Finding the perfect place to live can seem like an eternal struggle. It’s the most important, and one of the most stressful, things we can ever go through. The cliché goes that home is where the heart is; it’s definitely where your family will be, along with your friends and memories. All the important things in your life will likely connect back to the house you live in, in some way. Unfortunately, finding the right home isn’t always straightforward – there are scams around, and Indonesia is no exception. Getting advice from those who have been there, as well as from people actually in the industry is invaluable: you don’t have to learn every lesson personally. Along those lines, we bringing a property theme to this edition with articles to help you through the property maze. Showcasing the weird and wonderful side of what you can get in the country, our Top 10 column by Kenneth Yeung offers up the “Top 10 Unusual Buildings in Indonesia”. Veering towards tales of property disaster and a pinch of caution, you’ve got “Come Hell or High Water” and heading in the direction of luxury and joy with an eye on your holidays, there’s the article "Bali’s Unique Beachfront Properties”. Concrete advice on dealing with real estate and property seeking comes in the form of “Unreal estate: House hunting hazards” and a heads up from our Scams in the City column - “Let the Sellers Beware”. Wanting to get away from it all instead? Check out “Back to Banten’s Beaches”, offering you an updated perspective on the area, post-tsunami. Looking to keep you and yours entertained, we bring you our Events page with listings across the country and some fantastic deals lie waiting for you in the Classifieds. Whatever your needs, Indonesia Expat is here to inform, and remember, we are open to suggestions.

Back to Banten’s Beaches BY PRAMOD KANAKATH
Pantai Pasir Putih, Tanjung Lesung
A
deadly and unexpected tsunami thrashed some of the most touristy beaches and nearby villages in Banten’s coastal areas in December 2018. A volcano-triggered tsunami was the last thing many locals would even consider preparing for; especiall in a country ravaged by quakes and tsunamis. Though quakes in the Sunda Strait have not been uncommon in the past years, Banten’s coastal areas; the beaches in Anyer, Carita, and Tanjung Lesung had almost always survived unscathed. Unfortunately, it was their turn to face nature’s onslaught this time. New Year parties got washed away, and, sadly, even some celebrities perished in a nocturnal tidal ambush by the waves. For some weeks, or probably for some months, the beaches along Java’s westernmost tip were scattered with debris and countless kilos of plastic detritus. The road, being just a few metres away from the beachline, was also littered with branches of trees and other rubbish. Small shops, restaurants, and hotels suffered major losses and had to be closed down for a considerable period of time. The weekend beach destinations for many Jakartans was a no-go, with the furious weather continuing in the forms of incessant rains and thunderstorms for the next few months. It was in March this year that I found time to drive along the coast for first time after the December tsunami. Getting all the way to the tip of western Java was, as always, a pleasant experience. Some parts of the road between Carita and Tanjung Lesung were still under renovation. Barring that, it was a smooth ride.

Empty gazebos at Pantai PAL, Anyer
Boat ride at Karang Bolong Beach
Banten’s coastal areas may not be a great substitute for Bali or Lombok, but the beaches here are some of the best for relaxation if you can’t be straying too far from home in Jakarta.
I decided to start from Tanjung Lesung where a couple of resorts had bore the brunt of the waves. The place is posh, with resorts like Tanjung Lesung Resort, Kaalicaa Village, and a handful of hotels offering luxury stays to people seeking escape from smoggy cities.
Clifftop-Karang Bolong Beach
It looked like a ghost town as I drove into the compound of the Tanjung Lesung Resort and past the security station. The guard recommended Pasir Putih beach as one of the finest in the area. The beach is located a kilometre away from the security station. It was as deserted as the path I had taken to get there.
Fishing boats anchored at Pantai Pasir Putih, Tanjung Lesung
But before me lay a beautiful stretch of azure sea, surrounded on two sides by tips of land filled with greenery. A few boats were anchored at a dilapidated jetty with the crew members lying down on the deck, watching soap operas on their smartphones. Apparently, they were short of work and were eagerly waiting for customers. They were fishermen, but also depended on giving tourists rides when they were not fishing.
Though I had been to this part before, getting into the resort’s compound was a first for me. The Pasir Putih beach looked like a no man’s land where time had stood still. It was blazing hot, but the emptiness was inviting. Years ago, I had taken a nearby route to get to the Ujung Kulon National Park for a trekking expedition. I was wondering if anyone still dared doing that now, since the trekking path demands wading in seawater close to the wilderness of the jungle. The fishermen told me they don’t see many visitors at the resort these days. On my way back, I stopped by a hotel in Anyer to have lunch by the seaside. According to the receptionist, tourist numbers dropped a lot after the tsunami. Even weekends see only a handful of people, though the situation is getting better month by month. A drop in prices is the best choice many of these resorts have to welcome the crowds again. Sitting at a dining table next to a pool overlooking the Indian Ocean, I enjoyed my peaceful lunch. Anyer has plenty of beaches all along the coast. Many of those are accessed by payment ranging from Rp20,000 to Rp50,000. The Karang Bolong beach has a clifftop next to it. From the top, there are great views of the ocean and the beach itself. I came here on a Saturday to find out the weekend situation. There were some visitors trying out water sports like banana boating and simple boat rides. Some climbed up the cliff using the steps just like I did. The beach was a bit crowded, but not as much as it was three years ago. There was definitely a lull in the noise. Still, it was good to see people returning to the place, slowly. Apart from Karang Bolong, most other beaches are pretty standard, with gazebos and warungs lining up next to the sand. Some beaches had empty gazebos, while others hosted handfuls of local tourists. Banten’s coastal areas may not be a great substitute for Bali or Lombok, but the beaches here are some of the best for relaxation if you can’t be straying too far from home in Jakarta. With the roads well constructed and devoid of any zig-zags, reaching here is a breeze. Maybe it’s time to pack a weekend bag and rediscover the area now that infrastructure and businesses are working their way to recovery.

PROPERTY TIPS
Unreal Estate: House Hunting Hazards BY DUNCAN GRAHAM
Planning to stay awhile so looking to buy or rent? Don’t rush to cancel the temporary hotel stay just yet. Sadly, the real estate business in Indonesia is all over the place, literally and metaphorically. Doubt me? Read on, then go wander around a district where you’d like to live. There’s an apocryphal tale about newbies not wondering why their perfect find has been empty for so long. They’ve checked for leaks and security screens, distance to schools and shops, and much else before confirming the contract. Pretty soon, they discover a nearby centre of worship’s amplifiers are soldered on maximum. The maxim here is “listen before signing.” Here’s another hazard for those prioritising quietude: even in the supposedly residential gated communities, families set up salons, childcare centres and shops in their houses, bringing traffic with it. In many Western nations there are government-licensed commercial real estate agents – what North Americans call realtors. One call will usually deliver the response you’d expect after dialing emergency services. The sales folk are hungry. They’re paid by commission; the more properties they can offload the richer they’ll become. That’s the theory, though much depends on the state of the national economy. In Indonesia, the domestic market tends to be slow. Proof being, the sight of tattered and torn DI JUAL (for sale) and DISEWAKAN (for rent) signs which have suffered through more than a couple of wet seasons.
10
Indonesia expat ISSUE 245
If the phone number is still legible, a call usually gets a discontinued tone. Delete the agent’s name from your notes. A business which can’t maintain a banner is unlikely to be keeping its books updated.
But here’s the rub. Landlords who know that potential renters are stouter and heavier than the locals also assume the extra weight is located in the wallet, and so needs slimming.
Even the big names react at their own pace. This column is still waiting for comment from a major agency that spends a fortune on advertising but evidently not on callbacks.
Best have an Indonesian friend make initial enquiries and establish a price. Curiously, this most important of info is regularly omitted from adverts in regional dailies like the Jawa Pos and its scores of spinoffs. Newspapers may well have disappeared, along with supermarket check-out staff, in your hometown, but here both survive with house listings.
Buying is difficult: last year Indonesia Expat published information on foreigners’ rights to purchase property https://indonesiaexpat. biz/business-property/foreigner-owningproperty-indonesia/ As the regulations seem to be churned monthly don’t just hire any lawyer, but a law office where conveyancing is their daily nasi goreng and they know the Ministry of Land’s latest laws. Some handy info is to be found here: https://www.globalpropertyguide.com/ Asia/Indonesia/Buying-Guide Unless you’re with a big corporation or campus which has promised housing to lure you to the archipelago, the reality about realty in Indonesia is DIY – do it yourself. While cruising around suburbs, note the TANPA PERANTARA posters. These mean the owner will not be employing an agent and probably doesn’t want you to do so either. Decode the message yourself. In most cities and suburbs, properties are found and deals done by word of mouth. Checking expat groups is a good way to start. For example, in Malang a communityminded couple circulates news of upcoming vacancies and runs ads for newcomers. See East Java Friends on Facebook.
Aggregator sites worth browsing include https://www.rumah123.com/ and https://rumah.mitula.co.id/. Don’t assume they have all available properties or that those advertised are still on the market. Because the real estate industry is still a mewling babe, there’s little mature data available. Where sales are recorded by government agencies that clip the ticket with stamp duties, capital gains tax, and other imposts, it’s possible to work out the price range of pads that appeal. Here, sellers tend to think of a figure and double it because the cousin’s aunt in the next street said that’s what the property opposite went for. Or so their driver reckoned. Internationally, the real estate industry is getting scientific in collating values and applying useful demographics, such as age and income. The number of bedrooms and bathrooms advertised are crude measures; the rooms may be small and windowless, the yard tiny, and the street a jalan tikus (short cut) used by thousands of motorbikes when the main road is clogged.
Is the electricity adequate? The sole provider is the government-owned Perusahaan Listrik Negara (PLN), which chokes power to some homes to keep the tariff low. If you have a microwave and toasters, the setting may need to be lifted. Indonesian landlords want their money up front – all of it – and they usually seek contracts of two to three years. Change your mind once the ink has dried and it could well be bye-bye to all your savings. Disputes with landlords need to be settled face-to-face. Consumer protection law is not strong, which is being polite. Tenancy dispute tribunals are a foreign idea. Although legal action is available, anecdotally it’s rare to hear of foreigners winning, however strong their case. It’s not all grim and gloomy though. There are decent landlords out there – just take time to search thoroughly. Also, don’t forget to say hello to the Rukun Tetangga (RT); the neighbourhood leader. Chances are, she or he will already know you’re renting so get in first with the handshakes and learn about your civic duties. These are seldom onerous and generally include occasional street clean-ups and coffee for the satpam (security guard). Be discreet but friendly and helpful. In one of the world’s most densely populated islands, harmony and cooperation are essentials. Back home you probably won’t know your neighbours but here they’ll all know you.

SCAM IN THE CITY
Kenneth Yeung is a Jakarta-based editor
Let the Sellers Beware Imagine you’re selling your house without using the services of a real estate agent. What could possibly go wrong? Plenty. BY KENNETH YEUNG
J
akarta Police in August 2019 announced they had busted a “land mafia” that had fraudulently obtained properties and then mortgaged them. The ringleader ran two syndicates and apparently scammed only two property owners, but in each case, his choice of targets was interesting. The first victim is the wife of Jakarta’s former transport chief, who is serving a 13-year jail term for corruption. The second victim is a former Golkar Party legislator, who was jailed in 2011 for accepting a bribe to help elect a senior official of Bank Indonesia.
The scammers duplicated the freehold certificates, returned the fake ones to the owners and then used the originals, now transferred to the bogus buyer’s name, as collateral to borrow billions.
Here’s how the property purchase scam works. A potential buyer approaches you, and after some haggling, you agree on a price. The buyer makes a good faith downpayment of a few hundred million rupiah, so you know you can trust him. He requests the Freehold Certificate (Sertifikat Hak Milik), so his notary can check its veracity at the National Land Agency. You hand over the certificate and other documents, which are soon returned. The buyer later decides not to go through with the purchase. Two months later, a finance company informs you that your property was put up as a guarantee for a loan of billions of rupiah.
Udar was lucky to get only five years, as prosecutors had demanded a 19-year sentence, accusing him of money laundering and marking up the prices of faulty Transjakarta buses in 2012 and 2013.
How could this happen? Easily. The scammers duplicated the freehold certificates, returned the fake ones to the owners and then used the originals, now transferred to the bogus buyer’s name, as collateral to borrow billions.
Perhaps unwisely, Udar appealed at Jakarta High Court, which increased his sentence to nine years. He then appealed at the Supreme Court, which extended the sentence to 13 years and fined him Rp1 billion (US$73,500).
The alleged mastermind of the two syndicates was identified as Scot Donovan David (44). He’s not a Westerner, despite his Western-sounding name. He was already known to police from a 2010 fraud and money laundering case, in which he faked documents to obtain US$2.65 million for a company he claimed would export nickel to China. He received a nine-year jail sentence for that crime. Upon early release from jail, Scot in 2018 assembled his two groups to perpetrate land fraud.
Liga Mas House The first group’s victim was Lieke Amalia. She’s the wife of former Jakarta Transportation Agency head Udar Pristono. Udar was in September 2015 sentenced to five years in jail and fined Rp250 million for accepting a Rp78 million bribe from a company that won a tender from his agency. The bribe was made by paying Rp100 million for a 2002 Toyota Kijang that was actually priced at only Rp22.42 million.

Indonesia expat ISSUE 245
When the Attorney General’s Office was investigating Udar’s assets in 2013, its anti-corruption unit raided his house at the Liga Mas residential complex in Duren Tiga, Pancoran, South Jakarta. It was this house that Scot’s first gang targeted in August 2018. One of Scot’s accomplices, using the pseudonym Wawan, posed as a buyer and agreed to purchase the 694 square metre
former president Suharto. Suhardiman was at one time regarded as the most powerful military entrepreneur in Indonesia. Scot’s gang dealt with the late Suhardiman’s eldest son, Bobby, a former Golkar legislator. Bobby himself was in 2011 sentenced to one year and four months in jail for accepting bribes with other legislators to elect Miranda Goeltom as senior deputy governor of Bank Indonesia in 2004. property from Lieke for Rp24 billion. With funds provided by Scot, he made an advance payment of Rp200 million on August 9, 2018. On the same day, the gang made a Conditional Sale and Purchase Agreement (PPJB), which was legalised by a notary identified as Budi Aryanto. For this, Wawan had borrowed Lieke’s property ownership certificate. The following day, he gave her a faked certificate in return, made by another member of the gang, Asmadi. Next, a member of the gang posed as Lieke and used the original ownership certificate to draw up another PPJB before another notary. Following that, the scammers made a Sale and Purchase Agreement (AJB) in the presence of a Land Deed Acquisition Officer (PPAT), purportedly selling the property for Rp19.5 billion. The property was then mortgaged to borrow Rp6.8 billion from a trio of financiers. When Lieke discovered the swindle, she reported the matter to police.
Iskandarsyah Raya Property In October 2018, Scot’s second group, which included a few members of the gang that scammed Lieke, chose a property for sale at No. 97 Jalan Iskandarsyah Raya, South Jakarta. This was no ordinary building. It was once the residence of Colonel Suhardiman (1924-2014). Maybe you’ve never heard of Suhardiman, but he was the chairman of an Army-sponsored trade union called SOKSI, which in 1963 claimed 7.5 million members and became a founding component of Golkar, the political vehicle of
These days, Bobby is a senior figure in SOKSI, while No.97 Iskandarsyah Raya houses the European Slimming Centre, which provides non-surgical weight loss treatments. An online search for the centre yields a video testimonial from Suhardiman’s granddaughter, TV presenter Genesia Suhardiman, who is also active in SOKSI and ran for election on Golkar’s ticket earlier this year. Police said Scot agreed to buy the Suhardiman property for Rp64.5 billion. On October 22, 2018, at the office of notary Budi Aryanto in Cilandak, South Jakarta, Bobby reportedly met with Scot and signed a Conditional Sale and Purchase Agreement, legalised by the notary. Police said Bobby handed over the ownership certificate, his identity card, a building permit and other documents, which were then copied by the gang. The original certificate was exchanged with a fake. The original was put into Scot’s name and used to make a Deed of Sale and Purchase dated November 2, 2018. Scot then put up the property to secure a loan from a multi-finance company. Bobby reported the scam to police in December. Since then, police have arrested numerous suspects for carrying out the same type of property scam. The suspects could face four to seven years in jail if convicted of fraud and money laundering.

OBSERVATION
Come Hell or High Water BY SIMON PITCHFORTH
T
he wet season will soon be upon us, unless climate change has already pushed Indonesia over the edge into a desiccated, cactus-filled future. But let’s not open that can of worms just now, as possibly nothing can be done to stop it and, even worse, wind turbines give you cancer, that’s according to the Burger King-in-Chief at any rate. Alas, pretty much every place I've ever lived in Jakarta has had some rain issues to keep me on my toes. To be honest, many have leaked like barges when subject to the kind of incessant precipitation that the Indonesian capital falls prey to; the type that turns houses into amphibious wildlife sanctuaries, half-hour journeys into two-hour odysseys, and a trip to the local market into mudspattered trench warfare. During the worst house flooding incident that I can recall, our roof could only take so much pounding before the flimsy hull of rusty, old, corrugated iron sheeting in question was finally breached. Unfortunately, however, the leak had sprung over the sofa in the lounge, right in front of the TV. The holiest and most sacred place imaginable, violated and dampened! Indeed, I can clearly remember frantically bailing water out of the front door in my underpants with a Pizza Hut takeaway spaghetti dish as it poured through the living room ceiling. Thankfully, we were able to get the roof fixing boys in the next day to smoke shed loads of kretek, bang hammers with gusto, and initiate yet one more adhoc, patch-up job. However, my luke-warm-affection/hate relationship with Jakarta stretches right back to the city’s worst modernday floods of 2002, which saw much of the capital being submerged beneath brackish water and toxic sludge. And it’s against a backdrop of disasters like this that it pays to not only check the ceilings of any prospective property but also the flood potential of the surrounding area. During that testing time, we awoke after the great biblical deluge to find both phone and electricity cut off. Stepping outside the front door, I discovered that living at the higher end of a cul-de-sac had presented us with a bit of a challenge. Thankfully, we had been spared the discomfort

of knee-deep water in our pad but the poor residents at the bottom of the slope were submerged under five feet of it. Yes, the floods may not have swept across our less than pristine floors, but it seemed that we were trapped, for the time being, not really fancying the interesting new skin diseases that would no doubt accompany any attempt to swim for it. Just as I was having visions of having to skin wild cats and grill them on our garden barbecue for the next few weeks, something sailed into view at the bottom of the street. Shiver me timbers! The local ojeg (motorcycle taxi) boys had forsaken their Hondas for three empty oil barrels lashed to some planks of wood. We were saved!
Alas, during that testing time, one of my friends was not quite so lucky and returned to his house, in the damp zone of Grogol in the west of town, one evening after work to find that only the roof of his abode was visible, sticking up above the water like some Cubist sandbar. Everything he owned was ruined and I'm sure there were many such similar stories at the time. Flooding will almost certainly be hitting the city once again soon, as it does every rainy season and, alas, a number of factors are exacerbating these Noah’s Ark style capers as Jakarta enters its terminal phase doom loop. Endless exploitation of groundwater is causing the city to sink, collapsing like a flan in a cupboard, while the environmental consequences of Jakarta’s endless construction projects and never-ending desire to turn a quick buck at the population’s expense have been sadly
neglected, meaning that water catchment areas are too few and far between. The story of Noah’s Ark is a biblical classic, of course, however non-Muslims among you may not be aware that Noah also features in the Islamic faith and is one of the religion’s five principal prophets. According to the story, Noah preached to his people but apparently only a few of them converted to Islam (a number traditionally thought to be 70). God thus told Noah to knock up the ark and commanded him to climb aboard before he smote the infidels with a big wave of water (which was presumably a tad cleaner than the rats’ urine and abandoned soft drink effluent that sloshes around Jakarta after a heavy storm). Holy books aside, and at the other end of the literary spectrum, The World Without Us by Alan Weisman offers up a bold thought experiment, specifically a scientific look at what would happen to the planet and its great cities and feats of engineering if the entire human population of the world was suddenly, in fact instantaneously, removed from the equation, never to return. So, drawing on this fascinating tome, how would the structural integrity of your Batavian abode fare if the city’s millions of residents were to be suddenly abducted by a presumably extremely large spaceship. Firstly, Jakarta’s houses and residencies would unravel themselves after just a few short years. Indonesian housing is often of poor quality with many seemingly being built out of breakfast cereal instead of bricks, and this would hasten its ultimate doom in the absence of any human intervention. In Indonesia's humid climate, rain and spores would quickly penetrate the city’s houses, turning hardboard to paper, rotting studs and floor joists, and generally munching them to bits. Ants, roaches, and even small mammals such as Jakarta’s huge army of rats would soon move in and complete the job. Moisture and rainwater would enter roofing panels around the nails, loosening their grip. Eventually, gravity would do its work, caving in joists and thus the city's roofs would collapse. An Indonesian house would probably last 20 or 30 years tops with no people around to look after it. However, even a reasonably diligent caretaker can find it hard to stop the rot in this country. No doubt I’ll be stuffing my shoes full of newspaper on a regular basis again soon though, whilst I listen to Mahler’s Death in Venice theme and wait for cholera to close in on the capital. It’s a rum do alright, still, there’s always TV and beer, unless an indoor waterfall starts to obscure your view of the screen. Stay safe chaps.

TOP 10
Top 10 Unusual Buildings in Indonesia From giant animals to a giant camera, Kenneth Yeung observes some of Indonesia's most unique buildings.
Octopus House Local names: Rumah Gurita, Rumah Cumi Built: 1980s Location: Bandung, West Java
This large house has a giant octopus statue perched atop a corner of the roof, draping and dangling its tentacles around the walls. Some local media reports claim the house is a temple of satanic worship. Others assert it is used by a sex cult. Some insist that to enter the “satanic free-sex church,” visitors must first venture through a building with the street number 666. The satanic stuff is
Chicken Church Local names: Bukit Rhema, Gereja Ayam Built: 1992-2000, 2016-ongoing Location: Gombong Kembanglimus village, Magelang, Central Java
In 1988, Daniel Alamsjah (76), a Christian who worked for a German chemical company in Jakarta, had a dream about a dove resting atop a hill. He claimed a voice asked him to build a house of worship for all religions. On a trip to Magelang in Central Java province, he visited Rhema Hill and believed it was the hill in his dream. He paid Rp3.5 million for 1.5 hectares of land and then spent the next four years obtaining permits to build a church. In 1992, he assembled a construction team. The resulting dove-shaped building resembled a chicken when a crown was added to its head. In 2000, construction work was halted due to financial problems. By 2015, the curious church was falling into disrepair when it was visited by foreign journalists. Suddenly, it became a viral news story and began attracting thousands of tourists and photographers. Using money from entrance fees, Daniel was able to start finishing the interior and finally saw his dream come true. The church is just a 15-minute drive from the ancient Borobudur temple.

Abandoned Fish Restaurant Local name: Rumah Ikan Mas Built: 1997 Location: Near Sipolha Hill, Lake Toba, North Sumatra
In February 1995, a foundation chaired by then-president Suharto’s eldest daughter Siti Hardiyanti “Tutut” Rukmana began construction of a grand sports centre in the shape of a giant Garuda – the mythical bird that is the national symbol of Indonesia. Graha Garuda Tiara Indonesia (GGTI) was situated about 30 km south of Jakarta on a former rubber plantation, not far from the huge Mekarsari Fruit and Recreation Park opened in 1995 by Suharto’s wife, Ibu Tien. GGTI was to have rivalled founding president Sukarno’s Senayan Stadium (now called Bung Karno Stadium). Hundreds of workers were mobilised for the project and the quality of the buildings was first
Remember the 2012 award-winning documentary film The Act of Killing? In case you haven’t seen it (because it was banned in Indonesia), it’s about an aging gangster re-enacting his role in Indonesia’s mass killings of 1965-66. The vivid opening scene features dancing girls emerging from the mouth of a giant fish alongside Lake Toba. The enormous carp was a two-storey restaurant, built in 1997 and located about 18 km from the town of Parapat. Rumoured to be partly funded by the local government, the restaurant failed to attract enough customers and soon closed amid the 1997-98 Asian financial crisis. For rookie documentary maker Joshua Oppenheimer, it was an ideal shooting location for his “movie within a movie.” The fish, which measures 20 by ten metres, is becoming dilapidated and has graffiti scrawled over its interior. It deserves to be fixed up and made into an Instagrammable location for tourists.
class. GGTI reportedly cost Rp75 billion (US$34 million) when the exchange rate was Rp2,194 to the dollar. The wings comprised three-storey guesthouses with 456 rooms, each able to accommodate four to eight people. The head and torso were a lobby and convention centre that could accommodate 3,000 people. The tail was a 196-room hotel. The project was 80 percent complete by May 1998 when Suharto was forced to resign after more than 30 years in power. Work ceased and GGTI became overgrown by weeds, while security guards kept scavengers away. In December 2013 and early 2014, the entire complex was dismantled for scrap.
nonsense, but that didn’t stop police from investigating the “free-sex” cult claims. The owner of the house is Frans Halimawan (72), a sailor, who was a fan of modern art and statues. He built the house to symbolise the struggles he overcame to achieve success. In the 1980s, a student from Bandung Technology Institute made the octopus statue. In recent years, the house’s exterior has become slightly shabby, adding to its spooky appearance. The octopus statue simply shades the house’s dining area. Frans at one stage threatened to sue those claiming his residence was a sex cult centre. The house inspired a boring 2014 horror movie called Rumah Gurita.
New Ngelepen Village Nickname: Teletubbies Village Built: 2006-07 Location: Sumberharjo, Sleman, Yogyakarta
At first glance, it looks like a bunch of igloos has sprouted in Indonesia. These domed houses were constructed following an earthquake that struck Yogyakarta and part of Central Java on May 26, 2006, killing over 5,700 people and destroying over 150,000 houses. The village of Ngelepen was among those flattened. A US-based non-government organisation, Domes for the World Foundation, provided guidance and assistance for constructing 71 EcoShell houses and nine other domed buildings across 2.5 hectares to create the village of New Ngelepen. The houses are resistant to earthquakes, cyclones, fire, rust and termites. They are made from bamboo, wood, concrete and expanded polystyrene. Each house has a diameter of 7 metres, a height of 4.6 metres, two stories and five rooms, and cost about Rp35 million to make. Designers say the houses, which have natural ventilation, should last for centuries.

Bottle House Local names: Rumah Botol Built: 2005-07 Location: Jl Cigadung Selatan, Bandung
Ridwan Kamil is the governor of West Java and the former mayor of Bandung, and he’s been touted as a contender for the presidency in 2024. But before all that, he was an architect and one of his many unique designs was his personal residence, partly made from 30,000 old bottles of
Giant Turtle Local name: Kura-Kura Ocean Park Built: 2010-2011 Location: Kartini Beach, Jepara, Central Java
Jepara is famous for its teak industry, but it also has this massive turtle building, which is the centrepiece of Kura-Kura Ocean Park at Kartini Beach. Kura-kura means turtles, while Kartini was an Indonesian feminist heroine from the colonial era. The giant turtle has two floors. The first has aquariums with stingrays, sharks, turtles, puffer fish and much more. The second floor houses a 3D theatre and a children's play area. The park is open daily from 8am to 6pm. Entry costs Rp20,000 for adults and Rp15,000 for children. The huge turtle is popular with photographers and looks best when photographed by a drone.
Red Bull energy drink. The story goes that he noticed that Bandung was littered with empty brown bottles of Red Bull, so he decided to recycle them into a house. His contractor’s team spent six months sourcing the bottles from rubbish dumps in Bandung, Jakarta and surrounding cities. Each bottle then needed a wooden top. The bottles allow sunlight to enter the house but also act as insulation against the heat, so that air conditioners are not required. The house won the 2009 Green Design Award from Building Construction Indonesia.
House of Creativity Local name: Rempah Rumah Karya Built: 2010-11 Location: Colomadu, Solo, Central Java
Civil engineer Paulus Mintarga is passionate about recycling. In 2010, he decided to find a use for the waste generated by the furniture and construction industries in the Central Java city of Solo. He ended up designing Rempah Rumah Karya, which is 90 percent made from recycled materials, including old cement bags and furniture offcuts. Rempah is the Indonesian word for spice, but in this case it stands for remukan sampah (crushed trash). Consisting of
four unique buildings, it functions as an exhibition centre and a creative workshop for designers, architects and students. The
aim is to produce quality furniture and buildings which are affordable and have a low impact on the environment.
Camera House Local name: Rumah Kamera Location: Jalan Majaksingi, Magelang, Central Java Built: 2013-14
Scraping the barrel at Number 10? Certainly not! An artist named Tanggol Angien Jatikusumo in 2013 decided to build a combined house and gallery in the shape of a camera at Magelang, not far from Borobudur. His four-storey house serves as a reminder of the days before powerful cameras in our smartphones. The flash is the main door, the LCD display is a window, while the lens is a tower offering views of surrounding mountains. It is reputed to be the largest camera house in the world. The gallery is open to tourists from 8am to 7pm. Entry costs Rp15,000 and includes access to 3D art rooms.
Giant Komodo and Golden Snail Local names: Museum Komodo, Keong Emas Built: 1975-78 & 1983-84 Location: Taman Mini, East Jakarta
Taman Mini Indonesia Indah (Beautiful Indonesia in Miniature Park), located on Jakarta’s eastern outskirts, showcases the nation’s diverse architectural styles. Among its other attractions are the Komodo Indonesian Fauna Museum and Reptile Park (shaped like a komodo dragon) and Keong Emas theatre (shaped like a golden snail). The Komodo building contains various types of reptiles and
amphibians, living and stuffed. Construction commenced in 1975 and was completed in 1978. Admission is Rp10,000 per person. Keong Emas was inspired by an Indonesian fairytale in which a woman is transformed into a golden snail, either by a vengeful witch or by a god saving her from an evil king. The theatre opened in 1984 as Indonesia’s first IMAX cinema. Keong Emas tends to screen educational movies about Indonesian culture and history, as well as nature films. Some patrons feel the cinema should upgrade to 4D with moving chairs and other immersive effects. Tickets are Rp35,000 for the cheap seats and Rp60,000 for balcony seats.

ANNOUNCEMENTS ARTOTEL Thamrin – Jakarta Holds First Architectural Art Exhibition “Interplay” invite everyone's interaction and personal experience and aspires to elevate them. Enhancing this concept of interconnectedness, this “Interplay” work will be prepared in a showroom intended as a public invitation to enter and engage in it simultaneously.
JAKARTA ARTOTEL Thamrin - Jakarta is proud to hold an architectural art exhibition with the theme of “Interplay,” by the two studios’ architectural agency and Jessica Auditama from August 22 to October 6, 2019 at ARTSPACE, mezzanine floor. This exhibition displays various works by young architects who have developed concepts through process, ideas, and character in one simple and minimal architectural appearance and aim to raise interest in the problems of spatial experience. The concept of a raised space is
physical space where we are or imagining a space that we have. This interconnection is shown in the exhibition with the intention to invite the public into their respective spaces by the makers of the space. This exhibition space will act as a meeting place where individuals have various ways to appreciate spatial and temporal experiences. The exhibition space is an arena where various attitudes regarding appreciation and experience of space and time meet and are different for each person. The arrangement of the works presented at this exhibition will
Two studios, Dimas Satria and Ardy Hartono, took their initial steps into architectural practice in 2015. They began to create rich spaces, strong characters, and play with scale and materials to arouse visitors' reactions to their work. The shape of the balloon is the shape of the room chosen in his work this time, for the reason that it is light but has extraordinary visual effects when presented in unusual dimensions. Balloons are identified as playful objects; in this exhibition the impression of wanting to play is raised so that visitors can play with their works. In each of their works, they convey that their interest in the experience of this space originates from when they walk in an alley, in the middle of a flower field, and when they are in a dark corridor that leads to bright light.
Jessica Auditama also has an interest in spatial experience in the form of imagination. Subconscious mind is the work of architects who are chosen by creating interactive works in which nature invites the public to release the visible, physical space for a moment, integrated into the space prepared by the work on display. Jessica revealed that not everyone immediately recognises and is aware of the meaning of the state of a space. Like space as in life, maybe some people exist in it by occupying various types of space that are offered. Some of them are able to recognise the space where they are or enter it and be able to provide meaningful responses. Dicky Panjaitan, General Manager of ARTOTEL Thamrin – Jakarta, said, "The composition of the architectural art exhibition is intended to produce the interaction of full personal experience and this is our commitment to continue to support the development of artists in Indonesia - especially for young, talented, local artists. We hope through our "Interplay" art exhibition, we can provide inspiration for other young artists to continue creating their works.”
