new decade of possibilities is before us – welcome to 2020! Canada continues to shine on the world stage with a record number of immigrants coming to Toronto. Ontario is a welcoming place to live and offers more housing opportunities than anywhere else. As winter thaws into spring, we are excited to see the trees begin to bloom, and the streets of our communities come alive with the hustle and bustle of happy people – and dogs too! Oakville and the GTA west continue to attract families because of the top private and public schools, the proximity to enjoy the waterfront, and safe communities which make it a great place to live and raise your family while still being close enough to Toronto. We are a couple of months into 2020, and the real estate market is already going strong. The inventory remains at a shortage with TREB reporting 9500 listings in the GTA in January 2019 compared to 7800 listings in January 2020. Due to low inventory levels, many properties are receiving multiple offers. The average sale price was reported to have increased by 12.3% in January 2020 year-overyear, driven by the sale of condominiums in the City of Toronto. TREB has confirmed an 8.7% increase in home sales in January 2020 versus January 2019. Detached homes are preferred real estate; however, due to demand and list prices, townhomes and condominium sales are currently driving the market. Notice anything new about our magazine? D
uring a family boating trip in 2017, Sarah and Bryan Baeumler found an abandoned 1960s resort, set against the shores of the Bahamas’ pristine Andros Island. Their inquiries determined the resort was for sale and, after visiting with local guide Dennis Brown, it struck them that their lives were about to change. Sarah and Bryan had a vision. They would buy the property, and – between Bryan’s construction skills and Sarah’s interior design sensibilities – turn it into a boutique resort of utmost elegance. To make this dream a reality, they moved their family of six to Andros, then got right to work.

he result of the Baeumler’s dream is Caerula Mar Club, a resort whose name translates to Azure sea. Now fully renovated, it is impressive outside and in, with villas, restaurants, clubhouses and landscaping crafted to provide an exceptional getaway for guests. “Caerula Mar is a respite where our guests can unwind after a day on the island, or start their morning by making the very first footprints in the sand,” Sarah explains. To create this sense of idyllic calm, as well as foreground the ocean’s natural beauty, she chose a neutral and simple, but warm, palette. Caerula Mar is designed so that “the interiors, furnishings, and artwork showcase the island’s natural beauty in its truest form,” Sarah says, continuing, “We opted for a warm aesthetic with touches like crisp white linens, understated furnishings, and fixtures that evoke elements of barefoot luxury and life on the water.”
W
hile each villa has a unique feel, they are united by the fact that their design takes its inspiration from the natural surroundings.
Sarah explains that the Someday Suite, with its blue palette, evokes the ocean’s depths. This room, which offers an additional bedroom with two single beds, is an ideal space for families. Pink Sands, on the other hand, is Caerula Mar’s honeymoon villa. Drawing in the warm hues seen in other areas of the resort, it is privately located steps from the ocean. Here, to create the perfect haven for newlyweds, Sarah chose layered lighting, tile, and textured wallpaper. Pillows in shades of pink and blue, and crisp, white luxury bedding, add airy accents to the space. Finally, in the Emerald Palms villa – which bears the resort’s original name – guests can enjoy an incredible view of the ocean from bed. This suite honours the history of the Bahamas and its people by including island-inspired design elements and local art. A monochromatic palette highlights lofty, white, wood-beamed ceilings, a luxurious four-poster bed and tasteful furnishings throughout this space. Sustainability is another driving motive behind Sarah’s designs. She explains that she and Bryan committed early on to sourcing materials locally, or importing them from Canada when necessary. Caerula Mar has also been designed to avoid single-use plastics. Water bottles, cups and bathroom amenities are refillable throughout the resort, while bathroom products are biodegradable, reef and septic safe, and organic. Someday Suite Like the villas, Caerula Mar’s restaurants are islandinspired. At Switcha, a whimsically decorated café with tropical patterned wallpaper, guests enjoy a morning coffee or post-workout smoothie. Driffs, an ideal spot for lunch or afternoon cocktails, is located steps from the shore. Lusca, the club’s fine dining establishment, offers a menu that changes nightly, based on the availability of the freshest fare and Executive Chef Sebastian Perez’s inspiration for the day. Caerula Mar’s soft opening in December, and recent Grand Opening in February, presage the resort’s certain success. RAMSIN KHACHI is the principle & fore front of his custom Design + Build Company, KHACHI DESIGN GROUP. With over 30 years of experience, Khachi is a prominent media personality whose influence is seen in his bespoke renovations, commercial spaces and creative custom builds.
Q: What do you enjoy most about helping people realize the dreams they have for a custom home or even a home renovation?
RK: I always say to my clients; “tell me what the problems are and let me produce the solutions for you.” I love understanding people’s lifestyle, wants and needs and then creating spaces that serve that ultimate purpose for them. The goal is to get it perfect every time so that their satisfaction becomes my pleasure.

RK: It’s hard to pick one. I have done so many; from makeovers of existing homes to new builds to office or retail spaces. If I had to pick one, it would be the construction of Marilyn Denis’ house. The goal was to create the perfect forever home for her. I put so much time into every detail of her home where she gave me total creative control of the design and the build. The end results were outstanding and to this day, every time I go over, we stand there and look around and we both think the same thing; it’s impeccably beautiful. Q: As a popular television personality and a design expert on The Marilyn Denis Show, what do you enjoy most about the media and being able to reach such a large audience?
Q: Khachi Design Group promises, “All projects are done as a group collective, where originality, innovation, and creativity are the main focus.” Could you tell me a bit about your team and how you work together? RK: At Khachi we always work as a team. Every member of our team offers something unique. I may act as the lead on every project, but their individual inputs are vital to a wellrounded and meticulous design. Every member of the team is of equal importance. Even when working with our partners such as our Architect, Christopher Simmons, it is vital to have a clear understanding of his visions so that our work can complement and enhance the overall design and maintain the continuity that is critical in producing comprehensive results. Q: What has been your favourite project you’ve worked on during your career as a designer?
RK: I love what I do. So much so that I love to shout it out. The media is the perfect forum for me to bring what I know, see and create to the general public. There’s also the aspect of teaching, which I also love. Not everyone can afford some of the creations we produce, I like to bring
those thought processes to the viewers to teach them sensible design lessons and proper construction techniques so that they too can produce fabulous spaces for themselves. Q: How do you incorporate technology and innovation into your custom designs and how does it impact your projects? RK: I’m a techie, always have been. I’m also a solution guy. Using technology, not only in the way of electronic tech but also construction tech, allows me to come up with some of the greatest solutions for my clients. We don’t necessarily have a common look to our projects; however, I have heard it said that our projects have a detailed technological excellence to them. As they often say, the devil is in the details - that is so true. Q: How often do you redesign or renovate your own spaces? RK: When I create a space for myself, I tend to enjoy it for several years without changing it. I do make improvements over time, but I don’t change it. If I must change it, then I didn’t design it or build it right. What prompts the need to change a space is a change to one’s lifestyle. That is where I am today; my partner has two young children. That type of lifestyle change requires me to rethink my living space. The new home I design will have to meet our collective lifestyles, both mine and hers and our children. Q: Customization is a luxury that most people desire, to stand apart and own something unique. What is your process when you work with clients in terms of developing this vision? RK: The word “custom” should not be thrown around casually. Everyone can claim to produce a custom product but not all can truly deliver what “custom” really stands for. To me, custom means; understand the clients’ true needs
from both an esthetic and lifestyle perspective, and then dream big to create something so unique that it cannot be found on any shelf anywhere. We often must manufacture or fabricate many of the components of our designs, from unique metal details to oneof-a-kind millwork fabrications to very distinct artful creations. Q: You’ve been at this for over 30 years. That’s an impressive journey. How many rooms, homes, spaces do you think you’ve worked on? I imagine it’s quite the fingerprint on several communities.
RK: I have worked on more projects than I can count. From small to large, from commercial to residential, from new builds to decorating and even product designs and tradeshow booths. I have designed spaces for clients all over North America. For regular people like myself and for some very famous and discerning individuals. It doesn’t matter to me; every project is as important as any other and every client deserves the same care and attention to detail. The result is the same, a space that is well thought out and put together with meticulous detail.

Q: As a seasoned “public speaker, educator and product specialist [who] shares his depth of knowledge to both motivate and inspire his community,” I was hoping you could talk a bit about community, and how important it is to you. RK: I find that over the last decade, community has become more and more important to me. I have lived most of my adult life in Oakville and I love this town. At Khachi we love to get involved in community events and offer our services such as decorating the Town square Christmas tree or hosting the summer festivals. It’s such a pleasure to be involved. I hope that with the new Lakeshore reconstruction project, the BIA will do even more community events so that we can continue to offer our time, our ideas and our assistance in helping our community come together. Q: Is there any project that stands out to you, that holds a special place in your heart? RK: If I had to pick a project that really sits above all else, it would have to be the rooms I do for children through the Make-A-Wish Foundation. It is a feeling that cannot be put into words; creating a dream room for a child that should
never be going through what they are going through. Sitting with them and listening to their whimsical ideas of their dream space, observing their imagination and witnessing their pure innocence. Then to be able to deliver those dreams so that they can have a space that allows them to forget their troubles and ailments, be it for just moments at a time, is simply the most gratifying. I’ve created an outdoor winter wonderland for a little girl, a Tron room for a little boy, numerous princess rooms and even a fun colourful whimsical room with circular shelves for another little girl and more. Being a father myself and loving children makes it even more real for me. Q: What is on the horizon for your brand and your Design + Build Company?
RK: The Khachi brand includes our Design, Build and Decorating services; STONE LAB, our Stone and Quartz fabrication and installation services; KHACHILIFE, our online lifestyle magazine; and our newest venture where we will be designing and fabricating luxury metal and wood vanities under the Khachi Brand to be sold in retail bath stores. What I foresee in our horizon is an increase in our custom new builds. The bar for a true custom home is set quite high and rightfully so. I know that with our talents, knowledge, and years of experience, we will meet and exceed the demands of a true custom build project. Starting out in New York City, Tiffany worked in fashion and learned the inner workings of running a business. After ten years, Tiffany wanted to share her love of art with a broader audience, so she opened her successful Torontobased business Glitter Pie. Glitter Pie allowed art lovers of all ages to create and play in her sparkly

studio. This business venture allowed Tiffany to expand her knowledge of product distribution and manufacturing. Tiffany remarks, “I learned so much from both my NYC experience in fashion and running Glitter Pie. I am not a formally trained designer, so I tend to experiment with colour, texture, and ideas more than most. I feel fortunate to share my excitement for art and design with many beautiful souls.” Tiffany’s career in interior design began to soar when a friend asked her to design her home. With delight, Tiffany took on the project, inserting her whimsical
sense of style in each room. A Toronto Life photographer saw the result and featured the colourful designs in the Small Spaces section of the magazine. After this exposure, her refreshing new take on design was in demand.

As her career grew, television opportunities began to present themselves. Tiffany has appeared on HGTV’s Home To Win and Buy It, Fix It, Sell It with additional opportunities on the horizon. Tiffany says, “TV shows allow me to show people what is possible on a larger scale. I have become known as the designer who does things differently – I represent people who are slightly left of centre and who think outside the box.” Tiffany is excited to continue to bring joy to others through her love of colour, her playful approach to design, and of course, a sprinkle of glitter.

She remarks, “You never have to sacrifice style - 500 square feet can be 500 square feet of fabulous!” When designing in a smaller living space, de-cluttering is the key to achieving a pristine look. Being deliberate in your choices adds purpose and value to each piece. Always discuss your priorities with your designer to ensure the furnishings, lighting, and decor complement your lifestyle. Incorporating your personality is what makes a house a home. Amanda’s client requested a chic space to entertain up to six guests comfortably. The colour palette consisted of black, white, and gold with blush accents. Using textured wallpaper, patterned rugs, and bold furnishings, Amanda created a Chanelinspired look with a clear separation between the bath, living, dining, and
When designing for a small space what is your... bedroom. Cabinets and shelving were used to cover wires, and decorative boxes were strategically placed to hold mail and magazines. Varying the size of your furnishings will create visual interest. Amanda comments, “In this case, we used full-size furniture, drapery, and dramatic lighting. Larger pieces add height and function as an anchor. Lighting is so important for ambiance; chandeliers infuse elegance
and grandeur – and to that, I say yes!” Adding a statement piece, like the blue velvet sofa, breaks up the colour scheme, and floating the sofa away from the wall creates the illusion of volume. This design technique provides the opportunity to insert a small table against the wall removing TV remotes, drinks, and other little goodies from the line of sight. Amanda’s sophisticated decor reminds us every home deserves to be celebrated – big or small.

Tiffany infuses her love of colour into all of her projects, including restaurants and commercial spaces. Designing restaurants has become a passion for Tiffany, as she sees the commercial space as an opportunity to share her work with larger groups. When designing a restaurant, she finds beauty in objects others have tossed aside. Reusing or recycling items allows the opportunity to add to the existing story. Tiffany remarks, “Design is about creating a conversation. It is about feeding your soul and being playful. Have fun with colours and shapes by allowing yourself to think differently.”

hen working on a design project, Tiffany is passionate about the evolution of a space. She works with the room to bring it to life, as can be seen on the popular HGTV shows Home To Win and Buy It, Fix It, Sell It. She loves to reimagine how space can be redesigned or rearranged creating a fresh look. Tiffany comments, “Every space has a soul. The soul of the space speaks to me. It is my job to marry what is already there with my client’s vision, and, of course, add some magic to spark the imagination.”

Tiffany launched a home furniture line in Spring 2019. Her line, in partnership with Silva, inspires homeowners to infuse vibrant tones, joy, and love into their world in the form of mirrors, throw pillows, and unique furniture pieces. THE YEAR 2020 began strong and is predicted to set new real estate records. TREB is projecting double-digit growth in GTA real estate prices year over year for detached, semi-detached, townhomes, and condominiums. The market is experiencing low inventory levels, creating multiple offers on several properties listed in Oakville, Burlington, Milton, Mississauga, and Toronto. This activity is reminiscent of the 2016/2017 growth. In December 2019, the average home in Oakville sold for $1,137,416, in Milton $775,187, in Burlington $673,726, in Mississauga $980,739, and in Toronto $883,520. TREB is predicting the market will see a minimum of 10% growth year-over-year with the activity in early 2020 supporting this increase. The Invidiata Real Estate Team has been busy servicing clients and has experienced tremendous results within South East Oakville 35%, North West Oakville 27%, North East Oakville 21%, and South West Oakville 17%. If you are looking to sell your home, now is the time as buyers are anxious to purchase detached homes, as well as townhomes and condos. Homes of all sizes and price points are seeing a rise in prices, and often selling over the list price. The mortgage stress test is still in effect and holding some homeowners back as they fear purchasing a new home will be out of reach. This fear is causing a lack of inventory, which is slowing an otherwise hot real estate market. In 2019, TREB reported a decrease in listings by 2.4%, prompting buyers to act quickly when a desirable listing did come on the market. As a buyer, ensure you have your pre-approval before you start looking at homes. In a multiple-bid market, it may be necessary to waive financial conditions. RS: An architectural sketch may indeed be the first subtle manifestation of a Client’s reflections. It can come from a snapshot of an ornate Parisian railing, or be the inspiration from a peaceful place such as a childhood home. The storyline of a home takes its shape here and continues to build around life’s journeys.

Q: What makes Regina Sturrock Design Inc. different in their approach? RS: Ours is always a holistic design approach where every curve and line are harmonic parts of the story. They are understood simultaneously, as though they were always there. Beauty resides in the ‘accumulated’ details; the character builders that appear, almost as natural occurrences, simply and purely because they are conceived through the emotion of the space.

Q: Your mantra is customization – tell us more. RS: Let’s look at customization as more of tailoring to suit perfectly. Customization can sometimes carry the stigma of an unnecessary ‘extra’, but that’s not how we see it. Whether it’s a creative ceiling detail that manages to bring in much-needed perimeter lighting, or a sleek and integrated built-in that packs in maximum concealed storage and function, these customized ‘made-to-fit’ details are always part of what we bring. Q: What inspires you as a designer? RS: I see inspiration everywhere. I keep all my senses open to beautiful things. The natural world, the fashion world, rich culture, and its history, architecture, art, are all contributors. I love to travel. My inspirations go beyond the obvious. Sometimes it’s a shape or pattern that’s beautiful because of its sheer simplicity or its consuming complexity. My inspiration is often different and more fascinating each time I experience it. It happens every day.

Q: How does your new build process reflect the vision of the client? We begin with a solid understanding of the Client’s lifestyle and translate that into the details such as millwork and special features. We gather our Client’s feedback through comprehensive questionnaires, particularly where it involves millwork design, so that we can truly create a couture ensemble. We delve into the requirements and idiosyncratic wants all in the name of getting it right. We put a strong emphasis on communicating the design vision through not only detailed working drawings but also beautifully illustrated renderings. These are the building blocks to realizing a common goal of beauty. Q: What is your favourite part of the design process? RS: I love brainstorming the seeds of the design through our clients’ directives and their messages of what they find to be beautiful. Together with my team, we can build on a completely fresh and unique idea and explore a concept that’s not been done before. This is also when the big picture comes into view, the gleaming end result, and it truly motivates me.

Q: Tell us the Story behind Contemporary Manor. RS: Representing a from-the-ground-up project, this is a home that is near to our hearts. It took us to London, England, where we picked up the accolade as 2018 winner for Residential Design Over £1m at the SBID International Design Awards. The design narrative was guided by the architecture and its setting, two grounding components around which all other elements made intuitive connections. It’s positioned on a priceless parcel of land that enjoys exceptional lake views. At any given time of the day, the surrounding waters bring life, mood, and palpable energy, informing the interior spaces on a primal level. Linking these roots was a fundamental directive in our design. Large classic volumes were given a crisp, gallery-white wrap turning architectural detail into sculpture. This pristine envelope enabled a dynamic colour palette inspired by the day’s shifting lake views revealing soft watery hues and intense jewel-toned versions. s winter draws to a close and we put our skis and snowmobiles away for another season, our thoughts turn to summer fun and in between we use spring to start making plans for the beach or the cottage and fun in the water. Boat shows abound for those looking to buy their first watercraft or upgrade. Ads start to appear on-line or in the paper for used watercraft being offered for sale. Craft that have been stored for the winter are being readied for their return to the water. Anglers, sailors, water skiers and swimmers are looking forward to getting back to the water.
Whether you are new to watercraft or a seasoned sailor, one of the most important things to remember is insurance for you and your vessel. Why, you may ask? No matter how much experience or training you have had, no matter the steps you take to protect your watercraft, accidents happen. Imagine the following: • The marina where your vessel is stored is struck by vandals and thieves and yours is one of the boats to sustain damage and have contents stolen. • You hit a hidden rock in the water and your vessel is damaged or sinks. • A freak storm upends your sailboat and it flips over dockside, with the mast stuck firmly in the mud below. • The barn where you stored your boat for the winter is felled by a tornado, crushing the vessel and boat trailer inside. • The garage you stored your boat and trailer in goes up in flames, leaving you nothing but ash.

The Economic Club of Canada hosted a conversation about mindset, change, and community influence with the 44th President of the United States, Barack Obama, on January 23rd. The conversation welcomed a fresh perspective on traditional thoughts and action. Shae Invidiata was present to experience the incredible energy and moments of gratitude brought forth by the impressive roster of speakers and entertainers. For an economic conference, impressively put together in just six weeks, the reoccurring theme expressed by the presenters preceding President Obama, was love. Love of planet, love of each other, and love of self.

Kiana “rookz” Eastmond, an award-winning entrepreneur and founder of Sandbox Studios, silenced the crowd with her personal tale of triumph and emotional reference to home, “Home is a powerful word – it is a place you can cry. When people invite you into their home to be vulnerable, that is where you grow.” She tearfully continued, “Home is where people embrace you. I define home as the place where people embrace me.” Dwayne Morgan, Randell Adjei, and Thunderclaw Robinson gave a moving Spoken Word Performance encouraging the crowd to dream big. They shared, “The gift is community, always tethered. No one was made to be a spectator in life.” In a moment of unison, Canadian Grammy-nominated singer-songwriter Jessie Reyez silenced the room of 6,000 with a rendition of her popular song Figures met with thunderous applause. We are at the point in our history where the economy can only thrive when we work together as a global community and take action for global solutions. Organizers, Rhiannon Rosalind, CEO of Economic Club of Canada, and Dr. Jeffery Overall, Professor of Entrepreneurship and Strategy at Ontario Tech University, expressed their passion for inclusion and acceptance. They made it clear the modern economic dialogue needs to be centred around creativity and togetherness. Rhiannon believes, “Conversations have the power to change the world.” As moderator of this important conversation, the duo expressed their goals for the event, “We aim to shift energy by raising the collective vibration of the planet. Our goal is for you all to feel a shift in your hearts today – and be open to receiving it.”

The moment arrived for President Barack Obama to take his seat. Business leaders, distinguished guests, and invited youth rose to their feet as he ascended the stage. President Obama waved to the crowd while flashing his distinguished smile. He simply said, “Hello everybody.” The first question was one of skills, precisely, which would be the most important to acquire as we enter a new decade. The dialogue centered around the fact that robotics and advancements in engineering are unstoppable. It is our responsibility to re-imagine repetitive tasks in all disciplines. We must think about what we have to offer and see how we can re-shape it or make it more creative. Introducing new skills into the education system is a real consideration, Obama remarks, “I’m not letting you off the hook, kids. You still need to learn math! You do, however, need to take a creative approach when learning.”

The conversation turned to the mental health crisis. Rhiannon remarked, “500,000 Canadians call in sick to their jobs every week due to mental illness.” Obama cautioned not to overgeneralize or use media-generated stats. The global economy has created a significant amount of anxiety as the ground we stand on is continually in flux, and uncertainty is amplified in the mists of rapid change. Obama remarks, “As a black President, I challenged a sense of identity. Women moving in different directions, and the LGBTQ community making demands have shaken long-standing traditions. We are in a time of constant change offering the people little to anchor onto.” Confusing the status quo distorts identity and creates anxiety. Obama continues, “Men don’t know what it means to be a man anymore, and other traditional roles are no longer static. These issues are unsettling to people, which causes disruption, confusion, and anxiety.” Business has to be agile and flexible to the changing state of the world. When we add social media into the mix, we are attempting to replace rooted community with online followers and friends. This adds to the uncertainty. Rhiannon asked what we can change in terms of the process of resolving current economic problems. In short, assemble a team of experts to share their opinions and their expertise. The most important ingredient for making complex decisions is for each team member to be an expert in their field, not that they agree with the leader or each other. With a team of diverse experts, you can be confident that you have exhausted all of your hypotheses and are moving forward with the best possible solution, regardless of the outcome. As President, Obama would follow this formula. He says, “I would assemble a team of experts to understand the probabilities and hypothesis and make a call based on reason. Knowing you have exhausted all possible tactics and outcomes allows you to move forward with confidence.”
