strong fourth quarter for new housing construction may indicate that our Pittsburgh region is poised for more activity in 2010. Permits for housing units started in October through December reached 815, up 41 percent over the 577 issued during the same period in 2008. For all of 2009, there were 1,517 single-family detached homes started, the lowest production of any year since data started being collected. That was 25 percent below the 2008 total! Permits issued for all housing units, including multi-family units, reached only 2,807 last year, down 16 percent from the 3,348 total of 2008. Hopefully, the depressed level of activity in 2009 represents the bottom of the market… 2010 looks brighter. One reason for this optimism is the federal homebuyer tax credit. This issue of NEW HOME explains how these tax incentives, record high affordability conditions and a pent-up demand brought a record share of fi rst-time home buyers into the market. These buyers are critical to the housing industry and a general economic recovery. To help keep you better informed, our focus is to expand our editorial content with this goal in mind. How It Works
FOR YOU For more than two years now we have been hearing about, and dealing with, the problems that resulted from too many loans being made to people that couldn’t afford them and shouldn’t have been given credit to buy new homes. The bursting of the housing bubble also blew a big whole in the global economy, deflating the demand for new home construction dramatically. Homebuilding is down over 50% since the peak in 2007. The forces of market correction have done what needed to be done. Yet, often forgotten by the media is the fact that the financial meltdown also damaged those who weren’t borrowing too much or using their homes as ATM’s. Moreover, the loss of confidence that followed discouraged a lot of potential homebuyers who had worked hard, saved
and were ready for that first home or “move up” buy.
As part of the measures taken to right the nation’s economic ship was a tax credit program aimed at giving an incentive to those ready to buy, and qualified to borrow, that last push back into the market. The First Time Homebuyer’s Credit provided an $8,000 tax credit for people who didn’t own a home previously. The credit was to ease the fears of those waiting on the sidelines until prices bottomed (which no one could really predict), and helped make that first purchase more affordable in the first year or two, when most first time buyers feel the most stress in making the mortgage payment each month. It took a while for most people to understand the program, even though it was uncharacteristically simple for a government program, and even realtors struggled to make buyers grasp the benefits. Of course, the overall economic environment felt a bit like the end of the world through spring of 2009. But the real problem seemed to be getting the word out that the program offered a credit, not a deduction, on the first-time buyer’s income taxes.

economic downturn ... The difference between the two is pretty significant. While an $8,000 deduction would certainly reduce your taxes, a tax credit could potentially eliminate your taxes. That puts money back in your pocket, making it available for a down payment or making a slightly larger monthly payment more comfortable. As an example, a married couple filing jointly with a taxable income of $56,000 would have paid $7,569 in federal taxes in 2009. An $8,000 deduction would have reduced their taxes to $6,369, saving $1,200. The First Time Homebuyer’s program was a credit, however, so that in the example above, the couple would have eliminated their entire tax burden and received a $431 bonus to boot. That’s a big relief to the new buyer in their first year of home ownership. Once the panic of the winter faded and people began to grasp the details of the tax credit the buyers began to emerge. As summer drew out it became clear that the program was working, and by years end the impact of the tax credit was one of the factors boosting the recovery of the housing market, and the economy in general. At a November 13, 2009 realtors conference in San Diego, the National Association of Realtors unveiled their 2009 Profile of Home Buyers and Sellers, an extensive national survey of the demographics of the marketplace. The number of first-time

home buyers rose to 47 percent of all home sales compared to 41 percent of transactions in the 2008 study, and was the highest on record dating back to 1981. The previous high was 44 percent in 1991. Paul Bishop, NAR vice president of research, said several factors have been at play. “Tax incentives, record high affordability conditions and a pent-up demand brought a record share of first-time home buyers into the market,” he said. “These buyers are critical to housing and a general economic recovery because the market always heals from the bottom up – they absorb inventory, free existing owners to make a trade and stimulate related goods and services.” “It’s interesting to note, the last cyclical peak of first-time home buyers was during the last noteworthy economic downturn, with first-time buyers starting the chain reaction that led the nation out of the recession,” Bishop said.
Only the passage of the next few years will tell if the rise of first-time buyers presaged the next recovery cycle, but homebuilders and realtors alike felt the benefits of such a surge. Beginning in the fall of 2009, there was a rapid grass roots movement to extend the credit into 2010 to capitalize on the positive economic momentum and the first declines in unemployment. The residential professionals were persuasive enough to move the Obama administration to create the Worker, Homeownership and Business Assistance Act of 2009, which was passed by Congress and signed into law on November 6. Besides extending the first-time buyer’s credit into 2010, the Act also expanded the tax credit to include a smaller, but significant tax credit of $6,500 for repeat buyers.

homebuyer as someone who has not owned a principal residence during the three-year period prior to the purchase. • The tax credit does not have to be repaid unless the home is sold or ceases to be used as the buyer’s principal residence within three years after the initial purchase. • The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $8,000. • The tax credit applies only to homes priced at $800,000 or less. • The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will also qualify. • For homes purchased on or after January 1, 2009 and on or before November 6, 2009, the income limits are $75,000 for single taxpayers and $150,000 for married couples filing jointly. • For homes purchased after November 6, 2009 and on or before April 30, 2010, single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.
THE HIGHLIGHTS OF THE MOVE-UP/REPEAT BUYER CREDIT PROGRAM ARE ESSENTIALLY THE SAME EXCEPT FOR A COUPLE OF PROVISIONS: • To be eligible to claim the tax credit, buyers must have owned and lived in their previous home for five consecutive years out of the last eight years. • The tax credit is equal to 10 percent of the home’s purchase price up to a maximum of $6,500. • Following are key points that prospective home buyers should be aware of when considering a home purchase under the tax credit program.

How effective the extension will be will be known at mid-year, but if the November 2009 sales figures are any indication, the tax credit will make a difference. The provisions of the tax credit in 2009 made it nearly impossible to complete a sale made after the end of October and still qualify for the credit. New home sales, which had been slowly climbing for seven months prior, dropped more than 16% in November. This reaction, perhaps more than any persuasion by the real estate industry, must have weighed heavily on the collective mind of the administration as they considered an extension. The chief aim of the first time buyer’s tax credit was to help get the potential buyers off the sidelines, reducing the resistance to buying and reducing the inventory of unsold homes. It was effective enough that record numbers of first time buyers helped existing homeowners move their homes, allowing those that wanted to move up. The expansion of the credit to repeat buyers is designed to reduce the resistance at the next level. That’s how a recovery proceeds. NH
• Expanded tax credit benefits apply to members of the military, the foreign service and the intelligence community. • Home purchases in 2010 may be claimed on an amended 2009 income tax return. • Persons who are claimed as dependents by a taxpayer or who are under age 18 do not qualify for a tax credit. • Home purchases from relatives of the taxpayer or the taxpayer’s spouse do not qualify for the tax credit. The IRS defines relatives as ancestors (parent, grandparent, etc.), lineal descendants (child, grandchildren, etc.) and spouses. • Married couples are not eligible to claim the first-time homebuyer tax credit if either spouse has previously owned a home. They may, however, qualify for the repeat homebuyer tax credit. • Taxpayers must submit a copy of the HUD-1 settlement statement and IRS Form 5405 to claim either the first-time homebuyer tax credit or the repeat homebuyer tax credit. According to NAR’s survey, the median income of the first time buyer in 2009 was $61,000. No so coincidentally, the tax due on a $61,000 income was just over $8,000 for 2009, without the benefit of any other deductions. Exemptions or deductions of just over $2,000 for the median buyer would have reduced his or her tax to below $8,000. The tax credit meant that half the first time buyers in 2009 (the number below the median) paid no federal income tax for the year.

“The North Hills has the highest concentration of growth catalysts,” says John R. Deklewa, president of Deklewa Home Inc. “It has a combination of good school districts, infrastructure, reasonable terrain, attractive commercial development and stable or rising home values.” The growth engine of the North Hills shifted into high gear in 1989 when the completion of the Parkway North, or I-279, opened the urban
Upscale neighborhoods developed in the 1960’s and 1970’s in communities like McCandless, Franklin Park, and Marshall Township, but these neighborhoods were at the far end of a reasonable Pittsburgh commute until the limited access Parkway opened up. Now, you can live most anywhere south of Zelienople and be roughly a half hour from work. The new construction rush was on. Even though the central business district had begun to wane as the center of employment in Pittsburgh by the time I-279 opened, the Parkway’s easy access to points where new jobs were popping up (like Oakland or South Side) gave even more impetus to the push north. In the 1990’s there was rapid growth in areas like Franklin Park and McCandless, but the real stars were the communities that had previously been rural, like Pine Township, Adams Township, Seven Fields, and of course, Cranberry Township. Because there was more new construction in the north, realtors began to shift their focus to the north as a market for relocation buyers, who have historically purchased a big share of the new construction product. This self-fulfi lling growth engine made the far North Hills a hot spot for the region’s newest residents.

According to the Pittsburgh Metropolitan Homebuilding report, fi ve of the top ten municipalities for new construction of singlefamily detached homes were in the north, and three of the top fi ve for single-family attached homes were also in the north.
commute to workers who could live well north of Downtown Pittsburgh. In the post-World War II boom, the ease of commuting from the north had made suburbs like Shaler and Ross Township hot areas for raising the babies that would become the Boomers. The shopping district of McKnight Road followed this growth, and shopping centers like North Hills Village and Northway Mall became some of the fi rst modern malls.

in the north. The motivating force behind the popularity of the North Hills was the easy access to jobs from those communities. The driving force today is often the easy access to jobs in those communities. “There is a lot of new business in the north,” observes Deklewa, who is building in three different neighborhoods in southern Butler County. “Westinghouse gets the attention because of its size, but I see a lot of jobs in other energy businesses. The RIDC [Thorn Hill] park is virtually full and more is being built there. There are a lot of jobs being created.”

Veteran North Hills developer and builder Michael Kamon agrees with Deklewa, and believes one particular highway project made a big difference. “Improving the 79 corridor and combining it with I-279 and 76 made that intersection attractive to warehouses and industrial companies,” he explains. “I see Cranberry in two ways: one is a place to live; but the other is that it is location, location, location as a place to work. It is now a much better location for putting a warehouse, industrial building or an offi ce. The North Hills are becoming a bedroom for Cranberry’s industrial parks.” All builders and real estate professionals have been anxiously pointing to the completion of the new Westinghouse headquarters campus, which began moving employees in last summer. The deal, announced in late 2006, was a high-profi le win for the economic development community in Western PA. At the time, Westinghouse expected to add 1,000 jobs to the 2,000 employees that would be moving with the company from Monroeville. That was before the oil crisis that drove prices to near $150 per barrel in mid-2008. High prices for oil and rapid

growth in China and India led to much higher-than-expected sales of nuclear reactors for the company, and the plans for its new campus grew while it was still being designed. In fact, while its campus was still under construction, Westinghouse executed more than 300,000 square feet in leases in Cranberry and Marshall Townships, making it one of the biggest companies in the North Hills, before it opened its permanent doors. With a fourth building under construction on its campus, Westinghouse now occupies more than 1.2 million square feet in the north. The global recession may have taken some of the starch out of the market for a while, but Westinghouse still sees the need for adding 3,000 jobs to its original plans, with long-term estimates of as many as 10,000 employees here. Westinghouse’s decision to locate in Cranberry Woods was thought to have been a boon for Butler County, with its lower tax structure. Westinghouse employees have certainly been making their presence known in the new subdivisions in Cranberry and Adams Township (virtually every builder sold houses in their new neighborhoods as soon as last winter), but the

The fastest-growing builder in the region in the past half decade has been Heartland Homes, which of the built its business in the South Hills, but had products that were appealing to the relocating buyer and, therefore, looked to the north when it wanted to expand. “We chose the North Hills because of the relocation buyers, who are good prospects for the type of home we build,” says Heartland’s marketing director Kevin Oakley. “Realtors tend to take relo buyers north because the area looks more like where they are coming from. It has less hilly terrain, newer homes, attached garages versus integral garages and new commercial developments.” Since opening Northridge in Ohio Township, Heartland Homes has started, and in some cases completed, neighborhoods in Cranberry Township, Pine Township, Hampton Township, Marshall Township, and Richland Township in the north, and Oakley expects the trend to continue. “We know that a large number of our future homes will be in the North Hills. I expect that our homes will be about 50% in the north and 50% in all the other areas combined.” “Everything is new out here, which people really like when they are coming to an area,” says Christopher Kaclik, of

Fifteen years ago one of the hot trends in residential construction was the development of continuing care communities, where aging residents could move from independent living to acute care all in one place. As the Baby Boomers moved into the retirement years, that model morphed into a better concept of aging in place. Because the wealth accumulation of the Boomers had fed the growth of the ‘McMansion,’ another concurring trend was for empty nesters to shed a lot of that excess square footage when their children moved out. The result was a brisk demand for a new style of living space. “The hottest product for me right now is the maintenancefree home like we’re building in the Fields of Nicholson,” says Michael Kamon. “The designs of the home have changed to have fi rst fl oor master suites and garages that walk out into the kitchen. The association dues cover the snow shoveling or landscaping or building upkeep. It costs the buyer money but it gives them time in exchange.” “The new construction lets us use new ideas that fi t the new needs of the buyers,” Kamon explains. “We’re putting more communications in the house, more green construction, and as many no-maintenance features as possible.”

Trends in development that draw from sustainable lifestyle issues are also showing up in the new North Hills communities. Projects are being designed with higher density and sidewalks on tree-lined streets. Parklets are designed into the communities. Some of the new communities are true work/live/play neighborhoods, located adjacent to established offi ce parks and with neighborhood retail or service space built into the community. Cranberry Township’s Park Place will be the site for the fi rst large-scale Traditional Neighborhood Development (TND) in suburban Pittsburgh. The concept of a TND is a hot development trend in other regions (Celebrations in Florida is an example), and is favored by communities because of the blend of housing and neighborhood retail businesses, and the more human scale of the architecture. Summerset at Frick Park is the largest of these TND’s in Greater Pittsburgh (although it may not be labeled as such). New homes began appearing in Park Place at the beginning of 2009. The bunker mentality that gripped the consumer slowed the startup of construction last spring, but a year later more than two dozen homes have been built. Developer Don Rodgers of Creative Real Estate has plans for townhouses on a portion of the project, cluster homes for empty nesters and several small commercial buildings. At the eastern end of Park Place the streets terminate into the new Graham Park, with its Dick’s Sports Complex of soccer and ball fi elds. The planning/zoning in Park Place was an example of the kind of municipal thinking that is spawning other planned developments in communities like Pine, Adams, McCandless and Marshall Township. John Deklewa’s company has taken full advantage of the carried new planned communities that have been approved in the North Hills, and is building homes in three very different kinds of neighborhoods across southern Butler County. “Adams Crossing is more of an empty nester community, with no maintenance but without a pool and with low homeowner’s association dues,” he says. “Foxmoor in Cranberry offers higher amenities. It has a nice pool and is one of the only gated townhouse communities in the North Hills. Then there’s Park Place, which has everything in it. That’s the crown jewel of our portfolio.” Continued on page 28

INDIANA TOWNSHIP and Cranberry Township still has hundreds of approved lots in inventory. But, other than in Cranberry, the tighter fi nancing conditions have limited the pace of development for new neighborhoods. “We continue to have great results in the North Hills,” says Coldwell Banker’s Bill Dietrich. “I think the builders who have products in the $200,000 and $300,000 range will continue to do well. Single-family homes of $400,000 to $600,000 are still a great market, and the market for homes that are $750,000 and up, which was slow, is doing better of late.” Dietrich’s fi rm markets the Lake MacLeod neighborhood in Pine Township, which boasts homes mostly over $1,000,000. He noted that a similar neighborhood, called Woods of Sewickley Hills, was kicking off along Red Mud Hollow Road in 2010; but he lamented the lack of other new development coming into the marketplace.
One by-product of the economic slowdown is that most of the desirable communities still have an inventory of approved lots, although new developments are limited. Bill Dietrich’s scenario might be a nightmare for realtors (more buyers than homes!), but it’s a dream come true for North Hills residents. Unlike buyers in other parts of the country, prospects looking at new construction in the North Hills can be assured that they aren’t buying into a glut, or that the area will suddenly dry up.
Northwood Realty Services’ president, Tom Hosack, feels that the past performance of the North Hills housing market generates its own momentum. “Today’s buyer is so much better informed than in the past,” he notes. “When we meet someone new, they have done research on the Internet on school districts and resale values. An area like Cranberry, which buyers fi nd out has a lot of transient activity, is popular because the buyer feels his house will appreciate if he has to sell in a few years.” On the heels of two years of regular media stories about the housing bubble pops and foreclosures it may seem slightly crazy to think about a insuffi cient supply in the North Hills. Yet, with millions of square feet of new offi ce and industrial space, and vacancy rates that are well below 10% in the north, it’s clear that more jobs are on the way. Without corresponding new construction, the North Hills market is tilting towards more buyers than sellers this year. That’s a market that should make homeowners smile. NH

TODD ROSSMAN DIDN’T WANT TO GO TO COLLEGE. HE WANTED TO BECOME A PILOT. INSTEAD, THE PRESIDENT OF ROSSMAN/HENSLEY INC., A VALENCIA HOME AND COMMERCIAL BUILDER ENDED UP DOING BOTH. But it was the intervention of his stepfather, Robert Anderson, who guided Rossman, armed with a degree in economics from Davis & Elkins College in Elkins, W.Va. and a pilot’s license in the early 1980s, toward land development and home building. “I had applied to a bunch of national construction companies and had gotten no response,” recalls Rossman when asked about his early years in the building business. “My stepfather agreed to co-sign a note on a piece of property. Interest rates were 17.75 percent at the time. Jimmy Carter was president. I was 23, still living at home and unmarried.”

“I called it my Harvard years,” laughs Rossman, shaking his head at the memory. Rossman built a house on that fi rst piece of property, sold it and acquired two more parcels, built two more homes, and sold them. Before he knew it, he was his own boss and was making money. “Youth has its advantages,” says Rossman, whose company builds around 30 homes a year that vary anywhere from $250,000 to $5 million in price, and commercial buildings throughout Western Pennsylvania, as well as Maryland, West Virginia and New York. “I knew I was capable of doing things I wanted to do.”
One business practice that Rossman says he fi rmly believes in is paying his subcontractors well and on time. As a result, Rossman says he has always enjoyed a strong and loyal relationship with his subcontractors. This practice also eventually led to Rossman partnering with John Hensley, a framing contractor, to form Rossman/ Hensley, Inc. in September 1989. “John and I rode up to Ligonier one day,” Rossman remembers. “We came back later that day as Rossman/ Hensley. It was as simple as that.”

IT’S ALL ABOUT THE CUSTOMER The corporate headquarters of Rossman/ Hensley is easy for a passing motorist to miss. The simple blue building, which can really be called a ranch house, sits above Route 8. Only a modest sign points visitors toward the offi ce. The inside of the company’s headquarters is quiet and modest too. An employee sits in a side room quietly working on a set of plans. Rossman says he shares an offi ce with Hensley, a feat that is easy for both men because neither he, or Hensley, are rarely at the company’s headquarters at the same time. Instead, Rossman says they both can usually be found on job sites. He handles the beginning of the construction process, like the excavation of a site, while Hensley usually handles the middle or end of the job. www.greaterpittsburghnewhome.com

expansion projects and jobs for supermarket clients in and outside of the Western Pennsylvania area. The company has not built any residential properties outside the Greater Pittsburgh area, preferring to keep that portion of its business local because of familiarity with the market. Still, the business partners say it is important for them to have a diverse business portfolio in order to spread risk and keep growing revenue.
“I take our guys through the framing portion of the project,” says Hensley, who along with Rossman, employs 22 people, the majority of whom have been with Rossman/Hensley for 10 years, or longer. “Our guys have grown up with us,” Rossman says. “We have some great young guys too.” Residential work accounts for about 60 percent of the company’s business, while commercial work accounts for 40 percent, a ratio that varies depending on the year and the business climate, he says. Rossman/Hensley’s work in the commercial sector began 14 years ago with the acquisition of Wil-Fran Inc., a commercial builder.
“We’ve been able to maintain growth through being diversifi ed,” says Rossman, explaining his business strategy, which has enabled company revenue to always be on the incline, rather than the decline. Jeff A. Martin from Richland Holdings.
“The owner had health issues,” says Rossman, who works closely with ESB Bank in most of his business deals. “We bought the company, made it a division of Rossman/Hensley and he came to work for us.” Adds Hensley: “We had bid commercial work prior to buying that company, but had not made any progress. This acquisition allowed us to really enter the commercial market.” Rossman/Hensley established a presence for itself in the commercial construction arena with a number of nursing home 34 GREATER PITTSBURGH’S NEW HOME

Besides Rossman/Hensley, the two partners, along with their general manager, Jeff A. Martin, are the principals of Richland Holdings LLC, the development sibling of Rossman/Hensley, whose two main projects include Fairwinds, a 51-home subdivision in Richland Township, where home prices start at $400,000, and HyTyre Farms in West Deer Township, a housing subdivision of patio homes, where prices start at $250,000. HyTyre also has a swimming pool and clubhouse. Suppliers used by the business partners at the two subdivisions include Andersen Windows and Doors, Carrier Heating and Cooling Systems, Moen, Alcoa, and Owens Corning Insulation and Roofi ng.
Builder Profile “We are not a niche (home) builder,” says Rossman, who does not anticipate buying any land for subdivisions in 2010. Adds Martin: “We are not fl amboyant. That’s for sure. We have a foreman at the site from the beginning of the job until the end. Our only concern is impressing and making the customer happy.”
“We’re going to continue working on the development,” says Hensley. “With the aging population in Western Pennsylvania, we think there is going to be a market for these homes.” In December 2009, Jeff A. Martin of Richland Holdings, was named Builder of the Year by the Builders Association of Metropolitan Pittsburgh for his work in the industry. This is the only

GIVING BACK AND THE FUTURE Rossman says he believes in hard work, but perhaps more signifi cantly, he says it is important to him and the company, to give back to the community. In keeping with this line of thinking, Rossman is president of Hosanna Industries Inc., a Rochester, Beaver County, faithbased nonprofi t whose mission is to alleviate poverty through new construction and rehabilitation. The “typical” client served by Hosanna is a 61-year-old woman living by herself on an income of $14,000, or less. Hosanna builds new housing and rehabilitates existing homes, averaging a combined 100 such projects locally and nationwide a year. Since 1990, the Beaver 36 GREATER PITTSBURGH’S NEW HOME

“Both John and I get a lot of satisfaction from our work with Hosanna,” Rossman says. “It’s important to us to be able to give back.” Hensley’s son works as a carpenter for Hosanna as well. Brian Hitzer, who supervises construction for Hosanna Industries, says Rossman/Hensley has been more than labor, or “nails and drywall” to the nonprofi t and its mission. “It really does go far beyond that,” Hitzer says. “They have provided spiritual guidance, as well as being a mentor to us and a generous donor. They’re really providing us with invaluable guidance.” And the future for Rossman/Hensley? Expect more of the same, the business partners say. They will continue to develop home sites at HyTyre, build high-end homes for their clients and continue to work on commercial projects for new and existing clients. “We need to be good to our old customers to fi nd new ones,” Rossman says. “We all stand on the shoulders of others.” NH

or those old enough to remember the original version of This Old House, done on Boston public television in the early 1980’s, you can probably remember Bob Vila and Norm Abrams extolling the virtues of beefi er insulation, low-E glass windows and super effi cient heating systems. Produced on the heels of a fi ve-year-long energy crisis that quadrupled the cost of heating, the TV show spoke to an audience that was interested in saving energy to save money. But the economic and energy climate shifted by the mid1980’s. Prosperity returned and energy became cheap relative to income again. Consumers were aware of the benefi ts of energy effi ciency and expected better performance from some of their home’s systems, but there ceased to be the urgency that existed a few years earlier. The pace of improvement slowed. An offshoot of the research that was done to deal with the energy crisis of the 1970’s was what is generically called the green building movement. Picking up the fi ght for better standards in construction, a number of groups sprouted up throughout the design and construction industry to spur more attention to energy effi ciency and environmental responsibility

in the built environment. Not surprisingly, some of the earliest green advocacy groups focused on better design for residential construction. One of those, a consortium of manufacturers, designers and builders called the Integrated Building and Construction Solutions (IBACOS), was founded in Pittsburgh in 1991. IBACOS has labored for almost two decades, garnering grants to foster research and real-world application of better technologies to steadily raise the bar on energy effi ciency in housing. Over the past half decade or so, the spiking costs of energy and a greater awareness by the general public about the value of sustainable construction have converged to make energy effi cient new home construction more mainstream. The U. S. Department of Energy has established an ‘Energy Star’ rating for new homes and homebuilders. And now IBACOS has entered into a project that will take new home construction to the highest level possible: a Zero Energy Home. www.greaterpittsburghnewhome.com
Project Profile Energy Star and ‘zero energy’ are simple to grasp. Energy Star rated homes have to meet guidelines set by the EPA. These homes are at least 15% more energy effi cient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them 20–30% more effi cient than standard homes. Homeowners of ENERGY STAR homes benefi t from lower utility bills than those who own typical, code built homes. The closer a home gets to zero energy, the lower a homeowner’s utility bills and maintenance costs become.

A ‘zero energy’ home, of course, is not defi ned by guidelines but rather an absolute end result. The home must not consume more energy than it produces. Energy Star homes can reduce energy consumption to a high degree but cannot become zero-energy without measures taken to produce offsetting energy.

Project Profile The Cobblestone home will be one of four homes built in different climate zones as part of the Alliance’s initiatives, the Net Zero Lab Home program. The program focuses on developing design, construction, and fi nancial approaches to delivering affordable net zero energy homes at the production builder level. The lab homes will be evaluated against three criteria: 1. Performance (energy, as well as safety, health, durability, comfort and environmental friendliness). 2. Ease of Construction (material availability; trade capabilities; installation time). 3. Cost effectiveness (affordability to build, own, operate; home value over time). The lab home will be maintained, unoccupied, for a three-year period in order to fully measure and evaluate its long-term performance in terms of energy effi ciency, safety, comfort, durability, and resource effi ciency. IBACOS will be using various methods to simulate normal operation of the home, accounting for things like water use and humidity from cooking, dishwasher operation, and showering; energy use from lighting, heating and cooling, etc. to measure the value that these homes will provide and sharing that information with builders and homebuyers. Betsy Scott believes that getting the builders’ buy-in is a key to expansion of zero-energy home construction. “Homebuilders are farther along on the path toward zero energy in a few states, due to advancements in codes, utility incentives, and local government programs, as well as greater availability of renewable energy resources,” she says. “But in general, there’s a gap in the knowledge and experience needed to achieve net zero homes on a major scale in a way that makes sense for a builder’s business and is affordable for the homeowner.” You can count IBACOS’ homebuilding partner among those who do ‘get it.’ All S&A homes currently exceed Energy Star standards, and the builder plans to use the lab home process to stay on top of the latest technology and construction practices.

“S & A Homes is focused on providing a high quality, high performance, and high value home for the money,” says Chris Cinker, who manages S & A’s operations in Western PA out of Mars. “Going through the Energy Star certifi cation, we were able to confi rm our suspicion that S & A was already doing a lot of things that were required. Our ownership has been committed to energy effi ciency for some time.” “Our prospective buyers come in asking about energy savings or green houses with more frequency as each month passes,” he says. “We aren’t the only Energy Star builder out there, and we think building the Zero Energy Lab home will keep us at the front of the market. That’s important because I think it won’t be long before smart buyers think about ‘green’ features in the same way they do about curb appeal or attached garages: as features that add value to their home.” The Cobblestone zero energy home should be under construction this spring and IBACOS will be monitoring its performance by fall. Zero energy is a lofty goal for a high volume builder to achieve on a regular basis, but the consumer seems to be more ready for it than ever before. By late 2013, IBACOS will have a defi nitive report on their fi rst lab homes. As rapidly as things are changing however, don’t be surprised to see more zero energy homes before then. NH

Karolyn Spagnolo has a puzzle to solve and she is relishing the challenge. The Glenshaw interior designer is trying to figure out a way she can change the color on the walls and install recycled flooring on a model living space she is designing for the upcoming Designer Showcase at the Pittsburgh Home and Garden Show, which begins in early March.
Spagnolo is one of six Pittsburgh-area interior designers, participating in a designer room showcase whose theme this year is “Reduce, Reuse, Recycle”. This theme was chosen to refl ect the fact that people are putting more money into making their homes more comfortable than ever before, but are still keeping an eye on their bottom line. “The theme is a continuation of what we have been exploring for a while,” says John DeSantis, director of the Home Show, who chose this year’s concept for the Designer Showcase. “We’re trying to draw the homeowner’s attention to green sustainability.” The designers have been given the task of not only using recycled materials in the rooms they are designing, called vignettes, they’re also being asked to incorporate various Green Design elements. One such innovation is using zero VOC – volatile organic compound - paint that dries quickly, is odorless, and emits no harmful chemicals. Basically, a person should be able to walk into a room just painted with zero VOC paint and not notice any odor at all, she says. “This year is defi nitely all about green design and sustainability,” says Spagnolo, who works closely with Construction Junction in the city’s East End to fi nd recycled materials for her clients. “It’s all everyone talks about. Can we combine function and sustainability?” The green design building and sustainability concepts go back to the 1970s, when the environmental-protection movement fi rst began attracting nationwide attention. There are a variety of defi nitions for the “green” concept.

A green design, for example, conforms to environmentally sound principles of material and energy use. A green building might make use of solar panels, skylights and recycled building materials, with the goal of protecting peoples’ health.

“It’s really not that hard to use recycled materials,” says Spagnolo, who also handles marketing for the West Chapter of the American Society of Interior Designers, based in Pittsburgh. “It’s really caught on. I’ve traveled the country and I’ve seen it all over.”
“The Designer Showcase is one of our more popular features of the show,” DeSantis says. “People are literally stepping into the pages of a magazine.”
As Janet Klosky, president of ASID’s West Chapter, says, “Our selections affect everything.” Other area interior designers creating rooms for the Designer Showcase include Megan Moran and Megan Reed of Butler, who are designing a bedroom; Joann Fullen of Joann Fullen Interiors of Penn Hills, who is designing a family dining room; Andrea Pohl of Andrea Pohl Interiors of Gibsonia, who is designing a custom kitchen, and Nancy
Christine Jones and Jennifer Leffl er of C.J. Interiors have been working on plans for the 2010 Dream Home since October. Jones says they want to give show attendees an idea of what the home of the future may look like, such as the color schemes or kinds of appliances that might be used. This future home will also utilize LED lighting that can be adjusted according to one’s taste, or mood.

INTERIORS “The home will have a lot of futuristic concepts like a smart counter top (with a built-in computer) that will have the ability to read the bar coding on food labels,” says Jones, who participated in last year’s Designer Showcase. “This is something that could be a reality in the next fi ve years or so.” “The home will be completely smart too,” she says. “You can walk in the door and the temperature and lighting will automatically change. Again, we want people to be able to see what could be available in the next fi ve years.” To make the model home more real to Home Show attendees, Home Show offi cials have hired actors to occupy the space. LED lighting will be installed throughout the model home, which allows people inside to literally change the color of a room by simply fl ipping a switch. “This kind of lighting was only available in commercial or high-end homes,” DeSantis says. “Now, it’s moving into the residential market.” The kitchen will feature cabinets made by Poggenpohl, a German manufacturer of high-end cabinetry and black Cambria counter tops with a broken-

mirror fi nish. Instead of a traditional refrigerator, the kitchen will have built-in refrigeration columns throughout the room. The home theater room features a large-screen television. During the Home and Garden show, this space will be occupied by a teenaged actor playing video games. When a point is scored, Jones says, the entire room will light up and fi ll with sound. Cardello Lighting, Keystone Premium Flooring, Audio Communications in Monroeville, Hillman Appliance in Cranberry, and Lit Design, an Ohiobased supplier of Lighting all helped in the design of the room. In the master suite, there will be his and hers Kohler showers, a soaking tub designed by Outlaw Studios in Pittsburgh’s Strip District, and a meditation area with a working waterfall. The bedroom will have a simplistic look, with lots of silk. The only exception is a six-foot headboard on the bed, which Jones says she added to give the room “a little drama.” The centerpiece of the living room is the fi replace, which has a waterfall fl owing over its top. behind this is to give the living room “a fi re and ice look,” she says. “We want people to come into the space and say ‘look at this’ and ‘look at that’,” she says. “We want them to be wowed.”

In addition to the teenaged actor, there will be an actor and actress portraying a married couple as well. The actor will be in the kitchen cooking an actual dinner, while the actress will be in the master suite. All three performers will be in character and will be able to explain how the various appliances work.
In most cases, ASID’s “Ask a Designer” consultation lasts longer than the allotted 15 minutes, says Spagnolo, adding it’s a great way to generate new business. In fact, through the previous “Ask a Designer” consultation, Spagnolo began working with a married couple who owns a luxury home in the Cherrington residential development in Moon Township. She ended up helping the homeowners redesign their master suite, game rooms, and family room.
“We last hired actors for our model home at the 1989 show,” DeSantis says. “The theme year was 2039 and the home was a condo on the 45th fl oor of the U.S. Steel Building, which had been turned into condos. We decided to bring the actors back this year.”
FREE CONSULTATION As it has done during the previous home shows, the West chapter of ASID will have interior designers available for free 15-minute consultations. Home Show attendees can come in with color swatches or blueprints and ask any of the interior designers at the show a design-related question. “The number one goal of most any homeowner who works with an interior designer is to do it right the fi rst time,” says Spagnolo, who has been an interior designer for 13 years. “With these consultations, we tend to get average, everyday people. I’d say eight out of 10 of our consultations during the

Lawrence Convention Center in Downtown Pittsburgh. More than 350,000 are expected to attend the 10-day event, which will have 15,000 venders, making it the Pittsburgh area’s largest home show. NH
