More people wanted to move into the area than there were houses to buy. As Washington County became the “Energy Capital of the East,” it also became the new center of what we referred to as the South Hills. Four of the top ten communities for new construction are located in the South Hills in the I-79 corridor, including the municipality with the most new homes, Peters Township. What all four of these communities also have in common is that the main highway access to the municipality is within two exits of the economic center of Southpointe. Jeff Burd explains how Southpointe has become such a significant driver of our market, the prosperity that its employees are creating and how this shift has changed the nature of the new South Hills. round five years ago, while the rest of the nation was getting familiar with phrases like “financial crisis” and “Great Recession,” words like “fracking” and “Marcellus Shale” were becoming part of the vernacular for the people in Washington County. The natural gas exploration that was beginning in 2009 and 2010 would come to have an enormous impact on the economy of Southwestern PA. The ripple effects of this new economic force would also have a significant impact on the region’s housing market.

The mortgage crisis and resulting decline in housing values around the United States was a bucket of cold water on the strong housing boom that occurred from 2005 to 2007. There were pockets of stability in the midst of the housing problems. Pittsburgh, which had not experienced the unusual home appreciation spikes of the middecade, was one of the markets in which home prices remained close to pre-recession levels. As early as 2010, however, the stability of the Pittsburgh housing market was bolstered significantly by the new prosperity that was resulting from gas drilling. Driven by the new prosperity, the microeconomy of a number of Washington County communities began to experience broad-based growth. People began to move to Washington County at a brisker pace, growing the population by more than six percent. The demand for housing rose with this increase in population. This shift changed the nature of the South Hills. More people wanted to move into the area than there were houses to buy. Prices for homes rose. Homebuilders began to look
for vacant land and incomplete subdivisions to build out. As Washington County became the “Energy Capital of the East,” it also became the new center of what Pittsburghers referred to as the South Hills. For decades, places like McMurray and Canonsburg were towns where Pittsburgh spilled over; now, those areas are the heart of the South Hills.

All you have to do to get a sense of this new reality is to look at the new construction in the region. Unlike in the pre-recession housing market, new construction post2010 is very much following the I-79 corridor north and south. Of the most active housing construction sub-markets since the end of 2009, only Moon Township is located more than ten minutes from I-79. Four of the top ten communities for new construction are located in the South Hills in that corridor, including the municipality with the most new homes, Peters Township. Three of those four are in Washington County and the fourth – South Fayette Township – lies on the border of Allegheny and Washington. What all four also have in common is that the main highway access to the municipality is within two exits of the economic center of Southpointe (see chart on opposite page).
Southpointe: The Epicenter For all the fancy terms and theories that exist to explain how the economy works, the reality is that economics boils down to one short four-letter word: jobs. When more

of them are being created an economy grows. When people are being laid off, the opposite occurs. Some thirty years ago, the leaders of Washington County made an investment that was steeped in the jobs theory. The county commissioners created a business park called Southpointe. Their hopes and plans were pinned on Southpointe becoming a first-class office center that would attract employers and jobs to the county. Although, success took time, the plan has paid dividends. Once dubbed “Frank’s Folly” by rivals ridiculing former Congressman Frank Mascara, Southpointe developed into a great office location by the early 2000’s. But since the exploration of the Marcellus and Utica Shale formations has matured, Southpointe has become a critical regional employment center. More than 10,000 people work for companies in Southpointe and more will follow as the headquarters for Ansys Corporation and Noble Energy will be occupied in early 2015. When Southpointe finally winds down – and another few office buildings are still to come – almost 15,000 people will work there every day.
Four South Hills communities located along the I-79 corridor are among the most active in the Pittsburgh region since 2010. Peters Township is home to the most new single-family construction during those five years. “For Heartland Homes, Southpointe is our central focus in Washington County,” explains Amy Stoianowski, South sales manager for Heartland. The builder has homes under construction in two communities in Southpointe: Ironwood II and Overlook at Southpointe. “Overlook is a joint community of Heartland and Ryan Homes. Heartland has three remaining home sites in the first phase while Ryan has
five. We should be paving in phase two in early spring.” The Overlook at Southpointe opened 48 home sites in summer 2013 and those should be absorbed by year’s end. Southpointe will also soon be the home to two new apartment complexes, containing about 600 units. The real impact of Southpointe isn’t in the houses built there,

however, but in the prosperity that its employers are creating. It’s a ripple effect that is being felt well beyond the I-79 corridor. “Southpointe is such a significant driver [of the market]. When you look at the companies that are there, it’s not just oil and gas, which are huge,” notes Paul Scarmazzi, president of Hawthorne Partners of Canonsburg. Scarmazzi is also a member of the Canon-McMillan school board and sees how companies in Southpointe are doing. “Companies like Crown Castle or Mylan have great year-overyear earnings and employment growth. I’m meeting people from cities like Chicago all the time that are moving to work there.” Statistically speaking, every job creates a new household, which requires a new place to live but jobs aren’t the only economic story. It’s also difficult to overstate the importance of the gas industry to the South Hills. The increased business activity because of the drilling and

processing in the gas fields has helped business owners of all types. There is a multiplying effect from the activity that has helped rejuvenate some of the sleepy small towns like Canonsburg and Bridgeville, bringing prosperity back to owners of hotels, tire shops, diners, industrial supply distributors and countless other businesses serving the industry. Custom builder Jeff Costa, owner of Costa Homebuilders, says his business has done well even in an era of fewer available custom lots because of the improved economy. Many of Costa’s customers are building on individual
lots rather than in planned neighborhoods and are mainly move-up buyers. Costa has earned a reputation for quality custom construction and many of his customers come from word-of-mouth. That’s an especially good recipe for success when there are more move up buyers. “I think people just want what they want. People bring us pictures of what they want and we can build that,” explains Costa. He notes that he is building homes now for nine owners who purchased houses because of the land on which the home sat. “These are places where people tear down an old house and, boom, you have a great building site in a great school district or whatever.” Costa observes that this kind of project isn’t new but that the new economy has created more opportunities and more calls for his company. “People are making decent money in a lot of areas around here. People are still buying acreage,” Costa says. “The people calling aren’t the ones with the wells but the electricians working on wells, the repair person, people doing business with the gas industry.”
The wealth created from the drilling seems to be showing up in multiple generations, Jean Watson says. Watson is the manager of Howard Hanna Real Estate’s Washington office. “I see the money available all around [from oil and gas],” she says. “We’re not seeing a lot of oil and gas owners moving or doing upgrades. They are staying where they are but I am seeing children and grandchildren being gifted proceeds and building new or buying a bigger home.” Gas exploration wasn’t without its impact, however. The evolution of the natural gas exploration was a big factor for Millcraft Investments’ development of Piatt Estates in Chartiers Township. Millcraft was the original developer of Southpointe and is turning the family’s farm into a mix of patio homes, traditional single-family houses and estate homes. Marcus Piatt explains that the decision to develop the farm followed observations about the housing patterns in the area. “The driver was that we saw apartments pick up right after the recession as the oil and gas workers transitioned from hotels to apartments,” Piatt says. “Then we saw workers transitioning from apartments to home ownership. It’s a great piece of
ground with great views and we think that Chartiers is the next hot area for housing.” Whether from multi-generational family gas leases or as a result of the job growth, the South Hills area is attracting a younger demographic group. According to the 2010 census, more of the area’s residents are under the age of 18 (22 percent) than over the age of 65 (18 percent). For the most part, these younger people are moving from other areas and finding work that is convenient to the I-79 commuter route. That creates a demand for housing that is somewhat different from the traditional suburban home. Builders have learned to take advantage of that demand to succeed in the new South Hills. “I see a much higher concentration of relocations, particularly in Washington County,” notes Shaun Seydor, division manager for Dan Ryan Builders. “We are intentionally marketing to that demographic group.” Dan Ryan Builders is based in Frederick, Maryland, with roots in Western PA (Dan’s father Jim and uncle Ed founded Ryan Homes). into Pittsburgh focused on the South Hills as one of the primary markets for the townhomes it builds. With prices in the $200,000 to $350,000 range, Dan Ryan’s townhouses are attractive to firsttime buyers. That’s one kind of buyer that Southpointe companies have been recruiting.
Spreading Out in the Southern Communities Of course, Pittsburgh’s new economy isn’t built only on the shale gas play. The region’s largest employers are located within the City’s limits, part of the reason that young people are moving back to the urban core. But, the continued growth of population in the South Hills points to the fact that a significant number of people – even young adults – are attracted to suburban locations that offer the right kinds of amenities and opportunities. For these kinds of home buyers, being in the suburbs doesn’t exclude access to urban life or the kinds of amenities that are found in the city. At the same time, buyers in the South Hills get the benefits of some of the key attributes that drew people to the suburbs sixty years ago. For South Hills residents, the proximity to convenient transportation, leisure activities 12 GREATER PITTSBURGH’S NEW HOME
and of course, good schools has validated the choice to invest in a home there. One of the big draws to the area is the access to the outdoors and a variety of recreation. Washington County is home to a number of state parks and Allegheny County’s massive South Park is but a ten-minute drive from the hot suburbs on

either side of the county line. There are great historical attractions within a halfhour of the South Hills, including Meadowcroft, a pre-Colonial native settlement near Avella. The short drive south on I-79 links South Hills residents to Interstate 70, which connects to the beautiful Laurel Highlands within an hour. Since 2008, Meadows Racetrack and Casino in North Strabane Township has offered casino gaming and expanded horse racing for those who enjoy a change of pace in entertainment. And while the hometown major league sports teams are but a half-hour drive away, Washington County is also home to the Frontier League Washington Wild Things, with its beautiful ball park and family-friendly events. The South Hills has always been an attractive spot for retailers and restaurateurs, and the new South Hills is no exception. Simon Properties has spent more than $100 million upgrading the South Hills Village Mall, making it a southern shopping destination. The new Southpointe Town Center offers employees and residents upscale dining. The Tanger Outlets and Old Mill mall bring one-off retailers to the intersection of I-70 and Washington Road. And, Donaldson’s Crossroads remains the “Main Street” of McMurray. For young families, the southern communities offer a great place to raise children too. Aside from the recreation and easy access to Pittsburgh, the South Hills is home to highly ranked schools. The Pennsylvania System of School Assessment Examination annually ranks the top districts in the state and region. For the past eight years the Upper St. Clair Panthers have been rated the best in the state, closely followed by the Mt. Lebanon Blue Devils. For 2014, these two districts swapped spots, with Mt. Lebanon remaining second overall while Upper St. Clair slipped to fourth. The high rankings aren’t limited to these
two districts in the south, however. Joining them in the top rankings is Peters Township at number 15 and upstart district South Fayette at number seven.

This mix of great schools and lifestyle amenities was critical to Dan Ryan Builders when they decided to build in Pittsburgh.
“For single-family detached homes, most of our buyers are going to Cecil or North Strabane,” Stoianowski notes. “One reason is the lower taxes [in Washington County]. The Canon-Mac School District is moving up the rankings and compares with school districts in more expensive markets. Northern Washington County is just more affordable.”
“Our strategy for market entry into Pittsburgh was to build north and south along I-79. All of our communities are within ten minutes of the interstate,” explains Seydor. “What I look at is school districts and the districts in the south are very strong. That is important for our first-time buyers. Then I look at proximity to highways and how close the shopping and amenities are. The South Hills has all of these things going for it.” Amy Stoianowski says she’s seen a shift in the South Hills that she ties to the demographics. Heartland Homes has been building throughout the area since its inception and currently has active projects in Upper
North Hills-based S & A Homes sees the Washington County part of the South Hills fragmenting even further between price points as growth in the area continues. S & A Homes entered the South Hills market by taking on portions of two developments in southern Allegheny County, at Newbury in South Fayette and Centennial Point in Collier Township. Lorrie Crummie, general manager for S & A Homes Western Region, says that her company saw growth
opportunities in pushing further south into Washington County. “We have been looking to grow in the Pittsburgh region and felt the best opportunity was along the I-79 corridor. With my experience, these were the places I wanted to look,” Crummie says. The builder now, has nearly a dozen new homes in a brand new community in Chartiers Township called Piatt Estates. Crummie says that personal relationships with the Piatt family led to the project, which was in the right place for S & A’s strategy. “We thought Piatt was a good developer to work with. We were focusing on moving down along the 79 corridor to a good location. [Piatt Estates] was an ideal opportunity to align with a community that serves a good demographic,” Crummie explains. “We’re trying to capture multiple demographic groups. The most popular right now is empty-nester or downsizing

collaborative atmosphere and jokes that the relatively small size helps with the teaching philosophy. “The difference between Chartiers-Houston and other districts is it doesn’t have the critical mass yet to change from educating to teaching the test,” Piatt chuckles.
“What I liked was that more kids went from Chartiers-Houston to college. It was second best behind Peters Township in Washington County.” Piatt expects that the location of Piatt Estates is one of the reasons that a number of prospective buyers in the community are residents of Peters Township who find that the distance from I-79 and congestion of the McMurray commercial district aren’t as convenient as Chartiers Township. He also says that Millcraft and the builders in Piatt Estates have been surprised thus far that the largest share of their lot sales have not come directly from the emerging industries. “Demand is not coming from oil and gas people. It’s coming from empty-nesters in Allegheny County and Washington who are buying the patio homes,” notes Piatt. He says that construction has started on an unplanned street paving to add 15 more patio home lots because that product was sold out in the first phase. Demand from move-up families and buyers looking to upgrade are starting to push the construction of the single-family homes that S & A Homes is building and the estate homes built by Primrose Homes.

Primrose Homes has developed a reputation for building beautiful higher-priced homes in Butler and northern Allegheny County. Custom builders often stay in their own “back yard” because of their reliance on referrals and word-of-mouth, but Primrose’s founder and CEO, Jeff Martin, explains that northern Washington County looks like the market he’s accustomed to in the North Hills. “I think that area is the next Cranberry, with the evolution of the oil and gas industry centering in Southpointe and Washington County,” says Martin. “I just thought it was a good opportunity to position our company in a growing area.” “The quality of the lots in Piatt Estates is outstanding and support [the requirements] of a high-end home. Our lots are much different from other homes that are competing with us. The topography supports the kind of home we build,” Martin continues. “The tone of the neighborhood
was set by the Piatt family homes, which are high-end and that makes it easier to create the kind of neighborhood you want.” This broader expansion of the South Hills market deeper into Washington County is stretching nearly to Little Washington itself. Hawthorne Partners’ new projects are just a few minutes north of Washington and S & A Homes is getting underway with a new carriage and townhome community called Bradford Run in South Strabane Township. Those in the know about residential development report that homebuilding pros are looking at land in Canton Township and North Franklin Township, just to the north and west of Washington, PA.
Peters Township remain strong. The center of the South Hills has been shifting to the south for decades, as growth led to building out older suburbs like Brentwood, Baldwin or Carnegie. The maturation of the energy industry, especially the natural gas exploration, has altered the landscape permanently however. As the search goes on for the land and development to become the next Southpointe, expect the opportunities for residential development to continue to follow the jobs and available land. The South Hills remains one of Pittsburgh’s most sought after addresses. That address just keeps getting bigger. NH

ho hasn’t hunkered in on a rainy evening to watch the exploits of a beleaguered couple looking to increase their living space in the home to accommodate family needs and desires? After grueling remodels and painful voyages outside one’s geographic bounds, the denouement of such a dilemma leaves us with the answer
to the question of whether they will love it or list it. And while we may mock the histrionics of a given spouse or the desperation of the designer, we remain steadfastly intrigued as we image our own home remodel flowing much more smoothly and logically. There’s no doubt that the popularity of television shows such as “Love It or List It”, “Property
Brothers”, and others have spurred many from the realm of “Would we?” to “We will!” but, are the choices made always in the homeowner’s best interest? Perhaps preceding that question we would be wise to ask what the impetus is for the remodel, renovation or quick fix? Not to mention, what will/can we expect to realize from such a venture?

According to The American Heritage Dictionary of the English Language, to remodel is to change or alter the structure, style or form while to renovate is to restore to an earlier condition, as by repairing or remodeling; to revive. Some construction experts tell us that remodeling and renovating improve an already standing home or structure but, a renovation tends to restore or repair a structure, giving it new life if you will, while a remodel generally changes the appearance of a room or home by updating it, changing its function, or redesigning the layout. William Honeywill, certified buyer, new home specialist, and relocation specialist, Berkshire Hathaway Home Services, suggests that “If you are doing a renovation, you’re adding square footage. The remodel is making improvements to existing rooms and spaces.” Honeywell continued that others may misinterpret what remodeling truly is in
terms of home improvement. “A remodel is not a new roof or replacing worn carpeting. Those are maintenance features that a potential home buyer would expect.” Yet, a remodel can be as simple as repainting with trendy colors or freshening hardwood floors according to Linda Honeywill, associate broker and certified buyer for Berkshire Hathaway Home Services. She continued that the same holds true for a kitchen remodel, where the project can be scaled down to such things as replacing countertops, appliances and fresh paint depending on the home owner’s goals. “There are those whose companies transfer them to our area for a time frame of maybe three to five or seven years,” she noted. “Generally, they want to buy a home and are looking for one that is already complete – a new home. They don’t want to make the investment in a renovation as a rule since

that renovation can take a lot of time with the home being in disarray for months.” William Honeywill added that major renovations are often seen among those in their mid-forties and older who can afford the mortgage payment and the cost of the renovation. The Honeywills agree that a first step in determining what to invest in a remodel is to ask the client what his goals are: To sell for more money, to sell quickly, or to enjoy while living in the space for some years to come. “You need to learn what the client’s goal is in order to make meaningful recommendations,” Linda Honeywill added. Melanie Verbaarschott, CKD, CAPS, project developer for J. Francis Co. LLC, a design build firm on Pittsburgh’s North Side, has noted an increase in remodeling, including baby boomers looking to age in place. “People aren’t always moving up to larger homes,” she said. “They are paying attention to what they have, remodeling to meet their needs.” With more baby boomers looking to stay close
to children, grandchildren, and other established relationships and steer clear of the snow bird flight path, what is called
“universal design” is taking hold when it comes to remodeling. This global movement first appeared on the scene in the

Over the decades, universal design evolved to become useful for all people and is often called “inclusive design” as described by the Institute for Human Centered Design. Related to aging in place, universal design as defined by the National Association of Home Builders is the “design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design. “In kitchens, for example, we’re seeing things like different countertop heights and higher ovens, explained Verbaarschott. “In the 90s, microwaves over a range were

huge. Now, microwave drawers for every appliance brand, below the countertop level, have proven to be easily accessible with great functionality and use of space.” Items such as touch faucets, varying toilet heights, and handrails for seated bathers have also been making life easier for a growing older population. “There is a movement away from jetted tubs because many don’t have the time to fill the tub, take a bath and soak,” Verbaarschott added. “Instead, they are incorporating jets into showers, which can massage the lumbar area or shoulder blades.” She continued that for those who need or want to bathe, there are tubs with doors as an easy
way to access the tub as a means of therapy or sitz bath. “And with the touch faucets, there is ease of use and a more sanitary mechanism.” William Honeywill observes many in major established neighborhoods simply love the location of their homes and don’t want to leave it, so “they renovate and stay.” Seemingly in agreement is Todd Klippa, of TK Construction, Inc. a design build firm in Oakdale. He believes that people remodel because they “would like to stay in their neighborhoods, stay in their school districts, and consider the cost of a remodel versus new construction. People are keeping their homes to make them more accommodating for their families.”

Many agree that the items bringing value to a home include kitchen redo’s, outdoor spaces and siding replacement, for example. “Repainting, new carpeting or dressing up hardwood floors may contribute to the [home’s] bottom line,” noted Linda Honeywill. “But kitchens, master baths and finished lower levels are big selling points.” Among the more common renovations key among Klippa’s clientele are much the same ‒ kitchens, bathrooms, large additions and major renovations to an existing home. “Bringing the most value to a remodel are the kitchens, bathrooms and master suite additions, all increasing the resale value,” he added. According to Remodeling 2014 Cost vs. Value Report (www.costvsvalue.com), a midrange major kitchen remodel in the Pittsburgh region, for example, costs about $54,939 with a resale value of $35,575

Whereas a midrange bathroom remodel, again for the Pittsburgh region, may cost $16,193 with a resale return of $7,478 or a 46.2% cost recoup. And while the kitchen remodel proves comparable against the MidAtlantic states and national averages, the midrange bathroom remodel in the Pittsburgh region recoups significantly less when compared to

Mid-Atlantic and national averages (64.0% and 72.5% respectively). Common sense, though, may counsel that any remodel or renovation will not bring as much value as the costs invested in a given project. So what are some of the midrange projects that realize the greatest return on investment in the Pittsburgh area? As compiled by the Cost vs. Value Report, they include: siding replacement (vinyl – 72%); minor kitchen remodel (67.4%); deck addition
(wood – 66.4%); major kitchen remodel (64.8%), and window replacement (wood – 64.7%). As reported in U.S. News and World Report (March 2014), the consensus among real estate agents and remodelers is that “updated kitchens and baths still bring a significant payoff, especially at resale time.” John Rihn, a residential builder, author, editorial director of the Black and Decker Home Improvement Library, and executive editor of Better Homes and Gardens magazine writing for Houselogic Home Remodeling posits that despite the viability of high and low return projects, homeowners should consider what’s right for them, what dollars are involved, and that winning projects encompass four characteristics: low maintenance; good - but not necessarily the highest - quality; energy efficiency, and not being too costly. From a more conceptual remodeling point of view, Verbaarschott sees a draw toward clean, streamlined design ‒ simpler details as opposed to heavy mouldings and ornate

The idea is ‘make it work for me.’” This idea holds true among any number of her clients across varying age brackets. I see millennials in condos that are simple in design to young families wanting user-friendly, open spaces, no longer wishing to ‘keep up with the Joneses anymore but considering what maximizes their time together,” she added. “There are also those baby boomers migrating to the city, former suburbanites who want to walk to events, shops, restaurants, and the theatre.”

So what projects may not be among the wisest choices? “Pools and hot tubs are personal choices and may not work as selling points,” warned William Honeywill. “A nice patio, grill, fire pit or stamped concrete can be good but
you need to watch the dollars. If you go ‘elaborate’, you better seek out some professional advice.” Rihn reports, as do others, a downward trend in home offices and sunrooms, citing expense, loss of valuable in-home territory, and new
technology as reasons for their gradual demise. One caveat ‒ if a home office would serve your purposes well and you intend to stay in the home for a prolonged period, then do what’s right for you.

To Flip or Not to Flip … Popularized by myriad television shows, flipping appears to be a quick means of making money. To be clear, most define “flipping” as a home purchased and then resold within six months, while some extend that time frame up to twelve months. In reality, flipping has mutated in the last five to 10 years and deserves study before embarking on such a venture. Realty Trac, one of the country’s leading sources for comprehensive housing data, tells us that flipping profits in late 2013/early 2014 were strong with an average gross profit of $58,081 for all U.S. homes flipped in 2013. The author also cautions that the market for flips is “slowing.” In the Pittsburgh region, however, flipping has gained popularity with the distinction of being named as one of the 10 Best Cites in the nation in which to flip a home as reported on 24/7 Wall Street.com. Daren Blomquist, vice president, Realty Trac, explained that home flippers are attracted to
less expensive markets, such as Pittsburgh, given the location and age of properties available. He continues that some 59% of homes flipped in the Pittsburgh region in the first quarter of 2014 were built in the 1930s but describes home flipping as a niche and cautions that it is a risky activity not for everyone. “Those ROI (return on investment) numbers can turn on you very quickly as the market turns.” With Pittsburgh as the #2 best city in which to flip a home, “distressed” homes sold higher in the first quarter of 2014 when compared to last year. But, the flipper himself (or herself ), has changed over the years from the general population opting to buy and resell new homes to bargain hunters in search of foreclosure auctions and sheriff sales. James R. Hagerty of the Wall Street Journal describes today’s flippers as those who need cold cash, lots of local market knowledge, and strong nerves” and sums up the experience of flipping thusly: “Investors compete mostly with other fulltime professionals who monitor auctions at county courthouses across the country. The bidders often haven’t had a chance to
inspect the property or determine whether it’s occupied by tenants who may be hard to evict.” Parallel to the flipping craze, Verebaarschott tells us that “Remodeling is doing quite well in the market. There are those do-it-yourselfers willing to tackle a project but my clientele, usually dual income households, don’t want to spend every weekend tackling a job. And really, they’re doing it for themselves, not for resale.” In a similar vein, Klippa said “Our customers are more interested in the high end renovation of their existing home.” Regardless of whether homeowners renovate or remodel to sell, flip or refurbish for their own needs, William Honeywill offers a piece of advice. “There are some clients who maybe bought a home at a good price but will sell it in three or four years. Remodel as early as possible so you can enjoy the home … so you can enjoy the beautiful features of the home before you sell it. Many times, people second-guess themselves as to why they didn’t remodel the home earlier. It can improve their quality of life.” NH

What makes a home builder remarkable? First, there are the remarks themselves. He is quick to count off everything behind the beam that matters. “How quickly can we get hot water to a faucet? How loud is the house? Does it feel really sturdy? Is it difficult to step outside the front door? In the end it all adds up, and those subtle details make a difference.”
Start With Smarts “We take a lot of time to think about the performance of a house, much like the performance of a sports car,” says Matt Moritz, vice president of construction. “People like to look at the kitchens and millwork because they’re readily apparent, but for me, what sets a house apart is how plumb, square, and level it is.”

Of course, first-rate millwork doesn’t hurt either. With trim carpentry that is handcrafted and hand-installed, the quality of the home is just as apparent to anyone who isn’t a third-generation home builder. Nicky Varrenti, operations manager at Eddy Homes, likens their craftsmen to artists. And how to keep those artists around? It’s one of Eddy’s simple secrets: test

them through time, and pay them well. Cream rises to the top. “It is harder and harder to find true craftsmen in a marketplace where a lot of home builders are just out to maximize profits and focus on their shareholders,” says Varrenti. “ But we have been lucky enough to keep our vendors happy. We pay a premium for their artistry.” Happy vendors, happy customers. Another simple secret: when you work seamlessly with vendors, they do the work right the first time around. Time is the magic factor to balance: not so little that a subcontractor is out the door before the paint dries, and not so much the project drags along. Ask Nick Hillebrand why time matters.
Hillebrand is one of the principal owners of Don’s Appliances, a family-owned company that opened its doors in the same year as Eddy Homes. Like Eddy’s home buyers, he sings the praises of their foremen, who pay an unusual amount of attention to detail. “When they say they’re going to have everything ready for you, they do,” he says. “We don’t have to make multiple trips just to start the job. It just makes it easy.” Ease is at the heart of the modern construction industry, where everything businessside eventually becomes client-side. This is an industry that’s famous for its stealth expenses in production, transportation, and installation. Control time, and you control cost. It’s a sentiment echoed by Pam Cook, owner of the PF Cook Brick Company. She believes that Eddy Homes has an edge because they keep an unusually keen eye on pricing. “Some builders will put in the same allowances for a product year after year without keeping up with cost. But [Eddy Homes] is proactive in seeing what’s available and constantly monitoring pricing and the quality of materials. That speaks a lot for a builder, because others will send the same people in for years with the same allowances. Pretty soon they’re standing here not being able to select too many products.” “We’ve developed a great trust between our companies,” she adds. “They’re open to new products and materials that their clientele might like to have. They build a lot of high-end homes, so they keep a real good handle on it.” But at the end of the day, both vendors say it comes down to an enjoyable working experience. They’ve gotten to know the whole team, from the designers and fieldmen to the Moritz family. “In today’s day and age where everyone is cutting corners, these guys just won’t do it. And the partnership isn’t one-sided. It’s ‘What can they do for us?’ and obviously, ‘What can we do for them?” Hillebrand
says. But it’s not that complicated. “I just like working with those guys,” he says.

Million-dollar homes are an important slice of real estate, but a small one. Even those who desire unbridled luxury may not desire the thousands of square feet bundled with it. So for Eddy Homes, luxury at its highest price point isn’t the place to stop. Eddy is already building homes in establishments like Scarlet Ridge in Franklin Park Borough or Chapel Hill Estates in Wexford, homes which Varrenti says are at the $350,000-$600,000 price points. This is the ledge from which the company is poised to take off.

“It’s a great product for Pittsburgh, and there’s not a lot of it,” says Jon Moritz, who is the vice president of sales. “We designed it because the city has a huge population of baby boomers who still have bigger homes even though their kids are no longer with them.” The six available floor plans start with the Benton, which has 1,891 square feet, and build up to the Eastwood at 3,000-4,000 square feet. Each of the patio homes features thoughtful touches like a first-floor master bedroom and study and no steps up to the living area.
Not to Mention the Walk-in Closets “I have more more storage space in this home than I had in my previous one!” Tad Paterra exclaims. “And that home was bigger by probably 1,000 square feet.” Roomy closets were important to the Paterras, so Eddy Homes made it work. Like many other customers, Tad and April emphasized how freeing it was to work with the construction team led by superintendent Brad Volkar. “It was nice to be able to talk to somebody and make some adjustments, because sometimes you can’t. I’ve built three houses, and I’ve dealt with other contractors who said, ‘Here’s the plan, take it or leave it,’” says Tad.
“We’ve already grown exponentially in the last two years,” says Varrenti. “For the next five, we’re getting operations in place to handle a larger volume, and building the groundwork to become a larger builder.” That groundwork is helped along by a behind-the-scenes investment in technology, keeping pace with massive changes in the construction industry. “Everything is so streamlined today. “Even though they look similar from the outside, every home that I have been inside is completely different on the inside,” adds Lu Ann Stewart. The Stewarts re-envisioned several aspects of their floor plan. They repurposed the upstairs guest room into a large suite, adding an extra sink and a large bathtub to the bathroom, and finished their basement so that it could serve as an entertainment area. They added a sunroom to the main level, and planted another bedroom below it. “It was all our idea,” she says excitedly. “They just worked it up for us and gave us a cost. There were a couple times that we didn’t agree upon the cost, and they were willing to work with us and come up with
something that made everybody happy. I just can’t say how [atypical] that is when you’re building something from the ground up with a builder. They are definitely willing to work with their customers.” Working with customers means turning off the egg timer, which Eddy’s full-time design coordinator can speak to. Cristina Palamides walks customers through every aspect of the interior selection process, from cabinets and countertops to flooring, plumbing, millwork, and color schemes. She is sold on the depth of Eddy’s categories, which are smartly packaged to meet popular tastes without limiting choice. Palamides will do what it takes to deliver a customer’s vision. She shares the Eddy family’s ethos of fluid consultation and their firm belief that you hustle to keep the customer happy. “Regardless of whether it takes 10 meetings or 20, we offer our services to them,” she says. “We don’t limit interaction. Whenever they need me, they call.”
Respect Your Tradition Leave it to a family business to know that the best homes are built with something intangible. “At this company, there are checklists upon checklists. But not everything can be systemized,” says Matt Moritz. “Quality is many things. It’s very easy to talk about the foundation’s degree of precision or how we process our setup from job to job. But other things come from experience. It’s more difficult to quantify a kitchen’s aesthetic. There are a lot of years of history and education piled up there. That’s what makes it look good.”
