COMPANY International Contractors, Inc. (ICI) is a family-owned construction management and general contracting business in its second generation of leadership. Since 1982, ICI has completed award-winning restaurants, retail stores, schools, car dealership and workplaces. PEOPLE Our team of more than 60 has been carefully assembled throughout the years and the formula has proven successful: the average length of employment for an ICI team member exceeds 10 years. ICI employs 2 of only 26 Certified Professional Estimators in Illinois, 9 LEED Accredited Professionals, 27 SWPPP Certified staff and 1 Certified Professional Constructor. HISTORY ICI was founded in 1982 by Richard Bronge and his eldest son, Randall. Two years later, Richard’s middle son Bruce joined the business, followed by his youngest son Jeff in 1988. Richard has since retired and the firm is now in its second generation of leadership. Bruce is ICI’s President, Randall is the Executive Vice President and Jeff has been with the estimating department for more than 25 years.

Sawmill Station Morton Grove, Illinois

ICI is working concurrently on two significant Chicago-area retail developments for Kensington Development Partners: Sawmill Station in Morton Grove and Market Centre in Westmont. Sawmill Station, a 26-acre property located at the southeast corner of Dempster Street and Waukegan Road, is being developed by Kensington in partnership with UK-based IM Properties. Once complete, the lifestyle center is projected to include approximately 240,000-squarefeet of retail and entertainment space as well as a six-story multifamily component of approximately 250,000 square feet. ICI completed demolition of the existing Prairie View Plaza in the summer of 2019. Vertical construction commenced the following fall. ICI worked alongside Kensington for months leading up to the acquisition of the site on construction budgeting and scheduling. The first retailers in the site are anticipated to be open in 2020. The multi-family component will be built after the completion of the retail portion.

Cooper’s Hawk Winery & Restaurants Scottsdale, Arizona

ICI built its first Cooper’s Hawk location in Oak Park in 2017. Since then, it has built four new restaurant locations and completed remodels on seven other Cooper’s Hawk properties, including the company’s Restaurant Support Center in Downers Grove, Illinois. In 2020, the restaurant chain made the move to open its further west location to date in Scottsdale, Arizona. Cooper’s Hawk’s design incorporates a multitude of high end finishes to create a sophisticated, yet casual dining experience. Wood plank ceilings and beams, stainless steel accents and bold light fixtures adorn the ceilings and walls. When asked why ICI has been retained for multiple concurrent restaurants, Walter Fisher, Vice President of Construction for Cooper’s Hawk, replied “I breathe a sigh of relief knowing that people in our industry still care deeply about the end product they deliver. We look forward to working together on many more projects.”

Walmart Renovations and Expansions More than 60 Locations Nationwide

In 2006, ICI began a working relationship with Walmart. Since the relationship began, ICI has completed more than 60 projects for the retailer across the country. From Oregon to Florida to Wisconsin, ICI has continually met and exceeded the expectations associated with Walmart’s rigorous construction program. The majority of ICI’s work for Walmart has been renovations and expansions. Project scopes vary from store to store, but most involve one or more of the following: the addition or expansion of a grocery component, addition of tenant spaces (Dunkin Donuts, Subway, pharmacy, vision center, etc.), upgrades of finishes such a VCT and ceiling tile, painting or lighting improvements. Many of these complex projects take place in 24-hour operational stores so the renovations and expansions are heavily phased and require close coordination with store management. The ICI team quite often must make temporary modifications to the store such as dust walls, creation of temporary entrances, relocation of departments to trailers or creation of interim spaces during construction.

ICI was contracted construct a new 155,000 SF Walmart in Chicago’s Pullman Park neighborhood. The $16.5 million facility is situated on more than 15 acres and is unique in the sense that the City of Chicago outlined specific Minority Business Participation (MBE) goals for the trade contractors working on the project. ICI worked with the Alderman and a community outreach organization to employee community residents on-site. MBE trade contractors fulfilled several major trades. Upon completion, ICI exceeded goals and achieved a total of 47.53% (28.16% African-American and 19.37% Hispanic) MBE participation levels. When ICI broke ground, the Pullman / Roseland area was described as one of the largest food deserts in Chicago. The Walmart now provides the community with access to fresh produce, bakery, deli and packaged goods and has created new jobs. [CONT.’D]

Walmart Store Chicago, Illinois (Pullman Park)

[CONT.’D] The project also incorporated many sustainable features including a green roof system spanning the majority of the building’s massive roof. The project is capable of retaining 2.1 million gallons of water in a single year. The store was completed in the summer of 2013 and the ribbon cutting was attended by elected officials, former Mayor Rahm Emanuel and many members of the surrounding community.

Porsche Jacksonville Jacksonville, Florida

Over the past several years, Fields Auto Group has been gradually moving along one of Jacksonville, Florida’s primary corridors for auto sales, Atlantic Boulevard, and improving each of its dealerships. In 2019, ICI completed the new Fields Jaguar Land Rover at 11217 Atlantic Blvd. and demolished the former building next door. In early 2020, ICI was retained for the subsequent construction of the Fields Porsche dealership that will occupy this newly vacated site. The two-story, 41,032 square foot Porsche is on a 5.85-acre parcel. The building is comprised of 31,648 square feet on the first floor and 9,384 on the second floor. ICI was selected for the project due to a partnership with the automotive group that spans more than twenty years. Additionally, ICI has an existing familiarity with the Porsche brand having recently completed The Porsche Exchange in Highland Park, Illinois. Fields Porsche Jacksonville is targeted for completion in early 2021.

Mariano’s Fresh Market Chicago, Illinois (Lakeview)

The Mariano’s Fresh Market in Chicago’s Lakeview neighborhood was built within a development on a site that had been vacant since 2005 due to a fire that destroyed the existing Dominick’s. The development is called 3030 North Broadway and is a 260,000 square foot new mixed-use, multi-story retail development that also houses a fitness center, two levels of decked parking totaling 245 parking spaces and the 7,500 square feet of small retail stores on the ground level. ICI was contracted to build-out the 73,000 square foot Mariano’s Fresh Market, occupying both the first and second levels. The development marked ICI’s third Mariano’s store; having completed a ground up store in Orland Park, Illinois and the build-out of the Ravenswood store. ICI went on to build another new construction store in Lombard, Illinois. The development opened in summer 2016 and transformed this formerly longvacant site into a pedestrian-friendly “town square” dynamic.

Mariano’s Fresh Market Chicago, Illinois (Ravenswood)

ICI was contracted by developer/ owner Barrett & Porto for the interior build-out of the Mariano’s Fresh Market in Chicago’s Ravenswood neighborhood. ICI also worked closley with the tenant, Roundy’s Inc. throughout the duration of the project. The build-out is within a multi-tenant retail development located on approximately 3.5 acres at Lawrence and Ravenswood Streets. The store is 88,300 square feet: 10,500 SF on the first floor, 75,000 SF on the second floor and 2,800 SF on the third floor. Shoppers entering off of Lawrence Avenue enter via a multi-story glass atrium with a cafe and casual seating. The northern portion of the atrium space contains escalators leading to the second level. The 75,000 square foot second level contains an expansive grocery selection as well as specialty areas such as a BBQ station, a sushi station, a bakery and a large deli. The third level contains administrative areas and access to the attached parking deck.

Mariano’s Fresh Market Orland Park, Illinois

ICI was hired by developer Bradford Real Estate Companies for the construction of a new 74,000 square foot Mariano’s Fresh Market grocery store and the associated site work. Located at 142nd Street and LaGrange Road in Orland Park, this new location marked Mariano’s 31st store in the Chicago area. As the Construction Manager, ICI was heavily involved with team members from both Bradford and Mariano’s during the preconstruction phase to assist in scheduling and value engineering and ultimately competitively bidding the project. Sitework on the 8.5 acre parcel took place in early 2015; construction on the building was completed in early 2016. The project marked ICI’s second Mariano’s store; the first being an interior build-out of Mariano’s Ravenswood location. ICI has since gone on to build two more stores for the grocer: an interior build-out located at 3030 North Broadway within Chicago and a new construction store with associated site work in Lombard.

Perry’s Steakhouse & Grille Schaumburg, Illinois

When Perry’s Steakhouse & Grille was opening their first location outside of Texas in 2013, the restaurant group entrusted ICI. The 11,000 square foot build-out on the ground floor of Neiman Marcus in Oak Brook Shopping Center in Oak Brook, Illinois was a success Perry’s is now opening their second location in Illinois. Perry’s once again awarded ICI the contract. In the fall of 2019, ICI started construction on the ground up restaurant in Schaumburg after receipt of the pad-ready site. Construction is currently underway on the 12,000 square foot restaurant and the building is targeted for completion in the summer of 2020. The restaurant will feature Perry’s newest design elements and will offer seating for 350 diners, four private dining rooms and a bar attached to a spacious patio.

The Audi Exchange Highland Park, Illinois

Building upon an existing relationship, ICI was awarded the new Audi Exchange in Highland Park, Illinois in early 2018. ICI partnered with multiple parties throughout the preconstruction process and completed pricing and phasing options on 17 iterations of the dealership model ranging in scope from $10 million to $55 million. The extensive effort eventually led ownership to a solution that blends renovated/expanded elements of the existing campus with additional new construction components. During the bidding process, ICI managed complex trade contractor bid packages that allowed the client to select from 39 different “a la carte” options. Additionally, our team coordinated, expedited and managed the permitting process for more than 15 municipal permits. Lastly, ICI coordinated the burial of overhead cabling. The Audi Exchange [CONT.’D] Highland Park, Illinois

[CONT.’D] The 6 acre dealership campus contains four buildings and a car display plaza. The aforementioned four buildings are renovated and expanded versions of existing structures. ICI completed structural updates and the installation of a second floor within the existing 70-year-old masonry building on campus. Additionally, Audi brand updates were incorporated throughout the campus structures; including double wall ‘honeycomb’ metal panel systems, large format tiles, extensive metal ceilings and an indoor display area. ICI also performed all necessary structural modifications to allow for an all-glass staircase in the existing showroom. The display plaza on campus is new construction and contains a 3,000 square foot cantilevered roof structure with a tiered retaining wall system.The 6 acre site underwent significant infrastructure upgrades consisting of 1.5 acre feet of underground detention, site lighting, curbs, asphalt and landscaping as well as ¼ mile of Illinois Department of Transportation (IDOT) road-widening and utility modifications. ICI phased the project into nine segments to minimize disruption to operations.

The Daniel L. Goodwin Hall of Business establishes a home for the University’s worldclass graduate and undergraduate business programs. The 125,000 square foot, four-story building is the largest classroom building on campus. Among the building’s many features is a 600-seat auditorium for presentations and lectures; a state-of-the-art trading lab, and a 6,000 square foot “Global Hall” that includes a digital stock ticker and a billboard-sized high-definition video screen. In addition to numerous classrooms, labs and study spaces, the business building includes a Starbucks Café on the second floor; 150-seat and 80-seat seminar rooms on the third floor; and banquet facility and terrace event space on the fourth floor. Daniel L. Goodwin Hall of Business [CONT.’D] Lisle, Illinois

[CONT.’D] The design intent was to deliver educational with transparency and provide access to interactive learning for the entire student body. The design also creates interdepartmental synergies with cutting edge teaching spaces. Despite being the largest classroom building on campus, the facility has seamlessly connected with the existing environment through a full renovation of the central quad. New walkways, landscaping, lighting and rain gardens allow the quad to serve as a central gathering place on campus. ICI led the extensive preconstruction effort for the project and worked side-by-side with the University and campus architect, DLR Group, on cost control measures to bring the project within budget parameters. Construction began in the spring of 2014 and was delivered to the University in the fall of 2015.

PROJECT ROLE General Superintendent After nearly 15 years with ICI and 35 years of total construction industry experience, Thomas Beata assumed the role of the company’s General Field Superintendent. In his role, Tom is involved in every ICI project in various stages of construction; from conceptual planning through project close-out and warranty. Tom serves as a resource for our team internally as well as subcontractors and vendors. Ultimately, his industry expertise, communication skills and implementation of improved processes benefit ICI’s clients by mitigating the inherent pitfalls of construction. During the conceptual planning stages of a project, Tom works with the cost estimator, project manager and proposed on-site superintendent as needed to develop logistics and phasing plans. Once construction is complete, Tom will shift focus towards working with the project team for efficient closeout. Brian is a graduate of Illinois State University in Bloomington-Normal with a Bachelor of Science in Industrial Technology – Construction Management Sequence. Additionally, he holds an Associate’s Degree in Light Construction and Remodeling Technology from Triton College. Brian has been with ICI since 2000. He maintains a full-time presence on each job site, managing construction activities, administering site services and developing construction schedules. Brian has been the lead Superintendent on all work at Benedictine University since our Construction Management contract with the University began in 2008. PROJECT ROLE Project Engineer Courtney received an English and Secondary Education degree from Metropolitan State university of Denver, yet after years of administration experience in the construction industry, she has joined ICI in the role of Project Engineer. With this education background, Courtney is able to hold a strong public management presence with the ability to manage individual as well as group needs effectively and efficiently. Her professional understanding of this industry can be attributed to her previous roles in accounts payable as well as her position of Project Assistant and Purchasing Agent. Courtney began work with ICI in the Spring of 2018 in Jacksonville Florida for the completion of the Neighborhood Market. She will continue her work alongside the Project Manager to foster effective job site communication and efficient project close-out.
