Globally, as the SIR luxury outlook report points out, the struggle is to get the right kind of listing which meets the ask of the discerning luxury buyer.
In India, we see a similar trend in the vacation home segment, especially in that of Goa. Further, luxury inventory is shrinking in the desirable addresses of the top cities nationally. New inventory will come but it takes time to build. Demand though will hold up with India poised to maintain a 6.5% plus GDP growth. Savvy HNI’s participating in our annual survey have said that they are looking at real estate as an asset class to beat these inflationary times and make reasonable gains over the next 12-24 months.

Her aesthetics are a blend of contemporary, classic, bold and eclectic and her unique style can completely transform a space. Vinita has worked with a who’s who list of clients, including top industrialists, start-up founders and Bollywood stars like Deepika Padukone and Ranveer Singh. Create Welcoming Yet Quiet Spaces. The biggest trend for leisure homes currently is weaving in nature. Post covid, there’s literally a 360-degree switch. People want to step out, breathe, walk in the grass. The important theme in vacation and weekend homes that I’m designing in the outskirts of Bengaluru or in destinations like Coorg, Goa and Alibaugh, is the blurring of outdoor and indoor spaces. All doors lead you to the outdoors. Indoor - outdoor spaces are seamless and blend in to each other. Personally, I like to add touches which bring in nature into your homes. Especially if you can’t have a large garden. We create those fragrances and experiences by bringing in clusters of plants like Eucalyptus, Jasmin or Roses.
The other important aspect I nudge my clients to look at, is to design their get-away homes with different zones. You will have guests over! There should be entertainment spaces for all of you to be together, yet they and you, both need privacy and quiet moments. Entertainment zones and guest rooms can be planned to be detached from the main house. And adding creative pathways and walkways increases the experience of the space, even if it’s just a short walk away. Indoor courts are also a great feature not only to add light but to bring in nature. Post pandemic, the length of stays in second homes has gone up exponentially. A sound-proof dedicated room to do your work, take your
calls with excellent wi-fi is a must. This space if located in your garden always works wonders.
The biggest space for the family to bond is the kitchen. My kitchens are drama! We add skylights or vegetable gardens to wander into, we add Islands not only to work on but to sit around and have a family cookout. This is the space where you want to toss a pasta or a salad with your kids, mix a sangria with your friends, and bond over meals. I spend considerable time designing this space in holiday homes.
In larger homes, you can design a big kitchen which
doubles as a bar and opens into a family lounge and voila, the kitchen becomes the fulcrum of family activities. For clients who love the garden, I even take the kitchen extending into the garden, as a conservatory.
And it’s always most important to get the basics right like dividing the kitchen into wet and dry. Do accommodate for a back kitchen where the staff can continue to do their work, without interfering in your private space.

Comfort is the most important aspect of the holiday home interior design. People need places to lounge, and here furniture design assumes most importance. Of course, it must be stylish, but don’t compromise on the comfort. Large couches, pull-out chairs which people can lay on, footrests to keep your feet up, tables that layer up for multiple uses, lazy boys, these are some of the must haves. Then add some snuggle friendly pieces like colourful throws or a Lucious shawl, large lumbar cushions and throw pillows. You can source online from a Pottery Barn or international designers, or just opt for our lovely pashminas as softwraps.
Comfort should also be extended to “easy to maintain”. The right flooring in Indian stones or honed marble, which feels great when you walk bare feet and is low maintenance, should be the way for tropical homes. For colder locations, you need to pick the right wood with insulation and drape it with stunning textured rugs.

Well, if you’re in Goa, you might be happy with a vibrant colour scheme. People still enjoy ochre or terracotta, or the Mediterranean blues look. I am personally moving towards creating calmer spaces in sync with tropical greens. I don’t add too much colour on my walls and use warm sophisticated neutrals instead.
Bathrooms, believe it or not. You can’t imagine how comfortable and stylish a bathroom can be. It's not that people use a lot of tubs. But if you have that space, opt for a bathtub against the window or an outdoor hot tub amidst level privacy. If you don’t have space for a pool, go for a Jacuzzi as an outdoor piece. I love to create homes for my clients to feel calm in, like a personal retreat.
My style is pretty freewheeling. It always nods to the client’s travels and lifestyle, marries vintage classics, bold modern pieces with traditional craft and artisanal made objects, and always involves the use of heritage whether in art or textiles.
My involvement goes as deep as not only sourcing the best of accessories but even the wine for your bar! I remember the time when Jitu Virwani of Embassy Group moved into his Bangalore home that I had done the interiors for. On the first evening when he was entertaining some friends, he called me for the location of the corkscrew for his wine.

In my earlier years I used to import a lot of my furniture, rugs, art pieces and curios. Many of my luxury clients were brand conscious and wanted international luxury brands. I enjoyed that process and my trips to Milan and Paris to see what the world was doing. That was a time when getting that finesse and finish in India was difficult.
I would come back and show my contractors the photographs and slowly we started working with local artisans and craftsmen to contemporise and perfect the finish. Today, there are a host of exceptional Indian brands which offer quality at par with the best internationally. Vikram Goyal Studio, Jaipur Rugs, Jaipur Trunks Company, Scarlett Splendour are a few names. I was able to convince Dilip Surana of Microlabs who had this big vision board, with the best of the brands from the world. When I entered the project, I convinced him to visit a few of the Indian brands I work with, and he was most delighted with what he saw. Dilip now proudly shows off some of his best pieces which are sourced from India. v

| Spread over (approx) 30 acres, the Jai Vilas Palace in Gwalior is luxury at its finest. This 3-storied palace with it’s beautiful mix of Tuscan, Italian Doric and Corinthian architecture, was established in 1874 by Maharajadhiraj Shrimant Jayajirao Scindia.
With the fragmentation of the Mughal rule in India and the imminent rise of the Maratha Empire, the semi-autonomous state of Gwalior came into existence. Gwalior rose to prominence in Central India and began to dominate the affairs of the confederacy. What is a princely state such as this worth, if it doesn’t boast of a palace that fits, if not exceeds, the reputation of its rulers and history?
Spread over close to 30 acres, the Jai Vilas Palace in Gwalior is luxury at its finest. This 3-storied palace with it’s beautiful mix of Tuscan, Italian Doric and Corinthian architecture, was established in 1874 by Maharajadhiraj Shrimant Jayajirao Scindia to welcome Prince George and Princess Mary of Wales who were due to visit two years on from then. It still is home to the Scindia family, the royal family of Gwalior.
I have been incredibly lucky to not only visit but to stay at the palace, courtesy of my dear school friend, the young prince of Gwalior. With its many magnificent bedrooms, gorgeous, gilded reception halls, the chandelier adorning Durbar Hall Wing, the grand staircase complex (a personal favourite of mine) and many others striking features that maintain and preserve not just a physical structure of this scale but the history and traditions that go with it. Often the preservation of royal traditions and architecture can be daunting, but not for the Scindia family and the beautiful Jai Vilas Mahal. Sure, there are challenges and complications that come along with being proprietors of a space like this, but that’s where Maharani Priyadarshini Raje Scindia steps in with aplomb .
Owing to her Maratha Nepalese royal lineage and marrying into the same royal heritage, there were several cultural synergies. The differences lay more so in personal family values and ceremonies, which encouraged the Maharani to bring in some of her own Maratha sensibilities. In her words, " some of the changes that started coming into play were things such as language, for instance, speaking Marathi again, bringing in more Marathi-speaking people to work around the palace and basically just reviving that part of the cultural lineagle again. Restarting certain ceremonies that may have been sort of lost over time was very important to me", she adds.
"I am not a historian. Rather, I call myself a storyteller and I take great pride in telling the stories the way they need to be told." she quips. “A lot of our history is also written by the British. So, it's a history that's written in a different language and needs to be retold in our own vernacular.” The Maharani has immersed herself in bringing alive a reservoir of written and oral history, the culture and the people, bringing to the forefront scholars, craftspeople,

and artisans. This cultural preservation has evolved into a full fledged physical responsibility that comes with inheriting the palace museum attached to the Jai Vilas Mahal. This is the one task her father-in-law and parliamentarian, the late Madhav Rao Scindia was extremely keen on her taking up. And the Maharani herself, being a sharp, culturally and historically well-read people's person, could uplift the museum and the palace with so much ease.
What stands out when speaking with Maharani Scindia is her perspective on the palace. She talks of this beautiful architectural heritage building as a person and that too, giving it a feminine noun. "She just keeps me going all the time. It’s because she is not just a relic, she’s something that we look up to constantly. She's held her own against the onslaught of battles, nature
and human interference. Even today, she inspires us to work harder because she just expects a certain level of care. She keeps you on your toes, she's constantly keeping you motivated. You're constantly thinking about her because she demands that from you. " This personification of Jai Vilas Mahal by the Maharani is nothing short of fascinating.

She now works directly with local youth and local artisans which includes retraining them to showcase both traditional and contemporary artwork, be it stone crafts, pottery or ceramics. Priyadarshini adds, "The responsibility of the palace even today is to be a center of design, creation and recreation." Given the cultural complexities in the structures of the palace, workers and craftspeople are exposed to a range of styles enabling them with multiple opportunities in the marketplace. " The palace itself offers the artisans food for thought and is a great place for them to start exploring their own ideas.”
The responsibility of royal living in modern times is something Maharani Priyadarshini Raje Scindia is adamant her children learn and understand. " It's about the work we all must put in. It’s a privilege, yes, but one that comes with serious responsibility.” This is abundantly clear from the respect and adulation the family receives from the people around, with the Maharani leading the preservation of Maratha history, tradition, and culture in its ever-so multi-dimensional form. v

Pratap Morey has been documenting the ever-evolving developments across the city and transforming this into meaningful art – both in digital and physical forms.
Aquaint bungalow nestled away in the fringes of Mumbai’s suburbs, surrounded by greenery and quiet, serves as the talented contemporary artist Pratap More’s studio.
Morey’s initial art form was primarily self-portraits which then expanded into real estate. This is an extension of sorts of his self portraits as his current art form is an amalgamation of his dream of becoming an architect and his inner conflict with the constant but necessary development across the city that he has called home for the past three decades.
Fascinated by the organised chaos that is Mumbai, Pratap has been documenting the ever-evolving developments across the city over a period, and transforming this into meaningful art – both in digital and physical form.
In his latest body of work, Morey filters out the hustle and bustle of the city with its mass of human bodies, its sights, sounds and smells, training his gaze instead on the massive modular blocks of construction material used for large real estate and infrastructure projects. Like pieces of a Lego set, they patiently lie in wait for their moment of assembly, when according to a pre-determined plan they will neatly click into place to create a flyover or the stretch of a metro line. But for Morey they represent concrete ciphers, waiting to be decoded and put to more imaginative use.
Working with unconventional materials including archival quality materials, aluminium and PVC, his work portrays symmetry and order at first glance. However, on closer inspection, one notices the finer details like the buildings, the infrastructural development in the city, the people, the roads and how they all jostle for space and yet somehow fit together.
The materials he uses for each painting serve a purpose.
For example, in his work 'Blue Print- Man Proposes Man Disposes’, the aluminium surface is layered with numerous coats of primers & paints to achieve the desired smoothness suitable for intricate drawings. Morey references the flashy glass facades of corporate giants with his white on blue linear hand drawings. In addition, they reflect on the sophisticated and sanitized lifestyle people tend to inherit when working or living in these structures. The primary focus of the drawing is the man-made world of dream houses, skyscrapers, concrete jungles and fabricated security grills existing without the essence of humans themselves.
In this series, the artist’s choice of medium is equally important. While evaluating different mediums, Morey realised that the texture of canvas didn’t do justice to his vision. He realised that paper thin and smooth aluminium sheets were a good alternative and fit well with his thought process as it is also used in construction, something that Morey explores and comments on, in his artworks.
A delve into his work titled ‘Endocarp’, one sees the technique of rotering ink drawing on aluminium composite panels, and the use of both pigment ink and acrylic colour.

quality material & industrial materials, portraying a symmetry and a polished architectural blueprint from a distance. Although, if the viewer looks closer, the rendering of spatial realities will grab their attention. The artwork draws on the intermediate state, a stage of transition. Morey shares,” There is a conflict of manmade and machine-made throughout this series.” The mechanical dissection of chawl life and its architecture brings an interesting contrast against little details like a toy bike featured in the center panel. It provokes the nostalgic sound of children playing in the chawl street, and reminds us of it being replaced with the silence of glass and steel buildings.
Meta has commissioned him to transform the walls of their office space in Gurgaon by weaving elements of a city scape on the walls, transforming it to be one with the surroundings. Pratap is re-imagining Meta walls by creating a larger-than-life blueprint of Mumbai.

His legacy includes redefining Indian food to recreate nostalgia yet weave in global influences into his recipes. Chef Mehrotra’s favorite food/cuisine?
I am a craving centric person. I love South Indian food. In Mumbai I would recommend small joints in Matunga for Konkan food and basic South Indian. I like Kappa Chakka Kandhari by Regi Mathew in Chennai and Karavalli in Bangalore. In Delhi for my duck craving, its China Kitchen in Hyatt. A good creamy risotto by my daughter with a generous amount of parmesan cheese also makes the cut!
Farm to table is the latest rage. How can one implement that in daily life living in a city?
Farm to table is a concept that comes from countries that import most ingredients including bananas.
We are based in Delhi and get ingredients from reliable sources like hydroponic farms in Greater Noida called Nature’s Miracle and Krishi Cress . The world is obsessed with quinoa which comes from South America and creates a huge carbon footprint before it reaches your plate. It is healthier to eat locally grown millet. Farm to table is essentially cooking and eating locally grown produce.
Do you cook at home or while entertaining at home?
I don’t like to cook at home. I make Maggi at 2 am sometimes, or on a day off, make a mutton curry with music in the background and single malt in my hand.
What are the five gadgets you recommend to a home cook that can up their cooking experience?
Here are the must- haves.
1. A good Japanese knife.
2. A wok
3. A 'Rational' Oven –the Rolls Royce of ovens.
4. A heavy- bottom pan for a braised dish or slow cooking like Le Crueset
5. Sumeet or Sujata Mixer Grinder: Indian Mixies are imperative as their RPM is what you need for Indian food. In the fancy mixer grinder, chutney pisti nahi (does not grind well).
While in college, I ate a really bad beetroot salad and, since then, I never quite liked the vegetable. I did not experiment with it or use it in any of my dishes. But after eating beetroot in many avatars in some of the best restaurants around the world, I decided to try and create an Indian Accent dish. In India, the vegetable has been gaining popularity, rising above its status as a vegetable used in salads merely to add colour, or to be carved into a flower or duck to decorate wedding buffet tables.
This dish is inspired by the traditional Ukrainian dish Tsvikili, which is made with grated beetroot, horseradish, sugar, salt and vinegar. By adding crunchy peanut butter and pungent wasabi to sweet tasting beetroot in this dish, I finish my circle of tastes for any dish.
Ingredients for Tikki
For Tikkis
Beetroot, medium size
150 gms
Cumin seeds ½ tsp
Ginger, chopped
1 tsp
Garlic, chopped ½ tsp
Green chillies, chopped ½ tsp
Boiled potato, medium size 1 no.
Garam masala powder ½ tsp
Chaat masala ½ tsp
Coriander leaves, chopped 1 tsp
Salt to taste
Crushed roasted peanuts 2 tsp
Chunky peanut butter
3 tsp
Ghee 2 tsp
Tempura batter 1 tbsp
Panko breadcrumbs 3 tbsp
Olive oil for grilling
Ingredients for Chutney
Mayonnaise
2 tbsp
Wasabi paste 2 tbsp
Salt to taste Lime juice ½ tsp Capers (for garnish) 5–6 nos.
METHOD
Prepare Tikkis:
Wash the beetroot thoroughly, removing all the mud. Roast whole in a preheated oven at 200°C for 30 minutes. Remove from oven and, when cooled, peel and grate.
Grate the boiled potato and keep aside.
Heat ghee in a heavy bottom pan. Add cumin seeds. Allow to crackle. Add chopped ginger, garlic and green chillies, and sauté. Add grated beetroot, cooking the ingredients till all the water evaporates. Add grated potato, garam masala powder and chaat masala. Sauté for 5 minutes. Finish with chopped coriander and salt.
Transfer the mixture to a bowl when cooled. Add crushed roasted peanuts. Mix thoroughly.
Divide the mixture into four equal portions. Shape into rough balls. Place each ball in your palm and make a small indentation. Fill this with a dollop of peanut butter and shape the ball into a patty. Lightly coat with tempura batter and crumb with panko breadcrumbs. Refrigerate while preparing the chutney.
Prepare Chutney:
Blend wasabi paste, mayonnaise, salt and lime juice into a smooth paste. Adjust seasoning.
Fry Tikkis:
Heat olive oil in a non-stick pan. Grill the tikkis till golden brown.
Serve:
Arrange tikkis on a plate. Drizzle wasabi chutney on top. Garnish each tikki with capers and quinoa puffs (optional).
you have to be on your feet as a chef- any workout you follow to up your endurance and stamina?
I walked 12000-20000 steps 20 out of 31 days in January 2023. In the night I eat my dinner by 7-8 pm and try to walk 5-6 km a day in addition to my time in the kitchen. All chefs from the beginning of their careers need to be healthy and eat properly.
What is the layout you recommend for kitchens and family dining areas?
A kitchen should be designed in a way that it's clutter free and easy to clean. So avoid corners or shelves that you can’t reach. People should fumigate their home kitchens, especially the dishwashing area and the drains regularly. The kitchen should be well lit so you can see what you are cooking. I have an open kitchen in my house which is interactive.
Make sure your dining area is not far from the kitchen as food can get cold as it travels. Dining areas should be clutter free and have a light on top of the table so people can see the food you worked so hard for.
What are some food related books which are a must for every home chef?
“The Flavour Thesaurus” is a must for every food enthusiast.
This is one the early books that tells you how what goes with what, pair by pair. The book dives into different flavours of the food-world and the endless combinations that can be created.
“Plant Lab” is another book that I would highly recommend. This book shares such a wide array of vegan recipes and makes you realise how delicious vegan food can be.
Some of the best chefs in the country have worked with you- what did you teach them that led them to the path of greatness? You have to struggle and learn the basics; you can’t learn cooking from the internet or books. You must get your hands dirty in the kitchen. Its important how pleasing you are, how well you can talk but it's crucial how well you work and how well you adapt in the kitchen environment. It’s not an easy definitive journey that in three years you will become a sous chef, in 5 years an executive chef, in 6 years a social media celebrity star!
There are lucky individuals who have done it but not everyone has the same journey. I tell them, you have to learn the basics, think like me, then think like yourself and spread your wings and fly.
Manish Mehrotra’s advice to a budding chef.
This profession looks very glamourous but it’s not. This industry needs physical hard work in the kitchen, and you need to be mentally prepared for it. For the first five years its tough and after that if you succeed then sky is the limit.
We are facing a huge shortage of good chefs who have a catering college background or 5 years of experience in restaurant working under the tutelage of a talented chef. There are so many chefs leaving and going to Dubai, Saudi Arabia, or Qatar. v

What started with swim wear and has now expanded into resort wear, including ski wear. What inspired you to enter such a niche category of fashion?
Shivan: We love swimming! We loved the challenge of creating minimal clothing in a creative way. We travelled a lot and an important thing for us was to embrace our own sense of style while travelling. We wanted to help others achieve this too and more importantly, we wanted to create a luxury brand for the child in ourselves. Our logo, created in 2010 has five animals representing five different holiday lifestyles: snail representing beaches, peacock for resorts, dolphin for cruises, elephant for safaris and reindeer representing skiing. By our 10th anniversary, we wanted to put together woollen ski wear to capture the fifth animal of our logo and to ensure we have holiday wear covering all types of travellers.
How adaptive are your designs to the Indian body type?
Narresh: We thought that Indian women did not have too many options and were tired of wearing the same designs irrespective of their age. We also thought that women struggle with self-confidence after childbirth and start to avoid beach holidays. Women in India have been forced to fit into standard American and European sizes. Even today there are no standardised measurements for Indian women. Women in India have shorter torsos, and fuller and wider hips and busts that cannot be fed into flatter Eurocentric styles. So, women try to get around this by wearing layers of clothing because at its very foundation, what they wear doesn't fit them right. So, we studied Italian fashion, which
is also always known to be cut very close to the body, and created ranges that will be apt for an Indian body. We sat down and made our own chart by resizing European or American fits to Indian sizes and we modelled our entire brand around these body types.
Where do you find the inspiration for your designs?
Narresh: I think our inspiration has remained constant from the very beginning. Most of it comes from the art we encounter while travelling and we dedicate our collections to the artists who inspired them. We're very transparent, and at the same time educative, about the starting point of each collection. Once we pick a piece of art, we sit together to interpret it in terms of prints and colours. Our final products are usually just as surprising

to us as they are to our audience and I think that is what art and fashion are meant to be: a human expression, timeless and not trend bound.
What differentiates you from the bigger, global luxury brands?
Narresh: Our differentiating factor is definitely our prints. You can see a person in our prints from a mile away and immediately be able to tell that it is a Shivan and Narresh design. This is the beauty and the DNA of our brand. None of the other luxury brands are so entwined with patterns.
Shivan: While a lot of brands rely on their very name for endorsement, in our case, it is the print that speaks our true language.
What should people look forward to in your resort and swimwear for 2023?
Shivan: Our next inspiration is from our travel to Finland. The series is called The Suomii after the tribals from Finland. Inspired by their culture, artists, landscape and the Northern Lights, this collection is the embodiment of the Finnish spirit. With this collection, our focus has shifted to skiwear, but you will still see some bold swimwear.
Who are some of the global and Indian celebrities that you have dressed? How did you select the designs for them?
Narresh: From the likes of Kim Kardashian, Beyonce, Oprah, and Dita Von Teese to our very own Priyanka Chopra and Shilpa Shetty, the list never ends. We have created their swimsuits, outfits for TV show appearances, evening dresses and gowns.
We sat down and made our own chart by resizing European or American fits to Indian sizes and we modelled our entire brand around these body types.
The point of a vacation is to spend time outside, rather than in your hotel room. You must have a swimsuit, a pair of wedges, a hat, and a tote.
Shivan: A lot of them have endorsed us and love wearing us. I remember when Kim was shooting for Vogue and saw one of our garments, she loved it and wanted to wear it that instant. For Akash Ambani’s wedding, we designed Beyonce’s outfit for her performance. We were approached by her stylist and that’s how that garment came to be.
What are the must-haves that could be fashionable yet comfortable for vacations.
Narresh: I think that you should be smart: there should be no need for you to keep going back to your hotel room too many times. The point of a vacation is to spend time outside, rather than in your hotel room. You must have a swimsuit, a pair of wedges, a hat, and a tote. These are the essentials. Shivan: These are definitely my top five too. For men, swim shorts or jersey trousers are a must.
Narresh: Our jersey trousers don’t crease but have the texture of herringbone trousers: formal and dressy! Perfect for everything from a flight to the beach - you feel like you're wearing a pyjama but they’re actually formallooking trousers.
How do you balance your friendship and work?
Narresh: It’s certainly a work in progress: sometimes it works and sometimes it doesn’t. This is true for all relationships and it holds true for us as well. We are completely different people but when we work together, it’s magical. We have worked together for the last twenty years and we look forward to our chemistry lasting another fifty. v

A pioneer in exhibiting modern and contemporary art in India, the Chemould Prescott Road gallery is one of the oldest and most prestigious art galleries in Mumbai. Established in 1963 by Kekoo and Khorshed Gandhy, Chemould pioneered the careers of some of India’s most famous modernists, including S H Raza, Tyeb Mehta, Atul Dodiya, and Anuj Dodiya among others. But perhaps its most famous contributor was M F Husain. Its list of past artists is an inspiration to the art world's new generation of stars.
Over the last three and a half decades under Shireen Gandhy (Kekoo and Khorshed Gandhy’s daughter), Chemould has expanded its artist base to represent those who work with experimental media.
Housed in a vast loft-like space, Chemould showcases bigwigs like Shilpa Gupta, Atul Dodiya and Nalini Malani, on the one hand, and emerging artists like Dhruvi Acharya and Shezad Dawood, on the other.
Chemould also shares its art and artists with a larger worldwide audience through catalogues, artists' books, editions and monographs.
Perhaps the foremost cultural institution in India, the Chhatrapati Shivaji Maharaj Vastu Sangrahalaya or CSMVS was built in 1914 at the behest of Bombay’s elite at the time. They wanted to build a memorial to the visit of the Prince of Wales that would also represent India’s rich cultural heritage.
Architect Geroge Wittet designed the museum building after winning an open design competition. The Grade I Heritage Building has been designed in the Indo-Saracenic style of architecture that combines Hindu and Saracenic architectural forms in its pillared hall, the arched pavilion and its imposing dome.
As for the art inside these hallowed walls, you can peep into the vast collection of philanthropist Jehangir KS Nicholson’s Indian art collection in the Jehangir Nicholson Art Foundation wing, or reach farther back in time through the miniature wing for an exquisite glimpse of Mughal courts.
Sir Cowasji Jehangir founded the Jehangir Art Gallery in 1952. Located in the Kala Ghoda locality of South Mumbai, it is one of the most prestigious modern art galleries in the city. Its four exhibition halls have played host to prominent Indian artists such as M F Hussain, Anjolie Ela Menon, A Ramachandran, S H Raza and K K Hebbar.
Apart from the exhibitions, the Jehangir Art Gallery is also an important venue for workshops, forums, and discussions on various aspects of art. That’s why it stands tall as a symbol for the promotion of contemporary Indian art.
Designed by architect Durga Bajpai, the mansion that houses Jehangir Art Gallery is one of the early concrete structures of the city. It has four halls - the Auditorium hall, the Exhibition Gallery, the Hirji Jehangir
| Chhatrapati Shivaji Maharaj Vastu Sangrahalaya.Gallery and the Terrace Art Gallery - that exhibit different mediums of art. The gallery is also the venue of the annual Kala Ghoda Arts Festival.
dr Bhau daji lad Museum
The oldest museum in Mumbai was established in the year 1855 by Lord Elphinstone. The museum boasts a Greco-Roman style of architecture. However, the simple and elegant exterior belies the exquisite interiors.
This impeccably restored Palladian structure is worth a peek in all its pastel and gold stucco, and stencil-worked glory that conjures up images of decadent colonial living. Some of the defining features of the building - the Corinthian capitals and columns - were imported from England. The coloured details, the intricately carved wood, the etched glass, and the gold gilding make it the foremost example of 19th-century architecture in India.
The Museum has an extensive education and outreach programme, which includes film, music, guided tours, children’s workshops and courses and lectures on the history of art.
Over the years, the museum has reached out to the contemporary art world, putting on avant-garde exhibitions by celebrated artists like Sudarshan Shetty and Sheba Chhachhi.
The ceramic section of the JJ School of Art was established in 1895 by its then-superintendent, who installed a kiln for students to experiment with clay.
Early ceramics produced at the school were inspired by Greek and Roman patterns. Local touches came in the form of patterns, drawings and colours from Indian art, including that in the Ajanta caves. Then came the Sind Pottery with its characteristic metal glaze.
Some of the most popular designs produced here include indigenous fruits and flowers painted in white on turquoise pots, mythological scenes from the Ramayana and the Mahabharata, and unusual colours like dark green, gold and nude.
The department has followed the English ceramics tradition technically, while incorporating oriental designs and glazes. Today the department produces ceramic art work as well as ceramic utility ware.
In its own words, the National Gallery of Modern Art (NGMA) helps people look at the works of modern art with greater joy, understanding and knowledge by experiencing them as vital expressions of the human spirit.
The Museum is housed in the auditorium once known as the Sir Cowasji Jehangir Public Hall. While previous generations might identify it with concerts, recitals and freedom rallies, for the current generation NGMA is home to some of the best contemporary art in the country.
The interior with its horseshoe-shaped balconies has a central stairway with semicircular galleries at different levels.
For its inauguration, the NGMA held an exhibition of the works of prominent sculptors like Debi Prasad Roy Chowdhury, Ramkinkar Baij, Sankho Chaudhuri, Dhanraj Bhagat and Sarbari Roy Chowdhury among others. Today, the gallery holds retrospectives on modern artists such as Pramod Ramteke, Bireswar Sen and Rini Dhumal.
Founded in 2006, Project 88 is located inside a 4000 square feet former metal printing press in Colaba, Mumbai.

Contrary to perception, Kolkata Clubs are no longer
an “elite only” institution. The sheer number of clubs has made their membership far more democratic across income classes.
Here’s a peek at the history of some lesser-known clubs of Kolkata with interesting fun facts.
The antecedents of CCFC go as far back as 1792 looking at the media records of the Calcutta Cricket Club playing a match. This makes it one of the oldest cricket clubs in the world, right after the MCC at Lords, England. The Calcutta

We spoke to Jeet Banerjee, one of the club committee members who also runs the Kolkata Literary Festival along with his wife Malavika. Jeet says, “Both my sons played football for the club. I am fifty and I play cricket for the C team. CCFC is one of the anchors for my family in Calcutta and our quality of life is so much better because of it.”
It is common knowledge that prior to 1947, several clubs did not allow Indians to be members or guests. So, in 1929, a group of respected Marwaris of Calcutta led by GD Birla, a close associate of Mahatma Gandhi and a founder of the Birla business empire, KL Jatia and RP Poddar along with other Marwari families of repute, established the Bengal Rowing Club (BRC).
BRC was set up as a place for Indians to come together and discuss matters of national importance. Urban legend has it that significant discussions related to the Quit India Movement also happened here! BRC was set up as a purely vegetarian club with no alcohol allowed, and it continues that tradition to this day. While people across India know Kolkata for its legendary chaat, BRC is recognized as one of the best places to have this soul-filling Indian street food.
BRC gets going early in the morning with breakfast starting at 5.30 am! It’s perfect for senior citizens, who after their customary morning walk around the Rabindra Sarobar Lake, congregate at the Club for breakfast. During the day, the club sees quite a bit of sports activity – rowing, swimming, squash and table tennis. BRC has amongst the best rowing facilities in India, and their team recently won the gold medal at the inter-club championship in Chennai.
Manish Rungta, a well-known business leader of Kolkata and a member of the club’s committee quips, “Many of us Marwaris grew up in BRC. I would go there to swim everyday after school and some of my best childhood friendships were formed here. It is like my second home.”
The club is evolving with time and BRC is now leading the way on environment consciousness. It is perhaps the
only club in the country with a LEED Platinum Green Building rating. BRC is also working actively to preserve the ecological balance of the Rabindra Sarovar Lake, with regular dredging, weeding/populating it with fish.

Neil O’Brien and Derek O’Brien of the Bournvita Quiz fame are both from DI, and the club hosts 2 large quiz events every year. It goes without saying, this club also has an amazing library .

Land is one of the most precious and prized assets in any country. The size, scale and usage of a land parcel can change in fortunes and there are stories galore with the value of rising manifold with time, or with ‘Change of Land Use’. In this note, Gagan Randev captures his years of experience in land, its usage and potential in India.
Not too far back in time, various state governments would restrict the limit to which one entity could own land by implementing land ceiling restrictions. While the intentions were noble to ensure poor farmers don’t succumb to land grabbing, landowners and developers found a way around by having multiple companies which owned land to not fall foul under the Land Ceiling Act. Real estate developers then proudly touted their land holdings as their biggest asset. They believed that land prices would only move upwards, and this was generally the case till the early 2010’s. The scenario changed post that.
Land, once converted from agricultural and after CLU or Change of Land Use, can be used for development as per the Master Plan on that sector, city or state. The uses can be from Residential, Commercial, IT, Industrial or warehousing. The pricing of the land at conversion is determined by the usage, the location and the FAR/FSI (Floor Area Ratio or Floor space Index) available. Of course, when land gets
converted and licensed for one of these the Government levies dues like External Development/Internal Development Charges (EDC/IDC). Net-net, the State Government plays a very large role in determining how much development is possible and for what purposes. The overall bifurcation of activities are outlined as per the Master Plans which are prescribed every decade or so.
The evolution of land transactions started in the good old days with a simple sale and purchase transactions. The seller would sell the land, either licensed or otherwise, and the buyer would pay the transaction amount and take over the land. There would be transactions where developers and landowners would accumulate large land parcels (to be used in the future) or purchases were made by parties to immediately launch projects on them. Some developers accumulated land, where they believed they were getting a good price and would then encash these through projects to be launched over the next decade or so. These were also in the good old days where land was appreciating every year.
This changed in around 2010 when players like Tata Housing , Godrej Housing, Sobha, Prestige, Lodha, entered the development fray. They revolutionized the market and the traditional model of land purchase and project launch. What started next was the “asset light model” where these developers would get into a Joint Development Agreement (JDA) or a Joint Venture (JV) with the landowner to allow them to launch many more projects and expand rapidly. The model which evolved was to give the landowner a deposit and thereafter, depending on whether it was a JDA or JV, a share of the revenues or the profits. Initially both JV’s and JDA’s were signed by landowners (JV’s because the share of bottom line for the landowner was higher than in a JDA where the percentage share was more skewed towards the developer). With time and as the market clearly gravi-

tated towards national developers, the concept of DM or Development Management was brought in by developers. As DM managers, developers leveraged on their reputation to design, develop and manage the project and their ability to sell. This became a pure asset light model which zero capital infusion. Development Management fees are typically linked to topline sales of the project along with some ancillary fees. These could accrue to 10 to 15% of the revenues. All costs were borne landowner.
With the effective implementation of RERA in 2016 and the actual performance of joint ventures changed the game slightly. Many of the JV partners ended up in between the partners, as costs overran in most cases and the actual profits to be shared were far lower than projected. RERA also came down on DM agreements and opined that DM Managers were to be held equally accountable for lapses under RERA. These made developers more careful in signing fresh DM agreements even though it was so lucrative. One key reason was the builders dependence on funds being infused by landowners and sometimes landowners just ran out of cash or were unable to raise significant amounts which led to project delays or stalling. The onus then fell on the DM Manager to salvage their reputation by getting
in financial closure.
As things stand today, most reputed developers are looking at JDA models or at buying land outright. There’s also now a preferred trend of plotted developments and low-rise projects that are launched, sold and delivered quickly, making returns on investment very lucrative. A group housing or high-rise project can take 5 years to deliver with lower returns on investment. Well-funded developers continue to buy some land parcels selectively to launch marquee projects where returns can be very high.
DM agreements have become very selective and uncommon, and are only workable where either the landowners have very strong financial capability or where the DM manager takes on the responsibility of financial closure of the project. Developers also don’t believe in holding land for the next 10-15 years anymore as they do not want to lock in funds in land. They see more financial logic in having that much land which can be launched as projects in the next 3-5 years. The market evolves every couple of years but at the core of every evolution, the basics remain unchanged – you need to deliver otherwise clients are unforgiving and reputations can take a beating; risks need to be controllable, and projects need to make financial sense. v
