ISO SPACES

ISO Spaces is a multi-award winning innovation-focused company that designs and manufactures bespoke, high specification, portable buildings and spaces from shipping container units. Ben Treleaven (Managing Director) and Gregg Curtis (Sales & Marketing Director) founded ISO Spaces in 2013, before Andy Orr came on board in 2014 as a third Director. The business was formed in response to an emerging demand for custom converted shipping containers for the hospitality and events sector. The company name is derived from “International Organisation for Standardisation” and alludes to the products conformity to industry standards for transportation/ installation. ISO Spaces is the leading company in its field in the UK, converting containers to UK building regulations.

Container conversions solve the same problems as modular housing: rapid deployment, advanced technologies and labour saving processes that reduce costs, improve quality control and increase the ability to control costs. They have, however, four vital and significant differences: they can be redeployed quickly and cost-effectively, they recycle redundant frames, they are highly transportable; and unlike modular homes, transporting containers doesn’t require planning different shipments, managing sequencing and loading onto trailers.

ISO SPACES CONTAINERISED HOUSING PRODUCT ISO Spaces designs, develops and manufactures relocatable housing units from

recycled shipping containers. The units are “permanently portable” and are built to uk building regulations, whilst retaining the ability to be redeployed, whether utilising brownfield sites for interim use or long-term deployment. The units are suitable for short, medium and long-term deployments. They can be offered on long-term lease deals or are available to purchase.

The units are permanently portable ISO SPACES | 6

UNIQUE CHARACTERISTICS Container buildings are inherently strong and widely available at a relatively low cost. They are a uniquely sustainable solution in that they truly support the concept of a ‘circular’ economy and represent a more valuable asset when repurposed than decommissioning or redundancy. Every container is robustly built to ensure secure and safe portability to universally agreed standards. They are easy to deconstruct and relocate, simple to stack and require little maintenance. They are quick to repurpose in our off-site, factory-controlled facility, which not only ensures a high quality product, but also minimises waste.

CASE STUDY | MARSTON COURT

The first of its kind, Marston Court is an innovative response to housing supply problems in the borough. It is a 34-apartment development created using a kit of moveable and reusable parts, based around repurposed shipping containers, offering a sustainable, robust, affordable and flexible solution to short-term accommodation. The development on Bordars Walk, Ealing, is located on a previously disused brownfield site that attracted fly tipping and anti-social activity. The development, which brings vacant land back into productivity through interim use, will help those in immediate need of emergency accommodation, including young families and lowincome individuals. The development, which will home up to 72 individuals, comprises four pavilions with 34 secure, ready to move in fully furnished apartments, a management office, laundry and refuse storage.

CASE STUDY | MARSTON COURT

“Like all London boroughs, Ealing is facing a massive housing crisis and we believe that some radical thinking is needed. The Marston Court development is just one of a number of projects that we are undertaking to repurpose underused brownfield sites and transform them into assets that benefit our local community in as cost-effective way as possible.”

Councillor Jasbir Anand, cabinet member for housing at Ealing Council.

CASE STUDY | HOPE GARDENS

The largest temporary accommodation of its kind in the UK, Meath Court in Acton’s Hope Gardens was officially opened on 7 December 2017, providing emergency accommodation for families in our converted shipping container housing – just in time for Christmas. After the successful installation of our shipping container housing at Marston Court, Hope Gardens is the second development that ISO Spaces have manufactured for QED Property and Ealing Council. The 60-apartment shipping container housing solution is an innovative response to the London Borough of Ealing’s housing supply problems, providing comfortable accommodation for over 280 people – some of the 2200 families in Ealing residing in temporary accommodation and potentially facing homelessness. The shipping container housing development was created using moveable and reusable parts, repurposing shipping containers to offer a sustainable, cost-effective and flexible housing solution for Ealing Council.

CASE STUDY | HOPE GARDENS With the reusability of the shipping container housing at Hope Gardens at the core of its design, this innovative model is crucial to addressing the long-term affordability and sustainability of the built environment for Ealing Council, previously placing families in housing earmarked for being knocked down, and even paying for families to stay in bed and breakfast accommodation. Once a brownfield site, identified for

long-term redevelopment in just under seven years, Hope Gardens now consists of 60 fully furnished one, two and three bedroomed container homes, a communal space, an onsite management office, laundry services and refuse storage, providing a sense of community for its new residents. Almost twice the number of shipping container homes to the development at Marston Court, Hope Gardens is now the largest temporary accommodation development in the UK, ‘ a significant move on in terms of scale and quality’, as stated by Ealing Council leader, Julian Bell.

CASE STUDY | WATERMILL WHARF

Innovation Studios, Watermill Wharf was developed in response to Medway Council’s requirements for more enterprise space, in partnership with QED. Regenerating a run-down are of Strood, the two blocks of converted shipping container buildings are now home to 15 work units on the first floor, with 18 storage units beneath. Using a combination of 20ft and 40ft shipping containers, the purpose-built space on the bank of the River Medway provides a creative hub for start-up and burgeoning micro-firms, largely in the digital and technology sectors. Joining Innovation Centre Medway (ICM) to fulfil the Council’s ambitions to transform the area into a hub for entrepreneurs, the shipping container units are fully compliant with building regulations. In addition to the office units, Innovation Studios also incorporates kitchen and bathroom facilities and a secure bicycle storage area.
