to display his work and do something meaningful with fashion. v

Polki The Rich Jewellery and its Origins It is said that a diamond gets its shine from the pressure and processes it undergoes to eventually epitomize luxury. But what if we told you that the uncut and unpolished diamonds supersede the former in value and shine? Polki, quintessentially Indian, represents our glorious heritage. by Saba Ali

T
he soft shimmer of Polki diamonds is love at first sight. From the moment you select a piece to go with your personal statement, to the time you unclip it for safekeeping in your vault, you will treasure the weight of history and culture that you are carrying. Origins of Polki The art of making Polki jewels dates back over 2500 years when the Mughals first set foot in the Indian subcontinent. With them, they brought this intricate form of jewellery making called jadau that eventually found its footing in Bikaner and further in Gujarat. Soon, the news of these diamonds and the technique reached the other Maharajas and Maharanis who wanted to own a set of jewellery that rightfully showcased their status and wealth. To create one item of jewellery in Jadau, a group of artists must work together. The designer conceptualizes a design. The Chiterias, or mould experts, create the fundamental frame following the jewellery sketch. The Ghaarias are in charge of etching the mould once it is complete to give it an ethnic, redefined character. The metal is usually made of 22-carat gold, which makes it pliable and enables the

artisan to carve elaborate designs. The enameller then performs the following step, and the setter, or Jadia, completes the process. From the Mughals to the Rajputs, every royal family in India set their eyes on Polki jewels. Their value was far beyond the usual jewels people knew at that time. Therefore, it doesn’t come as much of a surprise to know that Polki jewels are still passed down in families as heirlooms and a symbol of their collective heritage. Everything about Polki jewels translates into royalty and wealth - from their lofty prices, and high demand to global reach and the time it takes to craft a single piece of Polki jewel, which can sometimes be more than 15 days.

Timeless Vogue It’s not only the erstwhile Maharanis whose portraits are draped in their exquisite Polki collections. The Mughal and Rajput kings are known to have added Polki diamonds to their war chests as much as swords and chess sets! This raw beauty has time travelled effortlessly, making a statement in today’s big fat Indian weddings alongside the glamorous red carpet walk for the Met Gala and Cannes Film Festival! From Jahnvi Kapoor to Shah Rukh Khan, celebrities have flaunted the grandeur of these glorious diamonds. India’s top fashion and jewellery designers alike have added their individualistic touch to the craft, keeping Polki relevant and fashionable for generations to come. “The versatility of every polki is unique and is set and created into a different piece. It can range from a small everyday pendant to a bridal choker. Taking the age-old techniques of Jadau and adding colour stones like emeralds, rubies and tanzanites and old Basra pearls, we convert traditional designs into modern heirloom pieces which can be worn with traditional as well and Western clothing,” says Falguni Mehta, owner of Jadau Jewelry. It might just be an extension of the organic and natural movement that has swept the creamy layer of the world, but the sheer romance of the Polki diamonds is undeniable. One needs to be careful though while buying Polki jewellery as it can look remarkably like Kundan. While the former are precious, high-quality uncut diamonds, the latter are mere glass pieces moulded into shape for jewellery. Harit Zaveri, a well-known jewellery designer from Ahmedabad cautions, “Take the time to learn about Polki jewellery, its characteristics, and the factors that determine its quality and value. Familiarise yourself with the terms used in the industry. Polki jewellery is known for its versatility and ability to be paired with different outfits and occasions. Consider the versatility of

Look for designs that can be easily dressed up or down to suit various events.” Falguni adds, “Love the piece you’re buying would be my first advice, secondly, see the finish of the product and the quality of polki, it’s a natural flat stone, and the quality normally is what meets the eye.” Nonetheless, timeless Polki pieces are easy to style even today. “Always make sure your ensemble reflects your personality. Keep the overall look clean and minimal to let the Polki jewellery stand out. Opt for simple and streamlined silhouettes that provide a backdrop for the intricate beauty of the jewellery. Sleek chokers paired with plunge and off-shoulder necklines. Whereas elaborate chokers and long necklaces look best when paired with jewel necklines,” says Harit Zaveri. v

Rise to Fame Most fans adore Mercury and Queen for their unforgettable songs and agile vocals that propelled them to the top of the global charts. The aspects of creative songwriting and composing are seemingly backend tasks that fans seldom noticed or appreciated. Freddie Mercury’s chart-busting band Queen became an international phenomenon when anthems like “We Will Rock You” and “We Are The Champions” made their way into people’s playlists across the globe. levels daily. The exhibition wanted to bring these facets into the limelight and remember Mercury in the finest way possible. Autographed Manuscripts A plethora of autographed manuscripts were presented in the exhibition where viewers marvelled at Mercury’s creative genius. While some were intrigued to know how “Bohemian Rhapsody” could have been “Mongolian Rhapsody,” many were amazed at the verse “Mama, There’s a war began, I’ve got to leave tonight” that almost made it to the song. To this effect, Dr Gabriel Heaton, the Sotheby’s Books & Manuscripts Specialist said, "In these pages we see Freddie Mercury wrestling in grand operatic terms with profound themes – sin, damnation, stoic acceptance. Quite unlike anything that had been released before, Bohemian Rhapsody was the band’s greatest risk, which swiftly became their greatest hit.” Little Red Notebook People from various walks of life recognized pop rock through the iconic Queen songs that were largely composed and sung by Mercury. His vivid imagination took him places and could strike a chord anytime, anywhere. Whether it was a lyrical musing or a tune he could not stop thinking about, it found its way into his little red notebook. This treasure trove contains songs that Mercury curated even before the band Queen came to be. Even a coffee stain on the cover does not devalue the magnificent notebook that offers a peek into the mind of one of the greatest songwriters and singers in the world.

An Eccentric Wardrobe If Mercury’s voice and intellect were not enough, his unique style and affluent wardrobe inspired people who were afraid to be themselves in those days. He took risks with his choices and understood the history of fashion. He sought boundless opportunities for creativity, selected materials with which he knew he could create something spectacular, while also being able to move freely on stage. His time at design school helped him come up with costume designs that took the world by storm in the music video for “Bohemian Rhapsody.” On top of that, this encouraged other bands and artists to make music videos to promote songs both domestically and internationally. The ivory catsuit and the snake bangle that one sees Mercury wearing in the video were also a part of the exhibition and auction in London, as were the Aviator Sunglasses and a silver Moustache Comb from Tiffany and Co. The passionate rockstar is so much more than meets the eye owing to his private demeanour and infamous rule of doing as few interviews as possible. Other than his romantic partners, only his beloved cats would know the Queen frontman best.

He carved his own path and never wavered from his beliefs even when press and haters, armed with lies, resolved to bring him down. He was a revolutionary and way ahead of his time. He was sexually fluid in a time when there were not more than two gender boxes to tick. Exploring Art in Photography
Rid Burman
In the day and age of intelligent technologies and camera phones in every pocket, it takes someone truly exceptional to recognise the art of photography. In this exclusive conversation, he shares his journey in photography and his love for this medium. by Yatindra Soperna and Rakesh Agarwal

G
rowing up with celebrity artists Jayasri Burman and Paresh Maity, photographer Rid Burman chose to carve his own path albeit with significant influence from his talented parents. He credits the depth and poetic touch of his photographs to his parents’ art that surrounded his childhood. “I think they hugely impacted my profession because I started looking at a commercial project from a largely artistic point of view. I want to bring that seriousness and discipline of good art to that project. So I think that foundation was built because I grew up with art around me.” Travelling down the memory lane Burman’s first assignment was for Kingfisher Airlines' in-flight magazine, Hi! Blitz. He had to photograph Kareena Kapoor for the cover. Naturally, as a novice photographer, he was nervous to be on the set with such a successful actress. He reminisces about how Kareena, despite her stardom, put him at ease. There has been no looking back since.

When asked what he would like to revive from the past, Burman excitedly mentions old cameras and printing images on film. “A lot of my work is all about printing interventions. It is going back to the darkroom and playing with light on light-sensitive surfaces and putting objects in the middle and creating these odd shapes. So initially photography started with exposing light to light-sensitive chemistry. I love playing with that. It's about energy exchange.” Burman has taken up this habit from his father Paresh Maity, who also loves shooting on film cameras. The two together indulge in photography whenever the family goes on vacation. Such is the influence of his parents that Burman would not have been a photographer

had he been born in some other family. “I would have been an investment banker or something like that.” There’s another reason for his career choices. Rid Burman views photography as a dying art in modern times. While he prefers much seriousness in his projects, he believes others are not treating the profession equally. Future of Photography “People want to post pictures on their social media feeds. Now, when you're doing 50 pictures, you're compromising. You're not looking at it with a finer lens. I would like to take seven to eight beautiful photographs in one day. That strife for perfection doesn't exist anymore. Everyone calls themselves a photographer these days with a camera phone. So it's become commoditized. It's not an art anymore.”

Regardless, there are a few of Burman’s peers who are doing great work and have earned admiration from the photographer himself. He closely follows the work of Abhishek Khedekar and Bharat Sikka. “For an Indian photographer of my generation, Bharat is one to look up to, he paved the way for a new aesthetic. And that's the aesthetic that a lot of us are following today. And then more generations are hitching to the same trend. But he was the pioneer of that. Abhishek works with him while

him the man he is today. “We're creative people. We need space. We can't be a factory of ideas or creativity. I just switch off for a month to wander, take a walking trip or go hiking. Burman says his second home, Paris, grounds him and makes him slow down. With art all around, the city rejuvenates him and inspires him to implement new ideas. His philosophy is simple. He needs art around him to create art. Evident in his vast portfolio from projects for Conde Nast and Elle to commercial shoots for Adidas and Taj Hotels, vivid contrast of colours and an abstract story find their way into every one of his photographs. Over the years, Rid has expanded his expertise and become one of the most sought-after modern photographers. However, Burman’s skills go far beyond art and photography. He is currently working on a book on his marriage which he promises will be a cinematic experience for readers. Burman wants to release the story in different volumes aligning with his personal experiences and all the ups and downs of the relationship. We conclude on an enterprising note as Burman shares his plans to start directing soon. Being behind the lens for many years has given him an edge and an understanding of the medium. One thing is certain, for a driven artist like Rid Burman, taking anything from ordinary to extraordinary is par for the course. v

Prateek Sadhu, A Nomad Chef On A Mission Hailing from Kashmir, he finds himself at home in the mountains while challenging modern gastronomy. From mentoring MasterChef contestants to opening a restaurant Naar nestled in the pine forests of Kasauli to hosting the ambitious Cannes 2023 dinner, celebrity chef Prateek Sadhu has more than a plate full. by Vidhi Narula

fter dreaming about becoming a commercial pilot and preparing for entrance exams to the National Defense Academy, Prateek Sadhu ultimately found his calling in cooking and hotel management. He calls it a “total fluke” because becoming a chef was never a part of his plan. “In my first or second class in the hotel management course, I realised this is what I wanted to do all along. It was weird because I never cooked at home. I would always shadow my mum in the kitchen, but I loved eating more than cooking,” says Sadhu. While his parents believed a person had to be a doctor or an engineer to make it big in life, Sadhu carved his own path with conviction. Today, he leads a fulfilling life as a chef in the spotlight, with a famous restaurant in the mountains. India’s Pride at Cannes 2023 The recent feather in Prateek’s cap is hosting a fabulous millet-themed inaugural dinner at the Cannes Film Festival 2023. The guests of honour included the Minister of Culture, award-winning producer Guneet Monga, and actor Vijay Verma among other prestigious people attending the festival. “It was an incredibly proud moment for me to represent and showcase our country’s food on a global stage. I believe Indian food is so diverse and complex that people need to see it beyond the usual Butter Chicken and Naan. I wanted to show how India cooks in 2023.”

AUTUMN 2023
The path to being such a famous chef with vast expertise is not easy. Prateek worked with various restaurants from the ThreeMichelin Star noma to co-founding his restaurant in Mumbai called Masque. He had to be on his toes constantly to put out fires (both literal and metaphorical!) “I have learnt so much from my mentors right from my college professor to the great Rene Redzepi from noma, whose philosophy about life and food stayed with me long after I left the restaurant. The American chef Thomas Keller helped me find my discipline in the craft.” Responsibility Before Sustainability When asked about his take on the wave of sustainable changes across the globe, Sadhu rightly quips, “Sustainability has been diminished to be a buzzword and nothing else lately. I would like to detach myself from that trend and rather be responsible in my choices as a chef. We need to be aware of the way we cook and the subsequent waste that we generate.” Sadhu has an innovative approach in not just cooking but also as an entrepreneur. As a restaurateur, he ensures his employees are happy, satisfied and financially sustainable. For him, sustainability expands to take on a much wider meaning rather than just using green and safe ingredients. It’s an all-inclusive habit that impacts every aspect of our life.

Sadhu’s latest leap of faith is a new, one-of-a-kind restaurant in Kasauli, Himachal Pradesh named Naar. The name Naar comes from a Kashmiri word that means fire.

One very interesting approach that he preaches and practices is of closing the loop. Right from getting an ingredient through the door, he works tirelessly throughout to ensure the end product is sustainable and puts the remaining waste like peels and seeds to good use.
“Every region in India has its own story to tell. I aim to cook some of India’s most fascinating dishes at Naar while changing the narrative of what the world thinks of Indian food. The Indian Mountains and the Himalayas seemed like the perfect location for it.”
Taking a Leap of Faith Even though Sadhu has now moved on from Masque, he carries a treasure trove of learnings with him. “Never shy away from taking risks. All good things come to those who step out of their comfort zone and take a leap of faith. No innovation can materialise without risks,” Sadhu claims. Sadhu’s latest leap of faith is a brand new, one-of-a-kind restaurant in Kasauli, Himachal Pradesh named Naar. “I was ready to take on a new challenge and take bigger risks in life. To do that, I had to detach myself from commitments and focus on what I wanted to do, which was to honour our country’s culinary flair.” The name Naar comes from a Kashmiri word that means fire, not the one our country cooks with, but the one that burns within Sadhu to keep his passion alive. The 18-seater exclusive restaurant is set to make people taste true Indian food, made from exceptional Indian ingredients and spices.
Busted Myths on Indian Food More than being a chef, Sadhu is an avid traveller. He seeks to hit the road when his brain draws a rut, even if it is to a local sabzi mandi. Being around fresh ingredients and food always sparks a sense of curiosity in him and helps him clear his mind. He opines that the world understands Indian food completely backwards. They think our food is spicy and hot when in reality our spices lend aromas and flavours to the food. His belief that India has an excellent variety of food ingredients, from vegetables and grains to spices and seeds, prompted him to create a brand named Paushtik, for high-quality spices and mixes from hyper-regional parts of India. Mumbai’s Kala Ghoda Spice Mix is a bestseller. Another myth that Sadhu busts is that chefs don’t cook at home. While it is an art and a growing profession of choice, he believes everyone should learn how to cook as a life skill. v

bhishek Poddar is more than just another prosperous Indian Industrialist. He is a patron of arts, a collector of phenomenal paintings and a philanthropist with a heart of gold. What is closest to his heart though, is his latest brainchild, the Museum of Art and Photography. Serving as the trustee of the museum and donating several paintings from his family’s personal collection, Poddar unlocked MAP’s future by offering a new outlook on the concept of museums. Born and brought up in Calcutta, the city of joy has had a significant impact on his knowledge

of art. A candid conversation with Poddar highlights the diverse facets of his personality and the reason behind MAP’s buzzing success. How did your love for art come about? I was living with art and it was organic for me to go in that direction. My dad was a collector, I won't say that he was as obsessive a collector. You become a collector when you actually run out of space, right? The kind of art I used to see around me at home is not the

kind of art that I would see in Calcutta, because that wasn't what my parents were collecting. I got more interested in the modern contemporary art scene in the mid-eighties. I started visiting a lot of the artists who were living in Kolkata and in Shantiniketan like Ganesh Pyne, Shuvaprasanna, Jogen Chowdhury, Sarbari Roy Chowdhury and Somnath Hore. Their art was quite different from what was hanging in our home. That was my initial grounding in art. What inspired you to build MAP? There were many things that led to it, and I think everything just made that resolve stronger and gave it a much more focused direction. One was, where are the good museums in India when you want to learn about art and history? There are few and far between. It's not that we don't have enough museums, but I don't think the museum experience is what we would like. Private museums may not be the norm here, but this was a crucial step in igniting the lost love of art and heritage that keeps people united. My core idea was to make a museum that is relevant, exciting and inviting enough for people to explore and leave them wanting more. It took a fair amount of thinking and planning on how to go about it. Also, when you've collected so much and you can't even enjoy it all, it's time that you share it with the world.
Where are the good museums in India when you want to learn about art and history? There are few and far between. It's not that we don't have enough museums, but I don't think the museum experience is what we would like. That's what inspired me to build MAP.

What sets MAP apart? First of all, we were elated to see how the city embraced the museum. Eminent citizens and former corporates have even come forward to support and contribute. Moreover, I see people around the age of fifty at museums abroad whereas visitors at MAP are in their twenties. One reason could also be the ease of access. Entry to the museum is completely free. While some shows are ticketed (those too highly affordable), all shows become free on Tuesdays. It adds a much-needed affordable and accessible angle to the museum space in India. We have also made the museum accessible to people with disabilities. We have gone beyond the minimal wheelchair requirement and ensured that the space is inclusive and unrestricted for everyone. From the heights of buttons in elevators to the voice distribution in the auditoriums, we have been very careful in accommodating the needs of every individual. Our app is interactive for any enthusiast who wants to go beyond the realm of the museum and learn the intricacies of the artworks on display.

What should you do or not do when buying art? You should always go for quality at whatever price point you can afford. Never sacrifice on quality, never sacrifice on name over quality, never sacrifice on size over quality. After quality, I would even say the condition of the artwork. Don't get lured by secondary stuff or discounted prices. The more you look, the more you'll know. You have to educate yourself. If you're spending a lot of money and you don't know enough about art, chances are that it can become a costly mistake. Either learn so that you know enough or take help from those who know enough to be able to tell you. v

ontainhas, Goa's Latin Quarter is a charming and well-preserved part of the state that was built in the 18th century. It lies on the banks of Ourem Creek and is bordered by Altinho Hill on one side. The story of the place began when Fontainhas was founded in the late 18th century by a wealthy Portuguese named Antonio Joao de Sequeira, who used this land for coconut plantations. But, in the early 1800s, the spread of the epidemic in Old Goa forced the Portuguese government to shift its headquarters to Panjim. Over time, this area was transformed into a residential area for Portuguese administrative officers and rulers. In 1984, UNESCO recognized Fontainhas as a heritage zone owing to its splendid, colourful, and unique colonial architecture and homes painted in fluorescents and pastels to delight you. These homes are repainted every year after monsoon keeping Fontainhas fresh and new, for visitors year-on-year. This world heritage site is famous for its narrow, winding streets and lanes, picturesque Portuguese-style houses with Juliet balconies and red-tiled roofs that are remnants of Portuguese colonial times. Delightfully, even the names of the lanes have stories of their own, with links to important dates. Rua 31 de Janeira stands for 31st January Road and is named after the day when Portugal got its independence

Fontainhas is best explored unhurried and on foot, to soak in the rows of colourful cottages, quaint bakeries, charming cafes, art galleries, and boutique heritage hotels. Start with its best-known landmark, St Sebastian Chapel situated in a quiet and peaceful lane. This chapel is home to a crucifix in which Jesus Christ’s eyes are visibly open, making it unique amongst churches. For art lovers, a stop at the Gitanjali Gallery is an absolute must. This gallery, housed in a stunning vintage building, has contemporary art along with a vast collection of Scandinavian art from the period 1950-90, including linocuts, etchings, lithographs, woodcuts, and serigraphs. While work by local and international artists fills the gallery, there’s space to host poetry and book readings, art and theatre workshops, book launches, and courses
on art, history, and film appreciation. Make way to some of these if you’re in Goa for a long stay. For local curios and artefacts, you can also dive into the Mario Miranda stores, Velha Goa, or Marcou Artifacts. Velha Goa Galeria is a favourite amongst shoppers for its hand-painted azulejos or tin-glazed ceramic tiles. For a well-deserved meal and some outstanding local cuisine, head to Viva Panjim and Verandah Panjim Inn both of which serve Goan cuisine. And if your heart’s asking for something more eclectic, head to the nearby Black Market, Soul Chef, Black Sheep Bistro, Caravella, and Blue Tokai, leaving you spoiled for choices. For the new-age luxury consumer, smart homes are no longer just the future of high tech. They’re already here and taking over our lives. For a modern homeowner who is riddled with countless things to do, a smart home polishes off a considerable chunk of house-centric stressors. by Sudershan Sharma

ar from the gimmicky gizmos one would typically expect from smart technology, home automation has evolved into a highly intuitive system of intelligent appliances that work together seamlessly to bring you comfort, convenience, security, and sustainability. And all of this, from the tiny rectangle of your phone screen. Whether it be maximizing efficiency, optimizing functionality, or enhancing personal convenience, there is a nifty device out there for every conceivable human want (forget just “needs”). The market is now ever-expanding, making the possibilities endless. In the techno-capitalist twenty-first century, smart homes automate the mundane, homely sprawl

of the urban home. Bringing advanced tech to something as dull as household chores is what is currently catapulting home automation to the very top of the luxury home buyer’s list of real estate “must-haves”. scope for human error. Your wish is their command, and these spiffy automation systems will do just about anything short of tucking you in at night – that being said, you might be able to wrangle a bedtime story or a lullaby out of a digital assistant, like Alexa or Siri, to fall into a deep slumber. Perhaps it’s best to begin with the obvious – what are smart homes, and why should we care? Smart homes, put simply, are houses that function through the automated operation of a digital system. This system links all home attributes, be it plumbing, air conditioning, lighting, refrigeration, and other home appliances, together in a network called the IoT, or “Internet of Things”. The IoT for a smart home is controlled through a designated centre – a network or gateway that links overlapping embedded digital systems. To simplify things, the IoT ensures that all your smart home attributes are meshing to operate without so much as a hiccup, despite performing wildly different functions. It’s also what allows you, the user, to aimlessly flick through all of them through a universal remote-control application on your phone screen. Now, if smart homes merely offer up a more coordinated functioning of all your houses' pre-existing systems, why are they such a big deal? And why subject your poor plumbing, electricity, air conditioning, and security systems to all that? Truth be told, for the modern homeowner riddled with countless things to do, a smart home polishes a considerable chunk of house-centric stressors off a full plate. Picture not having to worry about turning your appliances off after you use them, or having to periodically check which systems need repairing, or being able to run yourself an invigorating bath from the kitchen, where the fridge doors close themselves. Maybe you don’t need the doors to close themselves, but how cool is it that they do, all on their own? When it comes to comfort and convenience, no one is doing it like smart appliances. Be it your nagging discomfort of having left the gas on, the water running, or the high-watt bulbs lit downstairs, letting the IoT nestle into your home serves as an easy breezy worry dissipator. You simply hit on a measly button or two on your phone, sit back, relax and have a mimosa! Relish the drink, for you’ve earned yourself serious brownie points with some immense service to the planet by saving on carbon-intensive energy and precious resources like water. More compellingly, in a smart home, security anxiety becomes a moot point. Imagine having emergency mechanisms that kick

in the second your home sensors detect a fire – the alarm going off is one thing, but having the authorities alerted, a route to safety lit to aid your escape, and your doors and windows opened to let the smoke out? And all this happening simultaneously, in a matter of seconds? It could mean the difference between life and death (worse, singed eyebrows). It also maximizes energy efficiency by dramatically reducing energy costs – between motion-sensor lighting and a pre-set energy limit, the more sophisticated systems track energy consumption and move things around to lower it where the most significant strain is. Unsurprisingly, home automation companies spanning the globe, and in India specifically, are targeting the luxury home segment, aptly marketing high-tech smart homes as the intersection of indulgence and personal efficiency. India’s smart home market, while evolving rapidly, still has quite a way to go before it can rival the West’s galvanized home automation industry. Key players in the Indian smart home market are global companies and Indian ventures, be they fledgling start-ups or otherwise, are yet to feature. v

As Demand Outstrips Supply, How Should You Navigate the Luxury Real Estate Market With a ready inventory of luxury homes in India’s top 7 cities at a historic low of 12 months, how can you make the most of a luxury home upgrade or a new purchase? Here’s a useful guide to ensure that you don’t miss out on the big up-move in India’s real estate market. by Ashwin Chadha | CEO, India Sotheby’s International Realty
T
he luxury real estate market in India has experienced an unprecedented surge in demand, even surpassing the available supply in many cities and locations. India’s leading real estate developer, DLF Ltd, made waves with the sale of its entire newly launched luxury project in Gurugram. The project comprised over 1,100 flats priced at Rs 7 crore and above, and astonishingly, all the units were sold within three days. Reports indicate that DLF received an overwhelming response, with more than 3,000 applications from interested homebuyers. This surge in demand is not limited to the primary market; even the secondary market is witnessing a scarcity of luxury and high-end properties, particularly in the most desirable locations of Delhi. Mumbai, Bengaluru, Hyderabad and Pune. In fact, sales of luxury homes costing Rs 10 crore and above in Mumbai increased nearly 50 per cent during January-June 2023 compared to the same period last year. While real estate markets traditionally experience cycles of boom and slump lasting 5-7 years, the current upswing in luxury home sales post-pandemic is likely to continue for several years. This projection is supported by India's expected growth rate of 6.5-7%, by the Reserve Bank of India (RBI). While the stock market gains may be moderated
58
owing to a stupendous rise in the past few years, there is a bigger driver for real estate. Debt mutual funds and Market linked debentures (MLDs) have been made taxable in the Union Budget 2023. This will positively impact the flow of funds into residential and commercial real estate. Not to forget, India is now the 5th largest economy in the world and has very recently become the number 1 in world population displacing China, with a growing number of high net worth individuals and wealthy. In a market where demand surpasses supply, navigating the dynamic luxury real estate market can be both exciting and challenging for buyers. With limited supply and intense competition, staying informed about market trends, preferred locations, and emerging investment opportunities is crucial. Here’s what we recommend to ensure that you don’t miss out on the big up-move in India’s real estate market.
Narrow down your goals
As a luxury homebuyer, it is important to have a clear understanding of your specific needs and preferences. Determine the type of property, desired location, amenities, and other essential features that align with your requirements. Creating a list of non-negotiable features and amenities can help you identify properties that closely match your wishlist.
Be decisive
When you come across a property that fulfils your wish list and meets your expectations, prompt action is essential. In a market where desirable properties are quickly
AUTUMN 2023
taken, hesitation or waiting for other options may result in missing out on the opportunity. The tailwinds will ensure that the fence sitters do not get a second opportunity in today's market.
Expert guidance
Working with a reputable real estate consultant specializing in luxury properties is highly recommended. Especially, if you’re eyeing a redevelopment property or a home in the secondary market. They can provide valuable insights, access to exclusive listings, and guide you through the buying process. A right transaction advisor will not only help you look into all angles of the property; he or she will often be armed with micro-market pricing data, help with verification of the property, and even have access to offmarket properties with exclusive mandates, giving you an advantage in finding unique luxury properties. Before finalizing a purchase, thorough research is vital. Assess the market value of the property, review its legal status, and identify any potential issues. Engaging professional services, such as property inspectors and lawyers, ensures a smooth and secure transaction.

GIFT City Redefines India’s Financial and Business Standing
I
ndia's economy is fast-growing and is becoming a major financial centre, which has resulted in the development of impressive infrastructure and commercial ecosystems. The Gujarat International Finance Tech City (GIFT City) is one such notable development. Gujarat-based GIFT City seeks to change India's financial environment and position itself as a premier location for business and finance. The journey of GIFT City began in 2007 when it was envisioned as a modern financial hub that would compete with top financial hubs across the globe. The Government of Gujarat's thorough planning and interaction with several stakeholders resulted in the creation of a special ecosystem to attract businesses, foster economic growth, and position India as a significant player in the global economy. The infrastructure at GIFT City is developed to meet the requirements of contemporary businesses and is of the highest calibre. It offers state-of-the-art office spaces, business buildings, residential areas, and social amenities within a planned urban environment. The city has reliable power and water supplies, as well as strong telecommunications and security infrastructure. GIFT City operates as a Special Economic Zone and offers a variety of benefits to enterprises. Among other financial advantages, it provides tax holidays, duty exemptions, and simplified regulatory processes. This SEZ status facilitates business transactions, promotes foreign investment, and facilitates business establishment in India. A key feature of GIFT City is the International Financial Services Centre (IFSC). The IFSC serves as a global financial hub, offering domestic and international investors a wide range of services ranging from banking, insurance, asset management, capital markets, offshore transactions, and other activities. framework is incorporated into the IFSC, simplifying the compliance requirements and guaranteeing international best practices. The IFSC in GIFT City is governed by the International Financial Services Centre Authority (IFSCA), which is responsible for the development of a robust and open regulatory framework within the IFSC. It aims to create a business-friendly environment that encourages innovation, protects investors, and draws in domestic and international financial institutions. In addition to institutional investors and multinational corporations, the GIFT City also caters to family investment funds as a platform to diversify their portfolios, engage in cross-border investments, and access a wide range of financial services tailored to their specific needs given the robust regulatory framework, tax benefits and access to international markets. In order to encourage the establishment of family investment funds in IFSC, vide a circular dated March 1, 2023, the IFSCA granted Family Investment Funds certain relaxations under the IFSCA (Fund Management) Regulations, 2022. It now includes not only a Single-family which is limited to a ‘group of individuals who are lineal descendants of a common ancestor and include their spouses (including widows and widowers, whether remarried or not) and children (including stepchildren, adopted children, ex-nuptial children)’, but also entities such as sole proprietorship firm, partnership firm, company, LLP, trust or a body corporate, in which an individual or a group of individuals of a single-family exercises control directly or indirectly. Family Investment Funds have to invest up to 10 Million dollars over a period of three years and they can enjoy a 100% tax holiday for ten years. The challenges, which existed earlier with respect to Indian resident entities not being permitted to invest in an overseas fund, no longer exist. While for resident individuals, the limit of $250,000 per year may apply, resident entities may be permitted to invest up to 50% of their net worth into the family office investment fund. The growth of GIFT City's position as a global financial hub is crucial to the city's future. GIFT City

aims to become a preferred destination for global businesses looking to establish a presence in India and take advantage of the numerous opportunities provided by the country's expanding economy by creating an atmosphere that encourages crossborder transactions, international investments, and collaboration. GIFT City's journey has been nothing short of extraordinary. It paves the way for India's emergence as a formidable player in the international financial arena, making the nation proud of its journey thus far, as GIFT City continues to evolve and attract global businesses. v

Exploring Colombo Through The Legacy Of Its Most Iconic Architect
Geoffrey Bawa The stunning resorts, public buildings and landscapes that you will undoubtedly run into if you ever visit the island nation’s capital are designed by the iconic architect Geoffrey Bawa. Read on as we take you through a sojourn of Colombo and introduce you to the enduring work of Sri Lanka’s most influential architect. by Neluka De Alwis
O
f the entire country, Colombo, the largest city and commercial hub of Sri Lanka, remains one of the most sought-after destinations for luxury and high-end holidays. The capital city of this island nation offers a unique blend of metropolitan delights and tropical appeal, with its vibrant city-scapes, luxury resorts, and excellent dining, entertainment, and shopping options. If you’re one that loves to explore a city through its art and architecture, you are in for a treat. Colombo brings a unique dimension as it unfolds the beauty created by Geoffrey Bawa, a world-renowned architect credited with championing the tropical modernist movement. Bawa’s designs take your breath away with their clean lines, simplicity and seamless blend with nature.

A must-see architectural marvel by Geoffrey Bawa is the official Parliament Building. Bawa had imagined that the entire legislative complex would be encircled by water.
Bawa followed sustainability before it became a fad and earned himself a fan following in the architect community, transcending continents. To date, Sri Lanka thrives on his intellect and celebrates his contributions to making the country’s heritage stand out from the rest. Many people believe Bawa’s ability to blend various themes and designs comes from his diverse ancestry. Bawa’s mother hailed from German, Scottish and Sinhalese descent and his father belonged to Sri Lankan, Muslim and French descent. His unique influences and vast travels enabled him to craft a design style unique to his person. Here’s a guide to Colombo to soak in Geoffrey Bawa’s architectural craftsmanship, as you enjoy what the city has to offer.
The Stay
Geoffrey Bawa has designed multiple spaces that currently function as boutique stays and hotels. The Claughton House is one such villa. This Tangalle located stay is as luxurious as it gets. With a
yoga space and an infinity pool, the Claughton House boasts a spacious communal space that overlooks the hilly coconut plantation. Bawa designed the villa with influences from his tropical modernist learnings that keep the house cool even in Summer. Natural airflow is created by the layout of the space. The five bedrooms in the villa have private courtyards for the guests to enjoy and have the time of their lives in the grandeur of Claughton House. The Blue Water Resort in Wadduwa is one of the best 5-star stays in Sri Lanka. Designed by Geoffrey Bawa, the resort rightfully displays his fondness for natural light and landscape architecture. Minimal yet iconic, the resort offers a breathtaking view of the gushing Indian Ocean. Trees, spacious layout, terracotta tiles, and winding corridors make the property a perfect escape from the bustle of routine life. Visitors succumb to the glory of golden hours here as the sunlight makes the entire building glimmer in a subtle warm hue.
The Dining
The Gallery Café on Paradise Road in Colombo is a must-try
place for delectable food. Bawa had originally planned the area as a home, but when the client backed out just before it

was finished, he turned it into his offices. Despite being built on a narrow land, Bawa insightfully used water features, plants, and the interaction of air and light to divide the area into three courtyards that together formed a tropical sanctuary. Today, the venue features mouthwatering local and foreign cuisine, as well as monthly rotating exhibitions of work by established and up-and-coming local artists. Their black pork curry is renowned. Additionally, there are 30 different sweets available at The Gallery Cafe, with a speciality in chocolate.

ments. The aura of the place is as serene and peaceful as it gets. Though it was not originally designed by Bawa, he did redesign the complex when it began sinking. Seema Malaka offers no flashy decor or distracting elements. It is purevpeace to just sit there and meditate. It consists of water bodies and bridges to create a convergence of matter. Another must-see architectural marvel by Bawa is the official Parliament Building. Bawa had imagined that the entire legislative complex would be encircled by water. The building's uneven and staggered design resulted in its placement on a man-made lake. The main pavilion, which is located in the centre of the building, has the highest elevation, followed by five satellite pavilions. The building features a cascade of roofs and the floating island structure with the copper-covered pyramid roofs give it the much-needed grandeur. The difficulty lies in expanding a manmade water body in a tropical nation with excessive humidity. The building, however, balances this out with effective ventilation and a significant number of smaller apertures on the façade. The ceremonial drive, a lengthy road leading to the two doors, serves as the building's entryway. Twenty years on, Geoffrey Bawa’s extraordinary legacy hasn’t dimmed. Rooted in local sensibilities and drawing upon his country’s colourful history, his work remains Sri Lanka’s pride. Don’t miss it. v

First, Cyprus offers a very attractive Permanent Residency (PR) programme. With a solid property investment of 300,000 euros + VAT and fulfilling some criteria, you and your family get a) a new home in the sun, b) the status of an EU resident, c) access to the local and European healthcare and education d) a secure future of your family and business; and the alphabet continues. Second, Cyprus boasts Europe's most attractive tax system, with a corporate tax as low as 12.5% and many benefits for international corporations that relocate their headquarters to the island. Not to mention 0% inheritance tax, 0% property tax, and 5% retirement tax! Third, but by all means not least, is the overall convenience of the system – widely spoken and used English, European legislation, a well-developed banking system, welcoming and helpful locals, and much more.
